Some good policy reasons to get excited about Harris. Gun control! Heathcare! LGBT rights!
Fighting for the fate of the world: has said she’ll make climate change a top national security priority; was one of the original Senate sponsors of the Green New Deal (others: Ocasio-Cortez, Markey), much of which became Biden’s stealthily VERY green Bipartisan Infrastructure Bill and the Inflation Reduction Act
Yes, she was a prosecuting attorney; no, it’s NOT an ACAB situation—highlights of her time as District Attorney of San Francisco and Attorney General of California include enabling a re-entry/anti-recidivism program for young drug users which is now used as a template around the country, pointedly not prosecuting people for marijuana possession (distinctly before it was legal), defending Californians against foreclosures, got the “gay/trans panic” defense BANNED in CA courts, and being the first statewide agency to require all police offers to wear body cams.
As VP she’s spearheaded abortion rights, developed and nearly passed a landmark voting rights bill (stymied by Senate Republicans + 2 Democrats unwilling to change filibuster rules), and quietly built a solid foreign policy portfolio, including firm support of Palastine.
Find out if you’re registered to vote in any state!
Register to vote in any state!
Other voting resources—and DON’T FORGET to vote down-ballot, too! See how much Harris did as County District Attorney and State Attorney General? Those are elected offices!

I'd say sorry for the sudden political spam but I'm really not. We finally have a good option and we need to grab it with both hands and run with it as far as we fucking can. So here's some facts that people seem to be ignoring when they say you shouldn't vote for Harris.
Harris was not a fucking cop, she was a district attorney and attorney general. Stop fucking saying otherwise, it's misinformation and you need to understand that.
Harris is documentedly pro LGBTQ+. When she was elected Attorney General, she co-sponsored legislation to ban the gay and trans panic defense which passed. She also officiated the first same-sex wedding in California after Section 8 was overturned 20 years ago.
In her entire time as District Attorney she never sought the death penalty. She also created the San Francisco Reentry Division, with the first of its kind reentry program Back On Track for first-time nonviolent offenders. 200 people graduated from it with less than 10 percent going on to commit another crime, compared to the 53 percent of California drug offenders that would do so in less than 2 years after release.
When she was elected to Attorney General of California, she introduced the Homeowner Bill of Rights, considered one of the strongest protections nationwide against aggressive foreclosure tactics.
In 2015, Harris's California Department of Justice became the first statewide agency in the US to require all of its police officers to wear body cameras.
So to reiterate:
Fucking vote for Harris.
Voting third party right now is not the fucking way. All it's gonna do is split the fucking votes that we need to keep Trump out of office. None of the third party candidates have the numbers to actually beat Trump. It's not going to fucking happen, stop saying it will because you're lying to yourself and others.
Not voting at all is even fucking worse than voting third party and you're an idiot if you think otherwise. Not voting isn't a fucking protest like some idiots are spouting. It's not making a fucking point. It is giving the fuck up and being a coward about it. It is actively choosing to not make things better when you have the fucking chance and I am disgusted that people actually think it's a good idea when we are on the verge of a second term for a literal traitor and convicted felon that actively thinks disabled and LGBTQ people should die.
Someone is still going to be President. Full stop, that is how elections fucking work. THERE IS STILL GOING TO BE A PRESIDENT. There is still going to be a president whether you vote or not. And our only real options right now are Harris or Trump. So use your fucking vote to make things better in the only way we can right now.
Yeah, there are things Harris needs to change and things she isn't on the right side on. But Trump is worse in every possible fucking way. So we need to lock this down and push for improvement, not decide shit is hopeless and fucking give the bad guy the win now that we finally have a fucking shot!
You didn't want to vote for Biden? Great, you're not! Now take the fucking miracle that just dropped into our fucking laps and run with it!

I guess we can't put that beef hold even for a second.
Progressives erupted with frustration and anger Wednesday over days of reporting that House Speaker Nancy Pelosi would not consider cash payments for Americans without means-testing despite the ongoing coronavirus outbreak that has ground the U.S. economy almost to a standstill.
