🗣️ This is an illegitimate and deeply corrupt Supreme Court
Tumblr media Tumblr media Tumblr media
Supreme Court Justice Amy Coney Barrett’s husband is currently representing Fox Corp., the parent company of Fox News, in a defamation lawsuit, according to court records reviewed by Rolling Stone. The lawsuit relates to reports by one of Fox’s local stations.
Jesse Barrett is a trial lawyer and managing partner at SouthBank Legal. He heads the firm’s Washington, D.C., office, which opened after Justice Barrett joined the high court. While the SouthBank Legal website says that Jesse Barrett “focuses on white-collar criminal defense, internal investigations, and complex commercial litigation,” it notes, in a recent addition, that he has “represented a prominent media company in a lawsuit alleging defamation.”
That prominent media company is Fox Corp., which owns the conservative cable news channel Fox News. Fox News regularly covers matters at the Supreme Court and will surely continue to do so as the high court nears the end of its term. It is set to issue rulings soon on a slate of controversial topics, such as abortion, guns, public corruption, and whether Donald Trump is entitled to immunity for life for acts he committed as president.
Jesse Barrett’s work for Fox Corp. highlights one of ethics experts’ biggest complaints about the Supreme Court: Justices are not required to disclose their spouses’ clients, so the public has no way to track who is paying money directly to their families. In her 2021 financial disclosure, Justice Barrett even redacted the name of her husband’s firm, despite it being common knowledge that he works there.
The lack of disclosure surrounding spouses’ business dealings has been a repeated source of ethical concerns, particularly with Justice Clarence Thomas. His wife, Ginni Thomas, has reportedly received consulting payments from conservative legal activist Leonard Leo, and ran a nonprofit that was reportedly funded by billionaire Harlan Crow. Both Leo and Crow have been at the center of the ethics controversies plaguing the Supreme Court over the past year.

Andrew Perez at Rolling Stone:
Supreme Court Justice Amy Coney Barrett’s husband is currently representing Fox Corporation, the parent company of Fox News, in a defamation lawsuit, according to court records reviewed by Rolling Stone. The lawsuit relates to reports by one of Fox’s local stations.
Jesse Barrett is a trial lawyer and managing partner at SouthBank Legal. He heads the firm’s Washington, D.C., office, which opened after Justice Barrett joined the high court. While the SouthBank Legal website says that Jesse Barrett “focuses on white-collar criminal defense, internal investigations, and complex commercial litigation,” it notes, in a recent addition, that he has “represented a prominent media company in a lawsuit alleging defamation.”  That prominent media company is Fox Corporation, which owns the conservative cable news channel Fox News.
Jesse Barrett’s work for Fox Corporation highlights one of ethics experts’ biggest complaints about the Supreme Court: Justices are not required to disclose their spouses’ clients, so the public has no way to track who is paying money directly to their families. In her 2021 financial disclosure, Justice Barrett even redacted the name of her husband’s firm, despite it being common knowledge that he works there. [...]
It is no secret that Jesse Barrett represents corporate interests: His firm bio says his “clients have included multiple Fortune 500 companies and corporate executives.” The Southbank Legal website says that the firm has represented 26 Fortune 500 companies.  The public has no way to identify Barrett’s clients, for the most part. However, federal court records show that Barrett is serving as Fox Corporation’s lead counsel in an ongoing defamation case. He had the case moved from Cook County, Illinois, to federal court late last month.
[...]
The defamation case was filed by Lavell Redmond, an Illinois man who was convicted of aggravated sexual assault as a minor and served 24 years in prison. Redmond was hired as a code enforcement officer by the mayor of Dolton in 2021, the original complaint says. He is suing Fox over a series of reports that scandalized his hiring — the first of which claimed he had been hired for “a job in which he goes into Dolton homes and businesses to inspect them.” The complaint says that “as a code enforcement officer, Redmond was never responsible for entering village resident’s homes to do his job, nor did he ever enter village resident’s homes. Redmond only had the ability to observe home exteriors to write code violations.” Redmond alleges that “FOX 32’s reporting directly led to Redmond being arrested and wrongfully charged with violating the reporting requirements of the sex offender registry,” as well as his subsequent termination.
Jesse Barrett, the husband of right-wing SCOTUS Justice Amy Coney Barrett, is representing Fox Corporation (the parent company of right-wing propaganda outlet Fox “News”) in a defamation lawsuit regarding its Chicago O&O station WFLD (Fox 32), per a report from Rolling Stone.

good boy's director, producers, and marion bailey did an interview on the life in film podcast, talking about the film, casting, funding, etc. it's about an hour long, so i just transcribed the ben bits (but the whole thing was quite interesting)
you can (legally!) watch good boy here (use a uk vpn if you're outside the uk)
HOST: How did you guys connect? And how did you guys all come together to make this?
TOM: Ummm well, what, oh I can't remember, did we have Ben when we started working together, Elettra?
ELETTRA: Yeah, we just about…
TOM: Yeah, so I knew Ben a long time ago, Ben Whishaw, who's umm the lead in it opposite Marion, and um we sort of left drama school at around the same time. We knew each other a long time, but we hadn't seen each other for a while, so after one of the lockdowns um we went for a big long walk on, um, on the Thames and um on the southbank. And, um, I was telling him about my writing stuff and, um, my mum had just died and so I was telling him about that. And, um, and then out of the blue he just, sort of, just was like "I think you should direct something". And he sort of gave voice to, um, and he was like "I think you'd be really good at it". And he sort of gave voice to something that I'd been feeling but hadn't acknowledged out loud to anyone before that. I'd really been wanting to direct for a while, I think. And, um, it was the kick I needed to go home and write the script and, um. So then I went home and wrote it and then a few months later sent it to him. And he loved it, and said he wanted to do it, which was, you know, gob-smacking and exciting.
