Important Clauses to Include in a Lease Agreement
When renting a property, whether residential or commercial, a well-drafted lease agreement is crucial. It serves as a legal document that protects the interests of both the landlord and the tenant. At Goel Ganga Developments, we understand the importance of a comprehensive lease agreement. Here are some essential clauses to consider when drafting or reviewing a lease.
1. Parties Involved
Clearly identify all parties involved in the lease agreement, including the landlord (lessor) and tenant (lessee). This section should include full names, addresses, and any relevant identification details to ensure that both parties are accurately represented.
2. Property Description
Provide a detailed description of the property being leased. This should include the address, type of property (residential or commercial), and specific features that are part of the lease (e.g., parking spaces, storage areas). Goel Ganga Developments offers a variety of properties, so ensuring clarity in this clause is vital.
3. Lease Term
Specify the duration of the lease, including the start and end dates. This clause should also outline any options for renewal or extension of the lease, along with the process for doing so.
4. Rent Payment Terms
Clearly state the rent amount, payment due date, acceptable payment methods, and any late fees for delayed payments. It’s also beneficial to include details about rent increases and the conditions under which they may occur.
5. Security Deposit
Detail the amount of the security deposit required, the conditions for its return, and any circumstances that may lead to deductions from it. This protects both parties in case of damages or unpaid rent.
6. Maintenance and Repairs
Outline the responsibilities of both the landlord and tenant regarding maintenance and repairs. Specify who is responsible for regular upkeep, emergency repairs, and any associated costs. At Goel Ganga Developments, we emphasize maintaining our properties to ensure tenant satisfaction.
7. Use of Premises
Define the permitted use of the property, including any restrictions. For commercial leases, specify what activities can take place on the premises to avoid conflicts or zoning issues.
8. Alterations and Improvements
Include clauses regarding any alterations or improvements the tenant wishes to make. This section should specify whether the tenant needs prior approval from the landlord and what happens to any modifications at the end of the lease term.
9. Termination Clause
Detail the conditions under which either party can terminate the lease early, including notice periods and grounds for termination. This ensures both parties are aware of their rights and obligations if they need to end the lease prematurely.
10. Governing Law
Specify the governing law that will apply to the lease agreement. This is especially important for commercial leases, as laws can vary significantly between jurisdictions.
11. Dispute Resolution
Include a clause outlining how disputes will be resolved, whether through mediation, arbitration, or court proceedings. This can save time and resources in case of disagreements.
Conclusion
Having a well-structured lease agreement is essential for a smooth landlord-tenant relationship. At Goel Ganga Developments, we prioritize transparency and fairness in all our dealings, ensuring that our lease agreements protect the interests of both parties. If you’re considering leasing a property, make sure to consult a legal expert to help draft an agreement that meets your specific needs.

Barcelona bans apartment rentals to tourists to address housing crisis
The Spanish government will create a register of seasonal accommodation and require grounds for their temporary letting, thus limiting short-term rentals, Spanish media reported.
The government will check listings on platforms such as Airbnb and Booking.com to see if they have licences, Consumer Rights Minister Pablo Bustinduy said. He told state broadcaster TVE:
If a house does not have a tourism licence, its advertising on online platforms should be illegal and therefore punishable.
Housing and Urban Agenda Minister Isabel Rodriguez told reporters on Wednesday:
The period for which housing can be rented will depend on the justification of the reason. If the housing is rented for the school year, the contract could last nine months. For a cultural or sporting event, it will be a month or however long it lasts.
The Government’s measure is designed to provide assurance that temporary rentals are actually for students, educators, temporary workers, academics and others.
The minister said that a future single register of short-term rentals would reduce fraud in housing law and curb price rises in this area.
Residents of Barcelona, the Canary Islands and Málaga have organised protests in recent weeks against the increase in rental prices. Seasonal hospitality workers have struggled to find accommodation in these tourist centres, with many forced to sleep in caravans or even in their cars.
According to property website Idealista, rents in June were up an average of 13% year-on-year, with rents in tourist cities such as Barcelona and Madrid up 18%.
