The Ultimate Guide to Residential Flats: Choosing Your Ideal Home
Introduction: When it comes to finding the perfect place to call home, residential flats are an increasingly popular choice for individuals and families alike. These compact yet comfortable living spaces offer a myriad of advantages, from convenience to affordability. In this comprehensive guide, we will explore everything you need to know about residential flats, including their benefits, considerations for buying or renting, and tips for making the right decision for your unique lifestyle. Benefits of Residential Flats: Residential flats offer numerous advantages for those seeking a comfortable and convenient living experience. Here are some key benefits: Affordability: Flats are often more budget-friendly than standalone houses, making them an excellent choice for first-time buyers or those looking to invest in real estate. Low Maintenance: With a smaller living space, maintenance becomes more manageable, allowing residents to enjoy a hassle-free lifestyle. Security: Many residential complexes offer enhanced security features, such as gated entrances, surveillance systems, and security personnel, providing peace of mind. Community Living: Flats often foster a sense of community, making it easier to connect with neighbors and engage in social activities. Choosing the Right Location (250 words): Selecting the right location for your residential flat is crucial. Consider factors such as proximity to work, schools, public transportation, and essential amenities like grocery stores and healthcare facilities. Additionally, research the neighborhood's safety and overall vibe to ensure it aligns with your lifestyle. Budget Considerations: Determine your budget early in the process. Besides the purchase price or rent, consider additional costs such as property taxes, maintenance fees, and utilities. Consult with a financial advisor to assess your affordability accurately. Size and Layout Options: Residential flats come in various sizes and layouts, from cozy studios to spacious multi-bedroom units. Assess your needs, keeping in mind potential future changes, and choose a size that suits your lifestyle and budget. Amenities and Facilities: Many residential complexes offer a range of amenities, including swimming pools, fitness centers, and communal gardens. Assess the facilities on offer and decide which are essential for your comfort and convenience. Legal Aspects and Documentation: Ensure you thoroughly understand the legal aspects of buying or renting a residential flat. This includes studying the lease or sale agreement, understanding property rights, and adhering to local regulations. Maintenance and Community Living: One of the benefits of residential flats is the shared responsibility for maintenance. Understand the maintenance fees and rules within the community, and actively participate in community activities to foster a sense of belonging. Security and Safety: Prioritize your safety and security when choosing a residential flat. Look for features like secure entrances, surveillance cameras, and well-lit common areas. Future Investment Potential: Consider the long-term investment potential of the residential flat. Research the local real estate market trends and consult with experts to ensure your investment aligns with your financial goals. Making the Final Decision: After carefully considering all aspects, weigh the pros and cons of each residential flat option. Seek advice from real estate professionals and trusted friends or family members before making your final decision. Conclusion: Residential flats provide a versatile and attractive housing option for a wide range of individuals and families. By considering factors like location, budget, amenities, and security, you can make an informed decision that suits your lifestyle and long-term goals. Whether you're a first-time buyer, looking for a comfortable retirement spot, or an investor seeking to expand your portfolio, residential flats offer a promising opportunity to find your ideal home.

Ah, ah, I am an awful person for taking so long to write again.
Guilty as charged, I had a hell of week and It's still going strong. Pray for my soul, I have flour in my nose.
!!TW!!
FOUL language, kind off groping/pawing. Soft punisment. Virgin Reader. (I m a sucker for this trope and I won't be sorry)
No minors pls, I can't deal with this.
Also, does anyone know how to do a materialist? I m not the smartest 🤓
Tumblr media Tumblr media
Oh what a debriefing it was, hands on you all the time. Small whispers almost passed without a second thought, your pussy literally weeping every time Johnny threw one of his panty-melting smile. You left the space dizzy, barely remembering where is that damned room you we're assigned, your mind a battle ground between hating the situation you are in and enjoying all the attention you could get.
Male attention wasn't a thing in your life, your dad scarring them like he was a rabid dog. No one will touch the daughter of a high military rank man, risking to dissappear like dust in wind out of nowhere.
And when you grew up? Your mind was already made, you would grow old with lots of cats and maybe a parrot just for the effect. Lost was the idea of even a fuck, your virginity now collecting dust figuratively.
Now two men, three if you take in consideration Price who's smirking from time to time, gave you more attention and more touches than you could register in your slow mind. (If you'll have awareness, you would count four.)
"Jesus christ" You sighed, closing your door and resting your forehead against it, cool wood taking the edge off a bit. After diner you had plans, something soft for your first night ready. Nothing scandalous, just taking a break.
═════ ◈ ═════
Dinner passed fast, you had some kind chicken and mashed potatoes. Good enough to not starve, you almost had a tantrum over the fact there wasn't dessert but one glare from Ghost had you bite your tongue. His baklava rised over his nose, scarred full lips staying flat as you glared at your food.
You listened as everyone was moving around their rooms until silence enveloped the whole space and you gracefully tiptoed outside, finding a spot concealed in shadows under the full moon.
It's cold, your fingers tightened around the pack of smokes as you seated yourself on some sort of decorative rock. A military base with decorative rocks, making you snort as your lips wrapped around a cigarette. You didn't smoke in a while, deciding is way too expensive and your budget was tight as a nun's ass. But now you had enough to live off a while, maybe two months at best.
Your new salary sounds good on paper, but it is worthy to risk your whole life for extra money? You don't have an answer as you look at the sky, lips puffin a cigarette. Your eyes fall on your phone, distracted by the sound of it, not hearing the silent men with a skull baklava approaching you.
One palm wrapped around your mouth, the other gripping your wrist making you drop your phone on the floor.
"Shh, it's jus' me" He whispered, hot breath fanning against your neck. You tried to wiggle out of his grasp, but he only tightened his hold on you. You huffed annoyed, his low and raspy chuckle making you shiver.
"You are such an annoying little doll, aren't you?" His hand leave your mouth, wrapping around your throat. "So mouthy, so bratty" his hand travelled further down, making your breath hitch.
