hey i want to talk about how you should be promoting your work as an erotic author/illustrator
i'm writing this up because the marketing aspect of my work as an erotic author/illustrator is a science to me, and also because i'm the guy who gets unreasonably annoyed when i see other creators not properly advertising their work. you presumably want to make money off your work. this post will be written under the assumption you want to make money off your work but are doing a bad job at it. it will be very confrontational. if you read this and feel attacked you're right and i am attacking you.
this is geared toward selling erotic comics/writing/books/art as products. i will probably write more than one post about this subject so if i didn't touch on something you want to know more about, comment/send me an ask and i'll keep it in mind for the next one.
i will start with my first and least specific but most important point:
DON'T GET FUCKING CUTE
hi are you paying attention. i'm gripping you by the sides of your face. do not get fucking cute with what you are trying to sell. you are not a big enough property to get cute, nobody LIKES it when big properties get cute, and you are selling porn. you have to own this. you have to be up front about this. don't be tongue in cheek, don't be all teehee i wonder what this could be~, don't be secretive. you are selling a product. you have to fucking act like it. you are an adult selling pornography to other adults. i am GRIPPING your HEAD you NEED to understand this.
and to be clear when i say 'cute' i mean coy. i don't mean cutesy, as in the aesthetic. you can be as hello kitty pastel ten emojis a post uwu as you like when you're building your audience and generating hype. but when you start trying to sell, don't be vague, don't be sarcastic, don't mislabel your work as a joke and assume everyone is on it. because they're not.
you must always assume 75% of the people seeing the thing you are advertising have no fucking idea who you are. and that includes a huge chunk of the people who already follow you. they do not know who you are or what you've been working on for two months or why they should care about it. they just got here. somebody just reposted it. they are seeing it for the first time. most people are only looking at social media for a tiny chunk of their day. they are not keeping up with you. you cannot get cute about what you are trying to sell because nobody knows what it is until you tell them.
okay are you still with me. we are going to talk about clarity now.
YOU GOTTA TELL ME WHAT IT IS
good lord the amount of times i have gone to buy somebody's comic or book and had no idea what's actually in it or what it's about. who are the characters? why should i care about them? what do they do in it? what is the premise of this thing you want me to spend $5 on? why would you not tell me? i'm shaking you again. please i have to know what i'm buying i only have so much money to spend on porn.
porn, arguably more than any other genre, relies on knowing exactly what is in it. you do not want to surprise your readers with a kink they were unaware of! and on the flip side, you do not want to miss out on your target audience! if your book contains a hot spider babe laying eggs in an elf, you have to say so. not just so people who don't want to read about eggs know it isn't for them, but so the people who are egg crazy can see that and go "oh fuck YES i love EGGS here is my $5 and an extra $2 tip for catering to me specifically". a contents/features list is as much an advertisement as it is a warning!
as for re: who the characters are and why should i care, i'm sorry but you need to learn how to write sales copy. you have to write blurbs. you have to get good at the shit that goes on the back of a book. we all hate it but we have to do it. i want to know who the characters are and what the context is. i, personally, am not interested in contemporary stories as much as fantasy and historical. please tell me what genre this porn exists in so i know if it aesthetically appeals to me. pull some books off your shelves and see how they do it. hell man go look at mine.
while you're there, note that every single book of mine has a sample of what's in it. this feels like such a no-brainer to me but again! the amount of times i have gone to buy somebody's work and they don't show me what their work looks like! you gotta give me the first page or two! just enough that i know if i like the way your writing sounds, or the way you draw your comics! i don't know you! i am not going to trust that you're good at what you do just based on a cover. the cover is to get me to this step, it is not the only step. you have to show me that you're worth spending my money on!
to put it less cynically, you want to catch my interest. you want me to go 'oh i want to see more of this', you want me to go 'ahh i want to know where this goes!' you need to get me invested and craving more. earn my $5!!!
YOU HAVE TO MAKE IT EASY TO GIVE YOU MONEY
hey go look at your bio right now. go look at your pinned post. do you have a link to your patreon there? do you have a link to your itchio/gumroad/whatever? do i have to click more than once to get to the places you want me to go to give you money? why? why are you making me click twice? have we learned nothing from every website making you click an extra time when they make some stupid UI update and how much it pisses us off? i have already given up, i have forgotten you, i am not giving you my $5 today. put your links in the easiest places to get to them.
god literally as i was writing this post i went to go find somebody's itchio to see how they described their work and it was not anywhere on their profile. grabbing you and shaking you PUT THE LINK WHERE I CAN FIND IT. don't make it hard! make it easy! i am a dickhead sitting on the toilet scrolling, saw your post, and was interested enough to read further. but you made me go to your bio to find your linktree and oops i have already gone back to my timeline to look at the boobies in the next post. stop wasting precious bio space on DNIs and put your fuckin links there!!!
this is more for the twitter people, but: just put the link in the damn post. just say the word commission. just say it's for patreon. "wuh wuh the algorithm" it is not the damn algorithm it's that everybody hates advertising and nobody wants to retweet ads. putting slashes in the words doesn't do anything and you look like a fool. i have posted so much art that says it's 'a commission for ___" and it did exactly as good as any other art despite having the word commission in it. and by doing the slashes you just made it impossible for anybody to search your account for your commission information (which should be at the VERY LEAST in a post under your pinned tweet if you're not actively posting about them being open).
okay that went on a tangent i'm going to back to the point of putting the link in the tweet. put it in the first post. not in the first reply. don't tell them to go to your bio. put it in the post people are actually going to share. it's fine to put more information in the thread but people are only ever going to share the first post. so put the link there. you have to make it easy. putting links in tweets can hurt you algorithmically, even in the replies. so you're better off having it in the post that actually gets seen and shared. i don't want to open the tweet and scroll to get to your sales page where i ASSUME you will have put all the information anyway. put it in the tweet that just got retweeted by itself onto my dash!
also you have to share it a ton of times. i repost my shit every few hours when i'm trying to push a new product. as i said before people are not 24/7 looking at their timelines. they missed it the first time. they missed it the second time. they didn't get paid yet that week but they were after the eighth time and you reminded them again so they finally bought it. that i will still get sales every time i repost a book ad weeks after release says there are always people who missed it, or who only just showed up.
abandon your pride and shill. shills pay their bills. anyone who gets annoyed about it isn't giving you money in the first place. don't worry about looking like a sell out. don't apologize for plugging your own work. post about it often, post about it in different ways. post about it. post about it. you are not going to make money if people don't know you have something to sell them. if you want to make a career out of it, you need to act like it.
I DON'T HAVE A FOURTH POINT
kisses your forehead. i'm sorry for yelling at you. i've been making and publishing and selling adult art for the past two-three years and have got myself to the point where it pays my rent, and i got there by paying attention to what does and does not work.
please do your best to make money. i want you to make money.
as i said above i plan to write more posts on this subject, such as cover design, how to actually write sales copy, and best practices with running a patreon, but if there's things you would want to hear more about leave a comment or send an ask! i will probably be less aggressive on future topics. these are just things that have grinded my gears for a grip.

Whipple. I want to start watching NASCAR but I have no cable or any kind of sports streaming service. We're not really a sports family. D8 Can I see anything on Youtube or whatnot? (I recently listened to my NASCAR fan uncle explain the mechanics of a race and I was surprised my attention stayed and I fully understood what he was saying. 😂 That's gotta mean something.)
I am always in favor of people getting into NASCAR! This coming weekend is the first week of the 2023 Playoffs Season, so no time like the present, I say!
NASCAR Classics
As this year is the 75th anniversary of NASCAR, they just opened up a massive library of archived race footage, with what they believe are the Top 75 Races of all time pulled out and highlighted.
YouTube Full Race Replays
Pretty quickly after the race (I want to say the day after), NASCAR puts the full replay up on their YouTube channel. These are kind of hard to follow because they're raw camera footage and don't include any of the graphics (displaying the running order, for example), but is also a great resource. They take the commercials out, though, so you get to see what the cameras were looking at while the TV was playing Wendy's ads!
Live, Real-Time Race Broadcasts
Live, real-time race broadcasts are hosted across a variety of networks. The first half of the season airs on Fox and FS1, and the second half on NBC and USA. Personally, I access it through a SlingTV subscription that I've made the decision to pay for, though if it didn't cost $30 more per month I think paying for Hulu Live TV would be better.