Barcelona Mayor Jaume Collboni has announced his intention to phase out short-term rentals in the city by 2028. The Spanish Constitutional Court is considering the legality of such a step.

"The California state government has passed a landmark law that obligates technology companies to provide parts and manuals for repairing smartphones for seven years after their market release.
Senate Bill 244 passed 65-0 in the Assembly, and 38-0 in the Senate, and made California, the seat of so much of American technological hardware and software, the third state in the union to pass this so-called “right to repair” legislation.
On a more granular level, the bill guarantees consumers’ rights to replacement parts for three years’ time in the case of devices costing between $50 and $99, and seven years in the case of devices costing more than $100, with the bill retroactively affecting devices made and sold in 2021.
Similar laws have been passed in Minnesota and New York, but none with such a long-term period as California.
“Accessible, affordable, widely available repair benefits everyone,” said Kyle Wiens, the CEO of advocacy group iFixit, in a statement. “We’re especially thrilled to see this bill pass in the state where iFixit is headquartered, which also happens to be Big Tech’s backyard. Since Right to Repair can pass here, expect it to be on its way to a backyard near you.” ...
One of the reasons Wiens is cheering this on is because large manufacturers, from John Deere to Apple, have previously lobbied heavily against right-to-repair legislation for two reasons. One, it allows them to corner the repair and maintenance markets, and two, it [allegedly] protects their intellectual property and trade secrets from knock-offs or competition.
However, a byproduct of the difficulty of repairing modern electronics is that most people just throw them away.
...Wien added in the statement that he believes the California bill is a watershed that will cause a landslide of this legislation to come in the near future."

Everyday homeowners are human shields for Wall Street’s Internet of Shit slumlords
The American Dream, such as it is, used to be two dreams, one based on work and solidarity, the other on asset appreciation and disconnected individualism. We killed the first one.
As the New Deal gave way to the post-war social safety net, Americans discovered two paths to social mobility: they could join a union, and they could buy a home. Joining a union meant that your wages would rise with productivity, and that the democratic ideal that you were meant to approach once every two years at the ballot-box could follow you into the building you spent more waking hours in than any other: your jobsite.
Labor unions used their political power to win labor rights, so that even workers who weren't a union couldn't be arbitrarily fired, or maimed on the job with impunity, or harassed or abused. And while the labor movement was mired in the same racist legacy that every American institution brought forward out of genocide and slavery, where racialized people started unions of their own or demanded representation from the unions who nominally represented them, they thrived.
Then there were houses. On the one hand, owning your home insulated you from the petty tyranny of the landlord, the threat of eviction, rent hikes, indifferent or dangerous building maintenance, and all the other miseries that arise when you think of a building as your home and someone else thinks of it as an asset, and the board is tilted so that they win every argument.
But homeownership wasn't just sold as a way to get out from under scumbag landlords: it was primarily sold as a way to build intergenerational wealth. Your house wasn't just a place to live: it was an asset, and it appreciated.
And if the dividends of labor protection were unevenly distributed between white people and racial minorities, the dividends of home ownership were almost entirely hoarded by white families. Federal policies – redlining – combined with racist lending at the local level, meant that Black families and other racialized groups were stuck in tenancy, while white families build wealth thanks to federal subsidies:
https://web.archive.org/web/20170220005558/https://www.demos.org/sites/default/files/publications/Asset%20Value%20of%20Whiteness.pdf
Those were the two American dreams: a good job and your own home. We killed the first one, and the second one devoured us whole.
Without a strong labor movement, wages stagnated. Corporate power waxed, and with it, the power to pollute, to poison, to maim and to defraud. The labor movement wasn't strong enough to stop Reagan from killing free UC tuition when he was governor of California. It wasn't strong enough to hold back spiraling health care prices. It wasn't strong enough to block the business lobby from neutering antitrust and ushering in four decades of market concentration, market capture and corruption. Workers couldn't save their defined benefits pension and were railroaded into market-based 401(k)s, forcing them to play the stock casino against their bosses, ever the sucker at the poker table.