TOM: And then so, obviously, I needed a producer, ummm, and then, like Elettra explained, a few mutual friends were introduced and that's how it all began really. And then, um, Elettra built the production team, herself, and then got Max and Kay onboard. And meanwhile Ben and I were talking. We both came up with lists of, ummm, the best person to play his mum in it, who would be, and the top of both of our lists was Marion Bailey. And so I couldn't believe it when, uhhh, the, her agent came back to say that, uh, the day after I sent it, to say that she wanted to be involved. And Ben and me were so thrilled. Ummm yeah, so yeah, that was it.
~~~~~~~~~~~***~~~~~~~~~~~
(re: the acting)
TOM: I think that they, uh, neither Ben nor, Ben isn't playing me and Marion isn't playing my mum. There's, they, our DNA is definitely in there but, uhhh, the characters are very different and their circumstances are very different to, um…
HOST: I hope so! Hahahaha
TOM: But what, um, what they both did was sort of hon-honour, I dunno, somehow honour the, umm, the energy of us and the DNA of our, of our relationship is definitely in there, um, which was, yeah. So I, yeah, I couldn't ask for a better on-screen version of me - oh my god - than Ben Whishaw, that's ridiculous. And equally, to have, my mum would be thrilled, Marion. Hahaha
HOST: The performances are just. I mean, sometimes you can't, I don't, maybe this is just me, but sometimes when I watch short films I don't expect to have this level of performance. Sometimes you're like, I was like, you know the scene with Ben when he loses it in the front seat of the van? And, ummm, you're watching that, you're just thinking "wow!" Like, I don't know. Like, in my mind, I'm like, "he could just phone this in". And he wouldn't, cuz he's Ben Whishaw, but you're watching and you're like "this is a BAFTA-level performance right there. And, um, is it mad? Is it, when you're there and you're directing this, and you're looking through the monitor like "yes! Yes, this is it!"
TOM: Well actually I was lying down on the… Um, yeah, it was, um, an enormous privilege to watch these two work, Marion and Ben, particularly how they worked together. And, um, no spoilers, we won't say what happens, but there is an emotional peak in the story, umm, or an emotional break through and it happens, um, a lot of it happens in, whilst driving around in a camper van. And for a lot of the shoot, I was lying down behind the, um, behind the front seats with this tiny little monitor whilst, um, it played out in the front seats in front of me. Um, and when it got to this emotional peak moment, which actually happened before I was expecting it to because Ben and Marion did a beautiful thing where they ran into the next scene but before I was expecting it and so it really hit me emotionally. And I, the, ummm, the synergy between the two of them and the, ummm, the emotional honesty coming from those front seats was, was, ummm, extraordinary and so raw and so real. And I, you know I've been around, you know like I said, I've been an actor for twenty years on stage and screen, and I've been around some amazing acting. I've seen some incredible acting up close, but it's really rare when… for the acting to be that good, you know. I've never been that close to such extraordinary acting. Sometimes actors, umm, like, change the molecular structure of a room when they open their mouth and a bit of magic sort of pours out. And that happened in this, umm, film with both Ben and Marion. Particularly in that scene. Um, so yeah, I was watching it going, uhh, I wasn't watching it from the outside, going "awww yeah, this gonna make the film!". I was just very moved and I was very in it with them, and all the.. the very… sharing and the emotional honesty of it, if that makes sense.
ELETTRA: I think after the first… before the first take of that scene, the crew was quite bubbly and, you know, we having a really good energy on set. And then Marion and Ben delivered that scene. They called cut, and there was absolute silence. Absolute silence. And we were all just… (whispering) "are we allowed to talk?", you know. It was, it was really, it's never happened to me before. It was really surreal, the first time that the entire crew just felt so drawn in to, you know…
TOM: Something happened. There was some magic. But what was so shocking to me was that then Ben and Marion were able to repeat it again and again and again. And they weren't doing it technically, they were doing it for real. And I was watching them and, yeah, that ability to just reset and go again, is just, mind-blowing to me. It's way beyond my, um, expertise as an actor, haha.
MARION: It was wonderful to work with Ben, a real joy. And um, it's lovely to see you say those things because that's always what you're hoping will happen. But yes, it takes a whole team, it takes a whole combination of elements to make that little bit of magic happen. Ummm. And a very nice thing, when the crew do appreciate the acting. Because normally they're doing their jobs, they're not really…
ELETTRA: It takes a lot of magic to get a crew to shut up, so…
~~~~~~~~~~***~~~~~~~~~~
(re: their sole financial backer pulling out 2 weeks before shooting)
TOM: I remember bumping into Ben- I remember bumping into Ben Whishaw at a party, and we'd just heard that all the money had gone, and he was like, "are we still on for April?". And I was like, "okay, don't panic… uhhhhh, we have zero money". And he was so cool. He was like… he went silent for a second, and I said, "are you panicking?" and he was like, "not one bit, not at all". And he said, "this, this happens, it will all be good." And I was like "ohhh… okay…" hahaha, um yeah. So…
MAX: [???] as well, because this film very much had its leads in order, and we all kinda fell in love with what it was going to be. And so the idea that, for example, Ben's availability only fit that weekend that we shot, if we weren't gonna do that then… Tom's story only fits the golden hour of Somerset, really, and you're only going to get that twice a year, ya know, in the spring and late summer. And so, ummm, there were some real conversations about "is this going to happen?" which none of us wanted to face because we were so in love with the project.

