However, as much as I've tried to dig into her, I can't seem to find anything. If she was here, it's like she was erased completely."
QUESTION TWO: what is your favorite part about the island?  "Learning about all the other creatures, and meeting so many new people. As much as I love my crew, I'm intrigued by everyone I meet."
QUESTION THREE: if your character is supernatural, do they fear humans? if human, do they fear the supernatural?  "I don't really fear them, as such, but I am wary of them. Though I've had a few... encounters of a certain kind with a fair few and they've not done me harm so far."
QUESTION FOUR: share a fun headcanon or fact about your character! this doesn’t have to be long, just something to introduce us to your character!  He was once given a choice to run away from the life of a pirate, from the horrible reign of his father by his first love. However, he realised that in doing so, he would be abandoning his sister, and that he would be homesick for the ocean. So, he left them, as much as it broke his heart to do so. He hasn't seen them since.

His first love - they were probably late teens/young adults, and it was shortly before he overthrew his father. They were on land for a bit, and he fell for them, but when they asked him to run away with them, he ultimately declined, not wanting to abandon his twin. He hasn't seen them since.

'I’ve never seen such horrific and terrible damage as these torrential rains have created throughout the Zumalai region in Timor-Leste. The people here are now afraid of further landslides as they deal with the devastating damage to their homes, roads, and communities.' Fr Bruce Clark (Prior Provincial) was speaking about the recent devastating floods that have hit many parts of Timor-Leste, including our own parish of Zumalai. The extreme flooding in Timor-Leste has wrought wide-spread destruction of homes, crops and roads in 9 out of 13 municipalities. Many people in our parish of Zumalai have been badly affected and at least one of our primary schools has been damaged by flood water.
More than 200 homes have been destroyed, washed away or rendered unsafe, including those belonging to 11 of our teachers. Hundreds of families have been displaced and have taken refuge in the local school. At least 3 bridges in the area are close to collapse and inaccessible and many roads have been washed away. Rice and vegetable crops have been destroyed.
Brothers Antonio and Silvestre are going from village to village on motorbike checking on the people and providing immediate care where they can. See photos below.

