Library Petition! on change.org Libraries need funding! Is your library listed on worldcat.org? If it isn't, maybe your library system can't afford to be a member of OCLC, the nations database of catalogued books and documents. OCLC saves a librarian's time, which is sparse, and saves your taxpayer money!
For those of us who can't afford to buy books, or as many as we want, the local library is a godsend. With a free library card, we can access many books in electronic form from Galileo.org or other online sources. Ebooks on every subject you can name, electronic versions of your favorite magazines, all of this is free for every person with a library card.
Government funding has always been low for libraries, and pay low for their workers. When I worked in libraries, I was a government employee and had great benefits, though pay was a lot lower than I would have made at a similar job for a private company. Now, government employees might suddenly have to take a day or a week off WITHOUT PAY because of government furloughs. Back in the 90's, most library workers I knew had to have roommates because their full-time jobs didn't pay enough for them to live by themselves. It's worse, now. Please sign this petition. Libraries and the people who work in them are important. Your taxes pay their salaries and buy the books and databases in them. If you enjoy libraries, please let your government representatives know you think they are important!
Things you can learn in your local library:
Value of antiques you might have in your attic Manuals to repair your car Enjoy reading a popular magazine Newly-released bestsellers Classics If the library you visit doesn't have the physical book you want, you might be able to order it via Interlibrary Loan for a small fee. Local files of interest, including resources for family history researchers that aren't on the Internet yet!
Did you know there are many interesting things that aren't scanned and therefore, aren't on the Internet?
Many of these resources for researchers and family history researchers are crumbling to dust. Literally. Library workers are the ones to save this material for our posterity! The average library worker is very busy, so things like scanning materials in the archives aren't a high priority.
If research is important to you, please sign this petition! Write to your local senator and representative, and tell them how vital your research is and how it benefits people. https://www.change.org/p/require-federal-funding-for-libraries-oclc-subscriptions-and-basic-needs?recruiter=1340264102&recruited_by_id=5086dc10-21d9-11ef-bc0c-4fdea37820d7&utm_source=share_petition&utm_campaign=petition_dashboard_share_modal&utm_medium=facebook Video was made with Canva and Clipchamp #libraries, #government employees, #archives, #history, #databases, #OCLC, #cataloging, #basic library needs, #government, #funding, #petition

Securing A Home Loan With A New Job: Tips And Strategies
Tumblr media
It is always a special moment when you are able to purchase your first home. Nevertheless, the possibility of getting a mortgage is not very easy if one has recently joined a new company.
One process is that large loans are easy to get in the event that lenders can ascertain that borrower have regular income in every passing year. However, there are ways that new employee can increase his/her possibility of owning a home.
This article looks at guidelines on how to secure home loan with a new job within the initial compound years of a given organization. Keep reading to discover actions to take when seeking mortgage at early stages of your job before you look for home loan term lengths.
Accumulating Your Cash Reserves
Savings—about 3 months of income are ideal—must be present in the account and approved by the credit bureaus. This provides confidence you can make mortgage payments even when you are in a temporarily, out of a job.
Save some amount of cash before you start your search for a house. Save more money every month by avoiding spending on the unimportant things.
You should endeavor to maintain big balances when applying for home loans. Cash reserves are the signs of financial responsibility. They also help you to have some undue time during one unpredictable year at a new workplace.
Select The Right Mortgage Program
There has to be at least two years of employment records to qualify for a conventional loan. However, programs extending credit to purchasers of specialized Mortgages are useful for those with limited duration.
Unlike most loans for these properties, FHA loans require borrowers to provide proof of two years continuous employment in the same line of work, though incumbents who have just started in their jobs can also be approved.
They also prefer people with little experience in a given position in VA and USDA loans. These mortgages backed by the government of the United States do not need. Just make sure the job you apply for is within your warranted classification.
