Harborside Lofts | A Residential Rental Build

If you've grown tired of the apartments available in game, then this build is for you. I modeled this build after a debug apartment shell and I'm very pleased with how it turned out. I've furnished the communal areas for the building (gym, laundry facility, offices, basketball court, and garden) but left the residential areas empty and ready for customization so you can alter it how you like. It is more pack heavy than CC heavy, but I tried to keep the decor very minimal as a whole. For pack specific information, please check on the gallery.

CC Used:

The only CC that I'd consider absolutely necessary for this build to function as intended would be Ravasheen's Uplifting Elevators. Some other CC that's not needed but I would consider nice to have would be:

Everyday Clutter Becomes Functional by Cepzid for the upper level of the gym. You could always replace the exercise mats with yoga mats or different exercise equipment so it's not essential.

Functional Soccer Goal by Cepzid to have the soccer goal that I placed off the lot using TOOL. Again, not necessary but I think it adds a little more to the neighborhood.

I hope you enjoy this build! I'm not the best at building by any means but I figured as I work on the worlds I'm using for my legacy gameplay, I would share what I create. I've play-tested everything (thank you to my sim Cassie for running around everywhere) so this lot is ready for download as we speak! Tag me if you use it, I'd love to see how people decorate!

willow creek is a small town suburban neighborhood with (unfurnished) homes in all price ranges + a sprawling downtown area equipped with restaurants, a nail salon, a clothing boutique, a gym and yoga studio, a boxing gym, a cafe, an office space, a small library, a movie theater, an a bowling alley. 

magnolia promenade is an educational complex that contains the local high school*, an auditorium (for prom, graduation, career day, etc.), a basketball court, and a swimming pool that is open to the public on weekends.

* I recommend using zerbu’s venue changes mod to make the high school functional with the “high school years” expansion pack.

How much weight can a condo/apartment take? I have a character with both heavy gym and sound systems, at least several tons. Or how is someone going to find a suitable place that would take such heavy things? I have a friend who is a realtor and she says no one ever asks those things and has no idea.

Tex: Mass-built apartments and condos by corporations tend to cut corners wherever possible, so the weight load is probably going to be according to applicable building regulations, so that would be the first place to look on what is considered typical for residential buildings. People - insofar as I’m aware - that have gym and sound systems of a significant weight tend to live in homes and place these things either in their garages or outside (more likely a gym set for this, because of weather) where a concrete ground floor can accommodate for the load capacity.

Unless you’re putting a character in a setting where this is a typical set of items to own, and thus building regulations to follow, it’s likely to be an entirely custom construction that takes into account how much PSI (or pascals) an above-ground floor can bear with equipment like that.

Addy: Local building codes may vary, so take this as you will. First off, multiple tons of equipment is going to be…. That’s a no-go. Many apartments don’t even allow 50-gallon fish tanks, and those weigh ~600 lbs when full. Multiple tons? That is very, very unlikely. Their apartment building might have a gym floor, or the character might have some basic weights/dumbbells and some pull-up bars, but a whole gym setup… that’s going to be very heavy and also very expensive. A queen-size waterbed weighs less than a single ton, and people would sometimes have to get their floors specially reinforced for those. Your realtor friend may be familiar with waterbed prohibitions - it’s like that, but even moreso.

Is it technically possible? Absolutely, especially if you have access to an old, no-longer-used maintenance room (much higher load capacity) or something on a ground floor. But once you start going vertical, the strength capacity changes dramatically. Technically, nobody’s going to be designing a first-floor unit to hold several tons, but you’re less likely to cave in the floor if you’re on the lowest level (so assuming no basement beneath you).

But I wouldn’t recommend it. For reference, a drum kit might weigh 100-200 lbs, depending on how much it’s got going on. I’m not sure how large your character’s sound system is, or how many pieces of gym equipment they own in their own home, but several tons is… a lot.

Miri: Another thing of note, having a very fancy sound system in an apartment is likely to make you the target of complaints from your neighbours and you’re not going to be in that apartment long. Soundproofing is not great, and the vibrations especially travel pretty well.

