De Vlaamse Confederatie van Immobiliënberoepen (CIB Vlaanderen) heeft onlangs het nieuwe vastgoedadvertentieplatform Spotto gelanceerd, bedoeld om marktleider Immoweb te concurreren. Hoewel bij de start al 30.000 panden op Spotto stonden, stuiten ze op weerstand van de grootste Belgische makelaarsketens. Bekende merken zoals ERA, Dewaele en Trevi zijn niet te vinden op de website, omdat ze zich verplicht voelen te investeren in het nieuwe initiatief en grote vragen hebben over de uitvoering ervan.

CIB Vlaanderen financiert Spotto via het verhoogde lidmaatschapsgeld, maar veel grote makelaars voelen zich hierdoor gedwongen om deel te nemen. Ze willen meer weten over Spotto's online reclamestrategie, aangezien hun investeringen in Google- en Facebook-advertenties in gevaar kunnen komen door de reclame van Spotto. Discrete onderhandelingen tussen CIB Vlaanderen en zijn grootste leden zijn gepland om tot een oplossing te komen.

Een punt van onenigheid is de betrokkenheid van de makelaars bij Immoscoop, een concurrent van Immoweb en Spotto. KBC Bank-Verzekering verwierf in 2021 de helft van Immoscoop, met de rest verdeeld over 16 grote makelaars en een coöperatie met meer dan 300 makelaars. Eerdere onderhandelingen over samenwerking tussen Immoscoop en CIB Vlaanderen liepen stuk. Immoscoop-partners zijn terughoudend om opnieuw te investeren in een soortgelijke advertentiewebsite van hun eigen branchevereniging.

Grote spelers die niet betrokken zijn bij Immoscoop, zoals Heylen Vastgoed, Trevi en het merendeel van de Century 21-franchises, blijven voorlopig weg van Spotto. Ze willen zien hoe Spotto zich ontwikkelt en of het platform echt toegevoegde waarde biedt om leads te genereren. Enkele grote makelaars zijn ontevreden over de rol van CIB Vlaanderen en vinden dat de branchevereniging zich te veel profileert als spreekbuis van de kleinere kantoren, terwijl de afgelopen jaren een consolidatiegolf door Vlaanderen raasde.

CIB Vlaanderen verdedigt zich tegen de kritiek van de grotere makelaars door te stellen dat ze geen onderscheid maken tussen grote en kleine makelaars. Communicatiedirecteur Kristophe Thijs benadrukt dat hun tarieven zeer betaalbaar zijn, met het kleinste lid dat slechts 50 euro per kwartaal betaalt om zijn advertenties door te sturen.

Ondanks de onenigheid tussen CIB Vlaanderen en enkele grote makelaarsketens is het succes van Spotto nog onzeker. De betrokkenheid van meer prominente makelaars zou het platform geloofwaardiger kunnen maken en potentiële klanten aantrekken. Aan de andere kant kan de afwezigheid van deze grote spelers het platform belemmeren om de concurrentie met Immoweb en Immoscoop aan te gaan.

Het is belangrijk voor CIB Vlaanderen om de zorgen van de grote makelaars aan te pakken en te laten zien dat Spotto een waardevol alternatief is voor de huidige marktleiders. Dit kan door transparantie te bieden over hun online reclamestrategie, samenwerkingsmogelijkheden te onderzoeken en de toegevoegde waarde van het platform voor alle leden aan te tonen, ongeacht hun grootte.