Debt To Income Ratio
Mortgages are given by considering the DTI ratio, or the portion of gross income used to pay debts. Starting a new job may bring better pay and start remunerating essential needs when it comes to the best reverse mortgage lender so maintain other loans at a low so that the new house note is taken care of.
Credit card balances should also not exceed 30% that is why car, student and personal loans should be paid off. To do so it will be possible to receive approval for a greater amount of mortgage.
Lenders will explain to borrowers what loan amounts to offer in relation to different qualifications. People can give advice on handling loans. To avoid rejection based on high debts, other borrowing remains limited.
Be Prepared With A Co-Signer As Plan B
With new employment making lenders a little conscious, use of a co-signer offers additional guarantee. A person with longer tenure in his or her job and better credit status can sit down with you to sign loan documents and promise to make mortgage payments.
They are legally responsible for indebtedness where you are unable to meet your obligations. It is for this reason that most co-signers are usually servicing their own home mortgage credit; thus, an additional loan credit does not significantly adjust the debt ratios.
Getting an appropriate co-signer can help first-time homebuyers to get into a new house even if they have been at a company for a short time. This also benefits the lender to have more confidence during probationary employment periods.
Conclusion
Procuring home loan with a new job has challenges that require the approval of the bank. But deliberately constructing financial positions, controlling debts, searching for other programs and assistance, and balancing mortgage kinds can help achieve home purchasing goals.
Use strategy tips and other wise lending counsel to challenge the short tenure problems. After this you will have new and better employment and housing achievements.
And when it comes to costs, compare to fixed-rate loan costs also. Then decide which type serve best your new income growth expectations in the new job.

Why Business Rules Are Key to Achieving Process Consistency and Accuracy
In today's fast-paced business world, maintaining process consistency and accuracy is crucial for success. One of the most effective ways to achieve this is by implementing business rules that standardize operations and guide decision-making. Business rules provide a clear framework for managing tasks, ensuring compliance, and streamlining workflows. This blog explores why business rules are vital for ensuring process consistency and accuracy, and how they can drive overall business success.
Tumblr media
What Are Business Rules?
Business rules are specific guidelines, policies, or instructions that govern how tasks and decisions are made within an organization. These rules dictate actions, constraints, and parameters that employees and systems must follow to ensure operations are carried out in a predictable and efficient manner. They can cover everything from customer service protocols to compliance requirements, pricing models, and internal processes.
1. Ensuring Consistency Across Processes
One of the primary benefits of business rules is their ability to create consistency across business processes. When rules are clearly defined, employees understand the expectations and procedures they must follow, reducing the likelihood of errors or inconsistencies. Consistency is especially important in industries where regulatory compliance is critical, such as healthcare, finance, and legal sectors.
By embedding business rules into daily workflows, businesses can ensure that everyone operates under the same set of guidelines. This minimizes the risks of human error, maintains standard operating procedures, and ensures that tasks are completed correctly every time, regardless of who is performing them.
2. Improving Decision-Making Accuracy
Business rules also enhance the accuracy of decision-making. In many organizations, decisions must be based on specific criteria, whether it's approving a loan application, processing an order, or evaluating a customer inquiry. By setting predefined business rules, businesses can automate and standardize decisions, reducing reliance on subjective judgment.
For example, an e-commerce platform might use business rules to automatically approve refunds based on specific conditions like the time frame of the purchase or the reason for the return. These rules ensure that decisions are consistent, accurate, and fair, all of which contribute to a better customer experience and higher operational efficiency.
3. Reducing Risks and Ensuring Compliance
In industries where compliance with laws and regulations is mandatory, business rules help mitigate the risk of non-compliance. When the right rules are in place, organizations are more likely to follow industry standards and avoid penalties. For example, GDPR compliance in the European Union requires businesses to handle personal data with care. Business rules can be used to ensure that only authorized personnel have access to sensitive data, helping companies stay compliant and avoid costly fines.
Additionally, business rules can be designed to address potential risks. For instance, in a financial institution, business rules can automatically flag suspicious transactions or detect fraudulent behavior, thereby protecting both the business and its customers from significant risks.
