What Credit Score Do You Need to Secure A Private Mortgage?
Dreaming of a new home is exhilarating, but finding the path to home ownership can be a maze, especially when it comes to credit scores and mortgages. If you're considering home equity loan Ontario, you might wonder: What credit score do I need to make this dream a reality? Let's unravel this mystery in this article. Understanding Ideal Credit Scores Credit scores are like the backstage pass to the world of loans and mortgages. They provide lenders with a snapshot of your creditworthiness. Traditional mortgages often demand stellar scores, but the good news is that private mortgage lenders can be more flexible. While there's no one-size-fits-all answer, many private mortgage lenders are open to working with a range of credit scores. Unlike traditional lenders, private mortgage providers are often more interested in the equity in your home and your ability to repay the loan. Flexible Solutions for All Credit Types One of the standout features of private mortgages is their inclusivity. Whether your credit score is sparkling or has seen better days, private mortgage providers often welcome all credit types. So, if you've faced financial challenges with cash flow optimization or experienced a rough patch in your credit journey, there's still hope. Factors Beyond the Score Private mortgage lenders consider more than just a numerical credit score. They often take a holistic approach, considering your overall financial situation, employment history, and the equity in your home. This means you may still have options even if your credit score isn't perfect. Improving Your Chances While private mortgage lenders are more flexible, there's no harm in boosting your credit score to enhance your chances. Timely bill payments, reducing outstanding debts, and correcting errors on your credit report can contribute positively to your credit profile. Tips for Applicants with Lower Credit Scores If your credit score is on the lower side, fear not. Communicate openly with potential private mortgage lenders about your financial situation. Some may offer solutions or advice on improving your creditworthiness over time. Take the plunge, explore your options, and soon, you might find yourself unlocking the door to your dream home. Preparing Cash flow forecasting - Optimize liquidity and cash of Your Business
Have you ever wondered how your company could handle a sudden and unexpected expense without spending more money than needed? A cash flow plan is a perfect way to manage expenses, payroll, and inventory levels before the business gets too cash-hungry.
Navigating Unsureness with Cash Flow Forecasting
As a business owner, you always look for ways to optimize liquidity and cash flow. One way to do this is through cash flow forecasting. Cash flow forecasting is the process of estimating future cash inflows and outflows. It can help you make informed decisions about allocating resources and managing your finances.
There are several factors to consider when forecasting cash flow:
You need to identify your sources of revenue. This includes current and expected income from sales, investments, and other sources.
You need to estimate your expenses. This includes both one-time and recurring expenses.
You need to factor in other variables that could impact your cash flow, such as seasonal trends or unexpected events.
Once you have all this information, you can start building your forecast. There are several different methods you can use to forecast cash flow. The most important part is to be consistent with your assumptions and methodology so that you can accurately compare results over time.
One of the hardest things about running a business is optimizing your liquidity and cash flow. It's even harder when you're unsure about the future. That's where cash flow forecasting comes in and helps you navigate the uncertainty in your business finances.
 Necessary Elements To Manage Liquidity
There are three primary elements to managing liquidity: cash, investments, and debt.
1. Cash: This is the most obvious element of liquidity management. You need to have enough cash on hand to cover your short-term obligations. This means having a strong understanding of your cash flow to forecast when you'll have positive and negative cash flow periods.
2. Investments: Another key element of liquidity management is investments. You need to have a mix of short-term and long-term investments to ensure that you can cover your obligations during both periods.
3. Debt: The final element of liquidity management is debt. You need to manage your debt efficiently so it doesn't become a burden during periods of negative cash flow.
Take concrete action to increase your business liquidity with Cash Flow
Forecasting your company's cash flow is critical to effective financial management. By taking concrete steps to increase your business liquidity, you can ensure that your company has the cash to meet its financial obligations and grow its operations.
There are a few ways to increase your business liquidity, but one of the most effective is to improve your Accounts Receivable (AR) process. Streamlining your AR process and implementing best practices can shorten your company's average Accounts Receivable cycle and free up more cash for other uses.
Another key way to increase your business liquidity is to reduce your Accounts Payable (AP) cycle. Working with vendors to establish longer payment terms or taking advantage of early payment discounts can help you free up cash that would otherwise be tied up in AP.
Finally, keeping a close eye on your inventory levels and managing them efficiently is important. Maintaining low inventory levels will help you avoid tying up too much cash in unsold inventory and help you keep your business liquid.
 Learn from tough times
Businesses will inevitably face tough times. The key is to learn from these tough times and use the lessons learned to improve your business.
One of the best ways to learn from tough times is to create a cash flow forecast. This will help you see where your business is currently and where it needs to be to maintain liquidity and cash reserves.
