Non-Residential Bar Lot ( No CC, Download via Tray)
Pola Rooftop Bar is the latest project by The Lesmana Enterprise Co., Ltd (Del Sol Valley Branch). Situated right at the heart of downtown Del Sol Valley, Pola Rooftop bar is the perfect place to go for a chill night out, or daydrinking by the pool in the downtown sun. The building (The Seno) is a low-rise office building with an empty space on the 1st floor, Shinomiya Finances KK office on the 2nd floor, and The Lesmana Enterprise Co., Ltd Del Sol Valley branch office on the 3rd floor.

The namesake of Seno Building is taken from a popular street in Jakarta (our OP's hometown) where minimalist bars and clubs sprawl along the street.
Our architects designed Seno to be a subtle, yes still a great piece of architecture to be placed right on Starlight Boulevard.

oh wow, this is a super sweet ask, @plumday.
let's see. I interpreted this as an ask about how I setup my sim save in a way that engages me. Hopefully this is helpful!

Revamp Sim Worlds
BRAVE THOSE LOADING SCREENS and leave your residential lot! (I promise it's worth it)
NEW LOTS - Each of my worlds have been renovated with lots I handpicked from the gallery - too much work? I recommend using a savefile! Here are some of my personal faves @ratboysims 1, @down-in-simsland 2, @folkling 3 & @sweetbeagaming 4.
RESIDENTIAL RENTAL - these lots help make the world feel more dense and lived in, plus condensing the local households to 1-2 lots leaves room for more non-residential lots to explore with your sims.
WORK AND SCHOOL - I recommend placing offices, schools, and daycare lots. These combined with a few mods (semi-active custom careers and Zerbu's go to school mod 2) and clubs are something I really enjoy.
Set Up Clubs
I really like @sojutrait's tutorial on how to use clubs to enhance your gameplay and is a MUST HAVE in my humble opinion. I usually have a family chore club, work clubs, neighborhood clubs, extended family clubs, etc... and it's so nice to click a button suddenly there are sims there making my game more lively.
To have more than 3 clubs per sim, I use this mod maintained by @kingzaceofsims.
I also use custom club activities so sims (MOSTLY) behave how I want them to. @srslysims has tutorial on how to make your own.
To be able to have club gatherings in vacation worlds I use this mod. It was helpful with sending my pixel kids to camp.
Set Up the Calendar
@aliennooboo made this AMAZING tutorial on setting up your sims calendar that I just adore. I find this helps me remember to do things with my sims and helps change up their day to day life.
Playing
ROTATIONAL GAMEPLAY - I find this keeps me engaged and prevents boredom. It keeps things fresh and allows me to explore different stories. Here is a great resource to get started!
GAMEPLAY MODS - I find adding various mods keeps my gameplay fresh and interesting. I recommend these creators (1, 2, 3, 4 & 5) in particular.
Screenies
POSES - As a gameplay person, I try to use poses sparingly. It disrupts the game for me but I find sometimes I can't convey what I want to without them, so I try to only use a few. This is what works for me, please do what works for you. Shout out to all the storytellers blogs, though, that keep me fed.
RESHADE or PSD files can add some fun color and effects to screenies. ONLY edit as much as you want to. I felt a lot of pressure to get better at this and I am finally finding the balance of how much and what kind of editing I actually like to do. I have collected reshades/gshades and resources here.
House Keeping
Keep back ups of your trayfiles, screenshots, households, lots, etc 'cause it's sims, things break and go wrong.
Keep your CC and mods organized otherwise fixing your game is a hug pain.

i really like britechester because it has that european-city vibe that takes me back home. i like to follow a certain style for the builds i use in britechester, usually influenced by french and british traditional-cities architecture.
i don't know if the same happens to you too, but i really struggle to find non-residential cc-free lots. so today, i bring you a list of community lots you could use in britechester. you can also check my other britechester builds suggestions post here (i won't repeat them in this list).

