Fir Tree Partners is a New York City based, private investment firm that invests worldwide in public and private companies, real estate and sovereign debt, managing assets on behalf of leading endowments, foundations, pension funds and sovereign wealth funds.
Founder and now Chairman Emeritus, Jeff Tannenbaum, established Fir Tree Partners in 1994 and immediately distinguished the company by establishing a work and life culture respectful of people and their work environment. What would become known as a “sustainability mission” was at the time, an innovative approach to raise the standards on workplace design for the benefit of the employees.
Fir Tree Partners engaged Kostow Greenwood Architects for four separate office designs beginning in 1999 (NYC – 535 Fifth Ave; NYC – 505 Fifth Ave; Miami; NYC – 55 W 46th) and through incremental and determined decisions, has proven that the relationship-focused financial industry can thrive in a people-centric office designed with the highest standards of wellness.
As a company, Fir Tree Partners is committed to environmentally responsible design that conserves energy and reduces impact on our natural resources. This project was designed to exceed the LEED Silver standard in terms of sustainably sourced materials and MEP systems and controls. Further, in order to support a healthy and productive workplace, many concepts of The WELL Building Standard were incorporated including: improved air quality, drinking water and nourishment, access to natural lighting and lighting control, acoustical and thermal comfort, and ergonomic seating and work-stations.
Design Challenges
Abiding by an “eco scorecard” while identifying construction and design components that meet industry code and serve the function and purpose of the workplace environment.
Defying the industry assumption that incorporating sustainable elements into corporate design is costly, Fir Tree Partners’ directive to Kostow Greenwood Architects was to identify sustainable solutions within an established budget and to raise the awareness level among employees as to the reasoning behind the design elements.
Repurposing of existing and in good condition furniture, as well as other notable elements from the previous NYC office location was a driving principle to reducing waste. The client’s now famous directive that “Not one thing goes into a landfill” guided several decisions.
Design Details
AIR QUALITY:
• All Architectural Materials and Furniture were specified for low VOC, Particulate Matter, Inorganic Gases and Radon content as well as Fundamental Material Safety: Asbestos, Mercury and Lead Restriction • Smoking Ban: No smoking indoors or within 25 ft of the exterior entrance • Ventilation Design: Complies with all requirements set forth in ASHRAE 62.1-2013 • Ventilation Balancing: After substantial completion the Ventilation System was balanced • Construction Pollution Management was enforced throughout the project • Building Entryway is Air Sealed • Fir Tree Partners has a Cleaning Protocol that incorporates Natural Products • No Pesticides are allowed
WATER:
• All drinking water is filtered for sediment, microorganisms, dissolved metals, organic pollutants • Water is periodically tested and system is maintained
NOURISHMENT:
• Fresh fruits and vegetables as well as healthy snacks are provided on a regular basis • High calorie juices, snacks and heavily processed foods are not provided • Nutritional information is provided • Hand washing supplies, clean cutting surfaces and proper cold storage facilities are provided • Cafe and Break out Areas are designed with optimum light and convivial spaces

• The workspace is 100% Accessible • Acoustics are designed to minimize sound transmission within open areas as well as from Conference Rooms and Offices to Open Areas • Several Quiet Rooms and a Wellness Room are designed for comfort and privacy
MIND:
• The space was designed to be visually pleasing with neutral and warm color accents. • Live plants were incorporated into all open and shared spaces

21 Black Designers and Black-Owned Style Brands to Know and Support
Black artists have been at the helm of innumerable cultural movements including music, film, and especially, style. From streetwear innovators to sartorial-leaning tastemakers, master jeans makers to avant-garde thinkers, Black designers have been driving the culture, shaping the future, and paving the way for the next generation. Whether you know it or not, you have been influenced by Black artists.
But, Black people have experienced — and continue to experience — inequality and unjust treatment. We need to actively fight this systemic racism — you can support causes directly through donations, petitions and protesting.
Another way to address this injustice is to support Black-owned businesses and artists. We acknowledge that we have a lot of work to do in the fight against racism and sharing a list of Black-owned brands and Black designers is not enough. But, it’s a start. Though there are many more names that should be acknowledged, this list highlights a handful of Black designers and Black-owned brands shaping the world of style.
Abasi Rosborough
Co-founded and co-designed by Abdul Abasi, Abasi Rosborough started as a way to challenge the conceptions of what a suit could be. The collection is built with deadstock fabrics and a futuristic eye, inspired by the architecture of Zaha Hadid, among other influences. In 2019, Abasi Rosborough was a finalist for the prestigious CFDA/Vogue Fashion Fund for the top American emerging designer.
ALLCAPSTUDIO
ALLCAPSTUDIO, based in Philadelphia, pumps out some of the coolest graphics set to tees, hoodies, tote bags and more. Run by Saeed Ferguson, the brand has collaborated with other hip brands like Mister Green and 18 East.
Albert 1941
Based in London, Albert 1941 is Gabriel Akinosho’s tailored take on style. The brand features gorgeous fabrics cut into double-breasted suit jackets, balmacaan coats, and more, all with sharp silhouettes and fine details.

Golf Wang
Grammy-winning artist Tyler, the Creator made waves with his angst-filled debut mixtape and has gone on to become one of this generation’s most influential musicians. He’s also got a great eye for style. His Golf Wang label filters golf attire aesthetics through vibrant colors and wild patterns for a unique take on the prep aesthetic.
Martine Rose
Inspired by her Jamaican-British roots, Martine Rose subverts traditional rules of menswear by infusing her collection with subcultural influences like ’90s rave culture. As such, you’ll find well-tailored suits alongside cycling shorts, floral satin button-ups and fringed leather jackets.
