[ad_1] My friend flashed me a new credit card and said, "This is the latest one; it's a must." It was September 2016 and my first encounter with the Chase Sapphire Reserve® (see rates and fees). At the time, I only held a cash-back credit card and a cobranded airline credit card, but I took his words to heart.Nearly a decade later, the Chase Sapphire Reserve still holds a special place in my wallet, as it was my first transferable currency credit card.Several staffers at TPG have the Sapphire Reserve, but many also have the ever-popular Chase Sapphire Preferred® Card (see rates and fees). While there are valid reasons why some people cancel or downgrade their Sapphire Reserve, the idea of getting rid of mine has never crossed my mind. Even after the card's massive refresh with an increased annual fee, new benefits and changes to the earning rates, this card is still my go-to travel card. This card has provided me with immense value throughout my points and miles journey. Here are all the reasons why I'll never cancel my Chase Sapphire Reserve. The annual fee is justifiedWhen I originally applied for the card in 2016, the Sapphire Reserve had a $450 annual fee. At the time, other top-tier cards like The Platinum Card® from American Express and the Citi Prestige® Card (no longer available for new applicants) had comparable annual fees, but of them all, I found the Reserve's annual fee to be the easiest to justify given its benefits. The information for the Citi Prestige has been collected independently by The Points Guy. The card details on this page have not been reviewed or provided by the card issuer.THE POINTS GUYDespite the Sapphire Reserve's new annual fee of $795, as an existing cardholder, I have until my renewal date in December before I pay the new fee. Plus, I get access to the card's new perks starting Oct. 26. The new fee may shock most as it surpasses the Amex Platinum's $695 annual fee (see rates and fees).I value a credit card's annual fee in relation to its benefits, and thankfully, the Sapphire Reserve's new statement credits feel less like coupon-book-style statement credits. For existing and new cardholders, both the current and updated credits don't require too much effort. For me, this makes the investment of the annual fee worth it.The $395 annual fee attached to the Capital One Venture X Rewards Credit Card makes the card a more affordable alternative to the Sapphire Reserve, but the restriction on its travel credit and lack of other statement credits can be a turnoff if you value flexibility; this is another reason the Sapphire Reserve is a winner in my book.Daily NewsletterReward your inbox with the TPG Daily newsletterJoin over 700,000 readers for breaking news, in-depth guides and exclusive deals from TPG’s expertsBy signing up, you will receive newsletters and promotional content and agree to our Terms of Use and acknowledge the data practices in our Privacy Policy. You may unsubscribe at any time.Related: Are premium credit cards worth the annual fee?The transfer partners are extremely usefulThe Sapphire Reserve has several airline and hotel partners, including many across the three airline alliances (Oneworld, SkyTeam and Star Alliance), plus domestic programs like Southwest Rapid Rewards. The latter has been particularly valuable when traveling in the U.S., saving me thousands of dollars on last-minute bookings. I've been able to secure one-way airfare using my Southwest points for as little as 6,000 points between John Wayne Airport (SNA) and Denver International Airport (DEN).DANYAL AHMED/THE POINTS GUYBased on my spending habits, the Sapphire Reserve helps me accrue points faster than the Sapphire Preferred — another Chase Ultimate Rewards-earning card — and has the same transfer partners. As a result, in 2024 alone, I redeemed over 300,000 Chase Ultimate Rewards points, thanks to the ease of earning them and the ability to transfer them to top-notch partners.Without a doubt, my most utilized transfer partner is Air Canada Aeroplan. The breadth of airlines within Star Alliance — including Turkish Airlines, which was the carrier I flew for one of my favorite redemptions (a trip from the U.S. to Istanbul for 70,000 miles one-way in business class) — coupled with an award chart with several sweet spots makes the program a no-brainer.ERIC ROSEN/THE POINTS GUYI also love the variety of Avios transfer partners with the Sapphire Reserve. Thanks to British Airways and Qatar Airways both using Avios, I take advantage of my linked accounts to transfer Avios. This helps me fly Qatar Airways' impressive Qsuite between the U.S. and the Middle East for only 75,000 Avios, which would ordinarily cost between $4,000 and $9,000.On the hotel side, World of Hyatt has arguably some of the best redemption rates, which sweetens the deal on Chase's great range of transfer partners. With some nightly rates in Europe for Park Hyatt properties costing as much as $1,100, I've saved thousands of dollars by booking award nights for 50,000 points a night.Related: Who are the Chase Ultimate Rewards transfer partners? Everything to knowIt offers benefits that are easy to enjoyBefore the card's refresh, and even now, I find the Chase Sapphire Reserve to be one of the most straightforward credit cards for using benefits. The overwhelming majority of the benefits do not require enrollment, a pain point for Amex cardmembers, and there aren't a ton of restrictions to worry about.IZUSEK/GETTY IMAGESAs mentioned earlier, the card's new statement credits feel less like a coupon book than those of the Amex Platinum for several reasons. First, the Amex Platinum offers a range of statement credits, from lifestyle to travel, whereas the Sapphire Reserve's new benefits revolve around travel and entertainment. For example, the Amex Platinum offers up to $300 credit per calendar year for Equinox and