Emergency Roof Repair and Storm Cleanup Commissions
As mentioned in previous posts and pinned @anotherdayforchaosfay , we have just been through a natural disaster. Please read the pinned post on that blog. Updates will be added once we get outside and photograph the damage for our insurance claim.
I have opened commissions three months earlier than planned because we need to raise money to cover our insurance deductible as well as hiring someone to remove the tree from our roof and yard. The tree is owned by a lazy landlordlord who owns the property next door. We have told him repeatedly it needs to be trimmed or there will be damage. His property got a quick install sunroof.
I have four slots available across the board and prices start at $150 USD.
I have made the option of commissioning me for a quilt available. Three finished quilt tops are listed as commissions because they're ready for handquilting. Several people have inquired about one of the tops, so now's your chance to have it done sooner than later.
If you can do only a partial payment right now, DM me. I'll write up a contract for payments, and will require 50% upfront and weekly/monthly installs after that. You will then receive an invoice.
Commissions will begin immediately because we now have power.
I will close commissions when all slots are filled or June 1st, 2024. Whichever happens first (hopefully the former). If slots are filled, I will reopen them again after I finish all the commissions. I work fast and may complete six quilts netween now and then.
Donations are accepted, and there are four listings available in my shop with the option to pay more than my asking price (if you add an extra zero, I may very well cry).
Samples of my work below as well as in my gallery.

I need a completely rewritten teen wolf series with Derek Hale as the main character. I think it would heal me.
#we follow Derek from New York. Laura left for beacon hills. it’s been six years since he was back but he hasn’t heard from her#and hes going stir crazy waiting. he packs up and travels back. it’s almost too much immediately. he still can’t get a hold of Laura#he can’t resist going home. it’s like a natural pull that guides him back. all at once he’s 16 again. staring at the wreckage of his life#deputy stilinski is sherrif now. it’s reassuring in the slightest that the police force seems to have moved on from how corrupt it was#he catches her scent and it’s putrid. bile catches in his throat. he seeks it out. still in denial to what he knows it means.#when he finds Laura it’s like the world ends all over again. he can’t stand to see her like this. he gives her a proper burial.#the best he can do at least#he visits Peter. he’s not the man Derek remembers- so full of fire and cunning. their relationship may have been strained at times.#often Derek felt more like Eve being swayed by the snake than a normal friendship#but this isn’t the sharp tongued uncle who guided him. this is a broken shell. all that remained of his family. he was so lost.#22 but he barely knew how to function without his family- his pack paving the way#Laura handled everything. she got the apartment. she made sure they had food. Derek looks back and feels so useless#he was so lost in his grief. Laura must of felt the same way but she never let them drown in it#she made sure he got his GED. even got him to enroll in community college classes.#he took them online. he never was able to warm up to people the same way. he used to be so full of life. now he just wanted to be left alone#he studied English. never finished his degree. doesn’t look like he ever will now. he can’t go back to Laura and his shared home.#can’t bare to see another shell of a home#he vents to the vacant audience of Peter and his cold fixed eyes#Derek leaves. he wants to promise he’ll return soon#but promises feel costly these days#he decides to go back to the reserve. maybe he can find some clue as to what happened to Laura#someone lured her here. someone who knew them and their history here#his mind went to the worst. Kate. why would she go through the trouble six years later. why wait so long.#Derek couldn’t stomach the thought of facing her. he focused on the woods. the scents were all over the place.#clearly multiple people had been through here recently. two scents were much stronger. Derek follows them#but when he hears the crunch of leaves he realizes why the scents are so strong. they’re still here#he ducks behind some trees. listening in on their conversation. but an echo of their scent catches his attention#he spots an inhaler on the ground. he puts two and two together and swipes it from the leaves.#he comes out once they’re closer. tossing over the inhaler- he figures they’ll leave. dumb kids messing around in the woods#he reminds them this is private property. though that may not be true anymore. he recognizes the scent of a new beta. interesting.

