Same anon. This question is related to ReShade versions. From what I can understand, the changes that can render old presets useless are those in the shaders, right? So, there isn't really a way to "port" those presets made in older versions to the newest one, no? Apparently 3.0.8 is the most popular for some reason, but most presets that work on it should be fine in 3.1.x, right? Could them still be good on 3.3.x or 3.4.x? This is going to be long. I’m thorough.

I answered an ask about version compatibility not too long ago, you should find it useful to read through. It goes into the basics about the difference between ReShade the tool and shaders as individual things that work with ReShade the tool. It might answer all your questions, but in case it doesn’t…

The reason a lot of people favour 3.0.8 is because shortly after that version Marty McFly, the author of the MXAO shader, rewrote it a little and changed a few things about it, meaning any preset that used the old version would need its MXAO settings updating if using the new shader instead. Some people prefer the older version of MXAO, and some people don’t want to faff around editing the MXAO settings (I am neither of those people!).

As I explain in the link above, however, there is absolutely no reason why the version of MXAO that came with 3.0.8 can’t be used with 3.4.1 (which is another popular version, and the last version of 3.x before they brought out 4.x). Any shader that was made for any 3.x version of ReShade can be used with any other 3.x version of ReShade. There were several improvements to the interface in between 3.0.8 and 3.4.1 which make it worth the upgrade in my opinion, but you can do so while keeping the shaders that came with 3.0.8 if you prefer. 

You’re right to say presets rely more on specific shaders than they do on a particular ReShade version (barring major rewrites of ReShade the tool between major releases like from 2.x to 3.x, although 3.x presets should work with 4.x taking into consideration the things I’m going to say next). 

I wrote Hazy Days and Blueberryade with 3.0.8 but use it quite happily with 3.4.1, having edited the MXAO settings after Marty rewrote that shader (which could have happened at any time, it just happened to be after the release of 3.0.8), and I know @harrie-cc is using Hazy Days and my more recent Clear Bloom with 4.3, and only encountered a couple of issues relating to the DoF shader (which is no big problem anyway since that’s one of the shaders you change up to suit a scene yourself).

So, any 3.x preset should work with any other 3.x version, as long as you’re mindful that you may need to tweak the MXAO settings (or just use the shaders appropriate to the version that was used when creating that preset). And you’ll probably find a lot of 3.x presets work fine with 4.x versions too, but I’d recommend a fairly decent working knowledge of ReShade before trying it in case you encounter any issues. Because if there’s one thing about ReShade it’s that it requires some heavy duty troubleshooting sometimes, and while solutions are usually quite simple and straightforward, being armed with the knowledge of how ReShade and shaders work first is going to cut down that troubleshooting time considerably.

As for 4.x presets being used on 3.x versions, that gets slightly more tricky.

When 4.x came out they rewrote how ReShade deals with sliders (when you put your mouse inside a box that has numerical values in it you can pull your mouse from side to side to change the value up or down). In 3.x that functionality was called ‘drag’, and in 4.x it’s changed to a different system called ‘slider’. 

Now, 4.x has the potential to use either ‘slider’ or ‘drag’, depending on which you specify in the shader code. But 3.x doesn’t have the ‘slider’ functionality at all. This means if you’re using a 3.x shader in 4.x it will recognise where it says ‘drag’ and work appropriately. But it means if you use a 4.x shader in 3.x it won’t recognise where it says ‘slider’, and some settings will be missing from the shaders. This can be remedied by editing the shader code so wherever it says ‘slider’ you change it to ‘drag’, but that’s time consuming and a pain. By all means go ahead and do it (I’m using three shaders that were written for 4.x in 3.4.1 at the moment and they work more or less fine now I’ve edited the shader code), but it’ll probably be tedious. If you do do it, make sure you back up those shaders afterwards so you never have to do it again.

So, your two options for using a 4.x preset in a 3.x version of ReShade would be to either use it with 3.x shaders or use it with 4.x shaders. 

The former would be easier on the face of it because you wouldn’t have to edit the shaders to say ‘drag’ instead of ‘slider’, but you might find that some of the shaders were rewritten when 4.x came out (which is the most usual time for shader authors to make changes to their shaders – although some (as we see with Marty) will do so whenever they feel like it) and so using 3.x shaders might mean some settings just aren’t there and the preset doesn’t look as it should anymore. And there might be some entirely new shaders that were introduced in 4.x that aren’t there at all in the 3.x shader packs.

The latter is, therefore, preferable, but comes with its own issues, namely having to edit all the ‘slider’ instances to say ‘drag’ instead.

So really, when it comes down to it, if you desperately want to use a preset that was made in 4.x, I’d recommend just installing 4.x because it will be a lot easier.

And if you want to use a 3.x preset and have 4.x installed, you can probably do so, but be aware you may have to tweak a few settings here and there to accommodate any shader rewrites that have happened in the meantime (which shouldn’t be too big a task if you’re comfortable tweaking settings in the ReShade menu).

The great thing is, however, it’s ridiculously easy to switch between different versions of ReShade, although not as simple as when just switching between presets, because you need to close down the game to do it. 

Let’s say you have 3.4.1 installed, and you want to use 4.3 but not have to go through all the set-up for 3.4.1 again if you want to switch back. What you’d do is take the d3d9.dll, d3d9.log, and reshade.ini files that are inside your Bin folder and just put them instead in your reshade-shaders folder and rename that folder to something like reshade-shaders-341 so you know it has everything you need for that version. Then you can go ahead and install 4.3 from scratch, and it will install a new d3d9.dll, reshade.ini and reshade-shaders folder. 

Then, if you want to switch back to 3.4.1, take the d3d9.dll, d3d9.log and reshade.ini that you installed with 4.3 and put them in your new reshade-shaders folder and rename that to reshade-shaders-43, take the d3d9.dll, d3d9.log and reshade.ini files out of the reshade-shaders-341 folder and place them back in your Bin folder and rename reshade-shaders-341 to reshade-shaders and it’ll work as it used to.

The steps above are good to do anyway so you have backups of your ReShade installation should anything happen. I have copies of ReShade and shaders going back to version 0.12… because you never know!

In the United States, a homeowner association (or homeowners’ association, abbreviated HOA, sometimes referred to as a property owners’ association or POA) is a private association often formed by a real estate developer for the purpose of marketing, managing, and selling homes and lots in a residential subdivision.[original research?] Typically the developer will transfer control of the association to the homeowners after selling a predetermined number of lots. Generally any person who wants to buy a residence within the area of a homeowners association must become a member, and therefore must obey the governing documents including Articles of Incorporation, CC&Rs (Covenants, Conditions and Restrictions) and By-Laws, which may limit the owner's choices. Most homeowner associations are incorporated, and are subject to state statutes that govern non-profit corporations and homeowner associations.

Ideally, the homeowners association’s purpose is to POOL resources from the community to:

1) take care of common areas and safety (pools, street corners, decorative park areas near the homes, mail facilities)

2) in some cases, lawn care, trash disposal and exterior repairs are covered by these fees, including pool and clubhouse facilities if you have them, parking lot repair, street upkeep, lights and maintenance of management facilities. Plowing. The city plows the neighborhood loop, and that’s all. Everything from my house to the main road is paid for by the association. They even shovel the walks.

3) Flood and natural disaster insurance are taken out of these dues, and a large scale discount is provided. (for instance, one home with flood insurance may be $200 a month as a rider on your regular insurance; the community of 100 homes gets that same insurance for $75 a month per home, and that comes directly out of your dues. So while you may be paying $300 a month in dues, you’re not paying $200 per month extra in insurance.)

There’s always a home owner’s association book, a charter. In that charter, which is voted upon by original residents, contains all the rules for the neighborhood. If you’re moving into an area that has an HOA, you will be given a copy of these rules to read. If you rent a home owned by someone who rents out the building, you will be given a copy of these rules. 

You know who controls the rules of the neighborhood? The residents. Every year, they’re given a vote on the budget, on who should run the association, everything. Except where the rules in the HOA go against the laws in the city/county/state. My HOA, for instance? The association would LOVE to let people have gas or charcoal grills. But that’s a city regulation that says any building with four or more families cannot have open fire within 10 feet of the building. For safety. Not because the city doesn’t want you to have a steak, but because the city doesn’t want Joe to be bbqing hot dogs and accidentally put three other families out in the street.

Because of that, discussions have been underway to turn one of the common areas into a park where there can be residential grills and picnic tables, and that will be paid for out of the dues collected.

When our neighborhood had to have the roofs replaced, EVERYONE got a new roof. With 50 year shingles. We did four buildings a year, and we had a contract and the contractor did the job. 

If just I had to replace my roof? $20,000.

For having the whole neighborhood done? We got them done for $14,000 each. And the money came out of the dues. 

Most communities pay a management corporation to take care of the fees and funds, (because unfortunately, people who aren’t bonded sometimes cannot be trusted to not, say, borrow money from the HOA) but they’re not allowed to collect any fees unless the president of the HOA signs off on it. 

And that person lives in the neighborhood. They’re not getting paid by the association. They’re not getting ANYTHING out of it. Our association officers get an extra parking space. That’s it. A parking space. To spend upwards of 20 hours a moth of their free time to make sure the budget is balanced. To make sure the trash goes out and that the lawn care people do their jobs. To pay the insurance. And the power bill. 

And they can be voted out. There’s a reaffirmation vote of the board every year, but if there’s a lack of faith issue? Any resident can call to replace a board member. There’s usually a percentage of the residents needed to vote, but you can give a proxy vote to your friend, if you don’t have time to go to the meeting. Get your neighbor to collect the votes and vote out a board you don’t like.

My experience with boards is simple. Show up, show an interest in helping, and they will put you on a committee to HELP OUT.

Property Values:

Yes, okay, a lot of people move into a home with no intentions of ever leaving, so what the property is worth does doesn’t affect them.

But a lot of people do move out. They get new jobs in other states, or they downscale their home because their kids moved out and they don’t need a five bedroom place anymore. They become disabled and can’t stay in a 2 floor place because they can’t do stairs. Their mom becomes disabled and has to move in with them. 

They need to sell their home. Property value matters. It sucks that it does. It sucks that people will judge the home of their dreams based on the fact that the next door neighbor has a “TRUMP MAKES AMERICA GREAT” sign in their front yard. It does. We shouldn’t care that people make those judgement, but the honest truth is-- they do. People won’t buy a home if they walk in and see the walls are painted mint green even though painting is easy and cheap. Any real estate agent will tell you the same thing, when you’re selling your home. Repaint everything neutral colors, take down all personal paintings and pictures. Put up mirrors so people can See THEMSELVES becoming a part of this home.

Home Owners Associations are in place in 53% of the homes in the US.

That means slightly less than half do not have an HOA.

Some HOAs are terrible, I’m not saying they’re not. But they’re terrible because the people running them are terrible. Not because the idea is terrible.

The idea -- the ideal -- is socialism. We’re a neighborhood, let’s all pool our resources so that all of our neighbors can have a nice, safe place to live. So that when your roof caves in, there’s money to fix it. So that when there’s flooding, you’re insured. So you don’t have to haul your trash to the dump, we’ll pay to have someone pick up the dumpsters every day. So that the common areas are trimmed and maintained.

Does this mean that no HOA ever, say, keeps people of color out of the neighborhood, or unfairly enforces their rules against people they consider undesirable? Of course not, I’m not an idiot. Yes, there are certainly places and boards that do that. 

Which is why if you’re thinking about moving into a neighborhood, and they have an HOA, if you can, see if you can meet the board. Find out what the rules are, how they’re enforced, and how to change them. Things like flags and doors and lawn gnomes are rules that can absolutely BE CHANGED by the people who live there.

When our board was given the option to discontinue some of the flood insurance (based on the Flood lines being altered by FEMA) and only carry flood insurance on the 18 homes that were considered A zone, which would have been a HELL of a discount on the insurance and would have been reflected by LOWERING dues accordingly) they offered it to the neighborhood. Go vote. Decide if we want to save $40 in dues per month and risk flood damage that’s not covered by the association’s policy, or keep the insurance at its current rate.

40% of the homeowners came out to vote.

We kept the insurance.

14 Steps to Take Before You Purchase Land For Development

DUE DILIGENCE can make the difference between failure and reaching success when it comes to any purchase, but especially when buying property for development. I know you wouldn't do it, but I am often amazed that some people will purchase acreage with the intention of splitting and making some money without at least checking on whether the proposed split is feasible or even legal. Never rely on anyone's say so, even your real estate agent's, that you can easily split land and turn a profit. Even if the proposed split is legal, a developer must still determine whether a state public report will be required prior to lot sales and what getting one issued will involve. 1. START by asking your agent if a state public disclosure report is available on the property in question. Among others, this is a good reason to use a licensed real estate agent. All licensed real estate professionals are required to receive training on real estate laws and are required to keep up on that training. In addition, an agent can be considered to have acted in concert when selling property if they knew or should have known that the sale they closed required a public disclosure report, so an agent has a high motivation to exercise their own due diligence. If you are not using an agent, most states have Department of Real Estate (DRE) websites with subdivision disclosure information available. For further information, contact your state DRE office.

2. ASK your agent for a property profile. A good property profile will include current ownership and their mailing address, site address, parcel number, census tract, housing tract, lot number, legal description, plat map, property characteristics, including acreage and latitude and longitude, the last transfer date with document recording number, assessment and tax information, transaction history, detailed sales comparables, nearby properties, demographics, public schools, private schools, plat map, flood zone and crime statistics. If you are not using an agent, there are many free services found on the World Wide Web such as Zillow where you can look up property information yourself.

3. Ask your agent to give you a copy of the deed and any previously recorded Covenants, Conditions and Restrictions (CC&Rs). You don't have to wait for the contract to be written, the property is in escrow and a title search is done to check out these documents. If you are only buying a portion of an existing subdivision, the existing CC&Rs will be important for you to check out prior to purchasing. If you are developing your own subdivision, you will probably be declaring and recording your own CC&Rs.

4. AFTER you have received your property profile, go to the property and walk the entire site to determine its suitability for what you want to accomplish. While it is no substitute for being there, many counties now have public GIS mapping systems that will bring up the parcel in question in high resolution orthophotography and give you street names, whether roads are county maintained, show railroads and give recorded dimensions.

5. FIND OUT about the infrastructure--What is in place, are they adjacent or how many feet are they to your farthest proposed lot, can the facilities be extended and what the costs would be to extend to your proposed project. Take measurements from the farthest lot in question to each facility such as electric, telephone, cable, sewer and gas. Then contact the utility companies and find out what the process and fees are to extend service that distance. If you do not know the local utility companies for that area, pull out the local telephone book or contact the local Chamber of Commerce for a list.

6. NEXT, call the local City or County Planning & Zoning (P&Z) Department and check on zoning or rezoning potential. P&Z will have a Development Services Department as well, although it may be called another name. Ask to speak to the director about your proposal so they can tell you whether this fits in with the General Plan.

7. ASK for a copy of the General Plan and the Area Plan for your project locale. Besides a community history, a Master Plan tracks development trends and projects growth. It identifies county policies and priorities.

8. DETERMINE what is required by your local government entity for your land division. Many counties and cities have the regulations available on the internet. If they do not, call the P&Z that services the area in which you are interested and ask for a copy.

9. FIND more information on flood plains than is listed in your property profile by pulling up a FEMA map for your area at https://www.theslandmark.com.sg/. The FEMA website will even tell you whether flood insurance is required by lenders for the stated flood plain.

10. ALWAYS DETERMINE whether you will need a state public report or other disclosure reporting that may necessitate additional work and fees beyond your land division project. A general rule is that if your split results in more than 5 lots, you will need a special public report, but there are other variables such as common promotional plans and what you may already own within that common promotional plan area; Always determine the rules on this requirement prior to your purchase by calling your state DRE Development Department.

11. CONTACT an engineer to find out what the services may cost to accomplish your proposed land usage, along with the costs of delivering the items required for your public report, certifications from the Department of Environmental Quality, the Department of Water Resources and any local permitting.

12. FIND OUT what facilities you will be required to install based on the acreage of your proposed split. Many counties, especially rural areas, have lot split requirements for 1-acre parcels or less necessitating some or all of the following:

a. Private maintained roadway passable by a 2-wheel drive vehicle. b. Public maintained roadway (Primary or Tertiary maintenance passable by 2-wd vehicle). c. Access to electric service or agreement w/ utility company to extend service at your cost. d. Within a fire district. e. Direct access to water service pipelines operated by a water company. f. Adjacent to a paved through road (collector, arterial) serving the area. g. Direct access to paved road. h. Direct access to public sewer.

13. FIND OUT ahead of time if your lender will offer partial release provisions for your deed of trust when you begin financing for your improvements. Once you begin your sales out of your new subdivision you must ensure that each new purchaser will receive his lot free and clear of any blanket encumbrance.

14. IDENTIFY the current builders involved in the surrounding areas and find out what the lots and dwellings are selling for and how fast they are moving. Check the re-sale value in the immediate area because this helps determine the sale prices of new construction in the neighborhood. After all, once you develop your property you want to sell it at a profit

These 14 steps should be the minimum of your due diligence investigation and merely represent the key issues that should be addressed prior to investing in development property. The principal reason for due diligence prior to buying and developing land is to determine if the land development would be economically sensible. You can go beyond the above-listed steps and search records for pending divorce, bankruptcy or other life changing events that could affect the amount you want to bid or offer on the property. A pending divorce could mean the principals might be willing to accept less.

Public disclosure reports are meant to protect the public. Among numerous disclosures in a state public report are facilities providers, potential hazards and problems in the area, schools, transportation, hospitals and stores. Property profiles used to only be available through real estate agents and title companies but much of this information is now freely available on the internet. Google "property profile" and you will get numerous hits on where to find this free information. If you cannot find a county website where you can find public recorded documents, call your county recorder and request copies. Once you have gathered all of your information and made the educated decision to purchase your property, make sure you call P&Z to make an appointment for you and your engineer to review your plans for developing. Each area has its own subdivision and development regulations and most are available online.
