Need For a Roof Condition Report in Pompano Beach, Fort Lauderdale, Deerfield Beach, Plantation, Miramar, and Lauderhill, FL
Having a sturdy roof over one's head may be a colloquial term, but it helps one understand the need for shelter. There comes a time when it becomes essential to take the phrase literally and arrange for a thorough roof inspection by proficient and experienced roofers in the area. The outcome is summarized in a roof certificate that may be submitted to the authorities that asked for a roof condition report in Pompano Beach, Fort Lauderdale, Deerfield Beach, Plantation, Miramar, and Lauderhill, FL. The roof condition report is proof of the quality of the roofing and its condition. It is provided by a top-notch roofer or roofing company that has been in the business for several years. The condition is described clearly in a specific form that contains all integral points of the roof. There is no specific form to be sourced, but each roofer will meet the demands of the insurance company or the authorities by providing the right information about the condition of the existing roof.
It is also important to remember that roof inspection and certification or report are not the same. On the contrary, an inspection that finds the roof to be sturdy and durable without any obvious weaknesses may be reported as a good roof that is capable of providing shelter to the residents living in the home below. Such reports are usually provided to commercial property owners and managers who need approval for their projects. Insurance companies may also ask for such reports as and when required to approve acclaim.
The roof certification document or the roof condition report provided by the concerned roofer becomes essential with the following after the roof has been scrutinized by the roofing professionals:
· Detection of roof damage · The structural integrity of the roof · Existing water leaks or lack of them · Need for a professional roof inspection · Leaks in the interior part of the roof · Discovery of Missing or loose roofing materials · Gauging the possible Age of the roof · Can obtain the best possible warranties for the property owner · Identification of Damaged or missing flashpoints · Possibility of getting reduced insurance premiums · Determining Quality of work · Warranty Protection The importance of both a roof inspection and obtaining a roof certification or condition report becomes imminent for the following reasons too:-
To protect the new buyer's interests · A roof inspection arranged by the seller may not be able to convince the property buyer, who needs more corroboration · The report will contain a more comprehensive, professional inspection outcome · The problems that need to be addressed will come to light
For assistance after a devastating hurricane · The adjuster will be able to go through the report to assess the level of damage caused by the hurricane · The report also highlights the no-damage condition of the roof before the hurricane or mentions the repairs done to preserve its integrity before being damaged by the hurricane
It is vital to hire a seasoned commercial roofing contractor in Pompano Beach, Fort Lauderdale, Deerfield Beach, Plantation, Miramar, and Lauderhill, FL, when needing roof inspections, repairs, or roof replacement.

8-year-old Wendy Brown Stevenson and 9-year-old Peggy Rahn are bound together by tragedy. On the 29th of December, 1969, both girls disappeared near the Pompano Beach Municipal Pier in Florida.
Since schools were closed and families were off work for the festive period, the beach was busy with both local families and vacationers. Wendy and Peggy hadn’t met each other before that day at the beach but they hit it off immediately and spent the early afternoon playing together at the shore front. At around 1PM, they asked if they could go down the beach to where a man was giving out ice cream and cake before scurrying off. They were reported missing when they never returned.
The first promising lead came around 12 hours after their disappearance. A store clerk at a 7-Eleven at Fourth Avenue and East Atlantic Boulevard, less then two miles from the beach where they disappeared, said he saw two little girls enter the store with a man at around midnight. As the man purchased ice cream, Coca Cola, candy, and cigarettes, the two girls - dressed in bathing suits - stood nearby. The clerk said she didn’t know about the disappearance until an investigator came into the store and showed workers photographs of Peggy and Wendy.
The 7-Eleven clerk described the man with the two girls as a white man in his 20s. She said he was around 6 feet tall and around 200 pounds with sandy-coloured hair, grey eyes and a bump on his nose. She said he drove a 1967 metallic blue Chevrolet. A composite sketch of the suspect was drawn up and distributed throughout the country. Several weeks later, a car matching the description was spotted heading north near Soperton, Georgia, but by the time police responded, the car was long gone.