MRN (the Motor Racing Network) also streams (for free!!) live radio play-by-play for races, which you can access in a number of ways, among them the NASCAR.Com website, the NASCAR app, and probably MRN's own website as well. You won't get the picture, but the MRN announcers and commentators are EXTREMELY good at what they do, and generally agreed to offer much better race commentary than what's on TV, even if it doesn't come with a visual. There are people who watch the race on mute with the MRN coverage playing instead!
Supplementary Media
Fox and NBC both host regular weekday NASCAR TV programming (talking about the season, drivers, etc.), and they upload the audio of these shows up as Podcasts for free. If you're interested in learning more about how racing gets talked about, and the personalities that shape it, this is a great free option, as well!
Fox creates a "Radioactive" segment every Tuesday that they put up on YouTube that offers race highlights and snippets of team radio during the race--these are a great recap of a race and can often be pretty colorful/entertaining/even iconic.
NASCAR has a surprising number of really solid journalists, who produce both paid and free content online. Matt Weaver, Jeff Gluck, Aaron Bearden, Dustin Long, and Nate Ryan are all solid reporters, and refreshing voices in the face of a lot of clickbait and uh, poor journalism. XD
She's not officially a NASCAR journalist--she is a regular journalist who likes NASCAR--but Matt Weaver's partner, Cassie Fambro, also tends to be a solid source of NASCAR commentary on Twitter.
--
Definitely feel free to drop by and talk about things you're enjoying, ask any questions you might have, react, etc.!! Welcome to NASCAR!
#and i'll say that as with all media there are ways of finding other streams online#asks#real racing

for the writer ask
💭🚦💛 💌
💭 What inspires you and your writing?
this is a real marketing major-ass answer (from your local marketing major), but i love sharing knowledge and telling stories. writing’s one of those things that’s a bit of a compulsion for me—i’m always writing something. i took a five-year break from fiction writing before i stumbled ass-first into fanfic last year, but even in those years when i was focusing on my career, i was writing guides and trainings and a ton of other stuff—just not anything fun, lol.
writing is also so cathartic. sometimes i set out to tell a specific story, but at other times, a particular emotion gets me in a vice grip and i have to put it to words before it’ll go away. my stories tend to wind up as emotional dumping grounds as a result.
i don’t write things pulled directly from my own life, but there are bits and pieces of myself and things that have happened to me scattered throughout stuff i’ve written, and usually when i’m about 75% of the way through a piece, i’ll realize it’s absolutely related to something i’m currently going through. funny how art works that way, even when you don’t intend for it to.
and occasionally i just have a fire lit under my ass about an issue and i get so hot about it that i gotta compile my thoughts. looking at you, silver snow
🚦 What sort of endings do you prefer to write: ambiguous, bad, happily ever after, etc.?
look, i would love nothing more for them girls (pick whichever girls you please) to have a happy ending where they kiss and are stupid in love for the rest of forever. i love reading those kinds of stories. but in my heart of hearts, i love an ambiguous ending. i like when there are still questions after the story ends. i like thinking about where things could go or how the characters will go on after the events of the story. like, shared space could be read as having a happy ending, but i don’t really think it is. and with the victors; the vestiges, well. you’ll see :0)
come to think of it, i’m not sure i’ve ever written a happily-ever-after, but i don’t think i’ve ever written a 100% bad ending, either. i read too many bury-your-gays stories and watched too many sad european queer coming-of-age films in my youth to ever be happy putting that kinda thing out into the world. i want to write about love with all its ugliness, but not despair or hopelessness. i think what most appeals to me about an ambiguous ending is that lingering feeling of hope. it’s not the same as the kind you get from a happily-ever-after, and something about it speaks to me.
💛 What is the most impactful lesson you’ve learned about writing?
honestly? how to take criticism. i took a creative writing class in high school where we had to read our work out loud and then receive feedback on it from the other writers in the class, and that did a lot for me. going into that class, i’d already been writing for forever and had won some little local writing contests and such, so i was a wee bit of a pretentious douche. but i’d never gotten real critique before beyond, essentially, spelling and grammar checks. it humbled me lol. it made me grow so much as a writer, and i could see where i needed to improve or where my head was wedged way too far up my own ass for others to follow. it also helped me recognize strengths i didn’t know i had, and that was huge. it’s easy to get into a self-doubt spiral when making creative work, and good, constructive criticism can do so much to help avoid that.
to this day i love critique. i like knowing what worked or didn’t work so that i can continue to improve as a writer and do better next time. did my themes land? did something really work, but another part fall flat? i’d love to know!! i try to treat everything i write as practice for the next thing, and frankly that’s helped take some of the pressure off so i don’t go into total Perfectionist Mode.
i know critique is kind of a sensitive topic in fan spaces, but i think that’s because a lot of people have gotten unsolicited criticism that is purely critical and isn’t constructive. but getting good, constructive criticism will do so much to help a person grow as a writer. it’s scary, and sometimes it hurts! writing is very personal for most people, and it stings when things aren’t received the way you think they will be. but i know i’ve grown more from having my failures pointed out (and, very importantly, having the good things about those efforts acknowledged) than anything else.
💌 Is there a favorite trope you like to write?
actually Just answered this in another ask!
#sterge.eml#foxyjeongin#thank you for playing my little game and letting me talk about stories (and about me lmao)#sorry this is kind of a long post#i talk too much#i think i sound pretentious in this ask whoops. sorry#unfortunately i kind of am. i’m working on it.#… i guess the short answer to that first question is ‘emotions and mental illness’ lol#if you follow me on twitter (not recommended as it’s just me complaining about the weather and not being able to ride my motorcycle)#you know that every time i bring up my writing in therapy my therapist rocks my shit by revealing the story is#in fact.#NOT about what i thought it was about#or more accurately it’s ALSO secretly about whatever’s going on with me in real life lmao#y’know what’s really fun? looking back at something you wrote in a manic or depressive episode and going ah. hm. interesting.#the signs were. in fact. there.#(this is in fact not fun and i don’t like it. but it always happens.)#everything i write is accidentally Also about being bipolar. no getting around that#i tend to have issues organizing my thoughts and feelings to even figure out how tf i’m feeling#(forget making any attempt at doing so verbally. i have chronic foot-in-mouth disorder and accidentally say shit i don’t mean all the time)#but writing stuff down has always helped me sort through whatever mess is going on in my noggin and i love it for that#learning how to take critique is my no. 1 piece of writing advice but no. 2 is to read#read the classics. find out why they’re classics. read weird shit. read shit you don’t like. find things you like about em anyway.#and importantly: figure out WHY you do or don’t like it#it’s funny to re-read a book i haven’t read in a long time and discover OH. that’s where i get that technique from.#or that’s where i got that idea. or that’s why i had X thing happen in this story.#or why i like this type of character or scenario#nothing’s truly new and original#we’re all an amalgamation of influences and that ruuuuules#celebrate it!!!

More Encanto Headcanons!
I can't stop thinking of scenarios and I gotta dump em out on you guys lol
Some of these aren't mine and I added onto some of them because I loved them so much <3 A few of them came from a hilarious discord discussion and I had to include them because they were just too good
Also here are my previous family HC's and Bruno & Antonio HC's!
Okay, here we go!
Dolores and Agustin have their own book club. They sit at the dinner table every Friday and chat and drink coffee with each other :')
Julieta caught Bruno trying to steal salt from the kitchen once he came back. She was NOT having it. "So you're the reason I'm always out of salt? Stop this." *flicks him in the nose*
Luisa goes to bed earlier and wakes up in the morning before everyone. Gotta have time for the workout sesh. I feel like she's VERY disciplined in everything she does
Felix and Mirabel are dance partners. Whenever a certain song comes on, their eyes immediately shoot to each others' and it's over. Not a word is spoken, they already know lol
Antonio LOVES being held, specifically by Luisa, Felix and Bruno. Especially when he's sleepy :')))
Bruno LOVES holding him. He used to hold all of the other kids all the time when they were small, and he missed it dearly. Years passed, they got older, he left. He's back and there's yet another hold-able baby, so he takes every opportunity when it presents itself. <3
Julieta snores (I think I saw this somewhere, but I don't remember where--if I did and this is someone else's HC, I wholeheartedly agree lol)
Camilo and Dolores rarely fight. They used to when they were younger, but now they're attached at the hip.
