I'm obsessed with Robbie and Liam romancing each other constantly like yes yes good.
But I've also been turning Cerkonos and Lieve'tel in my head because of it.
I know there's a lot of angst when it comes to life spans. Especially when it comes to (half) elves and Ashari leaders.
At some point it'll be just be Keyleth and Vex. And then just Keyleth, right? Like idk if we know how old the ashari can get but she is going to outlive all of vm, right? That's like the point?
But elves live for a long ass time? Lieve'tel is already 381. She has about 360 more years. And Cerkonos is here until further notice it seems.
Sure maybe they don't spend the rest of their impossibly long lives together but like? Isn't it nice to have the option? If they wanted to they could. Together they don't have to worry about time moving too quickly. They don't have to worry about watching the other wither while they stay youthful.
Lieve'tel had a fling with Bertrand and he probably wasn't her first bout of love at 350. But she seems to really have really cared for him? And she was his last words? As a cleric for the matron I can't imagine she has a bad relationship with death but how does she feel when it grips someone she cares about? We know the matron wears the mask to hide just how much she cares for each and every soul she ferries. And perhaps Lieve'tel feels that same way her goddess does about death and those who pass on. Especially with her extended life.
So Bertrand dies, she doesn't watch him wither, but she knows when he passes. She is given a dream of it. I wonder how she mourns. How long she mourns. If shes still mourning.
Then, by the same string of fate that brought her and Bertrand together, she is brought to Cerkonos. A man similarly endearing. A little bumbling. Definitely intimidated by her. Sweet.
And he ages like her. Maybe a hair faster.
Maybe that's why Cerkonos shows absolutely no interest in Vesper. In Pike. Their mortality is written all over them.
Robbie made a joke about him "retaining his seed since 28" and like fucking lol first off but also. Keyleth was 23 at the beginning of VM? and she was on her aramente? So depending on how long it took for him to set out on/finish his, has he been celibate this whole time because of the fact that anyone he falls for, anyone he would truly care about, would die in front of him?
Idk elves have a long life span and I'm sure Lieve'tel has had her trists with other elves. But it really is a socially awkward human man that gets her heart. Again they don't have to live their whole lives together, and they probably won't. They each are very important. They have very important positions.
But it must be nice to be able to part and say "until next time" and not really have to worry about how far next time is. Will it be ten years? They haven't aged a day. Will it be a hundred years? Oh, you've gotten slightly gray. Three hundred? My dear, I can see all your smiles I've missed in all these years in the lines on your face.

you’re not an advice blog or anything but i just like the vibe you give off so maybe you’ll understand my problem? i’m a fat girl who feels like i’m not “correctly” fat, you know? like, my face is fat and my hands are chubby and our bodies are similar but you’re just a million times more beautiful than i am. do you ever feel that way, or do you know what i mean? my body just naturally IS this way and i don’t know how to feel better about it.
I wish I could respond to asks like this with something obvious and concise that could fit on a bumper sticker, but I feel compelled to touch on the weird messy tangled super tangential psychology which results in these kind of feelings, maybe in an attempt to help people who feel this way also get to the root causes and deconstruct them. I want to be thorough and wholly understood, and candid about my own experience! but i’ll spare mobile users by putting everything under a cut.
i rarely feel the sensation of seeing someone who looks like me, thinking theyre beautiful, while thinking i am not, anymore, and that has a lot to do with rewiring my brain over the years. instead i see someone who looks like me and I think theyre hot then my brain’s response is “if (theyreHot) {me=Hot;}" BEEP BOOP
I do still sometimes feel “incorrectly” fat because...…. im covered in old stretchmarks, my boobs sag, my belly sags, even my arms sag, im riddled with cellulite, my face is chubby and I have a double chin. the feeling of being “incorrectly” fat is absolutely the result of a definite beauty standard even in spaces that have an alternative ideal to our overall society’s beauty standard. we’ve all been poisoned aight, standards are being reinforced everywhere, like even the actual chunky/fat plus size models, who aren't just straight-sized models with padding, don't have double chins. even though youd be hard pressed to find an average person their size without one. popular plus sized Instagram models have the “acceptable” amount of cellulite, do NOT have fat faces, tend to be the “acceptable” hour glass shape naturally and/or get liposuction to be “idealized plus size” in the body and in the face. so how do you accept your body when youre unconsciously consuming constant reinforcement that it has “flaws” and have consumed that reinforcement for decades?