Can someone in the fandoms please update me on whether somebody finally made or will make a:
Monty Python x Six Idiots crossover fanfic where the Monty Pythons (from the late 1960s/early 1970s) accidentally time travel to the future, overhear some young Six Idiots fans talking about how the "Six Idiots are this generation's Monty Python!", to which the Pythons misunderstand this as being that the Six Idiots have apparently uhh "replaced" Monty Python (to which John has a massive problem with but the other Pythons are cool/at least a bit more nonchalant with the idea, but they have to go along with John's massive fit about it in order not to escalate the problem even more than if they refused), so the Pythons go with the young SI fans to the BFI Southbank where the Six Idiots are doing a QnA session about/are talking about their new (in-universe of the fanfic ofc) TV show about time travelling wizards. After the Pythons (in disguise ofc cuz of uhh reasons relating to not drawing too much attention to themselves) ask a few (albeit a bit weird) questions (apart from Eric and Michael as they're really interested in the Six Idiots and think they're pretty cool and so ask the more sensible questions from the gang) about the new SI TV show about time travelling wizards, John finally has enough of it and so loudly announces that he and the other Pythons have accidentally time travelled to the future and are here to confront their "plagiarising bastards" that are "The Six Idiots" (to which John uses air quotes to sarcastically mock the troupe's name, not knowing that the name "The Six Idiots" is just a fan nickname and that they're legally known as "ThemThere"). After each Python confronts their Six Idiot member equivalents, John proposes that both troupes have a "Comedy Troupe Dual", in which the challenge is to see which comedy troupe can write the best comedy material of all time, and whoever wins gets (insert whatever the prize is which is also narratively fitting for the plot). After that sudden announcement (which was also recorded as it was happening and uploaded to the BFI YouTube channel), the Pythons hang out and stay at one of SI fans' house and the fans introduce the Pythons to the Idiots' filmography (such as Horrible Histories, Yonderland, Bill (2015), BBC Ghosts, plus other projects starring/featuring one or two of the Idiots). Meanwhile, the Six Idiots have to deal with the added pressure of not only being compared (and shouted at) by the Monty Pythons, but also have to try to write the best material up against the Pythons themselves.

Training Orthodox Seminary Students & Clergy to Respond to Domestic Violence: Current Approaches & Lessons from around the World from Project dldl/ድልድል on Vimeo.
The need to teach students in seminaries about marriage, family relations, gender issues and domestic violence has become recognised in recent decades and us increasingly prioritised by theological colleges, seminaries and other religious training centres. However, how religious training institutions pursue this topic and instruct on it, what methodologies they employ to equip their students and future clergies or theologians with theological knowledge and pastoral preparedness to respond to difficult questions and family situations, including domestic abuse, has received less attention. In this webinar we were joined by specialists working in seminary education and clergy training to explore current approaches, share lessons and identify gaps or opportunities that may exist.
The speakers included colleagues that project dldl/ድልድል closely collaborates with in Ethiopia and Eritrea as well as specialists from other parts of the world to capture the diversity in approaches and understandings currently and to achieve knowledge exchange that can improve the ways in which seminary students and future clergies are provided with training and preparation to address difficult topics and issues around marriage in their specific contexts. The second part of the webinar discussed how the specific homilies of St John Chrysostom on marriage and related topics can become resourceful for preparing clergy and theologians to teach about marriage and against any form of domestic violence.
The event was chaired by Dr Romina Istratii, PI of project dldl/ድልድል, and supported by Ms Mebrak Ghebreweldi, director of DRI and project facilitator in Eritrea.

Maximizing Investments in Commercial Real Estate in Melbourne
Investing in commercial real estate can be a highly profitable endeavor, particularly in a vibrant and growing city like Melbourne. To make the most out of your investments, it is crucial to understand the market dynamics, identify lucrative opportunities, and employ effective strategies. This comprehensive guide will help you navigate the complexities of Melbourne's commercial real estate market and maximize your investment returns.
Understanding the Commercial Real Estate Market in Melbourne
Overview of Melbourne's Commercial Property Landscape
Melbourne is renowned for its diverse and dynamic commercial real estate market. The city offers a wide range of property types, including office spaces, retail shops, industrial warehouses, and mixed-use developments. Key areas for commercial property investments include the Central Business District (CBD), Docklands, Southbank, and emerging suburbs like Richmond and Collingwood.
The market is influenced by various trends and dynamics. For instance, the demand for office spaces has seen fluctuations due to the rise of remote work, while retail properties have been impacted by the growth of e-commerce. Despite these shifts, Melbourne continues to attract significant investment due to its strong economic fundamentals and strategic location.
Key Factors Influencing Commercial Real Estate Prices
Several factors play a crucial role in determining commercial real estate prices in Melbourne:
Economic Indicators: Property values are closely tied to economic performance indicators such as GDP growth, employment rates, and consumer confidence. A robust economy generally leads to higher demand for commercial spaces.
Government Policies and Infrastructure Projects: Policies such as tax incentives, zoning regulations, and infrastructure developments significantly impact property values. Major projects like the Melbourne Metro Tunnel and West Gate Tunnel are expected to enhance connectivity and boost property values in surrounding areas.
Supply and Demand: The balance between supply and demand in the commercial sector is a critical determinant of property prices. An oversupply of office spaces can lead to lower rents and property values, while high demand with limited supply can drive prices up.
Emerging Opportunities in Melbourne's Commercial Real Estate
Growth Sectors and Hotspots: Certain sectors, such as technology, healthcare, and education, are experiencing rapid growth, creating demand for specialized commercial spaces. Areas like Southbank and Fishermans Bend are emerging as new hotspots due to ongoing redevelopment and urban renewal projects.
Redevelopment Projects: Melbourne's commitment to urban renewal presents numerous investment opportunities. Projects like the Arden Precinct and Docklands revitalization offer potential for high returns through redevelopment and mixed-use developments.
Green and Sustainable Buildings: There is a growing trend towards sustainability in commercial real estate. Investors can benefit from the increasing demand for green buildings, which often command higher rents and attract quality tenants. Initiatives like the Green Star certification encourage the development of environmentally friendly properties.
Strategies for Successful Commercial Real Estate Investments
Identifying Profitable Investment Properties
To identify high-yield commercial properties, investors should consider several criteria:
Location and Accessibility: Prime locations with good transport links and proximity to amenities are highly desirable. Properties in business districts or near major infrastructure projects tend to have higher value and rental potential.
Property Potential and Risks: Conducting thorough due diligence is essential. Assess the property's condition, potential for renovation, and any legal or environmental issues. Understanding market trends and future development plans in the area can also help gauge the property's long-term potential.