Nicholas Daley

His Deneb Teak Bench (2003) celebrates materials in their purest form, combining austere aluminum with smooth, slatted teak. "I was intrigued by the idea of bringing the look of paper-cord weaving, often found on Danish indoor furniture, to the outdoors, but in a weather-safe material," she says. "I wanted it to feel natural, and open up that wall between indoors and out." This duality gives the collection an openness that she says makes it very easy to live with. "I find it interesting to create something that people can read their own stories into, and make it their own. For me, furniture is at its most interesting when you see it being enjoyed by people." Growing up in a resourceful do-it-yourself family, John Paul Plauché learned how to design and create objects at an early age. A man with an inquisitive, artistic mind, Plauché earned a degree in architecture before starting Plodes Studio. Today, this multidisciplinary workshop provides clients with architectural, interior and product design solutions. Whether he’s working on a limited-edition piece of art or a mass-produced shelving system for Google’s offices, Plauché’s approach is about simplicity. "My work is the result of a coalescence of art, product and architectural design," says the designer. His handcrafted Geometric Fire Pit (2004) is available in a choice of two sizes and two metals – A36 low-carbon steel or Corten steel – and can be used with seasoned wood or charcoal. "We make outdoor furniture for the modern lollygagger," explains Loll founder Greg Benson. "Our furniture is for people who are looking for fresh design that’s made in the U.S.A. with sustainable manufacturing practices. At Loll, we strive to inspire people to appreciate the outdoors both by the way we make our products and how they are intended to be used." Starting as a side project, Loll was founded in 2006 by a custom skate park manufacturer as a way to repurpose excess ramp material. That original company is gone, but Loll still designs and produces durable all-weather outdoor furniture made from 100% recycled and recyclable plastic, mostly from reclaimed post-consumer milk jugs. Ellen Van Dusen studied the psychology of design and the brain’s reaction to visual stimuli at Tufts University. After graduating, she launched Brooklyn-based Dusen Dusen, a clothing line that soon became known for its lively original prints, then expanded the brand in 2015 to include bedding and towels. Dusen draws her inspiration from a variety of sources, such as midcentury resort architecture, Italian industrial design and Scandinavian textiles. In the 1990s, Danish designer Niels Hvass became a leader in the Nordic design scene by creating furniture that earned him awards and recognitions from Bo Bedre, Georg Jensen and The Design Foundation. He designed his teak Cutter Collection to challenge overly nostalgic wooden outdoor furnishings, bringing elegance and simplicity to outdoor spaces, as well as interior ones. Originally intended for gardens and patios, the Cutter Bench (2008) is also fitting for kitchens and bathrooms. This piece features specially engineered mortise-and-tenon joints and metal rail inlays for durability. Brothers Ronan and Erwan Bouroullec founded their Paris-based design firm in 1999, where they design architectural projects, large-scale art installations, furniture, rugs, tableware and home accessories. When we asked Matthew Hilton to identify the common elements found in his work, he replied, "Functional, stackable, it has to store easily and be a good price." Fast-forward to today, and he’s still staying true to those ideals. Seeing a need for durable outdoor furniture at accessible prices, Hilton created the Eos Collection (2011), which is sleek enough to work in an indoor dining space, as well. Eos is lightweight – literally and visually – smartly proportioned and very comfortable. Serralunga Cup Planter, Large
After a brief career as a watch designer, Naoto Fukasawa moved to the United States to work for the design firm IDEO in 1989. Still learning English, Fukasawa used visuals to communicate with his Silicon Valley coworkers as they designed computers, medical devices, furniture and sporting goods. In 1996 he returned to Japan, where he launched IDEO’s Tokyo office, and seven years later he started his own company. Fukasawa’s approach to design is based on careful observation of people’s actions and feelings. It is in the study of these behaviors that he is able to create products that fit into people’s lives so naturally that they are "Without Thought" – a concept he now teaches at two universities and to clients worldwide. In designing his Cup Planter (2003), Fukasawa was inspired by the curved shape of ancient wooden bowls to create "a cozy atmosphere for plants." The double-walled construction is crafted of UV- and weather-resistant polyethylene that is 100% recyclable. Cup can be drilled in the center from the inside out to allow drainage. Made in Italy. Sol y Luna (1954) is an adaptation of Dan Johnson's Gazelle Collection, which was originally offered in wood or bronze, both with woven caning for the seat and back. However, due to the high cost of production and the intense hand labor involved, fewer than 150 pieces from the Gazelle line were ever produced. Now made in durable cast aluminum by outdoor manufacturer Brown Jordan, the design maintains Johnson's comfortable organic form. These pieces are shaped with the body in mind. NEW YORK–(BUSINESS WIRE)–The value of new construction starts in January advanced 2% compared to December, reaching a seasonally adjusted annual rate of $722.5 billion, according to Dodge Data & Analytics. The slight gain followed the loss of momentum that was reported towards the end of 2018, with total construction declines of 7% in November and 10% in December. Each of the three main construction sectors in January registered modest growth. Residential building climbed 4%, lifted by a rebound for multifamily housing. Nonresidential building edged up 1%, reflecting a stronger pace for its commercial building segment including large office projects in Reston VA, Houston TX, Boston MA, Austin TX, and Seattle WA. Nonbuilding construction also edged up 1%, helped by the start of a $1.0 billion natural gas pipeline in Oklahoma and several large electric utility projects. On an unadjusted basis, total construction starts in January were $51.5 billion, down 12% from the same month a year ago. On a twelve-month moving total basis, total construction starts for the twelve months ending January 2019 held steady with the corresponding amount for the twelve months ending January 2018.
The January statistics produced a reading of 153 for the Dodge Index (2000=100), compared to December’s 150. During 2018, the pattern of construction starts featured especially strong activity in June and October, which was then followed by declines in the months immediately following. This led to December’s reading of 150 for the Dodge Index, which was at the low end of last year’s range of activity. “January’s slight increase suggests that construction starts are beginning to stabilize after the diminished activity reported at the end of last year,” stated Robert A. Murray, chief economist for Dodge Data & Analytics. “This is consistent with the belief that total construction starts for 2019 will be able to stay close to last year’s volume. It’s true that the rate of growth for total construction starts has subsided from the 7% annual gain reported back in 2017, but it’s still too early to say that construction activity has made the transition from deceleration to decline.”
“In early 2019, there are several near-term positives for construction,” Murray continued. “Interest rates have settled back from levels reached during last year’s fourth quarter, material prices appear to be rising more slowly, and the partial government shutdown was brought to a close. The federal budget deal signed into law on February 15 included a 2% increase to $45.3 billion for the federal-aid highway obligation ceiling, as called for by the 2015 Fixing America’s Surface Transportation Act. However, the benefits of tax reform on economic growth are expected to wane this year. Furthermore, the most recent survey of bank lending officers conducted by the Federal Reserve suggests that a more cautious lending stance emerged during the latter half of 2018, especially with regard to loans for multifamily projects.”
Nonresidential building in January was $245.2 billion (annual rate), up 1% following a 13% slide in December. The commercial building categories as a group rose 4% in January. Office construction picked up the pace, climbing 18%, and featured groundbreaking for these large projects – the $550 million Reston Gateway office complex (Block A and Block B) in Reston VA, the $350 million Hines office tower in Houston TX, the $225 million Amazon at Seaport Square office building in Boston MA, the $180 million Oracle office complex in Austin TX, and the $150 million Amazon Urban Treehouse office building in Seattle WA. Hotel construction in January rose 10%, helped by the start of the $245 million Westin Anaheim Resort Hotel in Anaheim CA, while the commercial garage category advanced 21%. Limiting the January increase for the commercial building group were declines for warehouses, down 13%; and store construction, down 24%. Despite its January decline, the warehouse category did include the start of several large projects, including a $95 million warehouse complex in Kenosha WI and the $90 million Savannah Port Logistics Center in Pooler GA. Manufacturing plant construction in January grew 9%, boosted by the start of a $125 million steel plate mill in Baytown TX.
