Exploring the Various Approaches Used in Residential Appraisal in St. Louis
St. Louis, the iconic Gateway to the West, is a city with a rich history and diverse housing market. Whether you're a homeowner, a prospective buyer, or a real estate enthusiast, understanding the residential appraisal service in St. Louis is vital. Appraisal methods are crucial in determining the value of a property and play a significant role in the real estate market. In this blog, we will delve into the various approaches used in residential appraisal in St. Louis.
The Sales Comparison Approach
The Sales Comparison Approach is one of the most commonly used methods in residential appraisal. Appraisers compare the subject property to recently sold, similar properties in the same or competing neighborhoods. We take into account various factors such as size, age, condition, and location to arrive at a opinion of market value for the property. In St. Louis, where neighborhoods can vary greatly, this approach is particularly useful in capturing local market trends.
The Cost Approach
The Cost Approach involves estimating the cost of rebuilding the property from scratch, including the cost of purchasing the land and construction of any improvements. Appraisers then subtract the accrued depreciation from the home, considering factors like physical wear and tear or functional obsolescence. This approach is commonly used for new or unique properties that lack comparable sales data.
The Income Approach
The Income Approach is mainly used for appraising income-generating properties, such as rental apartments or commercial properties such as office buildings, warehouses, retail spaces, et… Appraisers analyze the potential income the property can generate and then deduct operating expenses to determine the property's value. In St. Louis, this method is particularly relevant for properties in bustling rental and commercial markets.
The Reconciliation of Values
Appraisers may use two or all three of these methods to arrive at an opinion of the property's value. Reconciling all applicable approaches to value helps in providing a comprehensive view of the property's worth, especially in a diverse real estate landscape like St. Louis.
Challenges in St. Louis Residential Appraisal
St. Louis is known for its architectural diversity, from historic homes in Lafayette Square to modern developments in the Central West End. Appraisers in St. Louis may face challenges when assessing properties with unique characteristics. Historical preservation and neighborhood revitalization efforts can also significantly impact property values.
Conclusion
In St. Louis, as in any other city, both the residential and commercial appraisal process is a crucial component of the real estate industry. Buyers, sellers, and property owners depend on accurate and fair valuations. Understanding the various approaches used in residential appraisal, including the Sales Comparison, Cost, and Income Approaches, is essential in navigating the local housing market.
St. Louis, with its diverse neighborhoods and architectural styles, presents unique challenges to appraisers. However, these challenges also make it a fascinating and dynamic city to explore from a real estate perspective. Whether you're buying or selling property in St. Louis, having a solid understanding of these appraisal methods can empower you to make informed decisions and ensure that you are getting the most accurate valuation possible. So, whether you're in Lafayette Square or the Central West End, remember, residential appraisal is your gateway to making the right real estate moves.

"Hip-Hop Journeys: Where Dreams Became Tangible Goals" Rest In Peace Santos Night Club aka Santos Party House
Rest In Peace Santos Night Club aka Santos Party House
In this edition of Hip-Hop Journeys, as we celebrate Hip-Hop's legacy, I can't express enough gratitude for how it has become the soundtrack of my life, paving the way for my global adventures and preparing me for the future. The stage was set in New York City, with an Indian summer vibe, the cool breeze sweeping through the city, and temperatures in the pleasant 80s, creating the perfect atmosphere.
On September 1st, 2010, the Rock The Bells Tour made its stop at Governors Island in NYC, promising potential special guests and surprises. A big shoutout to Dan Green from Clockwork Music Inc., a globally diverse company specializing in talent booking, concert marketing, production, online marketing, and project consultation, for promoting and marketing the event. The concert would feature Hip-Hop legends AZ and Cormega, along with opening acts brothers Willie The Kid & LA The Darkman. For me, this marked a significant milestone as I would be hosting my first major show in NYC while handling the promotion and marketing.
The primary goal was to ensure a great turnout, and the pre-ticket sales were already showing promising signs.