another $300 SoulCycle at-home bike credit (on eligible U.S. memberships and purchases). In my opinion, these statement credits don't apply to the majority of cardmembers, including myself, as I've never had a need for the SoulCycle credit as a cardmember. Enrollment is required for select Amex Platinum benefits.Other perks on the card are essentially used by cardmembers simply because they're offered and not because the average person needs that specific benefit.Related: Some premium cards now require an 'extreme couponing' mindsetFlexible travel statement creditOne of the Sapphire Reserve's most valuable perks is its $300 statement credit for travel purchases, which is easy to use and essentially covers anything that codes as travel. This credit is a top reason I would never cancel my card. I was excited to learn that the refresh kept this valuable statement credit.ZACH GRIFF/THE POINTS GUYBecause Chase has a broad view of what qualifies as a travel expense, the Sapphire Reserve's annual statement credit automatically gets applied to your account for all sorts of travel purchases. For example, I've used my $300 statement credit to cover everything from airfare and hotel charges to train tickets, parking meters and even tolls.Related: How to use the Chase Sapphire Reserve $300 annual travel credit to save on travelHefty hotel statement creditIn addition to the card's generous $300 travel credit, the Sapphire Reserve now comes with an up to $500 annual statement credit for reservations made via The Edit by Chase Travel℠.This credit is split into two $250 biannual statement credits for prepaid bookings of at least two nights. Compared to Amex Platinum's $200 annual hotel credit (on prepaid bookings only within the Fine Hotels + Resorts and The Hotel Collection properties; two-night minimum booking required for The Hotel Collection), this statement credit on the Sapphire Reserve is the clear winner.Four Seasons Resort Seychelles. DANYAL AHMED/THE POINTS GUYDespite the credit being biannual and requiring a minimum two-night stay, it still gives cardholders $300 more toward hotels than Amex Platinum. Coupled with the flexible $300 statement credit, if you maximize these perks, you'll recoup your entire annual fee year after year.Valuable lifestyle and dining creditsThe following statement credits are innovative, challenging the Sapphire Reserve's biggest rival, the Amex Platinum. These feel more tailored than what the Amex Platinum currently offers and should be fairly simple to redeem. These benefits include:StubHub or Viagogo credit: An up to $300 annual statement credit for concert and event tickets through Dec. 2027 (split into two $150 biannual credits; activation required).Dining credit: Up to $300 annual dining credit and primetime reservations at Sapphire Reserve Exclusive Tables through OpenTable (split into two $150 biannual credits automatically applied within the Sapphire Reserve Exclusive Tables program).Apple TV+ and Apple Music benefit: Valued up to $250, an Apple TV+ and Apple Music subscription through June 22, 2027 (one-time activation per service is required through chase.com or the Chase Mobile app).Having complimentary access to lounges streamlines my travelFor me, the ability to access lounges is a great way to pass the time at airports around the world, as it lets me fill up in a comfortable setting for no additional cost. This is especially true when I travel with my family because ordering food for multiple people from an airport restaurant can be a slow, cumbersome process. While most premium credit cards nowadays include a Priority Pass membership, which is great to have, the latest trend is for card issuers to offer access to their own lounges. Chase has not only joined this trend but has quickly become a strong competitor in this area.As of March 2025, Chase has eight Sapphire lounges globally, including the recently opened Sapphire Lounge by The Club at PHL in Philadelphia. With two more openings already in the pipeline, Chase's rapidly growing lounge presence is another reason to keep the card open.ZACH GRIFF/THE POINTS GUYHistorically, I've had limited chances to experience Chase's Sapphire lounges outside of a recent trip to Hong Kong since I'm based on the West Coast. But with a new opening at San Diego International Airport (SAN) and another planned for Los Angeles International Airport (LAX), I'm looking forward to maximizing this benefit more — with two complimentary guests in tow — on future trips.Related: How to choose a credit card for airport lounge accessBottom lineAs a happy Sapphire Reserve cardholder for nearly a decade, I don't see myself downgrading or canceling my card anytime soon, even after the refresh and annual fee increase. The flexible annual travel statement credit, new easy-to-redeem statement credits, impressive roster of transfer partners and growing Sapphire lounge network keep the card a must-have for my wallet, even with its $795 annual fee.For more information, see our full review of the Chase Sapphire Reserve.Apply here: Chase Sapphire ReserveFor rates and fees of the Amex Platinum, click here. Enhancing Community Living and Ownership Experience in New Jersey
When it comes to maintaining and enhancing real estate investments, property owners and residents alike recognize the importance of professional condo property management. In New Jersey, the need for reliable, responsive, and comprehensive services has grown alongside the increasing demand for high-quality residential living. Whether you're a property investor, homeowner, or part of a homeowners’ association, the right management partner can transform the day-to-day experience and long-term value of your property. Condo property management plays a pivotal role not only in maintaining the physical aspects of a building but also in enhancing the community experience for residents.