It has a lot of spawners, particularly rock/gem ones, but it has all of them except the Island Paradise and Into the Future ones. Despite the name of the world, I don't think it particularly looks like Louisiana, other than it has lots of water/wetlands. There are lots of fog emitters. You can almost smell the methane.

The lots are either EA lots (possibly edited; I'm not familiar enough with them to judge) or ones that the creator downloaded from other creators and then placed in the world. In particular, many of the lots were created by ruthless_kk, who creates very nice, very detailed, cc-free lots. The creator has meshed the lots together pretty well, so that the world feels cohesive even though the lots came from many different sources. And the scenery that the creator built is lovely.

The world has no CC. As far as I can tell, the Store content that it has is mostly in the lots created by ruthless_kk, and it's all just decorative stuff, so if you don't have it, it's probably not a big deal. Beyond that, I'm pretty sure it requires all EPs except Into the Future. It also needs the Town Life stuff pack because it uses the gym lot from that pack, so if you don't have that pack, that lot will have the wrong windows, and the equipment will be replaced with base game stuff, etc. If you don't have that pack and don't want to fix the lot, you could just plunk down a different gym instead.

If you'd rather not deal with the Exchange/the launcher/sims3packs, I have upload a .world file here. If you download the .world file it goes in your game install files under GameData - Shared - NonPackaged - Worlds.

First up, some Edit Town/map view pics of the world. Each set shows roughly half of the world.

Basically, one half is the more "urban" part and the other half is more rural. So, you can have your sim live in one of the Late Night apartments in the city part. Or they can live in a nice little farm like this one...

...which is set up as a winery. Or they can live in lovely Victorian/Second Empire house like the one in the pic above the cut, of which there are several in the world. Or they can live in...

...a swamp shack, complete with its own dumpster and a bayou "beach" in the back. Or they can live in...

...an ultra-modern place? Yeah, there are two such lots and while they are very nice lots, I don't think they fit in all that well. If I was playing the world I'd replace them. But, if you like ultra-modern houses, there you are.

The world doesn't have an abundance of houses, but the houses that it has are all fully furnished and ready to go, and there are definitely enough of them to get you started. There are a number of empty lots, particularly in two areas of the world that are somewhat unfinished. There are also areas where it would be easy to add new lots. All of which you might want to do because the world has only two lots that are starter-priced, and the swamp shack above is not one of them. The lot on the right side of this pic is one of them:

So, if you aren't as liberal with the free real estate cheat as I am, you might need more starter lots. But if you are liberal with free real estate, here are a few more of your options:

This is a dive bar with a junkyard theme, complete with junk piles in back. (There is an actual junkyard, too.) It has a professional bar, seating, and shuffleboard. Other entertainment in the world includes a a disco, a fusion lounge, and a dance club. It does have the "event center" from Showtime but no other Showtime venues, so those would need to be added if you want to play the Showtime careers.

This is a nectary, though it's designated as a small park. It has all the grape plants, a little place for weddings, nectar sales, a nectar-making machine, and a "restaurant" with a food register and a buffet table. I'm pretty sure this lot is placed backwards, though, because the back of it faces the road. I don't know if this was done deliberately, but I think it would look better flipped around.

This is a little comic shop, in a more unfinished section of the city part of the world. It has the science objects from University Life on the top floor.

Other community lots in the world are:

Festival (the Sunset Valley one)

A Chinese garden

A fire station

A gym

A consignment shop

A small resort

A salon

Several parks/fishing spots, including the butterfly dome from Bridgeport

So, there are some common lot types missing -- a beach, a library, a public pool, etc. -- but since there are a good number of empty lots in the world, these could be added, whether you build them yourself or plop down EA or downloaded ones.

Overall, this is a nice world. Parts of it are unfinished with some empty lots placed but not much else. There are some lots that have community designations but are empty. (For instance, there's a lot designated as a public pool, but it's empty.) But the scenery is quite beautiful, and if you need a smallish, ready-to-play world, this might be one for you, especially if you happen to like Victorian-style houses.