As they say, "If you can make it in New York City, you can make it anywhere," and that morning, I experienced the truth behind this cliché. Savoring my tea, croissant, and egg cheese sandwich with turkey bacon from the Bodega, I took the 4 train from 183rd and Jerome to Wall Street Station, and from there, I walked to the pier for Governors Island. As a native Bostonian, I embraced the city's atmosphere whenever I traveled on public transportation, appreciating the sights and being mindful of my surroundings. Governor's Island reminded me of Thompson's Island back home in Boston. To reach Governors Island, I had to take the NYC ferry, and upon arrival, the music filled the air, with two stages set up - the Main Stage for the headline act and smaller stages for upcoming artists.
Positioning myself strategically between the two stages, I seized the opportunity to personally hand out flyers for the show to people leaving the venue or moving between stages. Although I hadn't secured tickets to attend the show, a stroke of fate led me to encounter a distressed young lady who worked for Rock The Bells. Her date had stood her up, leaving her with all-access guest passes, which she generously offered to me. Gratefully, I found myself backstage with the crème de la crème of the Hip-Hop industry, no longer needing to distribute flyers. I was now adding the headline acts to the guest list for the evening event. My dreams had become tangible goals as I witnessed my first major show, with an iconic and legendary guest list. From Ras Kass West Coast legend & Lyrcists, to Consequence fresh off A Tribe Called Quest rocking, RIP Phife Dawg was still alive, Dres from Blacksheep, my big Bro Vic Black Gangstarr, and the Legend DJ Tony Toca Touch. There were so many more these were the pics I could salvage.
Now its showtime, I hopped into a cab and headed to Club Santos, also known as Santos Party House, located at 96 Lafayette Street in the Tribeca neighborhood. There, I reunited with my brother DGomez, and our friend joey had made the trip from Boston to film the night's unforgettable moments. It truly was a night to remember - my first time seeing AZ live, alongside Nature, Craig G, and the electrifying mic exchange that went down in Hip-Hop history at the 1:10 mark. It all flowed seamlessly, akin to a baton pass, with the crowd united in their clear requests. You can see my big bro from Queensbridge, The Testament himself Cormega, and The Revelations bringing down the house.
Here’s another angle from the night ! Salute to Grandgood

Understanding the Role of Home Appraisals in St. Louis Real Estate Market
In the heartland of America, where the Gateway Arch stands tall and the Mississippi River flows gently, St. Louis boasts a diverse real estate landscape. Whether you're a buyer, seller, or homeowner, understanding the nuances of home appraisal in St. Louis is crucial. This art and science, often conducted by licensed appraisers, plays a pivotal role in determining property values and shaping real estate transactions in the city.
The St. Louis Real Estate Landscape
Before delving into the intricacies of home appraisal in St. Louis, it's essential to appreciate the unique characteristics. St. Louis is renowned for its historic neighborhoods, ranging from charming bungalows in The Hill to grand Victorian homes in Lafayette Square. Each area has its own identity, and factors like proximity to parks, schools, and amenities influence property values significantly.
What is Home Appraisal?
A home appraisal is an unbiased assessment of a property's value conducted by a licensed appraiser. This process involves a comprehensive evaluation of various factors, including the property's condition, location, comparable sales, and current market trends. In St. Louis, appraisers consider both the city's vibrant neighborhoods and the broader regional real estate market.
The Role of Neighborhoods
In St. Louis, neighborhoods are more than just geographical divisions; we are cultural hubs. When appraising a home, the appraiser takes into account the unique characteristics of the neighborhood it resides in. For example, homes in the Central West End, known for its upscale dining and cultural institutions, often command higher values than similar properties in other areas.
Market Trends Matter
St. Louis' real estate market can vary widely from year to year. To accurately appraise a property, appraisers must stay abreast of current market trends. Factors such as interest rates, demand, and supply can impact a home's value significantly. The ebb and flow of the market play a critical role in determining the final appraisal figure.
Comparable Sales are Key
One of the most critical aspects of home appraisal in St. Louis, as in any real estate market, is the use of comparable sales, commonly known as "comps." Appraisers identify recently sold properties that are similar in size, condition, and location to the subject property. Our comps provide a benchmark against which the subject property's value is assessed.