President Donald Trump and his fellow Republicans have taken the opportunity to outflank Pelosi and House Democrats on the payments, leading to anger from the left.
"I truly don't know how to describe how maddening it is that Republicans and Trump officials are to the left of Congressional Dem leadership on this issue," tweeted activist Jordan Uhl.
Tumblr media
Direct cash payments would be a salve to the gaping wound left in the U.S. economy by the pandemic.
"We are the wealthiest nation in human history, and have the lowest borrowing costs of any major government on the planet, and thus, can easily afford to contain the pandemic and keep our people well provisioned simultaneously," Eric Levitz wrote Tuesday for New York Magazine. "All we need is for Congress to overcome its superstitions about deficits, and supply the economy with the many trillions of dollars in stimulus that even many center-right economists say we need."
As the crisis has deepened, the political ground on cash payments has shifted substantitally, with bipartisan Congressional support for the proposal.
As the Washington Post reported, proposals from the White House and Pelosi both have some restrictions, though the California Democrat's plan appears more complicated:
On Tuesday, Treasury Secretary Steve Mnuchin told congressional Republicans that the White House was putting together a package that would send out $250 billion in checks by the end of April, though they would be means-tested to some degree, meaning wealthier families wouldn't get them.
[...]
Separately, House Speaker Nancy Pelosi (D-Calif.) supports a more targeted approach to those hit hardest by any economic downturn, as opposed to money sent to every American, and Pelosi wants this done via refundable tax credits, expanded unemployment, and possibly direct cash payments as well.
"Nancy Pelosi is officially to the right of Tom Cotton on economic support for American families," HuffPost reporter Zach Carter tweeted on Sunday. "This is a total failure of Democratic Party leadership."
Pelosi's deputy chief of staff Drew Hammill on Twitter Tuesday emphasized that any aid "MUST be targeted" for the Speaker to approve it, drawing further anger from the left.
"Why?" asked New York Times columnist Jamelle Bouie. "If we agree that the crisis is stark and immediate, and we know that precise targeting takes time and administrative effort, why make that a requirement when you can simply disburse the funds *now* and collect from high-income recipients *later*?"
New Consensus president Saikat Chakrabarti was flabbergasted at Pelosi's resistance to payments for all Americans.
"This crazy obsession in Dem leadership with looking 'reasonable' by not 'doing too much' is about as impractical and insane as you can get in the face of a pandemic," Chakrabarti tweeted.
Sen. Bernie Sanders (I-Vt.), a candidate for the 2020 Democratic presidential nomination, has proposed a $2 trillion package including direct payments to Americans. Journalist Walker Bragman on Wednesday noted the absurdity of Trump being closer to Sanders on relief than Democratic leadership.
"Trump, who bungled the early response to coronavirus, is starting to take actions resembling Bernie Sanders' proposals—monthly checks, ramping up production via the Defense Production Act, freezing foreclosures and evictions," said Bragman. "All while Dems push things like tax rebates. Baffling."

Post about Kamala stolen from /r/Destiny
I will be balanced here, and there are a few negative spots on her record that I will point out. But overall, she was a pretty progressive DA and AG.
Harris started as Assistant DA in San Francisco. She campaigned against Prop 21, which was a classic tough on crime ballot measure that would allow prosecutors to prosecute juveniles in normal courts, longer sentencing for many felonies, and more death penalty usage. The SF DA was the only DA in the entire state that did not support prop 21. Kamala even took interviews about Prop 21 with, or instead of the DA because she was so passionate about the subject.
In her first campaign for San Francisco DA, Harris pledged to never seek the Death Penalty and to only prosecute Three Strikes cases in the case of violent felonies.
As the new DA, Harris created a new department to tackle environmental crime, which generally impacts the poor communities disproportionately.
Harris prosecuted a newspaper corporation for illegally dumping gallons of hazardous ink.
While people were prosecuted for Marijuana possession, low level offenders were not sent to jail, and many were not even convicted.
Harris created a Hate Crimes Unit, focusing on crimes against LGBT people.