Financing and Funding Options for Commercial Real Estate
Investors have various financing options available:
Traditional vs. Alternative Financing: Traditional methods include bank loans and mortgages, which offer stability and lower interest rates. Alternative options like private lending, crowdfunding, and real estate investment trusts (REITs) provide more flexibility and potentially higher returns.
Joint Ventures and Partnerships: Collaborating with other investors or firms can provide access to larger projects and shared risk. Joint ventures and partnerships allow pooling of resources and expertise, enhancing investment potential.
Government Grants and Incentives: The Australian government offers grants and incentives for commercial projects, particularly those that promote sustainability or economic development. Leveraging these opportunities can reduce costs and increase profitability.
Managing and Maximizing Property Value
Effective property management is key to maximizing returns:
Property Management Practices: Hiring professional property managers can ensure efficient operations, tenant satisfaction, and optimal rental income. They handle day-to-day management, maintenance, and lease negotiations, allowing investors to focus on growth strategies.
Renovations and Upgrades: Investing in renovations and upgrades can significantly increase property value. Modern amenities, energy-efficient systems, and aesthetic improvements attract high-quality tenants and justify higher rents.
Long-Term Strategies and Exit Planning: Developing a long-term investment strategy is crucial. Regularly reviewing market conditions, setting clear financial goals, and planning for eventual exit strategies, such as selling or refinancing, will help achieve sustained profitability.
Navigating Challenges in Melbourne's Commercial Real Estate Market
Overcoming Regulatory and Legal Hurdles
Understanding and complying with regulations is essential:
Zoning Laws and Regulations: Familiarize yourself with local zoning laws, which dictate property usage. Non-compliance can result in fines and legal complications. Engaging with town planners and legal experts can help navigate these complexities.
Planning and Approval Process: Securing necessary approvals for developments or renovations can be time-consuming. Early engagement with local councils and planning authorities can streamline the process and avoid delays.
Building Codes and Standards: Ensuring compliance with building codes and standards is vital to avoid legal issues and ensure tenant safety. Regular inspections and adherence to regulations will help maintain property value and reputation.
Mitigating Risks in Commercial Real Estate Investments
Effective risk management can safeguard investments:
Risk Assessment Techniques: Conduct comprehensive risk assessments to identify potential threats, such as market fluctuations, economic downturns, or environmental hazards. Implementing mitigation strategies, such as diversification and contingency planning, can reduce risk exposure.
Insurance and Contingency Planning: Adequate insurance coverage is essential to protect against unforeseen events, such as natural disasters or tenant defaults. Contingency planning ensures preparedness for emergencies, minimizing financial impact.
Dealing with Market Fluctuations: Market fluctuations are inevitable. Staying informed about economic trends and maintaining a flexible investment strategy can help navigate these changes. Diversifying your portfolio across different property types and locations can also mitigate risks.
Leveraging Professional Services and Expertise
Engaging with professionals can enhance investment success:
Real Estate Agents and Brokers: Experienced agents and brokers provide valuable market insights, property listings, and negotiation expertise. Their local knowledge can help identify lucrative opportunities and secure favorable deals.
Property Managers: Professional property managers ensure efficient operations, tenant satisfaction, and optimal rental income. They handle day-to-day management, maintenance, and lease negotiations, allowing investors to focus on growth strategies.
Legal and Financial Advisors: Engaging with legal and financial advisors ensures compliance with regulations and sound financial planning. They provide guidance on tax implications, investment structuring, and risk management, safeguarding your investment.
Conclusion
Maximizing investments in Melbourne's commercial real estate market requires a strategic approach, thorough market understanding, and effective risk management. By identifying profitable properties, leveraging various financing options, and employing professional expertise, investors can achieve sustained profitability and long-term success. Navigating the regulatory landscape and staying informed about market trends will further enhance investment potential, making Melbourne's commercial real estate a lucrative and rewarding venture.

The Ultimate Guide to Buying a 3 Bedroom Apartment in Melbourne: Everything You Need to Know
Welcome to the vibrant city of Melbourne, where dreams meet reality and opportunities abound. If you're in the market for a 3 bedroom apartment, you've come to the right place! This ultimate guide will take you through everything you need to know about buying your dream home in this bustling metropolis. From choosing the perfect location to considering your budget and exploring amenities, we'll leave no stone unturned. So buckle up, because we're about to embark on an exciting journey towards finding your very own slice of paradise in Melbourne!
Location
Location is everything when it comes to buying a 3 bedroom apartment in the heart of Melbourne. The city offers an array of diverse neighborhoods, each with its own unique charm and character. Whether you prefer the bustling city center or the tranquil suburbs, there's something for everyone.
If you're looking for convenience and easy access to amenities, consider areas like Southbank or Docklands. These vibrant districts are known for their proximity to shopping centers, restaurants, and entertainment options. On the other hand, if you crave a more relaxed atmosphere with leafy streets and parks, suburbs like Carlton or Fitzroy might be your cup of tea.
Transportation is another key factor to consider. Melbourne boasts an extensive public transportation network with trams, trains, and buses connecting different parts of the city. Make sure to choose a location that provides convenient access to these modes of transport if commuting is part of your daily routine.
Safety is paramount when selecting a neighborhood for your new home. Take some time to research crime rates in different areas before making a decision. Online resources and local police departments can provide valuable insights into the safety record of various neighborhoods.
Think about future growth potential when choosing a location in Melbourne. Look out for upcoming infrastructure projects or developments that could enhance property values over time.
Remember: finding the right location sets the foundation for your dream home in Melbourne!
Size
When it comes to buying a 3 bedroom apartment in Melbourne, size is an important factor to consider. The size of the apartment will determine how comfortable and spacious your living space will be.
Think about the overall square footage of the apartment. Are you looking for a cozy space or something more expansive? Consider your lifestyle and what you envision for your new home.
