The Need To Know Guide For Home Sellers

The process of selling your home can take a while and includes a checklist of things to consider that seems to stretch a mile long. The one thing that is for sure in selling your home, is that the market is always twisting, changing, flexing, and bobbing up and down. Because of this, it is best to be a savvy home seller and have an incredibly capable real estate agent on your side every step of the way. 
As anything goes there is a learning curve and what you don’t know about putting your home on the market could cost you a pretty penny. So we are sharing some knowledge with you to keep you from making the most common home selling mistakes:
Make sure your real estate agent gives you a market analysis of what other homes have sold for in your area, and what price will be the BEST price for the CURRENT market - and follow that guidance. It happens time and time again, where home sellers just think their home is worth way more than it is. Let’s be honest, if your home is in a neighborhood that averages homes sales of $700,000 - $800,000, then chances are your home will sit on the market if you slap the price tag on at $1 Million. In the end, you won't sell your home, it may sit on the market, and (with data to back this claim up) your home will be observed by other agents and buyers as less valuable than the market average. The best thing a home seller can do is price their home appropriately. 
Get an inspection before you put the ‘for sale’ sign in your yard. The home inspection is important and if you have things that need to be fixed - fix them BEFORE (emphasis on the “before”) you put your home on the market. This will mitigate potential buyers from backing out after a less than stellar home inspection. If you follow this advice and get the inspection and repairs done before, it could save you money from having buyers request for repairs during escrow... which tends to eat away at the sale price and cash in your pocket.
Don’t skimp on cleaning, painting, and floors. Out with the old carpet and in with a stylish engineered hardwood or tile. Throw away your clutter and create a clean pallet for buyers to picture themselves living in your home. Get the cleaning and paint crew to scrub your place from the top down. All of these things add perceived value to your property. If you skimp on these to sell your home, you better plan on knocking a couple thousand off of your sales price or how high buyer’s offers will come in. Add that worth to your home and you will come out with a full reward and hopefully a full price offer. 
Hidden value to your home should be sought out. Do you have high end appliances, a recently remodeled bathroom, or you know that your view from your backyard is one of the only lots in the neighborhood that has ocean views? Things like this for your unique property should not be overlooked and can add value to your home if marketing correctly and if considered a valuable add-on. You want to be an ideal spot for the right buyer and if the bonus of that spa-like bathroom is marketed correctly, you may just have yourself some additional value. Ask your agent about things like that and what they think the unique features of your home are worth. 
Get the most for your home and don’t make costly mistakes as a seller. The right real estate agent should help you find hidden value or add value to your home before putting it on the market. The key is to sell your home fast and for the highest/best price so consider that when making the leap to sell your home; and good luck because getting equity out of a home sale is a great thing!