The institutional side of nonresidential building slipped 2% in January. Educational facilities, the largest nonresidential building category by dollar volume, retreated 10% after surging 26% in December. Cushioning the downturn for educational facilities was groundbreaking for several large projects, including the $124 million Comal Independent School District High School #5 in New Braunfels TX, the $120 million Thayer School of Engineering at Dartmouth College in Hanover NH, a $109 million high school in Gainesville VA, and the $102 million Cape Cod Regional Technical High School in Harwich MA. The healthcare facilities category in January dropped 11%, falling for the third month in a row, although the latest month did include the start of the $175 million University of Central Florida Lake Nora Teaching Hospital in Orlando FL and the $95 million Covenant Medical Center tower in Lubbock TX. Church construction, which experienced a 17% hike in December, fell back 34% in January. On the plus side for institutional building, the public buildings category jumped 46% in January, lifted by the start of the $525 million Utah State Prison relocation in Salt Lake City UT. The transportation terminal category, which includes service facilities, climbed 39% in January with the boost coming from the start of the $365 million Croton Harmon rail service facility for Metro-North in Croton On Hudson NY, as well as the start of a $90 million airport terminal at Lafayette Regional Airport in Lafayette LA. Amusement-related construction improved 1% in January, and included the start of the $167 million renovation of the Memphis Cook Convention Center in Memphis TN.
Residential building in January was $309.8 billion (annual rate), up 4% and rebounding from its 9% slide in December. Multifamily housing bounced back 14% following its 15% December decline, and was up 1% compared to its average monthly pace during 2018. There were five multifamily projects valued at $100 million or more that reached groundbreaking in January, compared to four such projects in December. The large January multifamily projects were led by the $150 million Watermark at Brooklyn Heights senior apartments in Brooklyn NY, the $146 million multifamily portion of a $250 million mixed-use complex in Washington DC, and a $128 million multifamily complex in Oakland CA. The top five metropolitan areas ranked by the dollar amount of new multifamily starts in January were – New York NY, Washington DC, Boston MA, San Francisco CA, and Charlotte NC. Single family housing in January was unchanged from the reduced dollar amount reported for December, which itself was down 6% from November. January’s rate of activity for single family housing was down 7% from the average monthly pace reported during 2018. By major region, single family housing performed as follows in January compared to December – the West, up 3%; the South Central, up 2%; the South Atlantic, unchanged; the Northeast, down 3%; and the Midwest, down 9%.
Nonbuilding construction in January was $167.5 billion (annual rate), up 1% which came after a 9% retreat in December. The electric utility/gas plant category increased 44% in January following a weak December, and January’s level was up 2% from the average monthly pace for this highly volatile project type during 2018. There were two large solar farms entered as construction starts in January – the $550 million Wright Solar Park in Los Banos CA and a $303 million solar farm in the Bakersfield CA area. There were also two large wind farms entered as construction starts in January – the $372 million Goodnight Wind Farm in Claude TX and the $150 million Clean Energy 1 Wind Farm in the Bismarck ND area. The public works categories as a group dropped 4% in January compared to December. Weaker activity was reported for highways and bridges, down 5%; sewer construction, down 5%; water supply construction, down 22%; and river/harbor development, down 34%. The highway and bridge category did include the start of the $229 million First Coast Expressway improvement project in the Jacksonville FL area, the $202 million State Highway 146 improvement project in Pasadena TX, and the $169 million Chelsea Bridge improvement project in Chelsea MA. Limiting the public works decline in January was a 20% increase for miscellaneous public works, which includes pipelines and mass transit rail projects. Boosting miscellaneous public works in January was the start of the $1.0 billion Midship natural gas pipeline in Oklahoma.
The 12% decline for total construction starts on an unadjusted basis for January 2019 relative to January 2018 was due to decreased activity for each of the three major sectors. Nonresidential building dropped 12% from a year ago, with institutional building down 18% and manufacturing building down 38%, while the commercial building segment ran counter with a 2% gain. Residential building fell 13% from a year ago, with single family housing down 13% and multifamily housing down 11%. Nonbuilding construction descended 10% from a year ago, with public works down 13% while electric utilities/gas plants moved in the opposite direction with a 6% increase. By major region, total construction starts for January 2019 relative to January 2018 showed this pattern – the South Atlantic, up 2%; the Northeast, down 10%; the South Central, down 11%; the West, down 12%; and the Midwest down 33% from January 2018 that included the start of the $2.0 billion NEXUS natural gas pipeline in Ohio and Michigan.
Useful perspective is made possible by looking at twelve-month moving totals, in this case the twelve months ending January 2019 versus the twelve months ending January 2018. On this basis, total construction starts for the most recent twelve months held steady with the amount of the previous twelve months. By major sector, nonresidential building matched the previous period’s volume, with commercial building up 2%, institutional building down 5%, and manufacturing building up 17%. Residential building advanced 4% compared to the previous period, with multifamily housing up 7% and single family housing up 3%. Nonbuilding construction fell 6% from the previous period, with public works down 2% and electric utilities/gas plants down 30%.

A Second Homecoming—from City to Suburb
A Connecticut couple refreshes their first townhouse
In 2016, Brooklyn homeowner Lauren embarked on her first Sweeten renovation. The result: a beautiful alcove studio that was featured in a New York Times story on organizing small spaces. In 2017, she moved to Connecticut to join her fiancé and upgraded to a 3,000-square-foot condo in Stamford.
Space was no longer an issue, but the home appeared to be stuck in the early ‘80s. There was also a suspiciously damp smell from the accumulation of several leaks during the previous owners’ time there. Given her positive past experience with Sweeten, Lauren returned to post her latest project to find the best contracting team. (Luckily, Sweeten had recently expanded its free service, matching homeowners with vetted general contractors, to Fairfield County.) This is now my second Sweeten renovation and my first time renovating with my fiancé, Austin. After remodeling my Brooklyn Heights co-op, I ended up moving to Stamford, Connecticut, the following year and started looking for a condo to buy with Austin. The search didn’t take long and we found a 3-bed, 2.5-bath townhouse that was in need of some updating before we moved in. The unit had lots of potential, but it was dated and hadn’t really been touched since it was first built over 30 years ago: orange oak kitchen cabinets, vinyl flooring, wall-to-wall carpeting, mirrored walls—you get the idea.
Once we had a vision for the space, and given how smoothly my first renovation experience had gone, it was only natural that we turned to Sweeten again to help us find our contractor. The Sweeten contractor we chose was incredibly organized, professional, and had a very detailed quote, which we appreciated. Some contractors struck us as too hopeful with regard to project scope, while others were “doom-and-gloom” purveyors, finding calamity behind every piece of drywall. Our contractor tempered our enthusiasm by identifying challenges we didn’t see coming but never told us something couldn’t be done. He was attentive and imaginative.