Unique St. Louis Considerations
St. Louis has its quirks when it comes to home appraisal. For instance, the city's iconic brick architecture, prevalent in many neighborhoods, often influences a home's value. Older homes may require special attention to factors like historic preservation. Additionally, St. Louis' proximity to the Mississippi River can impact flood zone considerations, which are vital for both appraisers and homebuyers to understand.
Conclusion
Whether you're buying or selling in St. Louis, or simply curious about your home's current value, understanding the world of home appraisal is crucial. At Authority Appraisals, we have a team of experienced appraisers who specialize in the St. Louis market. We are dedicated to providing accurate, impartial appraisals that reflect the unique character of this vibrant city. Contact us today to discuss your appraisal needs and gain insight into the value of your St. Louis property. Our commitment is to help you make informed real estate decisions in this dynamic and diverse urban landscape.

The Extraordinary Ordinaries of Colonial Dumfries
The Extraordinary Ordinaries of Colonial Dumfries
By: Emma Tainter
Emma Tainter is a current M.Phil of Public History and Cultural Heritage student at Trinity College Dublin. Emma grew up in the Dumfries area and is thrilled to be able to help share its history and that of the Weems-Botts Museum, which is also the first museum she volunteered at.
When a constructing a town, there are many things one must take into consideration. Where will the main road be? Where will people live? Where will the courthouse be built? And lastly, where will the people eat, drink, and generally be merry?
The answer to the last question lies within Colonial Dumfries’ many ordinaries – or what today we would refer to as a tavern, bar, or inn. Ordinaries served a multifaceted and vitally important role in the social fabric of a colonial town.
The establishment of ordinaries was a constructed effort on the part of the local government to sow a reputation for hospitality – a crucial ingredient for a reputable town. Before the court would enter into a bond (or an agreement) with a potential ordinary owner, the owner had to prove that they could financially support a welcoming space for locals and travelers alike. Although courts issued a majority of the ordinary licenses in Dumfries in men during the 18th century, it was not uncommon for women to own and operate their own ordinaries.
While ordinaries could be built as standalone buildings, some of them were attached to the owner’s home. It seems the popular choice in Dumfries was to operate an ordinary attached to your home; between 1783 and 1784, Dumfries residents John Chick, William Lynn, William Tyler, Catherine Blancett, John Shute, Susanna Franklin, Joshua Baker, William Skinner were all granted licenses to keep an ordinary or tavern at their house. [1]
Either way, the ordinaries had to follow strict rules in terms of their rates for accommodation, food, and beverages in addition to keeping a tidy and clean space. Ordinary owners took pride in their businesses, as we can see from William Tebbs’ advertisement from April 1785:
Virginia Journal & Alexandria Advertiser 14 Apr 1785
THE SUBSCRIBER begs leave to inform the public that he has opened a Tavern, in the house lately occupied by Miss Susanna Franklin, in the town of Dumfries, where he is accommodated with every thing requisite for the regularly keeping a genteel house. Those gentlemen who [would] please to favor him with their custom may be assured that every exertion in his power shall be used in order to render them the most agreeable satisfaction, and such favors be gratefully acknowledged, by their most humble servant.
The Ordinaries became an extension of a person’s home into the community, and a place of community itself. It was in ordinaries where the townsfolk gathered to exchange business dealings, enjoy a meal, and most importantly, catch up on the gossip.
If you wanted to hear the latest court proceedings, you could head down to an ordinary to chat with your neighbors, or you may even be lucky enough to sit next to a witness who was waiting to be called to the stand – as the ordinaries were often filled with “witnesses waiting to be heard” in hearings in the neighboring courthouse.[2] If you happened to stop by Mitchell’s Tavern on November 7th, 1796, you would have bumped into a meeting of the Overseers of the Poor, where of Thomas Lee, John McMillion, Alexander Bruce, Philip Dawe, and Thomas Harrison met to discuss various accounts.[3]
A depiction of a lively American tavern. Krimmel, John Lewis. (1813-1814) Oil on canvas. Toledo Museum of Art, Toledo, OH.
