That Adobe kerfuffle is a) from 2019, and b) about Third Party Extensions. Adobe licesensed some number of extentions from some third party developer (that I can't find the name of quickly - it's been five years) and bundled them into Animate. Said third party had some kind of Beef with adobe and canceled their license. That's why the email from adobe says you're at risk of lawsuits by third parties: The third party developer was being that petty, and the new version of Animate didn't include the extensions in question.

Hypnospace Outlaw Spinoffs
I've heard about Zane's Boomer Shooter spin-off Slayers X a while ago on Twitter and seeing as it is finally gonna get a spin-off makes me wonder what other type of games you could make with the rest of the cast. The Hypnospace Outlaw universe and characters are so good you could think up of just about a million game ideas with them. Heck, I can imagine a Squisherz monster raising sim with Rebekah where you have to care for the creatures while protecting them from Fundamentalist Christians that want to kill them all, or licesensed games of Gumshoe Gooper and The Chowder man.

Just finished Kid Eternity #11 and was amazed to find out Mr. Keeper has an evil twin brother who was sent to Stygia as punishment. Now I wish that there was an origin story for Mr. Keeper because I would really love to know how he became a ghostly gatekeeper guiding souls to eternity and what his life may have been like before it.

A Somewhat darker and edgier Fawcett Comics AU.
Skimmed through New Champion of Shazam #3 and they mentioned the missing people on the posters were homeless people who were trying to survive. Which made me think about a second Fawcett Comics AU where Billy stumbles upon a homeless camp where versions of the Fawcett heroes living there are trying to help everyone try to get a stable job and housing and they're nicknamed "The Squadron of Justice" for their street-level activism. (Not to mention Brian Butler did get fired from his job and had to literally travel across America searching for jobs alongside Pinky in Wow Comics.)

Here's a small cross over question, if Steve and Billy end up trapped in the Upside Down and somehow time stops, they're preserved at their teenage years, like Steve Rogers and Bucky Barnes in ice, then they make it to today's time as teenagers still, I know its not a huge gap like the 40s to 2010s gap, but if you think about the social changes (some places 🙄) between the 80s and 2010s, how'd they react? Favourite things, things they struggle with, etc, etc...I'm here for the long haul.
Oh now you're speaking my language! (Stucky being one of my other guilty pleasures but moving on lol)
I think they both would be very confused about the acceptance of LGBTQIA+, and the terms. It would give them an opportunity to further explore their sexualities and gender identities though, because acceptance of something you've been told for years is an abomination is sooo liberating.
Pronouns. Now, in English class we are taught pronouns, and Billy would probably just say "See, Harrington? I told you school doesn't teach you everything!" The way he sees it, the new gen is expanding what standard textbooks taught.
Billy would be excited to see a man wearing the same shade of lip gloss as him, sporting pierced ears and nail polish. He admires the way the man walks with confidence and purpose, and he tells Steve he wishes he could have that same confidence.
On the topic of openness... which goes hand in hand with toxic masculinity ( a truly suffocating thing), I'm going out on a limb and saying that they aren't used to this wave of therapy, and communication, or being in touch with your feelings.
But this means that they can try things that were forbidden back in their time. Dabble in painting, fashion, makeup... the possibilities are endless.
Now, going by canon, assuming Robin was an old friend (maybe she's a black widow in this crossover?) Steve isn't a stranger to same sex relationships.
Billy however probably didn't know much about his preferences with partners, only that it "was wrong" (shitty times 😒), and his father being a trashy h*m*ph*be, he's understandably a lot more cautious about this- he's relatively new to the conversation. But he's curious, and he's eager to learn more about himself. He has a lot of unlearning to do.
They would probably bitch about how everything is so much more expensive (like the movies, gas, etc).
Steve would want to embrace this new world, and enroll in classes to learn about what he's missed.
Billy wants to be open to learning, but his first concerns would be to find Neil. To find Max. Steve probably realized they were in a different time before he did, because all Billy could think about was Max.
Neil is six feet under, and Max is like 52 (I'm bull with math so 😃🔫). Married with Lucas, and they have kids.
Now that Neil is dead, Max and Billy can really fix their sibling bond. Of course Max is a lot older physically, so it's challenging because Billy is still preserved. So Max is more matured, but seeing Billy brings back the childishness she lost when she thought he died.
She and Lucas help him and Steve out with settling down. Steve wants to move in together, and for Billy, old habits die hard. He's still looking over his shoulder.
Of course the other members of the Party are contacted, and they greet both Steve and Billy with happy tears and disbelief. Dustin would be the first to believe their odd story, while the others would be skeptical.
Steve finds out that Nancy is really sick (she's basically Peggy Carter) and he's torn between past feelings for her (even though she married Jonathan 💀) and whatever feelings he has for Billy.
Billy would struggle with speeding, and racks up tickets like you wouldn't believe. He doesn't have patience for traffic, or student drivers. They both have to renew their licesenses and documents in general. Billy gets his license revoked within ten minutes of renewal.
Steve stays by Nancy's bedside, and Billy tries to be understanding. He tries to keep busy around their shared aparrntment. He attends family therapy with Max and Lucas, and has since decided on getting a therapist focusing on him specifically (it was Max's idea). Billy has a lot to unpack, and therapy can get draining.
Especially because Lauren, his therapist, tends to dig deeper than he's ready for, which sets him off. He doesn't like to be pushed to open up, and she doesn't understand that. He doesn't want to let Max down, though. The way he sees it, its payback for how he treated her, and he's a wuss, like his father said. He should be able to take some stranger poking around his past. And he has a lot of making up to do (his opinion). So he sucks it up, even though he cries at night (that is when he does manage to have a peaceful night's sleep).
When you don't sleep you get extra moody, and Billy falls victim to mood swings. He lashes out at Steve, who should just kick him out on the street and turn his back on him like everyone else has.
Billy eventually gets a new therapist after Steve gets pissed for him and gives Lauren a piece of his mind- which is a new concept for Billy. Usually people are pissed at him. Its kind of nice.
Steve wants to try new flavors of ice cream (he thorough regrets it, because he's just found out he's lactose intolerant).
When Nancy dies, Billy is there by his side, the way Steve has been since they woke up in 2017.
There are two beds in their apartment, and a pull out couch, but they always sleep together. It'd to the point where one cannot sleep if the other isn't close.
Billy thrives without Neil, truly thrives, and he's smiling more. He's learning to communicate when he feels down, or if he doesn't feel comfortable with something.
Steve still takes care of the Party, only he's not the old one anymore. They get stared at when they go out together, but Billy just stares right back at the judgemental pricks until they look away.
They go to theme parks (the "kids" always find a way to get Steve and Billy together somehow) and the Party brings their kids.
Billy is a little skittish around the little ones (he's not sure what their parents have told them about him) but once Mike and Wills four year old daughter Diana (a shy, quiet girl) takes his hand and tugs him to play a carnival game, he grows less uncomfortable, allowing himself to live in the moment. Especially because he can tell Mike is annoyed by the fact that Diana likes him more.
Steve has the freedom to look at Billy without having to be afraid for both of them. His pining is more obvious (just not to an equally whipped Billy).
They are men out of time, and they have all the time in the world.
Mad Max annoyingly reminds Billy, however, not to wait too long.
Billy insists Steve is just being... Steve. Sooner or later he will come to his senses, and kick Billy to the curb.
Steve has no intention of abandoning him, though. Because he's with him till the end of the line (I couldn't resist)