→ Her Personality Amaria is the youngest of 11 children from a strong line of cheetah animal shifters. → History Amaria was born and raised in Southern Africa with her parents, Blake and Hallie Crais, and 10 older siblings. She was the youngest of 11 and fought for individuality from the rest of her siblings and the rest of the members of their pack. She graduated from Panthera Falls High School, the local private cat animal shifter school in 1910 at 16 years old, where she was taught reading, spelling, language (Afrikaans, English, Xhosa and Zulu), history, arithmetic, geography, penmanship and handwriting. Amaria always wanted to learn what the boys did but instead she was taught manners and how to walk like a lady. Only the males and lionesses were taught to hunt in shifted and human form and daily lives as a shifter in Africa. Even while shifted her siblings and packmates would be extremely upset or disappointed when she outran the males in their community. Girls weren’t supposed to be faster than those males that provided for them. Chris Bialar, the son of the alpha, was the only one that didn’t share their views and encouraged Amaria to be her own person. Chris even convinced her to follow her dreams which were to be like Blake, her father. He was the pack liaison, lawyer and second. However, since her parents were paying for her continuing education, they sent her to become a teacher, even though she had planned on attending college to become a lawyer like Blake. To further insult her they had shot down her request to be trained as a liaison and had planned to marry her off once she returned from getting her teaching degree.
On her first night back in Africa, she had car troubles after leaving the airport and heading to the grassland where their pack was vacationing in their shifted forms, her car broke down. Amaria called, getting her mother, Hallie and her brother, Henry to agree to run over since they were the fastest in their shifted forms. They were to lead her back to their location. Amaria regrets the call to this day. She was still waiting by her car when she heard a familiar sound of gun fire. Frozen, her heart drop to her feet when she heard a familiar growl that echoed the dryland around her. It didn’t take long for her to shift, without getting undressed, ripping everything off her in the process, and running towards the growing growling and ringing gun shots. Hallie was still breathing, in a pool of her own blood while being skinned by poachers. Her older brother, Henry was running in circles, clearly shot, trying to get back to their mother. While she rushed at the man standing over her mother, she heard the final blow that caught Henry right between the eyes, and her mother shifted back to human form having taken her last breath and losing control of her shift. Amaria still went for his neck but everyone else stood in shock at the two human bodies that laid in front of them that were once cheetahs. For the most part the poachers scrambled to their jeeps, but Amaria was faster and angrier. She blacked out. The minutes turned into hours then days. It was nearly a week when they found her deep in the savannah. She refused to change back as she mourned. She even lashed out at everyone that came near. She wasn’t ready to go home to a broken family, that was mainly her fault. Chris was the only one with a death wish and courage to approach her in human form and offer her comfort. Not that they’ll ever speak of it, but Amaria changed back in the middle of the night in his arms. 
The tragedy of losing her mother and sibling was a factor behind Amaria ultimately moving away from home when Chris chose to become the alpha of his own pack and move to America. She couldn’t face her family or pack and it was killing her inside. The transition was hard, but they eventually made it to New York during the Italian immigration rush in the 1920s. As they waited for other pack members to join them, they had disguised themselves as Italians and moved across New York trying to find a place for themselves. It took about 8 months for everyone that promised they would join under Chris to arrive. Everyone had agreed that New York wasn’t the place for them to start a pack and they started towards the West. When they crossed into New Jersey they were met with endless rat and nimble hostiles nearly resulting in the death of one of their own. They quickly transitioned into Pennsylvania, where they found multiple lone cat animal shifters and persuaded them to join their nomadic pack. Their next stop was West Virginia which was already occupied by a friendly cat pack. They took them in for a few months and suggested that they try the Midwest states or migrate into Canada. It took another few months, picking up a few stragglers along the way, until they arrived in Chicago, Illinois. They initially were headed to the Minnesota-Canada border, but instead experienced a large culture shock. It was just like New York, but they absolutely loved Chicago. Amaria had never met Human Shifters or Vampires before and there they were living together in the same city. Together and with the local shifter council they made Chicago their new home. Chris also granted a dream of hers by making her their pack liaison.   → The Present Currently Amaria, Greer, and Chris are having discussions with the Jackals to create a university catered especially to the supernatural community. Zack Harris brought the idea to them a few months ago and they’re hoping to start looking for locations soon. Amaria is looking forward to the prospects of the university and bringing in more wayward supernaturals across the globe. More so, of what it could mean about having more supernaturals enroll their children in supernatural run grade schools since a large majority of them are homeschooled.

LEARN SPANISH WATCHING TV SERIES (FROM SPAIN)
As you all may know, watching TV in your target language helps improving the vocabulary, listening comprehension, and knowledge of it in general. This is why I decided to create a masterpost with some of the most well-known TV series in Spain. The titles are clickable, and they redirect to a trailer or some short clip of the show. 
(Not following any particular order)
Las chicas del cable: Netflix’s first Spanish original series. It’s set in 1928, and it tells the story of a group of girls working for a telecommunications company. It has this Great Gastby feeling, highly recommended! 
Física o química: I’d say this is a low-budget, Spanish version of Skam or Skins, but a bit outdated since it’s from some years ago. But basically same story, the struggles of some high school kids.
Cuéntame cómo pasó: it narrates the daily life of a Spanish family of the second half of the twentieth century, so of course it has some historic episodes going on. It started back in 2001, based in 1968, and it’s still on air, narrating the year 1986.
AquĂ­ no hay quiĂŠn viva: sitcom which depicts the problems of the neighbours of an apartment building. It stopped being broadcast in 2006, but a new series with basically the same argument and actors emerged, called La que se avecina.
Los hombres de Paco: drama comedy which tells the story of some policemen.
Farmacia de guardia: apparently this is the most watched Spanish TV series ever. It’s a sitcom about a pharmaceutic and her life.
Los Serrano: drama comedy about a family and their struggles.
Vis a vis: a Spanish remake of Orange is the new black, basically.
El ministerio del tiempo: fantasy TV series about a ministry that travels in time.
Velvet: story of love between a heir and a seamstress in the 50s. Miguel Ángel Silvestre (who also appears on Sense8) plays the lead role here.
Sin tetas no hay paraíso: a love story between a posh girl and a troubled guy. Miguel Ángel Silvestre also plays a role here.
El prĂ­ncipe: drama series of a relationship between a Christian policeman and a Muslim woman.
AĂ­da: sitcom about a poor-ish, low class family and their neighbours.
Águila roja: about a masked hero, set during the 17th century.
La seĂąora: set in the 20s, about a love story between people of two different social classes.
Amar en tiempos revueltos: soap opera depicting the life in the Spanish civil war.
Gran hotel: drama series set in 1905 about a family who own a hotel.
El internado: thriller which focuses on the lives of students living in a boarding room.
MĂŠdico de familia: a bit old, tells the story of a doctor and his family.
Hospital central: drama about the lives of some hospital workers.
Verano azul: from 1989, one of the most iconic Spanish TV series. It tells the story of some children and their summer vacation.