how to reset residential rental lots and fix off-lot TOOL modifications
first and foremost, prepare your game. this is essential! move active households living in residential rentals to non-rental lots. save builds you have placed in tomarang to your library. edited tomarang residents you'd like to keep should also be saved to your library. you can replace these when we're done.
load into your active household's new lot and sell the residential rental property (or properties) using the business tab at the bottom right corner of the UI. repeat this step for every household that owns a residential rental property.
save as. i recommend creating a new save here (i labeled mine no rent) so you can keep your previous save intact if you need it later for whatever reason. exit the game.
in the EA app, disable the For Rent pack. select the sims 4 from your game library, click manage, then view properties. type into the advanced launch options -disablepacks:EP15 and hit save.
launch the game without EP15. you will be asked to select which save you want to load and receive a message saying you are missing a pack. load into your no rent save. the game will say you're missing data because you had a residential rental and by disabling the pack it has now reset those lots and removed bb/cas items you were using. from map view you'll see that now all previously residential rental lots have been changed to generic.
load each of those lots and switch them to residential manually to be on the safe side. you'll notice that all of the items placed off-lot using the TOOL mod have reappeared. save your game. if you're like me, you'll save as and label it accordingly in case you want to backtrack later.
you can continue playing this way without EP15 or exit. to enable For Rent, go back into your EA app game library, manage, view properties, delete -disablepacks:EP15 and save.

The swamp of the forgotten
Since the creation of the all-powerful, the world has been ruled by several species of creature. Among these races, there are several categories: the Elves. The Elves themselves have been separated into several peoples over the centuries. The Grey Elves, rejected by all sides and living on the bangs of the human race, have become primitive. Living off little and close to nature, their existence remains discreet and mysterious. Nevertheless, they are formidable warriors and practice druidic magic.

Here's a 50x50 plot for download. I needed to create a special world for this race, which was inspired by a French writer by the name of Fetjaine (this author influenced my adolescence). Unfortunately, I couldn't find a construction CC to suit my imagination. So I converted 4 objects from a 3D modeling site and incorporated them into my terrain (It's purely aesthetic!). You can find them as a detached link if you're interested. However, they are converted on an "Eco Lifestyle" basis.
For those who know me, I'm a fan of fantasy. So I made the terrain mystical with birch trees with shimmering leaves and red flowers (I know, I'm a bit perched 😅) but it's a change from the swamps we know. I'd like to thank the creators of CC for allowing me to build this atypical world. You'll find a non-exhaustive list of creators' names here, as well as my "Tray" folder. It's also perfect for those who want a touch of fantasy and survivalism (Sims live in huts). I hope you enjoy the game, and don't hesitate to share your screenshots with me!