They have SO many inside jokes that they throw at each other, especially in group settings. Everyone else is always confused, while Dolores and Camilo are just giggling like idiots
Felix can cook, very well. Whenever Julieta has a bit too much on her plate (ha) Felix is always there to give her a hand
Isabela is one of those people that LOVES popping pimples. She sees that you have a blackhead and she lights up. "PLEASE let me pop it, it's literally calling to me"
Bruno makes up little songs to get the kids out of bed if he wakes up before them (This one is @rinnysega's <3)
(This one is kinda going off of @7official7spacekitty7's HC that I loved) Bruno hates sneezing because he gets an involuntary vision every time he lets one go. So he's learned to fight them off pretty well. 75% success rate lol he can't catch all of em in time
He'll be hanging out with someone and then randomly start contorting his face and whoever he's chilling with would be like "uh.. are you okay? You having a stroke?" and he's like "No, h--hold on gimme--a--gimme a second--phew, okay I'm good"
All of the kids have a special little gesture they do with/to Bruno whenever they see him.
Dolores taps him on the shoulder whenever she passes by him throughout the day and he always taps her back whenever he walks by. It's a never ending tap battle that's been going on for years. They started doing it when Dolores was about 8, and it continued until Bruno left. Bruno initiated the first tap when he came back, and the battle picked right back up where it left off <3
They also whisper talk to each other (This one is @cheetee's and I fell in love with it)
(This is also @cheetee's that I loved) Camilo and Bruno have the stupidest, most elaborate handshake/high five lmao
(@sionnaach chimed in with this bit and I love it) Camilo taught it to him because he saw that Camilo and Antonio had one and wanted in. Now it's the only way they greet each other and it keeps getting longer and more ridiculous lol (it's funny because this actually goes along with my HC of Bruno and Antonio having their own ridiculous handshake lol)
(This one is @dancingmantis’s) Mirabel and Bruno hip-check each other. It tends to get aggressive at times lmao someone always ends up on the floor or leaning against a wall or table, in pain
Isabela always makes it a thing to sprout one single little flower and sneakily lay it on Bruno's head or hide it in his rauna hood. He always finds it later and is like "How does she keep doing this??"
Luisa always pats him on the head. He doesn't mind at all lol
Antonio and Bruno boop each other on the nose frequently
Bruno can't nap in the living room hammock anymore because Camilo flips him in it so fast he cocoons him (This one is @prophetic-hijinks that I cracked up at)
(These next 2 are @dancingmantis's) Luisa used to carry Bruno around as a child to get stronger. Bridal style, over the shoulder, everything. He was game at first and then started regretting it lmao
All the grandkids regularly dogpile him just because. He loves it <33
That's all folks! Hope you enjoy! And thank you tagged friends that contributed to the list!
#all of these boost my serotonin immensely#so many ideas#my storyboard brain is going NUTS#so little energy and time#my headcanons#text postsss

72. “I don’t think I’ll ever stop wanting to learn things about you.”
((75 random dialogue prompts - send some in!!))
--
"I used to eat mud as a kid," Barry said, unprompted. Lup hadn't even realized he was still awake. She blinked a few times, trying to process the words, and then turned over to face him. He was staring at the ceiling of their room, his hands on his stomach, definitely not asleep at all.
"Yeah?" Lup asked. "Was there a reason why or?"
"I think I wanted to be a worm?" Barry said, glancing over at her. He seemed ever-so-slightly distressed by this, but his eyes were crinkled at the edges like he was reliving in the information as well. "I don't really remember. It was a long time ago before we left and now it's like... woosh. I'm- I'm very old."
"Taako and I used to make potions with mud n' stuff. Like, get some dirt, get some water in there, add some leaves. I think that's what convinced Tía to teach us to cook, actually."
"But that turned into something productive," Barry said, rolling over completely now to face her. "My mom stopped letting me go into the backyard because I'd just start shoveling dirt into my mouth." Lup laughed a bit at that and Barry shook his head. "This is serious, Lup."
"I bet you were a-dirt-able," Lup said and Barry groaned, covering up his face with his hands. She laughed again and to his credit, Barry was grinning when he peeked out at her.
"I don't know how I planned on becoming a worm past the 'eat dirt' part," Barry admitted. Lup let out a fresh set of giggles, bowing her head against his shoulder. "I remember crying because I went to bed and didn't wake up as a worm."
"Gotta be honest," Lup said, her shoulders shaking slightly from the effort to get this sentence out. "I'm very glad you didn't turn into a worm. That'd be- that'd be wormisome." Barry wheezed. "Get it? Worrisome, worm-"
"I get it," Barry said, laughing so hard that he had to pull away from her. "I love you so much, Lup, you're the light of my life-"
"The worm of your life-"
"That doesn't even make sense!" Barry cackled.
"That's all I got," Lup said. Barry had to wipe a few tears away as he settled down. She moved her way back into his arms and said, “I don’t think I’ll ever stop wanting to learn things about you.”
Barry responded with, "I think becoming a lich fucked up my ADHD meds." Lup pressed her face against his shoulder again, trying to muffle her laughter. "That's- this one's not a joke, actually!"
"I love you," Lup said, finding his hand and squeezing it with her own. She bit her lip in an effort to stop laughing. "We'll fix it tomorrow."
"Tomorrow," Barry agreed, pressing a kiss to her head. He snorted from above her, sending himself into another round of giggles. Lup both dreaded and looked forward to the joke he was about to tell. "Hey, Lup?"
"Yeah, babe?"
"You're-" He cut himself off, bringing a hand up to his mouth. "You're very worm right now."
So they weren't sleeping tonight, Lup figured.

*ahem* you just know I always gotta ask for my boys Childe and Zhongli with ask games 😳
C, D, K, T owo
And I am always willing to scream about them, so I appreciate any and all asks sent my way~
C - Chase: What are their chances in a chase, both as a lee and as a ler?
Childe wins on either side, man's got long legs and hella stamina. Plus, the added reward of getting to wreck Zhongli, or avoid his own ticklish fate, is always motivation enough to spur him on. However, I do think Zhongli could win if he really tries, but most of the time he doesn't. He doesn't mind being tickled, and, on the other side, he knows Childe wants it enough that he'll eventually let Zhongli do it anyway. Also, Zhongli doesn't like running, which is very fair of him. I'd say the chances for both Childe & Zhongli are probably 75% to 30%.
D - Death spot: What is their most ticklish spot?
Childe's is some combination of his hips, sides, and stomach, like, that whole area is a kill zone for him. For Zhongli it's his underarms, but he also routinely forgets about it and will fall for every variation of the "hold your arms above your head for me" trick.
K - Killer Move: As a ler, do they have special skills to use against their lees and drive them crazy with?
Zhongli learned that if you take your thumbs and dig them into that divot on the hipbone on either side and then gently vibrate your fingers, it drives Childe up the wall, he'll be fucking shrieking. So naturally he does it all the time. Childe on the other hand discovered that feinting where you're gonna tickle works really well on Zhongli because he never expects it no matter how many times in a row he does it.
T - Teasing: Their favorite methods of teasing their ler/lee?
Childe is a brat about it if he wants tickles, constantly showing off spots and being annoying. As a ler, he loves teasing Zhongli about the depth of his sensitivity, and how cute it is that even the gods can't protect themselves from something as silly and human as tickling.
Zhongli inadvertently ends up teasing Childe, on either end. He'll ask Childe to tickle him, and hold still so he can, and compliment him afterwards on being being so skilled at tickling, and Childe goes completely red because no??? Stop?? You're the one who's supposed to be flustered not me?? As a ler, he'll just point out super obvious things, like how much a certain spot seems to tickle, or how adorable whatever sound he just made was, and Childe strangle him to get him to shut up if he himself wasn't laughing his head off.