There's plenty of Christian media that's well done and quality. The Book of Eli is a major movie that has a powerful Christian message. The Prince of Egypt and Joseph and the Technicolor Dream Coat are both praised as being accurately done. Hacksaw Ridge also has a powerful Christian message.
This is just a wide spread across the board.
What I don’t understand is, where are the Christians with talent?
Peter Jackson spent all of his free time from high school on working on his first movie, which he directed, acted in, and created special effects for. Why isn’t there a Christian doing that?
Robin Williams spent a lot of his childhood making his own radio programs with a cassette recorder his parents gave him, which was how he honed his ability to perform lots of different characters and improvise situations. Why isn’t there a Christian doing that?
Paul McCartney and John Lennon spent their teen years teaching themselves music by ear, travelling all over Liverpool to learn new guitar chords, putting together a band with their friends, even touring England and Germany. Why aren’t any Christians doing that?
Why are we either born without talent or else choose to not use it to glorify Him and just let it atrophy?

On February 26, 1919, Congress passed An Act to Establish the Grand Canyon National Park in the State of Arizona. The Grand Canyon of the Colorado River in northwestern Arizona is one of the earth’s greatest natural wonders. Comprising over 1 million acres of northwestern Arizona, the park includes the most spectacular area of the 277-mile canyon cut by the Colorado River. Still inhabited by Native peoples with at least 2,000 years of history in the area, some of the tribes of Grand Canyon region are the Hopi, Navajo, Zuni, Paiute, Havasupai, and Hualapai.
The first bill to create Grand Canyon National Park was introduced in 1882, and again in 1883 and 1886 by Senator Benjamin Harrison. As president, Harrison established the Grand Canyon Forest Reserve in 1893. President Theodore Roosevelt created the Grand Canyon Game Preserve by proclamation in 1906 and Grand Canyon National Monument in 1908. Senate bills to establish a national park were introduced and defeated in 1910 and 1911; the Grand Canyon National Park Act was finally signed by President Woodrow Wilson in 1919. The National Park Service, established in 1916, assumed administration of the park.
Before the middle of the nineteenth century, very little was known about the geography of the Grand Canyon. Because of its remote location, the area in and around the canyon was not explored or mapped in detail by Europeans, although it was probably visited in 1540 by the Spanish expedition of Garcia Lopez de Cardenas, who searched with Vasques de Coronado for the seven legendary cities of Cibola. In 1776, two Spanish priests, Francisco Dominguez and Silvestre de Escalante, crossed the Colorado River while exploring the area, but little knowledge of the region was passed down in written form to later generations. The primary source of information about the magnificent canyon was an oral tradition sustained by the reports of fur trappers and traders and so-called “mountain men,” most of whom were escorted through the rugged terrain by Native American guides.
Only one early visitor, Warren Augustus Ferris, is known to have produced a map showing the Grand Canyon. Drawn in 1836, it was not published until 1940, too late to be of use to the geographers and explorers who first traveled to the Colorado River and the canyon during the late nineteenth century. Ferris did, however, write and publish several articles in the 1840s, one of which described the canyon. His account added to the available information about the existence and approximate location of the Grand Canyon and helped to increase interest in further exploration of the area.

