Beautiful 1860 home in New Orleans, LA has 7bd, 6ba, 5,033 sq ft, $1.998m. The home has been renovated, and it's a nice reno, but owners think that they have to paint everything gray, today.
Enter a side hall.
The sitting room is deep gray, molding and all. I would've liked to have seen that wainscoting in it's original wood, b/c of the medallions. Or least painted in a lighter color to make them stand out.
Not sure if they opened 2 rooms up, here, to give it a more open floor plan.
It's a lovely home. Beautiful floor to ceiling windows in the dining room, and an original fireplace.
A hall with glass doors opens to the other rooms and the back yard.
The kitchen is spacious enough for a very large dining table/island combo.
Nice counters and 2 tone cabinetry.
The pantry was turned into a bar and they even installed a tap.
Nice sunny family room has an original brick fireplace and doors to the patio.
The primary bedroom also has large windows that let in natural light, plus an original fireplace. I wonder if the windows were once doors. I would think that they'd open to the terrace.
I really like the ensuite. But, instead of picking up the blue in the tiles, they picked up the stupid gray. Love the tub and sink.
The 2nd floor terrace is so pretty.
Spacious secondary bedroom also has an original fireplace.
Nice renovated shower room.
There's a full kitchen up here, too.
Plus, another beautifully renovated shower.
The listing says that it's a single family home, but this looks like an apt.
It has a living room/kitchen, bedroom and a shower.
In this back hall there's a freezer and another shower.
Yards are usually small, but this property is long and has a lovely pool, patio and garden.
Plus a covered deck.
And, more garden.
Lovely ivy covered front porch.
The home also features gated off-street parking on a 5,985 sq ft lot

Can a Sunroom Be Used as a Kitchen?
A sunroom as a kitchen—sounds a little unconventional, right? But if you think about it, a sunroom’s bright, airy space could make for a pretty incredible cooking and dining area. Imagine whipping up breakfast while natural light floods in, or enjoying a cup of coffee as you take in a panoramic backyard view. But is it really practical? Can you turn a sunroom into a fully functional kitchen without running into a bunch of issues? Let’s get into it.
Why Would Anyone Want a Kitchen in a Sunroom?
Sunrooms aren’t just for lounging with a good book. Homeowners are getting creative with their spaces, and converting a sunroom into a kitchen comes with a few tempting perks:
More Natural Light: No need to flip on the lights every time you chop an onion. Sunrooms provide an abundance of natural light, making cooking more enjoyable.
Better Ventilation: Cooking smells? Smoke? Just open up those big windows.
Scenic Views: Whether it’s a backyard garden or a snowy winter wonderland, a sunroom-turned-kitchen keeps you connected to nature.
Extra Space: Need a bigger kitchen without a full-on home addition? A sunroom might be your answer.
And let’s be real—having a kitchen with floor-to-ceiling windows sounds pretty amazing. But it’s not all sunshine and rainbows. There are some serious considerations to think about.
Challenges of Using a Sunroom as a Kitchen
As dreamy as it sounds, converting a sunroom into a functional kitchen isn’t as simple as rolling in a stove and fridge. There are a few hurdles to clear:
Temperature Control
Sunrooms can get blazing hot in the summer and freezing cold in the winter—hardly the ideal environment for cooking or food storage. You’ll likely need:
Insulated windows (double or triple-pane glass)
A good HVAC system (mini-split AC or radiant floor heating)
Proper ventilation to prevent overheating
If you live in South Bend, you know how extreme the seasons can get, so climate control is a big deal.
Plumbing & Electrical Work
A fully functional kitchen needs water, power, and gas—none of which are typically built into a sunroom. That means you’ll need to:
Extend plumbing lines for a sink and dishwasher
Add electrical outlets (a fridge, oven, and small appliances all need power)
Consider gas lines if you want a gas stove
Depending on your sunroom’s current setup, these upgrades could be straightforward or expensive.
Flooring Choices Matter
Sunrooms often have tile or concrete flooring, which works well in a kitchen. But if yours has carpet or hardwood, you’ll need something water-resistant and durable—think:
Porcelain or ceramic tiles (easy to clean, but cold in winter)
Vinyl or luxury vinyl plank (waterproof and softer underfoot)
Sealed concrete (modern but can feel industrial)
The key is finding something that can handle spills, heat, and high foot traffic.