With stagnant wages and out of control medical, educational and end-of-life bills, homeownership – the thing you do as an individual, where your gain is someone else's loss – became the American secular religion. Your house wasn't just a place to sleep and keep your photo albums: if it appreciated enough, you might be able to liquidate it on your deathbed and pay off your eldercare, your healthcare, your kids' college debt, and leave enough left over for your kids' downpayments.
And so every American who had a home became the enemy of every American who didn't – including one another's children. Every home built threatened your own property values. The racist, batshit American school funding formula, which sees schools funded out of property taxes, meaning the richest kids get the best schools, turned out to be a great way to increase your property values.
Protections for tenants, meanwhile, threatened the entire American way of life – the American dream itself. Every protection a tenant got – protection from eviction or rent hikes, the legal right to a safe and well-maintained home – reduced the value of every home in town.
After all, the better a landlord has to treat their tenants, the less money a landlord can make from a rental property. The less money a landlord can make from a rental property, the less they'd bid on a house like yours if it went up for sale.
And since anyone planning to buy your house to live in it has to outbid a landlord who might want to rent it out, giving tenants any protection threatened everything – the one asset you owned, which was your plan a, b and c for paying off all that health, education, and assisted living debt:
https://pluralistic.net/2021/06/06/the-rents-too-damned-high/
Today, the house-as-asset scam is breathing its last. There are millions more people who need homes than there are homes available. Sure, homelessness is a fantastically complex problem, but you could address every aspect of it – addiction, mental illness, joblessness – and millions of people would still be homeless, because there aren't enough homes for them to live in:
https://headgum.com/factually-with-adam-conover/myths-about-homeless-people-with-dr-margot-kushel
70% of all inflation in 2024 came from the cost of housing; a quarter of that came from illegal collusive behavior by landlords to hike rents:
https://www.thebignewsletter.com/p/up-to-a-quarter-of-rental-inflation
Wall Street landlords have raised gigantic war-chests and are buying up homes at a rate never before seen, converting every available single-family home in many cities from an owner-occupied home to a rental. Private equity and hedge fund landlords have elevated charging junk fees to an absurdist theater project: you pay a "convenience" charge for paying your rent in cash. But also for paying your rent by direct transfer. Oh, and also for paying in cash. When Wall Street is your landlord, your home is a slum, dangerously undermaintained, sometimes lethally so:
https://pluralistic.net/2022/02/08/wall-street-landlords/#the-new-slumlords
Capitalists hate capitalism. The best thing to sell is something your customer can't live without, and that no one else has for sale. That's why "the market" loves private prisons so much:
https://pluralistic.net/2024/04/02/captive-customers/#guillotine-watch
The vast sums Wall Street is putting into buying up all of America's available housing stock is a bet that they can establish regional monopolies over having a home, and charge all the market can bear.
That's the plan at Invitation Homes, a company that was just targeted by the FTC for a slate of eye-watering crimes against the tenants in the 80,000 single-family homes they've acquired:
https://www.ftc.gov/news-events/news/press-releases/2024/09/ftc-takes-action-against-invitation-homes-deceiving-renters-charging-junk-fees-withholding-security
Invitation Homes purchases homes as they come on the market, and they're also a leading customer of the "build-to-rent" housing industry, a fast-growing segment of new housing starts.
Writing about the FTC's enforcement action against Invitation Homes, Matt Soller brings in Starwood Capital Group, who manage Invitation Homes properties, and own 14,000 more homes in the sunbelt. Invitation and Starwood hate the anti-monopoly movement, and Barry Sternlicht, Starwood's billionaire CEO, really hates FTC Chair Lina Khan:
https://www.thebignewsletter.com/p/monopoly-round-up-corporate-slumlords
The FTC complaint lays out a suite of just comically sleazy things ways that Invitation abuses its tenants, starting with false advertising. The company lists its houses at relatively low rents, then charges a large fee to apply to live there. When you pass the application process, you're told the rent is actually much higher, and if you walk away from the deal, you forfeit your application fee. That scam's netted Invitation $18m since 2019.
