The planners insisted on a conventional home that sat politely with its neighbours on this tree-lined avenue in a conservation space of north London. But the design-minded homeowners of this expansive new-build, Afsaneh and Ebbi Farsian, had extra bold concepts. They envisaged a trendy, open-plan household home basking in pure light. The outcome? Not a tentative fudge of recent and previous, however a home that confounds expectations: conventional on the exterior, and modern inside.

“Before we moved here we were living in another part of north London,” says Ebbi, who grew up in the home reverse. “When our daughters got into the local school, we thought we’d take a look at my old street. By chance, this house was up for sale.”
The earlier homeowners had lived right here for 40 years. “It was untouched and very dark. But we knew it had potential,” he continues. “We considered renovating it. But it turned out that it was cheaper to knock it down and build a new house.”
Behind the neo-classical brick facade, which the planners insisted on, Catherine and Felix Finkernagel got virtually free rein to do what they favored to the 9,000 sq ft inside.

“When you arrive here you feel like a time traveller, stepping from the 19th into the 21st century,” says Iranian-born Ebbi, who works in the motorized vehicle trade. For him and Afsaneh, a curator, it was vital that the home paid homage to their cultural reverence for daylight, particularly in the darker basement areas.
This was achieved by digging right down to create a courtyard that brings light to the subterranean pool and gymnasium at the again. From right here, the hillside backyard rises in a collection of terraces, designed for consuming, socialising or quiet contemplation. The olive timber in pots and expanses of limestone underfoot add a Mediterranean really feel. During lockdown it’s been simply the enviable ticket.
“When you close the front door behind you it feels as if you’re checking into a hotel,” says Ebbi.
By distinction, the high storey of the indifferent home has a classical look, with dormer home windows set snugly into the sloping, purple-tiled roof. The metal construction was so giant that it needed to be craned into place by the roof throughout the final days of building. It was made by Littlehampton Welding, the steel fabrication agency that has realised work for designer Thomas Heatherwick and sculptor Anthony Caro.

“We like their work because it bridges the gap between architecture and sculpture,” says Catherine Finkernagel, who likes to check the home to “a series of experiences… First there’s the entrance hall, which has an almost monastic feel. Then there’s the drama of the staircase. And after that, there are the living areas, which are more intimate and snug.”
The element-aware Farsians had been intently concerned with each stage of the undertaking. They additionally travelled to Iran to supply the stone – marble, limestone, travertine – which brings a weightiness to the restrained ornament. “It’s the closest you’ll get to being on Iranian soil without a visa,” jokes Ebbi.

Apart from a scattering of the couple’s antiques and heirlooms, virtually all the furnishings and artworks had been purchased specifically for the inside. Black and white images of Iran sit with mid-century classics corresponding to the Saarinen Knoll Tulip desk. The muted tones of Persian rugs are offset by vibrant modern work: previous juxtaposed with new for companionable impact.

The ambition was to create a contemporary interior using traditional construction and carpentry skills that the Edwardians themselves would recognise. Taking over two years, the guiding principle at each stage was to have a single spirit carry across the whole house, rather than old feel in contrast to new.
Despite many areas giving the appearance of being simply restored, every space was remodelled from scratch. The house had not been renovated in over one hundred years and was in considerable state of dilapidation. The entire interior was stripped back to brick walls, timber floor joists and studs. Clues and reusable material from the existing house were then taken as the starting point for the design of each floor, on a room by room basis, working in close collaboration with builder and client.
The project features new solid bespoke oak joinery, three new bathrooms with stone floors and a rear extension for the kitchen with reconstructed study above. The design was informed by detailed research into and appreciation of Edwardian domestic architecture.
The ground floor has a nobler treatment and bolder colour scheme. Rooms are characterised by fibrous plaster covings, high ceilings and large bifold doors connecting drawing and living rooms.
As you rise towards more private areas of the house, the colours become calmer and at the same time, the design more playful. In a nod to Edwardian architecture and its embrace of fantasy, we opened the attic levels to expose the concealed roof truss work. This creates a variety of new volumes and gives the top floors a sense of an overall roof folding down over and enclosing the rooms. These new attic spaces provide both separate play and/or retreat rooms for both children and adults and the chance to glimpse long and surprising views between rooms.
The external scope included replacement of all existing windows with new in matching timber profiles and both new and refurbished stained-glass windows. We undertook full repair and repointing of the brick facades, new slate roofing, new skylights giving views as far as the City of London and new hard landscaping to front and rear. Guiding the external restoration was the ambition that all new works would be invisible from the street upon completion, sensed but never obvious.

Benedict Cumberbatch upsets conservation committee with shed plan
'Why can’t he just go to B&Q, get a little pre-pack number and knock it up himself on a Sunday afternoon?'