[Send a character + letter and I’ll answer with my hcs]

So. Dndads. Best dad? Best ‘saving the kids’ arc? Best anchor arc? Worst arc? Who had the most development?
oh man so there's "best" and there's "favorite" which feel like two different things. Both are gonna be subjective, but "best" refers to what's fitting the definition of "good" and "favorite" is what I will take for all it's trashy corners because it hits all the right trope buttons for me
Best Dad: Darryl. Henry's a close second, but his baggage holds him back. Darryl is affirming to his kid, they have a relationship based on both love and respect, they're actively adjusting boundaries and learning to listen to each other. Does it help that Darryl came from the most stable home and has the least complex relationship with his kid? Absolutely! But Darryl was even able to dad the twins. That's a feat all on it's own. Favorite Dad: Henry. He's just... so much???? And just always trying to be a good person??? He likes hugs and complimenting his friends??? You all most know I'm the biggest sucker for that. Sure every other dad fact is a crime against mankind and an embarrassment to our species but he's only 75% (give or take) human anyway! ...his cool backstory is like 1000 bonus points. [Slaps hood of Henry] you could fit so many AUs in this
Best Kid-Saver Arc: Tower of Terry. It's got the hahas. It's got the tears. It's got subverting Anthony's plans and then picking on him relentlessly about it. This arc contains multitudes Favorite Kid-Saver Arc: Lord of Chaos. Cause its freaking hysterical. Don't get me wrong, Tower of Terry and Forknights are close in the running. You guys KNOW I ADORE Tower of Terry. Obsessed over it for two months. But Lord of Chaos is what really hooked me in the first place and I could listen to that thing on repeat its just so funny
Best Anchor Arc: Football. In terms of having a structure, being hysterical, having a clear and developing emotional arc, and a full sense of closure at the end? Football, hands down. Favorite Anchor Arc: Oakvale. You may be sensing a pattern here, but this one was actually really hard. There are parts of this arc that drag and I know a lot of my enjoyment of it just comes from the Drama and the Lore and the Beary-Warning-Henry-30-Episodes-Ago-That-If-He's-Not-Careful-They-Could-End-Reality-Hope-You-Don't-Forget-About-That-Subplot-For-The-Mental-Health-Metaphor-It's-A-Spectacular-Metaphor-But-He's-Really-Not-Lying-This-Time
Worst Arc: This is really really really hard. Also the most subjective on all fronts so I'm just combining "worst" and "least favorite". Because every arc has something going for it. And I hate that I'm sitting here trying to decide between Battle Axe of Hatred and Foster Dad (which I guess is what I'm calling Jodie's arc, after the trial ends), because they're both "Glenn arcs". Glenn Close had development (fight me*) and both of these arcs got something done, but... Y'know, I think I gotta go with BattleAxe. This doesn't mean I think it's bad! It did what it was supposed to do, it established Glenn and Nick's relationship dynamic! Glenn didn't have to grow or change in his first arc, Henry certainly didn't! Ron was ahead of the curve! Battleaxe, I think, suffered by the same moment that made it iconic, and I wouldn't change it for the world, it's just not an arc I revisit much. Foster Dad was incredibly long and kinda all over the place, but every individual episode was a riot and Jimmy was a delight. Every other arc is helped by either having an off-the-wall premise or something really emotionally potent. BattleAxe is honestly pretty straight forward DnD. And it gave us Paeden I would trade it for nothing every arc in this show is fantastic.
Most Development: Darryl Everybody developed (fight me*, episode 1 Glenn would not say any of the things episode 68 pt2 Glenn said), but two of the hardest things for a person to do are acknowledge their own insecurities, take on perspectives outside of their own, and ask for help. And Darryl did all of those things. Every single one of these dads has come so far. None of them are who they were when the show started and I'm so proud. I land the pin on Darryl specifically because I feel like Henry and Glenn still have some work to do and Ron kinda had a head start. Not to say we aren't all improving and changing constantly, but in terms of moving from one major stage to the other, Darryl is much more polished off.
tl;dr yes
*but like you don't have to. If you don't agree that's fine

Hey fellow mutual!
First off I hope you're doing well! I often see your posts and they make me very happy and often give me good uplifts, so thank you very much for the little you do, even if it's not a big thing and we've never officially spoken (though I am a HUGE fan of OSAS! I gotta do more fanart of it tbh lol).
Speaking of OSAS, this ask is in no way pushing you to "work now work now," I was just wondering when or if you had plans to bring OSAS back! It's a genuinely fun story that follows Colosseum pretty closely with some fun twists, and I just really enjoy your take on it. It's highkey my headcanon.
Again, please don't take this as a "You Nust Write cause I'm asking you to," I'm not, I very much understand you have to do your own life first and foremost. And obviously writing is a long process! I was just wondering when we might see an installment, and let you know that I do genuinely enjoy your artwork. It makes me happy, and gosh I hope it makes you just as happy.
Again, thanks for all of the fun content and for popping into my life every now and then with your content. The new kittens are super cute and I love that they're basically Neo and Novo lol.
Okay FIRST OF ALL, I need you to know that this is live footage of me after reading this ask:
But seriously, your ask has made my whole week. Maybe my whole month. Bless you, I love and adore you. 😭
To answer your question, I ABSOLUTELY have every intention of continuing OSAS. I know it’s been quite a while since my last chapter—there are many reasons for the delay, the main ones being a severe loss of confidence and hardcore general burnout that took me quite a while to recover from.
I am still building my writing confidence back up, and I’m still learning to pace myself with all my projects so that I don’t burn out like I did last fall—I’m not perfect at either one, but I’m in a much better place than I was a year ago! Slow and steady progress.
The next chapter of OSAS is fully outlined and more than halfway done! And the chapter after that is fully outlined. My goal is to outline at least the next four chapters by November, so that when NaNo hits I can just GO TOTALLY NUTS WITH WRITING. >:)
With that said, while I hope to at least finish and publish the next chapter by November, that’s probably the only update you’ll see from me until then, since right now I am pouring a ton of energy into Inktober and pacing myself there properly so I won’t be too burned out to participate in NaNo. (Which happened last year, lolwhoops. 🙃)
My ultimate goal is to get back into a regular writing routine like I used to have, and I’m at least hoping that NaNo will be just the kick I need. But regardless of what happens, you can be assured that I will never, NEVER give up on OSAS. This project is dearer to me than any project I have ever done before. (And that is SAYING something because I am a person who often juggles about 75 projects at once, ahahaha.) Completing OSAS is one of the most important personal goals I have set for myself, and even if it takes me years, I am SET on achieving it. 💛
Thank you so so much for the ask—if anything, this has given me a GIANT BOOST of motivation, which I can always use more of! (Also, confession time, I totally go back and look at your fanart sometimes for a pick-me-up. 😭 I TREASURE IT MORE THAN YOU’LL EVER KNOW.)
Thanks again, and I hope you’re also doing well! Feel free to send me asks any time. 🥰

Tfw it’s like 6am and your penpal shows up at your hotel room but he’s like partially a demon and also won’t stop smiling????
Hi again Allison we’re all Very Normal
[BatIM Call of Cthulhu Masterpost]
ANYWAY HAVE SOME, OUT-OF-CONTEXT QUOTES for Session 6!!
[Sammy is played by me, Joey is played by Boo (inkyvendingmachine), Henry is played by Maf (inkcryptid), Jack is played by Mochi (whatyouwantedmetosee) and Thren (haunted-hijinxer) is our GM!]
[GM] You said you were there for... inSPECTION?? [Jack] In hindsight, that must've been a HECK of a Fast Talk considering half the group is in pyjamas.
[Henry] It wouldn't be the first time someone tried to sacrifice Henry.
[GM] *about Sammy's sacrifice attempts* He was very polite about it. [Sammy] Yeah, he was! [Henry] He was very polite, he gets points for politeness. [GM] And then he got yelled at, so unfairly! By someone. [Sammy] And then melted! So everyone was on the whole very rude about it. It's your own fault he's like this now.
[GM] We'll say it's ajar, how about that? [Joey] Oh, I thought it was a door.
[Sammy] You can spend Luck!! [Jack] Do I want to use Luck points, though? Here's the problem, I'm the person who finishes the JRPG with twelve thousand healing items, and has used TWO. [Sammy] Here's my counterargument: if your Luck gets really low, you start failing Luck checks, and bad things happen to your character. [Jack] ...that's a perfect counterargument, I'm going to do it.
[GM] You both spot the hat with the press card! Lying on the floor, over by one corner of the sliding doors. [Jack] Oh that's BETTER than taking sanity damage! [Sammy] EMOTIONAL DAMAGE!
[Joey] There's another jug of space juice. [Sammy] I don't want space juice!! I WANT PAINT.
[Henry] *tired* Hey, Sam. [Sammy] What providence, my little sheep! [Henry] ...Good to see you too.
[Sammy] Go into the other room and introduce yourself! [Joey] With two hats on. [Sammy] ASSERT DOMINANCE!