Stoller really hates junk fees, calling them "convenience fees without any convenience, service charges without any service performed." He lays out Invitation's long list of junk fees, which honestly sound like a list that Chatgpt would spit out if you prompted it for fifty junk fees that wouldn't pass the giggle-test: "utility management fees" "Lease Easy bundle fees," "air filter delivery fee," "smart home technology fees," etc etc.
"Smart home technology fee?" Yeah, Invitation's gone in hard for Internet of Shit smart home tech. The SVP who oversees Invitation's smart home fee program was ordered to "juice this hog" (you guys, juice doesn't come from hogs).
After decades of recruiting everyday American homeowners to demand anti-tenant policies that benefit giant corporations, American tenants have few rights on paper and even fewer in practice. That's left the door wide open for Invitation to abuse their tenants in a myriad of dismal and unimaginative ways: stealing their deposits, trashing their credit reports to retaliate against complaints, illegal evictions, busted appliances, mold, vermin, insects – the whole slumlord playbook.
As Stoller writes, there's a twist: "this landlord isn’t just a random slumlord, it’s one of the biggest Wall Street players in housing."
There are vast fortunes to be made in converting the human right to housing into an asset class, but those fortunes end up in the hands of a very small number of billionaires. On their own, they wouldn't have the political power to dismantle protections for tenants.
Realistically speaking, most kids who grew up in their parents' owner-occupied homes are going to end up tenants, thanks to undersupply and housing inflation. But those kids' parents have spent decades demanding policies to make their homes as valuable as possible – including mortgage tax breaks (but not rent tax breaks!), looser eviction laws, and less enforcement of what few protections tenants have.
Middle class homeowners are the useful idiots and human shields of the billionaires who are determined to force every American under 40 raise their kids in a rented slum full of spiders, ratshit and black mold, which will still cost 60% of their take-home salary.
That's why the FTC's action against Invitation Homes is such a big deal. And as Stoller points out, Chair Khan is really just implementing Kamala Harris's campaign promise to get Wall Street out of the landlord business.
Wall Street's raid on your bedroom and kitchen has inspired a generation of "finfluencer" copycats who buy and flip apartment buildings, sucking ever-larger amounts of cash out of them until they're unfit for human habitation, with mountains of rat-infested garbage ringing their crumbling walls:
https://pluralistic.net/2024/05/22/koteswar-jay-gajavelli/#if-you-ever-go-to-houston
Any future worth living in is going to get housing right. We need to stop thinking of housing as an asset and realize that it is, first and foremost, a human right. That's the premise of my 2023 solarpunk novel The Lost Cause, which just came out in paperback:
https://us.macmillan.com/books/9781250865946/thelostcause
You can't protect yourself from rising seas or rising healthcare bills through individual home-ownership. Solidarity – the kind of solidarity that once powered the union movement, and that is powering it again – is the only way to defeat the housing profiteers. The New Deal wasn't perfect, which is why whatever we do next has to be bigger, further reaching, and more inclusive than what FDR did almost a century ago.
The only minority that should be excluded from the next New Deal is billionaires.
Tor Books as just published two new, free LITTLE BROTHER stories: VIGILANT, about creepy surveillance in distance education; and SPILL, about oil pipelines and indigenous landback.

Amazon cracks down on Teamsters’ union efforts, labor leaders detained - WashingtonPost
Seven union activists with the Teamsters were handcuffed, detained and criminally charged while protesting outside an Amazon warehouse in Staten Island last month, as tensions between the e-commerce giant and the powerful union escalate.
Video footage of the July 17 protest obtained by The Washington Post shows New York Police Department officers rounding up and restraining union leaders — including Teamsters officials and local warehouse union activists — after warning them they would be “subject to arrest,” for remaining on “Amazon property,” amid a crowd of protesters.
The Teamsters say the incident took place on public land outside the warehouse, where police have informed workers they can safely protest. An NYPD officer says in a video that the protesters were on Amazon’s property. But NYPD officials told The Post they could not provide details about the incident because there was no police report.[...]
Amazon founder Jeff Bezos owns The Washington Post.

