DRA COMPLETES MULTIPLE INDUSTRIAL LEASE AND SALE TRANSACTIONS SUBSTANTIALLY COMPLETING THE REPOSITIONING OF THE CHESTERFIELD COMMERCE CENTER (23 SQUARE BUSINESS PARK)

Bingham Farms, Michigan (December 2023) - Andrew Boncore, Senior Vice President of Brokerage with Dominion Real Estate Advisors, LLC. (DRA)  recently completed 3 separate transactions within Chesterfield Commerce Center Park aka 23 Square Business Park.

The first completed in June involved the sale of 30860 Sierra Drive, Chesterfield MI., a 38,880 SF industrial building, which was sold to Dagger Sierra, LLC. who will be using the facility for warehouse distribution. Boncore represented the Seller G&I XI BKG POOL II, LLC and Ben Wilkiemyer of Signature Associates represented the Buyer.

The second transaction involved a 90,000 SF, 15-year lease to industrial equipment supplier, RoboVent, (a Nederman company) at 52029 Sierra Drive. Andrew Boncore and Assistant Vice President Alex Tokarz worked together in representing both the Landlord BKG Dominion 23 Square I, LLC. and the Tenant in this transaction. The subject property is a new 198,000 SF state of the art industrial building suitable for light manufacturing, or warehouse/distribution and was put up “on speculation” by local developer Burton Katzman/Dominion Realty Services early this year. The building’s interior is being built-out to the tenant’s specifications and will be ready for occupancy in March 2024. RoboVent is a leader in the design and manufacture of filtration and ventilation systems. Since being founded in 1989, they have grown significantly to become an international supplier with locations in the U.S, Canada and Mexico, and its products are distributed through its partners globally.  

A third transaction involved the sale of 16 acres of unimproved shovel ready land (Lot#2) within the Chesterfield Commerce Center Park aka 23 Square Business Park, which was sold to M3 Sub #2, LLC, a wholly owned entity of Signs 365. The land was acquired for future development to accommodate the growth and expansion of various entities of Signs 365. Boncore represented the Buyer and the Seller, RCS Land, LLC was represented by Bob Pagano and Jack Coury of Newmark.

With a normal person, this might count as blackmail material, but a) this is a case of mutually assured destruction if ever there was one, and b) Fury is immune to embarrassment. Not just in the regular, Tony Stark way, either, oh no. Things that could possibly end up being embarrassing to Fury get somehow warped and changed until they go from mortifying all the way over into useful and/or good for his image. It’s like a superpower.

Carrying Clint’s small child self around on his shoulders more than once has probably already hit the interagency rumour mill as an example of Fury’s innate awesomeness: good with rocket launchers and small children.

“Guys, he’s gone,” Tony growled into the communicator on their private line, drawing Thor out of his darkening thoughts. “Someone tranqed him and took him. He’s gone.”

Honorary mention goes to the Responsible Science series by @letteredlettered - the stories don’t have the "Avengers Team & Bruce Banner" tag, but they could, and they are amazing. The best Bruce Banner writing I've ever come across.

DOMINION REAL ESTATE ADVISORS COMPLETES 15-YEAR, 90,000 SF LEASE WITH SWEDISH SUBSIDIARY ROBOVENT

RoboVent, a supplier of air filtration systems to automotive and other industries, is planning to invest $1 million in a new 90,000-square-foot plant in Macomb County to handle recent growth.

The company is preparing to move from its 54,000-square-foot space in Sterling Heights into a 15-year lease at a newly constructed industrial building at 52029 Sierra Dr. in Chesterfield Township, President Rick Kreczmer said.

RoboVent, which employs about 120 workers with 76 in Michigan, will begin moving in February and is expected to be settled in by the end of May. The company will add a handful of employees to start and more as demand warrants.

RoboVent’s roots are in automotive, but it has seen significant growth in other industries, including aerospace, powder and bulk, pharmaceuticals, food processing, agriculture and construction. Electric vehicles and batteries are another major target for expansion, Kreczmer said.

“Whether it has wings, wheels or floats, if it has a weld on it, it’s going to create fumes,” he said. “It’s up to us to take that out of the factory environment.”

The company’s line of products includes portable and modular units for dust, fume and mist collection. Its equipment is found in factories across North America, from tier one suppliers and machine shops to automaker assembly plants.

RoboVent outfitted Rivian’s plant in Illinois with air filters and counts Tesla as a major customer. Other customers include the Detroit 3 automakers, Iroquois Industries, Tenneco, Forvia and Lear. 

Its value proposition is simple: Healthy air creates healthier, more productive employees, Kreczmer said.

“If someone does metal working in Michigan, I’d be hard pressed to say that they don’t have one of our products in one shape or form, whether it’s a centralized solution designed specifically for their line or application, a modified version or they purchased our stuff through an integrator,” said Frank Cea, vice president of growth and engagement for the company.

RoboVent’s revenue is on pace to grow 15% over last year to $43 million. Kreczmer, who took the reins at the company five years ago, said he hopes to sustain that growth by diversifying. About 65% of its revenue still comes from automotive, with 80% tied to welding.

Founded in 1989, RoboVent was purchased by Swedish air filtration giant Nederman last year for about $40 million, giving the parent company strong footing in the U.S. welding market.

Kreczmer said RoboVent is well-positioned to capitalize on the industry’s electric vehicle transition as companies build new factories and retool existing plants. 

“I like the battery segment because that does give us a little bit of diversification outside of welding,” he said.

As fate would have it, Victor's crew encounters a typhoon that throws the prince overboard. His life is spared, somehow, be it luck or destiny, and he wakes up on an unfamiliar and seemingly uninhabited isle. That is, until he notices the man hovering over him.

His savior is none other than the lost prince of Hasetsu.

i’m the weakest for royal and fantasy aus so of course this fic is showing up here, as a combination of both! it’s such an interesting story with a lot of heart, and so sweet and sad at times—i enjoyed this a lot :)