[Jack] Jack is going to take the hat. He's going to have, uh, at least one emotion. [Jack] Maybe more [Jack] Imagine
[Joey] Joey is immediately going to clamp his hand onto Sammy's shoulder, and ask him if he can feel it. [Sammy] UHHH? His... hand...? [Joey] Not-- No, the stone. [Sammy] OH
[Jack] Jack, how are you going to communicate this if one of your hands is taken up by a hat? [Joey] Interpretative dance! [Sammy] Put hat in elbow while writing, you can juggle stuff, [Henry] Put the hat on. Over your other hat.
[Sammy] Sammy will scurry with or without the sheep, but they are his navigation system, so,
[Joey] That is a place we are known to be by the people who tried to... murder us?? Or something. Snake us??????? [Jack] (Snurder.) [Joey] Snurder us.
[Henry] We're just gonna grab our stuff and head out and... let you finish dealing with the sNAKE, I guess!! [Jack] (the snake has already been dealt with!) [Henry] Okay, but the aftermath of the snake! The snaftermath.
[Sammy] In case we get grabbed by an Angel [Sammy] the much less well-liked sequel to Touched by an Angel,
[Sammy] You traitorous sheep, this is not what I asked you for! [Joey] Do you want to die. Is that what you’re interested in?! Just, sacrificing yourself, without doing the proper rituals, not getting anything done--?! [Sammy] What do you know of proper rituals?! [GM] (....quite a lot, actually,) [Joey] Yeah! Much more than you do! And I will make an intimidation roll! [Jack] Boys,... you’re both pretty,... it’s okay....
[Joey] We’re pretty sure there’s Angels.... does she know how to kill them. [Jack] What a first thing to—! No pleasantries, no “please excuse the fact that I’m grinning and have weird eyes and also Sammy has weird eyes and also I have a tail,”
[GM, speaking for Allison] She would like to know what all this is about! [Joey] We’re having problems— [Sammy] He tried to contain something that should not be contained!! [Joey] Shut up, Sammy! We’re having problems!
[Joey] Joey is just going to quickly explain that he.................... [Joey] *mumbling to himself* how do you explain this???
[Joey] Um... I guess he’s going to mentally ping Bendy and ask him how he would describe himself? Like... what was his job, I guess?? Security??? [GM] Bendy says that he’s an eldritch construct that was defending a cult... and now he is something else! That he doesn’t have a word for. [Jack] !! He’s a FRIEND now!!! [GM] He’s friend-shaped! But not at the moment. [Joey] No, right now he’s Joey-shaped.
[Sammy] I mean the whole body is garbage but you apparently want Sammy to wear clothes, so whatever.
[GM] Allison adds that she thinks she might have a connection to get you guys in to the party, if you need that -- [Joey] Wouldn't hurt! [GM] -- so long as you don't mind pretending to be the help! [Joey] ...hm,,,
[Joey] Admittedly, having two angles would be better than one. [GM] Two angels, what? [Sammy] There's an "I can be your angle or yuor devil" joke somewhere in this campaign...
[Sammy] Well, we've learned how to bind an angel, [Jack] Gotta teach the angel proper binding techniques!
[Sammy] Sammy will thank Allison for her help. [Joey] Oh god, there IS something wrong with him!
[Joey] Let's go get Norman tied up in this more! So we can hire him later!!
[Sammy] Jack over there like "I hope it doesn't taste bad" meanwhile Sammy's been grimacing as he swallows paint for the last two hours, [GM] Ink is much better, didn't you know! [Sammy] Ink is better... this tastes wrong... [Joey] I just really love the idea of Sammy longingly looking at Joey's flask like, "aw, you have the good medicine, mine tastes like the terrible cherry crap!"
[GM] So you all have shots with Allison! Space juice shots. [Jack] What a way to start the morning!
[Jack] These boys are gonna heckin' pass out! [GM] They got, what, maybe 3 hours of sleep? [Jack] And all of Jack's sleep last night was sat upright in bed, with his glasses on, surrounded by notes, [Henry] sounds like college [Jack] You're exactly right, Jack's sleep was exactly like college! He was stressed, he didn't sleep for very long, he was surrounded by notes, Pete was there,
[Joey] *saying farewell to Allison* Keep yourself safe; don't go out where we're going. [Joey] Unless we don't return, then pLEASE COME OUT AND FIND US,
[GM] Norman says, "Oh, I see you're back with your friends, Smiley." [Jack] I love the concept of Norman calling Sammy "Smiley," and then Prophet Sammy, in response to this, smiles, and Norman has no idea if this is like, weird? or some kind of strange power move to assert dominance.
[GM, as Norman] When I said I saw things happening on the 2nd, you're the one that went pale! [Joey] How's Prophet Sammy's cONCEPT OF TIME, [Sammy] Not great!!!! [Sammy] I don't think he... knows when the 2nd was.
[Sammy] Forgive my memory. That doesn’t ring a bell! [Joey] He's... a little affected right now. [Norman] ...you don't say...
[Joey] Listen. I have $75 here for you, to take us out to the lake, as soon as possible. [a couple minutes of googling later] [Jack] That's equivalent to $1,464. Joey. [Sammy] CAN YOU IMAGINE?? "We need you to take us to the lake please" "Alright, but explain to me what's going on?" "SORRY, the guy who said that is clearly HIGH OUT OF HIS MIND, here's A THOUSAND DOLLARS, take us to the lake please!" [Jack] its a trip to the lake, what could it cost, $75 [Joey] *laughing* I should've looked up how much money I was saying before I was saying it, [Sammy] No, no, I think this is accurate to JOEY DREW
[Henry] Henry is just watching everything happening... [Sammy] Henry is waiting for the next video game breadcrumb trail to show up. [Henry] YEAH, [Jack] “Oh! Looks like I need to put three gears in this thing!”
[Sammy] I'm so angry on Sammy's behalf that you've made him meet two different people like this.
[Joey] If he does ask for money later, Joey's going to give it to him, because he has no concept of.... money.... [Sammy] No concept of GIVING OUT ONE THOUSAND DOLLARS [Jack] Can Joey Drew meet me, in real life, please? [Joey] I don't know if you want that to happen,, that might be more of a curse,,, [Jack] I'll take a curse! Gimme money! [Sammy] vOICE OF EVERY JDS EMPLOYEE
[GM] And you've got suits, and dress shoes...... [Sammy] We are not dressed for this. [Sammy] ...We are more dressed for it than we were earlier. I promise you, Norman, this is a step up, believe it or not.
[Sammy] Probably making a face because it tastes bad. [Henry] Tastes like paint! [GM] The cab driver might just wonder if that's a new drink this year. [Sammy] If nobody jumped on top of Sammy to stop him from using his mouth, he would probably say something with vibes of "this is beyond your comprehension" [Joey] Joey might try to stop that, and instead just be like, “Yes. It is.” [Henry] He's high. Don't worry about it. [Jack] Driver's just like "oh, I should try some of that when I get off work, seems like a good time!" [Sammy] You should! It'll open your eyes! [Sammy] (I'll stop evangelising the cab driver now.)
[Henry] Henry is: Sims Tense Moodlet.
[Joey] Joey instantly does not like this, and it is apparent on his face, if Sammy can see it in the mist. [Sammy] Probably not! [Jack] You could say he mist it!
[Henry] We need to hurry—! [Sammy] *screaming* THATS WHAT IVE BEEN SAYING!!!!!!
[Sammy] Sammy will be, sort of... whispering reassurance? I don't know how reassuring it actually is, [Henry] I'm sorry Sam, nothing about you is reassuring right now. [Sammy] Just kind of like, hush hush, come my sheep, that sort of thing, [Joey] Prophet ASMR Channel! [Jack] I'm sure Jack would appreciate this actually, it's a shame he's not the one getting this, [Joey] No, he's getting whatever comfort Joey can offer, which, uh, [Sammy] Well, and I will say, he's not like, whispering it in Henry's ear, like-- [Jack] I don't think Sammy in any form is capable of whispering. [Sammy] ...y'know [Sammy] that's fair
[Sammy] Well everyone's doing alright! We're doing great, it's going great! [Jack] Nooooo! No going great! I want more insanities! [Jack] ...I can stop at any time, I swear.
[Sammy] We can hold Norman's hand if you want, like, that's up to you. [Joey] Roll for gay, Norman! [Henry] Take him to dinner first,
[Sammy] This is such a bad idea that we're having.
[Joey] Joey is probably at this point holding onto someone else to guide him, and more in his head than not. [Sammy] Sammy's out of hands at this point, Joey, so you'll just have to figure this out. [Sammy] Got his hands full of sheep.
