Ireland's Golden Coast: An Investment Opportunity Beyond the Emerald Isle's Beauty
The stunning landscapes of Ireland's coastlines are more than just picturesque backdrops; they're becoming a prime destination for retirees, significantly impacting property market trends. Recent reports from the IPAV (Institute of Professional Auctioneers and Valuers), reveal a surge in demand from semi-retired and retired individuals, driving up house prices in these coveted areas. This trend isn't just a local phenomenon; it's a strategic move reflecting broader shifts in lifestyle preferences and investment considerations.
Decoding Ireland's Coastal Property Surge: A Data-Driven Perspective
The figures tell a powerful story. While national average house prices in Ireland have seen robust growth (approaching 10% annually in recent years), coastal counties have experienced even more dramatic increases – with some areas reporting surges of over 20% in the last 12 months for certain property types, and remarkable appreciation exceeding 60% since 2020 in select locations. This isn't a fleeting trend; it's a sustained upward trajectory fueled by concrete demand and limited supply, characteristic of a mature and appreciating market.
The data, sourced from the provided housing price index (July-December 2024), reveals critical insights:
Regional Disparities, Strategic Opportunities: The highest price points cluster around Dublin (Wicklow, Kildare, Meath) and major urban centers like Cork and Galway City. However, significant percentage increases are evident in counties like Donegal, Roscommon, Leitrim, and Clare. This suggests strong potential for future value appreciation in these "emerging" coastal markets.
Property Type Matters: The consistent price differential between 2-bed apartments, 3-bed semis, and 4-bed semis highlights the importance of aligning investment with intended use (rental income vs. personal residence).
The "Retirement Effect" is Real: Reports and anecdotal evidence from real estate professionals (as cited in publications like the Irish Independent) confirm that a significant portion of demand is coming from retirees and those approaching retirement. This demographic is often less constrained by location and more focused on quality of life and long-term investment.
Beyond Lifestyle: The Strategic Advantages of Investing in Coastal Ireland
For international investors, the appeal of Ireland's coast goes beyond the idyllic lifestyle. It offers a compelling combination of factors:
Stable and Secure Market: Ireland's property market is well-regulated and transparent, offering a secure environment for investment.
Euro-Denominated Asset: Investing in Euro-denominated property provides diversification and a hedge against currency fluctuations.
Attractive Rental Yields: In certain areas, rental yields can be attractive, particularly for properties catering to the tourism sector or long-term rentals.
Favorable Tax Environment (with expert advice): Ireland has a relatively favorable tax environment for property investment, but navigating the specifics requires expert advice. GoldGro.com can connect you with qualified tax advisors.
Pathways to Residency: Ireland offers various residency options, including the Stamp 0 visa, which is particularly relevant for retirees. GoldGro.com specializes in guiding clients through these processes.
English-Speaking Advantage: For investors from English-speaking countries, the lack of a language barrier simplifies transactions and daily life.
EU Membership: Ireland is still within the EU, providing additional security, compared with UK.

ms. worldwide 1: the passport
passport appreciation post!!
y'all have definitely overheard me being stressed over not having a valid passport one week out from my flight to cdmx. during finals week, not only did i become a (debatable and mediocre) expert on machines and how they learn, but i also became intimately familiar with mozart's violin concerto no. 3 because i was on hold with the number of the national passport center for hours. this was on me for not planning ahead and renewing it in time, but it came last thursday! hooray!
now i have a lot (like three) passports on hand. here's the story:
Passport #1

newest passport! 2023-2033.
wow, classic and timeless front cover. they switched things up with the design inside though: the first page with your id is thicker and like the card of a license, and the color scheme of the background of the rest of the pages is greener.
since i got this as an adult, this will last me 10 years, thank god. all the visa pages are blank; 0 countries visited with this one. i'll change this soon!
Passport #2

second passport! 2018-2023.
stunning cover, i feel like a real american when i hold this in my hands. i remember getting this summer after freshman year of high school (2018). i expected to use this more and go back to visit family in china more often, but the pandemic happened, so i'm going back to see them this summer on the new passport.
here are the stamps:

i used this passport for one trip to china in high school (2019) and my iap trip to europe (2023).
the french didn't stamp my passport as i went through the paris-cdg airport (maybe because i was coming from madrid and leaving for milan, which is considered "domestic" for eu reasons?). the shanghai-pudong airport gave me a stamp both for the date i entered (入) and the date i exited (出), while madrid-barajas gave me a stamp the day i entered and milan-malpensa gave me one the day i left (likely because they're both in the eu and traveling around the eu is simpler this way, and maybe the dates correspond to the day i need to leave the eu / the day i am allowed back in the eu?).
STATS:
3 visa pages used
3 countries gave me stamps
4 countries visited
2 trips from the us
Passport #3

third passport! 2014-2019.
graphic design is their passion. this passport has some cool and important features. first, my picture. say hello to renee from fifth grade:

i still remember taking this picture — it was at costco, because we went there to get photos printed, and i was so, so angry at my dad, to the point where it was difficult to get a decent picture of me. i don't remember why, but my mother says as a kid i would only get upset for good reasons, so i was probably right for it.
this passport is also important because it has my chinese visa, which i need to enter and stay in the country for a max of 90 days. i think generally, anyone from the u.s. going to china needs a visa from an embassy with very few exceptions (something like if you enter through hong kong or macau and stay only for a week or so), but they're good for 10 years. mine expires in 2027 so we're all good.
here are the stamps:

i used this passport for one trip to japan (2015) and maybe three trips to china? this is where things get confusing.
it seems like i entered shanghai-pvg 6/13/2014 and left 6/16/2014, but then reentered the country two days later on 6/18...? and then left for good 7/12/2014? there's no stamps anywhere to explain where i was 6/16-18, but for sure i was outside of china. i'm so confused. i have an aunt and uncle in the hong kong/shenzhen area, so maybe i went there for a couple days? does hong kong not have a stamp? (the political implications...jkjk)
i also think the japanese stamps are funny. they used stickers as well as stamps and have a qr code and extra slip of paper and everything. also cool that i can read and understand the kanji (which reads like traditional chinese to me) they use.
STATS:
3 visa pages used
2 countries gave me stamps
2 countries visited (+/- hong kong...?)
3 trips from the us
BONUS: Boston Public Library Passport

everyone should get this! it's so cute! saw it on @tumblasha's desk while they were packing and the next day, after missing the movie blackberry (don't worry we watched it the next day) @anas-bizarre-adventure and i walked into the public library in chinatown and got these passports and also a boston library card.
when you open it, this is what you see:

there's a table of contents of all the locations of the boston public library.

between each branch, they recommend a route for you via walking/T.

when you get there, they have a space for you to get a stamp (by going up to the desk and asking, they're really nice). also a place to sit down and take notes / doodle!

now when i go out into boston i have to carry this with me everywhere just in case we end up near a library location. me and ana were thinking of going through all the locations in a day! we'd learn a lot about the different neighborhoods and communities in boston and how the libraries help to serve each one.
passports — of all shapes, sizes, and kinds — are important. they help you prove that you are a person of some age who is allowed to be here, help you make it to your misti internship (in less than a week), your mother's apartment, and your grandparents' place, and help you travel the world. but some of them also encourage you to explore your own home and city. i'm excited to see the world this summer, both the world far away and the world very close to me. go passports!
#ms worldwide#love letter to passports#time to travel!#the boston library passport is my favorite one by far kjsdfkjfsd#so thankful to my parents for dealing with passport stuff all my life#anamp#dashac#actual ihouse

Sidi Bou Saïd, Tunisia
36°52′0″N, 10°20′0″E
vimeo
The time had come for us to head back to the US. Our second Schengen visa was nearly up and we have a 90th birthday party and a wedding to go to. It turns out that air fare this summer is wildly expensive. A one-way flight from Rome to New York started at $2,000 each and kept increasing in price. There had to be another way! Lucky for us Google Flights lets you search from an airport and see flight costs for anywhere in the world. After a little digging we discovered a $500 flight from Tunis, Tunisia to New York City with a layover in Casablanca. Rock on!
Getting from Palermo to Tunis can be accomplished in two ways: an expensive one hour flight or a cheaper ten hour ferry ride. We opted for the ferry ride because when else will we get the chance to cross the Mediterranean? We also anticipated that the border control at the port would be less picky than at the airport and we were dancing really, really close to a creative interpretation of Schengen visa laws. In retrospect we encourage anyone considering this journey to take the plane.
We had to check in for the ferry at 6:30am and there was no ferry at the port. Interesting. We picked a spot under a tree and posted up for the next four hours. We packed a lot of snacks because everyone said the ferry was a nightmare. We watched as cars piled with suitcases filed into lines to board the ship once it actually arrived. At the border control station I handed over my passport not thinking anything of it and nearly had a heart attack when the agent started flipping through our entry and exit stamps and then counting on his fingers! Thankfully we had nine days left from our last entry stamp and proof of an onward journey. Never underestimate the port.

The ferry ride was wild and truly a beautiful cultural experience. We were corralled and pushed on board and then took our pullman seats that we paid to reserve only to observe that general deck passage gets you on board and then you just go look around for an empty seat. Brilliant. We left port at 2:30pm (our original departure time was supposed to be 10:30am). It was sort of like a dirty mall with lots of kids throwing shoes at the wall and running up and down the stairs. Not completely horrible, but also not a sought after experience. We arrived at the Port of La Goulette at 12:30am and witnessed an almost stampede to get off the boat.
We read that the border control in Tunis can be formidable and we were prepared for bribes. We printed every single document for where we planned to be between the port and New York City in French, Arabic, and English and arranged to have our host pick us up.
Often while traveling US passports afford a privilege that others are not privy to. Tunis was an example of this. We handed over our US passports and were shooed through every check station with very little questioning.
Our host Nabil was a saint! When we exited the border control station the sidewalks were packed with people offering rides, selling food, and looking for their loved ones. Nabil swooped us up and then gave us a driving tour of Carthage on the way to Sidi Bou Saïd. He pointed out the best grocery store (where they won’t charge the Americans 5x more) and the best bank to exchange money at. As soon as our heads hit the pillow we were out!

The next morning we stopped by the café Nabil suggested for a rose cardamom latte (WOW) and then adventured to the grocery store. Dates and amazing cans covered in Arabic script full of harissa met us as we collected provisions for the week.
It was also at least 110°F every day we were there. In a stroke of genius we realized we could start shifting our schedule to match New York City time and take advantage of the cooler nights, so that is exactly what we did!
Tucked on the main street in Sidi Bou is a gorgeous homage to traditional Tunisian life. Dar El Annabi feels like someone just stopped living in the house and set up a ticket booth at the front door in the 90s. Traditional and historical items surround things like a VCR. The views from the top were really special and being able to enter the prayer rooms and drink mint tea were appreciated privileges.

From 1909-1921 a French painter named Rodolphe d'Erlanger had the Ennejma Ezzahra Palace built (Tunisia was a French colony from 1881-1956). He is said to be responsible for funding and implementing the white and blue building motifs throughout Sidi Bou Saïd. The palace was a gift to wander through. It took us a bit to find the door, but once we did it did not disappoint. The day we visited was a toasty 114°F and the palace was cool and refreshing inside. A true testament to the power of engineering in the days before air conditioning. Today, the palace is a museum that houses the Center for Arabic and Mediterranean Music. You can tour the palace virtually and listen to the music collection!