Landlords and real estate stakeholders in the Garden State are increasingly turning to structured landlord services in New Jersey to help alleviate the stress and complexity of managing tenants, ensuring compliance with legal obligations, and handling routine and emergency maintenance. From rent collection to eviction proceedings, these services are essential for protecting an owner’s financial interests while ensuring tenant satisfaction.
New Jersey’s diverse property landscape—ranging from high-rise condominium developments in Jersey City to suburban townhouses in Middlesex County—requires a management approach that is both scalable and customized. Condo property management companies must not only understand the architectural and financial needs of a building but also the community culture within. These firms often handle budgeting, reserve studies, capital improvements, vendor management, and enforcement of community rules. A properly managed condo development can maintain its aesthetic and market appeal while fostering a safe, harmonious living environment.
For landlords, the increasing regulations and tenant expectations make it nearly impossible to self-manage properties without encountering challenges. Professional landlord services in New Jersey provide essential solutions—from tenant screening to lease enforcement—ensuring the property remains profitable and well-maintained. These services also bring legal expertise, helping landlords navigate state-specific landlord-tenant laws, which are among the most intricate in the country.
Partnering with a seasoned property management company like TPG Management can help bridge the gap between investment goals and day-to-day responsibilities. Their experience in managing multi-family buildings, condominiums, and individual rental units makes them a reliable choice for those seeking scalable solutions in New Jersey’s competitive real estate market. Their personalized service and strong local presence ensure they remain in touch with the specific needs of both landlords and residents.
One of the major benefits of professional condo property management is operational efficiency. Property managers streamline communications, handle maintenance requests quickly, and ensure the financial health of the community through transparent accounting and reporting. This not only boosts resident satisfaction but also preserves property values, which is crucial for long-term owners.
Similarly, landlord services in New Jersey can help maximize rental income through competitive pricing strategies and consistent tenant engagement. Regular property inspections, timely maintenance, and a proactive leasing approach mean fewer vacancies and better tenant retention. A good property manager knows that happy tenants are long-term tenants, and that directly translates to profitability.
TPG Management’s commitment to excellence ensures that property owners receive both peace of mind and return on investment. Their hands-on approach and dedicated staff set them apart in a saturated market, making them an ideal choice for landlords and community boards looking to enhance their real estate operations.
In conclusion, whether you're managing a single condo unit or an entire residential complex, having the right support in place is key to success. Both condo property management and landlord services in New Jersey provide the backbone needed to operate smoothly, remain legally compliant, and increase asset value. As the real estate landscape evolves, so too must the strategies for managing it—and those who embrace professional management will find themselves ahead of the curve.

connecting academic work with local cause
It's not often that you can connect your academic work with your everyday life. I had the opportunity to publish two papers this past month, both exploring the unique ecosystem of my hometown, Ness Ziona, and the rare black iris that flourishes there The first paper, co-authored with Reuven Cohen and published in PLOS ONE ('Emergent Coordination in Temporal Partitioning Congestion Games'), is more theoretical. It examines the social dynamics of temporal partitioning congestion games (TPGs), where participants must coordinate the optimal use of a limited resource. We used the short blossom season of the black iris as a real-world illustration of TPGs. Here is a link: https://lnkd.in/eDpURFFh. The second paper, co-authored with Orit Rotem and Noam Katzir and published in Land ('Identifying Regulatory Barriers in the Management of Ecological Corridors in an Increasingly Congested Space'), examines the regulatory frameworks for managing ecological corridors in congested areas, using the sandstone hills of Ness Ziona as one of our case studies. Available here: https://lnkd.in/eyhH-iUb. The Black Iris Reserve is currently under threat from a major construction project. If you'd like to join us in our efforts to protect it, please sign the petition here: https://lnkd.in/e8SckfVc Did you have a similar experience? I'd be happy to hear more!

DirecTV to Acquire Dish TV and Sling in Landmark Deal

EchoStar and DirecTV Join Forces
In a significant shakeup in the pay-TV industry, EchoStar announced on Monday that DirecTV to acquire Dish TV and its digital streaming service Sling. The agreement will bring together two of the largest satellite TV companies in the U.S., allowing them to better compete in a market increasingly dominated by streaming services. EchoStar shares fell more than 11% following the announcement.
DirecTV to acquire Dish TV for a nominal fee of $1 while assuming approximately $9.75 billion in debt. According to a press release, the agreement hinges on approval from some of Dish’s bondholders and is expected to be finalized in the fourth quarter of 2025. Once the merger is completed, the combined entity will serve nearly 20 million customers.