[Joey] Did Norman drink the juice. [GM] Did he...? Did he...... I think he was convinced enough by “this drink will save your life” that he does take a drink! [Joey] I'll roll intimidation if that helps! [GM] Yeah, you can roll to see how quickly he does it, or if he drinks enough of it. [Joey] *rolls* That's an EXTREME SUCCESS. [GM] Well, there we go; there's a preview, Norman, of your work environment!
#call of cthulu: haunted hijinx#joey drew#when in doubt just keep drawing#jack henry sammy and allison are here too#i just love the permasmile so much

I’ve had quit the life both in and out of pop culture, but my pop culture life takes up about 75% of it, and has bled over into - or come from the other 25%, that is my boring “I got up and went to work life, and my absolutely amazing and wonderful career as a public librarian (I don’t think there could ever be a better career choice than that).
I’m going to be 61 in a few weeks and as I realize the flag is down and the meter is running. I’m over the hill!
I started to look at my life and found it to be a pretty great ride! I’m not rich, I’m not famous, but this little grain of sand on the beach has had some incredible, sometimes not so incredible, but those are in a class of their own. I think (I hope) that when that cosmic taxi arrives on my doorstep I will look back and say it’s been a hell of a ride.
There’s going to be no real order to the chapter, just an essay or a vignettes divided into headings:
How I learned to love pop culture
The movie that changed my entire life
Music, Please
Star Chasing
You Mean I have a Tribe
Rock n Roll Rebel
Tiger tamer
The Manga Years
Nothing Will Ever Beat A Good Book
Witchy Woman
The Library Is the first and last Fortress of First Amendment Rights
What comes next
I will leave you with that for awhile. Gotta do the boring it’s dinner time stuff!

Top 3 Aha Moments in Real Estate with Jay Conner & Chaffee-Thanh Nguyen
Jay Conner
00:03:06
Well, Chaffee, you’re the one that came up with the idea for the show today, and that is we can talk about the live event a little bit and we had 74, what we call “A-ha moments.” So, tell everybody what “A-ha moment” is at the live event, Chaffee.
Chaffee-Thanh Nguyen
00:03:34
So, first of all, let me say that this was one of the best live events that we had a long time in forever. And so to have everyone there, it was a full crowd, full room. Everyone was up in mixing and mingling and having the time and most importantly learning what to do in their business, following Jay’s processes and systems. And as you can see, it’s multiple pages before an “A-ha moment,” which is a moment where Jay talks and trains and teaches about what to do and how to do it.
And the little light bulb comes on and it’s like, “A-ha! I’ve got it! It makes sense!”
Jay Conner
00:04:14
And the attendees are writing these down and they’re turning them in. So we give away prizes and such as well for people to share their A-ha moments. We don’t have near the time to review all 74 of them, but review just a few of the comments that the live event attendees wrote down and turned in as light bulb moments, from learning at the event. But, Chaffee, lets you take a moment and tell folks about your background and how it is we work together.
Chaffee-Thanh Nguyen
00:04:47
Sure. So when I was growing up, I was told you gotta go to school, get good grades and get a good job or J-O-B as we call it, right? And so that’s what it is. I did. I went to school, I got great grades.
I’m Asian, of course. So I get straight A’s and good stuff.
Jay Conner
00:05:06
You’re really good at math, right?
Chaffee-Thanh Nguyen
00:05:07
That’s right. I was good at Math. So like a lot of Asians during my time, we were either doctors or engineers and I became an engineer, went to college, got big grades again and got a job as an engineer. So I’m working as an engineer in the corporate world at a multi-billion dollar company. And it was always nagging at me, Jay, that I needed to do more. I needed to do something else because I wasn’t made to be an engineer. I was made to do a lot more than go to a job, 8:00 in the morning and come home at 8:00 at night, 10, 12 hours a day working for somebody else, doing something that I might be good at, only I don’t really enjoy, or I don’t have really have a passion about. So during that time I decided to start something on the side and that was my real estate business. Started investing in 2002 and lost a ton of money on my first deal day.
Jay Conner
00:06:09
Uh-oh. There’s one big lesson right there.
Chaffee-Thanh Nguyen
00:06:09
That’s a book that I need to write, right? Of what not to do. And one thing that I didn’t have, just to share with everybody, one thing that I did now was a coach or a mentor to call up and say, “What’s going on? What am I doing wrong? Or what am I not doing? What should I be doing that I’m not doing?” And that’s really what got me in trouble, Jay, was really some of the things that I should have done that I wasn’t doing. So it wasn’t necessarily that I was doing something wrong. It was, I was missing some steps. I’m missing some things that I should’ve been doing. And so I lost a ton of money in that first deal. Learned, I went through the school of hard knocks and, and you know, lost a ton of money.
And then I got smart and I said, I need help. And so I got a mentor, I got a coach and started doing some more deals. And then I realized how powerful a coach and a mentor can be for somebody’s business and success. And that led me to personal development, which led me to fall in love with coaching. And so I started transitioning from real estate into coaching. And then while I was coaching at a real estate event, I met this guy right here, Mr. Jay Conner. And it was like a spark right away. It was like, I like this guy. He would resonate. And I like what he’s doing. And at that time you were just starting your Where To Get The Money Now course. And you’re like, I’m going to be a speaker and a trainer.
I’m like, “Me, too. I’m doing the same thing, I’m a speaker and a trainer, too.”
And so we’ve gotten in touch over the years. And then, Jay, you started blowing up. I mean, you started teaching and training a whole ton of people. And along the way, he said, “Hey, Chafee, come join the party.” And I was just like, “I’m there.” Like, where am I at? And let’s join the party and-
Jay Conner
00:07:55
You’ve probably been coming to all of our live events. It’s probably been 7 years or more, 7, 8 years, something like that. But yeah, Chaffee helps me run my mastermind group, as well. So, wow! Mastermind group is starting to blow up big time. Because we had 22 of us in the room, thereabouts, 20, 22 of us in the room, the week before last at the mastermind. And we almost doubled that now, but yeah, Chaffee’s a very, very important part of my team when it comes to working with our students and et cetera.
So anyway, as I mentioned, we just have gone through these A-ha moments. So let’s just go back and forth, Chaffee. This first one here. So I’m gonna read the A-ha moment, but then I’m gonna ask you to expand or to really talk about what it means in a very easy, simple to understand way. So George at the live event wrote down, his A-ha moment was, Substituting the collateral while I was a lender to continue earning interest on a loan for a longer period of time, should the original property sell in less than six months.” So,how about unpacking that. First of all, a good place to start is, make sure everybody knows what we mean when we say, “collateral.” What’s collateral?
Chaffee-Thanh Nguyen
00:09:24
So collateral is what you get in place of the money that you’re lending.
And in our case, Jay, or your case, the collateral is the property. And so they get the property. If something happens and you’re unable to make that payment back to them, then they can go and get the property. And a lot of times they’ll end up with a lot more money when they get the property because you’re only buying those properties that are certain after-repair value, 75% of the ARV, as we say. And so they’re better off getting a property only, obviously you’ve always paid everybody back. And so they’ve never had to use that collateral.
Jay Conner
00:10:10
Yeah, these A-ha moments. So the name of the event that we just said is called The Private Money Academy Conference. So the emphasis of the event is on how to quickly and easily get a lot of private money. So let’s be clear, first of all, Chaffee, and make sure everybody understands what we mean by “private money.” What are we not talking about and who is a private lender or what is a private lender?
Chaffee-Thanh Nguyen
00:10:37
So just to be clear, private money typically comes from somebody that doesn’t really do real estate. They don’t want to get involved in real estate. They’re busy or they have other things that they want to do in their life. And they want a greater return on their money. Sometimes people confuse private lenders with hard money lenders and these are professional money lenders. And so they charge points and they charge high interest rates. And that’s what most people are familiar with. That’s what most people use, are hard money lenders. They’re not banks, they’re not institutions. They’re just people. Most of these people are retired or they’re professionals with high incomes and they have money sitting in a bank or in a retirement account, earning them less than 1% typically. And they’re looking to earn a lot more.
Jay Conner
00:11:33
So private lenders are human beings, right? As Chaffee just said, you’re not borrowing money from any kind of bank or mortgage company or broker of money. These are individuals. In fact, Carol Joy and I right now have 47 individuals that are loaning us money, investing with us to do deals. We pay them a higher rate of return, safe and secure, but nowhere near a hard money lender’s rates. One thing that’s very different about this world of private money is we make the rules as the real estate investor. We set the program, like resetting the interest rate. We determine how long the notes are. In Kentucky, they call it a 360. It’s actually a 180. So it’s the opposite direction of how it works when you’re borrowing money from a bank. When I was borrowing money from the banks up until 2009, my first 6 years, that’s where I thought, that’s what you had to do.