The Tunis médina is a wandering, mystical maze of goods trading. From the 12th-16th centuries Tunis was considered one of the greatest and wealthiest cities in the Islamic world. The médina is centered around a central mosque and the souqs (shops) radiate out in all directions. We dove in and headed to Dar Slah for a nourishing and traditional Tunisian lunch. Imagine lamb roasted with potatoes, dates, and figs. We then hit the narrow alleys in search of goods to stuff into our packs for the folks we love. The whole complex is below ground apparently so when camels came in loaded with goods they could be easily unloaded. It also kept everything refreshingly cool compared to the ambient temperature outside.
We had been warned that folks will approach you and act as your friend, making suggestions, and showing you things you must see only to demand payment for their services at the end. We wandered in and looked around and tried to find our way and then we got twisted around. As soon as we passed the same point for a third time a man popped out and started to suggest, guide, and ask questions in very good English. We also read that a firm “no thank you” usually does the trick. We are here to report that five firm no thank yous released us from the spell of the unwanted guide. A little flustered, we attempted to make our way back toward the entry gate and somehow ended up in the back alleys outside of the beaten path. Five months in the Ballarò, which is truly just a one thousand year old Arabic médina stuffed in what is today considered Italy, prepared us to tread bravely through the trash-ridden streets as we passed dead kittens swept up with the rest of the day's waste. We made it back to the beaten path with no incidents at all, but have a deep and profound understanding for the mysticism of One Thousand and One Nights as it sort of felt like we were lost for that long.
The greatest gift of being in Tunisia was the undeniable kindness of her people. We have been on the road for nearly a year now and the kindness we encountered in Tunisia is second to none.
We made our way to the airport and flew Royal Air Maroc to Casablanca. We can not recommend them enough! The seats had ample leg room and they fed us on a three hour flight! In Casablanca we just booked a hotel by the airport and discovered that if you have a layover longer than eight hours Royal Air Maroc will put you up in a hotel and pay for it! Next time, friends, next time. We arranged an evening tour of the sights and we are so glad we had a tour guide! He picked us up and took us around to the key places, Hassan II Mosque, Rick’s Cafe, and the médina. We aren’t normally big sight people, but getting between places was most fascinating.
Our flight to JFK was early and it was fun to slowly collect the familiar swagger of the Americans as we waited at the gate. We have new eyes that can clearly see what makes us so unmistakable in the rest of the world. We were also swiftly reminded that black bodies are not safe in the presence of authorities in the United States as we navigated Moroccan customs with a black man from New York City. There was no denying we were headed back.

The fabled blue UK passport is 3 years old today
So this is the perfect time to do a proper, page-by-page comparison of both the old and the new passports, to see how much better the new one is.
Let's start with the front cover

Although neither of them says anything about the EU anymore, the new one contains the words "BRITISH" and is also (a very dark shade of) blue. 0-1 so far to the blue one
Opening up the pages you can start to see some changes.

The first thing you'll notice that the second page is now in HARD plastic, hard as the Brexit that allowed this passport to become blue.
Since EU rules don't apply anymore so you could also remove all of those 22 extra pesky translations of our great country, only leaving English, Welsh, Gaelic, Irish, French and Spanish freeing up the space to include your face not just once, but two times!
We also got rid of the map of Cardiff in the background, and the references to seafaring. The latter was recently banned anyway.
2 points to the blue one so far

Not much change on the next page, apart from the use of hard plastic on the photo page, and the fact that I gained weight. Getting rid of the map of the UK was also a nice change as it was showing Scotland too prominently. They don't deserve this.
In any case this is a tie, so 1-3 points so far

Next one up some notes and some security notes on the old passport, while the translations of the previous page on the new one. There is a watermark of Shakespeare on the old old one, and a map of Edinburgh, both which were replaced with a watermark of the floral emblem. This at least contains reference to all four countries, so that's definitely a nice addition, but so far this is also a tie. 2-4 points so far

Next up on the old design we had to fill up two whole pages with translations. Completely superflous, we could have just used up the same space to allow for extra visas to be added to the passport. With the abolishment of the Freedom of Movement having two extra pages for visas is definitely a worthy addition, so 1 point extra for the blue passport. 2-5 so far.
(We also got rid of the map of London and Belfast. Who needs them)

Page 8 and 9 shows John Harrison and his invention of the marine chronometer that revolutioned sea travel. On the other hand sea travel is dangerous and we just recently banned it, so it's good that this has been removed in favour of a much more stylized clock-like image. Note that it's hand aligns nicely with the page number, showing 8 and 9 respectively. This is definitely a nice touch, much more self-referential than the image of John Harrison, so a win to the blue one. 2-6 so far.

On the old passport the next two pages show John Constable, someone who pursued a lesser career like painting instead of becoming a much more important member of society, like banker or a CEO. There is no need for this kind of vice in our society, so thank this has been removed.
On the new design you can see that the hand of the clock jumped to the 1 position, instead of pointing at 11 and 12 respectively! And it remained in the same position on both pages. This choice must have saved the artist designing the passport some work, so extra points for keeping the design cheap and affordable. 2-7 so far

Next two pages show references to the Royal Mail including the iconic post box, and the first adhesive stamp, the Penny Black. On the other hand spending two pages on this archaic institution is just a waste of paper, especially as they do nothing just strike all the time nowadays.
On the new design? Look, there are now TWO HANDS on the clock! What a lovely addition, it definitely took me by surprise, 2-8 so far.

Next up on the old one are trains, you know that things that are always late, if not cancelled. They are also expensive as hell compared to car ownership, so no need to promote them anymore.
Look a magical line of UNITED KINGDOM has appeared in the background. Hats off to yet another surprise change in design, 2-9!