4. Enhancing Process Automation and Efficiency
Implementing business rules simplifies the automation of repetitive tasks, allowing businesses to save time and resources. By establishing rules that can be executed by automated systems, organizations can reduce the need for manual intervention, leading to faster processing times and higher efficiency.
For example, AI-driven workflow tools can incorporate business rules to automatically route documents to the right department, prioritize tasks based on deadlines, or trigger alerts when specific conditions are met. This automation not only speeds up the workflow but also ensures that processes are completed without errors or delays, resulting in higher accuracy.
5. Scaling Operations Without Compromising Quality
As businesses grow, maintaining consistency and accuracy becomes more challenging. However, with well-defined business rules, companies can scale their operations without sacrificing quality. Business rules can help organizations manage an increasing volume of transactions, customers, and processes without introducing errors or inefficiencies.
For instance, a fast-growing software company might rely on business rules to ensure consistent onboarding experiences for new clients or to automate billing cycles as the customer base expands. This consistency allows the company to deliver quality service at scale while avoiding the pitfalls that often accompany growth.
youtube
Conclusion
Business rules are the backbone of process consistency and accuracy. By defining clear guidelines for decision-making, ensuring compliance, automating tasks, and maintaining quality, business rules help organizations operate efficiently and effectively. In a competitive business environment, leveraging these rules can lead to higher customer satisfaction, reduced risks, and sustainable growth.

Documents Required for a Personal Loan Application
Tumblr media
A personal loan is an unsecured form of borrowing that helps individuals meet financial needs without the need to pledge any collateral. Whether you’re planning for a major purchase, managing an emergency, or consolidating debt, a personal loan can offer a quick and flexible solution. However, before you can get approved for a personal loan, you must submit certain documents to the lender. These documents serve as proof of your identity, income, and ability to repay the loan.
In this article, we will walk you through the key documents required for a personal loan application and explain why each document is necessary for the approval process.
Why Are Documents Important in a Personal Loan Application?
When applying for a personal loan, the lender needs to verify several key pieces of information to assess your eligibility. The documents you provide allow them to evaluate your creditworthiness, determine whether you can repay the loan, and mitigate their lending risks. Having the right documents ready can speed up the approval process and help you get the funds you need without unnecessary delays.
Essential Documents for Personal Loan Application
Each lender has its own documentation requirements, but most of the documents listed below are commonly requested by banks, non-banking financial companies (NBFCs), and online lenders.
1. Proof of Identity
The first step in the loan application process is verifying your identity. Lenders need to ensure that the person applying for the loan is who they claim to be. Some commonly accepted identity documents include:
Aadhar Card: The Aadhar card, which is a unique identification card issued by the Indian government, is widely accepted as a proof of identity.
Passport: If you have a passport, it serves as an excellent proof of identity.
Voter ID Card: Voter IDs are commonly used as identification documents.
PAN Card: A PAN card is primarily used for tax purposes, but it can also serve as proof of identity.
Driver’s License: In some cases, a valid driver’s license can be used to verify your identity.
2. Proof of Address
Lenders also require proof of your current address. This is done to verify your residency and establish your permanency in the location. The documents that can serve as address proof include:
Aadhar Card (if it contains your current address)
Utility Bills: Recent bills for electricity, water, or gas that clearly show your name and address.
Bank Statement: A bank statement from the last 3-6 months that includes your name and address.
Ration Card: In some cases, a ration card can be used to establish proof of address.
Rent Agreement: If you are renting your residence, you can submit a signed rental agreement as proof of address.
Passport: If your passport contains your address, it can also be used.
3. Proof of Income
The lender needs to ensure that you have a steady source of income to repay the loan. This is one of the most critical aspects of the loan application process. The required documents for income verification vary based on whether you are salaried or self-employed.
For Salaried Employees:
Salary Slip: Most lenders require your last 3-6 months’ salary slips to verify your income and employment.