Hearing people talk about the need to build more affordable housing in the US makes me physically sick with frustration. The "housing shortage" is artificial. We need redistribution, not continued production. I get that the laws aren't there. They should be. I'm so tired of people pretending there aren't dragon-hoards of vacant housing. We don't need to build more, we need a revolution to let people fill in the spaces which already exist in their area. Not letting someone have a house that's been empty for years, just because they don't have money... I can't understand it. It's the most basic thing. Once you have shelter, you can start to come back to yourself enough to get the rest of your life together. *sigh* I understand that building more houses is necessary under this stupid fucking system, because a revolution is much more difficult and slow, and people need housing ASAP. I just get so mad thinking about how there are physically plenty of spots they could be (There are over 20 vacant homes in the US for each homeless person), and people are using profit and capitalist principles as an excuse to keep them from being there.

mum and i were almost not able to buy our house because a real estate lawyer heard us casually say i'm autistic and alarm bells went off in her head, because she believed that meant i wasn't mentally capable of understanding what i was signing up for
#and she demanded a doctors note. which not how any of this works#theres no policy that works like that AND gps are not the people who are like#''yup this person sure is a person alright''#she just had heaps of prejudice and she let it affect her job#so a lady from one of those places that advocates for ND and disabled people tore her apart#she lost the 4000 dollars she was gonna be paid. and she got fired#and everybody else from that company that we spoke to was either appalled or pretending to be appalled about this#either way it worked out#i was so upset at the time because it was literally a week before it was time to move???#and i was so afraid of us losing all our progress#plus. yeah i was hurt by the insinuations and the attempted disrespect to my agency#also even if i was cognitively disabled... i think cognitively disabled people deserve to own houses too#i was a fucking adult and i managed to get to every gosh forsaken appointment to sign forms#and then do it all again because what i was signing didn't match what was on my birth certificate!#...not my fault - turns out the nurse wrote my fucking name wrong#anyways. i was exhausted but i did it damn it. so that bitch trying to rob us of our home??? fuck her#6 years later and the house is now 100% mine instead of 50%#and im gonna assume that bitch never got a job in real estate again#she was totally cool with me until she heard the word ''autistic''#and clearly pictured somebody... how do i put this... somebody with vacant eyes who smacks the side of their head when they're upset#not a bad thing by the way! hell i've been that flavour of autistic plenty of times. we contain multitudes!!!!#don't mean we don't deserve to own property. we live in a society!!! let us be a part of it#but yeah that was the most serious case of me being dehumanized due to what i am

How Vacant Home Insurance Complements Home Insurance for Rental Property
Owning a rental property can be a profitable investment, but it also comes with its fair share of risks. Protecting your property with the right insurance coverage is essential to safeguard your investment. While home insurance for rental property is crucial, it may not provide sufficient coverage if the property is vacant for an extended period. This is where vacant home insurance comes into play, complementing your existing home insurance policy to ensure comprehensive protection.
Home insurance for rental property typically covers the structure of the building, personal property inside the rental unit, liability protection, and loss of rental income in case the property becomes uninhabitable due to a covered peril. While this coverage is sufficient for most situations, it may not adequately protect you if the property is left vacant for an extended period of time.
Vacant home insurance is specifically designed to protect properties that are not occupied for a certain period, usually 30 days or more. Vacant properties are considered riskier to insure because they are more susceptible to vandalism, theft, and other perils. Vacant home insurance provides coverage for these specific risks, filling the gaps left by a standard home insurance policy.
One of the key benefits of vacant home insurance is that it provides coverage for vandalism and malicious mischief, which may not be covered under a standard home insurance policy. Vacant properties are often targeted by vandals and thieves, putting your investment at risk. With vacant home insurance, you can rest easy knowing that your property is protected against these threats.
Another important coverage provided by vacant home insurance is liability protection. If someone is injured on your vacant property, you could be held liable for their medical expenses and other damages. Vacant home insurance can help cover these costs, protecting you from potential lawsuits and financial losses.
Loss of rental income is another coverage that vacant home insurance can provide. If your rental property becomes uninhabitable due to a covered peril, such as a fire or natural disaster, you may lose rental income until the property is repaired and ready for tenants again. Vacant home insurance can help offset these losses, ensuring that you continue to receive income from your investment.