What About Permits & Building Codes?
Before you start ripping out walls or installing appliances, check with local building codes in South Bend. Some important things to consider:
Permits may be required for electrical, plumbing, and structural changes.
Zoning regulations might affect what you can do with a sunroom.
Inspections may be needed if you're adding gas lines or making significant modifications.
It’s worth consulting a contractor or the Screenmobile of South Bend to make sure your renovation meets local requirements.
How to Design a Functional Sunroom Kitchen
If you’re set on making this work, a little planning goes a long way. Here’s how to design a sunroom kitchen that’s both practical and stylish.
Focus on a Functional Layout
You want a layout that flows well while making the most of the natural light. A few smart ideas:
L-Shaped Layout: Keeps everything along two walls, leaving space for a small dining area.
Galley Kitchen: Ideal for narrow sunrooms, placing cabinets and appliances along opposite walls.
Island or Peninsula: Great for extra prep space and casual dining.
If your sunroom isn’t huge, a compact or modular kitchen setup might be your best bet.
Choose Heat-Resistant Materials
Because a sunroom is more exposed to sunlight, materials need to hold up against heat and humidity. Some good choices:
Quartz countertops (won’t fade in direct sunlight)
Stainless steel appliances (durable and easy to clean)
UV-resistant cabinetry (to prevent warping and discoloration)
Install Proper Ventilation
A sunroom with a stove or oven needs good airflow to keep things from getting unbearably hot. Solutions include:
Ceiling fans to circulate air
Range hoods to vent out cooking fumes
Retractable windows for a natural breeze
Proper ventilation will keep your kitchen comfortable and fresh, even in summer.
Should You Do It?
So, can a sunroom be used as a kitchen? Absolutely—but with the right planning. If you're up for the challenge, the end result could be a stunning, light-filled space perfect for cooking, dining, and entertaining.
But if you’re hesitant about the costs, temperature control, or plumbing work, you might be better off using the sunroom as a dining area or second prep space rather than a full-fledged kitchen.
Either way, if you're considering the switch, Screenmobile of South Bend can help with custom enclosures, window treatments, and ventilation solutions to make sure your sunroom is kitchen-ready.

Is Your Kitchen Lacking Storage? Here’s How Kitchen Remodeling Services Can Fix It.
Do you often struggle to find space for your kitchen essentials? You’re not alone! According to a 2024 kitchen trends report, 91% of homeowners renovate their kitchens to improve functionality, and storage is a major concern for many.
Additionally, 86% of kitchen remodels include backsplash installations, and 84% focus on new sinks—showing that homeowners want a more efficient and organized space. However, finding the right solution can feel overwhelming.
This is where kitchen remodeling services can help. Whether you need more cabinets, better shelving, or a complete redesign, professional remodeling can transform your space. Imagine having dedicated storage for everything, from cookware to spices, making your kitchen both beautiful and practical.
In this article, we’ll explore how kitchen remodeling services can solve storage problems, ensuring you get the best use out of your space. Let’s dive into the solutions that will help you enjoy a clutter-free kitchen!
Smart Solutions to Increase Kitchen Storage

A well-organized kitchen makes cooking and cleaning easier, but cluttered countertops and overstuffed cabinets can make the space feel chaotic. Fortunately, there are several ways to maximize kitchen storage with professional remodeling services.
By using smart design choices and expert craftsmanship, you can transform your kitchen into an efficient and functional space. Here are some of the best storage solutions to consider:
Maximize Cabinet Space
Firstly, cabinets are the backbone of kitchen storage. If your kitchen feels cramped, consider upgrading to professionally assembled and installed cabinets that fit your space perfectly.
Many homeowners make the mistake of sticking with old cabinets that lack modern features like pull-out drawers or hidden storage compartments. Additionally, cabinets from US Cabinet Depot come with a lifetime warranty, ensuring long-term durability.
With the right remodeling plan, you can include deep drawers for pots and pans, built-in spice racks, and even vertical dividers for baking sheets. These small changes make a huge difference in how you organize your kitchen.
Smart Shelving and Wall Storage
Secondly, shelving solutions can completely change how you use your kitchen. If your cabinets are full, consider open shelving or wall-mounted racks for easy access to daily essentials.
