Legal Considerations for Landlords: Rent Control Act and Eviction Laws in India

What is Rent?
Rent is a periodic payment made by a tenant to a landlord in exchange for the use and occupation of a property. It is typically agreed upon in a lease or rental agreement and can vary based on factors such as location, size, amenities, and market demand. According to Section 194-I of the Income-tax Act, 1961, the word “rent” is defined as “any payment, by whatever name called, under any lease, sub-lease, tenancy or any other agreement or arrangement for the use of any land or any building (including factory building), together with furniture, fittings and the land appurtenant thereto, whether or not such building is owned by the payee.”
Who is the Tenant?
The tenant is an individual who occupies a property under a lease or rental agreement. They pay rent to the landlord in exchange for the right to use and possess the property for a specified period of time, as outlined in the rental contract. According to Section 2(n) of the Model Tenancy Act, 2021, “Tenant, whether called lessee or by any other name, means a person by whom or on whose account or on behalf of whom, the rent of any premises is payable to the landlord under a tenancy agreement and includes any person occupying the premises as a sub-tenant and also, any person continuing in possession after the termination of his tenancy whether before or after the commencement of this Act; but shall not include any person against whom any order or decree for eviction has been made.”
Who is the Landlord?
The landlord is the owner or legal entity that owns a property and grants the right to use and occupy it to a tenant in exchange for rent. The landlord is responsible for maintaining the property, ensuring it meets legal requirements, and upholding the terms of the lease or rental agreement. As per Section 2(a) of the Model Tenancy Act, 2021, “landlord, whether called landowner or lessor or by any other name, means a person who receives or is entitled to receive, the rent of any premises, on his own account, if the premises were let to a tenant, and shall include — (i) his successor-in-interest; and (ii) a trustee or guardian or receiver receiving rent for any premises or is entitled to so receive, on account of or on behalf of or for the benefit of, any other person such as minor or person of unsound mind who cannot enter into a contract.”
What is the Rent Control Act of 1948?
The Rent Control Act of 1948 is an Indian legislation that was enacted to regulate and control the rents and eviction of tenants in certain areas. The act aimed to protect tenants from arbitrary rent increases and unjust evictions by imposing restrictions on landlords. It established rent control authorities to determine fair rents, specified grounds for eviction and provided certain rights and safeguards for tenants. What is a rental agreement in India?
In India, a rental agreement, also known as a lease agreement or rent agreement, is a legally binding contract between a landlord and a tenant. It outlines the terms and conditions under which the landlord rents out a property to the tenant. The rental agreement typically includes details such as the names of the landlord and tenant, property address, rent amount and payment terms, duration of the lease, security deposit, maintenance responsibilities, utility charges, and any specific rules or restrictions. It serves as a reference document that helps protect the rights and obligations of both the landlord and the tenant during the tenancy period.