Next two pages feature Sir Giles and his architectural designs. Unfortunately for him he designed too many well known things and therefore now the page simply looks too cramped for the average viewer.
Unlike the new design, which is still clear, spacious and easy to understand. 2-10

Next two pages feature the London Underground, which will definitely give PTSD to anyone who ever used it during peak hours. London was already featured in the passport with Greewinch and Battersea already anyway, while we haven't seen anything from Wales, Northern Ireland or Scotland yet.
No such issue from the new passport, clean and clear with no surprises, and representation from all corners of the UK inside the watermark. 2-11 of course

Architecture yet again, this time from a woman. Also England again, Triple boring.
Seall! The design on page 21 is the same as the one on page 12 albeit the colour difference. This duplication hopefully has yet again driven down the design costs! 2-12!

Antony Gormley. Yet another useless artist who could have become something great during his lifeteime, like I don't know, a Conservative MP, but has chosen not to.
On the other hand we have yet another page where we have design reuse - with page 20 and 22, but this time the colours match as well! Must have been some great savings, 2-13

Come on, didn't we have enough artists so far? And featuring one of the most hated artist of all time? And he is also an immigrant? Yuck!
Thank god we got rid of all of this perversion! 2-14

Arts, Architecture, Shakespeare and London, all on the same page. Everything we have seen so far. Space could have been used for something much more important.
Like this nice and plain design we can see on the new passport. 2-15

Edinburgh Castle? Bagpipes? Who allowed Scotland to be present in the design, we definitely need to fire them and never let them design passports anymore. Also the dragon on the corner looking at the girl like that? That is definitely sexual harassement, let's get rid of this carnality!
On the other hand we can see another clean and nice design, a perfect place to put your last remaining few visas before you need to get another one for £82.50 + shipping fees. 2-16

Finally no more arts or achitecture but something useful: Computers! Internet! The stuff bankers use to do important stuff! No idea why they had to put a women on this page though, but let's just disregard that.
Watch that elements from new design can be seen on the computer screen in the old one. This must have been some great foreknowledge. Let's make this one a tie! 3-17

Buildings? Again? And why so many? Ah, yeah we forgot to include Wales and Northern Ireland in the designs yet, so let's quickly sort them out, before the nationalists notice! Let's still make sure the London eye is centre and front, not to give them too much credit though.
The new one? Same old same old. You can see some art reuse on page 33 (vs page 30) as usual.
However since both designs feature all 4 countries, let's make this one a tie as well: 4-18

Final page! Yet again, only Scotland and Northern Ireland above, but the whole of the UK on the new one. Blue one is a clear winner here: 4-19

And finally the back page. Plain burgundy on the old one, a nice embossed floral design on the blue one. The winner is clear.
So this takes our total to 4-20! A clear and massive victory to the new passport, an exquisite masterpiece, perdectly designed and ideal to the new place of Global Britain in the world, far away from the woke dictatorship of the European Union, and the best Brexit dividend so far (apart from being able to buy cheep booze at airports again)

hey just saw ur sleepover friday thing but its a saturday where i come from! .. canu please tell me some headcaonons about ushijima .. thank u bye
yeah... I’m all the way in Hawaii. If I was smarter, I’d have started this around 4pm my time but I forgot pfft.
For Ushijima:
bish came from a well off family and went to a fancy boarding school. So think he has 0 ability to cook. Like, yeah all serious players know what they SHOULD eat. But Ushijima has no experience cooking for himself.
Some of his personality is an affectation, and Tendou knows this. It’s another reason they are good friends because they get a super good kick out of people being confused by Ushijima and the Ushiten dynamic.
Ushijima loves collecting all the stamps and visas in his passport. He was not happy when he goes to countries that just slap a sticker on the back of his passport instead of giving him a stamp those COWARDS.
Every holiday, instead of goin back to his family’s house, He’ll train hop through Japan. He likes going places where he can collect cool local stamps in stations and temples.
Hope you’re having a great Saturday!!
It’s Sleepover Friday!

South Korea 2018: Travel Guide (6-Day Itinerary + Budget)

