OAS = Old Age Security It’s a pension plan offered by the Canadian government that is one big pot that is paid into by everyone who pays taxes. It’s an amount of money you get based on years lived in Canada (not worked! That’s CPP or Canadian Pension Plan), that you will get when you turn 65. You can delay that to 70 if you want more money, but honestly, I’d take it now. The caveat is once you hit a certain income level, the government claws back these benefits. See chart. This made me laugh so hard. It was seen at Queen & Spadina in Toronto. The housing market is crazy. I mean, I keep remarking to my friends that I don’t see how anyone can afford a home without significant help. We are talking $500K minimum, closer to $1M for a “starter” home. An Urban Shed (literally a shed) between two homes in Little Italy in Toronto went for over $1M I think. It’s crazy because for a 20% down payment on a $1M house is $200K saved in cash. Just to save $10K a year is a feat for many. To save $200K, that’s 20 YEARS. Let’s assume you earn $60K. Let’s say you bring home $3820 a month. About $2K goes to rent, another $1K to living (utilities, food), and you’re left with $820/month. That’s barely $10K saved (it’s $9840), and you haven’t even saved for retirement, emergency funds, let alone FUN. So what to do? I have no answer. I’d tell you to look for a cheaper home or to move to a cheaper city, but these also take planning. You’re moving away from family, friends, and maybe you don’t want to live in the middle of nowhere. Maybe your job won’t let you leave the city, that’s also possible so now you need to move out, find a similar-paying job in your field in this city in the middle of nowhere, and you’re left with.. what exactly? This is why renting to me, is not that bad, all things considered. You can live downtown without having to pony up the down payment, get a mortgage, etc. It’s a lot. Do the FULL calculations please. Do not just say: Mortgage = Rent and go into insane debt for what is basically an urban shed. Don’t forget about the opportunity cost of not being in the market as well in your numbers. Compare: House + all its extras friends it brings along to the party. So let’s say that’s $3000 a month. Versus Renting ($1200/month) + The difference of the above put into the market ($1800/month) until your desired retirement age. That’s how I did the math before buying our place. We also didn’t anticipate the mortgage rates being so dang depressed, if not I may have taken a mortgage in hindsight instead & invested the rest of paying cash. Maybe. Who knows? I paid cash for my home ($300K for my half) as well because my freelancing is so sporadic that I could go 2-3 years without work in my worst case scenario, and I didn’t want to work unless I wanted to, big because I had to pay the bills. It was psychological security for me to be able to walk out of any toxic environment. So please do the math. In some cases, renting wins unequivocally. In other cases, you’re better off buying. In ALL cases you could also do the math and decide you want a house for emotional / personal reasons and you throw the spreadsheet out the window. That is ALSO okay as long as you make an informed decision instead of saying: Well this mortgage = our rent! We are being dumb not owning! We are just throwing our money away!!
