Real Estate Closing Disclosure and Its Importance
A Real Estate Closing Disclosure is a document provided to the buyer and seller in a real estate transaction before the closing of the deal. It outlines the final terms and costs associated with the purchase or sale of a property.
Components of a Closing Disclosure:
1) Loan information: This includes details about the loan amount, interest rate, monthly payments, and any prepayment penalties. 2) Closing costs: These are the fees associated with the mortgage loan, such as appraisal fees, title insurance, and attorney fees. 3) Cash to close: This section summarizes the total amount the buyer needs to bring to the closing table, including the down payment and any closing costs. 4) Loan terms: This details the terms of the mortgage loan, including the loan amount, interest rate, and monthly payments. 5) Contact information: This section lists the contact information for the buyer, seller, real estate agent, and settlement agent.
Importance of a Closing Disclosure:
1)Transparency: It provides transparency by disclosing all the costs and terms associated with the real estate transaction. 2) Avoiding surprises: Reviewing the Closing Disclosure helps ensure that there are no last-minute surprises in terms of costs or terms. 3) Accuracy: It ensures that all the details are accurate and in line with the terms agreed upon during the negotiation process. 4) Compliance: The Closing Disclosure is a requirement under the Truth in Lending Act (TILA) and the Real Estate Settlement Procedures Act (RESPA) to protect consumers in real estate transactions.
How a Real Estate Lawyer Can Help:
A real estate lawyer can help review the Closing Disclosure to ensure that: 1)All terms are consistent with the purchase agreement 2) All fees and costs are accurate and in line with industry standards 3) There are no errors or discrepancies that could be costly down the line 4) You understand all the terms and conditions before signing 5) Any potential issues or concerns are addressed prior to closing
The Closing Disclosure is a crucial document in a real estate transaction that should be carefully reviewed with the assistance of a real estate lawyer to ensure a smooth and successful closing process.

Turtle Fashion’s Made in Prison is a campaign tailor-made to rehabilitate the inmates
Tumblr media
You might be able to get your hands on a set of handwoven shirts stitched by the prisoners of the Presidency Correctional Home in Kolkata. Yes, you heard it right. Turtle Fashion, a Kolkata-based menswear apparel firm has tied up with the government of West Bengal to train around 50 inmates of the Presidency Correctional Home to stitch and design finished apparel from cotton fiber. Clearly, it’s a stitch in time saves nine solutions for prisoners to help them rehabilitate and find a purpose amidst the monotonous prison life. Prisoners will be trained to sew, embroider, and create handwoven shirts as finished apparel to be put up on display at Turtle’s stores as an exclusive range. These animated spots titled Made in Prison, aim to encourage prisoners to learn the sought-after skill of stitching, thus helping them escape the darkness and look at the bright side of life. Turtle plans to set up 5 handloom machines, 2 ginning and 12 stitching machines inside the Presidency Correctional Home of Kolkata, which would round up to an estimated investment worth 8 lakh. As per a preliminary assessment report, they’re planning to design up to 120 shirt pieces in a day which will be put up for sale across Turtle’s flagship outlets. IL&FS: India’s ‘easy money’ era seems to be over amid liquidity crunch
NEW DELHI: The crisis at Infrastructure Leasing & Financial Services (IL&FS) is the latest example of how the end of an easy money era is causing strain in the world’s fastest-growing economy.
Rising borrowing costs are putting pressure on lenders like IL&FS — whose recent debt defaults rocked financial markets in India and sparked fears of a contagion — as well as on debt-focused mutual funds that are liquidating holdings.
There’s more pain to come as global interest rates rise and the Reserve Bank of India (RBI) proceeds with its own tightening, with most economists expecting a 25 basis-points hike on Friday. The swap market is pricing in at least 100 basis points of rate hikes in the coming 12 months.
The latest turmoil comes on top of a cash crunch in the banking system and global trade tensions that are weighing on the growth outlook. These complicate the job of the central bank, which is trying to keep inflation in check amid the currency’s slump to a record low and rising oil prices.
While headline inflation has slowed to 3.7 per cent from a year ago, a sharp 10 per cent-plus jump in crude oil prices since the last policy meeting in early August raises the risk it will imperil the RBI’s medium-term target. Core inflation, which strips out volatile food and fuel prices, has been sticky at near 6 per cent.
“The MPC is facing some conflicting issues which are beyond the traditional growth-inflation trade off,” said Samiran Chakraborty, chief India economist at Citigroup, who is assigning a 70 percent chance of a rate hike this week. But should the panel opt for a pause favoring financial stability, it risks a sharp knee-jerk reaction in the currency markets, he said.
The rupee has dropped more than 12 per cent against the dollar to a record low of 73.77 on Thursday, making it the worst performer among major Asian currencies.
The RBI has already raised rates twice since June to the highest level in two years and any further tightening will pressure borrowing costs for companies. Average yields on three-year rupee bonds of AAA-rated Indian companies have climbed 127 basis points this year, headed for the steepest yearly gain in eight, according to data compiled by Bloomberg.
MORE PAIN For borrowers and money managers, more rate increases mean more pain.
“Interest rates will keep rising in the next two to three quarters, causing more strains in cash flow of corporate borrowers,” said Prabal Banerjee, group finance director at conglomerate Bajaj Group.
