What to Consider Before Investing In Luxury Real Estate?
Luxury real estate in Los Angeles has always been regarded as a comparatively secure investment, be it your main abode, a holiday retreat, or a property for investment purposes. Should you possess the financial means to invest, it might be worthwhile to diversify your portfolio by venturing into the realm of luxury real estate.
Tumblr media
How Much Does Luxury Real Estate Cost?
If you see ‘Brentwood Luxury Homes for Sale’ you will find the prices can vary depending on the market. In some areas where prices are generally lower, you can find luxury properties for as little as half a million dollars. However, in most metropolitan areas, you would need well over $1 million to purchase a luxury property, and the entry price point only goes up from there. According to a report from April 2022, the average asking price for luxury homes in New York City was $8.96 million. To give you an idea of the upper end of the spectrum, the most expensive residential real estate sale in Manhattan in 2021 was a pair of condos on adjoining floors that sold for a staggering $157 million.
Tips for Investing in Luxury Real Estate
If you're considering investing in luxury real estate, there are a few important factors to keep in mind before diving in:
Identify Your Goals
It's crucial to determine what you hope to achieve with your investment. Whether you're looking for a quick profit through flipping or long-term income through renting out a luxury apartment or vacation home, understanding your goals will help guide your decision-making process.
Figure Out Financing
While having cash on hand may seem like the best option, it's not always the most suitable choice. Depending on your investment strategy, exploring financing options like hard money loans for short-term projects can be more appropriate.
Choose the Right Market
Before investing in an expensive property, thoroughly research the market to ensure it aligns with your investment plans. Consider factors such as the job market, cost of living, median household incomes, and the area's economic outlook. If you plan to rent out the property, also analyze the year-round and peak-season traffic to gauge its rental potential.
Wrapping Up
Investing in luxury real estate in Los Angeles offers a unique and tangible investment opportunity compared to securities. Additionally, you have the option to live on the property if you desire. Whether it's building a custom home, purchasing a prime vacation property, or renovating a high-end fixer-upper, there are various avenues to enter the luxury real estate market.

by far the funniest thing about reality tv is when one character says something like, "she better not come for me, or i'll destroy her!" ma'am. please. you are not going to shoot her, you are not going to punch her, you are not even going to engage in elaborate psychological warfare. you are going to yell at her at a party where everyone is wearing clothes they can barely move in, and then she is going to yell back, and then you are going to do it all over again next season but with more botox.

Capturing Phoenix: The Unique World of Architectural Photography
Phoenix, Arizona, is a city that captivates with its unique blend of modernity and tradition. This sprawling metropolis, nestled in the heart of the Sonoran Desert, boasts a distinctive architectural landscape that mirrors its rich cultural tapestry and dynamic growth. For an architectural photographer, Phoenix offers an intriguing canvas filled with myriad textures, styles, and stories.
The Architectural Tapestry of Phoenix
Phoenix's architecture vividly reflects its history, climate, and cultural influences. From the indigenous Hohokam people's ancient structures to the sleek, modern skyscrapers dominating the skyline, the city presents a fascinating study in contrasts. Each building tells a story, and an architectural photographer in Phoenix is tasked with capturing these narratives in compelling visual form.
Tumblr media
Sevecity'sstinct styles mark the city's architectural evolution. The Southwestern adobe homes, characterized by their earthy hues and organic forms, echo the region'sregion'sAmerican and Mexican heritage. These structures blend seamlessly with the desert landscape, creating a sense of harmony and continuity. In contrast, the mid-century modern buildings speak to Phoenix'Phoenix'sr boom and optimism with their clean lines and innovative designs.
The Unique Challenges of Architectural Photography in Phoenix
Photographing architecture in Phoenix comes with its own set of challenges and rewards. While providing stunningly clear and vibrant lighting, the harsh desert sunlight can be unforgiving and create harsh shadows. An architectural photographer must skillfully manage this light, using it to highlight the textures and details of the buildings while avoiding overexposure.
The desert environment also offers unique opportunities for capturing reflections and contrasts. The glass facades of modern buildings reflect the deep blue sky and the rugged mountains in the distance, creating dynamic compositions that juxtapose the built and natural environments. These reflections can add depth and complexity to photographs, making them more engaging and visually striking.