It was mid-September last year and with the autumn approaching, South Korea boasted its mixture of green, yellow, orange, and red glamorous shades of leaves. It’s the season where it is mostly sunny but still giving you chill temperature that you still have to wear cozy clothes to keep you warm, especially at night.
And aside from being a dreamy background during this season, South Korea is well-known for its K-drama, K-Pop entertainment, Korean fashion, and, of course, Korean skincare!
How to get a Korean Tourist Visa?
Before, anyone can apply directly at the Korean Embassy, but by the time I was processing my Korean Visa, around August 2018, a new policy has been made that the application will need to course through Korean Embassy’s designated travel agencies only.
Step 1: Prepare the documents/requirements needed for your application. Below is the list of the documents you need to prepare in getting your Korean Visa:
1. A duly accomplished printed visa application form. Download the form HERE. Print the form in A4 size of bond paper. Fill in the form completely (Must be computerized, not handwritten. Do not leave anything blank). For items that are not applicable for you, kindly leave it blank.
2. Passport-sized Picture. Prepare a colored 4.5 cm x 4.5 cm photo with white background.
3. Philippine Passport. Must have at least 6 months validity and with at least 2 blank pages.
4. Photocopy of current Philippine Passport bio page. This is found on page 2 (the part where your passport photo and other info are shown).
5. Original and photocopy of valid visa(s) and arrival stamps to OECD member countries within the last 5 years, if applicable. Click HERE for a list of Organisation for Economic Cooperation and Development (OECD) member countries. If you have been to any of the OECD countries, make sure to submit the original and photocopy of the relevant visas and arrival stamps.
Additional requirements if you’re applying WITHOUT GUARANTOR:
If you’ll be shouldering all of your travel expenses in Korea, you must prove that you are capable of doing it. You must present the following:
a. For Employees
1. Certificate of Employment. Must contain the address of the employer, the landline number and email address of employer’s HR department, applicant’s position, date hired, and compensation.
2. Original Bank Certificate. Must include account type, current balance, account opening date, and 6 months average balance (ADB).
3. Original or certified true copy of bank statements/passbook covering the last 3 months.
4. Photocopy of ITR (Form 2316). If you have travelled to OECD member countries within the last 5 years, you are exempt from submitting an ITR.
5. Copy of PRC Card or IBP Card, if applicable only.
b. For Self-Employed
1. Photocopy of Business registration form from DTI or SEC. Must include pages with the names of stockholders.
2. Photocopy of Business permit or Mayor’s permit.
3. Photocopy of ITR (Income Tax Return) or Form 2316 with corresponding payment receipt from BIR authorized bank and with pages including net income and total revenue.
4. Original Personal Bank Certificate. Must include account type, current balance, account opening date, ADB.
5. Original or certified true copy of bank statements/passbook covering the last 3 months.
6. Copy of PRC Card or IBP Card, if applicable only.
Step 2: Submit the requirements to accredited travel agencies
As mentioned, Korean Embassy will no longer accept direct application. You will need to submit your documents to accredited travel agencies.
For list of Korean Embassy – accredited travel agencies, click HERE.
I processed my visa application through Reli Tours and Travel Company in SM Megamall since it is near our office. They charged me 700 pesos for the handling fee and kindly note that personal appearance is required. You can check their website HERE.
Step 3: Wait for your Korean Visa
Normally, visa processing will take 7-10 business working days but, sometimes it can be as fast as 3 working days.
Reli Tours texted me on Saturday morning that my visa was already available however, they didn’t indicate if it was approved or not (side story: I was in Cebu that time and will be back in Manila the next day so, imagine the anxiety of waiting to see the result of your application…) The Monday next week, I claimed my passport and yay it was approved!!!
How long is the validity of the visa?
Korean Visa is valid within the next 3 months (90 days) of the issue date and you can stay in Korea for as long as 59 days.
How to get to South Korea?
Typically, people book going to Incheon International Airport which a lot of airlines fly from Manila. Flight prices start from 10,000 pesos (if not promo), excluding the baggage allowance. Luckily, we scored our flight for only 3,000 pesos!!! Thank you, Cebu Pac piso sale!
WiFi in South Korea
We booked an unlimited 4G wifi for 7 days thru Klook. While you can connect to internet anywhere in Korea, it is best that you have your own pocket wifi so as to help you navigate the places around (hello, Google maps!). The rate is P110 per day which is pretty cheap yet giving you a super reliable internet connection. Book HERE!
Upon arrival at the airport, we picked up the device at their booth.
Getting Around South Korea
The most efficient and easiest way to travel around South Korea is by train. Just purchase a T-Money card (like a beep card) from any 711 store, load it, and use it in subways, trains, and public buses. With this, you can save the hassle from purchasing single journey tickets every time.
We mostly use Google Maps to guide us going to our destination and to see train stations. You can also download Seoul Subway App to help you find out which stations you should take.
From airport, since we arrived late at night, Airport Express Train (AREX) was already closed - operating hours is from 5:30 AM to 11:00 PM only. However, there are buses outside the airport, just check the nearest bus stop from the location of your hotel.
Place to Visit in South Korea
N SEOUL TOWER
Famous for its love locks, Namsan Seoul Tower is Seoul’s most iconic landmark where you can indulge the scenic view of the entire city.
We were welcomed by a wooden terrace which will lead you to “Locks of Love” area located at the roof terrace. A thousand of padlocks were attached to the fence by the couples symbolizing their eternal love.

Inside the tower, after we wandered around Hello Kitty Island, we queued for the elevator going to the observation deck. The observatory offers the 360° panoramic view of the entire city of Seoul at a glance. As the dusk fell, darkness gathered all around and the lights from the buildings blinked on, rewarding us with the dazzling sight of stars and luminescence below.

Book HERE (N Seoul Tower Obeservatory Deck + Hello Kity Island = Php 489)
Admission fee: Namsan Cable Car = KRW 9,000, 10:00 am - 11:00 pm

DON’T MIIS – Ethereum: ETH Potential in 2022!!!
What’s up with Ethereum, will it go back above its all-time high and beyond, or is this the most we’ve seen for this bull run? When is eth 2.0 going to be completed anyway, and what impact could this have on price? Am i still bullish in my video today I’m going to attempt to answer all of these questions. I’ll also give you some of my own thoughts on where eth could be headed.
So don’t go anywhere. Sorry, folks, I really must remember to switch this off, I’m so sorry, hello, guy, meow mukka is cousin, Barry from barking how’s. It going sunshine, barry, hello, nice to hear from you, yeah I’ll, get right to it. Guy me old, china you’re a busy man. I’M a busy man things to see people to do.