The outside of the ordinary was often full of activity as well. It was common for people to hold auctions on the doorstep of ordinaries for the sale of land, property, and enslaved persons. The central locations of the ordinaries, as well as its already established usage as a gathering place, made it a sensible place for those wanting to buy or sell. The Virginia Journal & Alexandria Advertiser is full of advertisements such as the one below posted in February 1785:
TO BE SOLD on Monday the 7th of March next, before Mr. William McDaniel's Door, in the town of Dumfries, TWELVE SLAVES, belonging to the personal estate of the Rev. James Scott, deceased, consisting of Men, Women, and Children; and on Friday in the same week at Westwood, in Prince William County, the remainder of the Household Furniture, belonging to the said estate, consisting of tables, chairs, bedspreads, one bed and furniture, a neat pier glass, and other articles too tedious to enumerate. Credit will be allowed for all sums exceeding Forty Shillings for 12 months, the purchasers giving bond and approved security to bear interest from the date, if not punctually paid.
T. Blackburn, Administrator.[4]
Newspapers of the era, such as the Virginia Journal & Alexandria Advertiser and the Virginia Gazette & Agricultural Repository served as bulletin boards for these auctions and continue to be a great source of information about the inhabitants of 18th century Dumfries. Those newspapers mention the ordinaries of Mr. Tebbs, Mr. Mitchell, Mr. Smock, but the one that current Dumfries’ residents might be most familiar with is Mr. William McDaniel’s ordinary, or the Williams Ordinary. Later owned by George Williams, Williams Ordinary is still standing on Main Street, and today houses the Prince William County Office of Historic Preservation. Williams Ordinary hosted many famous figures during its heyday, including Thomas Jefferson, the Comte de Rochambeau, the Marquis de Lafayette, and George Washington.[5]
The reputation of an ordinary varied: while one could be known as the local meeting house of the Overseers of the Poor, another could be associated with more nefarious dealings. While people filled the ordinaries during the day and evening, the night could draw a very different (and perhaps a much rowdier crowd). Ordinaries that were discovered allowing gambling and overindulging were quickly reprimanded by the courts; a lesson Hugh Guttray learned the hard way. Just two months after opening an ordinary in his home, he was appealing his suspended license in court after he was found to be ‘permitting excessive gaming in his ordinary.’”[6]
The ordinaries all had different personalities and atmospheres. Some were known for their excellent food, such as the case of a woman who owned an ordinary attached to her home near the Bull Run Mountains. Her name is lost to history, but her food became legendary. So legendary, in fact, that George Washington himself is purported to have named a peak of the Bull Run Mountains in her honor. She was known to wear a leather apron and jacket all year round, and so the peak west of the Thoroughfare Gap became Mother Leathercoat Mountain.[7]
There are many things we can know for certain about Dumfries’ ordinaries, but the everyday conversations and meetings will have to be left to our imagination. Perhaps they weren’t so different than our own conversations today – something to ponder as we are able to venture into our modern-day ordinaries more and more.

Pesticides contaminate most food of western U.S. monarchs
Each fall, the California coast welcomes large numbers of North America’s monarch butterflies. It’s the spectacular fall migration for these butterflies in the West. In the past, millions of the brightly colored insects gathered in groves of California trees to spend the winter. Here they’d be safe from the cold. But over the last few decades, numbers of these western monarchs have fallen sharply. Poisoning may partly explain this loss, a new study finds.
Compared to the 1980s, only one percent as many monarchs winter in California now. Milkweed plants are the one food on which monarch caterpillars dine. And California’s milkweeds are widely contaminated with pesticides, new data show. Indeed, every milkweed plant sampled had pesticides.
North America’s monarch butterflies fall into two groups. The western group lives west of the Rocky Mountains. These winter in California. A separate eastern group lives east of the Rockies and winters in central Mexico.
How to limit the need for pesticides
For both groups, fewer monarchs have been arriving at their winter homes than a few decades ago. But the loss in California has been especially bad. Millions of western monarchs used to arrive each winter. In 2018, fewer than 29,000 butterflies showed up. The new study looked at whether pesticides might play a role.