Iconic Structures and Hidden Gems
Phoenix is home to several iconic structures that every architectural photographer must capture. The Arizona State Capitol's copper dome and classical revival style symbolize the state's history and governance. Frank Lloyd Wright'sWright'sn West, nestled in the foothills of the McDowell Mountains, is a masterpiece of organic architecture that harmonizes with its desert surroundings. Wright's Wright's local materials and innovative design principles make Taliesin West a must-visit for any architectural photographer.
In addition to these well-known landmarks, Phoenix is dotted with hidden architectural gems waiting to be discovered. The Mystery Castle, built by Boyce Luther Gulley for his daughter, is an eclectic and whimsical structure made from found and recycled materials. Its quirky design and fascinating backstory provide endless photographic opportunities.
The Burton Barr Central Library, designed by Will Bruder, is another architectural marvel. Its modern design, characterized by extensive use of glass and steel, creates a dynamic interplay of light and shadow inside the building. The library's story atrium, with its soaring ceilings and dramatic lighting, is a captivating subject for architectural photography.
Techniques and Tips for Success
To excel as an architectural photographer in Los Angeles and Phoenix, one must master various techniques and approaches. Understanding and manipulating light is crucial, especially given the intense desert sun. When the light is softer and the shadows are longer, early morning and late afternoon are often the best times to shoot. Utilizing HDR (High Dynamic Range) techniques can also help balance the extreme contrasts in lighting.
Composition is another vital element. Architectural photographers must consider the buildings' lines, shapes, and forms, using them to create balanced and visually appealing images. Incorporating elements of the surrounding environment, such as the desert landscape or the city skyline, can add context and depth to the photographs.
Post-processing is also an essential part of the process. Adjusting the exposure, contrast, and colour balance can enhance the images and bring out the best in the architectural details. However, it's important to maintain a balance and avoid over-processing, which can detract from the natural beauty of the structures.
The Rewarding Journey
Photographing architecture in Phoenix is a rewarding journey that offers endless opportunities for creativity and exploration. The city's architectural styles and the stunning desert landscape provide photographers with a rich and varied canvas. Each building, from the historic adobe homes to the cutting-edge modern structures, tells a unique story that can be captured and shared through the lens.
In the hands of a skilled architectural photographer, Phoenix'Phoenix'sgs come to life, revealing their intricate details, textures, and histories. These photographs document the city's cultural heritage and celebrate its vibrant and dynamic spirit. Whether capturing the play of light on a glass facade or the intricate details of a historic landmark, an architectural photographer in Phoenix has the privilege of preserving the beauty and essence of this remarkable city.

Sorry, parents: The American dream is only for DINKS
Homebuyers with kids will likely spend 66% of their income on a mortgage and childcare this year.
Parents in Los Angeles and San Diego can expect to spend as much as 121% and 113%, respectively.
Some Californians have moved across the country to afford to buy a home.
Thinking about buying a home this year with kids already in the picture? Get ready to dig deep.
A recent study from Zillow found that potential homebuyers with children are likely to spend 66% of their income on mortgage payments and childcare expenses — an increase of nearly 50% from 2019.
The real-estate company estimated city- and state-level childcare costs from 2009 to 2022 for the typical American family with 1.94 children by analyzing data from the Women’s Bureau of the US Department of Labor and advocacy group Child Care Aware.
According to Zillow’s analysis, in 31 of the largest 50 US metropolitan areas with available childcare cost data, families looking to buy a home can expect to spend more than 60% of their income on mortgage and childcare costs.
Some areas are even costlier, with parents in cities like Los Angeles and San Diego needing to dedicate as much as 121% and 113%, respectively. (In those areas, the cost of buying a typical home and childcare is so big relative to the median income that Zillow's calculation results in figures over 100%.)
Zillow determined that a family earning a median household income of $6,640 per month can expect to allocate $1,984 of that to childcare. If the family purchased a house at a 6.61% interest rate — the rate in early January, when the US Department of Labor released its latest data on childcare costs — and made a 10% down payment, their monthly mortgage would amount to $1,973.
That leaves just $2,683 for additional expenses like food, transportation, and healthcare. This means many households with kids are financially strained; they're likely spending more than 30% of their income on housing, well above what experts recommend.
