EL CONTRATO DE ALQUILER POR HABITACIONES. También denominado "Multifamily renting". Una opción cada vez más usada por inversores en las grandes ciudades, que reporta grandes beneficios en la explotación del inmueble adquirido.
En @consultorjuridicolegal te contamos a continuación brevemente cómo funciona y se regula este tipo de contratos.
El alquiler de habitaciones es aquel que tiene por objeto la cesión por el arrendador del goce y disfrute, de una de las habitaciones de una vivienda, a favor del arrendatario a cambio de un precio, y ademas se concede el derecho a la utilización compartida de otras dependencias de la vivienda tales como la cocina y el baño.
Sobre la naturaleza jurídica de este tipo de contratos, la mayoría de la doctrina y jurisprudencia señala que dicho contrato no está sujeto a la  LAU, por lo que no será de aplicación dicha normativa, es decir que contrato de arrendamiento de una habitación no está sometido a la Ley de arrendamientos urbanos, sino a lo pactado y al Código Civil.
Por lo tanto, su regulación estará sometida en primer lugar por ll pactado por las partes y en su defecto a lo dispuesto en el Código Civil en lo referente a los arrendamientos.
Se puede formalizar tanto por escrito como de forma verbal. Aunque no es recomendable esta última ya que puede traer dolores de cabezas.
En lo que respecta a la fianza, al mo estar sometida su regulación como se ha dicho a la LAU sino al Código Civil, en estos casos no será obligatorio el depósito de la fianza en el organismo competente de la Comunidad Autónoma.

Pero no obstante, el arrendador sí puede exigirle al inquilino de la habitación que le entregue en concepto de fianza, para responder del pago del alquiler o de posibles desperfectos, la cantidad que estime oportuna en virtud del principio de libertad de pactos, si bien dicha fianza no se depositará administrativamente.