A Strategic Move to Regain Market Strength
EchoStar CEO Hamid Akhavan emphasized that this merger comes at a pivotal time. “We needed to create a company with enough scale to negotiate better deals with programmers and offer more flexible, smaller packages that consumers are asking for,” Akhavan said in an interview on CNBC’s “Squawk on the Street.” He added that the pay-TV industry has been on a downward trend, with traditional satellite providers like Dish and DirecTV struggling to keep up with newer streaming platforms that offer a broader reach.
Akhavan also acknowledged that EchoStar could no longer sustain both its video distribution and core wireless internet businesses, prompting the decision to focus resources on its wireless offerings. He expressed optimism about the company’s future, though he signaled that no significant expansions would occur soon as the company adjusts to these changes.
DirecTV to Acquire Dish TV as AT&T Exits Ownership
In a related move, AT&T announced it would sell its remaining 70% stake in DirecTV to private equity firm TPG for $7.9 billion. AT&T had previously sold 30% of its stake in 2021 for $16.2 billion. The telecommunications giant originally acquired DirecTV in 2014 for a staggering $48.5 billion but has since been scaling down its investment.
A Long-Awaited Merger Finally Realized
Rumors of DirecTV to acquire Dish TV have circulated for decades as part of potential merger discussions. The two companies nearly sealed a deal in 2002, but it was blocked by the Federal Communications Commission (FCC). Since then, the satellite TV industry has faced multiple setbacks as consumers turned toward streaming services. EchoStar has been grappling with financial struggles, including a $2 billion debt looming and a failed attempt to refinance it. The company’s diminishing cash reserves had led to increased bankruptcy concerns.
Looking ahead, Akhavan believes that the merger puts the newly combined entity in a better position to compete. “We are as competitive as anybody else in terms of our offerings, whether it be price, coverage, or quality,” he said, indicating that the focus will now shift toward customer acquisition.

Steamy Love (TPG! Special Chapter 1) Kamisato Ayato x Reader
MASTERLIST
Author's Note: IT'S HERE IT'S HERE, SMUT CHAPTER MINORS DNI! I can't believe we reached 1000+ reads! I'm rushing to finish this special Chapter soon! Also, what is your opinion regarding the latest chapter? I believe it's quite… heavy and dark but hey at least Childe and Diluc confessed indirectly to Y/N? IDK how's that any better but 🧍🏻‍♀️ Ok so! This chapter is a special one since it's not connected to the main storyline because this is a smut chapter (eheh~) Yeah, we're kinda lacking Y/N and Ayato sweet moments… I'll allow you guys to think this happened inside Y/N's mind while she's in a coma pf!
Synopsis: It's spring vacation and you took your sweet time to try out the new hot spring in Inazuma City. Little did you know that one of the staff wasn't aware that Kamisato Ayato rented the hot spring the whole day.Â
—Â
"Welcome to the Narukami Hotspring! I hope you enjoy your stay!" One of the staff nervously said you could tell this was their first time working here.Â
"Is your manager here?" You asked the staff, they were startled because they think that they did something wrong that prompted you to call the manager.Â
"N-no, the manager left a while ago. Though they didn't say anything before they left." They scratched their heads trying to remember something.Â
—Â
"We wouldn't be accepting any customers today because of Kamisato Ayato's reservation today!" The manager said too bad the staff who's Y/N talking to right now was in the bathroom.Â
—Â
You went to the female locker room and started to undress as you put your clothes and undies into the basket and wrapped yourself in a towel.Â
You stepped out to the hot spring to admire the scenery, it's a little steamy and foggy. You thought of a joke to yourself there's probably no one that's hiding beyond those steam right?Â
You let out a loud sigh as you stretch your back before you remove the towel revealing your perfect body that has a perfect waist and a perfectly round breast. The temperature is hot but perfect when you stoop down the stairs of the hot spring.Â
When your body was fully submerged in the water it truly was a relaxing feeling after all of the stress you felt in school. It's also peaceful that no one was here, you thought to yourself that you should have invited Lumine and Yanfei today but you didn't have the chance either since they're also busy.Â
The thought of Kamisato Ayato entered your mind, let's say that… you started to have feelings for him a while ago but he has been bullying and teasing you for quite some time. You remembered how he pinned you on the wall multiple times in the janitor's closet because he wanted to see you embarrassed yourself. Other students already got the wrong idea whenever he does this because what if you and Ayato were secretly making out?Â
The temperature of the water in the hot spring is hot but you, yourself, have been feeling a little too hot inside your body. The thought of Ayato pulling your hairÂ
"Hmm, what do I even think of Kamisato Ayato?" You said, talking to yourself. This has alerted the man on the other side of the spring and instead of bothering you, he decided to listen to your thoughts on him. You bent over to the corner of the hot spring and rested your head.Â
"I hoped the rumors were true about us kissing each other in the janitor's closet! I can't even confess my feelings to him, I'm so scared of his reaction, what if he stops bullying me—" "*gasp* I-I wonder what does he look like w-without the shirt o-on. Is he sexually active? H-he's probably sleeping with a lot of girls—" You went imagining him in that image that made your body feel hot inside, you're starting to desire something lustful. You imagine how his long fingers would fondle your breasts as you start to touch yourself beneath alongside your other hand playing with your right nipple.Â
You turn your back from the edge of the hot spring and spread your legs while your left-hand stop rubbing your clit and fingering yourself. Little did you know that the position you're in at the moment was the perfect spot for Kamisato Ayato as he's seeing his crush's whole body in front of him. Seeing you play with yourself while letting out small moans was enough to make his cock hard, he couldn't keep it to himself and decided to swim quietly towards you.