From the Bristol, UK, IWW Chapter:
“Uprisings in Bristol UK have been continuing since Sunday against the new Police and Crime Bill which would restrict peoples right to peacefully protest and would give 10 yeah prison sentences for people causing damage to statues (the usual sentence for rape in the UK is only 5 years).
The bill also includes many restrictions on traveler communities in the UK who throughout the covid lockdown have faced violence and illegal evictions. This Bill would institutionalise this violence and illegalise the lifestyle of a marginalised and regularly persecuted minority group.
This comes in a time when people are still mourning the death of Sarah Everard who was attacked and murdered by an off duty Met police officer while walking home. Women held vigils around the country for Sarah and some of these were broken up by the police and attendees arrested (by male police colleagues of the officer charged with the murder).
Here in Bristol the Black Lives Matter movement is also very strong and many people feel that the Police and Crime Bill is a response to the people of Bristol pulling down of a statue to Edward Colston, a slave trader who funded many of the cities major institutions.
Locally these struggles have intersected in the #KillTheBill movement and peaceful protests have repeatedly been attacked by the police, causing a revolt on Sunday where Bristolians lay siege to the police station and set several cop vehicles on fire.
Last night, an explicitly peaceful protest was again attacked by police and a number of people arrested and beaten with shield and batons, charged with horses and dogs. Travelers had come to hold space in a public park where they could make their voices heard but they were attacked in the night by the cops, arrested, beaten and their dwellings and property destroyed without consideration that some had nowhere else to go. Several protestors were hospitalised and many more suffered minor injuries.
When young people lay down in the streets shouting that it was a 'peaceful demonstration' the cops charged in, again beating people and arresting anyone who wasn't able to flee. This took place in the middle of a residential area where many of these folks actually live.
For several nights the streets of Bristol have become a physical and metaphorical battleground that may determine the rights and freedoms for all people living in the UK.
Kill The Bill has no official organisers and actions have been mostly autonomous and spontaneous, this includes a march of 5,000 people in support of the protests on Sunday.
Members of Bristol IWW have continually done what we can to support these protests, including providing first aid for protestors who have been injured by the police. While we know some on the British left may question why we have offered our support to this autonomous street movement rather than appealing to the parliamentary system and its antiquated processes. Some even question why we would take part in events that have seen the destruction of police equipotent and self defense used against the cops. We be believe our position to be clear and consistent as members of a revolutionary working class union.
"There can be no peace so long as hunger and want are found among millions of the working people and the few, who make up the employing class, have all the good things of life.
Between these two classes a struggle must go on until the workers of the world organise as a class, take possession of the means of production, abolish the wage system, and live in harmony with the Earth.””

Lily white and poppy red
I trembled when he laid me out
“You won’t feel a thing,” he said, “when you go down”
Nothing gonna wake you now
Drops of blood.
A wicked, black smile.
“You won’t feel a thing.”
You wake up with a gasp. Your doctor had warned you about dreams like this. They weren’t real, just an aftereffect of your accident.
The medical staff for House Harkonnen had been gracious enough to inform you of your predicament. When your family had recently hosted the Harkonnens, you quickly met and fell deeply in love with the na-Baron Feyd-Rautha. Your love for each other was so intense that you had demanded to get married right away. Your father disapproved of the union, so he disowned you and banished you, demanding to never see you again.
On the journey back to Geidi Prime, a stray asteroid hit the ship and caused you to hit your head. Feyd had apparently worried for your life, which saddened you and warmed your heart. It was nice to know that someone truly cared for you. However, your mind wasn’t quite the same afterwards. Your life before Geidi Prime was completely unknown to you. Your memories were in a fragile state.
That was just a few months earlier. Unfortunately, your mind has not yet recovered your memories prior to the accident. You were diligently taking a specially brewed tea that would calm your mind so it wouldn’t fracture under the immense pressure to try and fix itself. When you asked how long it would take for you to recover, your heart cracked when they said that it may take the rest of your natural life.
While it broke your heart to hear of your father’s dismissal of your feelings, you believed that you were strong enough to carry on. Having no further ties to your home world made it better to settle in with your new family.
You are a Harkonnen now.