Eventually the tips dissipated and the case went cold. One of the main suspects, however, was the serial killer, Gerard John Schaefer, who was linked to 30 murders of girls and women in Florida. While he initially denied any involvement, in 1989, he wrote a letter in which he bragged about killing and cannibalizing the two girls. He was never charged with their disappearance and was murdered in prison in 1995.
To date, Wendy and Peggy still remain missing.

FORT LAUDERDALE, Fla. (AP) — South Florida prosecutors dropped criminal charges on Tuesday against a couple and their adult son who had been accused of severely beating a man who had been in a relationship with the son.
Yevhen Makarenko, his wife, Inna, and their son Oleh had each been charged with attempted murder, burglary and kidnapping in the August 2021 beating, the Sun Sentinel reported. Prosecutors had filed hate crime charges against them in April 2022.
Broward County Assistant State Attorney Veronica Walker wrote in a memorandum outlining the decision not to prosecute that a crime appears to have been committed, but there is no likelihood of conviction.
Defense attorney George Palaidis said the Makarenkos were at home when the attack occurred, as prosecutors acknowledged that cellphone records failed to place the family at the crime scene.
Deputies found the victim at his Pompano Beach home in August 2021, officials said. He initially told detectives that he fell down while drinking alcohol but later said that he had been beaten by Oleh Makarenko and his family.
Investigators learned that the victim and Oleh Makarenko had been dating for several months when his parents found out about the relationship and disapproved. But prosecutors said they were unable to corroborate significant portions of the victim’s account.

Although the next few days will be blustery and chilly on the water, once this settles down then I can enjoy some of my favorite kind of fishing. Sight casting in salt water is very exciting because to watch a fish take your bait from start to finish is about the best an angler can experience. With the winter water about as clear as glass on the Big Bend, this will present an angler with the best chance at seeing fish to cast at. Fly fishermen take advantage of these conditions on a regular basis but a spin fisherman can get in on the action too. Soft plastics that can be worked in very shallow water or live shrimp are my favorite bait. Areas I like to pole and look for fish are in the Chassahowitzka National Wildlife Refuge, Ozello, the bars outside of the Duke Energy Plant and the flats from Horse Shoe Beach to Keaton Beach. Moving the boat slowly, with minimal noise, and studying the bottom is the best way to see fish. I like to tail hook live shrimp for my sight cast bait and cast it with a soft landing. A soft landing with the bait take some practice. I feather my line with my fingers to slow the fall of my bait during the cast. Always lead the fish so you can manipulate the bait to be in the path of the fish. Most species I catch are trout and redfish. Although over the years I have sight cast sheepshead, flounder, black drum, snook, and pompano. Clear days with light wind are always the best but if there is some slight wind the back side of the keys or an island is a potential good area to sight cast. Incoming tide will be mid-day this weekend. Happy hunting. Why Small Businesses in Deerfield Beach Should Invest in Access Control in Pompano Beach and Deerfield Beach, FL
In today's fast-paced world, security concerns have become a top priority for businesses of all sizes. For small businesses in Deerfield Beach, Florida, investing in an access control in Pompano Beach and Deerfield Beach, FL system can be a game-changer, offering benefits that go beyond basic security. From preventing theft to ensuring secure access and enhancing operational efficiency, access control systems provide solutions that empower business owners with the control they need. Here's why an access control system is a wise investment for small businesses in Deerfield Beach.
Enhanced Security and Theft Prevention
One of the primary reasons small businesses choose to implement access control systems is to enhance security and deter theft. Unlike traditional lock-and-key mechanisms, access control systems use electronic verification methods, such as key cards, fobs, or biometric identification, to grant entry to approved personnel only. This reduces the likelihood of unauthorized access, making it harder for intruders to enter sensitive areas.
For small businesses that deal with valuable inventory, cash, or sensitive customer information, the threat of internal and external theft is real. Access control systems provide an extra layer of security by restricting entry to designated areas based on employee roles. For instance, employees may access common workspaces, but only authorized personnel can access storage areas, server rooms, or office management areas. In a retail setting, restricted access can be particularly beneficial, as it limits who can handle cash registers or back-office storage, minimizing opportunities for theft.