The population is over 90% Christian, with almost 89% being Latter Day Saints.

The economy in Provo is powered by many different businesses and organizations, including over 100 restaurants, two shopping malls, multiple universities and colleges, a number of small companies, and several large international businesses. Utah Valley Hospital is a Level II Trauma Center, and has several campuses of medical professionals surrounding it. America’s Freedom Festival at Provo, held every May through July, is one of the largest Independence Day celebrations in the United States. Several cultural points of interest in the city include the Covey Center for the Arts, the LDS Missionary Training Center, and the Provo City Library at Academy Square. Provo contains two LDS temples: Provo Utah Temple and Provo City Center Temple, the latter being restored from the ruins of the Provo Tabernacle. The Utah Valley Convention Center is also located in downtown Provo. There are several museums located on the campus of Brigham Young University. Natural features include Bridal Veil Falls, Provo River, Utah Lake and Uinta-Wasatch-Cache National Forest. Timpanogos Cave National Monument is located several miles north of Provo. A number of national historic landmarks are located within Provo, including the Reed O. Smoot House. Provo is served by Utah Transit Authority, operator of the FrontRunner commuter rail and a bus service connected to the rest of the Wasatch Front. Amtrak stops at Provo station, providing daily access to its California Zephyr service. Interstate 15, U.S. 89 and U.S. 189 provide major road service to Provo. Air transportation is available at Utah’s second busiest airport, Provo Municipal Airport.

According to the federal Truth in Lending Act, even a slight mistake in calculating your annual percentage rate could result in a violation of the act, giving you the right to rescind the loan. Rescinding basically allows you to cancel the loan. Advocating on Your Behalf A real estate lawyer is an expert on state foreclosure laws. The lawyer can explain your rights, the process, and any available prevention methods. Your lawyer can also negotiate directly with the bank on your behalf to reach a solution outside of court. Last Minute Strategies to Stop Foreclosure If you’re facing foreclosure, you might be able to stop the process by filing for bankruptcy, applying for a loan modification, or filing a lawsuit. If you’ve fallen behind on your mortgage payments and a foreclosure sale is looming in the very near future, you might still be able to save your home. You can potentially file bankruptcy, apply for a loan modification or other workout option, or file suit against the foreclosing party (the “bank”) to possibly stop the foreclosure entirely, or at least delay the process. File for Bankruptcy to Stop the Foreclosure If the foreclosure sale is scheduled to occur in the next few days, you can halt the sale immediately by filing for bankruptcy. The automatic stay will stop the foreclosure in its tracks. Once you file for bankruptcy, something called an “automatic stay” immediately goes into effect. The stay functions as an injunction prohibiting the bank from foreclosing on your home or otherwise trying to collect its debt. This means that any foreclosure activity must be halted during the bankruptcy process. The bank may file a motion for relief from the stay. The bank might attempt to have the stay lifted by filing a motion seeking permission from the court to continue with the foreclosure. Even if the bankruptcy court grants this motion and allows the foreclosure to proceed, the foreclosure will be delayed at least a month or two. This should provide you with time to explore alternatives to foreclosure with your bank.