What Is Real Estate?
No, it’s not a trick question, and we don’t think you’re dumb. But this definition isn’t as simple as many people think, especially first timers. It’s not just the house we’re talking about here.

Pre-Qualification Vs. Pre-Approval
Many buyers don’t understand the difference, but it’s major.

Lenders give you an idea of how much you might borrow without your completing the formal application process. But they have not seen your credit report, and they have only your word about your earnings and assets.
We’re not calling you a liar, but mortgage underwriters often calculate income differently than consumers do.
You can do this “no guarantees” process in a few minutes by phone.
You’re only pre-approved after you go through the full mortgage application process, have your mortgage credit checked, and submit all the required paperwork.
When it’s done, you get a conditional commitment from a lender for a mortgage for a maximum amount. It includes a Loan Estimate of what your home loan will cost.
It’s best to have your financing pre-approved before you start looking. Real estate agents and sellers take you much more seriously when you can prove a lender will fund your mortgage.
Comparable Value Or Sales
Typically called “comps,” these are a comparison of similar size homes in the same neighborhood with similar features to home you want. This comparison also considers past or current home sales in that area or a similar one nearby.
Comparable sales are one tool for determining home values, so getting these from your real estate agent is important. They can tell you if the seller’s asking price is fair, too much, or a screaming deal.
Remember, even in a seller’s market, the seller’s asking price might be unrealistic. Comps confirm that.
Purchase Offer
When you bid on a property you want, you complete a signed “offer to purchase.” An offer contains the price you’re willing to pay, the property’s legal description and other sale terms and conditions.
The seller can reject your offer, or submit a counteroffer. Countering means they’re rejecting your offer, but are willing to negotiate a different selling price or other terms. You, in turn, can reject or counter that offer.
Eventually, you’ll either walk away or you’ll get an accepted offer. The offer becomes a purchase agreement once both you and the seller agree in writing on its terms.
Do your homework on offers and be ready before you make your first offer. Then, do what’s possible to make yours stand apart and get accepted.
Contingency
Some offers include contingencies — events that must occur to complete the transaction. Inspections, financing, and appraisal are all contingencies.
You can make an offer subject to selling your current home, or to your obtaining a certain kind of financing like a USDA home loan. There are others, and they are negotiable.
Contingencies allow you to back out of the contract if they don’t happen. When there are pending offers on a house, and the deal doesn’t close, contingencies are often the reason.
Some sellers don’t accept offers with contingencies, especially related to your securing financing or selling your home. Your real estate agent usually knows when that’s the case.
In multiple bid scenarios, sellers see offers without financing contingencies as stronger. If possible, you’ll want to avoid offers with contingencies in a bidding war.