We'll finish off with some more scenery pics, because it's a pretty world.

High School Escape

The trio runs through a pair of doors leading into the main school just as The infected break through the barricaded door behind them “They've broken through!” The horde of infected come rushing towards them but they manage to close the door

“Let's, um… We'll sneak out the back?” Maroon muttered but she was unsure of herself “You two, follow me. I'll get us outta here” Dante said and Maroon nodded as Dante leads Maroon and Gram through the school corridors, where several infected roam

“Dont start anything, Sneak through” Dante whispered as the three sneak into a science classroom and enter another corridor, Dante attempts to open a set of doors blocked on the other side

“Help me open this” Dante looked over to Maroon and she nodded before the two began slamming into the door pushing it open “Alright, C’mon Gram” The trio run inside to enter a gymnasium

Dante pushes the barricade back to the door then suddenly They hear a loud cry at the other end of the gym “Uhm- That doesn't sound good” Gram mumbled before A large, grotesque infected, bursts through the doors of the equipment room

“Oh, no…” Dante froze “What the fuck is that?!” Gram exclaimed “It's a goddamn bloater!” Maroon shouted “A what?!” Gram asked “Gram, take cover!” Dante demanded pushing Gram to hide behind a bunch of barriers while leading the bloater away from Gram

The bloater throws its spore bombs at the group “What the fuck is it throwing at You?!” Gram called out causing the bloater to turn towards him “Gram, just stay away from it!” Dante replied making the bloater turn back to him

Dante looks up at an open window by the stacked bleachers, continuing to fight off the bloater “We gotta get up there!” “We can't climb those bleachers with THAT around!” Maroon shot the bloater with a shotgun while Dante shot in with the revoler

In time, Dante and Maroon kill the bloater “Gram… Gram?!” Dante called out and Gram came out of hiding “Ah, geez… What was up with that big guy?” Gram mumbled as Dante checked him for any injuries

“They’ve been infected for a long time. We call them bloaters” Dante explained “Bloater… Okay. Got it” Gram said “I hate to interrupt your little biology lesson, but can we get the fuck outta here? Please? Let's get on top of these bleachers. Gimme a boost, Dante” Maroon groaned

Dante then prepares to boost Maroon up onto the bleachers, He boosts Maroon up who reaches her hand down for Gram and pulls him up before She extends her arm down to Dante who quickly pulls him up

They climb through the open window and drop out the backside of the school “This way!” A runner runs towards them as They go through an opening in the nearby fence and into a ditch “We're sittin' ducks here”

“There's another ladder over here!” “Keep going! I'm right behind you!” “Hurry, Dante!”

Infected close in on them as they climb the ladder and over the picket fence into another residential area, The trio drop down from the fence with infected banging and shouting on the other side thenMaroon uses a rake to knock down the ladder

“Inside the house. Now!” She demanded and They take refuge inside of the nearby house where Maroon slides the door shut behind them “So, that worked out well…” Gram chuckled nervously

Dante glares at him, anxiously “Okay, ah, I'll go check out this side of the house…” Gram sighed turning and wandering the house “Maroon?” Dante asked “Somebody had the same idea. They stole my shit” Marooon grumbled

“Well then what the hell is plan B?” Dante glared “You ought to be thankful you're still drawing breath! That was plan A, B, C, all the way to fucking Z!” Maroon exclaimed “And furthermore, tell Karma that She can take this job-” “Don't you bring Karma into this!” “-She can shove it right up-” “This has nothing to do with-!”