Closing your eyes was your greatest mistake as you were about to hit your climax.Â
"Wanna find out if I'm sexually active? Coming from the reserved Lady of the L/N Family?"Â
(T-that voice!) You opened your eyes immediately and lost the knot below your stomach as you saw the man of your dreams in front of you… topless. He has a toned body, everything that you'd want to dominate you, and his wet hair makes him extra hot as if those eyes are luring you to his trap that you would gladly accept. You were so distracted by his eyes and body that you somehow forgot that you don't have any clothes on in front of the person you've been admiring for a long time? But wait, does that mean that…
(H-he d-doesn't have anything beneath!) You thought to yourself! There's no time for admiring him.Â
"K-kyah! Pervert!" You said and grabbed the nearest wooden bucket and threw it at him but because of his fast reflexes, he was able to catch it with his hand. You're so unlucky that the next wooden bucket you could throw at him needs you to get out of the hot spring then it would mean he would have a full view of your exquisite body. You could recall your mom saying that no boys should see a girl's body if they aren't married but what would you tell your mom the moment you get back home that the man you're adoring just caught you masturbating while thinking of him? (A/N: Special chapters would also mean no one died/ Y/N's parents are alive :)!)
"Shhhh, you wouldn't be wanting anyone to hear us right?" Ayato said as he covered your mouth with his index finger, it's also the same finger that you'd want rubbing inside of you. Due to your embarrassment, you tried to cover your chest with your arms but who knows if he already saw everything the pearls that you've been hiding.Â
"The audacity of you calling me a pervert. I wonder who was talking to herself about her crush without the shirt on, she didn't even get contented since she also got curious about my sexual life." Ayato teased as he began to put away the sakura petals that fell on your head. You let out a small moan when his hands went beyond your head and took off the flowers on your shoulder. The feeling of his hand touching your bare skin gave you the shivers.Â
"Y/N why did you bottle up all these feelings for me?" He said but you remained quiet.Â
He went up closer to you and pulled you gradually closer to him while he placed some of your hair to your ear so he could have a clear view of your face. He is surprised that you weren't stopping him from pulling you closer and fixing your hair, could this hold a different meaning?Â
He looked down at you and said.Â
"Y/N, the reason I love annoying you is that I… I also like you. I love every bit of your reaction." He lifted your chin so both of your faces would be closer to each other. Both of you are in trance and probably forgot for a while that you don't have clothes on.Â
Uncontrollably, you just went in wrapping your arms around his neck and shoulders, and pulled him for a kiss that he gladly accepted. He was shocked at first but then closed his eyes to savor the moment the two of you were sharing.Â
You felt something hard touch your lower abdomen which made you moan a little in the middle of your kiss, Ayato noticed what you felt and inserted his tongue to divert your attention to his growing problem. You gladly accepted his tongue and wrapped yours against his. Your erected nipples have been rubbing his toned body for quite some time but you wanted more than kissing, you wanted him.Â
You wrapped your legs around him, to his surprise he immediately let go of the kiss between the two of you. Your folds hug his cock in between rubbing it. His gaze was glued to your form, you were fondling your breasts in front of him as you pleasure yourself by rubbing him and he wasn't left with much choice but to pull you again and hug you.Â
"Y-Y/N, w-we c-can't do this—" Ayato wasn't able to finish his sentence due to you closing his lips by kissing him before you let go of him again and look at him with your eyes. Ayato's heart was racing although he already knew what you wanted, and he can't believe to himself that he might have sex with the woman of his dreams right now.Â
"Y/N, b-before we continue to do anything. I'm asking for your consent; and once you agree to it, I'm not going to hold back." Ayato managed to finish his sentence as he watched your pretty face nod to the part where he was going to rail you.Â
You let out a loud moan when you felt his cock slide inside you, it wasn't gentle, it was rough. This was so much better than using a sex toy to grant your sexual desires for him. He wanted you as much as you do, he didn't start slow at all.