Chapter 13 Bankruptcy vs. Chapter 7 Bankruptcy
If you want to keep your home, a Chapter 13 bankruptcy might help you accomplish this goal. But if you’re simply trying to buy some time by stalling the foreclosure, a Chapter 7 bankruptcy might be right for you. Benefits of a Chapter 13 bankruptcy A Chapter 13 bankruptcy can help you keep your home by restructuring your debts. You will repay debts—some in part and some in full—over a period of three to five years as part of a repayment plan. You might be able to avoid foreclosure and remain in your home with this type of bankruptcy because you can repay any delinquent mortgage payments through the plan. Also, you will likely pay a fraction (or sometimes, none) of your unsecured debts during the plan period and possibly eliminate certain other debts—like underwater second and third mortgages because they’re considered unsecured loans—entirely when you complete your plan, freeing up money for your first mortgage. Even if you can’t complete the plan, filing for Chapter 13 bankruptcy will give you at least several months before a foreclosure can be completed.
Benefits of a Chapter 7 bankruptcy
If you’re already in foreclosure, filing Chapter 7 bankruptcy isn’t usually a good way to save your home, but it will delay the foreclosure proceedings and provide you with time to live in the home without making payments. You can put this money towards saving up for a rental. You can also use this time to try to work with the bank to come up with a way to avoid foreclosure. And, even if you still go through a foreclosure, the Chapter 7 bankruptcy will eliminate your personal liability for the mortgage debt, which means you won’t be liable for any deficiency remaining after the foreclosure.
Apply for a Loan Modification
While you don’t want to wait until the last minute with this option, you might be able delay a foreclosure by applying for a loan modification, or another foreclosure avoidance option, because the bank could be restricted from dual tracking. Dual tracking is when the bank proceeds with the foreclosure while a loss mitigation application is pending. Ultimately, if your modification application is approved, the foreclosure will be permanently stopped so long as you keep up with the modified payments. Federal Rules Restrict Dual Tracking Under federal law, if a complete loss mitigation application is received more than 37 days before a foreclosure sale, the servicer may not move for a foreclosure judgment or order of sale, or conduct a foreclosure sale, until: • the servicer informs the borrower that the borrower is not eligible for any loss mitigation option (and any appeal has been exhausted) • the borrower rejects all loss mitigation offers, or • the borrower fails to comply with the terms of a loss mitigation option such as a trial modification. Be aware that the servicer generally doesn’t have to review more than one loss mitigation application from you. But if you bring the loan current after submitting an application, the servicer must consider it.
File a Lawsuit to Stop the Foreclosure
If your bank is using a non-judicial process to foreclose—where the foreclosure is completed outside of the court system—then you might be able to delay or stop the foreclosure by filing a lawsuit against the bank to challenge the foreclosure. This tactic normally won’t work if the foreclosure is judicial because by the time of a foreclosure sale, you’ve already had your opportunity to be heard in court. To prevail in your lawsuit against your bank, you’ll need to prove to the satisfaction of the court that the foreclosure should not take place because, for example, the foreclosing bank: • can’t prove it owns the promissory note • didn’t act in compliance with state mediation requirements • violated the state’s Homeowner Bill of Rights • didn’t follow all of the required steps in the foreclosure process (as determined by state law), or • made some other grievous error. The downside to suing your bank is that if you’re unable to prove your case, this will only delay the foreclosure process. Lawsuits can be expensive and, if you have no reasonable basis for your claims, you could get stuck paying the bank’s court costs and attorneys’ fees.

Important Questions To Ask A Foreclosure Defense Lawyer To determine which foreclosure defense attorney is a good fit for your case, you will need to ask them several questions. Benefits of a Chapter 13 bankruptcy A Chapter 13 bankruptcy can help you keep your home by restructuring your debts. You will repay debts—some in part and some in full—over a period of three to five years as part of a repayment plan. You might be able to avoid foreclosure and remain in your home with this type of bankruptcy because you can repay any delinquent mortgage payments through the plan. Also, you will likely pay a fraction (or sometimes, none) of your unsecured debts during the plan period and possibly eliminate certain other debts—like underwater second and third mortgages because they’re considered unsecured loans—entirely when you complete your plan, freeing up money for your first mortgage. Even if you can’t complete the plan, filing for Chapter 13 bankruptcy will give you at least several months before a foreclosure can be completed.
Benefits of a Chapter 7 bankruptcy
If you’re already in foreclosure, filing Chapter 7 bankruptcy isn’t usually a good way to save your home, but it will delay the foreclosure proceedings and provide you with time to live in the home without making payments. You can put this money towards saving up for a rental. You can also use this time to try to work with the bank to come up with a way to avoid foreclosure. And, even if you still go through a foreclosure, the Chapter 7 bankruptcy will eliminate your personal liability for the mortgage debt, which means you won’t be liable for any deficiency remaining after the foreclosure.
Apply for a Loan Modification
While you don’t want to wait until the last minute with this option, you might be able delay a foreclosure by applying for a loan modification, or another foreclosure avoidance option, because the bank could be restricted from dual tracking. Dual tracking is when the bank proceeds with the foreclosure while a loss mitigation application is pending. Ultimately, if your modification application is approved, the foreclosure will be permanently stopped so long as you keep up with the modified payments. Federal Rules Restrict Dual Tracking Under federal law, if a complete loss mitigation application is received more than 37 days before a foreclosure sale, the servicer may not move for a foreclosure judgment or order of sale, or conduct a foreclosure sale, until: • the servicer informs the borrower that the borrower is not eligible for any loss mitigation option (and any appeal has been exhausted) • the borrower rejects all loss mitigation offers, or • the borrower fails to comply with the terms of a loss mitigation option such as a trial modification. Be aware that the servicer generally doesn’t have to review more than one loss mitigation application from you. But if you bring the loan current after submitting an application, the servicer must consider it.