Harris organized a national conference of 200 law enforcement officials to prevent the 'gay panic' defense for criminal defendents who killed LGBT people.
Harris created the Back on Track program, aimed at reducing recidivism. While the program was small in scope, it had only a 10% recidivism rate compared to 53% of all other offenders. It was recognized by the Department of Justice and the national District Attorneys Association as a model for reentry programs. sources-
A SFPD police officer was shot and killed in the line of duty. Despite pressure from both of California's U.S Senators, future Governor Jerry Brown, and the SFPD, Harris refused to seek the death penalty, citing life without parole as a better option. Senator Feinstein even called for the death penalty at the officer's funeral, where Harris was in the front row, and 2000 police officers gave her a standing ovation.
Similarly, in 2009, a man murdered a father and his two sons, and Harris also refused to seek the death penalty.
We all know about the truancy policies, but habitual truants went from 2517 in 2007 to 1330 in 2009. And no parents were ever sent to jail from these truancy policies.
In 2015, in conjuction with a Stanford Professor, Harris introduced a police training program to try to overcome implicit bias.
The California Department of Justice, under Harris, were the first statewide agency to require body cameras.
Harris refused to defend the anti-gay Proposition 8 in court.
A transgender woman incarcerated in prison sued the California Department of Corrections and Rehabilitation in federal court because they would not provide her with SRS surgery. Harris defended the Department. A federal judge ruled in the woman's favor, but she received parole before she could get the SRS surgery. In fairness to Harris, this was the first time that a court had ever mandated SRS in a prison.
As AG, Harris introduced more anti-recidivism programs. The participants were assigned a case manager, and were provided with job training and education at community college.
Harris refused to endorse sentence reduction ballot measures like Prop 36 and Prop 47. She claimed it would be improper for her to endorse the measures because her office organizes the ballot measures, a previous AG disagreed. I'm far too unfamiliar with the legalese here to say who is in the right.
Attorneys working under Harris argued that prisoners could not be released early due to the State needing more labor for fire fighting. Harris spoke out against this action and claimed to be unaware of it.
Harris created a task force to stop mortgage fraud in the aftermath of the financial crisis.
Harris obtained 500m in a settlement from two health insurance companies over fraud with state medical insurance.
The big banks initially offered California 2 to 4 billion in debt relief due to mortgage fraud, but Harris pulled out of the deal, and using California's economic clout, negotiated for a $20B deal.
Harris secured multiple nine figure settlements against financial giants for public pensions
Harris got a 1.2 billion settlement against Corinthian Colleges for deceptive marketing targeting low income individuals.
Harris helped pass the Homeowner bill of rights, which is one of the strongest anti-foreclosure laws in the country.
Harris created OpenJustice, a massive transparency initiative for California involving all sorts of crime data.

Employers, insurers push to make virtual visits regular care (AP) Make telemedicine your first choice for most doctor visits. That’s the message some U.S. employers and insurers are sending with a new wave of care options. Amazon and several insurers have started or expanded virtual-first care plans to get people to use telemedicine routinely, even for planned visits like annual checkups. They’re trying to make it easier for patients to connect with regular help by using remote care that grew explosively during the COVID-19 pandemic. Advocates say this can keep patients healthy and out of expensive hospitals, which makes insurers and employers that pay most of the bill happy. But some doctors worry that it might create an over-reliance on virtual visits. “There is a lot lost when there is no personal touch, at least once in a while,” said Dr. Andrew Carroll, an Arizona-based family doctor and board member of the American Academy of Family Physicians.
Landlords and renters both struggling (Washington Post) In the covid economy of 2021, the federal government has created an ongoing grace period for renters until at least July, banning all evictions in an effort to hold back a historic housing crisis that is already underway. More than 8 million rental properties across the country are behind on payments by an average of $5,600, according to census data. Nearly half of those rental properties are owned not by banks or big corporations but instead by what the government classifies as “small landlords”—people who manage their own rentals and depend on them for basic income, and who are now trapped between tenants who can’t pay and their own mounting bills for insurance, mortgages and property tax. According to government estimates, a third of small landlords are at risk of bankruptcy or foreclosure as the pandemic continues into its second year.