Since I was leaving my recently renovated apartment to start our life together in Stamford, we needed to bring some of the modern city elements to the suburbs. One of the challenges was the large amount of space to be updated without having a huge budget. Since we had plans to grow into the space over time, we decided to focus on the areas we’d use the most—the first two floors and the master bathroom. We wanted the unit to feel current with our own choices but without ripping everything out.
Austin and I worked really well together and collaborated on elements that were important to us. He pushed for the recessed lighting in the kitchen and dining room, whereas I was excited about the engineered floor and spent weeks reviewing my selection. Believe it or not, I found the flooring company on a deep-dive on Instagram. There were no local distributors or showrooms, but I was able to track down a salesperson in Texas who helped me select the material remotely. When it arrived, I knew it was the best decision; it really transformed the space.
From the start, we knew the wall-to-wall carpet on the first two floors would be replaced with engineered hardwood. The kitchen cabinets would be repainted and new appliances added. We increased the kitchen storage and functionality by adding the Simple Human under-sink trash and recycling bins. Roll-out chrome baskets held strainers and cleaning supplies and pot lids sat on racks.
Adding a bill-paying station/drop zone just outside the kitchen made a big difference. It used to be an extra kitchen cabinet. But in order to make the space work for us, I knew we needed a work area that wasn’t the dining room table.
In the master bedroom, we added California Closets to maximize the space. The closets had an odd layout, so a custom system enabled us to design it to fit our needs. The master bath was refreshed with new tile and fixtures.
An entryway on the lower level from the garage leads you to our gym. Our Sweeten contractor worked incredibly hard on these stairs after the carpeting was removed. He showed his skills laying down the plank, nosing, and risers, especially with the corners and angles.
A home gym/multipurpose room was created on the lower level. Our contractor covered the concrete floor with a specific floor paint as a moisture barrier and then laid down interlocking foam floor tiles. They were more cost-effective and functional than continuing the engineered wood into this space.
Every renovation has its ups and downs. In this one, we kept discovering water damage! When we bought the condo, it had a musty smell, so we knew we were going to find some sort of water issue, but I don’t think we realized how much. The previous owners just covered up rotten subfloor with new carpeting in multiple places. And when they decided the lower level needed a closet, they just framed it out right on top of the shag! So it proved comical when we tried to remove the old carpet and found ourselves using pliers to get every last bit of remnant out.
Our Sweeten contractor and his team worked late into the evenings and on many weekends to keep up with our scheduled move-in date. Unfortunately, our flooring got delayed, and that held him up, but he was proactive and able to work on other projects in the apartment.
Now that the renovation is complete, we learned it will always take longer than you had hoped, but in the end, it’s all worth it. Make all of your design selections in advance of starting construction. You can cut down on costs by taking on some of the work yourself, but there’s a reason why professional contractors stay in business. They quickly finished what would have been gargantuan tasks to amateurs like us.
Austin and I love our new space. Friends and family come over and are so impressed with the transformation. My second Sweeten renovation went as well as my first, and I think it speaks to the company and the quality contractors that are in the Sweeten network.

Fire and Water Engineering, 1909
Page 5: The same bureau in its report on the rehabilitation and fire protection of the city shows that since the first conflagration 375 building permits have been issued — 165 for brick or concrete buildings; 210 for frame buildings; estimated value, $2,637,937. These are located in the conflagration area as follows: Within fire limits, 60 buildings; easterly section, 175 buildings; westerly section, 140 buildings. The Silsby engine that broke down at the September fire has been sold; the three engines that gave trouble have been satisfactorily repaired, and two new up-to-date steamers have been contracted for and will be delivered in about two months. The new central fire station is practically completed, and the new No. 5 firehouse will be ready for occupancy about April 1. New hydrants and more of them will be set, and plans are being prepared for a high-service for sprinklered risks only in the easterly tenement district, and possibly for the improvement of the high-service on Bellingham hill. The waterworks system, likewise, is to be improved according to the suggestion of the insurance companies. Page 8: A new fire station for the Salvage corps of the borough of Brooklyn, New York, will be opened very soon at 12:14 Dean street, about one block away from the present station at 172 Pacific street. It will be known as No. 1 station and will serve the downtown section of the borough. The old No. 1 station will then be abandoned. the new station is described as a model firehouse, and is equipped with every convenience that can be found. The structure is 50 ft. in width and 100 ft. deep. It is two stories in height. The exterior is of brick, with limestone trimmings. It is not only convenient, but commodious — a matter of much importance to those who have to live in it. Page 9: The Ninth ward in Knoxville, Tenn., will be afforded ample protection when the new firehouse is built. It will be up to date in every particular and its front will be of red pressed brick trimmed in marble, the roof being of slate. The tower, or cupola, will serve as a hose tower. There will also be a heating room outside of the building, a hospital staff for sick horses, and a coal bin adjoining the building. On the first floor will be two large swinging doors, opening automatically; in the center is the hose tower. Towards the rear is the switch board and watchman’s desk. The floor is of concrete and reaches to about the center of the building. In the center will be placed the engine and combination wagon and 4 stalls for the horses. Each stall will have a dirt floor, and in the rear of the apparatus stalls will be a concrete floor. On the west side will be a platform for hay, with a tin-lined oats-bin, a sawdust-bin and a work bench. In the rear will be the heater for the constant supply of hot water for the engine. It will be installed in an adjoining building and will also supply heat for the whole house. A 23x48.6 dormitory for the firemen will be on the second floor, and adjoining it will be a 20.9x20 ft. gymnasium, a 16.6x20 ft. reading room and a hay loft. In the rear will be a linen closet, bathroom (shower and tub), toilets, locker and another work bench. Page 15: Chief I.H. McCracken, of Oskaloosa, Ia., writes that the new firehouse will be completed in February. It is 49x60 ft., and has three stalls. It will be finished in the most modern manner and equipped with the best apparatus. Page 14: Hayward, Cal. is considering plans for proposed firehouse of Hayward volunteer dept. ….. Ardmore, Okla. will vote on issuing $20,000 firehouse improvement bonds. ….. Mansfield, O., proposes to build a firehouse in the northeast section. …. Pique, O., council has passed an ordinance appropriating $2,000 for a firehouse. Page 17: The walls are everywhere 6 in. thick. The columns, including those integral with the walls, are spaced 12 ft. on centers, and are 12x12 in. in section. There is a clear height of 17 ft. in the apparatus from and 9 ft. in the basement. Column caps 4 ft. square secure extensive bearing-surface for the roof and floor. Reinforcement for the latter consists of 3/8-in. cold-twisted bars, spaced 4 in. on centers close to the under-surface and spanning the space between the columns. Four 3/8-in. bars disposed