Now, your footsteps make the quietest of echoes as you traipse down the narrow corridor. Heads of nearby servants and slaves bow, and eyes snap to the floor as you pass by. You feel the barest of sympathies, for not being allowed the simplest of human connection with their na-Baronness. But it was paradise considering the consequences should anyone ever feel bold enough to try otherwise.
Your husband wouldn’t allow that.
Dreams are sweet, until they’re not
Men are kind, until they aren’t
Flowers bloom, until they rot and fall apart
“Can I not have a single friend on this planet?!”
You burst into your shared chambers, rage rushing through your veins. All you had wanted was to have lunch and tea with one of the few female palace advisors you had taken a liking to. Maybe share a laugh or a story. Make a connection outside of your new family. That was all ruined when Feyd barged in and gutted your companion, stomach-to-throat, while she sat in her chair.
You were sure that your shoes had trailed blood down the hallway, but your mind was focused elsewhere at the moment.
“What use would you have for friends? I am right here.” He closed in on you, grasping your arms and forcing you to look in his direction. “Am I not enough for you? Do I not give you everything you should ever desire?”
His hands tighten around your wrists, making you flinch. A stray tear falls from your eyes, guilt starts to overcome your anger.
“No, not at all, husband! You have given me everything I could have wished for and more,” You wrench your hands out of his grip and grasp his face. He showered you with gifts, never let you go hungry or thirsty and this is how you repay him? “I just… I didn’t think you would want to hear me talk about certain things. I don’t mean to sound ungrateful.”
“I know you don’t, my darling.”
You take a deep breath as you feel the tension in the room start to settle.
“Your mind is already fragile from the accident… I just want to keep you safe.”
Safe. That was the key here. He takes step back and retrieves a small dagger from his belt.
Feyd holds it up, showing you the weapon. “Did you know that your friend had a blade dipped in poison strapped onto her person?”
You can feel the blood rushing from your face. No. You didn’t know.
“I-I didn’t see a knife on her. She couldn’t have-“
“She did.”
He drops the blade and leans in closer to you, forehead aligning with yours. “There are people out there who seek to harm you, who seek to harm me through you. I can never let that happen.”
You nod furiously. You couldn’t believe that you had been so stupid.
Trust is unbelievably hard to come by in the Galactic Imperium. Your few months’ worth of memories can even attest to that. It seems that the only people you can truly rely on is family.
“I only want what’s best for you.”
You understand now.
Is anybody listening?
I open my mouth and nothing comes out
Another argument discussion had emerged from your telling of your latest dream. Your husband was convinced that you were entirely too exhausted to put any stock into what your subconscious was telling you, but you thought otherwise.
Fingers run through a patch of bright pinks, yellows, and blues—
“I swear to you, it felt so real! It was almost like a memory, like something I-,” A firm hand is placed on your shoulder as you give a slight stumble. Feyd puts a hand on your back, leading you to the edge of your bed, setting you on the bench that was placed against the footboard.
“Please, have some of your morning tea, my darling. You look a bit peaked.” You accepted the cup he gave you, settling down and taking a few sips of the warm, spiced drink. Your mind instantly calms, anxieties evaporating from your body like puffs of smoke. Never mind the memories that you had just… Floating.
Your husband is now on one knee in front of you, arms encasing your body, as his hands cup your face. He brings your eyes to meet his, seemingly searching. For what? You do not know.
“What were you saying about this dream of yours?” A pause reverberates throughout the room as your head tilts in confusion.
“My…?” You stutter, mouth opening to complete a thought that was no longer entirely there. “I can’t quite remember. What were we talking about?”
Your husband gives a smirk, analyzing your face once more before placing his hand on the dark fabric covering your swollen belly.
“Nothing of import. It seems that my heir is set on scrambling your thoughts.”
There seemed to be nothing in this world that brought more joy to Feyd-Rautha’s face than the sight of you and his unborn child. He’s more protective of you now than ever, having guards always posted near you, having you wear a shield during all public appearances. Not to mention, he was damn near insatiable in private. His hands and mouth are practically dragged away from you and your growing stomach every morning.