Pandemic baby bust unprecedented in Bay Area, California history (San Francisco Chronicle) U.S. residents are having fewer babies this year. And California’s birth rates in January and February—around the time when early pandemic babies would be due—declined by 15% compared to the same period last year, the steepest year-over-year decline for those months since at least 1960, according to a Chronicle analysis. We used data from California’s Health and Human Services department, which collects monthly birth totals per county. We found that the state’s births declined from nearly 70,000 in the first two months of 2020 to fewer than 59,000 in the same period in 2021.
Zoom Court Is Changing How Justice Is Served (The Atlantic) Last spring, as COVID‑19 infections surged for the first time, many American courts curtailed their operations. As case backlogs swelled, courts moved online, at a speed that has amazed—and sometimes alarmed—judges, prosecutors, and defense attorneys. In the past year, U.S. courts have conducted millions of hearings, depositions, arraignments, settlement conferences, and even trials—nearly entirely in civil cases or for minor criminal offenses—over Zoom and other meeting platforms. As of late February, Texas, the state that’s moved online most aggressively, had held 1.1 million remote proceedings.
Mexico City metro overpass collapses onto road; 20 dead (AP) An elevated section of the Mexico City metro collapsed and sent a subway car plunging toward a busy boulevard late Monday, killing at least 20 people and injuring about 70, city officials said. Mayor Claudia Sheinbaum said 49 of the injured were hospitalized, and that seven were in serious condition and undergoing surgery. The overpass was about 5 meters (16 feet) above the road in the southside borough of Tlahuac, but the train ran above a concrete median strip, which apparently lessened the casualties among motorists on the roadway below. “A support beam gave way,” Sheinbaum said, adding that the beam collapsed just as the train passed over it.
El Salvador’s judiciary (Foreign Policy) Lawmakers in El Salvador voted to remove five influential Supreme Court judges and the attorney general over the weekend in a move U.S. Secretary of State Antony Blinken has noted with “grave concern.” The motions to remove the officials passed with a supermajority in El Salvador’s legislature, now ruled by President Nayib Bukele’s New Ideas party following a sweeping victory in February’s elections. Addressing the international community on Twitter Bukele dismissed rebukes over the move. “With all due respect: We are cleaning house … and this doesn’t concern you,” Bukele said.
‘Hospitals are full’ as Argentina COVID-19 cases hit 3 million (Reuters) Argentina coronavirus cases hit 3 million on Sunday since the pandemic began, as medical workers said hospitals were full to capacity despite toughened government measures to bring down the spread of infections. The government of President Alberto Fernandez this week unveiled a new round of tougher restrictions as a second wave of infections has battered the country, filling up intensive care units and setting new daily records for cases and deaths. Marcela Cid, owner of a business on the outskirts of Buenos Aires, said that Argentines were increasingly “locked into a situation” that while necessary, was of little help to anyone trying to move beyond the pandemic.
EU proposes reopening external borders (AP) In an announcement sure to be welcomed by travelers worldwide, EU officials on Monday proposed easing restrictions on visiting the 27-nation bloc as vaccination campaigns across the continent gather speed. Travel to the European Union is currently extremely limited except for a handful of countries with low infection rates. But with the summer tourist season looming, the bloc’s European Commission hopes the new recommendations will dramatically expand that list. The Commission hopes the move will soon allow travelers reunite with their friends and relatives living in Europe and support the bloc’s economy this summer. Under the Commission’s proposal, entry would be granted to all those fully vaccinated with EU-authorized shots. Coronavirus vaccines authorized by the European Medicines Agency, the bloc’s drug regulator, include Pfizer, Moderna, AstraZeneca and Johnson & Johnson.