Floating shelves are not only stylish but also practical, allowing you to store frequently used items within reach.
Moreover, adding a tile backsplash installation can complement your new shelving, making your kitchen both functional and visually appealing. A well-placed backsplash protects walls from spills while enhancing the overall design of your space.
Utilizing Unused Spaces
Many kitchens have underutilized spaces that could provide extra storage. Corners, toe-kick areas, and even the space above cabinets can be transformed with smart design choices. Lazy Susans, pull-out pantries, and under-sink organizers make sure no space is wasted.
Additionally, if your kitchen feels too crowded, consider removing walls to create an open layout. Expert drywall repair, including wall restoration or removal, can open up space, giving you more flexibility in designing storage solutions.
Multi-Functional Islands
Lastly, kitchen islands are a great way to add both storage and workspace. A well-designed island can include cabinets, drawers, and even built-in electrical and plumbing services for extra functionality.
Many homeowners install islands that feature seating areas, creating a perfect mix of dining and storage. Whether you need a hardwood, LVP, vinyl, or tile flooring installation, a professional team can ensure that your island blends seamlessly with the rest of your kitchen.
Conclusion
A lack of storage can make your kitchen feel messy and frustrating. However, with the right kitchen remodeling services, you can turn it into an organized and efficient space.
If you're ready to transform your kitchen, Affordable Cabinets of Cape Cod offers expert remodeling services tailored to your needs.
Our professional team handles everything from design. With a focus on quality and customer satisfaction, we’ll help you create the perfect kitchen for your home.

Revamp Your Home: Essential Tips for a Successful Kitchen Renovation
Kitchen renovations are one of the most popular home improvement projects, and for good reason. A thoughtfully designed kitchen can transform your home, making it more functional and visually appealing while increasing its value. Whether you’re updating an outdated design or completely reimagining your space, this guide provides valuable insights to help you navigate the renovation process smoothly.
Understand Your Needs: A successful renovation starts with understanding what you need. Take the time to evaluate how you use your kitchen. Are you an avid cook who requires ample counter space? Do you often entertain guests and need an open layout with plenty of seating? Knowing your daily kitchen habits will guide your design choices, helping you create a space that truly works for you.
Work with Professionals: While DIY projects can be satisfying, Kitchen Renovations are complex and often require professional expertise. Hiring a reputable designer, contractor, and specialist for plumbing and electrical work can ensure that your renovation is executed flawlessly. Professional designers can help you make the most of your space, providing creative solutions that may not have occurred to you.
Plan for the Long-Term: When renovating, think beyond the immediate aesthetic changes. Consider future trends and timeless designs that won’t go out of style quickly. Opt for durable materials and appliances that will stand the test of time. Energy-efficient appliances, for example, might cost more upfront but will save you money in the long run. Similarly, neutral colors and classic designs offer greater longevity than trendy looks that might feel dated in a few years.
Choose Quality Materials: Quality materials not only enhance the aesthetic appeal of your kitchen but also contribute to its durability. For countertops, granite, quartz, and engineered stone are popular for their longevity and ease of maintenance. When it comes to cabinetry, solid wood or plywood is ideal for durability, while laminate options can be more budget-friendly. Don't forget about flooring options like hardwood or porcelain tile, which are both stylish and resilient.
Maximize Storage and Efficiency: Effective storage is a key feature of any kitchen renovation. To make the most of your space, incorporate clever storage solutions like pull-out pantry shelves, built-in cabinetry, and under-cabinet lighting. Utilize vertical space by installing upper cabinets that reach the ceiling and consider custom-built drawers to maximize storage in every nook and cranny.
Focus on Lighting: Lighting is one of the most impactful elements in a kitchen. A combination of task, ambient, and accent lighting can create a well-lit, inviting space. Under-cabinet lighting can brighten up countertops, while pendant lights over an island provide both function and style. Don’t overlook natural light—if possible, try to maximize windows to create a bright, airy environment.
Set a Realistic Timeline: Kitchen renovations take time, so be sure to set realistic expectations about the timeline. Depending on the scope of the renovation, the process can take anywhere from a few weeks to several months. Allow for potential delays, especially when ordering materials or coordinating with contractors. It’s crucial to stay flexible, but with proper planning, your kitchen will eventually be ready to shine.