"Now keep it nice and quiet for me luv, your punishment will be easy tonight"
His fingers cupped your cunt over your pants, making you yelp and trash. He slapped it twice stopping you yelp, stopping all the movements.
"Stay still, you won't want Johnny to hear you, he will be between these pretty thighs s'fast you will cum before even thinking about it."
Your eyes rolled back, his fingers dropping under your waistband and finding your dripping pussy welcoming all hot and bothered.
One finger gingerly rubbing your clit, your breath coming out panting. This is so wrong, deep in your mind you know this is power imbalance and he shouldn't be doing this.
You should stop this, you should cry for help.
But a depraved part in you it's enjoying the way his fingers are working you higher and higher, so close to -
"No, not tonight ' He retreated himself so fast, like you are burning and he just got some of it.
"W-what?" You blinked, confused and worked up.
"Good girls receive pleasure, brats receive the punishment. " The audacity of this man, made you open your mouth instantly.
"Isn't like I can touch myself?"
"You could do that and receive a worde punishment " He looked at you with that impassive face, the only thing showing his sick pleasure it's the bulge that was showing off a lil too much.
"And trust me I will now" He grunted, tilting his head.
"You can't be serious, you can't just ban masturbating"
"Watch me, if you want me to finish what I started, you can beg tomorrow on your knees." He turned around, leaving you flustered and confused. Red cheeks, eyes ready to shed tears and a pussy leaking wetness ready to be stuffed.
Your plan just backfired, you need to find something new thats sure!

Years ago I read an article in Bicycling magazine called Invisible Riders. Of the thousands of magazine articles I've read, this one has always stuck in my mind.
It's about the bicyclists, often poor, who pedal cheap bikes to work. They aren't doing it for fitness. There's no racing or sightseeing. Saving the environment isn't a consideration. The title is explained in these two sentences:
You and I have seen the bikes everywhere—cheap, department-store rigs chained to fences and signposts outside car washes, lumberyards, budget chain restaurants. But we’ve never seen the riders, not really.
I thought of that article again this morning as I entered a grocery store. Outside It's -5°F (-20°C). Here rests this clunky Schwinn, locked to a bike rack with a cheap cable.
The seat is adjusted oddly. There's a water bottle holder, but it's placement renders it useless. The sagging chain sits on the smallest gear in back. It's likely the other gears never feel that chain. This Schwinn has as much carbon fiber and titanium as the Mayflower did.
The lack of snow and frost on the seat and handlebars indicates this was pedaled to the store this morning. It is not abandoned.
The little Schwinn could belong to someone going shopping. Inside I didn't see anyone wearing a backpack. So it probably belongs to one of the employees.
When I worked downtown I used to do some bike commuting. I loved every minute of it, even when I got caught in the rain or had a flat. I could afford nice gear. My waterproof panniers had room for spare tubes and tools in addition to my laptop and work pants. I even did a bunch of winter rides, wearing Gore-tex and fleece, but never when the temperature was sub-zero. I still use those nice panniers to go grocery shopping these days -- in the spring and summer.
The ratio of miles pedaled to money spent on the Invisible Riders' bikes must be astronomically greater than that of most carbon fiber racing bikes I've seen around town.
These Invisible Riders bikes always catch my eye, when they are parked. And I guess I don't notice as often when they're being ridden.

hi! ♥ i would like to request hc's or a prompt for how Nanami be would be as a co-worker - lover/husband! He's just the perfect partner! You may feel free to approach it however you like but in case you need a little more specifics...how would Nanami subtly show interest in you at work, how would he ask you out, and how would a domestic life with him look like. Ofc, if its too long, I'll be happy with whichever you choose to work with. Thank you so much! I hope you have fun!
Hi anon! Thank you so much for the request. I tried to incorporate as much as I can but I feel like this has the capacity for more, so I guess this is To be continued lol.
Please see below!
Nanami is the no-nonsense, straight-laced, strict-faced coworker at work who has a perfect attendance record and every secretary has a crush on him and deliberately make excuses to go to the pantry whenever he is there just to ‘conveniently’ stumble across him but they’ll just discover that he’ll exchange a few short words with them before returning to his desk.
He’s really formal with you too, polite and right to the point. You probably wouldn’t want to stumble in his presence with your words but just because he’s stoic doesn’t mean he is unkind
He’s the coworker who leaves late at night but turns up earlier than everyone else in the morning. His work ethic is insane. He’s the model, loyal employee of the company!
But you also feel like he’s hiding a secretly sexy side of him too (you often catch yourself daydreaming of him loosening his tie, slicking his hair back with his hand, sweeping all the things off his desk before he throws you on top of it and making out)
You can definitely depend on him to get help and get your work done on time if you're really struggling
If he was interested in you, you’d notice that he’d help you more compared to anyone else - even if you didn't need help
He’d pass by your desk often and you’ll talk. I don’t think Nanami is the kind for small talk, but when he talks, it will be something important so you’ll have these conversations which are meaningful and you’ll find out more about him and he will find out more about you *coughshortinformalmarriageinterviewcough*
He would ask you out without you even realizing/thinking about it. It could be something work related but it’ll just be the two of you - something special which you have with each other and no-one else, like heading downstairs during your break times to check out what's for sale in the company's cafeteria or the new bakery that opened across the street, or to buy coffee together. It becomes a routine and then he will ask if you’re free during the weekend to go out
He would straight up tell you what his opinion of you is, and that he thinks a marriage with you would be the most logical thing to do in order to survive in this system of capitalism and with your combined salaries you can definitely sustain a small one-bedroom flat together and comfortably live within your means despite the rising costs of living as long as you don’t go on any unplanned holidays that’s over budget
Domestic life with Nanami would be pretty neat - literally. Ratio daddy is a clean freak and does not like messes. Don’t be a slob and you’ll be fine
On weekends, you do grocery shopping together. Nanami will carry the bigger/heavier bag. Always.