Sims 4 Stardew challenge
(This will assume you have most packs or all of the packs, I would limit myself but at the same time that's also hard to do when you have all the packs….)
Eventually I'm going to make a starter save for this with starting farms, shops, custom sims, etc…, but as of writing this and probably whilst I play my own game of this It's not going to be for a while…. so to get everyone started I'm laying out guidelines that will probably influence the custom save which will have it's own rules eventually on a separate thing as a version 2.0 kinda thing… anyway on with the rules…
Lifespan can be whatever you wish, I personally recommend long, and either 7 or 14 day seasons for 28 day "years" or 56 day "years" as I like to take my time and not rush through the gameplay…
Pick a world to live in forever it can be any world just keep in mind you're building a farm/ranch/homestead so you want a larger lot E.g. 40x40, 50x40, 50x50, 64x64 and maybe a world that fits the theme but not required. Also you must stay in this world for the foreseeable future no going to say san myshuno for the festivals, or to other worlds to dig rocks or get plants it all must be from your home world in the beginning, so with that in mind I would heavily recommend choosing henford as you have the shops as well… vacation worlds are allowed in the 3rd generation onward for collectables or anything else that world may have that you want (that includes going on vacation to any of the "non vacation" worlds as long as you have a vacation rental in those worlds)
Your sim should have fairly basic clothing, maybe even the same outfit for a few categories or reusing the same item of clothing it is rags to riches type style to be fair, no jewelry you'll have to make your own. (my save will end up having shops for clothing and other things your sims can go to, to change up style)
Lots that would work well IMO (I generally prefer 50x50 or 64x64 for this) -Dresden house 64x64 - Windenburg (may have to kick out the Fyres family👀) -Hay Hill Landing 64x64 - Ravenwood -Red Roan Field 64x64 - Chestnut Ridge -2 Olde Mill Lane 50x40 - Henford -Olde Mill Hill 64x64 - Henford (May have to kick out the Watson family👀)
Lot Challenges that must be on the entire time through the generations: Off grid, reduce and recycle, simple living, and prairie grass. you can choose lot traits and add extra challenges as you wish, and the house type can be residential, or haunted house, no tiny homes
Start off by making a farm layout you like akin to stardew valley add in terrain features, ponds, etc… if there isn't a fence around it in world Ie horse ranch lots with the nice little border fence for your horses or henford with their version make your own, section off different areas with a thin fence as your "expandable areas" can be as few or as many as you want fewer means less challenge more means more…., in one of the areas make a concrete area for your greenhouse later, in your starting area add in 6 plots of soil from cottage living to grow crops, a small shack (more on the shack later), a fire pit/grill (something to cook fish off the grid), a woodworking table, and a yard sale table of your choice (they come in a LOT of packs atp), a pee bush, and a starter pack of seeds of your choice fill in as much space as you wish with rocks, trees, and obstacles of your choice (debug is your friend)
all furniture you can craft must be crafted (artwork & decor, toilets, tubs, chairs & tables, etc…), new clothes can be knitted, jewelry can be crafted, planter boxes for the greenhouse etc…. you get the drift… if you can't craft something you're allowed to buy it from buy mode, when my custom save is out there should be shops to get things you need/want and you shouldn't have to buy things from buy mode at all… (there's also going to be a mods section with recommendations but not necessary to play the challenge) try to avoid "buying" materials to craft things as much as possible if it has items to reduce cost or make it 0 you should have the items, I know for certain hobbies it just let's you buy the extra materials even with simple living…
Your house starts off as a small wooden shack with nothing in it you could use the tiny home scales as a benchmark for an idea of scale, wood floors, wood walls, and a bathroom area, I recommend making house "upgrade" sections out of concrete floor think of it as a shell challenge or additions onto the shack when it's time to upgrade and edit the house as your see fit within your sim or heirs skills (more on that below), decorations and furniture have to be made if you can otherwise you can buy the item from buy mode (the furniture catalogue will be unlocked at some point so don't worry if you want to decorate the house with buy mode later)
[to start an upgrade you have to use UI cheats or a cheat code to remove X amount of money] when upgrading the house the first floor has to be done before the second and the second floor has to be done before the basement, each floor of the house should have 3 upgrades the first floor upgrades cost 10k, 20k, and 30k in order, the second floor is 50k, 70k, and 100k in order, and the basement/cellar are all 100k each
to do certain things in build/buy mode you'll need certain skill levels: if a previous heir bought the thing you can use it but you can't get more till your current heirs skill level reaches the requirement… Gardening: create new plots for crops level 2 have vertical planters level 3 have chickens level 3 have bees & bug huts level 4 have mini goats & sheep level 5 have a patchy scarecrow level 6 have sprinklers level 7 have cows & llamas level 8 have horses level 10 be able to move or remove prairie grass patches on the lot at level 10 (only 1 removal per sim day as it's tiring)
Handiness: fencing: -build fences level 3 (basic wooden fencing) -build any fences level 6 flooring: -Lay floor level 4 (wood) -lay any floor level 6 Walls: -build walls level 5 (wood) -build walls level 8 (stone & brick) -build walls level 10 (metal) other: -Remove and move obstacles on the farm (rocks, trees, etc…) level 10 (only 1 removal per sim day as it's tiring) -power and water generation level 10 and either be on the second generation or an elder in the first generation as one of their last "improvements" before they die
Misc. skill things: painting level 3 to do basic painted walls Painting level 6 to do wallpaper
when it comes to expanding onto more of the property with the expandable areas, you have to spend your money on them like the house upgrades and the previous area has to be cleared of all debris (except prairie grass and any debris you're keeping as decoration), the first expansion is 10k and you add 20k each time so 10k, 30k, 50k, 70k, 90k, 110k, etc… until you've unlocked it all
building the greenhouse requires you to complete 2 collections involving nature (also supposed to be slightly hard and might end up having to be on 3rd gen so you can go to other worlds for certain collectables) unlocking the furniture catalogue (IE BUY MODE IN FULL) complete 20 collections (It's meant to be hard and an end goal)
When a plant goes dormant it has to be deleted you may only keep it if it's "perfect" quality or if it's got multiple seasons per year with a dormant gap but after the second season it must be deleted if it's not "perfect". If you have "perfect" quality plants that go dormant they may go in the family inventory until it's time for the flowering season. (grafting to avoid this is allowed)
you'll have limited access to crops you're allowed to sell (by rarity) each gen (you may still grow everything you want, you just can't sell the crops or products of said crops until whichever gen) Gen 1: Common Fruit: grape lemon Apple plantain Growfruit elderberry noxious elderberry blueberry raspberry