Secure Access Management
For small business owners who need to manage several employees, often on different schedules, access control systems provide secure access management, allowing real-time monitoring of who enters and exits specific areas of the building. Owners can set access schedules to match employee shifts, so that doors are only accessible during certain hours, ensuring that no one is accessing sensitive areas outside of business hours.
This feature is invaluable in a small business where staff may be limited. It reduces the need for physical keys, which can be easily lost or duplicated. With access control, any personnel changes can be quickly and easily updated in the system, reducing the risks associated with former employees or temporary staff retaining access.
Increased Operational Control
Beyond security, access control systems allow small business owners to improve their operational efficiency. An integrated system allows managers to control and monitor access points in real time from a central location or even remotely. This feature is handy for businesses with multiple entry points or additional facilities, allowing the owner or manager to maintain full oversight without being physically present.
Moreover, many access control systems offer reporting and analytics features, enabling business owners to track employee access patterns. If an issue arises, managers can refer to the access logs to determine who was in a specific area at a particular time. This transparency can support accountability and potentially resolve internal disputes related to access and scheduling.
Improved Employee and Customer Safety
For small businesses, particularly those with customer-facing areas, ensuring the safety of both employees and customers is essential. Access control systems help to achieve this by limiting access to potentially hazardous areas. For instance, restricting access to storage areas, kitchens, or maintenance rooms can prevent accidental injuries in a restaurant or retail environment. Employees who know the access points and feel secure in their workplace are more likely to focus on delivering excellent service, knowing that their safety is prioritized.
Cost-Effective and Scalable Solution
Contrary to popular belief, access control systems are for more than large corporations with substantial budgets. Today's access control options come in various scales and price points, making them accessible for small businesses with modest budgets. Basic access control systems are affordable and can often be customized to fit the business's specific needs, meaning that business owners in Deerfield Beach can start small and scale up as their business grows.
Additionally, since access control systems are electronic, they are easier to maintain and modify compared to traditional security measures. This flexibility allows businesses to adjust access permissions as roles change or if expansion occurs without incurring significant additional costs.
Boosting Brand Reputation
Brand reputation is critical for a small business, especially in a close-knit community like Deerfield Beach. By investing in a reliable access control system, businesses can demonstrate their commitment to security and safety, building trust among employees and customers. A secure environment protects assets and enhances the customer experience by ensuring that only trained and authorized personnel handle sensitive information or valuable products.
Thus, the advantages of implementing access control are clear, from deterring theft to enhancing employee and customer safety. With scalable, customizable options available, small business owners can find an access control solution that fits their budget and needs, ultimately providing peace of mind and protecting their business assets. This investment can be a key differentiator in a competitive market, helping small businesses thrive in a secure, efficient, and trustworthy environment.

Signs There is Need for Commercial Roof Waterproofing in Fort Lauderdale, Plantation, Deerfield Beach, Tamarac, Pompano Beach, and Sunrise, FL
A well-maintained commercial roof is essential for protecting one’s business property in Deerfield Beach from Florida's unpredictable weather conditions. The combination of heavy rainfall, high humidity, and intense sunlight can take a toll on the roof, making waterproofing a crucial investment. If left unprotected, water damage can lead to costly repairs, structural issues, and even business disruptions. Here are key signs that indicate there is need for commercial roof waterproofing in Fort Lauderdale, Plantation, Deerfield Beach, Tamarac, Pompano Beach, and Sunrise, FL:
1. Ponding Water
One of the most obvious indicators that the commercial roof requires waterproofing is the presence of standing water. Flat and low-slope roofs commonly experience ponding after heavy rainfall, and if water remains for more than 48 hours, it can weaken the roof structure, degrade materials, and increase the risk of leaks. Waterproofing solutions, such as coatings and membranes, can help prevent water from seeping through the roof surface.