I feel like he is a minimalist for some reason… your home will be simple, zen, spacious with walls of light colors such as white, ochre, ivory.
He is really caring and a darn good husbando, expect breakfast in bed and if you’re tired or your back hurts, he’ll make you coffee and/or offer to give you a massage. Nanami treats those he cares for with utmost respect
He also wouldn’t mind cooking dinner but will try to wean you off getting takeout
When you’re both finished work and come home, you’d both snuggle on the couch in front of the TV with Nanami’s arm around your shoulder as you sleep with your head on his shoulder. He’ll be considerate and keep quiet then carry you to the room
As you both rush for work in the morning, he’ll fuss and preen over you for a few moments before heading out.

Best Served Cold (Part 2/?)
Tumblr media
Pairing: Jax Teller x OFC
Summary: Sophie begins her first day at the station, but a flat tire has her running late.
Word Count: ~2400
Warnings: angst, illegal activity, possessive behavior, sexual content, canon typical violence
A/N: This is my first SOA fic, so let me know what you think. This will be a multipart fic, so let me know if you want added to the taglist.
Driving over the uneven hard packed road just outside Lodi made Sofie realize she’d forgotten to take into consideration the simple fact that her beloved Charger didn’t have the same clearance as the Humvees she’d spent a lot of her time driving. The location of Sophie’s sniper nest was difficult to find, and uninviting to curious bypassers. As she felt the shocks in her car work extra hard, she realized she might need to increase the budget for car repairs. More of those small details in her plan coming back to bite her. Nothing about this mission was familiar. Depending on an unknown supply source for hardware, knowing she had zero backup when things went pear-shaped - and no matter what, things always went pear-shaped - having a personal target - changed everything.
She knew it would be a bad idea to go out to her place before beginning her first day at the station, but she couldn’t think straight when it came to this. It wasn’t as though she needed the reminder. The photos taped to the wall of the shed felt redundant because she’d never forget the way her sister’s face looked, the bruising, the blood. What haunted her dreams was the vacant, empty look on her face, the way her eyes clearly told everyone she’d allowed herself to escape somewhere else in her mind, protected herself from the horrors she’d experienced by retreating so far into herself that nothing and no one could reach her.
Maybe it was penance. A way of punishing herself for not being able to protect her. No matter how many times she’d heard people tell her it wasn’t her fault. She couldn't have known. She wasn’t even in the country. All true. And yet. Olivia was her sister, her best friend, her biggest supporter. Now she was a memory. A ghost who smiled sadly down at her because Sophie knew Olivia wouldn’t approve. She’d demand Sophie move on, grieve and forgive. She frowned. Sophie no longer felt capable of forgiveness. About a mile outside Charming, the car pulling to the left shook her back to the present. Pulling over, Sophie took a deep breath before getting out of her car to check the damage.
“Shit.”
She saw the silver of a screw or a nail lodged in her tire. It wasn’t entirely flat, and she just hoped it would get her into town. Showing up to work on her first day wasn’t the impression she wanted to make, but clearly the universe decided to do her exactly zero favors.
Pulling her phone from her pocket, Sophie called the station.
“Charming Police Department.”
“Hi, this is Sophie Cooper. Is Deputy Hale available?”
She waited for the phone to connect, and glared at the tire as though it was the inanimate object’s fault she was in this situation.
“Sophie, how are you?”
“A bit embarrassed. I ran an errand early this morning, and on my way back into town, I got a flat tire. It’s not totally flat yet, but it will be by the time I get into town. I wanted to let you know I’d be late, and also ask if you knew of a garage in town?”
She could hear David let out a deep breath and cursed.
“I know, I’m sorry. This isn’t the way I saw my first day going.”
“No, Sophie, I’m sorry, that’s not - there is a garage in town. It’s Teller-Morrow, but it’s owned by the local MC.”
Sophie smiled; maybe she’d get to see Jax again. “Oh, I met one of them outside the diner yesterday. His name was Jax, right? If they can fix my car, I don’t really care what they do on their off hours. Unless it’s a chop shop or something. I do want my car back with all its parts.”
It wasn’t the best joke she’d ever said, but she heard amusement in David’s voice when he responded.
“No, nothing like that. I just know you’re new in town, and SAMCRO has a way of sucking people in.”
“I just need them to fix my tire.”
“Of course.”
She wrote the address he gave her on the palm of her hand. “Thanks, Deputy.”
“David, please. Small town, Sophie.”
“Force of habit. Just be happy I didn’t call you ‘sir’, David.”
He laughed. “I’ll see you later. Let me know if you need a ride into the station once they’ve looked at your car.”
“See you soon, David.”
She kept the speed slow as she crawled into Charming, trying to salvage as much of the tire as she could, hoping they could patch it. Thankfully, David gave her excellent directions and she saw Teller-Morrow on the left. Pulling into the lot, she saw a long row of Harleys lined up along the far side, closest to the garage.
Climbing out of the car, she glanced around. She understood why David wouldn’t want someone new to town, someone working at the station coming to the shop unless they had to. In addition to being an auto shop, it was clearly the MC’s clubhouse. No business in a town the size of Charming needed the tall retractable fences, the barbed wire - the cameras. Anyone with a setup like this knew they had something to hide.
A woman came out of the office. She walked sure in the knowledge that she ruled everything. Sophie admired her instantly.
“Can I help you, sweetheart?”
“Yeah, ran over something sharp coming into town, and now I’ve got a flat tire.”
The woman walked up to her car, rounded the front and looked down at her tire. Sophie wanted to roll her eyes a bit. As though she’d lie about something like that?
“I’ve not seen you around. You new to town or just passing through?”
Sophie looked up, met her gaze. “Yeah, just moved here. I’m Sophie Cooper.”
“Gemma,” she said. “My husband owns the shop.”
