Cash is king, right? When it comes to home sales, not always. While accepting a cash offer is tempting, consider the pros and cons before you accept: Pros: Faster closing: No waiting for loan approvals means you can close quickly. Greater certainty: Fewer financing contingencies reduce the risk of the deal falling through. Less hassle: The process can be simpler without appraisals or other lender requirements. Cons: Offers might be lower: Cash buyers often offer less, knowing they have a competitive edge. It may be wise to see what other offers come in before you accept. Cash doesn’t guarantee credibility: Be sure to ask for proof and the source of the buyer’s funds. Need help weighing your options? We can help you navigate cash and financing offers with confidence. Which home loan type is right for you? When it comes to mortgages, getting overwhelmed with all the different options and requirements can be easy. Here’s a handy cheat sheet for you! Save it for later so you’ll have it when you need it. These four home loans are the ones that you’ll probably consider, so let’s break them down! VA: If you or your spouse is a veteran, this can be a great option with a low down payment and competitive interest rates. FHA: First-time buyers, check this one out! The FHA loan has lower credit requirements and a low down payment, which can make getting into a home easier than you ever imagined. USDA: If you’re buying in a rural area, this is an excellent option with a low down payment and flexible qualifying parameters. Conventional: This is the 30-year mortgage that your parents probably have. It’s the most popular choice, and if you don’t qualify for the other loan types, you’ll probably end up with this loan. Comment below or send a DM if you have any questions about home loans! #realestateadvice #realestatecontract #homebuyertip #homesellertip #selleradvice #realestatequestions #TheAraizas #mortgagetips #mortgage #homeloansmadesimple #homeloans https://www.instagram.com/p/CpSt6EUJyyd/?igshid=NGJjMDIxMWI=

This is such a good question, and it’s something that a lot of sellers wonder about. Do the appliances in your home go to the buyer or should you take them? As the seller, you’re free to take anything that’s not permanently attached to the property. But buyers often expect appliances to be included–and if they’re not, it could deter potential buyers. Ask your agent and look around at other listings to see if sellers include their washer and dryer with the house or if they take them. Regardless of what you choose to do, make sure that it’s clear to potential buyers what stays and what goes. #appliances #homeappliances #realestate101 #realestatetips #realestateadvice #realestatecontract #homebuyertip #homesellertip #selleradvice #realestatequestions (at Markham, Ontario) https://www.instagram.com/p/CncICNPOSYr/?igshid=NGJjMDIxMWI=

It’s scary to think about, but sometimes you have to walk away from closing on a house. If the house has title issues or a bad inspection, it’s likely more trouble than it’s worth. Title issues can cause headaches and cost you lots of money for years to come. The same thing goes for inspections. If your inspection turns up with some big red flags, there are probably more in hiding. You also need to pay attention to your gut feeling when closing on a house. If your intuition tells you that there’s something wrong, listen to it! Your agent will help you negotiate the contract so that you can walk away from a bad house in situations like this. That’s just one more reason why you need to have an amazing real estate agent by your side! Want more buying tips like this? What do mortgage rates and inflation have in common? A lot, actually. Mortgage rates go up when inflation goes up. This is because the Federal Reserve will raise consumer interest rates as a way to decrease the amount of spending happening. This is what we’re seeing right now. There’s a lot of money flowing in and out of the economy, and the Federal Reserve has raised interest rates to try to slow that. On the flip side, that means that when inflation goes down, interest rates will go down as well. Inflation will go down, especially because of the interest rate increases we’ve seen over the past year. So, with that in mind, you can feel confident either buying now and refinancing to a lower rate in the future. Want to talk more about interest rates and buying a home in this market? Just send me a DM! . . . #realestate101 #realestatetips #realestateterms #realestatevocab #realtortip #askyourrealtor #realtorexpert #realtoradvice #realestateadvice #realestatecontract #homebuyertip #homesellertip #californiamarket #homehuntingcalifornia #socalhomehunting #homehuntingtips #lamarket #socalmarket #topagentLA #topagentOC #topagentIE #ocmarket #sellersagentLA #sellersagentOC #sellersagentIE #realestateLA #realestateOC #realestateraisa #raisanatividad #KWExecutive (at Hollywood Hills) https://www.instagram.com/p/CoV5MZ_vK5e/?igshid=NGJjMDIxMWI=

In a changing real estate market, knowing what’s definite and what’s speculation is hard. This much is for sure: the market is leveling out. After skyrocketing home prices, lack of inventory, and stiff competition in 2021 and early 2022, the market was due to change. Now, we’re seeing that change. Housing inventory has increased, which means more homes are on the market. At the same time, showings have decreased. The rising interest rates have made some buyers reconsider their buying timeline, which has tamped down buyer demand somewhat. This is good news for buyers interested in owning a home in 2023. It means less competition and better chances of scoring a home you’ll love. Whether you want to buy or sell this year, send a DM, and get the information you need to make the right choice for you. #realestate101 #realestatetips #realestateadvice #realestatecontract #homebuyertip #homesellertip #selleradvice #realestatequestions #TheAraizas https://www.instagram.com/p/CnpCd9nB8ZS/?igshid=NGJjMDIxMWI=
