Developer Jesse Keyes turns unconventional into bold statement
If there was ever a case of a building perfectly mirroring its developer, it would be One Seventh and Jesse Keyes. Both are angular, ultra-chic, smart and aggressive. Both are also making their emphatic debut on the New York architecture and style worlds.
Built on a 45-degree angle at the juncture of four different streets where Seventh Ave. South meets Varick and Carmine Sts., One Seventh resembles a hulking helm of a slick, futuristic boat or space-age flying machine. Six stories tall with just four units, the corner building shaped in an angular prism has a façade of manganese ironspot brick and Solarban 80 double-paned glass.
The side of the building on Seventh Ave. South that parallels the rush of autos making their way to Tribeca or the Holland Tunnel has bold racing stripes and competing slabs of vertical windows. On the mellower Carmine St., Juliet balconies face the local cafes, old-time Spanish restaurants and bootleg record stores. One Seventh blends seamlessly with its intersection and has gainied total community board support.
"No developer would take a chance on this site, which was operated as a gas station since the 1920s and unused for almost a decade," says Keyes, 35, an investor in the swank Goldbar and a partner in La Esquina, one of New York's hippest eateries. "They said it was too small or that the shape wouldn't work. I saw it as an opportunity. We took design risks with this project that architects generally do with museums and public spaces."
Designed by Rogers Marvel Architects, the same firm recently awarded the Governors Island commission, One Seventh is allegedly the world's first full-floor triangular residence. To make the project work financially, Keyes' development firm REcappartners worked with zoning attorneys Charles Rizzo & Associates to help get a variance to build higher than the allowed three floors. On top of the building, Keyes built a penthouse duplex with two outdoor terraces, both of which lean toward the corner angle.
"The question we had to answer was, how does one live in a triangle," says Keyes, who plays a hand in every design decision. "When I picture who is going to live here, I see an investment banker with an artist inside or an artist with a lot of money. I see the banker sitting totally naked in a chaise longue at the apex of the 45-degree angle, looking out at the cars driving down Seventh Ave., on the phone with his friends, thinking: 'How am I going to own this town tonight?'"
With hardly any marketing, they have two offers for the four units. One from a banker, the other from the son of a Spanish film producer. Prudential Douglas Elliman's Kevin King, a two-year agent who happens to be the long-time maitre d' at Balthazar, heads up sales. The three 1,371-square-foot, two-bedroom, two-bath apartments are listed for $1,995,000. The 2,106-square-foot, three-floor penthouse with 961 square feet of outdoor space costs $4.45 million.
"We're waiting till the units are completely finished until we formally sell the apartments," says King. "A finished product will show how unique this project is and assure we get what it's worth."
Jesse Keyes comes from both sides of the tracks. His parents were hippies. His mother, a lesbian, split from his father but stayed in Redwood City, Calif., supporting her two children as a gardener. As Jesse puts it, they lived on the "wrong side of the tracks." Ironically, she tended gardens near Jesse's father's estate in Woodside, Calif.
"Mom was a real hippie, and dad was a pseudo-hippie," says Keyes, who was called "Blanquito," or little white boy by his Pueblo Mexican barrio neighbors. "Half the time I was in my poor Mexican 'hood with my mom and the other half with a swimming pool, Mercedes, Porsches and horses with my dad."
Keyes talks openly about his desire but inability to communicate with his Spanish-speaking neighbors. He talks openly about almost everything, especially his drive to never stop learning or moving.
"There's a point where you grow up in suburbia that you say I'm either going to get stuck in this for the rest of my life or do something fascinating or interesting," he says. "I was visiting a friend in Mexico City when I was 17 years old. We were in his family's penthouse and I was looking over the slums of the city, whose people needed major help at the time. I thought to myself, we as capitalists need to do better for these people. It was then that I knew I needed to focus on this for the rest of my life."
For Keyes, that meant Princeton, a year in Spain to learn the language, a Fulbright Fellowship and a master's in architecture in Catalonia, a Kinne Fellowship in the Dominican Republic, a job with the prestigious Boston Consultant Group, a master's in real estate from Columbia University, a doctoral candidacy and teaching fellow at Rutgers University in Urban Planning, and roles in the Gore and Kerry presidential campaigns.