Conclusion: A kitchen renovation is an exciting opportunity to create a space that’s both functional and beautiful. By assessing your needs, setting a reasonable budget, working with professionals, and choosing high-quality materials, you can ensure a renovation that adds lasting value to your home. With careful planning and thoughtful design, your new kitchen will be a space where family memories are made for years to come.

Renovation Trends to Consider for Your Rental Properties
Renter preferences and market demands must be understood before making an investment in rental homes. Your property's value and appeal can be increased with renovations, which will raise occupancy rates and rental income. These are some major remodeling ideas to think about in 2024.
Smart Home Technology
Among renters, smart home technology is popular. Convenience and security are increased by features like smart lighting, keyless access, and thermostats. With contemporary living and energy savings, these improvements can differentiate your house and draw in eco-aware renters.
Open Floor Plans
Rentals with open floor designs are common because they provide a roomy and communal space. The property will appear larger and more welcoming to tenants if non-load-bearing walls are removed to optimize space and enhance room flow.
Outdoor Spaces
Outdoor areas appeal to residents who value work-life balance. The appeal of rental properties is increased by features like patios, gardens, and balconies. In urban situations where outside space is restricted, adding seats and fire pits creates pleasant spaces for entertaining and relaxing.
Updated Kitchens and Bathrooms
As bathrooms and kitchens greatly impact the choices of renters, upgrades are a smart investment. Updates are required for countertops, cabinets, and fixtures. Kitchen utility is enhanced by islands and open shelves. Fixing leaky toilet shut-off valves and installing new tiles, vanities, and lighting in bathrooms improves its look and usability.
High-Quality Flooring
Flooring has a big impact on how a rental property feels and looks. Long-lasting, low-maintenance alternatives are preferred by tenants. High-quality laminate or luxury vinyl plank (LVP) are both sturdy and fashionable options that resemble hardwood without the expense and upkeep.
Neutral Color Palettes
For rental properties, neutral color schemes work best. Tenants may envision their style thanks to the clean, welcoming ambiance created by soft grays, beiges, and whites. Additionally, these hues increase the appeal of the house by giving the impression that spaces are bigger and more open.
Enhanced Storage Solutions
Innovative solutions can be crucial since tenants value storage. Take into consideration multipurpose furniture, built-in shelving, or under-bed storage. One way to maximize space is to add or optimize closets. Tenants that prioritize functionality will find smaller apartments feel more welcoming and well-organized when storage is designed well.
Flexible Spaces
The growing popularity of remote work has led to a demand for flexible venues. Design spaces with several uses, such as a home office that may be used as a guest room. This adaptability appeals to a broader spectrum of tenants, such as families and young professionals.
Community and Amenities
Think about the community fit of your rental property. The attraction is increased by renovations like shared outdoor areas and communal gardens. Fitness facilities, lounges, and co-working spaces are among the amenities that draw in residents looking for more than simply a place to live.
Conclusion
Including these trends increases the value and attraction of rentals. Prioritizing technology, sustainability, and tenant demands draws in a variety of renters, boosts marketability, and raises tenant satisfaction, all of which contribute to increased occupancy and long-term profitability.

Top 7 Features of a Las Vegas Bathroom and Kitchen Remodel
Remodeling your bathroom and kitchen can transform your home, making it more functional, stylish, and valuable. In Las Vegas, where the design scene is as vibrant as the city's nightlife, a remodel is an opportunity to infuse your home with luxury, modernity, and a touch of desert-inspired elegance. Here are the top seven features of a bathroom and kitchen remodel in Las Vegas.
1) Custom Cabinetry Custom cabinetry is a must-have for any Las Vegas kitchen and bathroom remodel. Tailored cabinets optimize your storage space and allow you to express your style. In Las Vegas, where homes range from sleek high-rises to sprawling desert estates, custom cabinets can be designed to match your home's unique architecture and interior design.
For kitchens, think about incorporating soft-close drawers, pull-out shelves, and built-in organizers to keep your space neat and accessible. In bathrooms, consider floating vanities for a modern look or built-in linen cabinets to maximize storage. The choice of materials, finishes, and hardware will also play a significant role in the overall aesthetic, whether you prefer the warmth of natural wood, the sleekness of lacquered finishes, or the industrial edge of metal accents.