You give a chuckle. “I’d heard about pregnancy brain before, but never knew it to be this taxing! Perhaps I’ll take a walk later if I’m feeling up to it.”
Feyd gives your cheek a soft pat before rising to his feet, “Rest, my darling. I shall check in on the both of you later.” His hand rests next to yours, giving your belly a quick rub before he walks towards the door.
Your head goes to set on your pillow, the warmth from the tea running through your body. You must be really tired, since you fall asleep so quickly.
Quick enough to not hear the deadbolt lock clicking from the outside once the door is closed.
Flowers, I remember field of flowers
Soft beneath my heels
Walking in the sun, I remember someone
Someone by my side, turned his face to mine
The dreams start to encroach your mind while you are awake. You continue to follow your doctor’s instructions: take your daily tea, rest often, don’t overexert your body or your mind. But, ever persistent, they push through, finding parallels with your daily life to latch onto.
A hand, gently enlaced with yours, guides you through a meadow—
You husband’s hands lead you to stand with him by his uncle’s side, preparing for another ceremony.
A laugh, familiar and warm—
A chilling cackle of laughter reaches you in your viewing box, watching your husband gleefully slay another adversary in the arena.
Bright, yellow sunlight caressing your face and neck—
The black sun of Geidi Prime pulses in your periphery as you wave to a crowd below, your husband standing stoically next to you.
A kiss, given freely—
Feyd ravishes you in your chambers, lips melding together with yours.
My darling—
My love—
My darling—
My darling—
My darling—
My darling—
My darling—
“Is everything alright, my darling?”
You blink, snapping back to the present. Pale, smooth skin and blue eyes, your husband extends his hand towards you. Safe. He gives you everything. You and your child will never struggle or suffer with him. You are safe with him. Aren’t you?
Blood splatters over a patch of bright pinks, yellows, and blues—
You give a bright smile.
If you ever walk this way
Come and find me lying in the bed I made

Budget 2024: Major Real Estate Transformations Announced
The Union Budget 2024 has unveiled a series of dynamic measures aimed at revolutionizing the Indian real estate sector. With a renewed focus on affordability, infrastructure, and sustainability, these changes are set to shape the future of urban development in India. The budget’s announcements provide a robust framework for growth, offering new opportunities for developers to innovate and expand their offerings.
Expanding Affordable Housing
A significant highlight of the budget is the enhanced funding for the Pradhan Mantri Awas Yojana (PMAY), underscoring the government's commitment to affordable housing. This move is expected to fast-track the development of affordable homes in both metropolitan and smaller cities, making homeownership more accessible to a larger segment of the population.
This is a promising development for the real estate sector, and developers can now tap into this market with renewed vigor. The increased allocation presents opportunities for companies to diversify their portfolios and cater to the growing demand for affordable housing.
Infrastructure Development as a Catalyst
The budget also places a strong emphasis on infrastructure development, with significant investments planned for roadways, metro rail expansions, and smart city initiatives. These investments are set to enhance connectivity across regions, making new areas more accessible and attractive for real estate development.
Improved infrastructure will drive the growth of residential and commercial real estate in emerging locations, presenting a valuable opportunity for developers to create vibrant communities that meet the evolving needs of urban dwellers.
Promoting Green Real Estate
In addition to affordability and connectivity, Budget 2024 encourages sustainable development practices. The introduction of incentives for green building practices reflects a growing demand for environmentally responsible living spaces. Developers are encouraged to adopt sustainable construction materials, energy-efficient designs, and green technologies, aligning with global trends toward eco-friendly real estate.
As the sector gears up for these changes, Goel Ganga Developments is ready to lead the charge, bringing innovative and sustainable solutions to the forefront of real estate in India.

Vatican stands trial in London over reputation damage
The Vatican went on a trial in a London court as a British financier demanded compensation for damage to its reputation due to a Vatican investigation into the €350 million investment in London property, AP News reported.