"My father is good friends with Gore from St. Albans," says Keyes, whose great-grandfather on his father's side was Democratic Senator Morris Sheppard from Texas who championed Prohibition and women's rights. "My goal was eventually to work in Housing and Urban Development [HUD]. After those two losses, I planned to teach and research through my 30s. But academia, especially in our current political climate, was not as fulfilling as I thought. Building strong architectural projects is a way to make my mark and some money. Eventually, I will get back into affordable housing and giving back in some way."
Keyes' next project is already a major coup for him and New York. Working with Habita, a Mexican group known globally for designing and operating some of the world's chicest boutique hotels, Keyes will open a Mexican-themed, mixed-use hotel and condo project in a location below Houston St. on the East Side. Mexican architect Enrique Norton, who designed One York on Canal St. in New York and the Guggenheim in Guatemala, is an equity partner in the project.
"I want to make a unique statement and be part of the next big place," says Keyes, whose groomed beard and middle-parted hair give him the look of Al Pacino in "Serpico." "You hope it doesn't become something like what happened in the Meatpacking District, which had little thought and planning and became oversaturated with the same product, bars and restaurants. There should be mixed use there. And the Hotel Gansevoort is a mistake. I don't know how they got that built."
Slightly controlling, obsessive about details, and intellectually strategic, Keyes even wrote the copy for the One Seventh marketing materials. (I haven't met a developer yet who does that.) He prefers to focus on one project at a time as opposed to stretching himself thin and losing touch with the day-to-day decisions that these high-design projects demand.
"Scalability will be hard because for each project I'm looking for a specific art and message," says Keyes. "In any case, when you get bigger you lose control over certain levers, and I don't want that to happen."
Still, according to Thaddeus Briner, the architect for One Seventh, formerly of Rogers Marvel (and I.M. Pei's firm) and now on his own, Keyes is a very good client. "This was a dream project," says Briner. "It combined a really challenging site with an extremely progressive client. Those don't come along very often."

Grantley Hall
Grantley Hall is located in the city of Ripon in North Yorkshire, England. Originally a country house, Grantley Hall was built as a private home in 1710 by Thomas Norton and his son Fletcher Norton, 1stBaron Grantley. The house was extended during the 19thand 20thcenturies. Grantley Hall was used as a convalescent home during WWII, utilized as an adult education residence college under the ownership of West Riding County Council, and used as a training and conference center for the North Yorkshire County Council in 1974. In 2006, Grantley Hall was purchased as a private residence and then sold again in 2010 when it was converted into a hotel. The five-star boutique hotel has 47 rooms and suites, four restaurants, three bars, and a state of the art spa and gym. The interior has wood-paneled walls and an indoor swimming pool. The spa offers holistic and yoga practices, a sauna, a steam room, and a snow room. The Elite gym covers two floors and includes a cryotherapy chamber, altitude training, an underwater treadmill, 3D body scanners, and electro muscular stimulation training. The grounds boast a kitchen garden, a 1910 Japanese rock garden, a river with cascades, an Italianate terrace, a concrete pond with an island, an indoor/outdoor hydrotherapy pool, and a hot tub.

They adopted a new kitten called Chai!
Socks ate some Kibble of Life.
Jason and Kelly went on a date. Kelly then immediately died, causing Jason to have a conflicting line of memories about her dying, the date being horrible and then inheriting some money.
Hera turned into a teenager.
Jason rolled some wants about finding a new girlfriend, so he went on a handful of dates with downtownie Davina Cofield.
Hera spawned a social bunny that made fun of her while she was sleeping.
Hera tried to fix the computer and started a fire! She then caught the whole room on fire and died as a result! Thankfully, Jason used the genie lamp and brought her back to life (successfully; no zombies this time!)

After a couple of dates, Sawyer proposed to Chantelle and she moved in.

Rachael went to work pregnant and in her underwear...