I think the answer is going to vary from person to person, and for me it varies even moment to moment. There are moments where the only way to cease those thoughts is remembering that this vessel DOES NOT EXIST for visual consumption, it DOES EXIST for piloting me thru Disney world + experiencing the tastiest of foods, and as long as I can do that, nothing else matters. which is you know, objectively true,  but I also do very much have a strong desire to FEEL pretty, to FEEL acceptable, to FIT IN THE BEAUTY STANDARD, because of so many years of being punched down and made to feel inherently ugly/unacceptable. It’s hard to feel pretty and accepted not only because mainstream society sees your body as inherently ugly, but also you simultaneously feel like youre not even ideal in the realm where youre “supposed” to be ideal (such as fat admiration communities). 
So these are the things which continue to help me accept myself, my perceived “flaws”, and feel good about myself -- 
 : focusing on surrounding myself with imagery of beautiful fat people who share the traits that fall outside of the existing plus size beauty standard. I intentionally avoid reblogging too many irl plus sized people with thin faces, super perky rounded fat, smooth hourglass shapes, minimal cellulite, flat tummies, because I don't want to reinforce those toxic ideals for my followers OR my own subconscious. as a side note, I also enjoy makeup and makeup videos and I gravitate towards makeup youtubers with rounder faces and plus sized bodies, like smokey glow and rawbeautykristi, like damn i can be glamorous with a beat face AND have a double chin! it also helps that theyre both entertaining AF to watch and listen to.  
 : involving myself in an FA/fat positive community. whether that's posting pictures of myself or dating or otherwise engaging with people in the community. as ive said before you should not hinge self esteem on other peoples opinions of you, but when you believe you as a whole or some trait you have is inherently ugly or unacceptable, having verifiable proof to the contrary, in the form of other peoples opinions, can aid in rewiring your brain to think more positively about yourself. I personally can assure everytime *I* see a double chin or chubby hands (among several other specific traits) it makes my heart flutter because of the cuteness. no matter what shape, fat distribution, whatever your vessel exists in, there are hundreds and thousands of people who will genuinely, wholeheartedly remind you how lovely it is, and many more out there who look like you who want to be able to see themselves represented as a figure of beauty (if that at all makes sense). Parts of me that were once difficult to accept or I used to overly-criticize have become either things that no longer even cross my mind or things that are specifically viewed as attractive/positive traits because of community involvement. and on that note, straight up I would never date like, a normie, and by that I mean someone who doesn't love fat bodies. special, positive, loving attention towards the parts you've been conditioned to think are wrong or conditioned to be ashamed of, is healing. I could not be with someone who liked/was attracted to me despite my body.
 : therapy. this solution may not apply to you at ALL or you may not realize that it applies to you. it depends on the degree to which you struggle with self image. you might not even know you have something like body dysmorphic disorder (which will cause things like hyperfocus on perceived traits) or you might not realize youre committing self harm (mentally bullying yourself, scrolling through Instagram/social media to torture yourself, starving yourself/overexercise, obsessive mirror checking and self-criticizing, among other behavior). the things ive already said can also aid you in stopping these types of self harm (personal experience: unfollowing/blocking any social media that i used to torture myself, fat positive/FA communities helped me to stop exercising myself to death, wg/eating kinks helped with eating disorders) and i know there are quite a few other people who have healed from doing similar things. 
something specific id like to note about my experience with therapy and the concept of self acceptance. a piece of advice given out by a LOT of fat bloggers to aid self confidence is “fake it til you make it” right. and that's also like, a version of a real thing I learned in real therapy. shutting out negative thoughts and replacing them with a contrary, positive mantra until your brain rewires, until you believe it. its a tool you can use in accepting the parts you struggle to accept, and beyond the neutral implication of that, glorifying them. the human brain has an interesting reaction to repetition. the more you repeat something the more you believe it. whether that's something negative or something positive. its a lesson to keep in mind even if therapy isn't something you want or need.