Folks who are using Simler's mod instead of NRaas StoryProgression -- how is it going for you? I know @oasislandingresident does.
Overall, performance has been great, so that's lovely. However, I have the tuning on to pop up whenever the debugged EA StoryProgression does something, and so far I have seen: 1. In the first couple of game days, some inactives were roped into being Showtime performers, but I have not seen any actual Showtime performers in the town.
2. Emigrating sims
3. Killing sims
4. Assigning several university degrees and rebel/nerd/jock social group assignments every few days.
I have NOT seen: Marriages, births, immigration, house moves, job changes (not sure if I'd be notified of that), or anything that would progress the townsfolk in any meaningful way, particularly increasing the population.
Even with all the bugfixes, it sure looks like the town is depopulating just as much as it would without all of Simler's fixes. There are a notable number of empty residential lots in town.
Also, I set the teen twins to meet new friends at school. They have "met" 2-3 classmates who were homeless and looked like they were generated to be classmates. However, I couldn't get the the classmates to instantiate at all -- the twins could call them, but if they agreed to come over, an error would throw to reset the active sim inviting them. ErrorTrap records what looks like a bad outfit error. I know NRaas has some fixes for that, but I couldn't seem to find one that actually made a difference. Out of frustration, I moved two of the homeless teens into a physical house to see if I could get the game to sort them, but on the next cycle StoryProgression emigrated the household, so now they're gone. The twins have, I think, three classmates.
Now, I may be causing this in some way. I'm still running a bunch of NRaas mods, including the trifecta of ErrorTrap, DebugEnabler, and Overwatch. Overwatch is a tricksy choice, but I have disabled any check that looked likely to conflict. I'm also running NRaas Careers, but I didn't think that actually *progressed* careers, just defined some options custom career options.
Is anyone seeing better behavior with Simler? If so, could we compare mod lists?
If this doesn't get better, I think I'm going to go back to NRaas SP and just try to configure it to have a light touch. NRaas at default settings runs a LOT of events, and considering that I don't switch households, I don't actually care about most of them. It almost instantly pairs off every eligible inactive in town. I want some advancement, but it's awfully nice that a sim who is single when I meet them stays single when they meet the next day.
There are a lot of non-StoryProgression fixes in Simler's mod. In theory, one could run NRaas StoryProgression and still get other fixes from Simler.

Introduction:
Hi everyone! I decided to take it upon myself to make a sims 3 BACC that I felt satisfied with the rules and restrictions and done similar to BACCs that I've seen done for the sims 2 and 4. This is a living tumblr post and will continuously be updated as I play the challenge myself and see what fits for each restriction I have set. I am very much open to any feedback/opinions on anything regarding this challenge since I want it to be enjoyable to the simblr community and for those who have played the sims 2 BACC and were missing it for the sims 3. This challenge has mods in mind but if anyone would like, I am open to adjusting rules for a non-modded gameplay if needed.