“Nice to meet you, Gemma.”
Instead of answering, the woman straightened up, placed her hand on her hip and moved her eyes up and down Sophie’s body in a way that reminded her of inspections during boot camp. Her stance stated clearly that she’d have preferred if Sophie were in fact just driving through. As she’d expected, not everyone in Charming took kindly to having new, unknown, people moving in next door.
“Hey darlin’.”
Turning towards the voice, she saw Jax swaggering across the lot, wiping his hands on a rag he tucked into his back pocket. Grease was a good look on him. Sophie figured anything would look good on him. Or nothing. He offered her a thousand-megawatt smile as he came to stand next to her.
“Thought I was supposed to see you at the station.”
“Something tells me you’ll still have that opportunity.”
His answering grin was cheeky. “You know it.”
“You two know each other?” Gemma asked.
“Met her yesterday outside Lumpy’s. She was talking to Hale about her new job at the station.”
Gemma’s eyes widened, eyebrows to her hairline. “You a cop?”
“Ma!”
Sophie smiled. Seemed as though she’d met the gatekeeper. No one got to a member of the MC without the queen’s permission. If she had to guess, her husband - the owner of the shop - was the MCs president.
“Me? No, never had much use for them, but they needed a receptionist. Not a lot of job opportunities in a small, close-knit community like Charming. Girl’s gotta eat.”
Gemma’s lips pursed as she nodded her head slowly. Her eyes lingered on Sophie a moment too long to be friendly before her gaze cut to Jax.
“Get her fixed up. Friends and family discount.”
“Yeah, no problem.”
“I’ll see you around, Sophie.”
Sophie nodded. “I’m sure you will. Great meeting you, Gemma.”
Her answering grin wasn’t exactly friendly, but it wasn’t hostile, so Sophie figured it was a step in the right direction. She and Jax watched Gemma walk back to the office before turning to look back at her car.
Sophie watched Jax walk slowly around her car, saw the way his tongue poked out wetting his bottom lip. She followed him partway, stopping by the passenger door. Resting her hip against the front fender, she watched Jax admire her car, a smile tucked into the corner of her mouth.
“Nice cage.”
“I know,” she grinned. The Charger was her baby. The closest thing to a home she’d had since she’d been a kid. No matter where life took her, she knew the car would be there. She’d invested a lot of time and money into fixing it up, and maintaining it. She was no mechanic, not when it came to cars. But, she knew what she wanted, and was willing to pay to get the work done right.
“Other than the flat tire, she’s a dream. Think you can fix it up?”
Jax walked around the front of the car, fingers trailing along the hood. He moved in close to her, rested his hip next to hers on the fender. It’d been a while since a man had looked at her with the same heat she saw in Jax’s eyes. Of course, she knew he probably looked at everything in a skirt with that same smolder, but damn if she didn’t enjoy it. What girl didn’t enjoy being the recipient of undivided attention?
“Yeah, I’ll get one of the guys to have a look at it. Probably be able to have it back to you later today.”
Sophie nodded. “Know where I can rent a car?”
Jax’s cocked an eyebrow. “Somewhere you gotta be?”
She laughed. “Yeah, it’s my first day at the station. Off to a great start, aren’t I?”
Jax shoved his hands into his front pockets, rolled his shoulders forward, and leaned into her space a bit more. “Need a ride?”
That look in his eye - she knew exactly what he meant, what he was offering. Laroy had expressed interest in her, but this was different. Jax looked at her as though she already belonged to him, as though he had the right to claim her - as though he already had. Her mouth felt parched, her lips parted to say…something, but all she could do was stare at him with her mouth hanging open like an idiot. She could hear her father joking about her catching flies.
“What’s the hold-up, Jackie Boy?”
The Scottish brogue startled her from the staring match she’d entered into, and had been quickly losing. Pulling back from Jax, she caught sight of a middle-aged man walking towards them.
“Tire’s fucked,” Jax said. “Get Sack to fix it up for her.”
“Aren’t you gonna introduce me to your new lady friend?”
Jax rolled his eyes, but pointed at Sophie.
“Chibs, this is Sophie, she’s new to Charming.”
He came closer and held his hand out. Sophie took note of the distinctive scars on his face, but didn’t make any noticeable reaction to them - at least, she hoped she hadn’t. She’d seen, and caused, a fair number of scars in her life. If anything, his demonstrated a fierceness she could respect.
Stepping away from the car, she took his hand in hers and offered him a smile that made Jax stiffen beside her.
“Hi, I’m Sophie.”
Chibs brought her hand to his lips and pressed a kiss to the back of it. “Pleasure to meet you, lassie.”
“Alright, you bastard,” Jax said, knocking Chib’s hand away from Sophie’s. “Don’t you have cars to fix?”
She could feel the heat of Jax’s body behind her, felt his hand curve around her hip. Chibs winked at her before over her shoulder at Jax. “Right, back to it then. See you around, love.”
Jax stepped around her, and she noticed the way Jax’s eyes watched Chibs walk all the way back to the garage. Noted the way he’d angled his body just enough to block her from full view. Glancing up, she saw Gemma standing in the office doorframe, arms crossed, hip leaning against the jam. From this distance, she couldn’t see the expression on her face.
“Come on,” Jax said as turned back to her, slinging his arm low across her back, fingers wrapping around her waist and pulling her closer to him. “Let’s get you to work. Can’t have you getting fired on your first day.”
Sophie nodded. She allowed Jax to lead her over to the bikes. Noticed that his Dyna parked second in the lineup, and while her interactions with MCs had been comparatively limited, she knew enough to realize that this blond-haired flirt was likely the prince of the castle. Her suspicions were confirmed when he pulled a leather kutte on, and the words “Vice President” stood proudly above the chest pocket. Filing that bit of information away for later, she took the helmet he held out to her and swung on behind him.
“Ever ridden before?”