You had to go to the bank and borrow the money to fund your deals. Well, 2003 to 2009, that’s what I did. But since that time, and then this world of private money, we have created our own program. And like we said, the interest rate, how much interest rate would you pay, the frequency of payments, and et cetera. So back to this coming here on this A-ha moment, George says substituting collateral allows the lender to continue earning interest. So what I taught in the section was that when you have borrowed money for your real estate deal, and it sounded like I borrow a lot of what we call “seconds” or junior lien position, smaller amounts of private money, not a lot of money that I used to buy a house, but for rehab and say, for example, so I may have like a $30,000 note that I’ve borrowed to rehab a house.
Now let’s say I sell that house and the note has not expired. So if I have another property, another collate piece of collateral that I have, then I keep that note open so that the lender can keep earning their interest. And I don’t have to pay off that $30,000 note, in this example, I can just substitute or change the collateral that’s backing that note. Does that make sense, Chaffee?
Chaffee-Thanh Nguyen
00:14:07
Yeah. What you’re saying is that you don’t have to pay back that private lender and pay them on the interest because you still have time left on that note. So instead of them only getting interest on four months of payments because you sold the property within 4 months, you know, it’s a 12-month note, you got eight months left. You just take that and put it on another property and they continue to get paid on those 8 months.
Something that goes along with that is a lot of times when I have a new private lender that is doing business with us, if I cash out, I’m going to pay them off or whatever. One of the first things they say is, “Well, Jay, can’t you just keep the money? I don’t want the money back.” And the answer is, you got to either substitute- If you’re doing the business my way cause we can’t borrow any unsecured money. It’s all backed by real estate. Can I do that legally? Sure. But I want to protect and give the security to the private lenders. So they’ll ask, “Well, can’t you just keep the money, Jay?” And the answer is I can, if I’ve got another property that I can collateralize that note. And the worst, I can’t, I’m just not going to keep the money.
If you pay off and you’re also shooting the collateral, then the real estate attorney can’t keep it in their escrow account, what we call “unassigned” and I mean that they’re not a savings account, right? So either got to pay them back or settle through the collateral. We gotta do our next one, Chaffee. What we’ve got here on the sheet?
Chaffee-Thanh Nguyen
00:15:42
I like this one that Felicia had which is, “Sellers do not know what they will accept until you make the offer.”
Jay Conner
00:15:55
Yes. That’s always an A-ha moment. So the A-ha moment is that sellers do not know what they will accept until you make an offer. But now I’ve heard you say this a hundred times, Chaffee, “I’ve never bought a house that I didn’t make an offer on.” Right? So the reason this is such an important point is I just know from experience, it happens all the time and Carol Joy and I, and my team, we do 2 to 3 deals a month, right?
Not a lot of deals, but 420 rehabs since we started this back in 2003. What I’ve learned over all these years is that regardless of what the seller says is the least they will accept. Now, this is particularly if they’re talking to someone else on your team, like the acquisitions. So I have a full-time acquisitionist that does the initial negotiating with the sellers. So regardless of what they tell Kim, our acquisitionist, then I’ll run the numbers. I may not be able to offer that amount of money that he said was the least they would take. So a lot of times I’ll get back to Kim and I’ll offer much, much less. For example, we’ve got a house over in Beaufort right now, that lead came in from one of our bird dogs, a.k.a. Field Agent, a.k.a. Ant Farmer. Anyway, they sent me a picture of this FSBO sign.
And we got up into the seller, Chaffee, and the seller told Kim, in fact it was an inherited property, told him they weren’t going to take one penny less than $300,000. We ran the numbers. I couldn’t offer $300,000 to make it work. The most I could offer was 250,000. So I went back to Kim. I said, “Give them the offer,” and I’m just not offering 250,000, it’s how this offer is framed and presented. I said, “All cash,” i.e. private money, private in there to buy it. And then I could close in 7 days. I knew the house was vacant. I knew it was imperative. There’s no emotional attachment to this property. And these 2 sisters just want to cash out. And so I said, “We close in 7 days, all cash. Don’t have to go get approved for a mortgage or get approved for a loan.”
And that was $50,000 less than just what they said, the least they’d take is 300, and Chaffee, they accepted it. Boom, no conversation. They accepted it, $50,000 less. So as is written down here. They really don’t know. I think they may have really thought that in their head, they may not have been playing any games, but when you’ve got an all-cash offer offered to you and you can have all that cash in 7 days. I mean, that will affect the way you think. Right, Chaffee?
Chaffee-Thanh Nguyen
00:18:57
Absolutely. I mean that’s a $50,000 lesson right there, right?
Jay Conner
00:19:00
Exactly. Exactly. So the takeaway from that for me is, if you want the property, make the offer, period.
Chaffee-Thanh Nguyen
00:19:12
Let me add why I think that’s also very important is that before you even get to the conversation with the seller, Jay, a lot of students that I’ve talked to that have trouble or challenges finding deals always tell me, like I asked him, “How many offers did you make?”
And they’ll say like, “2 or 3.” I go, “Why haven’t you made more offers?” And they’ll say, “Well, the numbers don’t make sense.” And so that’s a wall for them, right? That’s a mental wall that says they look at the numbers from the MLS or the lead sheet or wherever they got that lead from and say, well, you know, it just doesn’t make sense. Like, they want more, it doesn’t meet the MAO, the maximum allowable offer, or it’s above that. So it’s not a lead, let me just throw it away. And regardless of what the numbers say, if you just make the offer, according to what your numbers should be, you’ll be surprised at how many people come back and counter the offer or start that negotiation process. Or as you said, Jay, just take it because they want out.
Jay Conner
00:20:17
Exactly, and there’s an art to making the offer as well.
So we’re going to make the offer, but we’re also going to justify the offer. Many times we will share my formula that I use with the seller. Now I say, the math is what makes the decision and what we can do. And we just get the white elephant out of the conversation, like right up front. In fact, the sellers that I was visiting with this past Friday, I sat down with them for two hours, I still make offers myself. I enjoy visiting people. So I’m sitting down with these people. And so I knew what their number was and we were $30,000 off. And so I had already gone through the house and looked at the repairs that they needed and etc.
And I told them right up front and I said, “Look, I think we’re going to have to work something out,” but I’ll tell you it doesn’t work out all the time. We call that the ‘takeaway,’ right? But I just get the white elephant out of the way by saying, you know what, unless this is a win for you and a win for her husband that was sitting there as well. And this is a win for both of you and a win for me then I don’t want to be a part of it. I don’t want to be involved in any transaction where everybody is not winning. And for everybody to win, all of us have got to give a little bit, too, for that to happen for a long time. So I justified the offer by actually sharing the formula and the math.
I don’t want to come across as though I am just like pulling some figure out of thin air and just trying to make an extra $30,000 and be some greedy real estate investor. There’s an actual formula to where this comes from and I actually gave him a choice. And one I’m gonna bring up now is not on the A-ha moments, but we talked about it at lunch and that is, I gave them multiple offers. I gave them a choice. And quite frankly, I was happy with whatever choice they took, I said, “Look, I can buy this property.” Of course they never heard of the subject to the existing note, nobody’s ever heard of it. So you gotta like, dumb that conversation down, but I said I can pay you all cash, or I can give you $10,000 more if I buy it from you with what we call,
“subject to the existing note,” or “subject to,” as most real estate investors. And they immediately took the 10,000 more. That’s what they had in their- at least these people were current. I mean, they got fantastic credit. So just to make sure everybody understands, Chaffee, tell our audience and listeners and viewers here, what do we mean by buying a property, subject to the existing note?
Chaffee-Thanh Nguyen
00:23:21
So when we say “buy, subject to the existing note,” which is not something that you would actually say to the seller. You’re not going to say I’m going to buy your property subject to the existing note because that’s right over their head, right? So basically they have a mortgage on that property with the bank or with a credit union or some institution. And all you’re going to do is you’re going to make their payments for them.