in the corners of the columns furnish reinforcement against flexure. The firehouse itself is free from any danger of fire, because of its complete concrete construction, which includes the roof and extending eaves. Window frames and sashes, door frames, and doors, including stair railings and posts, are the only part of the station in which wood is employed. Page 20: Company No. 2 of the Wilkinsburg, Pa., fire department has built a 3-story firehouse of buff brick, with Indiana limestone trimmings, the basement to be used as a stable. The building cost about $15,000. Page 21: The department, as it stands today, consists of one full-paid driver, chief, assistant chief and ten other part-paid firemen, with ten volunteer firemen equipped with three horses, one modern two-horse wagon (Seagrave), carrying 1,150 ft. of double-jacket, 2 1/2-in. hose, one one-horse hose wagon (loaded) in reserve, one one-horse hook and ladder truck (remodeled), carrying Seagrave ladders, three other hose reels located in different parts of the city, besides small hose. The department is housed in a small but neat and handy firehouse, which is located near the central part of the city, is provided with all the latest apparatus for quick-hitching and has clean and comforable sleeping quarters for the men — the sleeping quarters being directly over the apparatus. Page 25: During the past year the firemen of Elizabeth, under Chief August Gerstung, were kept busy. Up to December 15 they answered 268 alarms. Eighteen new hydrants were set, and four extra alarm stations were installed. The new hook and ladder truck for company No. 2 was placed in service, and plans were taken up for an extension of the department to meet the requirements of the newly annexed El Mora district. On account of a technical flaw in the measure, it has been decided to recommit the ordinance authorizing the issuance of $24,000 worth of bonds for the new firehouse to be erected in the Eleventh ward of Elizabeth. Page 26: Ridgefield, Mas., has built a new brick 35x60 firehouse. Page 34: The new central engine house, now in process of erection, will serve as a headquarters for the fire department and police patrol. It will cost $90,000, and its dimensions will be 94x196. The police patrol will front on Seventh street; the firehouse, on eight street. The main room will be 90x60 ft., with a balcony 50x8 ft. over head for visitors. The stable for the horses will be 90x30 ft. and will have all the latest improvements. On the second floor will be a sitting room, 60x30; a dormitory, 60x30 ft. There will also be a gymnasium, with bathrooms, baths, shower and ordinary, toiletry and drying room for the use of both police and fire departments. The chief’s headquarters will be on Court street. Page 43: In the central station are the headquarters, the men being under the command of Captain Dennis Madigan. The apparatus comprises the following: Double-tank chemical engine; hose wagons, 2; 65-ft. aerial truck; chief’s buggy. In firehouse No. 2, under the command of Captain Fred B. Coakley, is a 2-horse combination chemical and hose wagon. In No. 3 house are a 2-horse combination chemical and hose wagon, a service truck and 5,000 ft. of good hose. The fire alarm is given by a whistle. M.J. Peterson is fire marshal; his assistant is John Cater. During the last year the department answered 150 alarms — five more than ever before. Page 49: The chemical tank on the combination wagon holds 50 gal. of chemical, which is considered enough to put out any ordinary fire; but, in the event of the supply being exhausted, small reservoirs containing a very strong solution of the chemical are held in reserve, and, in cases of emergency, are placed in the tanks and water added, thereby renewing the 50-gal. Supply. The second test was superintended by S.T. Wallace, vice president of the L.E. Boyle company, of San Francisco, and all members of the fire department are satisfied that the new piece of firefighting apparatus, which cost $2,1000, is a most important addition to the city. It will be located at the new firehouse in West Berkeley, and will assure the manufacturers of that section of the city better protection. Page 61: Rockaway, N.J. council has referred matter of accepting residents’ offer to build a firehouse to fire com…. repairing apparatus and purchasing patent hose couplings. E.M. Lowenthal, chief. ….. Ottawa, Ont., is urged by Chief Provost to provide for the adequate protection of 3 newly annexed suburbs. He asks for an additional h. and l. truck, a 1,000-gal. steamer, another aerial truck, a water tower and 4,000 ft. of hose capable of withstanding high pressure; also, for firehouse No. 4 to be replaced by a new building, for firehouse No. 3 to be rebuilt, and for firehouse No. 3 to be sufficiently enlarged to admit of a h. and l. truck being placed there. ….. New Haven, Conn., is urged by Chief Fancher to build a firehouse in Prospect st. Altoona, Pa., is securing a site in the 12th ward for a firehouse; ordinance for a hose wagon for No. 9 station in Fairview list. referred to com. on fire. ….. Irvington, N.J., council approves the recommendations for new equipment for auto truck, sliding pole in town hall firehouse. Bids will be asked on 1,000 ft. of hose and removing fire alarm wires from Union ave. to Augusta st. ….. Topeka, Kan., has secured a site for firehouse No. 6. …. Philadelphia, Pa., has referred ordinance appropriating $30,000 for remodeling a firehouse in the 30th ward to the finance committee. Page 70: The paid fire department, however, had to come, and he at once joined it, and has been a fireman ever since. In 1889, after he had been raised to the rank of a district engineer, he found time to get married, and not long after had his arm broken at a fire. Notwithstanding this severe hurt, he would not go off duty, and, in order to keep him away from the firehouse altogether and at the same time to allow him to be in touch with the operations of the department and his own district — No. 4, a fire alarm box and gong were installed in his home, which was within a few feet of his headquarters in the house of engine company No. 21. Page 83: It cannot be that the municipal authorities are ignorant of the fact that ti is the first few seconds after the fire has started that count, for which reason a thoroughly reliable and yet perfectly simple system of turning in an alarm should be installed at once. It would pay, if only by the reduction in fire insurance rates that would follow such installation. At least the business section of the city should be so equipped, and, as it is only the first step that costs, other boxes might afterwards be gradually installed. Nor should any considerable portion of the city be left without at least one firehouse being within easy distance of every building in the section. The reverse appears to be the case in ward No. 1, in which were twenty-one out of the sixty-nine fires that took place during the past year. Page 87: During the past year Knoxville, Tenn., has greatly improved fire protection, and now Chief Sam B. Boyd will feel more at his ease, but not entirely so till he sees the following recommendations carried out: Placing the extra engine in service — this would make five engine companies in service at all times; the erection of a standpipe, so as to furnish sufficient pressure at North Knoxville, and the addition of 4,300 ft. of hose so as to have at least 11,800 ft. of really reliable hose. The betterments made, excels of those in the waterworks system included the following: First-size Metropolitan engine, rubber-tired; double 50-gal. chemical engine, rubber-tired; wagon with Glazier deck-pipe, 2,000 ft. of standard hose; Hale water tower; additional horses and harness. A new firehouse is being built; the addition to the North Knoxville firehouse has been contacted for; and 24 men are being added to the strength of the department — making a total of seventy-nine full-paid men. Page 90: Salem, Mass., is recommended by Mayor Hurley to build a firehouse one Loring ave. Tucson, Ariz. has secured a site on 6th ave. for a firehouse. Melrose, Cal., will build a firehouse, cor. 12th st. and 47th ave. ….. Duluth, Minn., is considering sites for a firehouse. ….. Elk