You know how it is uh. Okay, so i met some geezer down the battle cruiser last night. What said you were in the old financial advice game been watching your channel any so i thought to myself. Yes, please I’ll have some of that, so i picked up the old dog and bone, and here we are what you got for me. Ah, sorry, barry the the chap you talked to must have got the wrong end of the stick.
You see this channel is just for education and entertainment, I’m afraid I’m not qualified to give financial advice, I’m just a chap on youtube who uh, who loves crypto? That is too bad mile muka too bad. Well, let’s get a couple of points in one of these days and have a proper now love to stay in chat, but you know it is of course yeah well good to chat, barry catch up soon, right, oh totally, dozie prep! Ah, yes, please love! I’ve got a mouth drier than gandy’s flip-flop over here.
Ah cousin berry there’s a reason we haven’t stayed in touch anyhow. I should add that, as well as not being a financial advisor, i also hold eth as part of my personal portfolio. Just so, as you know, also, if you want to see more from the coin bureau and maybe meet some other gruesome members of my extended family, then subscribe down there and give the old bell a ding. Dong too then youtube lets. You know when i release another video time stamps in the video timeline.
If that’s your thing, but if you watch till the end, then this video does better and i feel happier. Okay, that’s the waffle out of the way, let’s crack on. Arguably, the most consequential upgrade to ethereum since its birth is the move to ethereum 2.0. This is due to come to a head this year, as we move on to the next stage of the upgrade the proof of stake merge.
Now. I think we need a quick update on what exactly is being upgraded with eth 2.0, so that we’re all on the same page, it’s also important to clear up any misconceptions that are out there about eth 2.0, so the eth 2 0 upgrade officially got underway in december of 2020, when the developers launched what is called the beacon chain. This was a separate ethereum network that would function as the eventual proof-of-stake blockchain it stores and manages the registry of validators and coordinates the shard chains.
The next stage of the eth 2.0 roadmap is the proof-of-stake merge. Now this was originally planned for last year, but was pushed back to this year. Quite simply, the merge is when the current ethereum proof of work chain will merge with the beacon chain. This will mark the end of the proof-of-work consensus mechanism, and miners will no longer be crunching crazy numbers.
Instead, you’ll have network validators who will stake eth in order to propagate blocks. There are, of course, many benefits that will come from this. One of these is the fact that maintaining the ethereum network will be more environmentally friendly. The energy used in order to maintain a proof-of-work blockchain is one of the biggest sticking points for those cryptocurrencies that use them. For example, according to statista, the energy needed to push through one ethereum transaction is 238 kilowatt hours.
The energy required to process 100 000 visa transactions is only 148 kilowatt hours, so the move to proof of stake will make ethereum a lot more green. Now. This has important implications which i’ll cover in due course but and here’s the most important point. The proof of stake. Merge won’t immediately lead to a massive increase in scaling.
That’S because it’s all still one blockchain that will have to process transactions in a sequential manner. The massive scaling component of eth 2.0 comes with the launch of sharding. Yes, that’s sharding with a d just before you guys jump on those comments. Now, for those who don’t know, sharding is the concept of breaking up the ethereum blockchain into a number of different?
Well, shards: it’s a concept: that’s been used in database scaling for a number of years and is now being implemented in blockchain technology as it relates to ethereum. These separate shards will be their own independent blockchains called shard chains. 64 shard chains will spread the ethereum network load and allow different transactions to be propagated. Concurrently. Quite simply, it’s parallel computing.
Now there isn’t time to go into the exact mechanics of sharding here, but i’ll leave links to some resources in the description to give you a bit more info. But the point is that the crazy scalability improvements that you’re hoping for are only likely to come after. We transition to sharding, okay, so that’s a short overview of eth 2.0. But how far are we along well when it comes to progress?
Things are moving steadily, albeit slowly. Firstly, in regards to the beacon chain that has been live for over a year now and the amount of eath staked in it continues to climb there’s currently over nine million eath locked up here on the first birthday of the beacon chain. Last year, vitalik released an updated roadmap for ethe 2.0. It’S really interesting and i’ll leave a link to it below.
Basically, it shows what we can expect to be built on eth 2 0 post the merge we have the surge, verge purge and splurge seems the v-dog is as much of a poet as yours. Truly now, a few days after this tweet, he also released a blog post that took us through his vision of the ethereum 2.0 endgame. He spoke of developing trustlessness and censorship resistance to levels, according with his accepted standards, that post is also linked to below by the way anyway. This should give you a comprehensive picture of what we can expect on the ethereum network in the coming years.
The merge is just the first step towards that dream of a decentralized computer which we all hope ethereum can one day become, but baby steps. The merge comes first about two weeks after vitalik released this. The ethereum devs launched the kinsugi test net. This was a quote longer living test net that would allow developers to experiment with ethereum in the exact manner that the network would operate after the changeover. These devs could, for example, test certain defy apps and tools and the eth developers encourage them to give it a fair crack of the whip.
If you are a developer, i’ll leave a link to it in the description, so you can give it a spin yourself and fun fact: kinsugi is the japanese art of putting broken pottery pieces back together with gold, and i couldn’t think of more apt metaphor: anywho. There was a lot of testing of kintsugi over the holidays and on the first dev call earlier this january senior eth 2.0 researcher tim baiko gave an update. There were a few minor issues here and there and work began to fix them according to tim’s tweet thread. There are a few more updates that need to be worked on before the merge they’re, also going to launch one more merge test net, which quote may be the last one prior to the existing going through the merge okay.
So that’s from one of the senior devs on ease 2.0. However, there were many in the community who were slightly disheartened by comments that vitalik made in a recent episode of the bankless podcast. This was to discuss that roadmap that i mentioned earlier in it. The hosts asked him to rate the progress that ethereum had made so far in the past six years towards the end game that he envisions.
He said that it was 50 there. Now many on crypto twitter appear to have been thrown off by that statement, as it would of course imply that it would take another six years to realize vitalik’s full vision. However, i think that the fudd was misguided. That’S because the statement was in relation to the entire road map of his, the merge was only the first step, one which will hopefully be taken soon. Moreover, he claimed in that same podcast episode that once the sharding was implemented, then they would be 80 there on chinese social media, for example, there were some rumors circulating that eth 2.
