Infodump of research into the house Lewis Nixon had in Princeton which included Princeton Herald Social notices, his 1953 cigarette couch fire and phone directories because Mercer County doesn't have more than basic records online (deed transferred in 1969) , unlike Middlesex County who puts out.
11 Southern Way doesn't appear to exist outside of these articles. The development was built in 1947, found the real estate ad for that, but nothing about renumbering the subdivision or anything. 37 Southern Way does exist and appears to be the residence in the late fifties and is pictured in current day google.
TL/DR- still don't know if the newspaper changed house numbers for privacy (doubtful as Phone book has address too); if the neighborhood was renumbered, or what because I'm not going to Princeton to find out. Why did this matter? One line of fanfic. :)
Interesting note, back in the 50's you apparently listed your occupation in the phone book? He's a Mechanical Engineer.

What Mercer County Home Sellers Should Know About the Current Real Estate Market
By Cardwell Thaxton
What Mercer County Home Sellers Should Know About the Current Real Estate Market? There are many stages in life where the mindset of temporary housing or a rental phase makes sense. However, Mercer County home sellers should know that while it would have previously been the norm, these people are now more focused on finding permanent housing situations and increasing the number of buyers competing for homes in the real estate market Mercer County. Part of this drive may be due to many company’s business models rolling over into home-based work. Another phenomenon that has come to light, more wealthy investors are updating their investment plans to move with the market, making their second home purchases for retirement earlier than previously planned, increasing the shortage of available properties on the market.
Riding the Wave
Like a wave still rolling from the 2008 national trend of slowing new housing production, the backlog of completed units has yet to be met, let alone the surge in demand that has emerged since the pandemic. Low-interest rates are also pushing buyers into the market that may not have otherwise been able to afford as much housing. There is also a migration of buyers from high-tax states brought on by changes in federal tax guidelines, which means they can no longer write off their property taxes.
The National Association of Realtors reported in October of 2020 that there were fewer homes for sale now than ever. If no other homes were listed on the market starting now, there is just over a two-month supply of inventory available. There has also been a stall in the number of homes listed by sellers that would typically be making an upward move in housing, such as moving up from a starter home. Many homeowners choose to stay in place to see how they are involved and settle out before risking what they have in place. These factors have combined to create an epic seller’s market, with the surge in demand and shortage of housing units available, causing prices to soar. Read on to discover what Mercer County home sellers should know about the real estate market in Mercer County.
The Trouble With Bidding Wars
While a seller’s market may sound like a perfect scenario, Mercer County home sellers should know that bidding wars affect the real estate market in Mercer County. The problem comes when buyers bid above the amount the home will appraise while remaining below the typical 80 percent of the loan to value the mortgage. There is a potential to lose your buyers, should they find themselves in a bidding war. They may not have the finances to afford the higher monthly payments and a higher principle, let alone the additional cost of mortgage insurance. And may not have enough cash on hand to cover any shortage between the appraisal and the final purchase price.
What Goes Up Must Come Down
All good things come to an end. Housing prices had already begun to trend upward before the pandemic and continue to rise. Under the current conditions, most first-time homebuyers facing the rapid jump in listing prices cannot afford the average home. Mercer County home sellers should be acutely aware that the current rising price trend on the real estate market in Mercer County cannot continue indefinitely, and the real estate market may crash. Indicators are that foreclosures, which are on hold now, will rise among lower-income households. Around 2.75 million mortgages are in forbearance under the CARES act’s protection at this time, with approximately 10 percent of all FHA-backed mortgages more than three months behind on payments.
Avoiding the Risks of Selling
Avoiding selling for too long may mean that sellers miss out on this rare opportunity to strike while the market is at or near its peak. When it comes to traditional listings, a significant number of people simply do not want to take the risks of meeting with strangers to negotiate or do business. Many would prefer not to have showings during the pandemic because of potentially ill buyers walking through their homes. With stress already at an all-time high for many, the mere thought of the additional pressures of selling a home, especially when school and work are home-based, is too much to consider. Mercer County home sellers should know that there is another way to sell their home on the real estate market in Mercer County, by selling to a direct buyer like The Cardwell Thaxton Group.