"Rail. me. senseless. until. I. tell. you. to. stop, A-Ah~" You said each word with each thrust of his cock inside you.Â
Ayato moans in-between yours as he thrusts inside you at a normal pace.Â
"Water isn't a good lube Y/N but since you were fingering yourself earlier while thinking of me it slid off easily inside," Ayato said but you can't comprehend what he was saying due to his cock has been hitting your g-spot recently and all you did was fondle your breasts massaging your nipples in a circular motion that prompted him to grab one of your breasts and suck your right nipple while his other hand was grabbing your ass so you wouldn't be able to escape each thrust he gives you.Â
This went on for a couple of minutes and none of you was saying a thing but all moans and pants in between. Ayato has been wary of the sound of your moans becoming different, he decided to speed up his pace a little to see your reaction but he was right all along.Â
"A-Ayato! M-my love! I'm going to; a-ah!" Ayato pulled out and gave you a smug face because he wasn't going to let you finish without him. Your eyes widened at him and gave him a death stare because he doesn't want you to cum early or by yourself.Â
He stood up and carried you in a bridal manner as he walked towards the room behind the hot spring before throwing you down on his bed with a towel to dry yourself.Â
You glanced at Ayato whose lower half is wrapped with his towel, it looks like he didn't try to dry himself up since he was busy getting something to drink. Your face reddens at the fact that you just had sex with the man of your dreams, the love of your life.Â
You've admired him for quite some time, his body looks so good as if he dedicated his whole life shaping it. You groaned a little bit because your lower abdomen has been hurting after the knot inside you wasn't able to undo itself.Â
"What are you thinking darling?" You got spooked a little when you felt his presence behind you.Â
"N-nothing!" You replied to him and decided to play off little tantrums. Instead of making him confused, he grinned at you.Â
"Y/N L/N, can I court you?" He said and kissed your hand while his eyes were fixed on your face.Â
"Y-yes! Hmph!" You looked at him, pulling his face towards you as the both of you fell onto the bed, kissing him.Â
You turned yourself over him and pinned him on the bed as the two of you shared a hot make-out session when you're positioning your opening to his hard cock. A small moan was heard when the tip of his cock entered you, little did you know that Ayato was amused by the reactions you're making when you felt strong hands holding your thighs and pushing your thighs down immediately instead of going in gentle he always wanted it the other way around, the shock made you press on his chests, making your way up to his face before kissing him again. You could tell that Ayato was doing this on purpose to annoy you!Â
You started slowly bouncing on his cock letting out small moans while he looked as if he was avoiding moaning and admiring the scenery he's currently feeling. He found it attractive that you held up both his hands while in that position.
"A-Ayato! It's so good!" You said while moaning as his cock is hitting your core with each bounce you make.Â
"O-oh no! My hips are moving on its own~" You added as you paced up a little while Ayato fondles your breasts with his fingers playing with your nipples
Ayato moaned loudly and sat up so he would have more control over you, he couldn't hold back when you were the one fucking yourself to him. He wrapped his arms around you and kissed your neck as he fully took control of you.Â
"A-Ayato!" You shouted since his thrusts were strong and hard, it wasn't slow or fast. Each of his thrusts has a meaning of how much he loves you, it's so meaningful that Ayato took it seriously when you said that you wanted him to fuck you senselessly until you tell him to stop but you don't want him to stop at this point. You don't know what would happen if he keeps up with the strong thrusts at a faster pace, you might as well have a more intense orgasm that was subdued earlier because of his cunningness.Â
"I'm going to c-cum!" You said when your fingers are starting to grab the back of his head after wrapping it around him tightly.Â
"I-I'm also going to..c-cum!" He said that made him moan when he felt that you've become tighter than you were earlier because you're about to finish already.Â
Ayato decided to switch your position to a missionary one and you grabbed the sheets of his bed tightly when he was ramming his length inside you roughly but it was hitting your cervix either way.Â
"Y/N! My love! Darling! I'm going to cum!" He quickly said as he was thrusting you faster than he was before.Â
"Inside me— do it inside me!" You said and locked your legs and arms to him.Â
Ayato paused from his thrusts and looked at you with assurance. You just nodded at him that you were sure that you wanted it inside. His heart raced that filling you up with his love juices, that impregnating you, breeding you was a feeling that he'll love for a lifetime.Â
"Inside me! Inside me! Cum inside me!" You screamed followed by moans because his pace was fast, strong, and hard. This is something you can't even do with a sex toy that you bought a long time ago.Â
"Ayato!/Y/N! I'm cumming~" You said in unison as his one final thrust, you felt a very hot liquid was being shot deep inside your core. Ayato moaned a little more when he let out more cum as you squirt on him.Â
"Ayato, it feels so good. So fucking good~" You said before he pulled out his cock with his cum dripping outside you.