When it comes to protecting your rental property, having both home insurance and vacant home insurance is essential. These two policies work together to provide comprehensive coverage for all possible risks, giving you peace of mind knowing that your investment is protected.
In conclusion, vacant home insurance complements home insurance for rental property by providing coverage for specific risks associated with vacant properties. By having both policies in place, you can ensure that your investment is fully protected against vandalism, liability claims, loss of rental income, and other potential perils. Talk to your insurance provider today to learn more about how vacant home insurance can benefit your rental property.

Mastering Property Staging: The Art of Property Styling and Interior Staging
In the realm of real estate competitiveness, presentation is the real game changer. Property staging Toledo, also known as property styling or interior staging, is the process of preparing a home for sale to appeal to potential buyers. By showcasing a property in its best possible light, staging can help maximize its value and attract more buyers. In this guide, we'll explore the fundamentals of property staging, from understanding the importance of staging to practical tips for creating stunning interiors that sell.
Tumblr media
The Importance of Property Staging
In the era of real estate, first impressions are very crucial. When potential buyers step into a property, they don't just see empty rooms and bare walls – they envision a future life within those spaces. This is where staging comes into picture and plays its vital role. Staging is more than just decorating; it's about creating an atmosphere that resonates with buyers on an emotional level, influencing their perceptions and feelings towards the property.
Staging transforms a house into a home, evoking a sense of warmth, comfort, and possibility. By strategically arranging furniture, incorporating tasteful decor, and enhancing the ambiance with lighting and accessories, staging brings a property to life. It helps buyers envision themselves living in the same space, imagining the everyday moments and special memories that could unfold within its walls.
Beyond aesthetics, staging also communicates important messages about the property. A well-staged home conveys a sense of care and attention to detail, suggesting that the property has been well-maintained and is worthy of investment. It creates an impression of spaciousness and functionality, showcasing the potential for comfortable living.
Emotionally, staging taps into buyers' desires and aspirations. It sparks feelings of excitement, anticipation, and possibility, igniting their imagination and fueling their dreams of homeownership. A thoughtfully staged home can evoke a sense of belonging and connection, making buyers feel instantly at ease and inspired to envision their future in that space.
In essence, staging is a powerful tool for shaping buyer perceptions and emotions. It transforms a property from a mere listing into a compelling story, inviting buyers to step into a world of possibilities. By creating a welcoming and aspirational environment, staging sets the stage for a successful sale, capturing buyers' hearts and minds along the way.

Key Elements of Property Styling
Property styling, also known as home staging, is a strategic approach to preparing a property for sale or rental in the real estate market. It involves enhancing the visual appeal and functionality of a property to make it more attractive to potential buyers or tenants. The primary goal of property styling is to showcase the property in its best possible light, highlighting its features and maximizing its market value.
Property styling plays a crucial role in staging by creating an inviting and aspirational environment that resonates with prospective buyers or tenants. It involves carefully selecting and arranging furniture, accessories, artwork, and decor to create a cohesive and aesthetically pleasing look that appeals to the target demographic. By depersonalizing the space and creating a neutral yet inviting ambiance, property styling helps buyers or tenants envision themselves living in the property, thereby increasing their emotional connection and likelihood of making an offer or signing a lease.
Moreover, property styling can help differentiate a property from competing listings and attract more attention from potential buyers or tenants. It can highlight the property's key selling points, such as its layout, size, natural light, and architectural features, while minimizing any flaws or shortcomings. Additionally, property styling can create a sense of luxury, sophistication, and lifestyle aspiration, allowing buyers or tenants to envision the property as their dream home.
In essence, property styling is an essential component of the staging process, enhancing the marketability and perceived value of a property. By creating an attractive and desirable living environment, property styling can accelerate the sale or rental process, maximize returns for property owners, and ultimately, achieve successful outcomes in the real estate market.