Signs of that are evident. The defaults by the “systemically important” IL&FS has raised the risk of money markets freezing up and jeopardizing economic activity. IL&FS’s defaults on commercial paper from August added to pressure on borrowing costs and led to a slump in corporate bond issuance.
All this is happening amid a hard line taken by Governor Urjit Patel toward cleaning up banks’ balance sheets. He has put founders and chief executives of private sector banks under the sword as he attempts to clean up the banking system, which has the dubious distinction of having one of the highest stressed assets ratios in the world.
HAWKISH OR NEUTRAL? With the RBI’s focus on fighting inflation, economists also see the possibility of the central bank changing its stance to hawkish from neutral.
The RBI has maintained a neutral stance since February 2017 when it switched from an ‘accommodative’ bias. Under a neutral stance, it retains flexibility where it can raise as well as cut rates depending upon how strong or weak economic data is.
“There is an outside probability of change in neutral stance, as three successive rate hikes with a neutral stance could contradict RBI’s message,” said Soumya Kanti Ghosh, chief economic advisor at the State Bank of India. He expects the RBI to raise rates this week as core inflation has been sticky and the rupee has been under pressure.

Odisha Chief Minister and Biju Janata Dal (BJD) supremo Naveen Patnaik was among the few opposition leaders conspicuous by their absence at the swearing-in ceremony of HD Kumaraswamy in Bengaluru on Wednesday. Also missing from the event was Telangana CM and Telangana Rashtra Samiti (TRS) chief K Chandrashekar Rao, who has been working towards the formation of a non-BJP, non-Congress Federal Front ahead of the 2019 general elections in tandem with West Bengal Chief Minister and Trinamool Congress (TMC) chief Mamata Banerjee. But KCR and Naveen would be giving the coronation of Kumaraswamy a miss for entirely different reasons. While KCR has skipped the Bengaluru do to avoid sharing the dais with the Gandhis, Naveen has stayed away to avoid being seen on the wrong side of the Modi government. Had that not been the case, Naveen would have at least sent someone to represent his party, as he has done on other such occasions in the past. When news broke last month that KCR would meet Naveen in Bhubaneswar in the first week of May, the would-be host was quick to scotch any speculation about the Federal Front move, saying; “As far as I know, the Telangana CM is going on a pilgrimage to Puri. On the way, he is paying a courtesy call. There will be no discussion on a Federal Front or anything to do with politics for the matter.” Significantly, even the ‘courtesy call’ did not materialise!Right from the moment the BJP swept to power and Narendra Modi became Prime Minister in 2014, the BJD supremo has stayed clear of any grouping that could be even remotely seen as anti-BJP, anti-Modi even as he has kept up his anti-BJP rhetoric going because of domestic political compulsions. The BJD has also supported the NDA government on issues like demonestisation and GST and helped it pass some crucial legislation. The Modi government has paid back by not ordering a CBI probe into the mega mining scam as recommended by the Justice MB Shah Commission that put the loot at Rs 60, 000 crore. Even the ongoing CBI probe, ordered by the Supreme Court, into the massive chit fund scam is meandering along for years after turning the heat on some top BJD leaders in the first few months. Naveen knows he cannot afford to incur the wrath of the Modi government because it can let the CBI loose again. The noora kushti (fixed match) arrangement works just fine for both sides. While the BJD and the BJP maintain the charade of being engaged in a no-holds-barred battle in Odisha, Naveen enjoys an excellent relationship with the BJP bosses in Delhi. Meanwhile, his government keeps getting laurels after laurels from the central government. [It has just been adjudged the No. 1 state in skill development by the Centre.]Curiously, Naveen is doing precisely what he did for 10 years during the UPA rule: have excellent relationships with the top leaders of the party that rules at the Centre while maintaining the pretense of fighting the same party in Odisha. Of late, the BJD and the Congress have started inching closer in Odisha. At least two senior leaders of the Congress – former Union Railway minister Bhakta Charan Das and former Odisha minister Sarat Rout – have publicly said their party was not averse to joining hands with the BJD to keep the BJP at bay. On Tuesday, Union minister Jual Oram accused Naveen and PCC chief Niranjan Patnaik of working in tandem, with Niranjan’s younger brother and newly elected BJD Rajya Sabha member Soumya Ranjan acting as the ‘bridge’ between the two. Niranjan hit back immediately and pointed to Naveen’s no-show at Bengaluru to insinuate about a secret B JP-BJD understanding. With his popularity showing no signs of waning even after 18 uninterrupted years in power, Naveen knows he is on a strong wicket to win the simultaneous Assembly and Lok Sabha elections in the state on his own. Openly siding with one or the other anti-BJP formation thus doesn’t make political sense for him at this juncture. In any case, he has never really shown an appetite for ‘national’ politics and has happily confined himself to ‘serving the 4 crore Odias’. This way, he can play ‘catch me if you can’ with all his suitors while making sure that he doesn’t get caught by any of them.As the BJP and the Congress continue with their slugfest over who is sleeping with the BJD, the BJD boss continues peddling his ‘equi-distant from BJP and Congress’ line that has served him so well in his fourth term. It is a clever ploy to keep his options open to break brad with either of the two national parties depending on the kind of mandate that election 2019 throws up.The News 18 : 23rd. May,18
WHY ODISHA CM & BJD SUPREMO NAVEEN PATNAIK SKIPPED THE SWEARING-IN CEREMONY OF HD KUMARASWAMY IN BENGALURU ?