Sophie threw her leg over, wrapped her arms around him, slid herself closer to his back and brought her lips to his ear. “Once or twice.”
His hand squeezed her thigh as he let out a low chuckle. “Hold on tight, darlin’.”
She did as he asked. Memories of happier times flooded her mind as they drove through the streets of Charming. On the occasions she’d been stateside long enough to come to visit Olivia, she’d enjoyed riding behind whoever Michael trusted enough to have her ride with. He’d shoot her a sly grin and tell her he didn’t trust any of the horny bastards. And, while they had in fact been a bunch of horny bastards, none dared treat her with anything other than respect. Sure, they flirted and teased, but none of them crossed the invisible line that had been drawn.
Jax squeezing her thigh pulled her from her thoughts. Blinking, she realized they had stopped in the station parking lot. She blushed as she noticed Jax staring at her with a slight furrow between his brows. Without thinking, she brought her hand up and gently smoothed the skin between his eyes. He smiled up at her.
“Everything okay?”
She nodded. Slipping from the back of the bike, she unhooked the helmet and passed it back to him. She watched him buckle it under his chin before revving the engine.
“Give me your phone.”
He held his hand out. Tilting her head, she stared at him. He moved his fingers in a “come on” motion. Rolling her eyes, she placed her phone in his hand. She watched him type in his number before passing the phone back to her.
“Call me when your shift is done. I’ll come pick you up. Bring you back to TM so you can pick up your car.”
“Thanks, Jax.”

Dreamy Drabble Prompt: Adventure
It was between them and the family adventure park, and on Dean to convince the financer, Rich, to fund the money-sink of a blind horse rescue.
After a tour of the farm they clustered around the kitchen table. Dean paged through budgets, blueprints of new outbuildings, program plans for some small revenue. Cas' knee knocked against Dean's to stop it bouncing.
Rich sat back, looking around with long consideration, then pinned his eyes on Dean and Cas.
"You're together," he said. So flat and plain that Dean struggled to respond.
Rich took out his chequebook. "My Dave just loves horses."

Saw this article about Ubisoft retracting it's remote work promises it made to it workers and reminded me how these sorts of initiatives that sounded great on paper and fall flat in practice are certainly what Ubi was best at. Here's some examples:
- Back in the pre-pandemic era Ubisoft Toronto was 'piloting' a similar plan to test how hybrid work and 4-day workweeks would impact productivity. Turns out by 'piloting' they meant "only directors can do it" - presumably because directors are 'higher value' and harder to find. I knew some directors who (despite Ubi's stringent NDAs and fear of leaks) could take their PCs home and work from there sometimes if they felt like it, but I never heard of any regular workers being able to do anything like this. Then the pandemic came along and everyone HAD to work from home :)
- Another fun initiative Ubi did was introduce "learning goals", where you as an employee with assistence from your manager could pick a skill you want to improve or something you wanted to develop outside of your core work. The catch however was that producer's weren't made aware of this and schedules wouldn't actually be adjusted to accomodate working on these goals, so workers would have no time to fit those goals in alongside their regular work in production unless their team specifically took it into consideration. The initiative died out fast and everyone forgot about it because no one was given time to learn.
- In light of virtually every junior worker being Underpaid for Toronto's standards of living, Ubi held a 'budgetting' talk where a financial planner essentially told folks how to coupon cut and cut corners in their budgets to save money as opposed to Ubisoft just paying people more. (I later learned Ubisoft wasn't actually adjusting compensation based on Toronto cost of living but rather Montreal's which was significantly cheaper but that's a whole other story)

Choosing Transportation: Charter Bus vs. Carpooling - Which Is Best for Your Group?
When planning group travel, whether it's for a corporate event, a family outing, or a school trip, transportation is a key consideration. Two popular options often come into play: charter buses and carpooling. Each option has its advantages and drawbacks, depending on factors like cost, convenience, comfort, and environmental impact. Let's delve into the comparison between charter buses and carpooling to help you decide which is better suited for your group's needs.
Tumblr media
Cost Considerations
Charter Buses:
Fixed Cost: Charter buses typically charge a flat rate per trip, regardless of the number of passengers (up to capacity).
Economies of Scale: The cost per person decreases as more passengers join, making it economical for larger groups.
Inclusions: Often includes amenities like comfortable seating, air conditioning, and sometimes onboard entertainment.
Carpooling:
Variable Cost: Costs are shared among carpool participants, typically covering fuel and possibly tolls.
Cost Efficiency: Can be cost-effective for smaller groups or short distances.
Flexibility: Participants can split costs fairly based on agreed-upon terms.
Convenience and Comfort
Charter Buses:
Space and Comfort: Buses offer ample space for passengers to move around, recline comfortably, and store belongings.
Door-to-Door Service: Provide direct transportation from pick-up to drop-off points, minimizing transfers and hassle.
Onboard Amenities: Some buses offer Wi-Fi, restroom facilities, and accessibility features for diverse needs.
Carpooling:
Flexibility: Participants can choose pick-up and drop-off locations that suit their schedules.
Personal Space: Offers a more intimate setting among passengers who know each other well.
Driving Responsibilities: Participants take turns driving, which can be convenient or burdensome depending on the group dynamics and driver availability.
Environmental Impact
Charter Buses:
Efficiency: Transporting multiple passengers in one vehicle reduces overall carbon footprint per person.
Modern Fleet: Many charter bus companies invest in eco-friendly technologies to minimize emissions.
Carpooling:
Sharing Resources: Reduces the number of vehicles on the road, contributing to lower emissions collectively.
Vehicle Efficiency: Participants can choose fuel-efficient vehicles, further reducing environmental impact.
Safety and Reliability
Charter Buses:
Professional Drivers: Buses are typically operated by trained drivers who prioritize passenger safety and adhere to regulatory standards.
Maintenance: Charter bus companies maintain their vehicles regularly to ensure safety and reliability.