Next, take into account the layout of the apartment. Are there enough bedrooms to accommodate your family or potential roommates? Is there sufficient living space for all your furniture and belongings? It's essential to ensure that each bedroom offers enough privacy and comfort.
Also, don't forget about storage options within the apartment. A three-bedroom apartment should ideally have ample closet space or additional storage units available.
Additionally, consider any future plans you may have. Will this apartment still meet your needs in a few years' time? It's always wise to think ahead when making such a significant investment.
Finding the right-sized 3 bedroom apartment in Melbourne is about striking a balance between livability and functionality. Take the time to assess your requirements and preferences before making a decision that suits both your current needs and future aspirations!
Budget
Budget is undoubtedly a crucial factor to consider when buying a 3 bedroom apartment in Melbourne. It determines the type of property you can afford and influences your overall purchasing decision. Setting a realistic budget will help narrow down your options and ensure that you find an apartment that meets both your needs and financial capabilities.
When determining your budget, it's important to take into account not just the purchase price of the apartment but also additional costs such as stamp duty, legal fees, and inspection fees. You should also consider ongoing expenses like utilities, strata levies (if applicable), maintenance costs, and insurance.
It's advisable to speak with a mortgage broker or financial advisor who can guide you through the process of obtaining pre-approval for a home loan. This will give you a clearer understanding of how much you can borrow and what monthly repayments would look like based on current interest rates.
Remember to be realistic about what you can comfortably afford without stretching yourself too thin financially. It's better to be conservative with your budget so that unexpected expenses or changes in circumstances won't leave you struggling to make ends meet.
Finding a 3 bedroom apartment within your budget requires thorough research and careful consideration of all related costs. By being well-informed about market trends, potential financing options, and associated expenses, you'll be better equipped to make sound decisions throughout the buying process.
Amenities
When it comes to buying a 3 bedroom apartment in Melbourne, one important factor to consider is the amenities available in the building or complex. Amenities can greatly enhance your living experience and add value to your investment.
First and foremost, you'll want to look for amenities that cater to your lifestyle and preferences. Are you a fitness enthusiast? Look for buildings with well-equipped gyms or even swimming pools. Love entertaining guests? Seek out apartments with communal spaces like rooftop terraces or BBQ areas.
Another amenity worth considering is parking. Having designated parking spots or secure underground garages can make a big difference, especially in a city where parking can be challenging.
In addition, some developments offer additional perks such as concierge services, on-site management teams, or even pet-friendly facilities like dog parks or grooming stations.
It's also crucial to think about ongoing maintenance costs associated with these amenities. Some buildings may have higher strata fees due to the upkeep of shared spaces and facilities.
Choosing an apartment with desirable amenities not only enhances your own daily life but can also attract potential tenants if you decide to rent it out in the future. So take the time to carefully consider what amenities are important to you before making your decision!
Furnishing
When it comes to furnishing your 3 bedroom apartment in Melbourne, there are a few key things to keep in mind. First and foremost, consider the layout of the space and how you plan to use each room. This will help determine what type of furniture you need and how much storage space is necessary.
In terms of style, Melbourne offers a wide range of options for furniture shopping. From modern and minimalist designs to vintage and eclectic pieces, there's something for every taste. Take the time to explore different stores and online platforms to find unique items that fit your personal style.
Another important aspect to consider is functionality. Look for furniture that not only looks great but also serves a purpose. For example, opt for a comfortable sofa with built-in storage or choose a dining table that can extend when needed.
Don't forget about accessories! Adding rugs, curtains, artwork, and plants can really enhance the overall look and feel of your apartment. Plus, they're easy ways to add personality without breaking the bank.
Remember that furnishing your 3 bedroom apartment should be an enjoyable process! Take your time exploring different options and trust your instincts when it comes to choosing pieces that reflect your personal style while meeting your practical needs.
Lease Terms
Lease Terms: What You Need to Know Before Signing the Dotted Line
When it comes to renting a 3 bedroom apartment in Melbourne, understanding the lease terms is crucial. This legal agreement outlines the rights and responsibilities of both tenants and landlords, ensuring a smooth living experience for all parties involved.
First and foremost, take your time to carefully read through the entire lease document. Pay close attention to details such as the duration of the lease, monthly rent amount, security deposit requirements, and any additional fees or charges that may apply.
It's also important to understand the rules regarding pets, smoking policies, and noise restrictions. Some buildings have strict guidelines in place to ensure a peaceful environment for all residents.
Another important aspect of lease terms is maintenance responsibilities. Find out who is responsible for repairs and maintenance tasks such as plumbing issues or appliance malfunctions. Knowing this information beforehand can help you avoid potential conflicts down the line.
Additionally, familiarize yourself with any clauses related to early termination or subletting options. Life can be unpredictable at times, so having flexibility in your lease terms can be beneficial if circumstances change unexpectedly.
Lastly but not leastly (!), don't hesitate to ask questions if there's anything you're unsure about. It's better to clarify any doubts before signing on the dotted line than regretting it later on.
By understanding and agreeing upon the lease terms upfront, you'll set yourself up for a positive rental experience in your new 3 bedroom apartment in Melbourne!
Rental Application
Rental Application: Securing Your Dream Apartment
So, you've found the perfect 3 bedroom apartment in Melbourne and now it's time to take the next step – submitting your rental application. This is where things can get a bit nerve-wracking, but fear not! With a little preparation and attention to detail, you'll increase your chances of snagging that dream apartment.
First things first, gather all the necessary documents. Landlords typically require proof of income, such as pay stubs or employment letters. They may also ask for references from previous landlords or colleagues who can vouch for your reliability and responsibility as a tenant.
When filling out the application form, make sure to provide accurate information about yourself and any other prospective tenants. Double-check everything before submitting to avoid any potential delays or misunderstandings.
Now let's talk about that cover letter. While not always required, it can be a great way to showcase your personality and explain why you would be an ideal tenant. Highlight your stability, financial responsibility, and commitment to maintaining the property in good condition.