@orangerosebush's post here, with my comment and @fowlblue's tags today got me thinking.
Artemis Senior has been teaching his son matters of business from a young age. Not only was Artemis, at 11 years old, discussing stocks with his father, but Fowl Senior had been imparting his wisdom onto his son for years by that point, discussing the ever-increasing value of gold with him before tucking him into bed. Even outside of pure monetary value, Sr. had tried to go legitimate with his business dealings, leading Artemis to have a few legal ventures of his own.
We also see very early on in the books that Artemis has been regularly using Butler as a resource for his plots: bouncing ideas off him was apparently a fairly common tactic when he was scheming.
Both Artemis Senior and Butler are interested in (or at least, not opposed to) educating Artemis on the ways of their lifestyle(s). It would be Artemis Senior who would have taught his son the value of banks and safety deposit boxes and hidden safes but it was Butler who was actively working with Artemis to rob those safety deposit boxes.
In the same vein of breaking-and-entering, TLC also gives us the fun little moment where Butler hands Artemis his own lockpicks, to get into the workings of the bomb.
With one line we learn that Artemis knows how to pick locks, but does not have his own set of lockpicks. Butler, on the other hand, has both the tools and knowledge how to use them. Partnered with a brief mention in TTP of some the specific trades of those previously employed by Artemis Senior (including such things as crime lords, insider traders, and cat burglars), we can extrapolate that Artemis Senior would generally hire someone to pick a lock for him, rather than do so himself.
It's pretty logical to conclude then that Artemis learned big-picture management from his father, and day-to-day skillsets from his bodyguard.
Essentially, Artemis Senior taught Artemis how to run a criminal empire. Butler taught Artemis how to be a criminal.
#artemis fowl#artemis senior#domovoi butler#and this doesn't even get into the aliases butler has!#he clearly has a lot of his own but then Artemis ALSO gets some#'what's our cover' 'i thought Stephan Baskir and his uncle Constantin'#Artemis Sr put his own damn name on the boat he was using to get cola to russia#you know damn well *he* didn't encourage Arty to hide his identity#(i'm not getting into the needs of artemis to hide his identity due to being a child and wanting respect afforded an adult in these tags#that's a rant for a different time)#there's such a prevalent theme of a Fowl saying 'i want X' and their Butler saying 'i know a guy'#(like 80% of the time the Butler would be The Guy but there's that other 20% where having extra contacts would be helpful)#we see it when Artemis asks Butler to make certain arrangements for capturing Holly and then again getting the mirrored contacts#we see Butler arranging car rentals or drivers and apparently needing to do so quite frequently#yet in TTP Sr just says he'll casually take a limousine where he needs to go#it's probably such a huge part of the Fowl-Butler dynamic to have someone who can actually perform all the necessary minutiae of daily crim#or at least know how to or know someone who knows how to#aaaaand now i'm thinking of how the Butlers are essentially disposable#sure death is a thing but how many Butlers were imprisoned for the sake of saving their Fowl the same fate#if someone's gotta take the fall for a crime it might as well be the person who'd take a bullet for the other#once you've already agreed to be on the wrong side of the law and accepted that you may give up your life (physically) for someone#what's taking it a step further and agreeing to give up your life (metaphorically) by languishing in jail for 10-80 yrs

Luffy and Law live togheter.
They started living together after Luffy's older brother, Ace, decided to go on a trip around the world with his friends. Luffy was left alone and besides being terrible at taking care of himself, he hates loneliness.but none of his friends had space for him, already having their own roommates or living with their parents. So, Law proposes that they live together, he lives in a huge house and has a huge crush on Luffy, it doesn't hurt to help the guy he likes, even if it can cause a lot of headaches. and hes right, in less than a week everything is already a mess, Luffy's friends come to visit, everything is noisy and so chaotic in the house that used to always be quiet and peaceful.
Still, he persists, determined not to go back on his decision and simply kick Luffy out of the house. That's when everything gets confusing; Luffy was always clingy and honest with how he felt, but since he moved in with Law, this has become more frequent and more intense.He hugs Law in the morning when he wakes up, kisses him on the forehead to thank him for the food, he carries Law when he decides that Law has to sleep no matter what, he sits on Law's lap when they are watching TV, he goes to the hospital to remember Law of eating and worst of all: he often, all the time, at any time, in any place, on any occasion, tells Law that he loves him. And it just drives Law crazy. He knows it's not a lie, Luffy doesn't lie. Luffy loves him, it's just not the love Law wants it to be
All of their domesticity, all of their intimacy, all of it drives Law crazy. He wants all of it, but he also wants more. He is in love with Luffy and has no idea what to do, after all he doesn't want to just ruin their friendship and lose it all because of his greed. So, after months of freaking out about all this, he decides that what's best for everyone is if he puts some boundaries between them, draws a firm line between them, friendship, something less intimate and less...suggestive. something that allows him to sleep properly at night.
Meanwhile, Luffy is confused, Torao has been acting strangely, moving away from him, not letting him touch him or kiss him, almost like in the beginning, when he moved in and Law was still shy. Could this be what people call problems in paradise? WILL TORAO FILE FOR DIVORCE? And suddenly Law has Luffy's friends calling desperately wanting to know what happened? Why are they getting divorced so soon? Why is Luffy depressed about the end of their marriage? Why is the marriage ending in the first place???

my food stamps got cut by $14 more??? After it was already cut by $60 a few months ago???
I'm now receiving $185 less a month in food stamps than I got a few years ago. And food prices have nearly doubled. This is bullshit.

I was watching a hgtv show and the couple was talking about how they had to build all the furniture themselves cause they had absolutely no money left to spend on this house they were repairing (50+ years of bees caused lots of structural damage) and then in the same episode the wife pulls out a $150 lamp to put on a side table