spoilers ahead - okay - so i just watched the siren on xfinitystream.
im so disappointed - or maybe ive just gotta think harder about it/watch the ending again - because it wasnt a common kind of style of a movie, and during most of it, i felt like it was going somewhere interesting . but thenn, at the end like in the last 5-10 minutes, idk, there were flashbacks or fantasies or something, i wasnt suree what was real or not, and it made the end confusing, and there be wayy less closure than i feel like there could have been!!! cause i feelll like maybee if they picked maybe onee of the confusing scenes/fantasies or something at the end, it could’ve made the closure and whole movie seem like 40% better and have more of a clear message. ughhh! they were soo close to having something interesting [and good+clear]!
some ppl had very negative reviews of it, because they didnt understand how the details related, but i think those were some of the most significant parts, and found how i thought they related, to explain and explore some themes in the story.

so the movies about a young man, whod never been in love and is mute and v christian, who is taking a break from his life in the church, to stay at a cabin on a lake. [although he had lost his voice in the first place when he was drowned type thing when he was young]. and his neighbor is a man whos lookin kinda rough, cause he lost his husband to what he thinks is a folklore of a monster in this lake, who drowned the husband. so now, this widower wants to find the monster and get revenge and kill the monster. and the background is, that the monster is supposed to be a woman based on like a siren [bc of the title] orr? -a slavic myth of a woman whos undead and haunts a body of water where she had drowned herself when she was unhappy with her husband/was heartbroken.

so! i thought it was unique bc it was a very simple set, and not much dialogue probs cause the man was mute, but that was alright with me! it wasnt uncomfortablyy quiet. it was fun for a rainy day, like a little melancholy and a little spooky and a little lovesick . idkk, it was a moodd, if youre in that mood lols, and want solidarity with a movie.
fun how they had diversity, with an asian woman playing the siren - you dont see much asian representation in western movies. and a gay man just casually thrown in there, not a big deal, which is also cool uncommon diversity representation a little bit . andd likee, ability-diversity with a mute character, and its not like a big deal, but maybe people like that would like to see people like their own selves reflected/represented in movies tooo, so they dont feel on the outsidee of the realm of “kinds of people who can be starred as kinds of movie characters” usually, you know? :).

some details that other people thought werent relevant and annoyingly random, were things that i thought weree very interesting and related to a message of the movie!
-like i thought the music was significant. it was this very like, etherial possibly what would you call it - like monk like, cathedral echo-y singing. you  know how theres that kind of music like in cathedrals? etherial? -andd its like the kind of music that sirens are traditionally thought to sing. like echo-y and kinda haunting. so i thought that tied the siren and the religious mute characters together. andd they were falling in love anyway. andd it sounds haunting-y and theyre both kindaa haunted by stuff in the back of their minds, like she, by her curse and her lost love in the past or whatever, and she wishes she could come back to land and be normal, but this curse is keeping her in the water - and him, by whether he should return to his church or not - since he had gotten a phone message from them saying like, dont strayyy from the churchh and dont sinnn come back to us!
thenn, i dont think his mute-ness is random either. i think it signifies the theme of like, misunderstanding and miscommunication [and how that can be frustrating]. like how she is frustrated bc shes seen as a monster [and is one] but shes also, sometimes just a normal girl, when the curse isn’t taking a hold of her. and the widower thoughtt he misunderstood her, when he wasnt sure if she wass actually the monster, because sometimes, she just acts like a lady, and he felt sorry that he was blaming her, since he was like, “theres probs no such thing as monsters, shes probs justt a normal lady”.
thenn, i dont think him being gay was random either i guess . people were annoyed about all these random choices about the characters’ characteristics, because they seemed random and distractingly irrelevant. but i think its relevant because idk i thought maybe because sirens were originally supposed to lure menn to their graves. so it makes it easier for him maybe, and more believeable that he wouldnt be able to be more focused, to try to kill her, and not be lured. even if it wouldnt literallyy work, maybe its just supposed to be symbolicc for their repellant -rather than luring - relationship.
something lacking in love - is another theme i think it was cool how they explored it in different ways. like how the mute man had never been in love, and when talking about that, the neighbor was like, “i dont know if i should feel sorry about that or not. can you imagine that?!”. and even when he did nearly get love with the siren, they could never really comfortablyy be alll the way in each others’ worlds, either on land or in the water. -not on land, because she has to always have atleast part of her body in the water, so shes always just kinda soggily, uncomfortably, sitting on the edge of the dock. they cant comfortably be in the water either, because firstly, he doesn’t know how to swim/is afraid of getting in the water, since thats how hed lost his voice as a child - and, because i guess the curse starts to take control of her when shes near other people when theyre in the water, and she needs to drown them. and, how both the other couples had had love, but then i guess they either lost their partner, or it ended in heartbreak.