James Norton interviewed by Francesca Babb. Condé Nast Traveller, January-February 2018 (full size 1, 2)
HE MADE HIS NAME PLAYING A TV KILLER AND A CLERGYMAN, AND IS DIANE KEATON’S PICK FOR THE NEXT BOND. NOW, IN THE REMAKE OF FLATLINERS, BRITAIN’S GOLDEN BOY IS THE LATEST RISING STAR TO HIT HOLLYWOOD
Where have you just come back from? Amsterdam. I was there with three good friends from drama school. We hired a boat, did the Rijksmuseum, and it was lovely. Before that, I was in Los Angeles for a month and managed to get out to Joshua Tree with another friend. We took a tent and some food to barbecue. Somebody had told me you have to dance in the desert, so we lit a bonfire and danced. Then we went and sat on a rock for hours looking at this crazy moonscape. It was the perfect leveller.
Where in the world have you felt happiest? ` When I was 18 I did the classic year out in South Asia, which must have filled my parents with tenor because it was back in the days before mobile phones. I lived in a mad little village called Bungamati, south of Kathmandu, for four months on my own. I was a theology student, and because of the mixture of Tibetan Buddhism coming down from the north and the Hinduism corning up from India, there was some kind of religious celebration every day. I got swept up in the vibrancy, colour and music of it all. I still have lots of friends there who Skype with me.
Name a place that most lived up to the hype ` Tibet. Everyone kept telling me it is the mountain of the world and even the sky is bigger there. Well, I thought it’s impossible to say a sky is bigger — the sky is the fucking sky — but then you get there and it’s true! It really took my breath away and I spent two weeks being dumb-founded.’
Describe a memory from a childhood holiday My great aunt and uncle used to lend my family this battered old tent, which we would take down to Cornwall every year and attach to our Passat. One year we misjudged the time it would take us to get home and we had to stop and put the tent up in the car park of a service station. I remember sleeping on the Tarmac, with these huge lorries driving all round us. That’s a very special memory. My parents are completely eccentric.’
Which is your favourite city, and why? I’ve recently been toying with the idea of moving to New York. It has great energy. But the problem is, whenever I do contemplate moving, I always come back to my passion for London. I love the weather, the seasons, and I cycle everywhere, so I fink all the parks and canals… I adore this town.
Describe your favourite view I grew up in North Yorkshire, and the view of Castle Howard from the top of a hill near my parents’ house feels peaceful and familiar. If life gets too much, I go and sit on that hill and calm myself down.
What do you pack first? A portable speaker for music. And, as I travel alone so much, a good book. I relish sitting in a restaurant reading. Some people hate it because they feel self-conscious and are worried it looks wanky, but I love it.
‘L.A. SPINS ME OUT. ITS SO POSITIVE. SOMETIMES YOU JUST WANT TO BE BRITISH AND SIT IN A CORNER WITH YOUR BAD MOOD’
Where did you go on your first holiday without your parents? Budapest with six school friends when I was 15. We stayed at a friend’s parents’ house and spent a week buzzing around, which was awful and joyous at the same time. We found a booze shop that would serve us and bought a bottle of Campari because we thought it looked nice, and then discovered it’s disgusting. We didn’t have a clue. I recall seeing a poster for a foam party on the side of a phone box, and spending so much money trying to find it. When we finally got there, it was one of the happiest experiences of my life.
Describe a holiday disaster When I was at drama school, a friend and I booked an all-inclusive holiday to Kayos for £300. We found ourselves on a coach with a very orange rep and 10 Glaswegian lads all pie-eyed pissed. It was very Inbetweeners. We had been feeling all high-brow and had packed loads of scripts. You can imagine the juxtaposition of these Glaswegians running around screaming and me and my friend reading Freedom by Jonathan Franzen.
Tell on about a great little place you know There’s a little restaurant in St Petersburg called Teplo, where we went a lot as a cast while filming War and Peace. It’s not pariticularly glam, it’s quite hidden away, but there are sofas in a snug at the back where we could chill, and drink nice wine and good vodka. It became a little sanctuary.
The smartest hotel you’ve ever stayed in? On paper, it’s the posh Four Seasons in LA, but actually I love places like Ham Yard Hotel in London and Crosby Street Hotel in New York where you’re made to feel so welcome. I also like the Midielberger in Berlin; it’s a bit of a cliche in terms of the hipster community, but it’s around the corner from the infamous Berghain club, which is probably why I was so in need of a good bed that weekend.
