A = Aftercare (what they’re like after sex)
I think Zay's kinda meticulous. Like in his head, he's got a checklist that he goes through before he can fully wind down and enjoy you. When he gets through it, he just pulls you on top of him and lets himself fall asleep with your weight on top of him.
B = Body part (their favorite body part of theirs and also their partner’s)
Zay likes his shoulders because you're the perfect height to hang off them. They're wide enough that he could block you from view if he wanted. He really enjoys your hair though. Long or short/ any texture, he will constantly be wanting to put his face in it.
C = Cum (anything to do with cum, basically)
I feel like Zayant is really strict with protection. He's always got a barrier between the two of you until he can put a ring on it, ok?

Zay is a little lacking in communication and intimacy. Things can come off as businesslike and stiff, but he warms for you.

He's soooooo in his head. As a doctor, I feel like jacking off helps him decompress after a shift and to help him get to sleep.

Decent, I have to say. More of a grower than a shower, but it's exactly what you want.

House it Going? What is the Bottom Line in the Santa Cruz Housing Market?

Hi! I'm Megan Kilmer a local millennial Santa Cruz Mama, and Homeowner!
Living in Santa Cruz has always been a worthy battle. I am someone who's rented a kitchen nook with a beaded curtain for privacy in order to stay in this beautiful town. I've been a single mama with my first kiddo, renting rooms from other single mamas. My partner and I make just under the six-figure mark and are considered "low-income" by Santa Cruz County standards. I'm not a magician. I can't make housing fall from the sky, but I can tell you how to hack your way into the Santa Cruz housing market!
Right off the bat - I want to acknowledge that the battle for housing is systemic. When our parents grew up, there was no such thing as a credit score. Many people rely on generational wealth to access their first home purchase and there are many who have been excluded from home buying in the past. Therefore, they do not have generational wealth to draw from. In addition, homelessness is a relatively new concept. One used to be able to walk into the woods and clear part of the forest to build their home, and in other countries homelessness doesn't exist because housing is treated as a human right.
Well, we are here now, so let's play with the cards that we have been dealt. What can we do with the current system in place? If home buying isn't where you are in your housing journey right now - feel free to skip ahead. I will be adding information to help those who need resources for rental support as well.
So let dive in - what is needed to be a homebuyer in this market?
There are two ways to buy a house - all cash or financing. If you need a loan you need to be loanable. That means consistent income for two years, a decent credit score, and most people need at least 3-5% down. So let's talk turkey - what's the bottom line in Santa Cruz County?
If you're like me you have been up late at night scrolling looking at real estate websites and drooling at something ridiculously cheap. Maybe it's a piece of land for 15K, mobile home for 170K, or a cute cabin in Felton for 300K! Or wondering why in the world is a condo on by the beach here under 1M?! Or what's up with a "pre-forecloser" property? You probably already know this, but if it looks too good to be true, it is!
Pieces of land under 100K most likely are not buildable. Keep in mind that any property in the San Lorenzo Valley ( Felton, Mt Hermon, Ben Lomond, Lompico, Zayante, Brookdale, Boulder Creek etc.) that does not have a sewer connection is going to need a septic test. Most septic and well systems have not been maintained or were damaged in the CZU Complex Fires. This means that building will take time effort and MONEY! It's 2023 and of the 911 homes lost, we only have 24 rebuilds! Despite the County stating that they are expediting the permitting process.
Does that mean you shouldn't try? No! There are some problem solves to building. One is an FHA 203(k) loan. If you are willing to put in the effort and energy to go through the permitting and rebuild process you will be able to finance the development of your property with a loan.
One of the most inquired about properties I get are mobile homes under 200K. These are tricky. with a mobile home they ask for a larger downpayment because these homes are seen as "depreciating assets" to financial institutions - that being said these home don't seem to have lost much, if any value, in our Santa Cruz housing bubble. The fact is we are still short on housing and affordable homes to buying a mobile home is still a better bet than renting. Because you will gain equity in your mobile home verse not equity gains in a rental.
So why would a mobile home in Santa Cruz County be under 200K? Some parks have age restrictions like age requirements of 55+. Some parks have very high space rent especially if they are near the ocean or another desired location. If space rent is above $1000 this makes the property value go down because it decreases affordability. Also a challenge may be that the mobile home was build pre 1974. These are hard to lend on since they are considered a vehicle, but an added bonus for these homes is there is no home property tax, only annual registration.
Mobile home loans are possible, but a little different. You will need a higher downpayment, 10-20% and the terms of the loans tend to be shorter between 14-20years. If the loan term is shorter that increases your monthly payment. So, if you are looking at a 200K mobile you may end up paying the same amount as you would a 400K home a month, but as you know, those don't exist in Santa Cruz County! So get the mobile home, build equity so that when the time is right you can leverage into your next home.
On to the cute tiny cabin in Felton - or Paradise Park! If you are a member of a Masonic Organization in good standing with dues paid you are eligible to buy property in the Paradise Park community. If you aren't, you are out of luck. If this is a creative direction you want to explore let me know I can introduce to a Brother.
Other cute cabins in the Santa Cruz redwoods! These homes were build after the 1906 earthquake that devastated San Francisco. The homes were build as vacation homes and have now turned into permanent residences. Because many of these homes were not built to endure year-round use there are a lot of "fixers" we can go back to our FHA 203K loan for support with financing a home that is a fixer. We will also diligently ensure that the well and septic systems pass inspections before committing to a home because these issues are costly and may make your monthly payment unaffordable after financing repairs.
Those properties by the beach that snag everyone's attention are usually shared equity - like a timeshare. Many I have seen are between 1/4th and 1/7th shared equity. You would need to work out times that the other homeowners approve to be at the property. It cannot be a permanent residence and it could be loaned on as an investment property but you will not be able to put less than 20% down on it.
The last thing I want to mention about the dream homes that you may find online - there is no such thing as a "pre-foreclosure" home. Those folks have defaulted on a mortgage payment, missed their tax payment, or have a mechanics lien. They are not posting their home for sale. I think it's really sad that big real estate websites do this because the homeowners are already struggling and it gives false hope to a scroller!