it made me sad but was moving in a good way, how when she wasnt feeling the siren curse, they did try their best to change to be able to hang out. like she triedd to resist the curse and climbb out of the water to join him on land (although it didnt work). and how since she couldnt come out, hed lie on the dock withh her so she could stilll put her foot in the water. that was cute and thoughtful.
v low lighting though. like, i know we’re trying to make it spooky and a bummer, but also, i can barely see what youre doing. ever heard of likee, idk, a gray or dark blue filter for the camera, so its like the illusionn of night time, but doesnt actuallyy make things too obscure to see things?!
the choices of casting were nice though. i feel like the mute man and siren had chemistry you can feel, evenn if they couldn’t even talk much!.
the ending couldvee been clever. i just didnt really understand. but there wass a flashback or fantasy where idk, i think it was the mute man ended up becoming a siren tooo! (you could tell because his eyes became as big and dark as herss when she was under the curse being a siren), and then that was cooll cause thenn they were shown just bothh being sirenss in her little cove in the waterr, so they couldd be happy and togetherr all the time actuallyy, in the water! thatd’ve been a nice ending. although they would have to explain why hes a siren now, cause they hadn’t. i guess hed have to drown himself or get drowned, with/from a broken heart, just like she did, to become one. but why would his heart be broken, cause theyre ablee to hang out pretty much, when shes nott a siren, and shes not dead ..
butt, they did just end the movie (spoiler!) with him deciding to leave the lake (i didnt understand why?), and when he leaves, she seen kinda swimming up in the distance, to/towards his empty cabin. maybe thats just saying, “and thenn, they were never ablee to be together anywayy, and itd alwayss be like this imagee for them - how it was in the first place, with him on just on land, and herr, only and forever just kinda stuck lurkingg in the distancee, in the waterr - tooo far away from him/remote/[misunderstood! -and cant fix that [monster part] about herself] - to ever really be with him for real. :(.
hm. so i think idk, either make it clearerr, which of these endings are just fantasies,/why, or just choose onee of them, and committ to thatt message. for the movie. lols. orr if you choose the ending where he becomes a siren too, you gotta explain why that happened better.
plus, (spoiler) when the widower got killed and joined his husband at the bottom of the lake, i feel like that couldve been used to say something significant or to bring something full circle or make a point of some kind. but it didnt, so.. i kind of dont understand why that was done. although i cant think of a better ending for that character, and cant think of how else his story could’ve played out - because either he has to get killed by the siren, he has to kill the siren, or he has to never be able to catch and kill the siren - but either way, idk howw youd make eitherr of these possible endings come to an interesting and satisfying solution, for the scheme of the rest of the movie’s story. i guessss its kindaa cool that atleastt he ended up with his husband againn.. [at the bottom of the lake..] which is kinda dark - but its like , ..so ? that wasnt even his/the goal..!
so yea. i like this movie. its quiet and oddly sweet and kinda moody, which sometimes youre actually in the mood to watch. just kinda chilly. and spooky and nostolgic. im just frustrating cause i felt like it was onto something brilliant, then the ending was kinda noncommital and a flop.
but it seemed kinda thoughtful and cool how it was somethingg about like - the themes of frustration, misunderstanding, things not quitee fitting together in life, longing. which are things that arent usuallyy the point of most movies, so it was cool to get to reflect on those things [in media], uncommonly/for once, through watching this one.
[maybe the point/message of this movie was: Sometimes, you just try your best to make things work out (from the various examples of this being tried throughout the movie), but its okay to be sad and bummed when it doesn’t work out how you wanted it too, because that is how it has to end up sometimes (likethe husbands wanted to be together - and they didnt quite get what they wanted cause they didd end up together - but it was when theyre Dead at the bottom of the lake, -or how the siren wantss to overcome her curse, by healing and moving on from her previously broken heart, by trying to overcome riskss to fall in love againn with a neww man, and defying the curse trying to climb out of the water - but (for some reason?) sometimes, i guess thats just a fantasy, like all their flashbacks. so now shes just gonna be soggy and dripping and uncomfortable (physically and emotionally) in her humans clothes (not like, traditionally fun and comfortable and alluring like how mermaids who weree made to originallyy belong in the water, look.), just watching her potential [future] lovers and things she thoughtt were opportunitiess to heal from the curse, pass her by on land - while she watches them from very far away in the water. [im not suree how the mute one fits in to this message perfectly - but i guess maybe hes just the accessory to the siren’s part of the message].