would be delayed another year. This was based on some story on wechat. Now, when asked about this in a popular ethereum, wechat group vitalik said in chinese that he didn’t say that and for those of you who didn’t know yes, vitalik speaks chinese having taught himself a few years back, because that’s what geniuses do right, i’ll upload this interview, He did in chinese from about three years ago, if you want to hear him in action, okay, so this then begs the very important question when merge. Well, i happen to think that it’s likely going to be in q2 of this year and if that does indeed come to pass, what exactly could this mean for the price of eth well, putting aside sentiment and speculation for the moment, it’s important to look at the Economics of the merge and what it does to eath demand and supply that old chestnut. Firstly, there’s the question of what it will do to all that: eth, that’s been locked up once the merge has happened.
Could all those who’ve had their east locked up for years? Finally, be able to withdraw and hence sell it. Well, not quite that’s because there will be a limit on the exit rate of the validators. This will be done in order to make sure that there’s not too much of a rapid change in the validator set. So what this means is that you only have a max of four validators, unlocking their eth every epoch, which is every 6 4 minutes now i won’t go into all the calculations here and i’ll link to this handy, reddit post.
That does it for us, but basically based on these exit rates and a few assumptions around the amount they are unstaking. This will mean about 28 800, each hitting the market per day now, assuming a trading volume of 10 million each per day and a circulating supply of 116 million slightly more now. That would imply the following: only 0.29 percent of current trading volume hitting market less than 0.02 percent of circulating supply hitting the market.
Now that doesn’t sound like a market-crashing amount of eth that will be unlocked. Moreover, this makes the assumption that all validators will want to exit. There could be an equally strong number of institutions, whales, miners and other market participants who were eager to stake, but only once the merge went through, they may want to join the validated queue. So it’s entirely possible that the amount of heath being locked to stake could exceed the amount that is being withdrawn beyond this, though, there’s also some research that has looked at the economics of it post-merge. Here we have a recent report from coinbase institutional.
It basically takes a look at what eth2 could mean for both ethereum and other layer ones in the ecosystem. Now the main section i want to focus on here is the one that talks about the merge monetary policy. What it says is that the merge could lead to efficiency gains as more eth will end up being staked than is being created. Moreover, it makes the point that miners are, of course, forced sellers they have to sell in order to meet expenses to pay for the mining, rigs and electricity. However, running a validator is much much cheaper and replacing miners with fewer validators could reduce that eth issuance by up to 90 percent.
The report claims it also estimates that this will lead to a fall of between 30 and 50 percent in the amount of eth. That’S being sent to the exchanges now, of course, the less east hitting exchanges, the less cell pressure to impact on the price. Now this is pretty bullish for me, but of course it doesn’t change the fact that the merge won’t drastically improve user experience. This is something that the researchers also point out, however, in the interim and beyond one of the best solutions for user adoption of ethereum is, of course, those layer. 2 protocols, the ethereum layer, 2 world, is moving, so damn fast that it’s sometimes hard to keep track.
Optimism, arbitrary polygon, starkware loopering, to name but a few all of these solutions using roll-up technology such as zk, roll-ups or optimistic roll-ups. Now there isn’t time to go into the nitty-gritty of the tech here, but feel free to watch my video on ethereum scaling. I also show you there how to use those layer 2 solutions, so it’s definitely worth coming back to later i’ll leave a link in the description for you. The point is that there is an insane amount of adoption in the layer 2 space. Nearly all dapps are now deploying layer, 2 solutions and the tvl total value locked in these protocols is reaching record-breaking levels.
For example, according to the website, l2 beat the tvl in all of layer. 2 is now standing at 6.36 billion dollars. This is up from a little over 100 million dollars only a year ago. Some of these layer, 2 solutions provide a user experience in terms of fees and speeds that is even challenging the status of large, centralized exchanges.
For example, last year at the peak of dex trading, the volume traded on dydx’s layer 2 protocol exceeded that of coinbase. For a day, it’s crazy right now. According to that aforementioned coinbase institutional report, these layer, twos, could be the deciding factor of whether any eth killers will be killed. First. Moreover, there’s a common misconception that these layer twos could become obsolete when the eth 2.
upgrade is complete. On the contrary, sharding of the main ethereum chain will compound their scalability. It will allow the roll-up solutions to take full advantage of more ethereum block space. To quote the researchers quote, this would be crucial for allowing the network to potentially scale to billions of users in the long run, processing tens of thousands of transactions. Quite simply, these layer, two solutions are core to ethereum’s future.
Take it from tim, okay. This is all great, but why should this impact the price of eth? Well, let’s not forget that, in order to enter many of these roll-up solutions, you have to lock up eth. This is eth, that’s been taken off the market and will only ever come back once users exit from the bridging smart contract, the larger that tvl, the less ether, could be hitting the exchanges beyond this, though, the more daps and users on layer, 2 platforms right now, The more that are likely to eventually use the eth main chain when that full scaling capability is released. It’S a lot easier to port over a dap that was built on arbitrarum to ethereum, for example, than it is to move one over from solana or avalanche.
The point is infrastructure built on eth layer. Twos is positive for ethereum in the words of starkware ceo uri kolodny quote today, ethereum could be viewed as manhattan in the middle of the 17th century. Farms and manufacturers are all producing there. What we are doing is we are the skyscraper technology that uses the same footprint and now serves many many more people. We think this can be built to any height, that’s needed!
Imagine if you had bought a plot of manhattan land in the 17th century. So now that you’ve had your hit of hopium, i want to quickly shift gears to another, potentially strong catalyst, driving investment into eth post, merge and that’s esg. For those who don’t know, esg stands for environmental, social and governance. It’S the new vogue in institutional, investing where large money managers only invest in those companies, assets or ventures that are seen as forwarding these goals gone are the days when capitalists main goal was roi. Now it’s all about changing the world.