Ciy, Okla., will build another firehouse. Galveston, Tex., will build a firehouse; cost, $2,4000. Page 95: George M. Diven brother of John M. Diven, superintendent of waterworks at Charleston, S.C., and late superintendent of waterworks in Elmira, N.Y., died at his home in that city on February 3, after an illness of two weeks. Mr. Diven, who was in his seventy-fourth year, was born at Angelica, N.Y., and was the eldest son of General Alexander S. Diven, a resident of Elmira. He received his education in that city and Geneva, N.Y., and Hamilton college, from which institution he graduated in high standing. He studied law in his father’s office and was admitted to the bar in Binghamton, meeting with great success in his profession. He was one of the founders of the New York State Bar association, and in 1890 was elected its president. In 1863 Mr. Diven married Miss Lucy M. Brown, of Clinton, N.Y., by whom he had several children. He was a public spirited citizen and took a lively interest in municipal affairs. He was vice president of the Elmira Waterworks company from 1876 to 1888, and its president from 1888 to 1892. He took great interest in the city’s fire protection, and donated a block of land adjoining Diven park on which was built firehouse No. 4, thereby affording fire protection to the old seventh ward. Mr. Diven was also interested in the La France Fire Engine company. During his life he was most highly respected by all his fellow citizens as a man of culture and probity, one always on the watch for some opportunity to help on his fellowmen. Page 101: On account of the good work done by the firemen of Rushville, when the Memorial building was burned down, three of the citizens have pledged to give $100 each, when the volunteer hose company incorporates, towards building and equipping a firehouse. Page 121: Robert-dale, Inc., is building a firehouse in Indiana boulevard. ….. At St. Joseph, Mo., with the building of the new firehouse at Sixth and Jule streets, all parts of the business sections will be placed within a few blocks of one of the other of the firehouses. Page 127: Twelve firemen were exposed to the danger of suffocation in the basement of the 5-story tenement house, 313 First avenue. They went down into the basement with their hose and dropped unconscious, one after the other, owing to an escape of gas, form the pipes attached to the meters, which had been melted by the flames. They were found by their comrades, dragged to the streets and revived by the doctors in attendance, who turned vestibules into temporary hospitals. With the exception of one man, who was taken back to his firehouse, all rallied quickly. Three days afterwards, the same tenement house was again set on fire, kerosene oil being liberally employed. Once more engine No. 5 was the first on the scene, with nearly the same men who had been knocked out before. This time, however, the blaze was in the hall. The flames were quickly put out, but the tenants were badly scared. It made the fourth attempt within three weeks at burning that house. Page 128: Chief F.A. Leonard, of Taunton, Mass., fire department makes, the following recommendations for the betterment of the fire protection of the city: The building of a new, 2-way, modern firehouse on Oak street; the rebuilding of engine No. 4 (now out of commission), which has been in service since January, 1865 — the cost, including the temporary use of an engine would be $2,800; the purchase of a runabout automobile, suitably equipped, for department use; the purchase of 1,500 ft. of 2 1/2-in. cotton hose. During 1908 the department answered 244 alarms, including 1 second and 1 general alarm and 2 special calls. Page 168: Clinton, Ia. has opened its fourth firehouse. It will protect the factory district. Page 183: During the year an extra second-size steam fire engine was purchased, and an automobile for the chief’s use. Six additional men were added to the permanent force, and three lots were purchased for additional fire stations. Chief Guthrie asks for an additional firehouse fully equipped; a corporation yard in which to keep extra apparatus, to stable relief-horses and train and break in new horses; also for a drill house. At present schoolhouses and other inconvenient and easily damaged buildings have to be utilized for drilling the firemen. Page 184: An explosion of gasoline set fire to a celluloid collar which David Watson, a 16-year-old plumber’s apprentice, of West Orange, was wearing. The gasoline supply having become exhausted in the stove, the boy was pouring more into the plumber’s smaller can, when the explosion took place and set fire to the lad’s collar. the firehouse was next door, and the boy made for it. When he firemen opened their doors, he was lying on the ground unconscious. they wrapped a service coat round him and put out the fire. He was taken to hospital and will recover. How the gasoline exploded no one knows. The boy does not smoke (it is claimed); no one was with him; nor was there any fire hear him. The wonder was that the building escaped being burned. Page 204: Total charges, $13,355.46; deficiency, $669.73; interest on bonds, $1,950 — cost to the city of Sidney for all free water, including 118 fire hydrants, $2,619.73. The fire-water supply, with an approximate estimate of the value of water used therein, is as under: Six school buildings , $600; 3 watering troughs, $150; 35 flush tanks (sanitary sewer), $800; city building, including firehouse, $100 — total $1,650. Two of the items in the above list — watering troughs and flush tanks — are not provided for in section 2417, R.S. of Ohio, which clearly recite the purpose for which a municipality may furnish free water. The waterworks department should be reimbursed for the water thus used and for all other purposes not authorized by the above statute. Page 218: With the enrolling of these paid men the volunteer force was disbanded and minute men were substituted — a system which was maintained up to a few years ago. Till the newest order of things was inaugurated there were always men enough in the engine house to take out the engine, which was operated by a crew regularly assigned to that work. These were paid at the rate of 40 cents an hour from the time the alarm sounded on the bell of the old First Baptist church until the fire was out, provided they reported at the scene of the blaze and at the roll call at the central firehouse. The bell was operated by a windlass arrangement and a code adopted for the alarm. The old order has changed, giving place to the new, in the shape of the Gamewell fire alarm telegraph system, which has succeeded the big city hall gong, that had ousted the old bell. The gong still sounds by means of electrical devices connected with the Gamewell system. Page 248: Butler, Pa., has a new firehouse. …. Milwaukee, Wis., is building a new No. 1 firehouse. Page 257: Hose company No. 1, of Little Ferry, has installed a new hose wagon in its recently erected $5,000, 2-story brick firehouse. Page 275: In the fire department of Bakersfield, Cal., under Chief Max Gundlach jr., are seven full-paid and eight part-paid men, equipped as follows: Steamers, 3; hose wagons, 2; chemical engine; combination chemical and hook and ladder wagon; 3,500 ft. of hose; horses, 9; and an electric fire alarm system with about 5 miles of wire. They are housed in an up-to-date $31,000, 2-story, brick firehouse with a lofty tower. The total fire loss last year was under $18,000. Very few wooden buildings remain in the city, and no wooden roofs are allowed within its fire area. Between twenty and thirty fire hydrants are set and the fire pressure is 40 lb. Page 279: Under existing conditions, a city, with such a large fire area as that of Elyria — 3,900 acres — and so many wooden buildings, should have at least two steamers and two hook and ladder trucks and, besides, should own its own teams to haul every piece of apparatus, and, not least, the aerial truck, which is not so equipped. To depend upon livery horses for such an important firefighting matching is to invite loss of property, even life, through the delay that must ensue in getting out horses, taking them from the livery stable to the firehouse, and then