7 Types of Tenants That Are Harder to Insure (& What You Can Do About It)
Insurance is all about mitigating risk. Im hoping to make some of the concepts around insurance less intimidating in my first series of articles about insurance for real estate investors here on the BiggerPockets platform. The big box companies especially will run screaming from the seven types of tenants described below. Read on to learn more about the seven types of tenants that are most difficult to adequately insure and how to handle these situations, whether you decide to attempt to screen out these types of tenants or proceed with the deal knowing you have these tenants in your rental home. Whatever you choose, I have practical advice and tips for you. Lets dive in. 7 Kinds of Tenants That Major Insurance Carriers Dont Usually Cover These are the types of tenants that consider riskier from the insurance companys point of view. We have also included some insurance solutions you can employ if you have these types of tenants, or plan to invest in a property that will house such tenants or operate as the types of business discussed below. 1. Section 8/Rental Assistance Tenants Only a handful of carriers in the country will insure Section 8 tenants. Of the thousands of companies nationwide, that isnt very many. If you or your property manager start taking in Section 8 tenants, you must make your insurance company aware of this situation. Failure to do so is misrepresentation. The best thing you can do if you must have Section 8 tenants is speak to agents of the companies offering this specialty coverage. Tenants receiving rental assistance from a variety of other programs may be treated the same as Section 8 tenants by insurance carriers. Underwriting guidelines will determine whether a carrier will treat tenants receiving subsidized housing differently. Some may insure if these tenants constitute less than 15% of the occupants of a multi-unit building. 2. Individuals Operating an In-Home Day Care State law will outline when someone is considered to be operating a daycare. The lines can get blurry for those who care for other peoples children for any reason. Babysitting one or two kids several times weekly is generally OK. But state and local laws outline how many children can be watched and for how long before someone is considered to be running a business. A tenant may come forward and state that they are operating a licensed daycare in compliance with relevant law. If youre a landlord with tenants running a day care without your permission, even if it as unlicensed, talk to the tenant first. We have some tips on how to do so below. You can check them out under Heading #7 (Assisted Living), which gives an example of how you can have this conversation with your tenant without causing yourself more problems.

3. College Students There are different levels of coverage for types of housing. Lets take a look at the basics. If theres more interest in this topic, Im happy to write more in the future about the levels of student housing and what investors can do to keep their premiums and other insurance costs as low as possible. Student Rentals Underwriters look to see how close your property is to a university campus, whether the property owner is marketing explicitly to college students, or whether all of the leasing dates fall along the same timeframe as school years. Those items are dead giveaways that a property may be student housing. Student rentals have higher costs than normal market rentals, but are a lower level of coverage than, say, our next category. And again, dont think you can get sneaky on this issue: If youre busted marketing to college students (remember, the insurance folks can see everything your prospective tenants can!), expect to pay the price for this deceit. If you genuinely just own property in one of these areas but arent marketing directly to students, you may be able to get a normal market rental (i.e. cheaper) rate for your policy. Sorority and Fraternity Houses Fraternity and sorority houses especially may be treated differently from an insurance perspective. In fact, they are an entirely separate specialty class. Many carriers who allow student rentals will still exclude these types of houses. This isnt that crazy, considering the type of debauchery going on in these homes daily. Between unrestrained binge drinking, tons of people in and out of the home, and the inevitable property damage (which can usually be blamed on aforementioned binge drinking), you cant really fault the insurance company for charging more. Liability costs for injuries, even those that are clearly the tenants drunken fault, can be massive. Plus, there are plenty of other scandalous lawsuits waiting to happen that dont bear repeating in polite company. Again, if you must invest in a property involving a sorority or fraternity house because your heart compels you to or you have some compelling financial reason, be sure to consider the actual cost of what the specialty insurance will be. Graduate Students These students are considered more responsible and may be accepted with the same type of coverage you would use for a normal market rental. Because graduate students may or may not require a specialized policy, you will have to check with your carrier to know for sure. Market rent apartments that simply allow students to live there are another gray area. If the property is not explicitly student housing but still has student renters, most policies will treat this situation as a typical market rental. 