A lawyer can explain the paperwork and file your answer to the complaint with an appropriate defense. The lawyer may even file a counter claim, counter-suing the lender for violations of the law. Filing Bankruptcy Bankruptcy can temporarily stop a foreclosure. It is always best to consult a lawyer if you are considering bankruptcy. Chapter 7 bankruptcy is the form of bankruptcy used to wipe the slate clean. Filing automatically stops the foreclosure clock. You can’t keep the home permanently, but your liability is released. In Chapter 13 bankruptcy, debt is restructured to make your payments more affordable. If you can afford to resume making your normal mortgage payment, the arrears may be reduced. Debt must be paid to the trustee through a monthly repayment plan. Bankruptcy is complicated and certain eligibility requirements must be met. The attorney can guide you through the process and paperwork. If you are considering bankruptcy, it can be used as a defense in your foreclosure response. Last Minute Strategies to Stop Foreclosure If you’re facing foreclosure, you might be able to stop the process by filing for bankruptcy, applying for a loan modification, or filing a lawsuit. If you’ve fallen behind on your mortgage payments and a foreclosure sale is looming in the very near future, you might still be able to save your home. You can potentially file bankruptcy, apply for a loan modification or other workout option, or file suit against the foreclosing party (the “bank”) to possibly stop the foreclosure entirely, or at least delay the process. File for Bankruptcy to Stop the Foreclosure If the foreclosure sale is scheduled to occur in the next few days, you can halt the sale immediately by filing for bankruptcy. The automatic stay will stop the foreclosure in its tracks. Once you file for bankruptcy, something called an “automatic stay” immediately goes into effect. The stay functions as an injunction prohibiting the bank from foreclosing on your home or otherwise trying to collect its debt. This means that any foreclosure activity must be halted during the bankruptcy process. The bank may file a motion for relief from the stay. The bank might attempt to have the stay lifted by filing a motion seeking permission from the court to continue with the foreclosure. Even if the bankruptcy court grants this motion and allows the foreclosure to proceed, the foreclosure will be delayed at least a month or two. This should provide you with time to explore alternatives to foreclosure with your bank.