"Darling, I must tell you that I am not content with cumming once inside you." He said after he composed himself a little.Â
"W-what?" You asked him.Â
"Y/N, after I finished inside of you. I remember that you didn't tell me to stop after that" He said and grinned at you.Â
"A-archons~," You said before Ayato kissed you. The two of you fall into the bed after the intense session you just had.Â
"I love you so much" You felt Ayato's breath crawl on the bare skin behind your neck. You faced him and curled up to him as you rested your face on top of his chest.
You dozed off for a while until your heard the love of your life wake you up by kissing your neck.
“What is it? My love?” You said, your body felt cold with the air conditioning of his room which made you hug him.
“Do you want to do another round?” He said that completely woke you up, maybe you’re still asleep?
“Y/N? Do you want me to repeat what I said?” He said kissing your forehead and brushing your hair with his long fingers.
“You’d have to find out then~ Try to make me say stop~ Hihi” You teased him pinching his nose, the man next to you smirked and decided to pin you in bed.Â
“Oh Y/N~ I’m only sexually active for you~,” He said and began touching the sensitive parts of your body.
“You wouldn’t mind if I tell you that I want that monthly stock of your love juices inside me?~ I’m in my safe day afterall~” You said alluring Ayato with your bewitching eyes even if he has seen you with no clothes on, you still managed to make him flush.Â
“My love~,” Ayato said and hardly kissed you with your tongues clashing.
—
This went on and on after a couple of hours with breaks in-between before he always successfully turn you on each time. Meanwhile, in the staff’s quarters, the staff that took you in was being scolded by their manager for how they didn’t listen when they announced that only Kamisato Ayato is allowed and he doesn’t want any visitors in the hot spring.Â
The staff has been impatient while waiting for Sir Kamisato to pick up the phone, on the contrary, Ayato seemed pissed off that someone was bothering your sweet time. He gets off you and walked towards the ringing phone.
“I’m so sorry! You may have met the uninvited customer! I’m sorry for the inconvenience!” The staff pleads for forgiveness.
“No worries, I wouldn’t say the uninvited customer is an inconvenience.” He said and took a glance at you completely destroyed, legs wide open in bed with a lot of hickeys from your neck to your thighs while a lot of his cum dripped outside your sex before hanging up the phone. He then walked towards you smiling at how sexually satisfied you are based on your eyes looking straight upward.Â
“Still not telling me to stop?” He teasingly asked you but all he saw was your beautiful face nodding at him wanting him to go on until you wouldn’t be able to walk tomorrow.

[ad_1] The points and miles world was buzzing this week, with two announcements from major issuers. The first was Monday's news about a forthcoming refresh of The Platinum Card® from American Express. Then, we learned Tuesday about a complete revamp of the Chase Sapphire Reserve® set to launch next week (and to affect existing cardmembers as of Oct. 26, 2025).Both of these stories drove a ton of traffic here at TPG, both on the site and on our social media channels, especially among existing cardmembers. But as we also covered, now is not the time to make a rash decision. There's a lot of change coming to the premium card market, but that makes it more important than ever to take a breath and calmly analyze each product. Only then can you pick the one that'll work best for you.To help, here's a quick comparison of key benefits on the Amex Platinum, Sapphire Reserve (as of June 23, 2025, or Oct. 26, 2025, for existing cardmembers) and Capital One Venture X Rewards Credit Card:CardAmex PlatinumChase Sapphire ReserveCapital One Venture XEarning rates5 points per dollar spent on flights booked directly with airlines or via American Express Travel® (on up to $500,000 in purchases per calendar year, then 1 point per dollar) 5 points per dollar spent on prepaid hotels booked with American Express Travel 1 point per dollar spent on other eligible purchases8 points per dollar spent on all Chase Travel℠purchases 5 points per dollar spent on Lyft rides (through Sept. 30, 2027) 4 points per dollar spent on flights and hotel purchases directly with the merchant 3 points per dollar spent on dining purchases 1 point per dollar spent on all other purchases10 miles per dollar spent on hotels and car rentals booked via Capital One Travel 5 miles per dollar spent on vacation rentals and flights booked via Capital One Travel 2 miles per dollar spent on all other purchasesTransfer partners21 (18 airlines and three hotel programs)  14 (11 airlines and three hotel programs)15-plus (16 airlines and three hotel programs)TPG's June 2025 valuation2 cents per point2.05 cents per point1.85 cents per mileDirect travel redemptions 1 cent per point for flights 0.7 cents per point for hotels 1.5 cents per point for all travel (for existing cardmembers prior to June 23, 2025); otherwise, 1 cent per point Up to 2 cents per point on select bookings via Points Boost 1 cent per mile for all travel Lounge accessEligible cardmembers have access to American Express Global Lounge Collection, which includes: Centurion Lounges Delta Sky Clubs (when flying Delta Air Lines) Escape lounges Lufthansa lounges Priority Pass lounges (enrollment required) Plaza Premium lounges Chase Sapphire Lounges Priority Pass loungesCapital