Bank Statements: Bank statements for the past 3-6 months showing salary credits can be requested by the lender.
Income Tax Returns (ITR): Some lenders may require ITR for the last 2-3 years to get a detailed view of your income history.
For Self-Employed Individuals:
Income Tax Returns (ITR): Self-employed individuals will typically need to provide their last 2-3 years of ITR to prove their income.
Profit & Loss Statement and Balance Sheet: If you are running a business, lenders might also request your business’s profit and loss statement and balance sheet.
Bank Statements: Providing bank statements for the past 3-6 months can help establish your income flow and financial stability.
4. Employment Details
Lenders want to know if you have a stable job to ensure that you can repay the loan. They will ask for documentation related to your employment, including:
Employment Offer Letter: This letter, which is provided by your employer when you join a new job, is proof of your employment status.
Employment ID: In some cases, lenders may request your employment ID card as part of the verification process.
Recent Pay Slips: Pay slips provide detailed information about your salary, bonus, and other allowances, giving lenders insight into your financial situation.
5. Photographs
Lenders typically require passport-sized photographs for the loan application. These are used for verification and to complete the application form. You may need to submit two or more recent passport-sized photos.
6. Bank Statements
Your bank statements are used to check your financial stability and ensure that you have a consistent income stream. Lenders will typically ask for your bank statements from the last 3-6 months. These statements will help them assess your ability to repay the loan based on your monthly deposits and withdrawals.
7. Loan Application Form
When applying for a personal loan, you must fill out the lender’s loan application form. This form will ask for basic details such as:
Full Name
Contact Information (Email and Phone Number)
Employment Details
Financial Information
Loan Amount and Tenure Request
Make sure to fill out the application form accurately and honestly. Any discrepancies in the form could delay the approval process.
8. Other Supporting Documents (If Applicable)
Depending on the lender’s requirements and your individual situation, you may need to submit additional documents, including:
Marriage Certificate (if the loan application is made jointly with a spouse)
Property Documents (if you are pledging property for securing the loan)
Credit Report: Some lenders might ask for a credit report to assess your creditworthiness.
How to Submit Your Loan Documents
Once you have all the required documents, you can submit them through multiple channels:
Online Submission: Many lenders allow you to upload your documents via their website or mobile app for faster processing.
In-Person Submission: If you prefer, you can visit the bank or lender’s branch and submit the documents physically.
Email Submission: Some lenders may also accept document submissions through email.
Lenders Offering Personal Loans

By gathering the necessary documents ahead of time, you can streamline the application process and improve your chances of approval. Fundamental Documents You'll Need For The Sale Of Your Business
Tumblr media
An essential step in selling your business is gathering comprehensive and organized documentation. Each company is unique, and the content of this article is generally more relevant to businesses with annual sales of $500,000 - $5,000,000.
Having the appropriate documents prepared and ready can increase your asking price's validity and help move the sales process forward more smoothly.
Additionally, these documents will be used at the beginning stages to help determine the value of your business, and a buyer may request them throughout the due diligence process. Here are a few key documents to gather as you prepare to sell your business:
Types of documents
Financial Documents
Legal Documents
Business Operation Documents
HR/employee Documents
Financial Documents
One of the most important steps to creating an exit plan for the sale of your business is to possess organized and detailed financial records. Not only do clear and concise financial documents back up your asking price, but these documents also give you a chance to identify shortcomings and areas of potential growth.
Additionally, financial documents are used when assessing the value of your business. Should you choose to work with a business broker, they will require specific documents to complete the assessment of value, including:
The last three years of tax returns
Current balance sheet
Previous three years P&Ls (Income Statements)
Year-to-date P&Ls (Income Statements)
Additional financial documents that you may need to provide during the due diligence period include:
Cash Flow Statements. These provide insights into the cash inflow and outflow over time.
Aging Reports. Details on outstanding invoices and debts.