This is the first time the Holy See has been forced to face a foreign court. A Vatican tribunal had already convicted Raffaele Mincione on embezzlement charges and sentenced him to more than five years in prison for his involvement in the London deal. However, Mincione has filed a civil counterclaim against the Holy See’s secretariat of state in London’s High Court. He insists that he has acted in good faith.
On Wednesday, he asked the court to approve a series of statements claiming that he had indeed acted in good faith in his dealings with the secretariat of state. He also stated that the Vatican knowingly and lawfully entered into the deals in question and thus had no grounds to make any claims against him.
I am delighted that these proceedings in England are finally underway. I look forward to these issues being examined by an independent and internationally-respected judicial system.
The trial is expected to last several weeks and will include personal testimony from a senior Vatican official, Archbishop Edgar Pena Parra, the No. 3 in the secretariat of state.
Although several US lawsuits have tried to hold the Vatican accountable for clergy sexual abuse, they have always failed, as the Holy See could argue that it enjoys immunity as a sovereign state. However, a British court allowed the Mincione case to proceed, since it involved a commercial transaction not normally subject to sovereign immunity claims.
Case history
The case concerns the Vatican’s decision in 2013-2014 to invest an initial 200 million in a Mincione fund to acquire 45% of a London property, the former Harrod warehouse. The Vatican hoped to turn it into luxury apartments to then generate rental income as a long-term investment return.
By 2018, the Vatican Secretariat of State had decided to withdraw from the fund, dissatisfied with its performance but wanting to retain ownership of the property. Another London broker, Gianluigi Torzi, helped negotiate a €40 million payout to Mincione.
Vatican prosecutors alleged that Torzi and Mincione, who originally worked together, conspired to steal millions of euros from the Holy See. The deals formed the basis of a Vatican trial that ended in December with multiple convictions of nine of the 10 defendants, including Torzi and Mincione.
The prosecutors alleged that Mincione, whose foundation bought the Harrod’s warehouse at auction in 2012 for 129.5 million pounds (about $165 million) plus 8 million pounds of expenses, inflated the value of the site to 230 million pounds. They also accused Torzi of extorting a further 15 million euros from the Vatican to hand over control of the building after the Holy See realised it still did not own it.

We moved into this house back in the early 90s. We bought it from an old man named Fred Salmo. As we began living in the home every once in a while we'd discover some weird new thing wrong with it. Never anything catastrophic, but small frustrations that my dad had to deal with all the same.
Fred thought himself quite the handyman.
He was not.
He was a union sheet metal worker and I guess he thought that translated to home repair. But in actuality he would usually try to fix things with sheet metal even when that was not an appropriate solution.
And so whenever we'd find one of these issues we'd joke that we got "Salmo'd" again.
Almost all of the electrical outlets were wired backwards. "Looks like we got Salmo'd again."
A heating duct would have some terrible patchwork (with sheet metal). "He really Salmo'd this."
There was a bedroom ceiling fan that was not securely attached to said ceiling. "He's going to Salmo us to death in our sleep."
We kept finding these inept fixes for many years. One by one, my dad (who was an actual handyman) would properly fix them.
Eventually, we were pretty certain all of the Salmo'd shit had been addressed.
Until last night.
I noticed something looked off about the big light on our garage workshop on the back of the property.
It was... lower... somehow.
I walked back to figure out what was wrong and discovered this.
The wind was blowing pretty hard and the light fell off of its mount and was dangling by the electrical wiring.
Upon closer inspection I noticed something.
It was mounted to a piece of thin metal decorative trim. I could see nothing structural it could have been attached to. No stud or beam. Just that trim.
That light was here before we moved in. Which means it has lasted over 30 years without falling down. And knowing how it was mounted, that is kind of incredible.
But it definitely feels strange getting Salmo'd again after all this time.
I'm not entirely sure what to do about this yet. My brother took our only ladder a long time ago and never returned it. I'm not even sure how to power off the light without turning off all the power to that building. But I guess I should make that a priority today and go from there.
Replacing that light is one of the first things I wanted to do if I got some money to fix up the house. It has a horrible green tint and for as big as it is, it only lights up a small area. Hopefully that won't be a super costly repair.
Fucking Fred Salmo.