Carpooling:
Driver Responsibilities: Safety depends on the driving skills and behaviors of each participant.
Vehicle Condition: Reliability varies based on the condition and maintenance of individual vehicles.
Decision Factors
Group Size: Charter buses are ideal for larger groups, offering cost savings and logistical convenience.
Distance: For longer distances, charter buses provide comfort and amenities that make the journey more enjoyable.
Budget: Carpooling can be more economical for shorter trips or smaller groups willing to share driving responsibilities.
Conclusion
Choosing between charter buses and carpooling depends on your group's specific needs, preferences, and logistical considerations. For large groups requiring comfort, convenience, and safety compliance, charter buses often provide the best solution. Alternatively, carpooling may be more suitable for smaller groups seeking flexibility and cost-sharing benefits. Assess your priorities and weigh the factors discussed to make an informed decision that enhances your group travel experience.

Daniela Klette lived quietly. She walked her dog and gave maths tuition to her neighbours’ children.
But when she was arrested in late February, the police found tens of thousands of euros in cash in her Berlin flat and five weapons, among them a Kalashnikov assault rifle and a replica rocket launcher.
Klette, 65, had been on the run for more than 30 years. She was wanted for crimes connected to the left-wing militant Red Army Faction (RAF), which was active in Germany from the 1970s to the 1990s.
Known in its early days as the Baader Meinhof group, the gang pursued their political aims through the kidnap or murder of senior members of the business and industrial communities.
The RAF’s notoriety had led to a podcast team in Berlin trying to track Klette down using a facial recognition tool.
The podcast ran shortly before Christmas, only weeks before the arrest. But police deny a connection. They say they had a tip-off from a member of the public.
The RAF’s crimes are not forgotten in Germany, even if a generation has passed since they were committed.
They continue to exercise the imaginations of film and television producers, who have been making high-budget drama and documentary series that recall the assassinations of the 1980s and 90s.
“The RAF is deeply rooted in the collective memory, at least in western Germany,” says Petra Terhoeven, an expert in the history of political violence at Göttingen University.
Later this year, for example, German television will run a new four-part drama about Alfred Herrhausen, the head of Deutsche Bank, who was murdered shortly after the opening of the Berlin Wall in 1989. A sophisticated roadside bomb destroyed his armoured Mercedes as he was being driven to work.
In 2020 the first Netflix original series for the German market, A Perfect Crime, examined the assassination of Detlev Rohwedder. He was the head of the Treuhandanstalt, the organisation established after German reunification to privatise all state-owned industry in the former East Germany.
Rohwedder was killed by a shot from a sniper’s rifle through an upstairs window at his home in Düsseldorf in the spring of 1991.
In neither case have the perpetrators been caught.
The Netflix series was made by the Beetz Brothers production company. Recalling its origins, co-director Georg Tschurtschenthaler says the brief was to find a project that the whole country would talk about. “It had to be big and relevant,” he says. “It had to create some noise.”
A Perfect Crime, while acknowledging the letter found at the crime scene in which the RAF claimed responsibility for Rohwedder’s murder, presents a number of different scenarios as to who may have killed him. For Tschurtschenthaler the background to the murder is what matters – the rapid closure of much of East German industry and the loss of millions of jobs.
“It’s a dark period that resonates until today,” he says.
Petra Terhoeven, the historian, warns of the dangers of a trivialisation of the crimes committed by the RAF. She detects too great a focus on the perpetrators, too little consideration for the victims.
The victim who has received perhaps most attention is Alfred Herrhausen, a charismatic and influential banker and a personal friend of then-Chancellor Helmut Kohl. A new documentary will accompany the four-part television drama later this year. Herrhausen has also been portrayed in fiction, by the writer Tanja Langer.
“When I was writing my novel it was important for me to create an homage to this person,” she says of her book. The novel, an account of a relationship between a young woman and an older man, a banker, is written from personal experience. Langer and Herrhausen had a close friendship for several years until his death.
Even though the RAF claimed responsibility for Herrhausen’s murder, Tanja Langer thinks the truth may not be as simple. She did several years’ research for her novel and spent a lot of time in the archive of the former East German secret police, the Stasi.
“In the end my conclusion was that even if the RAF carried out the murder, maybe there were others that were also part of it,” she says.
It’s that uncertainty, in part, that fuels the continued interest. There are still many unsolved murders from the 1980s and it’s possible that Daniela Klette, now behind bars, knows something about them.
Not long before she was arrested, a podcast company in Berlin, Undone, set out to find her. They had been contacted by a listener who said he’d been at a party where a woman had claimed to be Klette.
“It was a crazy story,” says Patrick Stegemann, who worked on the series.
Undone brought in an AI expert who deployed facial recognition software to search the internet for pictures that matched one of Klette on an old “Wanted” poster. It came up with a match for a woman living as “Claudia” not far from where the podcasters operate out of an old industrial premises in Berlin. But when they went to look for her, she was nowhere to be found.
Two months later, when Daniela Klette, was arrested, it became clear that they had identified the right woman. Patrick Stegemann remembers hearing the news of the arrest. “It was a wild mixture of feelings,” he says.
Prosecutors are currently going through dozens of boxes of evidence and are yet to bring charges against Klette.
Petra Terhoeven is sceptical she will offer any help.
“The majority of former members of the RAF don't speak about the past,” she says. “It’s like a political sect, it’s a kind of cartel of silence. And so probably she will remain silent.”