This March, we celebrate 5 years on business, and boy how we’ve grown, once upon a time it was just me and my rescue horse, Juliette. Now we have 7 horses (all rescues but one) six employees, and six ranch voulunteers. Shout out to Kris Bepristis and Captured Memories by Katniss, who’s children have been riding with me since day 1, and Zayante Hollow Ranch for boarding our horses and providing such a wonderful facility for everyone to enjoy ❤️ I love the gift we are able to give to our animals and the families in our community, a big heart to anyone who has supported us over the years. A = Affection (How affectionate are they? How do they show affection?)
I feel like he’s seen affectionate couples, in his parents, so he doesn’t shy away from it. He’s big into hand holding, and kissing your cheek as a hello/goodbye. Other than that, I feel like your arms are linked when you guys walk out and about together.
B = Best friend (What would they be like as a best friend? How would the friendship start?)
I think he’d be a solid best friend. The two of you are in an odd situation, working together, he as a doctor, you as a nurse. He always listens to what you have to say, because you’re you, and you’ve got good things to say. ZZ will back you up regardless of situation, and with minimal context.
C = Cuddles (Do they like to cuddle? How would they cuddle?)
I feel like cuddling can get a bit overwhelming. If anything, the two of you will lay down and watch each other breathe. The hospital can get busy and loud, so it’s good to have decompression time.
D = Domestic (Do they want to settle down? How are they at cooking and cleaning?)
His mama raised him right, he wants a marriage like his parents, but! He is pretty trash at laundry and maintaining an apartment. His cooking is coming along quite nicely though.
E = Ending (If they had to break up with their partner, how would they do it?)
I feel like he’d try to be logical. He’s the type who would take you to dinner, and tell you that it’s over to your face, logically and calmly.
F = Fiance(e) (How do they feel about commitment? How quick would they want to get married?)
Oh he’s all about commitment. I feel he’s a little too into it, and you may need to tell him to calm down.
G = Gentle (How gentle are they, both physically and emotionally?)
ZZ takes a minute to get soft with you. Initially, it’s not supposed to be that deep of a connection between the two of you. It IS, though, and he softens up nicely about 4 months into the relationship.
H = Hugs (Do they like hugs? How often do they do it? What are their hugs like?)
We have established Z is a bit more on the reserved side of things, so I feel like you maybe need to draw yourself in closer at the start. You have to wrap yourself up in his long arms and settle in. He will make hugs last as long as possible.
I = I love you (How fast do they say the L-word?)
I think he's a real gentleman about it! Like he knows the two of you are going to be together, so you don't quite get an 'I Love You" until at least 3 months together, dating twice a week.
J = Jealousy (How jealous do they get? What do they do when they’re jealous?)
He doesn't get jealous per se, he just wants to be the object of your attention! He gets a little bit pouty if you're focused on someone else, but it depends if he likes that person or not, and he can keep a lid on that most of the time.
K = Kisses (What are their kisses like? Where do they like to kiss you? Where do they like to be kissed?)
Think Casablanca, think Brief Encounter, think ROMANCE. ZZ's kisses can range from your mouth, your entire face, and your earlobes. He's a fan of you kissing his forehead (when you can reach it).
L = Little ones (How are they around children?)
He does surprisingly well with little kids. He just talks to them like they're people, and makes sure they can understand what he's saying before he does! Pediatric royalty over here. King of leveling with his patients!
M = Morning (How are mornings spent with them?)
He works at the hospital as early as 4am. This is good because you get him back at 4pm, for an early dinner. On days off, he likes to sleep until 9am.
N = Night (How are nights spent with them?)
It's an early night most nights. You both moisturize and read until you guys fall asleep. He's all about being cozy with you.
O = Open (When would they start revealing things about themselves? Do they say everything all at once or wait a while to reveal things slowly?)
ZZ is under the impression that he's boring, so he holds on to his personal details. It's okay, it's nice to have slow reveals with him.
P = Patience (How easily angered are they?)
He's got that annoying doctor skill where you act first, panic later. Like, I wouldn't want to try and pick a fight with him, he's so naturally calm he sucks to try and yell at.
Q = Quizzes (How much would they remember about you? Do they remember every little detail you mention in passing, or do they kind of forget everything?)
This man is surviving medical education in the 1930s, I feel like he'll hold on to all your little details like lives could be saved!
R = Remember (What is their favorite moment in your relationship?)
His favorite moment in your relationship was when the two of you were still flirting, and he wanted to genuinely ask you about a misplaced blood sample. You looked him dead in the eye, and pull it out of his white coat breast pocket. He was a goner from then on.
S = Security (How protective are they? How would they protect you? How would they like to be protected?)
He's pretty protective! The two of you have a signal where he can either jump in to the conversation, to back you up, or stand slightly behind you and look scary! Zenday is good with you doing the same for him!
T = Try (How much effort would they put into dates, anniversaries, gifts, everyday tasks?)
He's excellent when it comes to dates. He's been using a planner since medical school, so you're locked and loaded. Gifts? Easy, he loves thinking about you throughout the day. Everyday tasks? Lacking, but he tries.
U = Ugly (What would be some bad habits of theirs?)
You have to remind this man to eat, rest, and brush his hair. I feel like he's one of those people who will forget what the laundry machine is, until there's literally no clean cloth in his apartment. King of being bad at chores and busy at work!
V = Vanity (How concerned are they with their looks?)
Minimal. I’ve covered it earlier in this alphabet, but he does minimal work on himself, only to keep himself maintained. He’s too busy to be looking at himself all the time.
W = Whole (Would they feel incomplete without you?)
Z is a well-read individual, so he subscribes to the ancient Greek belief where people originally had 2 heads, 4 legs, and 4 arms. Soul mates are forever babe. The short answer is: he would feel incomplete without you.
X = Xtra (A random headcanon for them.)
I think he stans Frank Sinatra. I have nothing to back this up, but it’s a feeling.
Y = Yuck (What are some things they wouldn’t like, either in general or in a partner?)
He’s not a fan of risky behavior. He wants someone stable and rational. Creativity and adventure isn’t off the table, but maturity comes first.
Z = Zzz (What is a sleep habits of theirs?)
ZZ is terminally "eepy", it's in his name. Your partner is "eepy" to the point where you wonder if he's slightly anemic. He probably is, but he's also learning to take care of himself, same as the rest of us. He spends a lot of time napping, especially on his days off.

Frank Sinatra’s Rat Pack Desert Hideaway
What a wild time it was! In the 1960s, Frank Sinatra’s Rat Pack friends were setting Las Vegas on fire with their hugely popular shows, and Sinatra, much like Elvis Presley and Tom Jones, was one of those rare entertainers who made women swoon and throw their unmentionables on the stage.
Their somewhat slapstick stage performances looked easy and effortless but took a lot out of Sinatra. His solution was to create a hideaway a few hours from Las Vegas on a pinnacle of land above Palm Desert, California where he could chill out in peace. Frank Sinatra’s former home, Villa Maggio, is now on the market, priced at $4.25 million.
Sinatra’s lifestyle was a bit on the wild side as he ran with his Rat Pack of friends: Sammy Davis, Jr., Dean Martin, Peter Lawford and Joey Bishop. Always in the press, Sinatra’s every move, whether good, bad or controversial, was always on display to the public. But nothing would deter his fans. They bought his albums, watched him on television and saw all his films when he became an award-winning actor.
After he died in 1998 at age 82, there was a buying frenzy of his albums in music stores everywhere. Some have tried to copy his style, but none have achieved his unique sound.
With his huge popularity, or maybe because of it, Sinatra experienced bouts of depression where he kept to himself. Villa Maggio, built in the late 1960s and named after his 1954 Academy-Award-winning role as Private Angelo Maggio in From Here to Eternity, was his place of choice to lay back and get a grip. Villa Maggio’s 10-acre compound of three buildings is perched on a craggy hilltop surrounded by boulders and exquisite views. Built in a rustic style with calming warm woods, local stone, and seven stone fireplaces in the main house, it has two kitchens, dining and living rooms, a den, five bedrooms, six bathrooms, and a deck overlooking the view.
The attached guest quarters and a detached guest house, where Sinatra always provided his visitors with first-class accommodations, have four more bedrooms and a kitchen. The pool house has a great room with a stone fireplace, two bathrooms, two saunas and a mini-kitchen with views over the pool and tennis court. There is also a generator, water tower and well. A private helipad allows guests to fly in and out, and there is parking for 25 cars.
Known to be a celebrity stomping ground where the stars have escaped the rigors of Hollywood for decades, Palm Desert is also the home of the famous annual Coachella music festival. From the golden age of Hollywood, to the Rat Pack era, to today, Palm Springs/Palm Desert is a favorite getaway for celebrities.
Some visit, and some buy homes such as Kim Kardashian and Leonardo DiCaprio. On any lucky day, visitors might be rubbing elbows with Katy Perry, The Weeknd, Gigi and Bella Hadid or Kendall Jenner when frequenting The Shops on El Paseo or dining at one of the many eateries.

Aptos is an unincorporated town in Santa Cruz County, California, United States. The town contains several small communities with a combined population of 24,402, including Aptos Hills-Larkin Valley, Aptos Village, Cabrillo, Seacliff, Rio Del Mar, and Seascape.
The name Aptos is Ohlone, meaning “the people”. Aptos was traditionally inhabited by the Ohlone Awaswas people. The name is one of only three native words that have survived (in Hispanicized form) as place names in Santa Cruz County (the others are Soquel and Zayante).