Rules:
1. This challenge is meant to be played rotationally and every sim must be played. That also means that the households must be played the same amount of days to keep aging consistent across each household. Aging is also up to you. 2. Mods are recommended especially for having an easier way to do businesses, Ani’s Merchant mod is a great place to start. If desired I can provide alternate rules & restrictions for no mods gameplay. 3. Services may not be used until you’ve unlocked them, a smoke alarm isn’t allowed until you’ve unlocked the first position for the Firefighter career and the burglar alarm isn’t allowed until a branch has been unlocked in the Law Enforcement career. 4. Sims can own rabbit-hole lots and that can count towards a business, provided the sim has money for it. Though they can’t own a rabbit-hole and a sim-owned business at the same time, it has to be one or the other. 5. Skill-building items aren’t allowed to start off with until your sims earn the simoleons for it. 6. Sims aren’t allowed cars until there’s a car business in the town. Taxis aren’t allowed either until there’s a City Hall established. 7. Electricity isn’t unlocked until a sim has maxed the handiness skill. From there, one computer is allowed per household until an electronics business has been established. 8. When a computer has been unlocked, there are limitations to the build/buy category until the Architect career or a Furniture store has been established or that specific object has a business/rabbit-hole for it, like pet items needing a pet store or no bookshelf until there’s a bookstore, etc. Each household is only allowed to buy 2 items per rotation. However, it’s up to you how realistic and difficult you want your gameplay to be. 9. Boarding schools aren’t allowed until level 5 of the Education career has been unlocked. 10. Sims are allowed to sell items from their inventory. Rocks, gems, and metals can’t be sold in their inventory until the first two positions of the science career have been unlocked. 11. Custom careers are allowed, it's up to you how you want those restrictions set.

Starting Out:
You must start in an empty world or bulldoze the lots in a world. You’re only allowed residential homes for your sim and a small park as a free starting Community lot. You are free to start with a singular sim or roll a die and start with however many sims you roll and divide them into households or one singular household. There are different ways to start out your sim/sims: 
Start your sims with an empty lot and no simoleons
Start them with 10,000 simoleons to build small homes for them or you may start them with already built houses with the bare necessities and no skill building objects:
A fridge, counters, and a stove
Enough beds for all the sims
A couch and small table
A toilet, sink, and shower/tub
After a home has been established, set the household simoleons down to 100 to get started.

Unlocking Restrictions:
Each unlock, only gets 1 position open in a career. To keep advancing in a career and unlock all the positions, multiple sims need to max out the specific skill required for a career. Though there are different requirements for each career.
A few of the careers have different requirements for their branches, you may use the previous sims that had unlocked the earlier positions of the careers to unlock the next positions in the branches or use new sims to unlock the different branch positions depending on the requirement. This is the only exception to the previous rule.
Self-employed careers have different restrictions, those careers are unlocked fully when the requirements have been met. Active careers have the same requirements as Full-time careers.
Part-time careers get fully unlocked when the required building is achieved.

Full-time Careers
Business: Unlock the Political career and the first position of the Journalism career to unlock the first position of the Business career. Afterward, every time a sim-owned business is placed in the town, a new position is unlocked Criminal: The first position is unlocked at the start, for every 2 Law Enforcement positions, a new position in the Criminal career opens and if a household gets robbed, two new positions in the Criminal career open. Once you get to the branches, you must unlock one branch fully before starting the other branch Culinary: Max the cooking skill and complete one of the Culinary skill challenges Education: Every 5th sim born, a new position is unlocked Film: Have 5 rich households and have at least one sim with a 5-star celebrity status. After the first position is unlocked, every sim with 3 stars unlocks the next position --Acting Branch: Reach level 3 celebrity status and max the charisma skill --Directing branch: Reach level 3 celebrity status and max the writing skill Fortune Teller: The first position opens up when there’s a witch in the town. Every new witch, opens up a new position(can be an offspring or a new sim) --Mystic Branch: Must be a witch and max the alchemy skill --Scam Artist Branch: Must be a witch and max the charisma skill Journalism: Max the writing skill and charisma skill Law Enforcement: The first 2 positions are unlocked at the start, every 10 sims a new position is unlocked. Once you get to the branches, you must unlock one branch fully before starting the other branch Medical: Have at least 16 sims in the town and max the logic skill. After the first position has been unlocked, sims must continue to max the logic skill to unlock the other positions Military: Max the athletic skill and handiness skill Music: A new position opens up when the first music store business is created and a sim maxes out any instrument After the first position is unlocked, sims need to max out any instrument to continue unlocking additional positions --Rock Star Branch: Max out the guitar and drums skill --Symphonic Branch: Max out the piano and charisma skill Political: Max the charisma skill to unlock all positions - only 1 sim is allowed in this career Professional Sports: Max the athletic skill Science: Max the gardening, handiness, and fishing skill