Bristol Flats For Sale
Tumblr media
Bristol For many first-time buyers, flats and apartments offer an exciting and affordable way to get on the property ladder in desirable Bristol and city locations. With no garden to maintain and amenities on your doorstep, flats accommodate busy lifestyles comfortably. However, selecting the ideal property requires careful consideration. The first step is defining your priorities - are schools, transport links or nightlife most essential? Floor number preferences also factor in for lifestyle and price. Establishing clear search criteria focused on non-negotiables streamlines your journey immensely. With parameters set, explore promising areas meeting your needs. Compare statistics such as average flat prices, local amenities and quality-of-life ratings to establish pragmatic expectations. Visit proposed neighborhoods to absorb atmosphere beyond numbers. Location ultimately boils down to transport access versus outdoor space value for your routine. Inner zones near stations provide swift commutes but limited private outlooks. Outer areas balance larger room sizes and direct transport costs. Bristol Property type also affects costs and responsibilities long-term. New-build flats offer designer finishes in amenity-rich locations at premium prices. Pre-loved converted houses provide historic charm and investment potential closer to the average first-time buyer budget. Evaluate individual properties shrewdly. Factor room configurations and storage solutions, transport links, maintenance and service charges into affordability alongside sale price. Quality fixtures and modernized bathrooms elevate livability significantly. Methodical research into locations, development amenities and showcase flats educates informed choices. Viewings require scrutiny beyond curb appeal to long-term suitability. Experienced conveyancers and mortgage advisors smooth the purchase process. With patience and perseverance, your ideal new home awaits discovery.

I need recommendations for an ergonomic mouse and keyboard. The standard keyboard I have makes typing extremely painful after a short period of time. I would looooove do more writing again, but it's simply not possible without ice packs and braces...and several days of recovery doing nothing.
My left hand controls the mouse because my right wrist locks up after a few minutes of using it. This needs to be an option for me. I would prefers the keys on the keyboard to be nearly flat, not big things that my fingernails will hit.
The keyboard slider on my desk is 23x11.5 inches, but slides out only to about 8 inches. This gives me plenty of room for a standard keyboard and mouse. I cannot put the keyboard on the desk itself because it's too high. Where the slider is has my arms at an almost exact 90 degree angle, which is comfortable and ideal.
No lights or anything like that. Those light up keyboards trigger seizures. That is not a safe option for me. I've looked into whether or not I can turn the lights off...and I can't. I can only imagine how much of the battery they eat.
Oh, and it has to be cordless. I have a cat, and she haaaaaaaates it when I'm using my computer. Cacoa will be napping, but if she wakes up for a drink or anything, she immediately comes over to me, yelling and demanding attention. I have a bed set up for her next to my chair, but that's not good enough. She doesn't do this if I'm not using my PC. My previous keyboard had a cord, and she would smack and pull on it so much she pulled it out from beneath my hands or from it's connection to the computer tower. Before Jasper passed away, he would chew through the cord. He killed two keyboards doing that, and he only chewed through it when I was away from my PC. It's why I opted for the more expensive wireless type.
My budget for this? No idea. Right now our budget is food, utilities, fuel, and I need to somehow manage to fit in clothes and shoes. I have just two pairs of shoes now: sandals and walking shoes. I need boots (for gardening and rain) and slippers/house shoes (strictly indoors, not plastic, warm without making my feet sweat profusely, which plastic always does). My shirts are becoming threadbare, which means a trip to the thrift shop is necessary ASAP. Several of my favorite shirts are now retired and await being made into a tshirt quilt (currently just two shirts, and I need considerably more for making such a quilt). I'm Disabled, my husband is the only one working, and all the money from commissions and selling my quilts will be applied to paying medical bills.

Oh dang, apparently tumblr tip feature lets you leave comments! Also as I reply to this, let it be known that I deeply appreciate every tip, subscriber, and birthday present this month. Because, while I know things will pan out in time, those are the little things helping me out with unexpected expenses like the wheelchair, or frankly getting myself some cheap doordash the other night when I realized I didn't have anything I could make without getting up. So every little bit literally brightens my day and thanks.
Tumblr media
So yeah, absolutely.
Listen, I've learned how to make things flex in almost any situation. It really depends what scale you want to work with. I can give advice on everything from how to hitchhike the US returning stolen eyedrops to more standard methods of pursuing stability. Let's start with the latter.
So rule of thumb, the larger and more liberal or progressive your city is, the better your experiences with this will be. I'll add things for more small town and rural people later on. But for the city folk:
Always google your community resources, and don't only check the main city site. Don't be shy about googling "rental assistance [town]", "[utility assistance] town", whatever. Usually there's more than the default government programs around, same as there being community foodbanks and the like. There may be more resources in your backyard than you know.
Even if you yourself are not homeless actively, it doesn't hurt to go down to homeless centers, specifically ones geared towards rehabilitation and recovery housing programs, because they often have pamphlets of resources on where to get free medical, free meals, and so on. For example Portland Oregon down by SAFES and the Rescue Mission hands out little decently thick booklets with piles of resources that teach you to beat your feet for 8 free meals/snacks a day. And that's not even brushing on dental vans, and medical resources even for homeless LGBTQ people needing support on hormones or other issues. It's the best place to look for resources.
Learn to cook basics. Rice and beans is your friend, and very flexible with the right veggie blends, seasonings, and occasional meat thrown in. You can live off a crock pot with several varied meals a week this way. Add in learning to bake your own bread. It cuts your sugar intake considerably, you WILL notice weight loss in a good way, it tastes way the fuck better than store shit, and if you add that, some noodles and butter and garlic to your pantry, you actually have a decent rotating menu where you can keep an EXTREMELY low food budget, if you're in some position you don't have food stamps accessible.
While I always, ALWAYS suggest going to a doctor in any and every situation, and this is purely nonprofessional "this saved my ass" advice, fish antibiotics work in place of human antibiotics in emergencies. You can get Amoxicillin, Penecillin, and several other things on most pet sites or at pet stores if you can't cover copays and this that and the other or just flat Can Not Access Or Get To Assistance. Still immediately seek professional treatment when you can, but if you've got an emergency abcess and no healthcare, this WILL save your ass, literally.
