tbh the differences in quality of life between countries are so stark that i can give 1 reason at a time and you'd understand why any of them individually would make me want to move.

here's 1 reason: insurance.

in the united states, i pay $450 a month for private health insurance. with that health insurance, i have a yearly deductible, which means that on top of the $5k+ a year I have to pay monthly just to HAVE the insurance, I also have several thousand in medical bills that I've got to pay out of pocket before my insurance begins covering things proper. and after i spend almost $10,000 to actually have my insurance start kicking in (which i have to meet every year, meaning in January I have to start paying the 10k all over again), i also have to pay coinsurance (the percentage of my healthcare that my insurance DOESNT cover), which is a different percentage and base rate based on what specific healthcare service I'm getting. even then, healthcare in the USA is significantly more expensive on a foundational level without insurance than most other countries.

in japan, the amount I could have been paying monthly for the government subsidized National Health Insurance was $5 because I was a student, but I didnt know how to apply for that so I paid the general price of $70 monthly. after that, starting immediately after you begin payment, the national health insurance covers 70%-90% of healthcare costs depending on tax bracket (higher coverage for those earning less). Japanese insurance ALSO has a deductible, which resets monthly instead of yearly, starting at around $150. if the amount that you pay out of pocket exceeds your monthly deductible and you still need healthcare services, you can apply for a reimbursement on all medical expenses for the rest of the month.

**For the record, I have personally done a few flips/rehabs. Apart from that, I knew/know most of the realtors in this city and relating companies as I worked with most real estate/mortgage and title companies here when I had an agency.

First you need to be able to learn the market and research comparables. When looking to buy properties there are important factors to consider to make sure you are not paying overprice for a property as well as that the are is on demand, ensuring it will be easier to rent out the property.

The location of the property and its proximity to amenities like schools, shopping centers, grocery stores, transportation etc. Also that the area is safe.

You also want to look for areas that has future development plans, this will raise the value of your property.

If you have worked with investment companies, you will quickly learn that buying a property that is not in the best condition, a rehab property, could be a very smart play. You want to make sure of course to check the comparables and ensure that the property is underpriced compared to the other homes in the area. Once you rehab the property, it could raise or even surpass the value of the other homes in the area.

Any home that you would look into to buy for renting out should have elements that you intend to upgrade on. There are a lot of reasons for this but the most important one is how it raises your price and potential earnings. Redoing a kitchen or a bathroom can immediately raise the value of your home anywhere from 5-50k. A project that will cost you anywhere from 3-10k on average for a standards nice kitchen depending on your area.

Overall you still want to look at the comps to make sure you are getting a fair deal. Calculate the potential annual rent as a percentage of the properties price. This will give you an idea of the return on your investment. Also make sure that the potential rental income exceeds the monthly expenses. If not it does not make sense.

Check the vacancy rates in the area you want to purchase in, if its high there may be a low demand and not a good area to invest in.

Also you want to think about how easy it would be to sell the property if you need to. In demand areas tend to be more liquid.

So important, to understand the landlord/ tenant laws in your state. Including their rights and eviction process etc. Nothing worst than having a horrible tenant and not being legally able to remove them.

There are a lot of rate plans depending on your specific situation and mortgage rates also vary significantly by state. Make sure to get the best deal for you. Some states a first time can give as little as 1-5% down depending if you are a first time/ entrepreneur etc.

Property insurance is another cost factor to consider when working out your numbers as this varies by area.

Managing a few properties on your own is easy, but after a handful, you may want to consider hiring a property management company to handle these things for you.

I would strongly urge you to get a lawyer to draw up renter contracts.

To grow this business what you want to do, and this is a general overview: down payment for house, fix, rent out, refinance, use refinance to purchase another property and have enough to put into upgrades/repairs on the second purchase and repeat.