Don't forget about the application fee. Most landlords will charge a non-refundable fee for processing applications. Be prepared to pay this upfront along with any other required deposits.
By following these steps and presenting yourself professionally on paper, you'll greatly increase your chances of being approved for that fantastic 3 bedroom apartment in Melbourne! Good luck with your rental application process!
Move-In Checklist
Now that you have found your dream 3 bedroom apartment in Melbourne, it's time to prepare for the big move. Before you start unpacking boxes and settling into your new home, be sure to follow this move-in checklist:
1. Inspect the Property: Take a thorough walk-through of the apartment and make note of any existing damages or issues. This will help avoid any disputes with the landlord later on.
2. Utilities Setup: Contact utility providers to set up electricity, gas, water, internet, and other essential services before moving in. It's best to do this ahead of time to ensure a smooth transition.
3. Change Your Address: Update your address with relevant authorities such as banks, government agencies, subscriptions, and notify friends and family of your new location.
4. Cleaning and Maintenance: Give the apartment a deep clean before bringing in your belongings. If necessary, schedule repairs or maintenance tasks with the landlord or property management team.
5. Arrange Furniture Placement: Plan where each piece of furniture will go in each room beforehand so that movers can place them accordingly during the move-in process.
6. Safety Measures: Check smoke detectors and carbon monoxide alarms to ensure they are working correctly for added safety measures within your new home.
7. Meet Neighbors & Explore Neighborhood: Introduce yourself to neighbors if possible; it’s always nice knowing who lives around you! Additionally explore local amenities like parks, restaurants etc., making yourself familiar with what is around you!
By following this comprehensive move-in checklist for your 3 bedroom apartment in Melbourne, you'll be well-prepared for a seamless transition into your new abode! Happy moving!
Remember - finding an ideal 3 bedroom apartment involves careful consideration of various factors such as location preference,topography,size,budget,social elements etc.! With proper planning,you're bound to find success !

And now a brain dump to go with the photo dump.
Redcar/Red/Chris came out as trans last year. He’d previously said he was pansexual and talked about being genderqueer and is settling into being a trans man. His stage name is still evolving and he uses a mix of that and Chris but as his socials currently use Red I’ll stick to that.
I am gender agnostic. Gender fluidish. Gender meh. I have a trans son.
Queer inclusion matters a lot to me. Queer representation even more. I’ve been at gigs where cis artists have danced with the trans flag and it’s moved me to tears. So to see a music festival embracing all aspects of queerness and finish off with a trans performer fully inhabiting the stage was glorious and at times overwhelming.
Red curated the Meltdown festival at London’s Southbank. The Royal Festival Hall (the largest venue there) is extremely middle class, old and white in its general audience and that was definitely the same when I saw Christine and the Queens. But it was also extremely queer. Red invited Trans Filth and Joy to support who are a trans cabaret collective who were banned from performing outside the venue because the act included nudity (breasts with nipple tassels) so Red gave them the stage!
The show was a performance of the current album which is a 90 minute rock opera in response to/dialogue with Angels in America. The Glastonbury set was very similar and is well worth a watch if you have access to bbc iplayer or there may be bits on YouTube. It’s a 3 act play and Red went through costume changes for each act. But the main thing was that for most of the performance he was topless. He performs with plasters over his nipples to avoid legal issues which is bullshit, trans men are men and there’s no reason why he should have to behave differently to Lil Nas X, Måneskin, Lewis Capaldi etc who all performed shirtless at Glasto. (Not to mention that female presenting nipples aren’t any more sexual etc etc.) But anyway that’s a niggle rather than the main point. I got to see a pre-top surgery* trans man perform on stage with the body he currently has not waiting until it was a socially acceptable male shape before being himself on stage. And it was transcendent. His stage presence was amazing and every movement was considered and controlled and amazing. Just a gloriously transfixing show that made my heart sing.
I’ve been having major medical problems recently partly covid related but I’m also majorly anaemic and I could barely stand on the day of the show but my spouse drove us to the venue and the staff at the Southbank were great and it is an extremely comfy venue. I just couldn’t stand and dance like I wanted but I’m so glad we found a way for me to go.
Watch the Glastonbury feed if you can it’s a great show.
*I have no idea of Red’s medical transition status and it’s none of my business

Crown Resorts will not lose the licence for its flagship Melbourne casino despite an eight-month royal commission finding it is unfit to run the Southbank complex after exposing a “disgraceful” litany of legal and ethical breaches.
Instead, Commissioner Ray Finkelstein has recommended Crown be given two years to reform itself under the supervision of a government-appointed “special manager” who will oversee all aspects of its business.
Commissioner Finkelstein’s report, released on Tuesday morning, found that Crown’s behaviour had been “illegal, dishonest, unethical and exploitative”.
The inquiry examined Crown’s irresponsible treatment of problem gamblers; and how it knowingly broke laws and regulations, dodged Victorian taxes and refused to cooperate with the state’s gambling regulators.
“For many years Crown Melbourne had engaged in conduct that is, in a word, disgraceful”, Commissioner Finkelstein’s report says.
“Some was so callous that it is hard to imagine it could be engaged in by such a well-known corporation.
“When these facts came to light, it was inevitable that Crown Melbourne would be found unsuitable to hold its casino licence.”
But the former Federal Court judge did not call for Crown’s licence to be cancelled, after considering the extensive reform process underway at Crown as well as the “considerable harm” cancellation would inflict on the Victorian economy and “innocent third parties”.