hitching them up. The necessity for another truck was also shown, when during the fire the aerial machine was damaged by the falling walls and had most of its ladders burned. Page 291: A new firehouse for Tucson, Ariz., will probably be placed in commission this month. ….. At San Francisco no more licenses will be granted for the keeping of a saloon within 150 ft. of a firehouse. Page 346: The fire protection at Savannah, Ga., needs special improvement in the southwestern portion of the city, especially round the Union station — a neighborhood which is not only very populated, but, also, has streets so badly paved as to delay the fire apparatus, in case of its being needed there. What is wanted therefore is a firehouse to be built there, or, at all events a hose company should be established. During the year engine company No. 9 has been formed for the protection of the southeastern part of the city, which needed it badly. The new house is in every respect up-to-date. The headquarters of the fire department have also been moved to a new office built over the east wing of engine company No. 3. Page 353: At Blissville, borough of Queens, New York, has been erected the finest firehouse in the borough for engine company No. 159. It is a 3-story brick structure, in every way up-to-date. The top floor is the recreation room, extending the full length of the building and lighted and ventilated from the top and sides. In this room are closets built into the wall for each member of the company. Each closet is lighted by an electric lamp, and has a ventilating tube. In this room are tables and chairs and other conveniences. The second floor is the dormitory. There is also a bathroom, with tubs and showers and hot and cold water. Built into the wall is a cabinet with apartments, each just large enough to contain shaving necessities. At the front of this room is the office for the captains and lieutenants. the main floor of the building, where are the engine and tender, the horses and the receiving station for alarms is a model of sanitary construction. The walls are of vitrified brick for about 8 ft. from the floor, and above that to the ceiling are of white tile. The ceiling is of metal and is painted white. The horses have roomy stalls and feed boxes that slip back into the wall when they are not in use. Truck company No. 78, which will soon be organized, will share the house with the engine company. its apartments will be exactly similar to those occupied by the engine company. Page 377: There should be at once added to the equipment a fireboat, 2 new engines, a combination hose and chemical wagon and a new house on Fourth avenue East, near Seventh street. The fire commissioners ask, besides, for an automobile, for the use of the department, and a low flat car for the transportation of apparatus over the street-railway lines between Lakeside, West Duluth and Superior, and the building of a new firehouse on Nineteenth street, to take the apace of an old structure on Park Point. During the past year the department answered 406 alarms, of which 8 were special calls; 2, second alarms; 3, second and third alarms combined. Page 378: The contracts have been signed for the new No. 2 firehouse at East Orange. Exclusive of extras and the architect’s fees, it will cost $15,573. The building will be 2-story, with basement. There will be a hose tower at the rear, 56 ft. high from the floor. A masonry wall will divide the building in the middle, and on one side will be the truck, with its three stalls in the rear and bedrooms and bathrooms for the men above. A slide for the men will be placed at both ends of the two rooms. The truck room will be 60 ft. deep and the chemical 54, space being taken at the rear for the tower. Each room will be 19 ft. wide, the exterior dimensions of the structure being 42x67 ft. The material will be of plain brick, except for the front, which will be of faced brick. The basement will be used solely for the heating apparatus and coal bins. Page 381: The Dayton, Ohio, Journal thus speaks of its fire department and its members: “As a concrete example of excellent organization and fire service, we may safely point to Dayton’s fire department. It is quick, alert, ready; well manned and well disciplined; effective in its work. Any firehouse in the city might well serve as a lesson to housekeepers, in order and cleanliness and convenience. …. There is no public department in Dayton more efficiently equipped upon the human side. Page 382: One of the social features of the life of the town is the annual firemen’s ball given by this company each Easter week in Washington hall. The proceeds each year go toward a fund for assisting needy members and for the purchase of rubber coats and boots. An occasional target excursion helps to make the company popular. Walter Stiles has been active in the company for several years; for five of them he has been the president and is now treasurer, as well as presiding officer. Frederick J. Sharrette, former foreman, is one of the active men in the company, though it would be hard to say which are the most active with such lively fellows in answering alarms as Herbert C. Wildey, Fred LeFurge and some of the others who live close by the firehouse. Page 401: Nangatuck, Conn., is to have a new and thoroughly up-to-date hose house. It will cost about $25,000 and will face on Maple street. The old firehouse has outlived its usefulness. Page 407: The Fifth ward department has a hose wagon, with 1,200 ft. of rubber hose, hose jacket, Snyder shut-off, 10-ft. roof-ladder, 20-ft. extension ladder, 24-ft. extension ladder, hose expander, etc. A chief’s buggy is at Chief Arnold’s residence. Chief Arnold’s recommendations are as follows: The extension of water mains and more fireplugs in the Frisco addition, Moore addition and south of the Sanitarium; another firehouse in the northern part of the city; the retention of the present number of paid men. Page 420: A large sum of money has recently been paid out in improving the city’s fire department, so as to keep pace with the growth of the city. The valuation of the new buildings has been such in the past two years as greatly to increase the risks which the fire department looks after. The additional risk in the value of buildings is about $8 million. There are also considerable risks in the increased valuations of contents of the new buildings. For their protection, at the rate of having one fireman to every $750,000 of risk, Salt Lake City should add nine new men to its department. Better equipment should also be provided to meet the necessity of fighting fires in buildings of 4 stories and upwards. Among these betterments should be a water tower, an additional hose wagon, a new firehouse in the southwestern part of the city. These are needed in any case, as, out of the sixty-five men who make up the working force, five must be on duty at every performance in the five theaters of the city, and men may be away at their meals or on leave when alarm are turned in. The fire alarm system, also, should be bettered by removing all the present fire alarm boxes and installing boxes with telephones in them. Page 423: Bryan, Tex., has voted to rebuilt the firehouse. Page ?: Denver, Colo., has ordered plans for the new city firehouse. ….. Evansville, Ind. accepted plans for a firehouse.

As I sit on the train on the journey back from Heathrow I can’t actually believe our honeymoon is already over. We stayed for 5 days in New York, and with the time difference it worked out that we did a day in London beforehand too.
Getting to NYC was a bit of a nightmare, and the flight back wasn’t much better, but the rest has been totally and utterly fabulous. It’s been a whirlwind of travel and people and sightseeing and noise and VERY cold weather, and I’m absolutely exhausted, but it was a wonderful experience. My back aches, my feet and legs hurt, my gloves are shredded but my phone and The Bloke’s camera are now full of pictures and I have a million memories to cherish and write about.
Here were just some of the highlights…
Staying at a fabulous Premier Inn near Heathrow the night before our flight – it was huge, ridiculously cheap and far better than the ones in the centre of London.