4. Individuals Running Assisted Living Businesses If you or your tenant are running an assisted living business, keep in mind that facilities for adults may require specialized coverage. Some of the factors that will influence the cost of this coverage include: Types of individuals living in the home. The elderly may be treated differently from individuals with physical or mental disabilities.Hours of operation and degree of care. Round-the-clock care facilities may be costlier to insure than daylight or night-time only facilities. The same goes for high levels of care versus lower levels of care.Licensing status. There are four types of assisted living licenses. Knowing which kind the business operating on your property needs is essential for insuring the property properly. The types of assisted licensing include a Standard License, Extended Congregate Care License, Limited Nursing Service, and Limited Mental Health. Ensure the facility has the proper licensing. If your tenant is the one running the business, ask him or her about licensing. If your tenant is running the assisted living business, you can have him or her pay for the cost of insurance coverage. This will offset your costs, and if the tenant is likely to remain for the long-haul, may be a great way to guarantee the continued passive income we are all after. 5. Owners of Restricted Breeds of Dogs Most major insurance carriers have dog restrictions. How strict or lax they will be depends on your provider. Always check this information prior to permitting pets on the property. If you dont know where to look, ask your agent. Were here to help you! Keep in mind that even service animals may be restricted, completely legally. You may choose to have a tenant with a dog even if your insurance company has restrictions. However, check what those restrictions are to know if the animal will be covered. If their breed isnt restricted, well, doggo-party on! If you choose to have tenants with dogs that are in fact restricted, you may. But if that dog bites somebody, your insurance carrier most likely wont be covering any claims. Some plaintiffs may even go to the effort to sue you civilly. 6. Short-Term Tenants Week-to-week rentals are more difficult to ensure than most. Insurance carriers that do home and auto have made adjustments to cover insurance for vacation rentals. This is a fairly recent change that reflects the fact that these markets are more established. There are two major companies that specialize in properties purchased explicitly for Airbnb or other vacation rental formats. This option may be preferable for an investor who purchases a property that will be a vacation rental most of the time. 7. Transitional Living and Halfway Houses Carriers view the types of tenants in these homes as very risky, which theyre largely not even incorrect about. However, there are many types of transitional living homes: housing for those who have experienced domestic violence, individuals with credit or financial constraints who are working towards more permanent housing, and the growing sober living home and addiction recovery support industry. The point is, transitional living helps a variety of people in neednot just felons and rapists. Is this a bias problem? Maybe. A tightly controlled sober living home that is run-well can actually be the cleanest house on the block. Reputable facilities routinely drug test clients and conduct breathalyzer tests on clients returning from weekend outings or at random. So while the reality may be that a recovery home is the only house full of 20-somethings on the block that isnt partying on the weekends, drug use carries unfair stigma but also a degree of risk that insurance companies justifiably may not wish to take on. Halfway house tenants tend to have poor credit and often criminal backgrounds that make other types of housing unfeasible. These types of homes are ultimately very good for society. Some business models are more lucrative than others, but be sure to include the actual cost of your insurance quote for greater accuracy while you examine your deals. Fortunately, many of the pointers for the assisted living category can also be applied here. Talk to your tenant about their situation, whatever it is. Lets imagine for the sake of simplicity you have a tenant, Betty, with many children, who routinely babysits her friends children as well. It comes to your attention that Betty may be meeting your states definition of running a daycare. Speaking to Betty about this situation is a great first step. She may not know she is breaking the law or may be able to provide documentation that the children seen on the property are actually family members. She may be willing to stop her operation once she knows her housing is on the line. If she continues to break the law or implies she might, ask her to stop. Make it clear what shes standing to lose. You may be able to come up with a different arrangement where Betty assists with handling the policy coverage change/extra expense, particularly if shes running her business by-the-book and not under-the-table. If you encounter a situation like this and are unsure of what to do, chat with a friendly real estate attorney. Weve got tons of great attorneys here on BiggerPockets who are all too happy to share their thoughts, but ideally youll want to retain your own for matters such as entity formation and asset protection. Consults with great attorneys are often cheaper than youd think. Less experienced attorneys may offer free consults, but your time will be very limited. If you have an hour or two worth of questions, write them down and get connected with a legal professional with experience dealing with real estate investors.