Crown contributed around 1 per cent of Victoria’s state tax revenue before COVID, and it employs around 11,500 people in Melbourne.
guess if you employ people you can do whatever the fuck you want, then!
stupid bullshit slap on the wrist from government paid off by gangsters

The Medieval/Early Modern differences in London are perhaps on best display when we consider the Southbank. Medieval people had just been using the Southbank for the perfectly wholesome pass time of sex work prior to [arenas for bull and bear-baiting]. This area had been known as “the Bankside Stews” and was home to a number of commercial bathhouses and brothels alike. This was made possible because of its proximity to the river. Again, water is heavy, so in a pre-plumbing world many people would go out for their (regular!) baths to somewhere that was constantly hauling in clean warm water. The bathhouses were frequent sites for sex generally, as mixed populations were hanging out being hot, wet, and naked, but if you didn’t want to leave bath-based sexy times to chance, you could go to one of the several brothels that acted as both. These existed south of the river not just for access to water, but also because it was outside of the London walls and therefore not technically in London so sex work was permissible. The Bankside thus became a sort of pleasure quarter, where it was also legal to have playhouses (because actors and acrobats and such were considered to be on par with sex workers).
This all changed under Henry VIII (1491-1547), noted douchebag, hypocrite, and destroyer of nice things, who abolished the Bank Side Stews in 1506. This had the effect of largely driving brothels either underground, or to other sections of the city – like Cock Lane near Smithfield, or Maiden Street near Cheapside (yes, those are the names of those streets for a reason.) But lost in this transition were a number of great street names on the Bankside including Codpiece Lane and Sluts Hole. (Sigh, the culture we have lost.)
It also had a knock on effect in that the many washerwomen who has also worked in the area were kicked out as well. Washerwomen were often associated with sex workers because they were independent women workers who spent a good deal of time wet. Not under control of a man and in water? Oh you better believe that stuff was suspect. So, they were driven from the Bankside. That isn’t to say that it wasn’t still happening. We know, for example that despite the closure of the stews that sex workers continued to work in the area, albeit clandestinely. However they are now written out of the story. This is probably true of washerwomen as well, and a sad reminder of who we think is worth memorialising.

Dave Prater
Tumblr media
David Prater Jr. (May 9, 1937 – April 9, 1988) was an American Southern soul and rhythm & blues singer and musician, who was the deeper baritone/tenor vocalist of the soul vocal duo Sam & Dave from 1961 until his death in 1988. He is a member of the Rock & Roll Hall of Fame (1992), the Grammy Hall of Fame (1999, for the song "Soul Man"), the Vocal Group Hall of Fame, and the Georgia Music Hall of Fame (1997), and he was a Grammy Award–winning (1967) and multiple Gold Record award-winning recording artist.
Biography
Sam & Dave were the most successful and critically acclaimed duo in soul music history, according to Rolling Stone magazine, and brought the sounds of the black gospel church to pop music with their string of call-and-response hit records. Primarily recorded at Stax Records in Memphis, Tennessee, from 1965 through 1968, these songs included "Soul Man", "Hold On, I'm Coming", "I Thank You", and other Southern soul classics. Other than Aretha Franklin, no other soul act during Sam & Dave's hitmaking Stax years (1966–1968) had more consistent R&B chart success, which included 10 consecutive top 20 singles and 3 consecutive top 10 LPs. "Soul Man" has been recognized as one of the best or most influential songs of the past 50 years by many organizations, including the Grammy Hall of Fame, the Rock & Roll Hall of Fame, Rolling Stone Magazine, and RIAA Songs of the Century. "Soul Man" was used as the soundtrack and title for both a 1986 film and a 1997–1998 television series.
Nicknamed "Double Dynamite" for their energetic and sweaty, gospel-infused performances, Sam & Dave were also considered by critics to be one of the greatest live performing acts of the 1960s. The duo has been cited as a musical influence by numerous artists, including Bruce Springsteen, Michael Jackson, Phil Collins, and Stevie Winwood. The Blues Brothers, which helped create a major resurgence of popular interest in soul, R&B, and blues music in the 1980s, was heavily influenced by Sam & Dave; their biggest hit was their top 20 cover of "Soul Man", and their act and stage show was patterned after Sam & Dave's.
Early years (1958–1964)
The seventh of ten children, Prater was born in Ocilla, Georgia, where he grew up singing gospel music in the church choir, and was a veteran of the gospel group the Sensational Hummingbirds, in which he sang with his older brother, J. T. Prater. Dave Prater met his future partner, Sam Moore, in the King of Hearts Club in Miami in 1961, signing to Roulette Records shortly thereafter. Sam & Dave released six singles for Roulette, including two songs that Prater co-wrote with Moore. Prater was typically featured as the lead vocalist on these records, with Moore typically singing harmony and alternate verses.
Stax years (1965–1968)
They were signed in late 1964 by Jerry Wexler to Atlantic Records, with an agreement that allowed them to record in Memphis with Stax Records. Their first two singles failed to chart, but the duo's November 1965 single, "You Don't Know Like I Know," started a series of ten straight top twenty Billboard R&B hits, including "Hold On, I'm Comin'" (1966), "You Got Me Hummin'" (1966), "When Something Is Wrong with My Baby" (1967), "Soul Man" (1967), and "I Thank You" (1968). Starting with "Hold On, I'm Comin'", Moore was typically given the lead vocal (first verse and lead voice in chorus) on most of their recordings. Prater sang the tenor lead first verse on their only ballad to become a hit single, "When Something Is Wrong with My Baby", demonstrating an impressive vocal range in the upper register.
All of their biggest hits were written and produced by Isaac Hayes and David Porter, who worked as songwriters for Stax. Sam & Dave's Stax records also benefited greatly from the backing of the Stax house band, Booker T. & the M.G.'s, and the Stax horn section, the Mar-Keys. These highly regarded musicians co-wrote (often without credit) and contributed greatly to the recordings. Sam & Dave's Stax recordings through 1967 were engineered by Stax founder and co-owner Jim Stewart, who created the "Memphis sound" at Stax by recording sessions essentially live in a single take. The combination of all of these respected talents contributed to the unique sound and commercial success of Sam & Dave's Stax recordings.
Atlantic years, solo career, and back with Sam and Dave (1968–1981)
Stax and Atlantic severed their distribution agreement in 1968, and as a result Sam & Dave became Atlantic recording artists and were no longer able to work with Hayes, Porter and the Stax musicians. The records made by Atlantic did not have the same sound and feel as the Stax recordings, and most only placed in the lower ends of the music charts if at all. The ending of their association with the Stax record label and their frequently volatile relationship contributed to the break-up of the duo in June 1970.