Indian leader’s party takes electoral hit amid virus surge (AP) India’s Prime Minister Narendra Modi suffered a resounding defeat in a key state election on Sunday, indicating his Hindu nationalist party’s political strength may be slipping as the country struggles to contain an unprecedented surge in coronavirus cases. Modi’s Bharatiya Janata Party (BJP) was unable to dislodge West Bengal state’s firebrand chief minister, Mamata Banerjee, after a hard-fought campaign. His party also failed to win in two southern states, Tamil Nadu and Kerala. But the BJP secured a second term in the northeastern state of Assam and an alliance with regional parties led it to victory in the union territory of Puducherry. Even before the current virus surge, Modi’s party faced stiff challenges in these local legislative elections. Following the disappointing results, Modi stands weakened but faces no threats to staying on as prime minister until his term ends in 2024.
Formal Withdrawal from Afghanistan Begins (AP) US and NATO troops stationed in Afghanistan formally began the withdrawal phase over the weekend, a process that is expected to last through the summer and officially end Sept. 11. Roughly 3,000 US troops and 7,000 coalition troops remain in the country, along with a reported 18,000 Pentagon-employed contractors. The exit has been framed as nonconditional—meaning ongoing attacks by the Taliban against the Afghan government won’t delay the withdrawal. Many have questioned the ability of the Afghan National Army to provide security against the Taliban absent international forces. Despite assurances by Afghan officials, Taliban forces have established themselves across most of the country. Afghan forces control an estimated one-third of the country’s districts, with the Taliban controlling about 10%, and nearly half—areas that include a total of roughly 14 million people—currently contested.
Chinese man crosses Taiwan Strait by rubber dinghy, seeking ‘freedom and equality’ (Washington Post) A Chinese man appeared to sail undetected through the highly militarized Taiwan Strait in a rubber dinghy, fleeing his native China for Taiwan in search of “freedom,” according to Taiwan’s Coast Guard Administration. The man, identified only by his surname, Zhou, left Shishi county in Quanzhou, a port city in Fujian province, at 10 a.m. on Friday, arriving more than 10 hours later at Taichung port on Taiwan’s western coast, Taiwan’s Coast Guard said on Monday. Officials said they were still investigating Zhou’s journey over the 100-mile stretch of sea between China and Taiwan, which is patrolled by hundreds of Chinese and Taiwanese coast guard ships and naval vessels. Coast Guard officials, relaying Zhou’s account of his journey, told reporters he had traveled in a rubber raft measuring 8.8 feet by 5 feet that he bought on the Chinese e-commerce site Taobao and fitted with an outboard motor. The incident has prompted concerns about the security of the contentious waterway at a time when military observers worry that long-standing tensions between the governments of China, Taiwan and the United States, which is committed to defending Taiwan, could boil over into military conflict.
Australia warns its citizens of jail and $50,000 fine if they return from India (Washington Post) Even in the pandemic era of closed borders, Australia’s latest travel restriction stands out: Anyone, including Australian citizens, who arrives in the country after visiting India in the previous 14 days can face up to five years in jail, a $50,000 fine or both. On Monday, Australian Prime Minister Scott Morrison defended the move. Australia had seen a sevenfold increase in the percentage of people traveling from India who tested positive for the coronavirus, the prime minister told Sydney’s 2GB radio station. The decision to threaten even Australian citizens with jail time if they return home from India during its record-breaking coronavirus surge is a significant escalation of border restrictions for Australia, an island nation that had already mandated strict controls at its borders throughout the pandemic.
DR Congo declares state of siege over eastern bloodshed (Reuters) Militants killed at least 19 people, including 10 soldiers, in raids on two villages in the east of Democratic Republic of Congo on Saturday, hours after President Felix Tshisekedi declared a state of siege in two provinces. A surge in attacks by armed militias and inter-communal violence in the east have killed more than 300 people since the start of the year as government troops and U.N. peacekeepers struggle to stabilize the situation. The most recent attacks took place early on Saturday when militants raided two villages in North Kivu’s regional hub of Beni, local authorities said. Tshisekedi had declared a state of siege in North Kivu and Ituri provinces on Friday.

SMG Claims Public Adjusters
SMG Claims Public Adjusters was formed in Kentucky in 2015, however, its origins outside of Kentucky began much earlier.