Am i right jokes aside, esg investing is a powerful force driven by some of the largest money managers on wall street folks like larry fink, the ceo of blackrock, the largest fund of them all esg. Investing is a massive threat to cryptocurrencies like bitcoin, that rely on so-called environmentally harmful proof-of-work mining. Now i talked about this in much greater detail in my video on the esg threat to crypto, and you can watch that by hitting that link in the top right now, irrespective of whether you think this environment fudd is justified, you cannot deny that it’s the prevailing Narrative from mainstream news articles to political talking points and more, in fact, the fud was so strong that tesla stopped accepting bitcoin payments last year on account of it. Now this is not going to go away anytime soon, and this means that there will be a natural cap on the amount of institutional capital which will flow into proof-of-work cryptocurrencies. However, it’s a completely different kettle of fish when it comes to proof-of-stake cryptocurrencies.
That’S because the energy costs of running a validator are negligible. In fact, it’s almost irrelevant because all you’re using is a standard server, a server, that’s already optimized for energy use sitting in a data center and, unlike with proof-of-work mining, you don’t need to use exponentially more energy in order to maintain that hash rate over time. Once ethereum transitions to proof of stake on the merge, it will be seen as a way more environmentally friendly option. One. That’S a lot more palatable for institutional investors who are dying to jump into crypto, but are worried about the shade they’ll get if they invested.
In proof of work coins now, may i remind you that blackrock has over 9 4 trillion dollars under management and nearly all of those asset managers that make up the top aum have their own esg mandates and funds, or how about the fact that so many companies on the s p 500 now have to factor esg into their corporate strategies. If they are going to consider using decentralized tech in their operations or payments, they will no doubt turn to those cleaner options and post merge. Eth 2.0 is the clean green money, making machine dominating the web3 scene and speaking of which you have to check out my video on web3, which i’ll leave in the description for you. It’S well worth it anywho.
I know this bullish. Ethe 2.0 talk sounds all good, but we are still not there, and prices are currently pretty lackluster, so what’s happening right now. Is there reason to be bullish at the moment? Well, let’s examine what’s happening on chain ahead of that merge.
There are a number of things you can glean from on-chain statistics. One of the most important of these is what other holders are doing and what they’re holding starting off with perhaps one of my favorites, and that is the balance of eth in exchange wallets. The headline says it all and it basically shows the total amount of eth that is now sitting on these exchanges. As you can see, this is near all-time lows. This is bullish because it shows that those who are currently selling their eth make up an increasingly smaller proportion of the general market.
The current price of eth is the value that is determined by a small subset of all eth-hoddlers. This is further confirmed by the low amount of exchange deposits taking place. People are not sending their eth2 exchanges and hence they are not planning to sell okay, so that’s exchange wallets, but what are the whales doing? Well, according to some data from sentiment, the top 10 non-exchange addresses now hold over 25 million eth. You can even see the inverse relationship we have here with the top exchange balances.
It’S pretty stark, so it’s quite clear that the big boys are stacking eth. But what about other market participants how about miners? Surely they also have a unique perspective on where they think eath is going well? According to that coinbase institutional report that i talked about earlier, they are stacking as well. Ever since eip1559 went live, the net eth flows into minor wallets have mostly been positive.
If you look at the eight months that preceded that flows were broadly flat, i.e inflows met outflows. Perhaps it could be a situation where these miners are waiting until the merge in order to switch off their machines and move over as a validator. It will allow them to continue their operations securing the network, albeit without those costly mining rigs. If miners do start to move over, then these could be the flows that counteract any of those validators who are looking to withdraw their stake.
Teeth less eath on the market of course means less eath available for sale. So, based on these on-chain statistics, i can’t help but feel that those in the know know oh and by the way. If you want to know all about on-chain analysis, then i’m sure there are videos out there that can help you with that. That’S it for most of my analysis folks. However, i do want to share a few of my personal thoughts.
Firstly, i will say that i am currently disappointed in the performance of eth so far this year, then again, it’s not an eth only issue. The entire crypto market has been dragged through the mud together with the rest of the financial markets, thanks jerome, but it’s important to be able to separate out fundamental value from price. Yes, eth 2.0 has been a whipping boy for some time. People are growing impatient as to the progress.
This is understandable, but it’s equally important to appreciate just how much work is being done behind the scenes. Headlines and click bait don’t reflect the code commits, moreover, in the interim there’s a plethora of layer, 2 scaling solutions that are building a great deal of value on the ethereum network, value for their own blockchains and value for the base chain. Value. That’S likely to exponentially multiply when sharding is complete investors, whales and miners are stacking and once eth transitions to a much cleaner, proof-of-stake consensus. This could provide the impetus for an ocean of capital to flood in now.
Having said all of this, it’s as important as ever to highlight that there are risks. The merge is the biggest upgrade that ethereum has been through. Yes, it’s been rigorously tested, but when you have an upgrade that impacts 374 billion dollars of value, the stakes are incredibly high. Moreover, there are no guarantees that the merge goes through before this market cycle comes to an end. Eth 2 0 delays are commonplace and jerome is lifting those interest rates.
The taper tantrum is underway and, of course, we cannot be oblivious to the threat of other incredibly strong layer, 1 blockchains avalanche solana, phantom terra and cardano all are competing for a price of that eath pie. I hold some of those as well as a hedge for my eighth position, but of course there’s a reason why that eighth position is the largest in my portfolio, and there is a reason i bought eth in the dip a few weeks ago. It’S my judgment call based on all the information i’ve just presented. Now you have to make that judgment call for yourself. That’S it for the video chaps and chappets i’m keen to have some of your feedback, though, when do you think the merge is likely to happen?
Do you have any thoughts on my analysis, fire those comments down below also while you’re down there? I have something extra special for you. What chart it’s me again, goldie, don’t laugh, go on, don’t he giving it all the blah blah blah right any road. If you want to see more of good old guy, then never butchers at his dedicated socials page down there yeah it’s got his telegram insider channel where he gives it large, with daily market analysis twitter with all the latest.