I hate “the grind”.  I hate not-normalizing pay talk. I hate the fact that I could be fired for saying I earn roughly 30K a year. I hate the fact that I barely notice any gains in checking, (I made 2k 6ish months in after expenditures) I hate the fact that my savings having a net gain of .05% is considered good. I hate that my net worth after working for roughly 11ish years amounts to 30k in bank, 5k in savings, and roughly 2k in  ‘401k’ retirement plan. I hate that the average cost of housing where I live is 90K for a preowned,/ foreclosure +mortgage fees. I hate the idea that 100K+ is NORMAL and ATTAINABLE for a normal person with an “OK” Credit score of 6XX, with a down payment of 15-20k and an expected monthly payment that is less than I am currently paying in Rent despite not owning anything. I hate that being part of a Union PENALIZES my pay potentials due to ‘benefits’ that are part of the standard of foreign economies. I hate that we are born into a society that expects you to be born into some sort of wealth.  I hate that my mom was killed by a druggie due to the fact she was staying with their family and her funds were ceased due to her not having a dedicated heir, or any semblance of Will. Say I get 10 PS5s, 10 2TB Xbox One Ss, 10 $500 desktops, 10 $800 Tvs, and 10 iPhone 15 Plus, and that's all, right? Which is pretty low considering average shop inventory.

10 x 500 = 5,000 (x2 cause the desktops give the same = 10,000) 10 x 600 = 6,000 10 x 800 = 8,000 10 x 900 = 9,000 10k + 6k = 16k 16k + 8k = 24k 24k + 9k = 31k

$31,000 just from that. Not even considering the other tech I could get like drones, other cell phones, Nintendo Switches, controllers, cables, HDDs, SSDs, etc

With 31k I could set aside 20k in a high-yield savings account and live off the other 11k for 8 months easy. I'd still be working during that time, and you might ask "but that means you're not really set for life!"

Excuse you, do you have any idea how much you can make in profit in 8 months if your expenses are fully paid off for that entire time?

I make $13.50 an hour when I work, sometimes more. If I work 8 hours a week, that's $104 a week, $416 a month, $3,328 before I run out of cash. That's another 2 and a half months.

But the cherry on top is this: I have 2 roommates who also contribute to expenses. I would only have to pay 1/3 of the total of $1300 monthly expenses.

Know what that means? I could live comfortably here with them for 2 years and a month.

And if I make the ~$13.50/hr that whole time, that's $10,784 I've earned from work, minimum. Meanwhile, my savings went from 20k up to $22,176. On $10,784, I could live comfortably for another 2 years.

During that time, I'd make another $10,368 and my savings would go up to $24,588.

On $10,368 I could live for 23 months. Meaning I'd have earned $9,568 and my savings have gone up to $27,030.

$9,568 is another 22 months. That nets me $9,152 from work and my Savings have gone up to $28,462. My work earnings give me another 21 months.

At this rate, losing one month per year, I could live comfortably for 24 years (if my math is right) before my work profits no longer cover the cost of a single month. In that time, my Savings should build up to $98,298 (according to a savings calculator)

So if I take $30k out of my savings at that point, it leaves me with 68k, and now I can live off that 30k for 5 years, easy, during which time I'll have earned $24,960 from work.

Point being...If I had just $31,000...I'd be legitimately set for life, working 8 hours a week and spending the rest of my time on my hobbies and passions.

TL;DR: if I could steal, and sell, $31,000 worth of tech, which would be nice and easy when high-dollar stuff like game consoles, computers, iphones, and TVs are involved, I could live comfortably for the rest of my life working only 8 hours a week and dedicating the rest of my time to the things I actually WANT to do.

Is it a lot of effort? Sure. But one day of hard effort in exchange for being set for life is 100% worth it if it means I can take care of myself and everyone I love by the end of it.

My beef with the premise behind "The Purge" is that it's not laws stopping people from killing each other in the streets - it's kinda just the default human experience to not want to hurt anyone. We succeeded as a species because we're generally decent at getting along with each other. The average, well-adjusted human has no desire to inflict undeserved harm.

We do, however, hate rules, so we'd probably still get a little wild in less harmful ways.