Sightseeing or sun lounger? I’m a rubbish sunbather. I can do about half an hour then I’m like, fuck this. I’m the guy who wants to jump off rock.
Who is the most interesting person you’ve met on your travels? I set up a theatre company in my early 20s and travelled around India and Nepal visiting schools. I met this guy, Baba Talakna. We would smoke his big pipe and sing songs. He was a mad, inspirational dude, although that might have been because he kept getting us stoned.
How do you relax? My family instilled in me the idea of a PBD — a Pre-Breakfast Dip — so if there is a body of water, I’ll be in it.
James Norton was speaking to Francesca Babb. He stars in `McMafia’, which will premiere in the UK on BBC One this winter.

« Joshua Norton had sailed into San Francisco Bay in 1849, at the age of 31, with $40,000 in his pocket. Within four years, he had increased his fortune to about a quarter million dollars. In another four years he was penniless. In a singular stroke of bad luck he had lost it all. He also appeared to lose his sanity and sense of reality at least as far as his own person was concerned. He disappeared for a time, then reappeared—much the worse for wear, and still without funds—proclaiming himself to be the Emperor of the United States.
Norton spent the rest of his life wandering the streets of San Francisco, making and enforcing his proclamations, selling his own private currency, and looking out for the best interests of his adopted city. [...] Despite the fact that he was merely a common man—a Jewish merchant from South Africa—and despite the fact that he was truly a failure in business, the people of San Francisco generally entertained his notions and played along with his fantasy. He had become a fixture in early San Francisco. From the day he sailed into the bay in the autumn of 1849, to the day he declared himself “Emperor of the United States" in 1859, until this cold, wet January evening in 1880, Joshua Norton’s life was an important part of the life and growth of the city. Although a pauper, the people of the city fawned over him. Bankers bowed to him. Politicians groveled. Business leaders gave him gifts. Later in his reign, even policemen saluted. He dined in some of the city’s best restaurants for free. He always had complimentary seats at the theatre, and he travelled gratis on the railroads.
On the morning following his death, the headline in the San Francisco Chronicle said it all: “Le Roi Est Mort” - ”The King is Dead.” It elaborated:
On the reeking pavement, in the darkness of a moonless night under the dripping rain, and surrounded by a hastily gathered crowd of wondering strangers, Norton I, by the grace of God, Emperor of the United States and Protector of Mexico, departed this life.
His death was reported across the country. Newspapers in Seattle, Portland, Denver, Cincinnati, Cleveland, and New York devoted a great deal of space to his death. »
— David St. John, An Emperor Among Us: The Eccentric Life and Benevolent Reign of Norton I, Emperor of the United States, as Told by Mark Twain

‘With face masks fast becoming part of everyday life in Victoria, it feels prudent to prepare for the same in NSW,’ Woolworths CEO Brad Banducci said (pictured, shopper wearing face mask at Woolworths)
‘With that in mind, we have updated our advice in all our stores in the Local Government Areas of Fairfield and Liverpool with a close eye on other areas as the situation evolves.’
A number of COVID-19 cases have been recorded in the area over the past few days, including the Thai Rock Restaurant cluster, in Wetherill Park, which has been linked to 52 cases.
A woman in her 40s also tested positive to coronavirus after attending five different church services around the area.
She visited Ausia Funeral Services, in Fairfield East, Saint Brendan’s Catholic Church, in Bankstown, St John of God Lawn, at Rookwood Cemetery, and Our Lady of Mount Carmel Catholic Church, at Mount Pritchard.
‘In these areas, we strongly encourage customers to wear a face covering when coming into any of our stores,’ Mr Banducci said.
‘This is the same guidance we have given to our teams working in store in these areas, and we have provided them with masks to wear.
‘We fully support all customers and team members who choose to wear a face covering.’
Suburbs that fall under the Fairfield local government area includes Abbotsbury, Bonnyrigg, Bonnyrigg Heights, Bossley Park, Cabramatta, Cabramatta West and Canley Heights.
The Liverpool local government area includes suburbs Ashcroft, Austral, Badgerys Creek, Bringelly, Busby and Carnes Hill.