Hello, My name is Stephen “Steve” Mullins, Founder and Managing Member of SMG Claims Public Adjusters. I began my insurance claims career in 1990 while attending law school and working as a law clerk for a San Diego based law firm specializing in insurance defense. During that time, I was involved in handling all types of insurance matters, including but not limited to being a part of the firm’s construction defect litigation team and legal writing team.
In 1993 I earned my Law Degree (J.D., Juris Doctor) from Thomas Jefferson School of Law, in San Diego, California. After graduation, I became a licensed California Public Adjuster, as well as a licensed Public Adjuster in several other States. I also became a licensed California Real Estate Agent and a Licensed California Property and Casualty Insurance Broker.
As a Public Adjuster, I initially represented Banks, Mortgage Companies and Government-Sponsored Enterprises (GSE) as well as Guarantors, handling hazard insurance claims on pre-foreclosure and post-foreclosure/REO assets throughout the United States. Later I expanded my services to represent investors buying bulk assets, in addition to individual investors, homeowners and business owners.

That which is Happening In Real Estate Right Now And Where Is It Looking?
Tumblr media
1 . Analysis of Today's Market 2 . Update Regarding Gold 3. Real Estate Prices In South Florida have a look at. Real Estate Nationwide 5. Yield Curve Is Still Inverted 6. What this means to you 1 . Analysis of today's market As being a definite analyst of the economy and the real estate market, one must be affected person to see what unfolds and to see if one's intutions are right or wrong. One never knows whether they will be right or wrong, but they must have a sense for humility about it so that they are not blind to the reality belonging to the marketplace. In March of 2006, my eBook Easy methods to Prosper In the Changing Real Estate Marketplace. Protect Yourself Out of your Bubble Now! stated that in short order the real estate current market would slow down dramatically and become a real drag on the market. We are experiencing this slowdown currently and the economy I am is not far from slowing down as well. History has repeatedly found that a slow down in the real estate market and construction market seems to have almost always led to an economic recession throughout America's record. Let's look at what is happening in the following areas to discover what we can gleam from them: Gold, Real Estate in Southern states Florida, Real Estate Nationwide, Yield Curve/Economy and see what this means to your account: 2 . Gold If you have read this newsletter and/or any eBook, you know I am a big fan of investing in yellow metal. Why? Because I believe that the US dollar is in dangerous financial peril. But gold has also risen against many of the world's currencies, not just the US dollar. Why has platinum risen? Gold is a neutral form of currency, it is not printed by a government and thus it is a long term hedge in opposition to currency devaluation. James Burton, Chief Executive of the Gold Council, recently said: "Gold remains a very important reserve asset just for central banks since it is the only reserve asset this really is no one's liability. It is thus a defense to protect against unknown contingencies. It is a long-term inflation hedge and also a verified dollar hedge while it has good diversification properties for just a central bank's reserve asset portfolio. " I go along with Mr. Burton 100%. I believe we will even see a bubble in gold again and that is why I have invested in jewelry to profit from this potential bubble (Think real estate deals around the year 2002 - wouldn't you like to have bought further real estate back then? ) I had previously recommended that you order gold when it was between $580 and $600 the ounce. Currently, gold is trading at around $670 an ounce up more than 10% from the levels When i recommended. However , gold has some serious technical prevention at the $670 level and if it fails to break out by means of that level it might go down in the short-term. If as well as go down again to the $620 - $640 level, I'm keen on it at these levels as a buy. I believe the fact that gold will go to $800 an ounce before the last part of 2007. 3. Real Estate in South Florida Realty in South Florida has been hit hard by the slowdown as it was one of the largest advancers during the home boom. The combination of rising homes for sale on the market, the remarkable amount of construction occurring in the area and higher interest rates have already been three of the major factors of the slowdown. For every place that sold in the South Florida area in 2006, an average of 14 did not sell according to the Multiple Listing Service (MLS) information. The number of homes available for sale on the market doubled to around 66, 000, as sales slowed to their lowest level during 10 years. Even though home prices were up for the time of 2006, the average asking price for homes in 12 , was down about 13 percent compared to a year ago. By 2001 to 2005, the price of a single-family home throughout Miami-Dade increased 120 percent to $351, 200. It is also similar to what happened in Broward County. The catch is that wages during that time only increased by 18. 