Chapter 13 Bankruptcy vs. Chapter 7 Bankruptcy
If you want to keep your home, a Chapter 13 bankruptcy might help you accomplish this goal. But if you’re simply trying to buy some time by stalling the foreclosure, a Chapter 7 bankruptcy might be right for you. Benefits of a Chapter 13 bankruptcy A Chapter 13 bankruptcy can help you keep your home by restructuring your debts. You will repay debts—some in part and some in full—over a period of three to five years as part of a repayment plan. You might be able to avoid foreclosure and remain in your home with this type of bankruptcy because you can repay any delinquent mortgage payments through the plan. Also, you will likely pay a fraction (or sometimes, none) of your unsecured debts during the plan period and possibly eliminate certain other debts—like underwater second and third mortgages because they’re considered unsecured loans—entirely when you complete your plan, freeing up money for your first mortgage. Even if you can’t complete the plan, filing for Chapter 13 bankruptcy will give you at least several months before a foreclosure can be completed.
Benefits of a Chapter 7 bankruptcy
If you’re already in foreclosure, filing Chapter 7 bankruptcy isn’t usually a good way to save your home, but it will delay the foreclosure proceedings and provide you with time to live in the home without making payments. You can put this money towards saving up for a rental. You can also use this time to try to work with the bank to come up with a way to avoid foreclosure. And, even if you still go through a foreclosure, the Chapter 7 bankruptcy will eliminate your personal liability for the mortgage debt, which means you won’t be liable for any deficiency remaining after the foreclosure.
Apply for a Loan Modification
While you don’t want to wait until the last minute with this option, you might be able delay a foreclosure by applying for a loan modification, or another foreclosure avoidance option, because the bank could be restricted from dual tracking. Dual tracking is when the bank proceeds with the foreclosure while a loss mitigation application is pending. Ultimately, if your modification application is approved, the foreclosure will be permanently stopped so long as you keep up with the modified payments. Federal Rules Restrict Dual Tracking Under federal law, if a complete loss mitigation application is received more than 37 days before a foreclosure sale, the servicer may not move for a foreclosure judgment or order of sale, or conduct a foreclosure sale, until: • the servicer informs the borrower that the borrower is not eligible for any loss mitigation option (and any appeal has been exhausted) • the borrower rejects all loss mitigation offers, or • the borrower fails to comply with the terms of a loss mitigation option such as a trial modification. Be aware that the servicer generally doesn’t have to review more than one loss mitigation application from you. But if you bring the loan current after submitting an application, the servicer must consider it.
File a Lawsuit to Stop the Foreclosure
If your bank is using a non-judicial process to foreclose—where the foreclosure is completed outside of the court system—then you might be able to delay or stop the foreclosure by filing a lawsuit against the bank to challenge the foreclosure. This tactic normally won’t work if the foreclosure is judicial because by the time of a foreclosure sale, you’ve already had your opportunity to be heard in court. To prevail in your lawsuit against your bank, you’ll need to prove to the satisfaction of the court that the foreclosure should not take place because, for example, the foreclosing bank: • can’t prove it owns the promissory note • didn’t act in compliance with state mediation requirements • violated the state’s Homeowner Bill of Rights • didn’t follow all of the required steps in the foreclosure process (as determined by state law), or • made some other grievous error. The downside to suing your bank is that if you’re unable to prove your case, this will only delay the foreclosure process. Lawsuits can be expensive and, if you have no reasonable basis for your claims, you could get stuck paying the bank’s court costs and attorneys’ fees.

Foreclosure cases that were handled five years ago must be handled much differently now. You want to ensure that you are working with an attorney who keeps up with these changing laws, as they are very relevant to your case. If you work with a lawyer who is not familiar with these laws, it will pose serious problems for your defense and you could end up losing your home.
Are You Licensed to Practice?
You may think that if you are speaking to a foreclosure defense lawyer, they are surely licensed to practice in the state. This is a mistake. Some lawyers have viewed the foreclosure crisis as an opportunity to bring in more business, even though they cannot legally practice law in the state. These lawyers may be able to negotiate with lenders for you but, if your case ends up in court, which many do, you could find yourself in a great deal of trouble. If you end up working with an attorney who treats all foreclosures the same, that approach may not be the right one for your case and you could find yourself in a bigger mess than when you began, such as if you filed for bankruptcy when you did not have to.
How Often Will You Update Me About My Case?
It is a huge relief to hand your case over to an experienced attorney and know that they will take care of all the details associated with it. However, any attorney should still keep you up to date on the status of your case and any changes with it as soon as they occur. One of the most common complaints against lawyers is that they take a case and then the client rarely hears from them. When they do get an update on their case or have a question, they only communicate is with a paralegal or an associate. While lawyers need these professionals to help them with cases, you should still mainly be working and communicating with the attorney you spoke with during your free consultation.