Remembering the African-American resort town in Maryland founded by Frederick Douglass' son Highland Beach, Maryland, the oldest of the major black resort towns, was founded along the western shore of Chesapeake Bay in 1893 by Charles and Laura Douglass. Charles Douglass was the son of prominent abolitionist and nineteenth-century civil rights activist Frederick Douglass. Major Charles Douglass, however, was prominent in his own right. He was a retired officer formerly with the 54th Massachusetts Colored Infantry, the first black regiment established during the American Civil War, and a longtime Treasury Department clerk. Located in Anne Arundel County, 35 miles east of Washington, D.C. and a few miles south of Annapolis, Maryland, Highland Beach became the first African American-owned summer resort community in the United States. In fact it was established because of an act of racial discrimination. In 1890, Major Douglass and his wife were denied entry into a restaurant at The Bay Ridge Resort on Chesapeake Bay because they were African American. In response, Douglass entered the real estate business and began purchasing beachfront property directly south of Bay Ridge. After he acquired slightly more than 40 acres for $5,000, he began developing the property as a summer resort community by selling lots to family and friends. Among the earliest purchasers were Blanche K. Bruce, the Reconstruction-era U.S. Senator from Mississippi, former Virginia Congressman John Mercer Langston, former Louisiana Governor P.B.S. Pinchback, Washington hotel owner James Wormley, and Judge Robert Terrell and his wife, Mary Church Terrell. Robert Terrell was the first black judge in the District of Columbia. Charles Douglass also began building a large family summer house which he named Twin Oaks. Intended primarily as a retirement residence for his father, Twin Oaks soon became a gathering place for many influential African Americans who lived in the Washington-Baltimore area but who visited Frederick Douglass there. Much of the report commissioned by Gov. Phil Murphy focused on a number of business entities tied to South Jersey power broker George Norcross III, a fellow Democrat who fought hard to keep it from being disclosed to the public. Attorneys for the Camden insurance executive sought a temporary restraining order to block its release. But after a five-hour hearing earlier on Monday, Superior Court Judge Mary C. Jacobson in Mercer County denied the request. The report included a number of examples and exhibits that showed just how the deck was stacked in the awarding of literally billions of dollars in tax incentives by the EDA. In one November 2014 email attached as an exhibit, a vice president of real estate for Cooper University Hospital in Camden, where Norcross serves as chairman, sought information about a potential location outside New Jersey to use in an application for a tax incentive. “I think Center Square may be the right comp,” he said, referring to a location in Philadelphia. “Can you get me a term sheet for 120k sf? Quietly? No probability of us moving to Center Sq, so I don’t want to make too much noise...” The task force said the obvious reference was that the hospital executive, Andrew Bush, was seeking a “sham” real estate term sheet as evidence of its bona fide intent to relocate outside New Jersey, when in fact Cooper Health had no such intention. Other companies with Norcross ties also had issues with their applications before the EDA that did not come to light before determinations on their own tax incentive applications. The report said a simple internet search revealed that one company, Holtec International, had been debarred by the Tennessee Valley Authority, even though Holtec claimed it had never been debarred in its Grow NJ application. “Although such a debarment would have been grounds for the EDA to deny Holtec’s application for tax incentives, the task force found no evidence that the EDA discovered Holtec’s debarment,” said the report. Apparently unaware of the debarment, the EDA ultimately approved Holtec for a $260 million tax incentive.
Moments after judge rules, a state task force releases stunning report taking aim at political power broker - nj.com
Now we know why Norcross didn’t want the report to come out.

Understanding the Differences Between Hiring a Real Estate Agent in Mercer County and Selling Your House to a Professional Buyer
By Cardwell Thaxton
Understanding the differences between hiring a real estate agent in Mercer County and selling your house to a professional buyer can make a significant impact on the financial outcome of your sale. While those considering selling may instinctively follow the traditional listing method through an agent, it has become more mainstream to work with a professional buyer for the many benefits they offer.
Like New
if your house is in perfect or near-perfect condition, a traditional listing with a real estate agent in Mercer County may be able to gain you a higher profit margin on the sale. A professional buyer like The Cardwell Thaxton Group will take the time to listen to you and advise you if it would be in your best interest, given your circumstances both personally and financially, to work with a traditional real estate agent. This attention and consideration of your unique situation is a significant difference between hiring a real estate agent in Mercer County and selling your house to a professional buyer
Less Than Perfect
If your house needs repairs, a direct sale may pay more, especially considering you simply will not have to worry about making the repairs. Working with a professional buyer means working with a team of experts on hand from every real estate industry. By working with a professional buyer, this team of professionals enables them to purchase quickly by eliminating the need and expenses of professional inspections and appraisals and the legal risks surrounding disclosures. Walking away from repairs on the property is a substantial time and money-saving difference for you between hiring a real estate agent in L Mercer County and selling your house to a professional buyer like The Cardwell Thaxton Group.
Quick Closings
For those selling due to economic or personal hardship, skipping all of the listing processes rather than risk having a home stagnating on the market could mean all the difference between solving your problems almost immediately and financial ruin. If you have had to relocate before your home has sold, you may not be able to carry both properties for very long without sinking under the financial burden. These sellers save time and money by avoiding all of the red tape involved with a buyer that needs to qualify for a mortgage, which is a significant difference between hiring a real estate agent in Mercer County and selling your house to a professional buyer. An investor can close faster, and unlike a real estate agent, they can guarantee your closing date. Because of the freedom of working with a professional buyer like The Cardwell Thaxton Group, you could walk away with cash in hand in as little as 30 days and, in some cases, even less time.
Expenses
The average commission on a real estate sale is near seven percent or $7,000 from a sales price of $100,000. The profit you may have anticipated will be nowhere in sight as you continue to pay for all of the expenses of listing the home upfront out of your pocket, including any costs of the demands your agent may make for the prep and marketing of your home. Professional fees for appraisals and inspections, required for most buyers seeking to qualify for a mortgage with a lender, also come from your funds. An investor does not charge commissions or other expenses, which is an appealing difference to your wallet, between hiring a real estate agent in Mercer County and selling your house to a professional buyer. When you meet with a professional buyer like The Cardwell Thaxton Group, they will explain every step of how they reach their figure and come to a consensus with you on a price that you fully agree is a fair offer. And, the offer you receive is what you get at closing. There are no commissions or other hidden fees that come off of the top, leaving you with less of your hard-earned investment dollars after closing.
No Showings
For many sellers, showings are why they delay or even avoid listing their home, even if they are unhappy where they are. They simply cannot imagine allowing strangers to walk through their home, virtually or in-person. Still, others cannot handle any further pressure within their home, and keeping everything in showing condition at all times and working around everyone’s schedule can be stressful in the best of times. Skipping the headaches of showings is one of the most appreciated differences between hiring a real estate agent in Mercer County Township and selling your house to a professional buyer like The Cardwell Thaxton Group.