One Lounges Priority Pass loungesLounge guest privilegesTwo free guests in Priority Pass, Plaza Premium and Escape loungesTwo free guests in Sapphire and Priority Pass loungesTwo free guests in Capital One and Priority Pass lounges, though this will become more restrictive as of Feb. 1, 2026Notable statement credits Airline: Up to $200 in airline incidental statement credit per calendar year* Uber: Up to $200 in annual Uber Cash for U.S. services per calendar year: $15 monthly, with a $20 bonus in December* (Uber Cash will only be deposited into one Uber account when you add the Amex Platinum Card as a payment method and redeem with any Amex card) Saks Fifth Avenue: Up to $100 in annual Saks statement credit per calendar year (up to $50 biannually)* Hotel: Up to $200 in annual hotel statement credit per calendar year, valid on prepaid Amex Fine Hotels + Resorts or The Hotel Collection bookings (of two nights or more) with Amex Travel* Clear Plus: Up to $199 in annual Clear Plus statement credit per calendar year to cover your annual membership (subject to auto-renewal)* Digital streaming: Up to $240 in annual digital entertainment statement credit per calendar year (up to $20 per month)* *Enrollment is required; terms apply. One may excel in its earning rates, while the statement credits are better on another.Read more: Earn as high as a 175,000-point welcome offer on the Amex PlatinumNevertheless, there are a few concrete ways to analyze which might be a better fit for your situation. What is your typical spending activity? The Sapphire Reserve's bonus categories are among its biggest changes, as you'll no longer enjoy earning 3 points per dollar on all travel spending. Starting next week (or Oct. 26, 2025, for existing cardmembers), it'll be 8 points per dollar spent at Chase Travel, 4 points per dollar spent on direct airline and hotel bookings, 3 points per dollar spent on dining purchases and 1 point per dollar spent everywhere else. This shift hurts me personally, but overall, it's still a cut above the Amex Platinum and Venture X. However, the Venture X is fantastic for all purchases, given that you earn at least 2 miles per dollar spent, so think about where you spend your money and which card would maximize those purchases as a whole. What is the actual value of the statement credits?Card issuers have embraced annual statement credits in recent years, but it's critical to think about your own, real-world value of these perks. The Sapphire Reserve's travel credit remains the most flexible, though I'd say the Venture X's is a close second. Meanwhile, the airline fee credit on the Amex Platinum requires you to select a specific airline and only applies to fees, not airfare.Daily NewsletterReward your inbox with the TPG Daily newsletterJoin over 700,000 readers for breaking news, in-depth guides and exclusive deals from TPG’s expertsBy signing up, you will receive newsletters and promotional content and agree to our Terms of Use and acknowledge the data practices in our Privacy Policy. You may unsubscribe at any time. However, the Amex Platinum has a long list of other statement credits, while the Sapphire Reserve will soon have its own list. But think through how easy they are to use, and to what extent you will actually use them to save money. For example, an Apple TV+ subscription only puts money back in your pocket if you already pay for it.Which currency is most valuable to you? Each of these transferable currencies can offer tremendous value, but you should analyze which makes sense for you. Amex typically offers the lowest direct redemption value, but it has fantastic transfer partners like ANA Mileage Club. Chase currently has the best value for direct redemptions, but that'll eventually change with the implementation of Points Boost. Meanwhile, Capital One is potentially the most flexible option, as you can charge any travel purchase to your card and then redeem your miles for a statement credit to offset it.Look at the transfer partners and be honest about how you plan to use your rewards. Then, pick the program that fits your habits. What is lounge access really worth based on where you live and fly? Finally, look at the lounges in your home airport and your frequent destinations. Does one of these cards offer more extensive access? What about guest policies and fees? If you frequently travel with your family like I do, you'll want to take that into consideration when looking at access. The issuer-branded lounges are fantastic, but there's no value in getting access to the Sapphire Lounge at New York's LaGuardia Airport (LGA) if you always fly Delta Air Lines, which operates from a different terminal. There's time to make this decisionThe most important thing to note is that you have plenty of time to make the decision on which of these cards is right for you. After all, existing Sapphire Reserve cardmembers won't see a higher annual fee until their next renewal date on (or after) Oct. 26, 2025. We won't see new lounge access restrictions with the Venture X until Feb. 1, 2026. And we have zero details on what a revamped Amex Platinum could look like. Maybe its annual fee could hit $1,000 — but Amex could also take a totally different approach. It's easy to get caught up in these announcements, but don't make an emotional decision. Carefully analyze each card through the lens of your own situation. Then, pick the one that offers you the best rewards and most value (compared to the annual fee). For rates and fees of the Amex Platinum, click here. [ad_2] Source link