Having my bag fully searched and swabbed for drug residue at Heathrow – it happens every single time that I fly. Not a highlight as such, but it did make me smile. I must have a dodgy face…
Getting a free train ride on the LIRR Train to Penn Station as we used the wrong tickets. The ticket inspector must have felt sorry for us as he didn’t charge us, he just simply told us we had the wrong tickets and walked off.
The location of the hotel – just one block away from Times Square.
Eating a sesame seed bagel with cream cheese every morning for breakfast at the hotel, and then to save some money, taking one each with us for our lunch too.

Making our way down to the FDNY 8 building that was used for the Ghostbusters film, only to discover that it is having a major revamp and completely covered in scaffolding to the point we could only see the bottom part. Nobody is going to be calling the Ghostbusters anytime soon.
Paying our respects at the 9/11 memorial. The last time I visited New York, Tower 1 had just started to be constructed and the pools were still an enormous building site, so it was lovely to see it finished and looking beautiful. I couldn’t quite understand the people standing around them while smiling and taking selfies though – that didn’t seem right to me.
Bricking myself as I was eagerly approached by a drugs dog at the Staten Island Ferry Terminal, (despite the fact that I’ve never touched drugs in my life) only to discover that it wanted to play with the large woolly bobble of my hat that I was carrying in my hand. It’s handler just said ‘that’s not for you’ and pulled it away.

The friendly man who told The Bloke that he should ‘marry me again’ when we gave money to his charity.
The really nice young couple who wanted us to take a picture for them as they posed at the Top of The Rock.
The lovely lady with a child in a pram who showed us how to find the start of the Brooklyn Bridge path.
The kind man who stopped to ask us if we needed help when we were clearly lost on the way back to JFK.
A lovely woman named Kelly from Virginia who was visiting with her sister and 82 year old mother. They had been to see Bette Midler perform in Hello Dolly and were completely overawed.
Central Park
We did have a couple of negative experiences with the locals, particularly with snobby people in Central Park, the staff at the New York Public Library who were INCREDIBLY rude and an idiot who waited until The Bloke and I got into a revolving door and then pushed it really hard and laughed as it slammed into us. I stumbled a bit but neither of us were hurt, thank goodness. However, in a city of over 8.5 million people, to say that there were only a few negative incidents, (and all but one were silly and minor) is an incredible thing. It was a lot more clean than I expected it to be and I felt safe (although it probably helped that I had a 6’3″ man walking next to me). I was warned in advance that New Yorkers are quite abrupt and rude in their interactions, but I found that most people just kept to themselves.
And now we’re home I’m already thinking about our next trip… I just need a month off for my feet to recover.

A Sunnier Re-Do for a Brooklyn Townhouse
A four-story gut reno with modern touches is worth the wait
Marsha and Adam searched long and hard for almost two years before they found the townhouse that would become their family home in the Bedford-Stuyvesant neighborhood of Brooklyn. The pair—she, the CFO of a division at Siemens, and he, a manager of software development at Spotify—looked all over the borough, and even ventured into New Jersey before realizing that Brooklyn was where they needed to be. They found a brick two-family home that needed a lot of work, but the couple had a good feeling about it. It was “sunny, just the right size, and of course, within our budget,” says Marsha. Having lived for a while in a 720-square-foot Park Slope apartment with their two daughters, Sophie and Mila, they were excited for all the new space—just over 2,000 square feet on three floors, plus a basement.
While the duo knew that they needed to gut the townhouse, the renovation and total timeline stretched across a year and a half. They moved into the home in the summer of 2015, pre-renovation, and posted their project to Sweeten, a free service matching homeowners with vetted general contractors. They were matched with this Sweeten architect, who worked with them on the plans for the renovation lasting close to a year. (A possible relocation to North Carolina for work delayed the project for three months, just as construction was about to commence.) Once the demolition began, the family of four moved into the garden apartment and camped out there for about half a year, until the work in the upstairs duplex was completed in December 2016.
The first must-have on the couple’s list was white oak floors. The rest of the design took inspiration from the simplicity of the hardwood. For the kitchen, Marsha and Adam decided on an all-white color palette, an unfussy, modern look inspired while scouring Pinterest.
On the main floor of the duplex (the second floor of the house), the couple knocked down the walls that chopped up the spaces, so that the living room, dining space, and kitchen were all connected as one open room. A hallway, which took up precious space, was removed, while a full bath was converted to a powder room (with a fun patterned tile floor!) all to give more square footage to the kitchen.
Working within a limited amount of space, their Sweeten architect came up with two solutions that would maximize the function and beauty of the kitchen, which faced the back of the house. She suggested that they add another window to the rear wall, and remove a non-functioning fireplace that was causing an awkward flow. The revised layout featured an L-shaped white Caesarstone countertop and white ceiling-height Shaker-style cabinets, as well as a new island. A large kitchen pantry held the recycling and appliances from view. A marble hex-tile backsplash added some variation while furthering the theme of modern simplicity. Three simple wood-clad steps lead to a deck and down to the backyard.
Each of the three bedrooms were skim coated and painted in Benjamin Moore Super White, a perfect backdrop to the pops of color that the girls added to their rooms. The resulting home is modern yet warm and allows the couple’s mid-century modern-inspired furnishings, lighting, and art to take center stage.

On the top floor of the duplex, the floor plan remained mostly the same, with a few minor changes. The hallway was widened for a more spacious feel. The two smaller bedrooms were evened out so that both Sophie and Mila would have similarly-sized rooms, and a washer/dryer closet was created so that they wouldn’t have to “schlep laundry up and down the stairs.” The original staircases were in terrible condition and a priority to be replaced. They now feature clean vertical lines—white posts framed by straight wooden rails that echo the white oak floors.
Now that Marsha and Adam have put away the paint cans, they reflected on what was most difficult about the renovation: “The biggest challenge was living in a construction zone for five months,” the couple agrees. “It was tight, dusty, and messy. But it was a great way to keep track of the progress and make sure everything was being done as we expected. [Another] challenge was keeping our wish list reasonable. It is so easy to spiral out of control and decide you want every square inch renovated.”
They were glad to have a Sweeten architect by their side. “The team was pleasant and easy to work with. I still can’t believe how great our experience was considering we were gutting our house. The key is communication, and we all worked very well together. Our advice is to find people who are easy to communicate with, and who have worked together in the past. When people know each other, they can more easily deal with issues that come up.” What do they love most about their new home? For Marsha, it was the sunny kitchen and backyard. And according to the children: all of it. “I think they truly love the house,” says their mother.
Last, but not least, they also wanted to share this nugget of wisdom: “Paying more for soundproofing the bathroom (so you don’t hear anything from your bedroom) is worth every penny. We really appreciated our Sweeten architect telling us that we ‘needed’ those more expensive items—she was right.”