2. Water Leaks and Stains
If one notices water stains on the ceilings or walls inside the commercial building, it’s a clear sign of roof leaks. Leaks often occur due to worn-out roofing materials, cracks, or failed seams. These leaks can lead to mold growth, damage to insulation, and even electrical hazards. Waterproofing the roof will create a protective barrier that prevents water infiltration and extends its lifespan.
3. Cracked or Blistering Roof Surface
Over time, exposure to the sun’s UV rays and fluctuating temperatures can cause roofing materials to expand and contract. This leads to cracks, blisters, and bubbles on the roof surface, which compromise its integrity. When these signs appear, it’s crucial to invest in a waterproofing system to prevent further deterioration and avoid premature roof replacement.
4. Mold and Mildew Growth
Deerfield Beach’s humid climate creates the perfect conditions for mold and mildew growth, especially if moisture is trapped in the roof’s insulation. Mold not only weakens the structural components of the building but also poses health risks to employees and customers. Waterproofing the commercial roof will help seal off moisture-prone areas, reducing the chances of mold development.
5. Peeling or Bubbling Paint on Interior Walls
If one observes peeling or bubbling paint inside the commercial space, it may be due to excess moisture caused by roof leaks. Moisture buildup behind walls or ceilings can damage drywall, weaken the building’s foundation, and create an uncomfortable indoor environment. Applying a waterproofing system to the roof can prevent water penetration and protect the property’s interior.
6. Increased Energy Bills
A compromised roof with water damage or poor insulation can lead to higher energy costs. Water infiltration reduces the effectiveness of insulation, forcing HVAC systems to work harder to maintain a comfortable temperature. By waterproofing the roof, one can improve its energy efficiency, reduce cooling costs, and enhance indoor comfort.
7. Rust and Corrosion on Metal Components
If the commercial roof has metal flashing, fasteners, or HVAC units, rust and corrosion can indicate excessive moisture exposure. Corroded metal weakens the overall structure and increases the risk of leaks. A proper waterproofing solution will help prevent rust formation and protect metal components from further damage.
If one notices any of the above signs, it’s best to act quickly and consult a professional roofing contractor. Considering a roof condition report in Fort Lauderdale, Hollywood, and Pompano Beach, FL, and investing in roof waterproofing will safeguard the property, improve energy efficiency, and provide long-term protection against Florida’s harsh weather conditions.

Tragedy binds 8-year-old Wendy Brown Stevenson and 9-year-old Peggy Rahn together. They disappeared on December 29th, 1969, near the Pompano Beach Municipal Pier in Florida.
The incident occurred during Christmas week when school was closed, and families were on vacation. Consequently, the beach was packed with locals and tourists. The two girls met each other for the first time at the beach and quickly became friends. They played together at the shore front until around 1PM when they asked if they could go down the beach to where a man was giving out ice cream and cake.
Sadly, they never returned and were reported missing by their concerned parents.
The first lead in the case emerged approximately 12 hours after their disappearance. A clerk at a nearby 7-Eleven store reported seeing two girls in bathing suits with a man who purchased various items as the girls stood nearby. The store clerk later learned of the disappearance and identified the girls as Wendy and Peggy when an investigator showed her their photographs.
The man with the two girls was described as a white man in his 20s, around 6 feet tall, weighing approximately 200 pounds, with sand-colored hair, grey eyes, and a bump on his nose. He drove a 1967 metallic blue Chevrolet. A composite sketch of the suspect was drawn up and distributed nationwide. A few weeks later, a car matching the description was spotted heading north near Soperton, Georgia, but the police were too late to catch it.
Despite several leads, the case went cold, and Wendy and Peggy were never found. One of the primary suspects in the case was serial killer Gerard John Schaefer, who was linked to 30 murders of girls and women in Florida. Although he initially denied involvement, he wrote a letter in 1989, boasting about killing and cannibalizing the two girls. He was never charged with their disappearance and was murdered in prison in 1995.
Sadly, Wendy and Peggy remain missing to this day.