Ignore boomers. Avocados are your friend. They're like 68/cents each in my area of the US at least and have great fatty content. Beans will cover your protein, avocados will cover your fat. Use one avocado with a scoop from a big gallon tub of ice cream and mix in your favorite fruit, easily kept frozen in bulk in the fridge, in a blender. Congratulations you have a semi spoil semi diet shake thing for cheap as hell in multiple servings and a bunch of vitamins and shit. If you're in a region where avocados ARE expensive, then find another base with similar properties. Hell, bananas ain't a bad answer.
Literally this is the diet I have been pouring weight off with. I cut out soda, I stopped buying snack cakes and the like, I started making my own bread. H leaned heavily on rice and beans, noodles for carbs on occasion to break it up, and various small experiments to shake it up while cruising with smoothies by day. It don't cost jack shit in the long run and its. Like. Good for you???
If you have the space, by zoning or rural location, invest in a chicken coop, or at least the parts to build one yourself. There's DIY guides all over the internet. Have the joy of raising a couple chickies inside then putting them out and you have eggs for life. Get a few chickens per people and you'll have eggs coming out your ears. You'll be trying to give eggs away to friends. Sell eggs. I don't care. Eggs. Throw them scraps and they shit out food for you. It's magic.
Don't be afraid about using a little indoor grow space. While I don't expect you to go Pot Farmer like Some People, it doesn't hurt to set up a raised indoor grower and just PLANT some of what you use most, because if you take care of it right within a few months you'll have all you ever need. There's cheap basic grow lights or you can just put them up near windows that match the lighting cycle of the given plant.
There's probably others I'm not thinking of. But here's what I came up with top of my head, hope this helps someone.

The Bookwalker: Thief of Tales

youtube
Tumblr media
I’ll drop the mic and just say it: The Bookwalker is one of the rare unique games I’ve played in recent years, the game is so successful at being a memorable experience for the player without trying too much or attempting to implement plot-twists here and there, I checked The Bookwalter after watching release trailer, and there was one scene that caught my eye particularly (which you can find below), if you played Disco Elysium you will recognize what I mean: the scene where we, as the protagonist, come to find the hanged man in the backgarden of the hotel we reside in. I am not sure if this was a nod to Disco Elysium by the developers, but it feels too much of a coincidence to happen. Even the dialogue window and character frames are inspired by Disco Elysium as far as it goes.
Tumblr media
Let’s cut to the chase, what’s this game about that I highly appreciate so far? Well, you’re an author named Etienne Quist and you’re banned from writing books for 34 years due to some disclosed reasons, we start in medias res, and before the beginning of the games, we had contacted with some people through our associates and this stranger, that we don’t get to meet in person, says he can help reduce our sentence by taking some chores and completing side jobs that he tasks us. Since we are unemployed, we also face the risk of being evicted from our cubicle-size flat as well, when you take all these into consideration, we don’t have a better alternative not to go along with this stranger’s jobs. The stranger communicates us through the phone in our flat, he calls us, sends somebody to drop off a bag in front of our door, we receive the door and bring it to our table. What are the jobs, you shall ask? In this world, the stranger sends us a bag containing novels, a compartment and some pieces that contain in-depth info about the authors of the novels, we are tasked with dive into the novels themselves, live in it, and extract specific items, objects etc, hence the name of the game, Bookwalker. The game has two different camera angles by the way: first on e is the “real world”, the world the protagonist dwells in, second one is the world of books. The first one is in first-person camera, whereas the second is in almost top-down camera angle. I thought “oh boy, this is gonna be disorienting for me for sure” but don’t worry you spend %90 of your time in “books”, in other words, you are not going back and forth so often.
Tumblr media
I wish to mention the setting a little bit: the game’s budget and development are mostly spent in “books” not in “real world”. There is no exploration in real world, only limited interaction with your neighbours in your apartment. You have a compact flat, and there is only two floors you can travel to in the apartment, you can deliver the bag after retrieving the item from the novel on base floor, then you return to your flat, sleep through night, you’ll receive a phone call, then a new bag is dropped at your door and repeat.
At first I was not certain if the books we will dive into are real books or made-up, out of 7 books in the game, I have completed two of them so far, and they are not real books. This made me question: would it have been spectacular if we lived in actual books, would that worked out at all? The developers can have more freedom by creating made-up books instead of taking an actual book and try to make it work that way, still it could have been a unique experience. The books we find ourselves in are linear, they are not open-world, and you can feel the intended flow of the game as you progress. The first book is “A Drop of Infinity” where we are asked to extract a magical potion, we wake up in a basement-type dungeon, we get to meet our companion, which is lantern-size cage that we name Roderick, who claims that s/he has read A Drop of Infinity fives times and knows all the minute details of the book and can be a help for us. We continue our journey with him/her on our hand, and we interact with it often, at every possible action. Not to spoil the books, I won’t go much into them plot-wise.
Tumblr media
The game has a mechanic that I was surprised to see: you can access your belongings and items in the books that you have in your flat. For example, there’s a wall that needs to taken down, Roderick asks us whether we’ve a hammer in our own room, we don’t. Then we knock on our neighbour’s door and ask them, he lends his hammer to us, bring it to the room, we dive into the book once again and take down the wall.
In two clips below, you can more clearly understand what’s going on:
youtube
youtube
The game has lite-combat too: this does not take up much of the game to be honest, let’s say, each book lasts around 60 minutes, and you will spend at most 5-10 minutes for combat. The variety of it is not diverse, you have a handful of abilities, heavy-attack, light-attack, stun and shield. These fights are not challenging and you’ll be able to heal yourself during the fight with food.
Tumblr media
Furthermore, the game has inventory mechanic with 4 categories:
Healing: you will be finding food such as apple and bread around for health
Craft Parts: you will need to craft certain items along the way, such as crowbards, shovel on workbench
Stuff: random, unneeded items, you will be melting them and redeem ink
Quest Items: specific objects that you will be extracting from the book as required by the mission
With a never-before-experienced approach, The Bookwalker is a must-play for all players who enjoy narrative-driven games.