Maroon pauses and stares behind Dante with wide eyes causing Dante to turn around and see a hung body. “Jesus…” He muttered but froze once he recognized the body “Tre…” Maroon said “Oh my god…” Dante mumbled

Dante stares at Maroon and looks back at the body before Maroon takes out her machete and Cuts the rope, causing the body to fall “He's got bites…” She sniffled as She pointed at bite marks with her machete “Here And…”

“I reckon he didn't want to turn, so he…” Dante trailed off “Yeah, I guess not” Maroon realizes Dante is watching her and She recollects herself “Well fuck him” She bent down to look thorugh Tre’s coat pockets and pauses once she finds an old photo

She folds it up and puts it back into Tre’s pockets “Ill be back for you, punk…” She mumbled Suddenly, Dante and Maroon both turn their heads to the sound of a car engine revving up. They both run to the garage to see Gram sitting in the front seat of a pickup truck

“Look what I found. It's got some juice in it”

Maroon walks to the open hood “That's my battery! That fuckin' kid…” She Slams the hood shut “Get out” Gram climbed out of the driver seat and Maroon replaces his spot before she attempts to start the truck up

“Battery's drained but the cells are alive” She told them “we push it, get it started and the alternator will recharge the battery” She added “Is that your guess?” Dante scoffed “Look, you wanted a "plan B". This is as good as it gets” She replied

“What're you thinking?” Gram asked “I'm thinkin' you drive and we push” Dante said, Gram climbs into the driver's seat while Maroon moves to the corner of the garage, where he finds a duffel bag with several shotguns and ammo stored inside

“Jesus… that's more of my stuff So what? You just… just gonna steal my shit and run off? Is that it, Kid?” She sighed to herself

Dante walks over to Gram in the driver's seat “You gonna be okay with this?” Dante questonied “Yeah, not a problem” Gram shrugged and Dante paused “You're doin' a good job. I figured you should know that” He said

“I won't let you down with this” Gram nodded before Dante moves to the back of the truck to push it while Maroon opens the garage door “All right, put 'er in first” Maroon told Gram who replied with “Already did it”

Maroon moves to join Dante behind the truck “Just keep your foot on the clutch and when we get to roll-” “I know how to pop a clutch” Gram rolled his eyes as Maroon and Dante start pushing the truck

“How the hell do-? Y'know what, I don't care. Just don't fuck it up!”

The truck rolls down the driveway “Now! Now, hit it. Hit it!” The pickup rolls into the road before dying and it sits stationary in the street “Hey- good job, kid” Maroon groaned sarcastically “Maroon, not helping'. Gram- we're gonna give it another go. Just stay focused!” Dante called out

A few infected wander from the nearby houses towards the truck but the two adults quickly kill the infected then continue pushing the truck down the road yet More infected linger towards them from a house on the right

“C'mon. We don't have much time. Back to pushing!” Dante said pushing the truck again “You have really fucked my day up, you know that, Dante, huh?” Maroon grumbled “Glad to know” Dante scoffed

Another wave of infected rush at them, and the two once again defend the truck and kill the infected while Gram manages to start the truck just as A horde of infected suddenly rush out from the surrounding area

Dante and Maroon jump into the bed of the truck as infected close in on them, Gram accelerates and drives the trio down the road as they outrun the horde of infected chasing them. Dante and Maroon are still sat in the truck bed as Gram drives through town

“All right, this'll do!” Maroon Pounds on the side of the truck “Stop!” Gram stops the truck as Maroons climbs out. Gram and Dante look at each other through the rear window “Just keep 'er running, all right?” Gram gives a thumbs up

“That boy nearly got us killed” Maroon glared “You gotta admit- He did hold his own back there” Dante chuckled hopping out of the truck but Maroon ran her hand down her face “You ain't gonna make it” She laughed

“Oh, oh, ah…” She reached into her bag and tosses a siphoning hose to Dante “You'd be amazed at how many cars still got gas in 'em” She added and Dante nodded “Look, Maroon, um… about Tre back there. Uh… I-i know how you feel And I'm, uh…” He trailed off

“We square?” “We're square”

“Then get the hell out of my town” Maroon demanded, Dante nodded then walks to the pickup truck and gets in as Maroon waved Dante and Gram goodbye while Dante drove off and rain began quietly pouring…