2) High-End Appliances Las Vegas is a city known for its luxury; your kitchen remodel should reflect that. High-end appliances not only enhance the functionality of your kitchen but also add a touch of sophistication. Brands like Sub-Zero, Wolf, and Thermador offer state-of-the-art refrigerators, ovens, and cooktops that blend seamlessly with custom cabinetry and other upscale features.
Incorporating smart appliances is another trend that's gaining traction in Las Vegas. From refrigerators with touch-screen controls to ovens you can preheat from your smartphone, these modern conveniences make cooking and entertaining easier and more enjoyable. For the bathroom, consider installing a high-tech shower system with programmable settings or a smart mirror that displays the weather, news, or your calendar while you get ready in the morning.
3) Luxurious Countertops Countertops are a central feature in kitchens and bathrooms, and the right choice can elevate the entire space. In Las Vegas, where design trends lean toward glamorous and practical, quartz and granite are popular for their durability and beauty. Quartz countertops offer a sleek, modern look in various colors and patterns, while granite adds a touch of natural elegance and uniqueness to your remodel.
For those looking to make a bold statement, consider waterfall countertops in the kitchen, where the countertop material extends down the sides of the island or peninsula for a dramatic effect. A matching quartz or marble countertop and backsplash in the bathroom can create a cohesive, luxurious look.
4) Desert-Inspired Color Schemes The stunning beauty of the desert surrounds Las Vegas, and many homeowners choose to bring those natural hues into their home remodels. Earthy tones like sand, terracotta, and muted greens can create a warm, inviting atmosphere in kitchens and bathrooms.
In the kitchen, these colors can be reflected in cabinetry finishes, backsplash tiles, and flooring choices. Consider using desert-inspired tiles or paint in the bathroom to create a serene, spa-like environment. Adding natural materials such as stone, wood, or clay tiles can further enhance this theme, connecting your interior spaces with the landscape.
5) Spa-Like Bathroom Features In a city known for its luxurious hotels and resorts, why not bring a little of that indulgence into your home? A bathroom remodel in Las Vegas is the perfect opportunity to create a spa-like retreat. Features such as rain showers, freestanding soaking tubs, and heated floors can turn your bathroom into a sanctuary where you can unwind after a long day.
Consider adding a steam shower, built-in bench seating, or a sauna. For a truly indulgent experience, smart shower systems that control water temperature, pressure, and lighting with a button are high-tech additions that elevate your daily routine.
6) Open Concept Design Open-concept living is a hallmark of modern design, and in Las Vegas, where entertaining is a way of life, this feature is particularly popular. An open kitchen design allows for seamless interaction between cooking, dining, and living spaces, making it ideal for hosting parties or family gatherings.
Incorporating an island with seating, a large dining table, or a bar area into your kitchen remodel can enhance the space's flow and functionality. For bathrooms, an open design might mean a walk-in shower with frameless glass doors, creating a spacious, airy feel. This design approach also allows natural light to flow more freely through the space, making your kitchen and bathroom brighter and more inviting.
7) Energy-Efficient Fixtures and Lighting Sustainability is becoming increasingly important to homeowners, and incorporating energy-efficient features into your remodel can benefit the environment and your wallet. Solar-powered lighting, energy-efficient windows, and appliances can significantly reduce energy consumption in Las Vegas, where the sun shines brightly year-round.
Consider installing LED lighting in the kitchen under cabinets, above countertops, and in pantries for efficient and effective task lighting. For the bathroom, low-flow faucets and showerheads, energy-efficient toilets, and LED vanity lighting can reduce water and energy usage without sacrificing style or comfort. Smart lighting systems that allow you to control lighting remotely or set schedules can enhance energy efficiency while adding a modern touch to your remodel.
Conclusion A bathroom and kitchen remodel in Las Vegas is an opportunity to enhance your home's functionality, style, and value. By incorporating features like custom cabinetry, high-end appliances, luxurious countertops, and desert-inspired color schemes, you can create beautiful and practical spaces. Whether you're aiming for a modern, spa-like retreat or a vibrant, open-concept kitchen perfect for entertaining, these top seven features will ensure your remodel is successful.