It all adds up to a costly reality that's making the American dream of homeownership seem farther out of reach for parents than ever before.
Parents can blame a yearslong battle with inflation, as well as stubbornly high home prices and mortgage rates, for contributing to their predicament.
Based on the study, a new buyer household in the United States, making the median income, would spend 30% of it on housing. It's paying for childcare, then, that adds so much on top of the housing budget.
The upshot: Another group, less encumbered financially, appears better poised to realize the dream of homeownership: "DINKS," an acronym that stands for "dual income, no kids."
Some child-free DINKS — who boast a median net worth above $200,000 according to the Federal Reserve's Survey of Consumer Finances — devote their disposable income to luxuries like boats and expensive cars.
Without the financial obligations of raising children, such as covering medical expenses or enrolling them in daycare or private school, DINKS can save thousands of dollars a year and build greater long-term wealth.
Some DINKS use their savings to finance vacations and travel the world, like Elizabeth Johnson and her husband, who, over the past couple of years, have hiked in the Swiss Alps, snorkeled in Hawaii, and enjoyed leaf peeping in Canada.
"We hang out with other people's kids every once in a while," Johnson previously told Business Insider's Bartie Scott and Juliana Kaplan, "but then we happily just give them back to their parents."
Some Americans with kids move to places where their money goes further
One solution to the high cost of both buying a home and raising a family?
Move.
In recent years, young Americans in higher-cost states have decided to move to places that offer them a cheaper cost of living.
Janelle Crossan moved to New Braunfels, Texas, from Costa Mesa, California, in 2020 following a divorce.
She was able to become a first-time homebuyer and found a safe community to raise her son.
"I paid $1,750 for rent in a crappy little apartment in California," Crossan told BI earlier this year. "Now, three years later, my whole payment, including mortgage and property taxes, is $1,800 a month for my three-bedroom house."
Pengyu Cheng, a program manager for a tech company, told BI in 2023 that moving from California to Texas allowed him and his wife to afford their first home, giving them the confidence and security to have their first child.
"Living in California has always been expensive," Cheng said. "I knew that when my wife and I eventually expanded our family, we wouldn't be able to afford San Francisco or the Bay Area in general — even though we both earn good salaries."

Cockatoos’ Last Squawk?
Published in L.A. Weekly
A mainstay of Los Aniego’s bustling nightlife scene since the 80s, the once-legendary Cockatoos Nightclub now finds itself in murky financial waters. Over the years, the aging beach-side nightclub has continuously lost patrons to the downtown clubs along Hillwood Boulevard, and seen its beach-bummin’ regulars seduced away by the glamorous, newly opened The Cube VIP Lounge on Ocean Avenue.
The nightclub is now cursed by its location outside the city, the very thing that once made it a sought-after getaway for the queer and famous. L.A. partygoers just don’t care to make the drive out anymore, when everything they could ever want is within downtown’s glittering streets.
Situated minutes away from the hills and the beach, Cockatoos occupies some prime real estate that many think it doesn’t deserve, and its address on Seacliff Terrace does not come with cheap rent. With each passing year, the nightclub’s affluent neighbors want more and more to get rid of this neon eyesore... or so we’ve heard.
In L.A.’s real estate circles, rumors are swirling that a certain luxury seafood restaurant chain is interested in taking over the spot, and the developer who can secure the beachfront location will surely close one of the most lucrative deals of the year.
Oh, and did we mention that the Santa Myra Pier is visible from the Cockatoos parking lot? If only management had bothered to add windows and a patio some time in the last thirty years, perhaps business might still be booming. Cockatoos’ downfall is a long story of bad decisions and wasted potential.
Dwindling customers, fierce competition, and a crumbling facade... let’s face it, the glory days are over. At this point, it seems the only thing keeping Cockatoos alive is nostalgia, and the poor thing is barely keeping afloat. How long until this drowning bird screeches its last squawk?