How Notto Deal With Difficult-to-Insure Tenants We investors are always looking for workarounds when we encounter obstacles. While creative problem-solving is no doubt a great skill to develop, there are two common mistakes people make once they have selected the types of tenants described above but dont wish to pay the price. Mistake #1: Lie About the situation to the insurance company. Not mentioning it is a bad approachthats considered misrepresentation. If you dont say you have any Section 8 tenants, for instance, but you do and you know about it, the insurance carrier can deny your claim. You may be in a better situation if, say, youve owned a property for 10 years and chose to price it affordably. Originally, you had no Section 8 tenants, but your property manager has since allowed some on the lease. You may be able to negotiate in that situation, but if you knew or should have known about the tenants, lying is the worst thing you can do regarding any claim. This is where it is handy to have a legal professional to bounce your concerns off of. This doesnt apply to all of the categories above. However, those affecting vulnerable populations usually do. Here are some things you cant do on your application if you want to avoid discrimination accusations that lead to litigation nightmares another BiggerPockets poster has written about here in the past. Check out that article if you really want to know all of the gory detailsand how dark it can get. Stating in the application that you wont take specific kinds of people. This is begging for a lawsuit. You can state you wont tolerate a behavior, but never a person for who they are. So you can say that you wont permit drug use on your property, but you do not want to say, I wont rent to drug addicts or people with a history of drug addiction. Why not? Because addicted and alcoholic tenants are a protected class under the Fair Housing Act. Its not worth the headache of even a nuisance lawsuit. Educating yourself on the Fair Housing Acts protected classes can help you determine what is legally considered discrimination.Asking irrelevant or unfair questions that imply discrimination. Asking questions about a persons sexuality is a good example of this. Some landlords have prejudices or personal biases and try to head these off with specific questions. If those questions overlap with protected classes, youre leaving yourself vulnerable to a situation that may very well land you in court regardless of which insurance policy you use. The reality is, you can choose whomever you want to live in your property. There are other ways to vet for behaviors that make individuals risky to rent to. Follow the tips below to avoid discriminationor more accurately, the threat of a brutal discrimination lawsuit. Not all protected classes are obvious, which is why I recommend getting to know more about them. For example, you also cant deny someone for their family status. Family status may include factors like number of children, blended or unconventional families, older family members choosing to live together, and other situations which you may not like, but cannot use as grounds for denying on an application. If you know you dont want to take a certain type of tenant on, look at what about that tenant sketches you out. Is this a person who is likely to have a poor rental history or poor credit? Its perfectly legal to deny an application on those grounds. Behaviors and non-protected classes may be items to address in your lease agreement. For example, individuals who smoke are not protected, nor are individuals with dogs. A restricted breed owner cant sue you for discrimination if you clearly state No pets are allowed on the property in your lease. However you choose to handle this issue, ensure youre on the right side of the law and screening all applicants the same way. You can even use one of those handy-dandy lawyers I mentioned above to develop a fair and legal screening process that you can use for each and every tenant. How to Handle Higher-Risk Tenants and Select the Right Policy Fortunately, there are insurance solutions for all of these types of tenants. If you are a landlord, you may decide to avoid these types of tenants altogether when selecting a tenant for your property, provided you arent discriminating. But if your heart or pocketbook compels you to take some of these higher-risk tenants on, Ive got good news. All of them can be insured. The question for you will become whether doing so is worth the cost. This question will require you to know the exact cost, but also take other factors into consideration. If the tenants are running businesses, perhaps they will assume the cost of the policy. The more you know about the situation is crucial, and yet another reason to always communicate directly with tenants. Speaking of the power of knowledge, keep in mind that you should Select Appropriate Insurance Options and Know Their Costs Before Investing Specialty insurance can be 150%-300% higher than a traditional landlord policy. If you are getting involved in a real estate deal that includes these types of tenants, that is something to consider ahead of time. You may find yourself a great deal involving these types of tenants, but later find that once youve applied actual insurance costs, it isnt such a great deal. The cost of insuring the property should be figured accurately in any pro forma so you know what youll really be spending. Most of us know the value of having a buffer in our pro formas. Ideally, you should have botha buffer for unexpected costs and an accurate, up-to-date figure for your projected insurance costs. One Final Important Tip Get an actual quote in hand before making offers on properties that involve these types of tenants. Dont go with a verbal or over-the-phone agreement. You want the actual piece of people to determine the cost of insuring your real estate business. It is best to give your agent one to two weeks of lead time to research the best options for your quote. Whether you choose to dodge these tenants altogether or proceed with a promising business that involves these types of tenants, I wish you the best of luck.