There are a few things you should keep in mind when creating your cash flow forecast:
Include all sources and uses of cash
Break down your forecast into short-term, medium-term, and long-term intervals
Use historical data to identify trends
Make assumptions and adjust as needed
Be conservative with your estimates
Review and update your forecast regularly
Following these tips can create an accurate cash flow forecast that will help you through tough times.

If I recall, the original promise of Patreon was to make it easy to set up a tip jar for "true fans" expressly to not waste time on creating CDs and merch and shipping things and free up the creator to spend more time creating and publishing. But over time, what I saw again and again was artists who seemed to be spending bizarre amounts of time polling their users about their interests, or creating complex tiers and reward structures (followed by the requite apologies, post-silence, restructure or hiatus announcement). It seemed like unhealthy behavior; as though some optimization specialist was whispering tips in their ears on how to maximize their Patreon cash flow. It felt a bit gross from the outside.

I’m not sure how reliably I’ll be able to keep up with it, but I’ve been wanting to start posting weekly or monthly Good News compilations, with a focus on ecology but also some health and human rights type stuff. I’ll try to keep the sources recent (like from within the last week or month, whichever it happens to be), but sometimes original dates are hard to find. Also, all credit for images and written material can be found at the source linked; I don’t claim credit for anything but curating.
Anyway, here’s some good news from the first week of March!
1. Mexican Wolf Population Grows for Eighth Consecutive Year
Tumblr media
““In total, 99 pups carefully selected for their genetic value have been placed in 40 wild dens since 2016, and some of these fosters have produced litters of their own. While recovery is in the future, examining the last decade of data certainly provides optimism that recovery will be achieved.””
2. “Remarkable achievement:” Victoria solar farm reaches full power ahead of schedule
Tumblr media
“The 130MW Glenrowan solar farm in Victoria has knocked out another milestone, reaching full power and completing final grid connection testing just months after achieving first generation in late November.”
3. UTEP scientists capture first known photographs of tropical bird long thought lost
Tumblr media
“The yellow-crested helmetshrike is a rare bird species endemic to Africa that had been listed as “lost” by the American Bird Conservancy when it hadn’t been seen in nearly two decades. Until now.”
4. France Protects Abortion as a 'Guaranteed Freedom' in Constitution
“[A]t a special congress in Versailles, France’s parliament voted by an overwhelming majority to add the freedom to have an abortion to the country’s constitution. Though abortion has been legal in France since 1975, the historic move aims to establish a safeguard in the face of global attacks on abortion access and sexual and reproductive health rights.”
5. [Fish & Wildlife] Service Approves Conservation Agreement for Six Aquatic Species in the Trinity River Basin
Tumblr media
“Besides conserving the six species in the CCAA, activities implemented in this agreement will also improve the water quality and natural flows of rivers for the benefit of rural and urban communities dependent on these water sources.”
6. Reforestation offset the effects of global warming in the southeastern United States
Tumblr media
“In America’s southeast, except for most of Florida and Virginia, “temperatures have flatlined, or even cooled,” due to reforestation, even as most of the world has grown warmer, reports The Guardian.”
7. Places across the U.S. are testing no-strings cash as part of the social safety net
“Cash aid without conditions was considered a radical idea before the pandemic. But early results from a program in Stockton, Calif., showed promise. Then interest exploded after it became clear how much COVID stimulus checks and emergency rental payments had helped people. The U.S. Census Bureau found that an expanded child tax credit cut child poverty in half.”
8. The Road to Recovery for the Florida Golden Aster: Why We Should Care
Tumblr media
“After a five-year review conducted in 2009 recommended reclassifying the species to threatened, the Florida golden aster was proposed for removal from the Federal List of Endangered and Threatened Plants due to recovery in June 2021, indicating the threats to the species had been reduced or eliminated.”
9. A smart molecule beats the mutation behind most pancreatic cancer
“Researchers have designed a candidate drug that could help make pancreatic cancer, which is almost always fatal, a treatable, perhaps even curable, condition.”
10. Nurses’ union at Austin’s Ascension Seton Medical Center ratifies historic first contract
Tumblr media
“The contract, which NNOC said in a news release was “overwhelmingly” voted through by the union, includes provisions the union believes will improve patient care and retention of nurses.”
This and future editions will also be going up on my new Ko-fi, where you can support my art and get doodled phone wallpapers! EDIT: Actually, I can't find any indication that curating links like this is allowed on Ko-fi, so to play it safe I'll stick to just posting here on Tumblr. BUT, you can still support me over on Ko-fi if you want to see my Good News compilations continue!