There are different ways that you can earn sims to grow your population. You are free to save the CAS points to use to make a big household or use them as you go:
First Community lot unlocked: +1 sim
Each time you reach a multiple of 3 Community lots: +3 sims
Each time a Community lot is unlocked: +1 sim
First Business opened: +2 sims
Each time you reach a multiple of 5 maxed out skills: +1 sim
Every multiple of 10 households: +3 sims
Have 10 sim-owned businesses: +4 sims
Open up the first position for all the Base Game careers: 8+ sims
Other ways to grow your households:
Having babies the traditional way
Moving in an NPC service sim once you have it unlocked
Moving in a sim from a World Adventures world once you have it unlocked
Using the imaginary friend and turning it real

University:
To unlock University for your town, completely unlock the Education career and have at least 25 sims earn an A and get on the honor roll for both their child and teenage state. Additionally, you must collect taxes to unlock University. University costs 1,000,000 simoleons to unlock. The careers that come with University will be unlocked once the University also gets unlocked.

Travel:
For sims to be able to travel, you must collect 500,000 in taxes to unlock travel, unlock 7 services, and have at least 15 households. After traveling has been unlocked, your sims are free to travel anywhere without any further restrictions.

Taxes:
Taxes aren’t established until you have a City Hall in your town and a sim is in the Political career. Taxes will help contribute costs to unlocking the University and Travel for your town. You are also free to use mods to help with taxes as well and set them to your liking. Sims must get taxed on the last day of their household being played in a rotation. Sims that have 100 simoleons or lower are exempt from paying taxes.
Taxing households:
10% for regular households(households that don’t have any sims owning a business or rabbit-hole)
12% if sims in a household own a sim-owned business/rabbit-hole
15% for rich households
Taxing benefits:
If a household has only unemployed sims, they are given 130 simoleons
Single sims with children are given 150 simoleons
Parents with only toddlers are given 150 simoleons

Additional Notes:
I didn't set Into the Future restrictions since I personally don't send my sims into the future, so it's up to the player on how they want to set restrictions on that.
There's no proper/formal goal for this challenge compared to other BACC challenges. The only main goal is unlocking everything and there's no population multiplier besides the sim CAS points.
This challenge isn't meant to be hard or super difficult besides it being a long challenge. Your game is your game and you're allowed to change things to your liking to make it easy and fun for you to play. Like previously stated I am open to changing things to make them more fun and feedback is always appreciated!

You Are My World Sims 4 Challenge
Welcome to the You Are My World Sims 4 Challenge! 
The goal of this challenge is to create your own world in the Sims 4 starting with no money! This challenge does require the City Living Expansion pack, but I have a base game substitute listed for the City Living requirement so all simmers can play! I am unsure if a challenge like this already exists, so if there is a challenge like it I DO NOT take claims that this is the first of its kind! This challenge does use some rules from the Rags to Riches challenge! I hope you enjoy this challenge, if you do it please use the hashtag #madiplays4 so I can see it :)  
General Rules - 
Start as a Young Adult and have no money (cheat “money 0”)
Bulldoze every lot in the world you decide to live in and start on any empty lot 
Must reach level 10 in the politician career and join the politician branch (City Living)
For base game join the business career and reach level 10 in the investor branch 
Play on either normal or long lifespan (I recommend playing on long lifespan for more gameplay and time for building lots) 
You do not have to finish this in one generation! The oldest heir of every gen will “take over” and they must join the same career as their parents and reach level 10 of the same branch 
The only cheat aloud is the “money 0”  in the beginning! Afterwards, no cheats or mods are allowed to help with things like money, skills, careers, and builds. 
Your sims can only be aged up on their birthday 
Lot traits are allowed for any lots 
If you have the university pack, you can not take your starter sim to university! After heirs can go to University to get a head start on their career but it is not required.  
The challenge is technically finished once all lots in your world have a functional build! 
Build Rules - 
Your builds can be made by you. If you are not much of a build person, pick a lot off the gallery that is in your budget and place it into your world. 
For worlds with 7 or less lots, you must have at least 1 non residential/rental lot for sims to go to. For worlds with 8 or more lots, the world must have at least 2 non residential/rental lots. 
All build must at least be 10 x 6 unless you are building a tiny home 
Townie Rules - 
You can either make your own townies or pick sims off the gallery.
For worlds with 7 or less lots, you must have at least 5 townies. For worlds with 8 or more lots, you must have at least 10 townies. 
World Rules - 
You can do this challenge on any world you would like to! 
The world is yours to design! You can create a kingdom, town, city, or whatever type of world your heart desires.