Customer Credit History: If applicable, to showcase reliable customer payment behavior.
Sales Reports. Detailed historical data on sales trends
Fixed Asset Register. List of equipment, vehicles, or other physical assets, including depreciation schedules.
Inventory Valuation. A detailed list of inventory, including quantities, costs, and estimated market values.
Supporting Documents for Discretionary Adjustments. Breakdowns of personal expenses included in the financials, such as Owner's salary, Perks (e.g., car, travel), and Non-cash items (e.g., depreciation).
This, however, is a partial list of financial records you should consider prepping in the early stages of getting your business ready to sell. Other financial documents to collect include credit agreements and outstanding loans, to name a few.
Professionally audited and prepared financial statements can help prove your numbers' soundness and potentially increase your asking price. A CPA can provide the necessary guidance for this part of the process.
Legal Documents
Legal documents are typically reviewed during the due diligence phase of selling your business.
Potential buyers and their advisors will want to understand your business' legal obligations and responsibilities described in your legal documents. To prepare yourself for this process, be sure to have accurate records of the following:
Lease agreements. This can include building and equipment leases that a potential buyer would likely assume at the sale of your business.
Real Estate records. If you own your property, you will need to transfer your ownership at the sale of your business.
Business registration documents. You will need to provide information on how your business is registered and if you have any government licenses or permits that may need to be transferred to a buyer.
Intellectual property rights. This can include copyrights, patents, domain names, logos, trademarks, etc.
Partnership Agreements: If applicable, detailing ownership and operational structures.
Supplier and vendor contracts. The terms and conditions of agreements with suppliers and vendors, including pricing, delivery schedules, and payment terms.
Business Licenses and Permits: Proof of compliance with local, state, and federal regulations.
Business Operation Documents
Business documents are an integral part of detailing how your business operates. This is vital information to potential buyers as it helps them see the inner workings of your business. Here are a few key business records to include:
Business plan. This should include your company's objectives and goals and help potential buyers further understand the operations of your business.
Existing customer list. An organized list of existing customers is a significant asset to potential buyers as this allows them to use your list of customers instead of starting from scratch.
Sales Playbook. A detailed sales playbook should describe your sales process and marketing plan.
Operating Manuals: Documentation of standard operating procedures
Supplier information and contracts. A potential buyer will want to know about your current suppliers and where they can source the materials needed.
HR/employee documents
Employee contracts and company culture become part of the sale. Since a potential buyer will likely want to retain some or all of your employees, they must understand the employment environment. Here are a few key documents to have prepared:
Employee information. Include a list of current employees, their hire date, and their salary.
Employment contracts. A potential buyer will want to know about any existing employee contracts that must be maintained.
An employee handbook. This will give a detailed look at the expectations of your current employees and your company culture.
Agreements with payroll companies. Be sure to include any agreements with your current payroll management service providers.
Employee benefit plans. A potential buyer will want to know your current benefits plan and what needs to be altered and upheld.
Next Steps
Comprehensive, organized record keeping is a critical part of selling your business. For help with this process, you can start by contacting us for a consultation.

Everything You Need to Know About Loan Against Property Eligibility in India
Tumblr media
A Loan Against Property (LAP) is a secured loan where an individual or business can borrow money by pledging their property as collateral. It is a popular option for those in need of funds for personal or business needs, offering lower interest rates than unsecured loans due to the backing of a valuable asset. However, before applying for a loan against property, it's crucial to understand the eligibility criteria to increase your chances of approval.
1. Who Can Apply for a Loan Against Property?
A loan against property is available to both individuals and businesses, but certain eligibility requirements must be met to qualify:
Salaried Individuals: Employees working in government or private organizations with a stable income are eligible to apply.
Self-Employed Individuals: Professionals such as doctors, engineers, chartered accountants, and business owners can also apply for this loan.
Corporates and Businesses: Companies looking for business expansion or working capital may use their commercial or residential property to avail LAP.