A Woolworths spokesperson said while face masks were optional they would be strongly encouraged in ‘hot spot’ areas.

‘We continue to be vigilant of the risks of community transmission and are taking all necessary precautions to help mitigate the spread of the virus.
‘These include health screening and temperature checks of team members, social distancing prompts, the provision of hand sanitiser and enhanced cleaning services across all our stores situated in ‘hot spot’ areas.’

Georgian Bluffs continues push to permit airport development
Georgian Bluffs is continuing on with an attempt to have Wiarton’s urban boundary extended to include a portion of the Wiarton-Keppel International Airport in order to open it up for more potential development.
And at the same time council plans to work towards developing plans about what type of development could be realized at the facility in the future.
On Wednesday, council approved a motion to request that the municipality’s 2015 application to have the Niagara Escarpment Plan amended to allow for Wiarton’s urban boundary to be extended to include the airport, pending the completion of additional studies.
“It is something that has been going on for years, even when it was owned by Georgian Bluffs and South Bruce Peninsula together,” Mayor Dwight Burley said. “I think it is an excellent idea to have the NEC control taken off the airport because it is going to give the municipality a better opportunity to do what we would like to do within the airport boundaries.”
Council received a report from their senior planner Jenn Burnett asking for direction on how they would like to proceed with the application to the NEC. In March, the township received a letter from the Ministry of Natural Resources and Forestry asking to be advised on whether or not Georgian Bluffs wanted to proceed with the amendment application.
Burnett explained that the reason for the application is so that development control is removed and township zoning would then be allowed in the area of the airport property that currently falls within the NEC. This includes the area of the approximately 820-acre property where the terminal building and hangars are located.
Burley said he agrees that controls on development still need to be in place, and a proper business plan for the airport would direct uses for the property and subsequent controls.
“With the way it is right now with the NEC, part of their control is that it has to be airport-related,” Burley said. “We, for instance, could have a factory wanting to come in that could employ a lot of people and not really be airport-related. We need to have better control of what could be done with the property.”
He said he agrees with the NEC that controls on development still need to be in place, adding that any development at the property still needs approval by Transport Canada.
According to Burnett’s report, the urban boundary application was put on hold pending the creation of a strategic plan for the airport and confirmation of sewers being extended to the area from Wiarton.
There are currently no plans or agreements to extend sewers from Wiarton, which is in South Bruce Peninsula, to the airport. In 2017, council did approve a five-year strategic plan for the airport, but it wasn’t adopted by bylaw and no corresponding business plan was created, Burnett said.
“Generally when land is moved into an urban designation is because there are plans and policies in place that will correspond with the Niagara Escarpment Plan,” said Burnett.
“Right now we have a strategic plan for the airport. We don’t have a business plan. What we need to demonstrate is we have a plan in place moving forward for that property to develop appropriately. We need to justify the expansion of that settlement boundary.”
Burley said he is hopeful that council will allow for the municipality to develop a proper business plan to support the application to the NEC.
“We have several business plans, but not something that you would call really up to speed to be able to move the facility forward,” he said.
Georgian Bluffs has been the sole owner of the airport since it paid South Bruce Peninsula $600,000 for its 50 per cent stake in the facility back in 2015.
Since then, the municipality has been looking at ways to create revenue at the facility and make it more feasible, including by attracting businesses and development. A restaurant now operates there, while hangars have been built and leased out. Space in the terminal building has also been leased to local businesses.
Municipal officials have also expressed their desire for additional support from across Grey-Bruce for the airport, and have said all along they can’t run it alone. They are attempting to work with the upper tier levels of municipal government to create a regional facility for Grey-Bruce, but that has been moving too slow for some members of council, who are growing tired of losing money at the facility. In 2019, the airport was over $500,000 in the red.
Back in March, the town had planned to hold a meeting to discuss their options for the facility going forward, and to get feedback and input from local stakeholders, but that meeting had to be called off as the COVID-19 pandemic took hold. A makeup date has not yet been set.
Burley said that their new Chief Administrative Officer John Norton is set to start in early August and after he reviews the file, he is hopeful they will begin making progress again.