AS the Marvel film character Dr Strange, Benedict Cumberbatch lives in a mansion with infinite rooms and has superpowers that allow him to slip between realms – meaning space is not exactly a problem.
But in real life the actor’s plans to expand his home in Dartmouth Park have triggered objections from conservationists and neighbours. Those opposing the proposals say they were shocked to learn that Mr Cumberbatch, also the star of BBC hit Sherlock, wants to add a 15 square metre outbuilding to the bottom of his garden.
It comes after a two-year home improvement project which has added extra living areas in the roof and at the rear. Mr Cumberbatch bought the house three years ago but has yet to move in due to the works. The plans for the outbuilding are now in the hands of Camden’s planners with his design team, Doyle, describing it as a “simple design with traditional timber”.
The application adds that it will not affect any mature trees, and will be “entirely ancillary to the use of the application property as a single dwelling house” and that a green roof will further hide it from neighbours. The paperwork adds: “A trellis will support climbing plants, windows will be glazed and the shed will sit on hand-driven posts of recycled mixed plastics.”
But an objection from the Dartmouth Park Conservation Area Advisory Committee says Mr Cumberbatch’s architects’ description of the building as being a “shed” is incorrect. “This ‘shed’ is in fact a large construction across almost the entire width of the property at the bottom of the garden,” the committee said. “It protrudes above the boundary wall. It has timber-glazed windows across the wall facing the garden, suggesting it could have many uses as an extension to the main building.”
Others are furious that the actor should want to do yet more work. One neighbour, who did not want to be named, called it a “large pavilion”, adding: “There are strict policies regarding the loss of open space, either private or public, and this is not a small wooden shed that could be put up or taken down in a day. It is a permanent building on green space which rightly enjoys protection. It is massive over-development on what is essentially protected green land – the urban equivalent of the Green Belt. Can you imagine if everyone did this? “It would set a very poor precedent for ensuring what little greenery we have in London is protected.”
And their views were echoed by other neighbours, with another saying: “We’ve put up with his building project for the best part of two years now. It is dragging on and on. Why can’t he just go to B&Q, get a little pre-pack number and knock it up himself on a Sunday afternoon? What on earth does he need yet more room for?”
Michael Doyle, from Doyle, said he was not able to comment.

DROO creates space for work and study in City Approach apartments
Architecture office DROO has added four apartments atop a London warehouse building, with flexible interiors designed to facilitate co-living, home-schooling or working from home.
The project involved slotting two glazed storeys behind the parapet of City Approach, a six-storey brick Edwardian warehouse building located in a conservation area in Islington.

Built in the midst of the pandemic, these two- and three-bedroom apartments are designed to be adaptable, to suit a range of different living situations.
They could be occupied by either families or co-living sharers. They can also allow for various activities to take place simultaneously, making it easier for occupants to work or study from home.

"Due to the increasingly pervasive nature of technology, there is a major shift in many households towards hybrid work arrangements," said DROO co-founder Amrita Mahindroo.
"Most people are bringing work home and juggling a live/work lifestyle of some sort, no matter how well-suited their space."
Each home includes a dining area, a workspace and a dedicated meeting space
"We can't change the nature of the technologies, with notifications popping up left, right and centre, impacting our ability to to set boundaries around work life and home life," Mahindroo told Dezeen.
"We can however design spatially distinct boundaries, so people feel they can separate themselves spatially from other parts of their domestic routine."

The City Approach apartments do this in several ways.

For the two multi-level homes these are separated by floor, while the single-storey homes are simply split in half.
The first zone contains the most private spaces, namely the bedrooms and bathrooms, while the second is a social zone facilitating both home and work activities.

Within these zones, different areas have been created with specific activities in mind.
In the social areas, there are different areas for dining and working, to help keep these activities separate. Each home also features a dedicated area for meetings, designed with Zoom in mind.

The two multi-level apartments also feature separate lounge or study spaces in the private zone, to give residents more options.
Other details are more subtle, for instance, extra-wide corridors allow space for desks or seats, while niches create cosy corners where introverted residents can feel more comfortable.
Each home has as many bathrooms as bedrooms, so the homes could allow co-living
"We turned the open plan on its head," said Mahindroo. "We've long felt that open plans are spatially desirable for flexibility however they are the result of space designed by extroverts for extroverts."
"Designing for inclusion means thinking about the types of space that make a diverse range of people feel safe and productive, that are scaled for intimacy and privacy, and that offer the right kind of acoustics," she stated.
Triple glazing helps to improve the building's energy efficiency
City Approach is the latest in a series of recent residential projects in London completed by DROO, following a building with a "crumpled paper" facade and a block with dramatic curved window bays.
The project was challenging to construct, as the floors below needed to remain functional throughout the build.
A cross-laminated timber framework was used, helping to reduce the load on the existing steel structure, while triple glazing and air source heat pumps help to lower the building's energy use.

Although the project was designed before the pandemic, Mahindroo believes it shows how future homes will adapt to the lifestyle shifts that have taken place since.
"I think live/work is the result of economic shifts and childcare, rather than the pandemic alone," she said. "I think these hybrid arrangements are here to stay as they are a step towards more inclusive futures for work."