Interior Staging Techniques
Interior staging techniques are strategic approaches used to enhance the visual appeal and marketability of a property's interior spaces. Whether preparing a home for sale or rent, interior staging aims to create an inviting and aspirational environment that resonates with potential buyers or tenants. Here are some key techniques commonly employed in interior staging:
Decluttering: Removing excess clutter and personal items helps create a clean and spacious feel, allowing potential buyers or tenants to envision themselves living in the space.
Depersonalizing: Neutralizing the decor and design elements helps appeal to a wider audience by allowing buyers or tenants to project their own style onto the space.
Furniture Arrangement: Thoughtful placement of furniture can enhance traffic flow, highlight architectural features, and create inviting conversation areas, making the space feel functional and welcoming.
Lighting: Maximizing natural light and supplementing it with artificial lighting fixtures can brighten up a space, making it feel more spacious and inviting.
Color Palette: Choosing a cohesive color scheme that complements the architecture and enhances the mood of the space can create a harmonious and visually appealing environment.
Accessorizing: Adding strategically placed accessories such as artwork, rugs, pillows, and plants can add warmth, personality, and visual interest to the space, helping to create an emotional connection with potential buyers or tenants.
Minor Repairs and Upgrades: Addressing minor repairs and making small upgrades, such as replacing outdated fixtures or refreshing paint, can enhance the overall appearance and perceived value of the property.
Professional Photography: Capturing high-quality photographs of the staged interior spaces can showcase the property in its best light and attract more attention from potential buyers or tenants online and in marketing materials.
Interior staging techniques are valuable tools for transforming a property's interior spaces into visually appealing and marketable environments. By creating a welcoming and aspirational atmosphere, interior staging can help maximize the property's appeal, accelerate the sale or rental process, and ultimately, achieve successful outcomes in the real estate market.
DIY vs. Professional Staging
DIY (Do-It-Yourself) staging and professional staging are two approaches to preparing a property for sale or rent, each with its own advantages and considerations. Let's understand the differences between these two aspects.
DIY Staging
Cost-Effective: DIY staging can be more budget-friendly since you're not paying for professional services.
Personal Touch: DIY staging allows homeowners to infuse their personal style and preferences into the staging process.
Flexibility: Homeowners have the flexibility to stage at their own pace and make adjustments based on feedback or changing preferences.
Time-Consuming: DIY staging can be time-consuming, requiring homeowners to invest significant time and effort in decluttering, cleaning, and arranging furniture and decor.
Skill and Expertise: DIY staging may not always achieve the same level of polish and professionalism as professional staging, particularly for homeowners with limited design experience.
Professional Staging
Expertise: Professional stagers bring expertise in design principles, space planning, and market trends to create visually appealing and marketable spaces.
Efficiency: Professional staging is typically more efficient, as stagers have the experience and resources to quickly transform properties and maximize their appeal.
Neutralization: Professional stagers can depersonalize and neutralize spaces to appeal to a wider audience, increasing the property's marketability.
Investment Return: Professional staging has been shown to yield a high return on investment, often resulting in faster sales and higher sale prices or rental rates.
Cost: Professional staging services come at a cost, which can vary depending on factors such as the size of the property, location, and extent of staging required.
Ultimately, the choice between DIY staging and professional staging depends on factors such as budget, time constraints, personal preferences, and the specific needs of the property. While DIY staging may be suitable for some homeowners, others may benefit from the expertise and efficiency of professional staging to achieve optimal results in the competitive real estate market.
Property staging is a crucial step in the real estate process, whether selling or renting a property. It serves to enhance the visual appeal and marketability of a property by creating an inviting and aspirational environment that resonates with potential buyers or tenants. Through techniques such as decluttering, depersonalizing, furniture arrangement, lighting, color palette selection, accessorizing, and minor repairs or upgrades, staging transforms a property into a show-ready space that captures the imagination and emotions of prospective clients.
In today's dynamic real estate landscape, where first impressions matter and competition are fierce, property staging has become an essential tool for homeowners, real estate agents, and investors alike. By investing in staging, stakeholders can elevate their properties above the competition, attract more attention from potential buyers or tenants, and ultimately, achieve their desired outcomes in the real estate market.