Grad school is happening at Magnolia Graduate College.
Leading our group is Dr. Heather Thompson, Dean of Students. She specializes in biology. (Hi, Ingrid’s mom!)
Our students this year:
Andre, Calvin, and Steven are all working on their medical degrees, and Amy is doing her nursing clinicals.
The others are non-medical graduate programs. Justin (architecture) and Natty, (teaching).

Justin may be a workaholic, but he’s still a geek. He’s studying on nights and weekends while maintaining his home renovation business and blogs, and being a newlywed husband and father of three. Overachieving much? That’s nothing new for Justin, the workaholic that he is. Workaholic except for when the video games are calling him.

some gameplay notes on grad school:
The way I’m doing university in my game is that nobody is allowed to do a distinguished degree until they’ve completed a regular degree first. Regular degrees are undergraduate programs where my sims will usually reach level 3-6 in their core skills, while distinguished degrees are considered graduate programs and they are expected to reach levels 6-10. 
I play all three of my own colleges and all of my students are living “at home” in residential lots, so it doesn’t matter which in-game college they attend. So, for undergraduate students, it sometimes requires picking the “wrong” college so that it won’t be a distinguished degree. 
Because I only have one grad school for everyone to attend, I’m not too picky about travel distances being realistic. Many of them are commuters. The med school students need to be residents, but Justin lives in Michigan, and Natty is in Nevada, and Amy is in Washington DC. Considering most of these grad students are in their mid-late twenties, some will be even older, they would have families, jobs, or serious relationships at home. Since this grad school is their only option, I won’t make them spend long times away from their life to go here. They will do most of the semester from home, then commute to campus for a couple of days to take their exams.

Non-residential lots are my favourite.
And I understand how you feel.
Sometimes I get this sudden outburst of ideas for builds and then I leave Sims 4 for a few months because I feel super burnt out.
I had this ambition to remake a lot of builds but lately I can't bring myself to do that.

SUMMARY Here are some ideas to try if you’d like to simulate zoning laws in your economy-style saves. These can be used with the City of 2Morrow BACC/Integrated Economy Rules, on their own, or with other challenges. Be sure to adjust for your own gameplay. Zoning rules keep the simoleons flowing and ensure interdependence between lots. Type, size, class, density, ownership, and income on one lot will eventually impact other lots. If you decide to tax based on lot size for example, micro lots might be more affordable for residents but reduce overall tax revenue for other projects in your city. Not all non-residential lots need to be owned, but unowned lots could reduce tax revenue since there is no owner to charge (and having your city pay itself wouldn’t work). In the end, however you choose to apply zoning rules can change your city.
DETAILS DEFINTIONS
Zone refers to the dominant lot type within a region; boundaries are usually artificial (roads, fences, etc.) or natural (rivers, mountains, hills, etc.).
All lots within the same set of boundaries are in the same zone.
If one lot is located across a street from another, the two lots are in separate zones.
LOT TYPES
Residential = homes, apartments, dorms, etc.
Commercial = businesses, hotels, and other community lots
Industrial = production, manufacturing, storage, etc. for community lots
Government = municipal, military, etc.
Hybrid/Mixed = two or more types in the same zone.
LOT SIZE
Micro = 1x1, 1x2 (and inverse sizes)
Small = 1x3, 1x4, 1x5, 1x6, 2x2, 2x3, 2x4 (and inverse sizes)
Medium = 2x5, 2x6, 3x3, 3x4, 3x5, 3x6 (and inverse sizes)
Large = 4x4, 4x5, 4x6, 5x5, 5x6, 6x6 (and inverse sizes)
LOT CLASS (The Sims 2: Apartment Life, EA, 2008)
Low, Middle, and High classes are determined automatically in-game. Mixed class lots may be possible with mods or custom objects.
Determine how lot class impacts life in your city on your own terms.
LOT DENSITY
Density refers to the number of units on a lot.
A residential unit is a house, apartment, or room(s) (dorms, etc.) intended as a separate dwelling.
A commercial unit is a building, enclosed space, or room(s) (hotels, offices, suites, etc.) intended for use by one business.

Medium density = 3-4 units
High density = 5 or more units