2. Eligibility Criteria for Loan Against Property in India
While the basic eligibility remains the same across most lenders, specific terms and conditions may vary from one lender to another. Here are the common factors considered when evaluating a borrower’s eligibility:
A. Age Criteria
For Salaried Individuals: The minimum age of the applicant is generally 21 years, and the maximum age at the time of loan maturity is typically 60 to 65 years.
For Self-Employed Individuals: The age requirement is similar, but some lenders may allow up to 70 years at the time of loan maturity.
B. Income Level
A stable income is one of the most crucial factors when applying for a LAP. Lenders prefer applicants who have a steady and consistent income source.
Salaried individuals: Must have a minimum monthly salary, often around INR 25,000 to INR 30,000, depending on the lender.
Self-Employed individuals: They need to show a stable business income, which can be verified through documents like ITR (Income Tax Returns) and audited financials.
C. Credit Score
A good credit score is essential for obtaining a loan against property. Most lenders look for a score of 650 or above, although the exact requirement may vary. A high credit score demonstrates your ability to repay debts on time and reduces the perceived risk for the lender.
D. Property Type
The type of property you offer as collateral plays a vital role in loan approval. Eligible property types include:
Residential Property: Houses, flats, or apartments are often acceptable as collateral.
Commercial Property: Office buildings, shops, and warehouses can also be pledged.
Industrial Property: Factory buildings and industrial land are eligible in some cases.
The property should be free from legal disputes and should have a clear title, meaning you must be the rightful owner of the property.
E. Property Value
The value of the property is one of the most critical factors determining the loan amount you can avail. Lenders typically offer 40% to 70% of the market value of the property as a loan. The loan amount may vary depending on the location and type of property.
F. Employment/Business Stability
Lenders also assess the borrower’s job stability or business performance. They prefer borrowers who have been employed in the same job or business for a longer period. For self-employed individuals, a business track record of 3 to 5 years is generally preferred.
G. Repayment Capacity
Your ability to repay the loan is evaluated based on factors like your monthly income, current debts, and existing financial obligations. Lenders will check your Debt-to-Income Ratio (DTI) to ensure you can manage both existing and new debt without facing financial strain.
3. Documents Required for Loan Against Property
To streamline the application process, applicants must submit the following documents:
Identity Proof: Aadhaar card, Passport, Voter ID, or any government-issued ID.
Address Proof: Passport, utility bills, or rental agreements.
Income Proof: Salary slips for salaried individuals or ITRs, balance sheets, profit & loss statements, and tax returns for self-employed individuals.
Property Documents: Title deeds, property tax receipts, sale agreements, and any other legal documents related to the property.
Bank Statements: Last 6 months’ bank statements to assess financial stability.
4. Key Factors That Affect LAP Eligibility
Market Value of the Property: The higher the property value, the larger the loan amount you can get. Lenders conduct an evaluation of the property through a property appraisal.
Loan-to-Value (LTV) Ratio: Most lenders offer a loan amount based on the LTV ratio, typically between 40% to 70%. This percentage determines how much of the property value will be loaned out to you.
Existing Loans: If you already have existing loans or debts, it may affect your eligibility, as lenders assess your total financial obligations when determining repayment capacity.
Legal Standing of Property: Your property must have a clear title, free of encumbrances and legal disputes.
5. Loan Against Property – Benefits and Drawbacks
Benefits
Lower Interest Rates: Since LAP is a secured loan, interest rates are lower than unsecured loans like personal loans or credit cards.
Flexible Loan Amount: You can borrow a large sum of money, based on the value of your property.
Long Repayment Tenure: LAPs often come with repayment tenures of up to 20 years, making it easier for borrowers to manage EMIs.
Minimal Documentation: Compared to other loans, the documentation required for LAP is generally simple.
Drawbacks
Risk of Property Loss: Since the loan is secured against property, failure to repay the loan may result in the loss of the property.
High Processing Fees: Some lenders may charge high processing fees or other hidden charges.