So they’re not getting rid of that loan, instead, you’re just gonna pay those payments as they come on a monthly basis and they’re going to transfer the title of the property to you. So you’re going to own the property and make payments as if it was your loan, except the loan stays in their name. So that’s the only thing. You’re making their payments and you’re taking over the property and they can go on their happy way and live their life. So they don’t have to worry about those monthly payments anymore. And oftentimes Jay, with “subject to,” with the strategy that you use, if somebody is behind on payments, you’re actually helping them fix their credit because you’re making those on-time monthly payments. Now, in this case, they were on time. So you don’t have to do that. And as long as you continue to make those payments for them, that’s still helping their credit build up because that’s a loan on their property being paid on time
Jay Conner
00:24:38
Yeah. So they are actually getting in this transaction that I’m talking about, they are actually getting about $34,000 more than their payoff. So I’m buying it to the existing note, making the payments on that outstanding balance until I find a buyer and cash out. So the difference that I’m paying them, I explained to them, you’re getting the same amount of money in your pocket. Whether I pay all cash and pay off your mortgage, or if I buy it, this is what I call Option B and explained to them how “subject to” works. You’re still getting the same amount of money in your pocket. It’s just a matter of whether I’m going to be paying off your mortgage right now. And so what else am I going to do on this deal? I’m buying it, set it into the existing note, and then I’m going to borrow private money in a second position or a junior position, and use that little bit of private money to go ahead and give them their cash when we close on it.
One A-ha moment that I’ve read on here is they just made a statement that they heard me say to a lot of them all the time. And that is you can make really big money in this business in a very, very small market. So what’s the population of where you and your family live up in the Chicago area?
Chaffee-Thanh Nguyen
00:26:21
There’s about 8 million people in the city and the surrounding areas.
Jay Conner
00:26:26
Yeah. So he’s at 8 million. So me and Carol Joy are here in 40,000, so we did 2 to 3 deals a month, even when it’s become more challenging now to find deals in the market that we’re in.
But as I said, we do 2 to 3 a month, and we’re still averaging all this $70,000 profit per deal. Well, let’s fill up under contract that I’ve been telling everybody about. The after-repair value is right around 300,000 and I can put maybe $5,000 in this house. It’s already been totally rehabbed. There’s a little bit left upstairs. Well, here’s the math, I’m buying it for 160,000. It’s worth right at 300. And all I got to put in is about $5,000. So I didn’t have to take that to the committee to get the approval on that one.
Chaffee-Thanh Nguyen
00:27:35
Let me just repeat that so everyone listening understands, Jay, is that these individuals are current on their payments and the house is worth about 300 after repair. And they’re willing to sell it to you for 160 and they’re allowing you to take over their payments.
And is that a real deal, Jay? Do those kinds of deals exist?
Jay Conner
00:27:59
Well, I’ll be able to show you the contract. I’d be able to show you the deed this coming Monday. But this is not an out of ordinary deal by any imagination. One question someone may be thinking right now is, well, why would somebody trust me to make their payments and give up all that equity? Couldn’t they put the house in the multiple listing service? They could, even though it still needs some repair upstairs. But I always ask people, “How did you know where to find us?” And we did marketing consistently everyday. We do Facebook ads. We do Google ads. We do direct mail to people that are behind and in foreclosure, et cetera. So I asked this lady, I said, “How did you find me?”
She says, “We’ve been living here for 28 years and we know what you do.” I mean, if you live around here, you’re going to see my face and you’re going to see my marketing on Facebook. And so she’s “All I did was I just went to Google and I Googled ‘Jay buys houses.’ ” There it was. But back to the question, why would someone be willing to do what we’re doing? Well, people do things for their own reasons. Sometimes you’re not even actually sure, but since I sat down with these people for two hours, I know why. The husband is not in good health and it’s like a hundred degrees here. He’s been working on this house for over a year. And he came in from the heat last week and his wife is worried sick that something’s going to happen to him.
And she’s going to be stuck with the burden of this house. And she tells me that she tells me that multiple times. She says, “I just don’t want to have the risk of being stuck and having the burden of this.” And in fact, on this “subject to” things they never heard of, I said, “Well, you get with me giving you $10,000 more, option B way,” I said, “The only thing you have to decide is, are you going to trust me to make your payments?” And I said, “Why wouldn’t I make your payments? I can’t sell a house and fix it up and all that if I’m not making your payments, right? I don’t want the bank to take it away from me, particularly when I’m getting ready to put this rehab money in it.”
So the short answer to the question, “Who would be willing to sell their house this way?” And the short answer is, “A motivated seller.”
Chaffee-Thanh Nguyen
00:30:46
And that’s the key. So I hear it all the time, Jay, is that, “No, I don’t. I can’t find these deals out there. No one will ever sell me these properties.” And the reason is that you’re talking to unmotivated sellers. Most of them are For Sale By Owner because they’re too cheap to hire real estate agents. So they’re not motivated. They just want more money and those, I think For Sale By Owners, you can definitely find some deals with them. If you find the right For Sale By Owner, only is you have to filter through a whole ton, a lot of them. And I think that it’s good practice for you to learn how to speak to people and just realize you want marketing channels in place to get those motivated sellers contacting you so that you don’t have to go out there and talk to a thousand people for you to find the 1 or 2 motivated sellers from those FSBOs out there.
Jay Conner
00:31:40
Exactly. Well, Chaffee, we are about out of time. So I’m going to let you wrap it up with parting comments and final thoughts.
Chaffee-Thanh Nguyen
00:31:48
Parting comments is – Go out there. Don’t be afraid to make offers. Find somebody who you can resonate with, who you like, who has a system and a process that can help hold your hand to do this business and show you how to do the things that you need to do. Unlike me, when I first started, right? Find somebody that’s going to teach you this business so that you can do this business and it can allow you to change your life and live life with the passion that you want or do the things that you’re passionate about. Because, you know, I hear a lot of people all the time, Jay. I’ve watched 30 hours of YouTube videos every single week on how to do real estate.
And I hadn’t done a deal, right? Well that’s because you don’t have somebody like Mr. Jay Conner telling you, guiding you, teaching you step-by-step, what to do and how to do it. You’re watching a thousand different videos that tell you all different things. So you’re either going to pay through the school of hard knocks and learn through mistakes, or you’re going to find somebody and go through and hire a good mentor or coach that’s going to show you how to do this business and do it successfully. And it’s going to be a lot less headaches. So you can do this business, just find the right people to work with and it will change your life.

DRAGONSONG: worldbuilding intro: the dragons (PART 3)
this is (probably) the last of these introduction posts about my dragons! there will be plenty more worldbuilding posts because, well, there’s a lot. next up will be the magic system.
in this post, I’m gonna explain in more detail how dragons age. in PART 1 I mentioned that a dragon is an adult at 300 and Old at 1000. here is a deeper look into that.
early childhood (0-75)
just-hatched dragons are the size of a guinea pig. they do a lot of growing before 20, and have another around 40. they also start to learn their own language (not humans’ language though)
by 50 they can fly properly without wobbling and have mastered echolocating. they can’t sing other songs (this song is not language based and only serves to guide, nothing else). they can completely understand their own dragon language, and are about the size of a large cat.
[Enya is 32; she can fly but she’s wobbly, and her communication with Robin has to be aided by magic. it’s relatively basic, though she can comprehend dragon language]
by 75 they can produce dragon language and can comprehend some human language. prior to this, they just listen and learn. listening is an important part of dragon culture, because audio communication is very important. they can now sing a little bit of magic with the language they have.
up to this point, parenting is largely individual; the babies spend a lot of time with their own parents.
later childhood (75-200)
after 75 babies are looked after and parented communally. as they continue to grow it becomes more like supervision. gotta make sure they don’t crash into stuff etc., but they can mostly amuse themselves.
they do almost all their growing between 75 and 200, reaching 1 to 1.2m at front shoulder.
by 200 they can sing as much magic as an adult, and can generally communicate fluently in dragon and human language(s). they are essentially teenagers.
adulthood (300+)
at 300 dragons are proper adults. no one supervises them anymore, though of course they keep an eye on each other because they care. an adult dragon has a say in big decisions and debates.
adult dragons have also finished growing, and are usually 1.5 to 2m tall at the front shoulder (a bit taller at their tallest point, but they tend to crouch a little when standing).
a dragon who is 1000+ is an Old dragon. Fintan is 1058.
I have some info on dragon population sizes, but I think that is really getting into the realm of boring administration stuff. send me an ask if you want to know, or if you want to know more about any of this stuff!
otherwise, this has been Introduction To Dragonsong’s Dragons!! I hope you enjoyed!!