After the break-up with Sam, Prater went back to their early Miami label, Alston Records, where he recorded one single, "Keep My Fingers Crossed" backed with "Love Business" (Alston A-4596), and also performed sporadically over the next year.
Sam & Dave reunited in August 1971 and performed throughout most of the decade through 1981. They enjoyed a brief resurgence in popularity due to the Blues Brothers's 1979 recording of "Soul Man". Sam & Dave also recorded "Come On, Come Over", which appeared on the debut LP of jazz bassist Jaco Pastorius. Dave also appeared in the Paul Simon movie One Trick Pony as part of Sam & Dave. Their last performance together was on December 31, 1981, at the Old Waldorf in San Francisco.
The New Sam and Dave Revue (1982–1988)
In 1982, Prater started touring with Sam Daniels. This duo was also billed as Sam & Dave. They performed together until Prater's death in 1988. Moore attempted to legally block Prater from using the group's name without his participation and permission, but was generally unsuccessful in stopping the act from performing. The Daniels–Prater incarnation of Sam & Dave played as many as 100 shows per year, including gigs in Europe, Japan and Canada.
In 1985, Prater and Daniels released a medley of Sam & Dave hits newly recorded in the Netherlands, which peaked at number 92 on the R&B chart and was credited to "Sam & Dave". Moore made the label recall the single for using the "Sam & Dave" name without permission, and the record was relabelled and reissued under the name of "The New Sam & Dave Revue".
Prater's last performance with Daniels was on April 3, 1988, at a Stax Reunion show at the Atlanta Civic Center, which also featured Isaac Hayes, Eddie Floyd, and Rufus and Carla Thomas. Six days later, on April 9, 1988, Prater died in a car crash in Sycamore, Georgia, while driving to his mother's house.
Prater summed up his thoughts on his career for Gerri Hirshey, who quoted him in her book Nowhere to Run (1984, Southbank Publishing):
I'm a workin' man. Been gettin' down so long. I don't be thinkin' about will I make it up again. Now, what's a music man like me gonna do? What's he do, 'less he entertains till he dies?
Personal life
Prater was married to Annie Belle Henderson from March 1962 to November 1969 and had five children with her. During a domestic dispute in 1968, Prater shot and injured his wife. He was not charged for the incident. On December 25, 1969, he married his second wife, Judith T. Gilbert, and remained married to her until his death. Prater was a resident of Paterson, New Jersey, from 1974 until his death in a single-car accident in Sycamore, Georgia, on April 9, 1988. He was buried in Holy Sepulchre Cemetery in Totowa, New Jersey.

The royal is expecting her first child with Prince Harry
Last modified on 2019-02-19T14:15:33+00:00Sharnaz Shahid Meghan Markle is spending a few days with her close friends in New York. The former actress is expected to have her baby shower on Tuesday with 15 guests, here at HELLO! we take a look at all the potential friends who are believed to be on the guest list…
With her due date looming, the Duchess of Sussex is making the most of her free time by jetting off to New York to see her close friends. The 37-year-old royal, who is expecting her first child with Prince Harry, is set to have her baby shower on Tuesday, thrown by her best friend Jessica Mulroney. However, for those based in the UK, the mum-to-be will have another one when she returns home after her official trip to Morocco, revealed royal correspondent Omid Scobie.
He also told Good Morning America: “Today’s baby shower is a reunion of sorts for Meghan. [Guests] include best pal Jessica Mulroney, actress and close pal Abigail Spencer has flown in and Priyanka Chopra is supposed to be flying in especially for this from London Fashion Week.” He added: “It’ll be a celebration with her closest friends.” For the first party, a total of 15 of her closest confidantes are thought to be attending the lavish shower which will be held at an exclusive Upper East Side hotel. Here at HELLO!, we take a look at all the potential invitees.
Jessica Mulroney
Meghan’s dear friend is the daughter-in-law of former Canadian Prime Minister Brian Mulroney and a well-known Toronto personality and philanthropist. The pair first met years ago when the former actress moved to Canada to start filming her hit legal series Suits. Jessica has reportedly been Meghan’s stylist since 2014, and the duo have since collaborated on many of the royal’s most chic and sophisticated ensembles. The Canadian stylist was also Meghan’s ‘unofficial’ Maid of Honour at her wedding to Prince Harry in May. Her children – twin sons Brian and John and daughter Ivy – were pageboys and bridesmaid at the royal wedding.

It is also thought that her friend has taken on the role of overlooking some of the Duchess’ maternity looks during official engagements, and from her tour in Australia. Jessica regularly gives Meghan a helping hand with her looks, most notably including the memorable Nonie pink trench coat that the royal wore while visiting the Southbank Centre last year.

The Bollywood actress has previously spoken about their friendship, telling People: “I think friendships depend on people individually and how personal your relationship is. You can have work friendships, those are different. But when you have real friendships, like ours, it doesn’t matter what people look at you as or where your world goes, you sort of just, stay friends. And I think that’s what we’re like.” Speaking about first meeting the Duchess of Sussex, she continued: “We just became friends, like two girls would. I’ve always thought she was a super stylish girl. She’s someone that I’ve always looked up to for her style. Always, before she got married. She was one of the many guests who attended the royal wedding in May. The presenter also invited the Duchess of Sussex’s mother Doria to her home just weeks before the big day. Speaking to Entertainment Tonight in June, Oprah revealed: “The story was that Meghan’s mum had come to my house and she left laden with gifts. You know what the gifts were? First of all, she’s great at yoga, so I said, ‘Bring your yoga mat and your sneaks in case we just want to do yoga on the lawn.’ So one of the bags was a yoga mat and the other was lunch.”

¿Quién es Amy Coney Barrett?
Tumblr media