People use toxic chemicals to kill off different types of pests. These range from insects and fungi to weeds. Pesticides also can poison non-pests. Scientists had worried that such pollutants might be harming monarchs. But no one knew how much exposure these insects faced.
To find out, a team of scientists focused on California’s Central Valley. It’s home to cities, towns and natural areas. It’s best known, however, for its farmland. More than half of the fruits, vegetables and nuts sold in the United States are grown here, often using pesticides. This valley also makes up a critical part of the monarch’s California breeding grounds.
The researchers sampled more than 200 milkweed plants across the Central Valley. Some came from farms. Others were growing on roadsides, in yards and in wild areas. Some even came from garden stores. The team tested the plants for a wide range of pesticides. These included ones that target insects, fungi and weeds.
The pivotal role of milkweed plants
In spring, western monarchs leave the California coast to fan out across western states and southwestern Canada. They lay eggs on milkweed plants as they go. “Monarch caterpillars only feed on milkweed,” notes Sarah Hoyle. “So these plants are a critical resource for monarchs,” explains this pesticide expert. She works for the Xerces Society for Invertebrate Conservation in Portland, Ore.
When a caterpillar hatches, it munches milkweed leaves and grows plump. After a few weeks, that larval insect wraps itself in a jade green covering. In this stage, known as a pupa, the caterpillar morphs into a butterfly. After the adult emerges, it drinks nectar from flowers and mates. If it is female, she will lay her eggs on milkweeds, and the cycle will start again.
Monarch caterpillars eat only milkweed plants.CathyKeifer/iStock/Getty Images Plus
In early fall, the last of the adults emerge. These fall monarchs don’t mate or lay eggs like the summer ones. Instead, they migrate, flying south to escape the cold. If they survive the journey, the western ones will arrive along the California coast in September and October. But each year, fewer and fewer monarchs have been showing up.
Something has caused their numbers to shrink. A change to any part of the yearly cycle could be to blame.
The new study looked at a possible role for pesticides. The scientists identified 64 different pesticides on their milkweed samples. The average plant contained nine. Some had as many as 25. Nearly one in every three of the plants had pesticide levels known to be lethal to monarchs. The scientists shared their findings June 8 in Frontiers in Ecology and Evolution.
“We were surprised that we found pesticides in all of the samples,” says Hoyle. “Everywhere we looked — home gardens, parks, agricultural lands, wildlife refuges — pesticides were present.”
A previous study revealed that pesticides taint milkweeds in agricultural areas of the eastern monarchs’ range as well.
Monarch butterfly sips nectar from milkweed flower.E. Karey
“This shows that pesticides are moving on the landscape,” says Christopher Halsch. He is a biologist at the University of Nevada, Reno. He took part in the new study. A concern, he says, is that winds or rains can move the pesticides far from where they were applied.
The highest levels of pesticides were found on milkweeds for sale at garden stores. Why? Garden stores want their plants to look appealing, Halsch notes, and “one way to help with this is to apply chemicals.” But people who buy milkweed plants often don’t know they had been treated with pesticides.
Ian Kaplan said he was struck that so many different pesticides showed up in so many places. As an entomologist, he is a scientist who studies insects. He works at Purdue University in West Lafayette, Ind., and did not take part in the new study. More testing is needed to learn how the different pesticides affect a caterpillar or the adult butterfly, he cautions. For most of them, he points out, “We don’t know what they do to monarchs.”
Monarchs may also face other risks
The findings raise fresh concerns about whether pesticides could be putting monarchs at risk. However, pesticides are unlikely to be the only cause for the monarchs’ decline, Halsch and Hoyle note. Both habitat loss and climate change also could pose risks.
The new findings point to the need for stronger action to limit pesticide contamination, argues Hoyle. “We can all play a role in reducing pesticide use,” she says. Many people are planting milkweed plants to feed monarch caterpillars. If now appears essential to ask garden stores if their plants were grown without the use of long-lasting pesticides, she says. That way your gardens can host milkweeds without accidentally harming monarch caterpillars.