--
i was exploring coasterboi’s angel city for a gritty and glamorous los angeles kind of world. it’s pretty packed but i found this empty lot and decided to place cockatoos on it. then i was inspired by gta iv’s the ballad of gay tony expansion to create a potential backstory for the nightclub. how pretty is angel city at night?? it was fun to think about some behind-the-scenes drama, and the types of people who’d be involved :D

Efforts to sell ‘Anglo neighborhoods in Israel’ at LA synagogue erupt in protests
Pro-Palestinian protesters accuse companies of trying to sell stolen land in the West Bank, and question legality
Efforts to market homes in Israel and stolen land in West Bank to Jewish Americans are continuing to spark protests across North America, with the latest angry confrontations happening outside a synagogue in one of Los Angeles’s most prominent Jewish neighborhoods.
[...]
The Los Angeles demonstration was the latest in a series of heated demonstrations outside similar Israeli real estate events heldat synagogues across North America this year, including in Toronto, Canada; New Jersey; Baltimore, Maryland; and North Hollywood. Pro-Palestinian protesters have accused some of the companies involved in these events of trying to sell stolen land in the West Bank, and questioned the legality of the marketing efforts. One of the real estate companies named in an advertisement for the Los Angeles event, My Home in Israel, has listed high-end properties for sale in West Bank settlements on its website, including boutique apartments in Ariel and luxury villas in Efrat. Israel’s settlements in the West Bank are widely considered illegal under international law. The US recently restored its position that they are “inconsistent” with international law. Previous US events involving My Home in Israel have prompted calls for law enforcement investigations from Palestinian American and pro-Palestine groups, and denunciations from some local Jewish residents.
[...]
Protesters on both sides of the conflict described an out-of-control situation where people were targeted with bear spray and scuffling in the streets, and criticized police for failing to stop the violence. Pro-Palestinian demonstrators shared video of pro-Israel counter-protesters yelling racial slurs, and said that the counter-protesters had punched them, kicked them, chased them, ripped hijabs from the heads of Muslim women, made rape threats and followed some demonstrators back to their cars in an attempt to photograph their license plates. A pro-Palestine protester who lives in the area said the intensity of the harassment and violence from the pro-Israel counter-protesters was frightening, with “people who came up to me screaming, telling me to get out of their neighborhood”.
[...]
Sean Beckner-Carmitchel, a Los Angeles journalist who specializes in protest coverage, captured footage of pro-Palestinian protesters “pleading with officers for help” as they were “being shoved and hit” by pro-Israel demonstrators with the officers standing by. Several journalists covering the protest were also assaulted, Adam Rose, the secretary of the Los Angeles Press Club, tweeted on Monday. Among then was Beckner-Carmitchel, who said he filed a police report after being assaulted by pro-Israel demonstrators. A reporter for CalMatters said that one pro-Israel protester knocked his phone out of his hand as he tried to film, and later another demonstrator told him “you shouldn’t be here” and snatched away his phone.

Blake Leibel lived a life of luxury in Los Angeles, California. Leibel was the son of Lorne Leibel, a sailor on the country’s 1979 Olympics team and prominent real estate developer, and Eleanor Leibel, the daughter of Paul and Leona Chitel who founded Alros Products Ltd.. He grew up in Toronto’s Forest Hill neighborhood before moving to Los Angeles where he lived off an allowance of $18,000 per month. Then when his mother passed away, he inherited the majority of her estate, including the lavish home in Forest Hill which he sold for $5.5 million.
Online, Leibel appeared to be thriving in the bright lights of Los Angeles. He directed several episodes of the cartoon adaption of the movie, Meatballs, and he wrote or  co-wrote a number of graphic novels and a “space opera comic series.” He also helped to run a publishing company that put out a comic in partnership with Wilmer Valderrama. He was married, had two young sons and the family lived in Beverley Hills. However, despite the fact that he seemed successful, Leibel had practically no income from his endeavors and depended on his father to pay his credit card bills. In 2015, he filed for divorce and shortly thereafter, his new girlfriend, Iana Kasian, fell pregnant.
In 2010, Leibel created the graphic novel “Syndrome.” The plot follows a doctor’s quest to isolate the root of evil in the brain and tries his experiment out on a serial killer. In a case of life imitating art, Leibel would later brutally murder Kasian in a crime which was said to “follow a script” from the graphic novel..... 𝐑𝐞𝐚𝐝 𝐌𝐨𝐫𝐞:
