Fun fact, at least for me, about telepathy: you have to know the language to communicate or understand the language that way too. Language isn't just raw concepts, it's also an encoding schema which carries it's own meaning. You don't get the encoding schema for free just because you can drop a message directly into their brain's inbox.

Given this, I really probably should learn more languages at some point. Unfortunately I just personally suck at learning natural languages. I'm painfully monolingual. I'm way better at computer coding ones.

Chapter One

Evan Golightly didn't consider himself an unlucky kind of guy. It wasn't like he was wandering around winning the lottery, but he also wasn't getting hit by chunks of blue ice from the sky from a passing airplane.

This week was just like every other week he had experienced so far. As he walked to his lecture across the university campus, he saw the same people he usually did and went to the same places as always. He didn't step on any cracks in the pavement, and he didn't walk under any ladders. He didn't find any four leaf clovers either, and he didn't have a lucky rabbit's paw on his key chain. He had a coffee cup in his hand – medium sized, not big and not small. 

He was a little late, because he had stopped to pet a black cat that lay on the pavement in front of him, but that was okay. The lecturer was very forgiving, and most people were a few minutes late anyway due to a clash in timetabling. 

Evan couldn't remember if seeing a black cat was good luck or bad luck. As the kitty purred and rubbed itself up against his fingers, he couldn't help but smile and talk to it quietly.

"Oh, you like that? You like the scritches? You're so handsome, such a handsome boy..."

Someone behind him coughed disapprovingly. A little embarrassed at getting caught, Evan straightened up and kept walking, forgetting all about whether black cats were lucky or not. 

As he approached the building where his lecture was held, Evan started climbing the concrete steps up to the entrance.

If luck could be charted on a bell curve, with some people being extremely lucky, and some being extremely unlucky, then Evan considered himself to be slap bang in the middle. If he entered the lottery, he might win one of the smallest prizes, but not very often. If he got onto a crowded bus, there would be a seat available, but not a very good one. If he chose answers at random on a test, he would get a 50% grade at the end. 

There was a meow from down by his feet. The black cat was following him. It had big green eyes which were staring at him as it meowed again. 

"I'm sorry, I would love to play with you, but I'm late," Evan said. He knew the cat didn't understand, but he still felt like being polite. 

The cat meowed very loudly and then started walking in between Evan's feet as he climbed the stairs. He started to worry that he was going to trip, slowing down and trying to shoo it away with his foot. It meowed again, but ran away, standing at a distance and staring at him. 

Evan had always been weak for cute things. He bit his lip. "Ahh, I'm sorry! Wait until my lecture finishes, I'll come back and give you scritches then!" 

He was almost at the top of the stairs now. Evan turned away from the cat – only to see a small black shadow out the corner of his eye down by his sneakers. He felt something brush against his leg, and then he tripped over something, and before he knew what was happening, he was falling backwards down the stairs. 

Evan let out a sharp cry, his arms windmilling around him as he went into freefall. 

Not the stairs... not the stairs! This was why he hated stairs! He always knew they would kill him one day! 

Before he could fall any further and roll down the stairs and smash like a boiled egg, he felt someone grab his arm and hold him still. His bag hit the ground and his coffee cup went flying, bouncing down the steps and spilling coffee everywhere, but Evan...

Evan was being held up at the top of the stairs by a strong, sure grip. 

He looked around in surprise. Holding his arm was a smiling youth with curly blond hair, tumbling in cherubic whorls around his ears. The youth looked just as shocked, his eyes big and wide as he stared at Evan. As he stopped Evan from falling. 

There was a moment of silence. The youth pulled Evan forward onto the flat ground at the top of the steps, and let go. 

"You..." Evan said in a rush. "You saved me! Thank you so much, I thought I was a goner..." 

The youth hesitantly smiled back, his eyes flickering down the stairs. "Are you alright?"

"Yeah, I'm fine, I just tripped on a–" Evan said, gesturing to the cat. 

The cat was no longer there. It had disappeared. 

"... Huh. Guess I tripped on nothing. Um, thanks. Oh, man, my coffee..."

The youth picked up Evan's bag and handed it over to him. His eyes were wide, like he was recovering from a sudden shock. "Sorry. I'll buy you a new one."

"Don't worry about it, it was my fault," Evan said with a laugh. "I owe you for saving me. I should buy you a coffee!" 

The youth looked at Evan. He couldn’t help but notice that his eyes were light grey, bright and cold, crinkling at the corners in a warm smile. "There's no need to thank me. You don't owe me a thing."

Evan had heard those two sentences before many times in his life. He had heard it from friends who had done him a favour, and from customer service workers who helped him get a discount for his broken laptop, and from the nice woman in the corner shop who sent his mom flowers when she heard his grandfather had died. 

They had always been said with varying levels of sincerity. A lot of people said "no need to thank me", but secretly wanted to be thanked very much. If you didn't thank them, they wouldn't help you in the future. People were weird like that. 

But when this guy said it, for some reason Evan understood that it was the absolute truth. Like it wouldn't matter if Evan thanked him or not – he would still help him. 

Feeling a little flustered, Evan scratched the back of his neck. "Well, I have a lecture now, so I better... uh, you're sure you don't want a coffee afterwards?"

The youth seemed to think about it for just a second too long, before shaking his head. His smile was apologetic. "It's fine. Enjoy your lecture." He started walking away. 

"Ah, uh, you too," Evan said in a panic, before quietly smacking his own face. He had no idea if the guy even had a lecture. Stupid, stupid, stupid... 

The youth came to a stop. He slowly turned around, an angelic, apologetic smile on his face. "Actually, I'm a little lost. Could you tell me where room M42 is?" 

"That's – that's where I'm going now! That's where my lecture is!" Evan gave him a wide grin. "Astro 228, right?"

The youth nodded. "Right."

"Just follow me, then. Huh... I didn't know we shared a class, sorry I didn't recognise you!"

"That's okay," the youth said quietly from behind him as they entered the lecture building together. "I tend to stay quiet." 

Watery winter sun did its best to shine through the floor length windows of the lecture building. It shone off the back of Evan’s pale neck, the black hair that fell in every direction. It reflected off the otherboy’s grey eyes, making them seem more luminous, more pallid, as they watched Evan with keen, unwavering interest.

Evan walked slightly ahead to lead the way. "Well, I definitely won't forget you now. You saved my life! What's your name?"

The youth was quiet. Evan waited for an answer for an uncomfortably long time, before wondering if he had spoken too quietly. He was about to repeat the question when a soft voice from behind him said "Ruth."

Ruth? Wasn't Ruth a girl's name? Was this guy actually a girl? "Oh, Ruth? Ahh, that's a cool name."

"You don't think it's weird? That a guy has a girl's name?"

Oh, thank god, he didn't have to try and subtly ask awkward questions about pronouns. Maybe the guy was used to this kind of thing and anticipated the awkwardness. "No, I don't think so. As long as you like it, then that's all that matters. I'm Evan by the way." 

The youth hummed. "I know." 

Now Evan felt guilty. He didn't even remember seeing this guy around, but he remembered Evan's name. Ah, this was too bad. He would definitely make an effort to remember him now. "Well, here it is. Just in time–"

"Actually, you go ahead," Ruth said suddenly. "I need to use the bathroom."

Evan turned around and blinked at him. "Oh. Sure. I'll see you in a bit, then."

The youth nodded. He hesitated, before speaking again.

“It was nice to talk to you.” 

He gave Evan one last beatific smile, before walking away and disappearing around the corner. Evan quietly let himself into the lecture and scurried to the back, mouthing "sorry" at the lecturer, who ignored him. 

He made sure to keep the seat next to him free for Ruth even as other students trickled in. 

The lecturer coughed several times to get the attention of the class. 

"So, last week I opened the lecture with the following quote: God does not play dice with the universe. This is oft quoted and attributed to Einstein himself in a letter to a friend criticizing what he saw as the unacceptable flaw in quantum mechanics, that is, the possibility of unpredictable random events on a molecular level. In many ways, he was right. We have been learning how to chart the movement of objects in a vacuum – predicting the orbits of distant planets and stars around the insatiable black holes that are, themselves, in a perpetual state of movement. I know that most of you have grasped the basics of this particular module very quickly. Predictability is a magnetic lure – one gets lulled into the false sense of security knowing that we can work out the trajectory of some far flung meteor to a high degree of accuracy. As if space can be imagined as some unfathomably large clock, each cog in place, every heavenly body caught in an eternal, rational, predictable waltz to the swing of a baton that, if only we have the numbers, might one day understand the rhythms of. If you turn your attention to the notes we made on how you can work out the speed of rotation of a planet..."

Evan tried very hard to concentrate and make notes. There was always a buffer at the start of the class where this particular lecturer went on a long tangent about random things he thought were interesting, and he usually zoned out through them, but once the actual maths was brought in, there was no possibility of daydreaming and letting it slip by. If you missed anything, you ended up being more confused down the line when the more complicated stuff got brought in. 

The poor girl next to him was doomed. She fell asleep almost immediately, and Evan lit a candle in his mind for her. RIP your grades, you snoozy bitch. At the same time, he was envious. Why couldn’t he take a nap instead of doing work?

He tried to concentrate, but all through the lecture, Evan couldn't help but keep looking at the doorway, wondering when Ruth was going to appear. How long did it take to use the bathroom? Did the poor guy have a stomach upset? 

By the time the lecture was over, Evan had accepted that Ruth wasn't going to appear. He lit a candle in his heart for the guy's bowel system. Clearly, he had been having some kind of toilet trouble and decided to skip the lecture. 

What a shame. He seemed so... interesting. 

After the lecture was over, Evan slowly clambered out of his seat. The lecturer had set a bunch of exercises to do at home, and the library was calling for a study session. Time to shuffle into Tesco to get a £3 meal deal and sit down for several hours to pound his brain into submission! 

"Hey, Evan," someone called out as they left the lecture. "Evan, wait up!" 

There was a girl chasing after Evan. She had warm brown skin and an infectious smile, her eyes sparkling with excitement. 

"Oh, sorry Aliya," he said, slowing down so she could catch up. "Did you enjoy the lecture?"

Aliya pouted. "No, are you insane? Enjoy it? Why did I do an astrophysics course again? There's so much maths. I genuinely think I would drop out if I didn't think my mum would kill me."

Evan nodded in agreement. "Sometimes I think about switching to an art degree instead. I won't do it. But I just think about it sometimes."

"Wait, wait, I wanted to ask you something," Aliya said, slapping his arm lightly. "House party. I've been invited, but I don't want to go alone. It's a bunch of people I don't know very well, and..."

Evan rolled his eyes. "If you don't know them, why are you going?"

"Because I don't know how to say no!" Aliya moaned. "It's a pretty casual thing, don't worry. You know I don't drink, so I'll probably be dipping early. Please? Please please please? Please just come for a little while, just to keep me company..."

Evan wasn't a prude. He liked a good party. The thing was that he liked a good party with people he knew. "And I don't know anyone there?"

"Probably not, they're all from netball club. But hey – you'll know me!" 

"I don't know you. Who are you. Why are you following me."

"Evaaaaan. Please! I'll do anything."

There was a long silence as they exited the lecture building together. Evan watched the students stream out of the building on their way to other classes, or the library, or their rooms to go back to sleep. 

He wasn't exactly great at making friends. Aliya was the only person on his course that he talked to regularly. It was why he was pretty excited to get to know Ruth, except he disappeared, so that was a bust. He tried a few clubs and societies, but none of them had really clicked so far. 

He hadn't been to a party in ages. He was wasting the best years of his youth in university, and he wasn't even going to parties. What was the point? He was living like a grandpa and he was only twenty one! 

He wasn't an old man yet! He didn't have a pension! He still liked electronic music!

Maybe this was the chance Evan needed to make new friends. How hard could it be? 

"Sure, why not." 

Aliya cheered. "Yay! Thank you, big guy. I owe you one. Oh, wow, watch your feet, it looks like someone spilled their coffee down the stairs... haha, poor them..."

Masters of Sex Part 2

Bryce x MC

Follow up to this story as part of my 500 followers follow ups celebration.

A week after Bryce and Casey’s hate sex session, Casey is approached by the last person she wants to talk to in the hospital hallway.

“Hi, Dr. Valentine, right? Can I talk to you for a second?” The pretty hospital pharmacist who slept with Bryce several months ago, who Casey thought was basically her boyfriend at the time, asks.

Casey gestures at the lab results she’s going over. “I’m actually really busy.” Casey claims.

“It will really just take a second.” The other woman insists, smiling gently.

Casey resists the urge to roll her eyes. “Fine.” She says shortly.

“Would you like to talk in the cafeteria?”

“Here is fine.” Casey insists, tapping her foot impatiently.

The pharmacist, Kelly, according to her name tag sighs. “Okay then. I just wanted to apologize. I didn’t know you and Bryce had anything going on, I definitely wasn’t trying to step into an existing relationship.” Kelly says softly, keeping her voice low so the doctors, nurses, and patients passing through the halls don’t hear them.

“You can have him if you want. Me and Bryce are done.” Casey replies, trying and failing to sound nonchalant.

“Really? That’s not what he said when I ran into him at the gym yesterday. He said you guys were going to try to work it out.” Kelly reports. 

Casey rolls her eyes. Why would Bryce send this woman here to talk to her? Did he think this was going to help?

“Well, I guess he got his wires crossed, because we’re done. So, feel free to continue to sleep with him.” Casey insists. Casey turns on her heel and walks away before Kelly can respond. She’s fuming as she heads to the on-call room where she knows Bryce is likely napping between surgeries. 

She opens the door, and there he is, asleep on the small cot. She closes the door loudly enough to wake him up. 

Bryce starts as he wakes, reflexively checking his pager before he realizes that’s not what woke him up. His bleary eyes drift up to Casey. “What-” He starts, but Casey quickly interrupts. 

“Why did you tell the pharmacist that we were trying to work it out?” Casey asks, tone harsh. 

Bryce furrows his brow in confusion. “That’s not what I told her. I said I wanted to try to work it out.”

“Why would you even tell her anything in the first place? Did you want her to report back to me? Make me think that all of a sudden you’re going to act like you’re in a relationship?”

“Why would I have asked her to talk to you? It clearly just pissed you off.” Bryce retorts. 

“Then, again, why did you tell her anything?” Casey repeats impatiently. 

“Because, at the gym, she asked if I wanted to come by her place last night. And I told her no, and explained that you were mad at me for the last time I hooked up with her, even though we weren’t officially together, and then I said that I’m not sleeping with anybody else, because I want to work it out with you.” Bryce explains. 

Casey leans against the wall, arms crossed. “Well, don’t deprive yourself on my account. I’m done Bryce. Sleep with whoever you want.”

“I only want you. And I’m going to prove it to you.” Bryce responds with resolve. 

“What do you think you could possibly do to prove that?” Casey challenges. 

“Well, step one is the celibacy. And then…. I’m still working on the other steps to get you back.” Bryce replies, smiling tentatively. 

Casey rolls her eyes, turning towards the door. “Don’t hold your breath.” 

“Mark my words Casey, I’m going to make you fall in love with me, again.” Bryce calls after her.

...

..

“What the hell is this?” Casey asks when she steps into her room a week later. 

“Isn’t it romantic Casey? Bryce filled your room with roses!” Sienna exclaims, collapsing onto Casey’s bed, which has been covered in rose petals. 

“Who let him in here?” Casey complains. 

“Come on Case, the guy had $800 of roses in a wagon, I couldn’t turn him away.” Elijah claims. 

Casey picks up a rose from one of the many bouquets on her floor. “What a waste of money, he should have given me a Visa gift card.”

“Jesus, your heart is ice cold.” Elijah replies, shaking his head. 

“I told him this wasn’t going to work.” Jackie adds, moving a bouquet from Casey’s desk chair so she can sit. 

“I don’t even like flowers. Shows how much he doesn’t even know me. What am I going to do with all of these?” Casey questions. 

...

“Jackie told me you didn’t like the roses.” Bryce says, leaning against the desk as Casey uses the head nurse’s computer to look up her patient’s symptoms. 

“You shouldn’t have wasted all that money.” Casey chastises. 

Bryce shrugs. “I’m not worried about the money. I’m a surgeon after all.”

“A surgical intern.” Casey retorts. 

“Same thing.”

“Very different salary.” 

Bryce laughs at that, smiling at her. Casey quickly looks away. Damn him and that perfect smile. 

“Did you throw them away?” Bryce asks, rising from his leaning position when he sees Dr. Avery coming down the hall. He’ll have to head off to assist with her hernia repair surgery soon. 

“No, Sienna made them into potpourri balls. You know she’s crafty. Sold them at the farmer’s market. She made like $200.” Casey answers. 

Bryce laughs again. “Did she split it with you?”

“Yep, $100 richer. But that could have been $800 if you’d just given me the cash.”

“But I’m not trying to buy you Valentine, I know you’re priceless” Bryce replies with a wink before walking away.  

...

..

Casey wakes with a splitting headache in an unfamiliar bed two weeks later. She glances at her bed mate. Shit. It’s Henry Johnson. A psychology fellow from Edenbrook. She’d gone out to Donahue’s the night before, danced and flirted with Henry, and when she was drunk enough, went home with him. 

She vaguely remembers the sex. Unremarkable. Nothing like with Bryce. 

Double shit, Casey thinks as she sits up, looking out the window. Of course, Henry has to live in the same apartment complex as Bryce. 

It’s not that much of a surprise, a lot of the hospital staff live here because they heavily advertise at the hospital and offer a slight discount. But it’s bad luck none the less. 

Casey checks Henry’s clock. 8:10 AM. Bryce should probably still be at the gym from his morning workout. She’ll just sneak out really quick, and not even have to see him. 

Casey slips out from under Henry’s arm, sliding back into her dress from last night. She catches her reflection in Henry’s bathroom mirror. Make-up from last night still on and smudged, her curls looking a mess. She sighs, preparing herself for her walk of shame. 

She gets into the elevator, glad to see no one else in it. She impatiently presses the button for the lobby. But the elevator stops on the 10th floor, and of course Bryce Lahela is standing there. 

He seems surprised to see her, but quickly schools his expression as he steps into the elevator. 

Casey can’t believe her bad luck. 

“Long night?” Bryce asks. He tries to say it with levity, but there’s underlying jealousy and anger there. Casey rolls her eyes. 

“I don’t owe you anything. We’re not together. I can sleep with whoever I want.”

“I never said you couldn’t.” Bryce responds, somewhat testy. He takes a deep breath in an attempt to calm himself. “What kind of pie do you like?”

Casey looks at him incredulously as the elevator reaches the lobby. “Pie?”

Bryce nods. “I’m baking you a pie today. That’s step 3. The way to a woman’s heart is through her stomach.”

Casey walks out of the elevator, heading for the T stop. Bryce follows. “Why are you doing this? I told you we’re done. Maybe one day we can be friends again. But as far as a relationship goes, I’ve clearly moved on.” Casey gestures to her outfit from last night. 

“If it was any good, you wouldn’t be sneaking out of his apartment at 8 in the morning.” Bryce insists. Casey can’t really argue that point, so Bryce continues. “We’re good together Casey, and I’m going to prove it to you.”

Casey ignores that, splitting off from Bryce to head up the street. “I don’t like pie!” She calls over her shoulder.

“Liar, everyone likes pie!” Bryce shouts back.

...

The next day, Casey walks into the kitchen after her shift and finds her roommates all eating cherry pie around the kitchen table. 

“Bryce brought it over a little bit ago.” Sienna informs Casey as she pulls up a chair. 

Jackie cuts Casey a slice, handing it over. 

Casey chews thoughtfully. 

“So, what’s the verdict?” Elijah questions. 

“Hmmm...It’s not bad, but not amazing either.” Casey decides. 

“Come on Casey, you can tell he worked so hard on this. Don’t you see the indentations in the crust?!” Sienna presses. 

Casey shrugs, taking another bite. “He shouldn’t quit his day job.”

...

..

3 weeks later, Casey comes down with a nasty, highly contagious bug. She doesn’t want to infect her roommates, so she checks herself into a hotel south of Boston. She’s absolutely miserable, and pretty sure that she’s dying. She’s almost fallen into a fitful sleep when she feels a hand pressed against her feverish forehead. 

“Ahh!” She screams, rolling away and fighting to get from under the twisted covers. 

“Casey! It’s just me!” Bryce reveals, hands raised in a non-threatening manner. 

“What the hell Bryce? What are you doing here?” Casey asks when her heart rate has slowed down. 

“I heard you were sick.” He replies simply. 

“How’d you even get in here?” 

“Hotel concierges don’t ask a lot of questions when you just say, hey, I’d like an extra key to this room please, Casey Valentine’s.” Bryce answers. 

“That’s terrifying.” Casey mutters. 

“Well, in her defense, I look extremely non-threatening.” Bryce insists. 

Casey rolls her eyes. “Why are you here though? I’m in this hotel quarantining myself so I don’t get anyone else sick.”

Bryce waves off her concerns. “I have an extremely strong immune system. Haven’t been sick in like 15 years. So, I came to take care of you.” Bryce reaches to the nightstand. “Here, take these.” He hands her some medicine. “And drink this.” Some Gatorade. 

Bryce gets up from the bed, moving over to the couch and opening a textbook he pulls from his backpack. “Now get some rest. When you wake up, I’ll make you some soup.” Bryce instructs.

“You really don’t have to do this.” Casey insists, eyes drooping from the sheer exhaustion of being so sick. 

“I want to. Sweet dreams Casey.”

...

3 days later, Casey has recovered. And she hears from one of the surgical interns that Bryce is sick. She knocks on the door of his apartment. It takes him a while to answer the door, wrapped in a blanket and looking absolutely miserable. His expression immediately brightens when he sees her though. “Casey! What a pleasant surprise!” He greets, stepping aside so she can come in. 

Casey can’t help but give him an ‘I told you so look. “So, I guess your super immune system failed you?”

“This is some bug you caught Casey. Takes a lot to take me down.” Bryce insists, slowly lowering himself back onto his couch. 

“Have you eaten anything?” Casey questions. 

“I can’t keep anything down.”

“I know, but you have to eat something anyway.” Casey insists, pulling some warm vegetable broth soup from her shopping bag. “I also brought medicine, and fluids.” She reveals, sitting beside him and handing him the soup. 

“.... Did you think this would be the circumstances that would get you back to my apartment?” Bryce asks, chuckling weakly, but that quickly turns into a rumbling cough. 

“I had thought the only thing that could get me back here is more hate sex, but I owe you one.” Casey quips. 

Bryce laughs, taking a few small spoonfuls of the soup. He sets the soup to the side, leaning down to rest his head in Casey’s lap. Even she doesn’t have the heart to shoo him away when he’s so sick, especially when he’s sick because he took care of her. 

“Sweet dreams Bryce.” She murmurs as he falls asleep. She turns the TV on mute, watching it with subtitles. 

…

..

A few weeks later, Casey collapses to the floor of the supply closet as soon as she closes the door, tears wracking her small frame. She can’t believe she lost her. She ran so many tests, desperate to find why the young girl’s cell counts were so low. But she ran out of time, the child dying while Casey held her hand.

She knows who it is when the door opens, her suspicions confirmed when he gets onto the floor beside her and gathers her into his strong arms. She cries into Bryce’s chest, clinging to him desperately.

“Shh…. what’s wrong?” Bryce tries to comfort when her sobs show no sign of subsiding.

Casey just shakes her head, hugging him tighter as she continues to cry. Eventually, she’s all cried out. And then she tells Bryce about losing her patient.

Bryce wipes her tears away with his calloused thumbs, smiling sadly at her. “Do you want to know what I do when I lose a patient?” He questions.

Casey nods weakly, and Bryce stands, pulling her to her feet as well. He takes her hand, and gently leads her out of the supply closet, into the stairwell, and then up to the 6th floor. He walks her though the hallway and stops in front of the window of the nursery.

Casey looks at the newborn babies, all different shades and sizes. She can’t help but smile when she gazes at them, all bundled up in blue and pink hospital gear.

Bryce steps up to her back, speaking quietly behind her. “When I come up here, it reminds me that life goes on. It’s horrible to lose a patient, especially a young one, but you have to remember that you did all you could. And you’ll learn from this. And hopefully be able to save the next one. There’s always a chance to start over new Casey.” Bryce concludes.

Casey leans back into Bryce’s embrace, observing the room full of new beginnings.

..

After thinking long and hard about it, 4 days later Casey sends a text.

Casey Valentine: Do you want to get dinner? So we can talk about starting over new?

Bryce replies seconds later.

Bryce Lahela: Name the time and place, I’m there.

Hi, what do you do in a hotel? I worked in hershey lodge hotel for 2 summers as a housekeeper doing 24 beds abd 12 bathrooms per day during uni years. Love that time and enjoed the job, loved the atmosphere, still one of fave jobs looking back stresswise. Free lunches, tips, free Hershey park tickers, gym, candies, pools. It gave me warm feeling that hotel jobs have that welcome and tpwk vibe, at least hershey lodge. Sweet memories of working there.

What do I do in a hotel?  The question is more accurately what DON’T I do in a hotel hahahahaha!!! I started as a night auditor then have pretty much literally worked my way through or dabbled in about everything you can in the industry.  I’ve dabbled in housekeeping while our head housekeeper was on maternity leave, I’ve been an assistant manager, a general manager of a whole property, I’ve worked for a management company as a task force manager and on the financial side of things.... I’ve been in this industry for over 15 years and have just kind of... done a bit of everything at one point or another... CURRENTLY though I’m the director of sales at a Hilton extended stay property. 

Honestly working at a really nice resort with a culture like that sounds AMAZING!  I’ve worked for a bunch of different brands throughout my career and resorts definitely have that kind of vibe.  And props to you for working housekeeping!!! With COVID layoffs and now getting back to being busy, we have been STRUGGLING and I worked in housekeeping three days last week and damn is it hard work.  #1 some people are GROSS af in hotel rooms (no, seriously, especially white collar business men) and #2 housekeepers are definitely not paid enough for the manual labour.  It had been a long time since I was called on to help in that department and I was definitely not used to it!! 

I won’t get into the long story because it really is long.... but I’ve basically been working for this same ownership for almost 8 years.  I started at a hotel only a couple months after they had opened brand new and had a LOT of ownership in making that hotel what it was.  It was a leadership team of 4 very strong intelligent women and we made it the best hotel in this whole market.  SO PROUD OF IT!!! and we had that same TPWK vibe.  We were an extended stay brand as well so we had a lot of long term stays from the hospital here for cancer treatments or transplants and they really became part of the family with how our culture was... We made that hotel so great!!!  And then I went to work for the management company of the same ownership and then this winter they decided it was best to dissolve the mangement company and get a third party management company to come in... which is how I ended up in sales at my current hotel and LET  ME TELL YOU the culture is NOT the same.  Very little TPWK here.  So it’s not the environment I came to love in hotels and I started at this property in February so basically right when we started to have to deal with COVID on top of everything... 

So right now I am NOT excited to come to work everyday and probably wont have fond memories from this property specifically... BUT I know this industry so well and have been in everyposition (but full time maintenance) so I can easily find something new if I need to once travel picks back up.  We don’t get all those awesome benefits here BUT I do get to travel on my employee discount which makes traveling around for tour extremely affordable so there’s that.

Day 2 : Emeto (Keith)

hello!! this is a little something i wrote for @vldwhumpmas2017 ! it is set in college au and on christmas eve.

Lance had awakened to a weird, monstrous sound coming from outside his room. He sat up, rubbing his eyes and attempted to figure out what the sound was.

“Keith? What’s that sound?” Lance waited, but no reply came. He looked over at the single bed placed at the other end of the room, and Keith was nowhere to be seen, his sheets thrown over the bed like he was in a rush.

As his brain started to be able to think properly again, the ‘monstrous sounds’ that he had thought he had heard before started sounding like faint…retching noises?

Lance got up as fast as he could, throwing the covers over his bed as he briskly walked out of the room (and almost tripping over his own feet), following the horrible retching noise which led him to the bathroom.

Before he even saw Keith, he could already smell the sour scent of his vomit. That could not be good.

The door to the bathroom was closed, but Lance was pleased to find that it was not locked as he easily pulled it open, revealing Keith. He was squatting in front of the toilet, knuckles gone white as his hands gripped onto the toilet seat for dear life. As he coughed and heaved, nothing but another string of saliva fell from his lips.

“Hey, are you alright?” Lance asked as he sat down next to the sick boy, steadying his shaky frame, “who am I kidding, you’re definitely not fine.”

Keith groaned, voluntarily leaning against Lance’s stronger frame as he breathed heavily, exhausted from the non-stop heaving.

“What happened that caused this?” Lance asked, worry evident in his voice.

“I don’t know..maybe it’s something I ate..?” Keith stoned as if trying hard to remember something, “I can’t remember what I ate yesterday..” his mind was way too fuzzy to process any sort of thought.

“That’s alright. Are you any better? Do you want to go sit down on the couch?” Lance asked, Keith nodded.

Lance winced inaudibly, the strong vomit stench coming from the toilet was starting to get to him, and he started to feel slightly nauseous as well. Figuring that they did not need another vomiting individual, Lance took a deep breath before stretching over to reach the flush button, flushing Keith’s vomit along with most of its stench down the toilet.

“Okay. I need you to stand for a bit, but just lean on me.” Lance instructed, placing one of Keith’s arms around his own shoulders, “on the count of three. One, two, three.” The two stood up, Keith mostly relying on Lance for support.

Lance had to mostly drag Keith to the couch, the sick boy far too weak to walk on his own. Keith had basically slumped down bonelessly when Lance placed him not-so-gently on the couch.

Lance left hurriedly, then returned back to Keith’s side with an armful of stuff that Keith could not make out in his haze. Keith was first handed a thermometer to put under his tongue. It came up to a whopping 39.3 degrees celcius (102 degrees farenheit).

“Okay, you’re burning. That’s not great. Now, take some medicine.” Lance said as he held the glass and two white pills in front of Keith. Keith opened his eyes momentarily before closing his eyes again, shaking his head in protest as he groaned, “Look, Keithy boy, if you don’t take this, you’re going to die of dehydration right here on this couch. I’m not sure if you want to die in this apartment.”

Thankfully, Lance’s words managed to bring a small smile to Keith’s face, “Anything but that…” Keith chuckled weakly as he sat up with Lance’s help, swallowed the pills and drank the warm water before falling asleep once again.

Keith managed to get a good rest, which thankfully no longer consisted of fruitless gags, until it was time for the two of them to get ready to meet their friends for lunch.

“Tell anyone that I’m sick later at our Christmas Eve gathering and I will kill you.” Keith said as he got up from the couch.

“Are you really feeling well enough to go for lunch..?” Lance asked, still relatively unsure. The pallor in Keith’s face had managed to subside with the rest he had, but his fever was still high and was still suffering from some nausea.

“I’ve been worse. I’ll make it.” Keith muttered, putting his jacket on.

“No you won’t.” Lance corrected.

“Look, I’ll just go there, have a bit of food, then come straight back to rest, alright? Stop worrying.” Keith reassured as he grabbed his car keys and was about to place them in his pants pocket.

“You’re NOT driving, dude.” Lance shouted, running to his friend and swiftly snatching the keys from him and placing it in his own jacket pocket.

“It’s MY car???” Keith retaliated, but sighed in submission.

In the car, Keith kept shifting uncomfortably in his seat. Lance was not a very good driver, he did not know how to smoothly maneuver around bumps that well, and Lance swore that he saw Keith’s complexion gradually turn green in the fifteen minutes they were driving for. But much to both of their relief, they had made it to the restaurant without any issue.

“Woah, Keith. Why are you so sweaty?” was the first thing Hunk had asked when the two of them showed up, slightly late, at the restaurant.

“Lance drove my car..” Keith covered up, side-eyeing Lance as he took his seat.

“Yikes. That must have been terrible.” Pidge commented.

“I’m improving every day, okay? Give me a break.” Lance defended, taking his seat as well.

“We’ve ordered steak for everyone by the way. The steak here is amazing.” Shiro announced.

“Oh..but I was going to just have like a sandwich or something..” Keith said. Lance could already visualise in his head how bad Keith would have it after the meal.

“Sorry, man. My discount coupons here are only for the steak.” Hunk replied, waving his discount tickets that he had gotten from his mother.

“I-its okay, I guess.” Keith forced a smile, stomach already protesting before the meal even came.

When the steak came, everyone had immediately dug into it….except for Lance and Keith. Lance was too busy observing Keith to actually start on his meal. The mere thought of Keith vomiting again also took the apetite right out of Lance’s stomach.

Keith was trying not to be obvious as he played with the baby carrots on his plate. Just looking at the meat made him feel so nauseous that he could probably pass out. It took him a lot of courage to take his first tiny bite out of this carrot.

“Keith, you doing alright? Why aren’t you eating?” Shiro asked, concern evident in the way he spoke.

Keith forced a smile, “Yeah.. just that school’s been really taxing, you know? I’m just exhausted.” To overcome the worried faces staring back at him, he stuffed a large piece of meat into his mouth, chewing it as if it was delicious and swallowing it forcefully.

At this point, Lance was so horrified he just stared at Keith, wide-eyed. Keith was continuously forcing the food on his plate down his throat, frustrated at his own body and was attempting to force it back into working properly again.

Keith’s terrible coping mechanism had been pretty successful for about a good two minutes before he could not take it anymore. “Excuse me for a second. I need to get to the bathroom real quick..” he murmured as he stood up, walking as fast as his shaking legs could carry him to the bathroom. Lance was extremely tempted to run after him, but was afraid that the action would give it away that something was not right.

Minutes passed, and Keith still had not returned from the bathroom. Lance was impatiently shaking his legs under the table and trying his best not to let the panic show on his face.

“Keith has been gone for really long. Lance, would you go check on him?” Pidge asked.

Lance never shot up as quickly as he had just did. “Yup! No problemo, my dudes. I’ll bring him right back!” Lance basically shouted before running towards the bathroom.

As Lance pushed open the door to the Men’s room, he could already hear the familiar loud, horrendous retching noises echoing through the room. He pushed open the only closed stall door to reveal Keith, shaking like a leaf, collapsed against a stall divider as tears streamed down his face. Lance rubbed his back until his heaving subsided and eventually stopped.

“Alright buddy, we’re going home.” Lance stated firmly, and Keith knew there was no room for negotiation as he was pulled up on his feet, supported by Lance, “Rinse your mouth while I head back to the table to grab the keys, alright? I’ll be real quick.” Lance said as he walked Keith to the sink and made sure that Keith could steady himself against a wall before running off.

The others were alarmed when Lance ran back to the table, scrambling to get Keith’s keys as he hurriedly explained, “Keith’s been really sick, so I’m bringing him back to our place, alright? You can drop by our dorm after you’re done with the lunch if you want. See ya later!” before running off.

“Oh, alright! Drive safely!” Shiro shouted back, loud enough for Lance to hear as he ran off to get Keith.

Lance had tried his very best to drive safely, and he did his very best as a caretaker back at their apartment too. Keith odd stomach bug, or whatever it was, had thankfully gotten a lot better by the next day, so Christmas Day wasn’t that terrible for them after all.

Personal Biz

I know that I deleted the posts and blocked the people (or they already blocked me), but it still kinda bugs me about the majority of the arguments they made.

A lot of the arguments seem to stem from the idea that asexual people are “passably straight”. This is an argument I’ve seen being made for bisexual people who are in a het relationship as well. The idea that if you’re in a hetero relationship, it completely erases the fact that you are bisexual or asexual and you can’t belong because you’ll have less trouble with the heterosexuals now that you’re passable.

Another argument I’ve seen is that you have to “experience transphobia or homophobia in order to be lgbt”. And...No? Last I checked, you had to either be either A) Not straight, B) Not Cisgendered, or C) A combo. Bi swings two ways and the ace just sits there and reads a book. Bi people are not straight, Ace people are not straight.

Argument 3, “You’ll never go through the trouble I’ll have if my parents/church finds out that I’m a trans ace. You’re being transphobic because you’re disregarding the struggles that trans people go through, you entitled cis.”

Firstly, let me make it clear about something. I never said ONCE that cis ace people will go through all the same problems that a trans ace will go through. This applies for het aces vs gay/lesbian aces. Not only will people be telling you guys that you’re sick or broken because you don’t experience sexual attraction, but you’ll be dealing with people who’re telling you that you’re going to hell for not being in a hetero relationship or that you’re a pervert because you want to go to the bathroom that fits your pronouns, and I’m praying that y’all, that people will stop harassing you and that you’ll be free to be as you are. I was not at all trying to disregard the issues of trans/gay/lesbian aces, I was just trying to stay in my lane because I am a cis ace whom, as far as I know, is heteroromantic. I did what I could to stay on the topic of asexual issues in general.

Secondly, you’re right. As a heteroromantic cis ace, I won’t go through the same kind of troubles as a trans or gay ace. I won’t be kicked out of my house for being in a homo relationship, or because I changed my gender. I won’t have to be told I’m going to hell because of those things either. I won’t have to deal with people telling me I can’t use the bathroom in public because they’re afraid for their children. I won’t have to deal with those issues and I understand that I’m privileged to not have to deal with that kind of burden.

However,

That doesn’t erase the problems I would still have to deal with/have already deal with as an asexual. My country thrives on selling sex, it is everywhere. There are countless ads bent on selling products by using conventionally attractive, half-dressed/naked people. Movies contain so many unnecessary sex scenes, or portray sex as the ultimate act of love. They want to drill it in your heads that if you’re in love with somebody, you need to sleep with them, otherwise y’all aren’t in a serious relationship. And OH Lordy, the consumption of porn. And then when you tell people that you don’t really like sex, or don’t experience sexual attraction to people, they look at you like there’s something wrong with you. “How could you not want sex?” they’d ask. People looking at you like you’re sick or something else is wrong with you. They interrogate you, trying to get down to the “real” reason you don’t want sex, despite how many times you’ve provided them with an answer. They keep trying to force sex down your throat, trying to make you have sex because they think that will fix your “problem”.

Just to clarify something, before I go into this part here. I know I’ve said I’m a closet asexual to my parents and my church, but I have tested the waters, before I even thought about mentioning the word “asexual” to anyone in my life outside this computer. You won’t believe how many times I’ve been told I’ll want sex eventually, once I find the right boyfriend. How many excuses I’ve had to come up with because I was sick of people interrogating me because “I don’t care for the sex or the idea of it” wasn’t enough for them. How many of the people from my church, my CHURCH, have laughed at me for not desiring a boyfriend, or sex, or children. As much as they want to talk about sex being an absolute no no, they’ll still think something is wrong with you if you don’t desire sex, having the holy ghost or not, because they have it in their heads that all humans want sex and refuse to accept when people don’t.

This next part...is extremely personal for me, but I feel it is rather relevant to this post. I’ve read several stories over the years, on tumblr, that fellow aces have shared. A lot of them recounted stories of having been forced into sexual situations by their partners, because said partner was being “denied” satisfaction. Aces being raped because their wishes were not being respected, because their sexuality was not being respected.

This was something I found very awful and appalling, when I first read it, but it never quite hit home for me until years later, because I didn’t know I was ace yet. Way back when I thought I was straight, I had a boyfriend (not my current boo, mind you), and I thought we had a pretty healthy relationship. It had already been established between us that I didn’t care for sex and he told me that he was fine with it. What I didn’t realize until much later was that 1) He lied to me, and 2) He didn’t really care. I don’t really want to get into it, but he basically wore me down until I gave him what he wanted. I can already tell that once I post this, I’m going to have somebody come in and say that I’m still being transphobic and homophobic because I’m “undermining” their issues and that cis asexuals can’t fathom the troubles of an ace that is trans or in a relationship with somebody of the same gender. And therefore we don’t belong in the lgbta community blah blah blah.

And this brings up another argument I noticed among the people who’ve messaged me. The ol’ reliable “I have it worse than you, so you need to shut up about your problems because you don’t KNOW suffering” argument.

These people are trying to  make LGBTA a competition. Who’s as far away from being straight and cis as possible? Who’s suffering the most? Honestly this kind of behavior is annoying to me. I think those who know me know that I abhor people shutting down others because “I have it worse than you.” Everyone has their different experiences and all of it is valid. What these people I’ve been arguing with have been doing is saying that because I’m cis ace, I haven’t and won’t experience any discrimination because I’m “passable” or halfway “normal”. Again, yes, I am cis. I will not have the same experiences with discrimination as a trans ace will, or an ace in a homoromantic relationship. That still doesn’t erase the fact that I’m still asexual and that people still look at me like there’s something wrong with me for not wanting sex, in a world that seems to be crazy for sex. It doesn’t get rid of the fact that people will try to force sex down my throat, because they think that will “fix” me.

Its because of this, that I have been trying not to say I’m discussing cis ace issues vs trans ace issues, or whatever. I’ve been trying to keep it on ace issues, because half of the messages I’ve been getting are  “aces don’t belong, the A stands for ‘allies’”. But I do need to address that YES even cis aces can face problems. None of it has to do with the fact that  we’re cis-gendered, BUT BECAUSE WE’RE STILL ASEXUAL. We’re still lgbta, we’re still not “normal” even if parts of us are and people want to discount us because we’re not lgbta enough, or because we don’t suffer enough.

Basic Etiquette

DO: Be respectful on the phone or in emails.  A nice email that says more than “45, male, attractive, 6 foot, need appointment Sunday at 3” goes a very long way. Introduce yourself, be polite as you would with anyone else you had never met.  Remember she is a person and would probably appreciate knowing more about you than your age and height before agreeing to meet you, a stranger. Read the provider’s website.  The night before your appointment give it another look over, so you know how and where she wants you to leave the donation and any other important ‘policies’ she may have.  If she has an etiquette page, give it a read as well.  It’s there to make things go smoothly for everyone involved. If you need to legitimately cancel and reschedule, let her know up front you want to reschedule for X date.  This will show you are serious and makes her more likely to book with you again. If the appointment was an incall and the lady works out of a hotel, dropping her an extra $50 might be nice because she had probably already booked the room.  Personally, when I worked out of hotels I booked through Hotwire when I confirmed an appointment.  If someone canceled after that, I was out money.  Usually between $45-$70 depending on what/where I had booked. Promise things you won’t or can’t deliver whether it’s another appointment, a review, or some kind of present/tip.Even though a review or another appointment sound minor, I get my hopes up for reviews I am promised.  I love feedback and I love to know what I’m doing right/wrong. When you don’t deliver, it does disappoint me.  I understand things come up and life gets busy so if you had the intent and then couldn’t follow through – fine.  I do understand that.  But if you have no intent in the first place, don’t promise. Same goes with another appointment.  I enjoy the vast majority of my time with visitors.  If you promise another appointment “soon” – I will generally be looking forward to hearing from you again.  If I don’t hear from you, sometimes I do grow concerned about you.  Again, things come up and if you can’t it’s fine – but if you have no intent in the first place why bother? You owe a provider nothing aside from the donation – there is no need to try and promise her the world.

This hotel is a 20-minute walk from the Namba shopping area and the Namba train center. The taxi fare between the hotel and Namba is about 1,000 Yen. 2. Shin-Osaka Station Hotel Honkan

Our first stay at Shin Osaka Station Hotel. My family and I are there because it is very close to Shin Osaka station and consider it winter, near the station as an advantage. I'm glad we chose this hotel. Very cozy, low-rise hotel with front desk staff very polite and courteous.

With luggage, just follow the directions given on the hotel website, proceed to the east exit at Shin Osaka station, take the lift down to ground level and follow the guide to the hotel. About 5-10 mins.

No luggage, just 5 minutes walk from the hotel, across the sky bridge (green) and you'll reach the south-central entrance of the station. Very easy and convenient. There are 24-hour eateries near the hotel if you need to have dinner late. Lawson is just around the corner so it is extremely convenient.

Our stay includes breakfast and the hotel staff will ask us to choose at the end of each day for breakfast the next day. They have either Western (sandwich) or Japanese (a slice of salmon or mackerel).

Drinks (orange juice, water, coffee, tea) are free flow and have a buffet-style side dish, with miso soup. Personally I would recommend the Japanese breakfast. Neat, tasty, not too filling, appetizing.

There is also a selection of shampoo, face cleanser, moisturizer, both wash, hairbrush and washcloth, made available near the counter. You can pick and choose daily.

Lift is small, fits about 3 pax with 24inch luggage. The rooms are clean and neat. The toilet bowl has a heating element that warms the seat. So it is very comfortable during the winter. Pillow is a bit hard but still comfortable.

Although the hotel still uses the traditional keys to the rooms it is functional. Overall, a very pleasant stay. I will return to this hotel when I visit Osaka again.

3. Hotel Cordia Osaka

I could not wish for a better hotel to stay at. A bit bigger for a Japanese hotel, a spacious bathroom, and a toilet. Shower water temp perfect. Location is an amazing and lovely walk to attractions. Only 1km from the Osaka train station.

The staff is amazing, so helpful and curious. Rooms clean and fresh PJ’s every night. We stayed for 9 days, it was so good. We will be staying here next time we come to Japan. Best accommodation for the whole trip so far.

By the way, probably the best accommodation if you are disabled and need good access. Our room, however, has a large step up to the shower and toilet. I would ask if they have a disabled setup room. This is a great hotel. Nearly forgot, Starbucks around the corner and the TGIFridays restaurant just down the road has amazing food and service.

4. Dormy Inn Premium Namba

There are two Dormy Inn hotels literally facing each other. They even have a huge sign in front of both hotels to warn visitors. But, we were so tired and didn't see the sign. I guess a lot of travelers made this mistake, so the front desk guided us to the right as soon as I handed her my hotel voucher.

The hotel is a little walk from the subway station, about 10 minutes from Shinsaibashi subway station. The room was clean and well kept. There's even an omelet station serving fresh omelets! Free ramen is offered in the evening. The onsen is clean and relaxing.

5. Dotonbori Hotel

I stayed in this hotel for two nights on the last leg of our trip to Japan. The hotel is located in a quieter area of Dotonbori district but is just a short walk from where every action takes. There are also several restaurants and 24/7 convenience stores (Lawson) nearby.

The rooms and sauna are compact but this is not really surprising in Japan. Wi-Fi is free, but sometimes it is a bit spotted.

One of the best things about this hotel is all the freebies they provide for their guests. Ramen, beer, and wine are served free in the lobby every evening at 10:30 PM - many take advantage of this so the lobby area can become quite busy at night.

Staying in Ostay Shin-Osaka Hotel Apartment. The place is so near to the train station & family mart but there is nothing there to do. But the rooms are super clean & high floor. Bought the 5days Kansai West Train ticket and took the Shinkansen to Yokohama.

A nice place to go & travel is easier with train tickets. Im just loving JAPAN so much as this is my 5th time in Japan. loving the cool weather & the atmosphere in Japan. Manage to go Kobe for a ropeway, visit the Castle, Nara, Kyoto & many more places with the 5days train tickets. It's worth the dollars.

9. Hotel Bali Tower Osaka Tennoji

10. Hotel Brighton City Osaka Kitahama

As for Osaka, I found this hotel, the same price as other people, but the room was much bigger, and I could actually open my large suitcase on the floor and there was still room to walk around it.

And the bathrooms have higher ceilings, and the shower/bathtub is separate, which is my favorite part. Three or four stops to the north and you're at Osaka Station, south and you can get to Dotonburi. 7-11 right across the street. I would recommend this to anybody.

Sand wooden objects before staining to make sure the wood is smooth. Follow up by wiping with a damp cloth. Sanding smooths the finish. Then collect the dust with a damp paper towel or rag, preserving the smooth finish.

The First Week Back!

I was in the office on January 2nd, to the surprise of nobody, especially not my wife.

I’d had just about as much “time off” as I could handle, and couldn’t wait to get back to the cozy confines of my office.  The only problem was: there are no new listings in the days after New Year’s!

January 2nd was a Wednesday, and very few, if anybody, is going to list a property for sale on January 2nd, 3rd, or 4th.

So this past week was the first true week “back” at it, and while new listings were still scarce, I was pleasantly surprised by the quality of the listings that we did see.

Don’t get me wrong, it’s not nearly enough to satisfy the demand.  But it’s more than expected, and I found myself making three offers for buyers last week, which was surprising for early-January.

I fielded some calls and emails from new prospective buyers and sellers, and by the time the week was done, I realized that the different experiences I’d had might shed some light on the current state of the market, what’s hot and cold, and where the surpluses and deficits lay.

Or, maybe it’s just five days to start the year, which means nothing.  But I can’t help but think it’s the former…

Clients of mine have been looking for a freehold home for over a year.  They came to me after working, unsuccessfully, with another agent (this happens quite a bit in our industry), and were eager to get started in 2019, as soon as listings came about.

To our collective surprise, there was a perfect new listing in their target search area which hit the market on Tuesday.  This is, keep in mind, Tuesday the eighth day of January.  Who in the world would choose to list their home only eight days into the new year?  It was strange, but welcome!

When we first discussed the home, I told my clients, who have a budget of $999,999 due to the obvious mortgage restrictions, “This is a hard-no.  It’s a great house, but even without parking and backing onto a main street, I think this is a $1,050,000 house.”

My clients were obviously disappointed, but I always tell my clients in that price range, “We have to be active in order to be successful.  We need to try to make something happen.”  And while I’m not the type of agent to run around the city making dummy offers (ie. the ones without any chance of being accepted that oh-so-many buyer-agents make), I told my buyers that I would chat with the agent.

The agent was admittedly bearish on the market, and so too were her clients.

I asked her point-blank, “Is this a high-$900’s house, in your opinion?” and she said, “Absolutely, my clients are reasonable.”

I further asked her, “Would they be interested in a bully offer?” and before I could finish the sentence, she was already telling me that, indeed, they would be.

She questioned the timing of the listing, and the condition of the market.  She told me her clients were reasonable people, and they didn’t have any illusions of grandeur.

So we put together an offer for $999,000, obtained a bank draft for a deposit, and submitted the offer at 2:00pm with an 8:00pm irrevocable.  The timing is always tough with bully offers; you don’t want to give the seller too much time, ie. 11:59pm in this case, as we would fear the door to other offers coming in is left far too wide, but you also can’t shove it down their throat by giving them an hour to decide.  The house, by the way, was listed at $874,990.

At about 3:30pm, the agent called me to say, “They’re going to work with the offer,” which in bully-offer terminology basically means, “We are going to forego our scheduled next-Wednesday offer night, and accept your offer, provided another offer doesn’t come in and beat it.”

The last part of that sentence is never said, but inferred.

If the seller decides to “work with” the offer, it means that they’re now going to get the ball rolling, so to speak, and call all the other agents who have shown the property to let them know that there is a bully offer, and it will be presented that evening.

As an aside, were are still seeing a handful of listings that specify, “Seller Reserves The Right To Consider Pre-Emptive Offers Without Notice,” which is illegal, and was a problem back in the spring of 2017, but those agents are mostly discount brokerages and fly-by-nighters that you’d expect this behaviour from.

In any event, my clients and I waited on pins and needles to see if our offer would have legs.

The first step was now complete: we had convinced the seller to move up their offer review day, and convinced them to work with our offer, which was well below what we thought was fair market value for the home, but the sellers seemed to think the price was fantastic!  Now we had to hope that we would catch the market sleeping, and that other buyers wouldn’t materialize, and wouldn’t be able to get their act together to draft an offer and procure a bank draft within 3-4 hours.

As is always almost the case, however, two more offers were submitted by 6:30pm.

And when I called the agent at 7:00pm, I could hear it in her voice.  You just know by the way they pick up the phone.

Along with our bully offer, there were four more offers in the end.

And by 8:00pm, the property had sold firm for, wait for it……..$1,050,000.

Hmmmmmm….silver lining?  That I pegged the price?

Do we take any solace in the “efficient market,” in that this house sold for what it was worth?

Irrespective of my clients’ situation, I suppose.  But the entire point of this excursion was to try to catch the market off-guard in early January, and yet the market countered our offense with brilliant defence, and the house sold for what it should have.

What does it say about the market that only one week into the year, a house is selling for 20% over list, with five offers on a bully attempt?  What does it say about the market that four other buyers came to the offer table, within three hours of a bully offer being submitted, all in the first damn week of January?

It tells me that the market is resilient, at least in this price point.

Later in the week, I was called in to price a Scarborough home which I noted had been languishing on the market for the better part of two years.

This house was listed for sale in March of 2017 at a price that, even then, seemed really high, and then sat on the market through the spring and summer.

It was a beautiful house, but a new-build in an area that was full of new builds, and while the getting wasn’t just good, but rather great in 2016 and into 2017 for builders, things really cooled off in April of 2017.

The house was eventually rented out in the fall of 2017, and that lease expired by the end of 2018.  The tenants are now on a month-to-month lease.

I met with the seller at his home, and we weren’t alone.  A family of six was present in the house, although it felt as if a family of at least twelve lived there, based on all the stuff.  Call me a minimalist, that’s fine.  I’m O.C.D. and I like things a certain way, not to mention I hate clutter.  But I’m being fair with respect to this home when I say it was a……hmmm…….what would I call it….

…..rat’s nest?

That’s harsh.  But I don’t care.

This house was a rat’s nest.  It was God-awful.  I simply cold not believe what tenants had done to this house in such a short amount of time.

And yet the photos of this house from when it was up for sale in 2017 show a gorgeous renovation, with gleaming, never-used-before features, in a never-lived-in house.

I found it to be very odd to present my market analysis to the owner in front of the tenants, but the owner didn’t seem to mind, and the tenants (the father, at least) was extremely curious.

I went through my evaluation with the seller, and I could tell by his body language that he didn’t like what I had to show him.

This house was on the market for $1,299,900 in March of 2017 when it was probably “worth” $1,200,000 and yet it still could have sold for that ridiculous price, only because everything was selling back then.  By the time July rolled around, he’d have been lucky to get $1,150,000 for it, and perhaps I’m just being generous here, and feeling his pain.

I compared his home to every single new-build that had sold in the past 24 months, making adjustments for every conceivable feature: bedrooms, bathrooms, square footage, garage and/or parking situation, lot frontage, lot depth, location, features/finishes, school district, proximity to transit, etc.

I used four different metrics for the time adjustment:

1) GTA average home price 2) 416 average home price 3) 416 average detached home price 4) Scarborough average detached home price

I showed him what his home would be worth with all the adjustments, and then each of the adjustments for time shown above.  Then I showed him what it would be worth with an average of those four, just for good measure.

In the end, I felt that the 416 average detached home price metric made the most sense, since there weren’t enough sales in Scarborough to avoid a sample size error.

I concluded that his home was worth $1,100,000, but we could try listing for $1,169,000 for a short period to see if we have any bites, and perhaps let buyers feel that they’re getting a “deal” if we dropped the price by $50,000, either in a negotiation, or via revised listing after 30-45 days.  This listing, I told him, would be a long, drawn out process due to the current market conditions for this home in this area.

With his arms across his chest, he said, “I wouldn’t sell for less than $1.4 Million.”

What would be going through your mind, if you were in my position?

I was just floored.  Absolutely gobsmacked.

“Do you think that your house is worth $1.4 Million?” I asked, “Or do you mean that you wouldn’t sell for less than $1.4 Million?”

“What does it matter?” he asked me.

I explained that it matters because I would love to wave a $20 bill around in the parking lot at Best Buy, offering to part with it for $25, but I didn’t think I would have any success.  I explained that “wants” and “needs” are two different things, and there is zero correlation.

“I want $1.4 Million for my house,” he told me, “And if you want my listing, you’ll get me my price,” he explained.

I told him in as respectful a way as possible that I didn’t want his listing at $1.4 Million, and that nobody would get him his price.  Further, any agent that did want his listing at $1.4 Million should represent an immediate red flag in his field of vision.

I knew this wasn’t going anywhere, so I asked him, “Just to confirm – this house will be vacant when it’s for sale, correct?”

He presented a bit of a cocky smile, as I think that by this point, he didn’t like me, and he said, “Now why would I do that?”

This was tough, given the tenant was sitting right next to me, but I believe in this business, truth trumps feelings, so I said, “This house shows poorly.  Very poorly.  When I list properties for sale, I recommend that they are vacated, cleaned, painted, staged, and marketed.”

“Let me tell you something about the math,” he responded, as I literally began writing this blog post in my head.  “I’m getting $3,000 per month in rent for this house.  I can’t afford to have it sit vacant for two months while you rearrange the furniture, then have it sit for another five or six.”

Playing on his theme, I said, “My math tells me that eight months represents a paltry $24,000 in lost revenue, and yet you’re about $300,000 high on the price of the home.”

He went on to explain that every month he had the tenant in the house, he lost $5,000.  He was leveraged up the you-know-what on this project, and had a construction loan to boot.  He had apparently lost $75,000 by holding this home for 15 months, which is why he figured he could simply add that number to his original ask of $1,299,900, and then round up for good measure.

I left on cordial terms, asked him to keep my evaluation, and encouraged him to look it over with whichever agent he hires to list the property.  I told him that a small loss is better than a large loss, and that it might make sense to cut the cord.  I explained that not every builder/flipper/renovator makes money on the first go-around, and that in the long run, he would look back at this a small bump on the road.  I felt like his mother, trying to put a positive spin on getting beat up at school; something like, “They pick on you because they’re jealous of you!”  But in the end, I could tell my words were falling on deaf ears.

That home will never sell for anything close to what he’s asking, and with that family living there, I don’t believe buyers will even look at it.

My last story is about as basic as they come – it’s about an entry-level condo in King West.

I’m working with a few investor-clients right now, all of whom want to buy a condo in the downtown core, close to cash flow neutral, with long-term appreciation potential, and low maintenance fees.

My client threw me for a loop when he told me in the New Year, “I want to keep the purchase under $500,000,” which is a number that I think will be really, really hard to achieve this year, unless you’re considering bachelor units or junior-one-bedrooms.

Low and behold, a unit came up for sale for $499,000 in prime King West – 545 square feet, with $203/month maintenance fees.  This building, FYI, has seen its fees decrease every single year since its inception, and from what I can tell, has the lowest fees per square foot in the downtown core.

Within about five minutes of entering the condo, my client said, “Let’s make an offer.”  Investors usually know right away, although to be fair, I see this a lot with end-users as well.

We submitted an offer by 9:30pm, for full-price, with a deposit.  The offer was set to expire the next day at 12pm.

I didn’t hear back from the agent until 11am the next morning, and he had some “life circumstances” that were not ideal to our situation, but to be fair, life happens, and we were forced to wait until later that evening to get a response to our offer.

Of course, by later that evening, there was a second offer, and we ended up losing.

We had come up to $510,000, but the other offer was also $510,000, albeit unconditional, and with a very quick closing.

Knowing that the listing agent had yet to order the Status Certificate, this means that the competing buyer was willing to make an offer without a condition on Status, or even a review of the status.  That’s something we saw a lot in early 2017.

I have no doubt that this was still a good buy at $510,000, but we would have likely had to offer $515,000 or more, and who knows how much we’d have to actually pay in order to beat out an unconditional offer, when our offer had a condition.

So all in all, it was a busier-than-expected week, for the first real week back.

These three situations underscore what I had predicted going into the year: entry-level freehold homes in the central core will be hot, downtown condos will be hot, and houses outside the core, as well as builder-spec-homes, will remain cold.

So far, nothing out of the ordinary in the market.

But I will say that inventory is suffering.

We saw 5,034 active listings in January of 2017, and then 11,894 in January of 2018.