“The hope was to get everyone together to have a meeting of the minds face-to-face and when COVID commenced it stopped,” said Burley. “The whole idea is to have that meeting when we can to come out with a clear-cut direction on how we proceed to make this asset work for Grey and Bruce counties together.”
Burley said he is a firm believer that the airport needs to be a regional facility and that is the only way it can work. “We do need a certified airport in our counties and it is there, so we need to all work together to see how we can make it work,” said Burley. “A lower tier municipality like Georgian Bluffs can’t foot the bill for an airport of that size. It doesn’t make sense.”

Now, without further ado, here is Adrienne to tell us about eating like a Newfoundlander, and those photos I promised you.
Bread is the staff of life, so they say, but Newfoundlanders don’t limit themselves to a single fundamental like bread. Oh, no, m’dear. Newfoundlanders love their food, and I couldn’t write a book where half of it is set in Newfoundland, without talking about food (and drink, of course). If you visit, be sure to try bottled iceberg water!
In The English Wife, Florie is constantly cooking up hardy Newfoundland staples like Jiggs Dinner and stew and dumplings. Ellie, trying to navigate herself around her new life as a fisherman’s wife in a remote outport after the war, is faced with learning how to make salt cod and brewis (pronounced “brews”) with scrunchions.
So, exactly what are some of these local culinary delights? Jiggs Dinner is a favourite weekend dinner meal. You place a whole piece of corned beef in a pot on the hob with enough water to cover the meat. Cook for several hours until tender, then add cabbage, carrots, potatoes, swede, turnip… and boil. Then eat. I like mine with HP Sauce.
I remember growing up on fish and brewis as a kid in Newfoundland – I teethed on Purity hard tack biscuits – biscuits literally as hard as rocks, which, when soaked overnight soften into a dense bread which becomes brewis. Cooking up fish and brewis is easy – soak the hard tack overnight in one pot, and the salt cod in another. Change the cod water again in the morning and simmer until cooked. Then you heat the hard tack until it comes to a boil and drain it. Cook up some chopped onions and diced salt pork in some butter, add the flaked up cod and fry it all up with the brewis until golden. Believe me, this is very tasty.
Newfoundland is full of delicious berry plants, from red partridgeberries and orange, raspberry-like cloudberries to the best blueberries on the planet – tiny balls of blue deliciousness. You haven’t had a blueberry until you’ve had a Newfoundland blueberry. Here’s an easy recipe for Newfoundland blueberry duff (a steamed pudding):
Ingredients:
1 ½ cups (500 grams) of flour
3 tsp baking powder
½ cup (170 grams) sugar
½ tsp salt
½ cup milk (235 ml) whole or half-fat milk
1 egg
¼ cup (85 grams) unsalted butter
1 cup (340 grams) fresh blueberries
Preparation:
Cream butter with sugar, salt and egg with a mixer. In a separate bowl combine flower and baking powder. Add milk and the flour alternately to the butter mixture. Fold in blueberries. Note: If you use frozen blueberries, these will stain the whole pudding blue. Grease a pudding bowl with some butter and pour in the batter. Cover with greaseproof paper or aluminium foil tied with a string or held in place with a large elastic band. Put a couple of inches of water in a pot and bring to a boil. Set in the pudding bowl and cover with a lid, letting it boil for about 1 ½ hours. Be sure it doesn’t boil dry – add more water if necessary. Place the bowl upside down on a rack to cool for 15 minutes then slowly lift off the bowl.
Sweet Sauce:
Ingredients:
2 tbsp butter
2 tbsp flour
¼ tsp salt
1/3 cup (115 grams) brown sugar
1 cup (470 ml) boiling water
¼ tsp vanilla
Preparation:
Melt the butter in a pot. Add flour and salt and stir till smooth. Add brown sugar, stirring constantly. Remove the pot from the heat and add boiling water. Stir till smooth. Place pot back on the heat and continue to stir until it comes to a boil. Add vanilla and serve with pudding and clotted cream. Yum! A million calories but worth every one.
If you don’t have time to cook up a Jiggs Dinner or make a blueberry duff, just do like a Newfoundlander and grab a couple of Jam Jams and a mug of tea with Carnation tinned milk and a few teaspoons of sugar. You’ll be a Newfoundlander in no time.