6% in Miami-Dade, and 15. 9% in Broward, according to federal data. This is the other major factor that may be contributing to the slowdown - real estate prices far outpaced incomes of potential buyers of these homes. Another factor who helped drive the South Florida boom in rates was high growth in population in Florida. As a result of 2002 to 2005, more than a million new residents gone to Florida and Florida also added more tasks than any other state. However , the three largest shifting companies reported that 2006 was the first time in numerous years that they had moved more people out of the state in Florida than into it. Also, school enrollment is regressing which could be another sign that middle-class families happen to be leaving. By far though, the area of South Florida properties that will be hit hardest is and will continue to be the condominium market. Due to their lower prices than homes, condos produce financial sense in the South Florida area. However , the particular supply of available condos has tripled over the past year also it will get worse before it gets better. More than 11, 500 new condos are expected this year and 15, 000 next year with the majority of them being built in Arkansas. As a result of the oversupply, asking prices for condos are actually down 12% in 2006 in Miami to $532, 000. And incentives are substituting for price reduces. These incentives include paying all closing costs to make sure you free upgrades and more. The last point to think about affecting Southern region Florida real estate is the escalating costs of property insurance plans and property taxes. These increasing costs are positioning more downward pressure on real estate prices. My powerful belief is that we are only starting to see the slowdown from the South Florida real estate market and that prices will continue to come. Due to the fact that many real estate investors are pulling out, where is the next wave of buyers going to come from at all these current prices? Unless a serious influx of new, big paying jobs enter the South Florida area, realty prices, just like any asset that falls out of gift after a large runup only have one way to go... downward. 4. Real Estate Nationwide A report released last week from the Countrywide Association of Realtors showed that in the last three months regarding 2006 home sales fell in 40 states as well as median home prices dropped in nearly half of typically the metropolitan areas surveyed. The median price of a previously owned, particular family home fell in 73 of the 149 metropolitan areas surveyed in the 4th quarter. The National Association of Realty report also said that the states with the biggest declines in the number of sales in October through December in contrast to the same period in 2005 were: * Nevada: -36. 1% in sales * Florida: -30. 8% through sales * Arizona: -26. 9% in sales * California: -21. 3% in sales Nationally, sales been reduced by 10. 1% in the 4th quarter compared with an identical period a year ago. And the national median price fell for you to $219, 300, down 2 . 7% from the 4th quarter of 2005. Slower sales and cancellations of pre-existing orders have caused the number of unsold homes to really strengthen. The supply of homes at 2006 sales rate averaged 6. 4 months worth which was up from contemplate. 4 months worth in 2005 and only 4 many months worth in 2004. Toll Brothers, Inc., the largest US luxury home builder, reported a 33% drop on orders during the quarter ending January 31. Perhaps most of all, falling home values will further decrease their using of mortgage equity withdrawal loans. In 2006, mortgage collateral withdrawal accounted for 2% of GDP growth. Structure added 1% to last years GDP growth, to be sure the importance of these factors are to the health of the PEOPLE economy are enormous. The other concern is sub-prime home loans. Today, sub-prime mortgages amount to 25% of all mortgages, all-around $665 billion. Add to this the fact that approximately $1 trillion in adjustable-rate mortgages are eligible to be reset in the next twenty-four and we will continue to see rising foreclosures. For example , foreclosures will be up five times in Denver. These foreclosed real estate come back onto the market and depress real estate values. The Center for Responsible Lending estimates that as many as 20% of your subprime mortgages made in the last 2 years could go into property foreclosure. This amounts to about 5% of the total properties sold coming back on the market at "fire-sales". Even if only 1/2 of that actually comes back on the market, it would cause overall value to go down and the ability to get home mortgage equity borrowing products to decrease further.