Earnest Money
You’ll put down earnest money to show the seller you’re serious. Usually about one-to-three percent of the asking price, it binds the contract once the seller accepts it and buys time to get financing in place.
Earnest money may be refundable if you can’t complete the purchase, or it can be non-refundable. If you have a non-refundable deposit, and you can’t get your financing approved, you could lose your money.
You should your deposit back if the seller rejects your offer or backs out after accepting. Make sure the offer spells all this out.
If the deal gets done, your earnest money goes toward your down payment.
Appraisal
This comes after a purchase agreement is in place. It determines the value of the house based on a licesensed appraiser’s educated and objective assessment.
Appraisers prepare a written appraisal report justifying their opinion of the home’s value. They can value the property three different ways — by calculating the cost of replacing it, by comparing it to sales of similar properties nearby, or by the rental income it could generate. The sales comparison approach is by far the most common.
Keep in mind appraisers don’t inspect for defects like home inspectors do.
You’ll need this professional assessment to get your mortgage funded. Lenders base their loan amounts on the lesser of the sales price or the appraised value.
An appraisal contingency protects you by letting you out of the deal if the appraised value is less than the sales price. You can renegotiate or rescind an offer in that case. You can appeal an appraisal if you feel it’s too low.
Encumbrance
Anything that affects or limits the clear transfer of title to real property to a new owner is an encumbrance. That includes mortgages, easements (gives access rights to the property by someone other than the owner), tax liens or court judgments.
That’s why it’s important to get a title search before closing to find out what might be attached to that property before you buy. Mortgage lenders order title searches because they want to make sure they can sell it and recover their money if you default on the loan.
Encumbrances aren’t always deal breakers, but in some cases, it takes court action to remove them. In others, they’re a negotiation tool for a better deal.
Chain Of Title
This research determines who’s held title on a piece of real estate since the first title was issued, and who still does. This process determines whether any of those encumbrance described above exist.
You’ve heard the nightmare stories of about long-lost relatives who turn up with ownership interest in a house, foreclosures that shouldn’t have happened, or some other “cloud” or defect on the title.
That can include the property deed being incorrect and the seller not owning all the real estate they’ve put up for sale. That means a property isn’t clear for sale and you could lose what you paid for.
Even when the research seems to clear the title, you might want to get title insurance.
Title Insurance
There are two kinds pf title insurance — a lender’s policy, which you’ll have to purchase if you have a mortgage, and an optional owner’s policy.
The lender’s title insurance doesn’t protect you against a title claim that can cost you the house. So, you should get your own title insurance, which protects your equity in the house.
You won’t regret having it if some long-lost relative makes a claim on your abode, or that the seller didn’t have the right to sell it to you in the first place.
Conveyances
The act of “conveying” something means moving it or transferring it. And that’s what a conveyance is — a legal document transferring property from a former owner to a new owner.
Transfers of property are public record, and the conveyance is normally filed with the county government when you close on a property purchase.
Joint Tenants And Tenants In Common
Joint tenancy is one way for two or more people to own property together. This is common with spouses or domestic partners. The other widely-used type of shared ownership is tenancy in common.
Each joint tenant holds an equal share in the property to the others. All owners are on the deed, are responsible for the mortgage and usually must agree to refinance or sell the property.
With tenants in common, the shares can be unequal in size, and each owner can sell or transfer his or her interest any time.
Joint tenancy comes with “right of survivorship.” That means if one owner dies, his or her interest reverts to the surviving joint tenants, not the heirs of the deceased joint tenant.
Tenants in common can leave their interest in the property to anyone they wish.
Closing Date
You already know what this is. That’s the day when a home officially becomes yours. You sign a stack of paperwork, part with your down payment, pay all those closing costs, hand over the mortgage check to the seller. In exchange, you get the keys to your new kingdom.
Put in work between choosing your real estate agent and lender and your closing date. That includes know these and multiple other definitions.

Today’s mortgage rates depend on the type of home your purchase and how you plan to use it. For example, single family homes cost less to finance than condos, manufactured homes or ranches. And primary residences come with lower mortgage rates than vacation homes or rental.
Whatever sort of property you buy, however, you can get a better rate by shopping and comparing offers from competing lenders.
