 Most home sellers never consider financing the buyer directly because they are not aware of the benefits or do not fully understand how creating a note works. Let us take a closer look at the advantages of owner finance.
 Three Advantages
  Seller financing is very powerful when the market is slow or when there are many similar houses on the market. Just listing the house as "OWC" - Owner Will Carry - will make the house stand out and attract more buyers. Because many individuals cannot get funding from a bank, offering financing will open the doors to these prospective customers as well, essentially significantly increasing the pool of potential buyers. Therefore, advantage #1 is MORE BUYERS.
   Seller financing also brings the property seller another critical advantage the likelihood of selling for a higher price. Offering to carry back a note will not only greatly increase the number of potential buyers, but also bring a unique demographic of buyers who are willing to pay more for a given property than the general population. Advantage #2: MORE MONEY.
  Additionally, when the property seller finances the buyer, they get to act as "the bank". That means they could structure the deal to collect interest. Over time, if the seller holds on to their note, this can add up to tens of thousands  of dollars in additional income. Advantage #3: LONG TERM PROFIT.

  The Seller's Strategy
  Even when these benefits to "carryback" lending are made clear, many sellers are still hesitant to offer financing because they are entering unfamiliar territory. It is a natural, human response -- everyone is uncomfortable with new things.
  For many property sellers, considering owner financing when they have only dealt with buyers via traditional funding is definitely "thinking outside the box". However, once sellers understand the process, they are likely to choose seller financing instead of the unattractive option of cutting the listed price or waiting indefinitely for the "right buyer".
  A seller-financed real estate sale is simply a real estate transaction where the seller acts as "the bank" or lending institution. The seller sets the sales price, determines and accepts a down payment, and then finances the remaining balance. The final step is the part that may scare some sellers, but in actuality, it can be very simple. Here is an example.
   If the sales price is $100,000.00, and the buyer gives the seller $10,000.00 cash (the agent’s fee will be deducted from this down payment), the seller will finance the balance of $90,000.00. The buyer and seller would then agree to the terms, such as the interest rate and the total term, and use an attorney to create the mortgage document and close the deal. From that point on, the buyer sends the seller monthly payments for the house, they has just purchased.
 Special Circumstances and a Solution

 The whole process can really be that simple. But, there are some substantial differences between a seller-financed deal and one that relies on traditional bank funding.
   First, the seller in this example does not receive a large, one-time payment at the time of the sale. In fact, they will only receive the down payment, and in some situations, most of that will go towards paying the real estate agent's fee. On the other hand, the seller will be receiving monthly payments at a decent interest rate, but this income stream cannot be used as a down payment for a new house.

  Since many home sellers are also looking to buy another property, the seller will need to get enough at closing to pay their own down payment. Without this payment, the seller's hands will be tied when they look to purchase another house and need to have a substantial amount of funds available. There is a common solution to this issue, however.

 The Solution
  In order to get the money the seller needs from the loan they just created, the seller could sell the monthly note payments to a specialist buyer for a lump sum of cash. If the seller finds someone willing to buy the payments, now they can "have their cake and eat it too".
 In summary
  Step one: Use the seller finance option to find unique customers willing to buy the house at a higher price than would have been possible otherwise and complete the real estate transaction quickly.
   Step two: Decide on the terms of the deal and create the note.
 Step three: If the property seller needs immediate cash to buy another house or for any other reason, their new incoming payment stream can be resold. The person who buys the future payments from the seller will provide the funding to act as a down payment on a new house, and every party involved in the deal comes out smiling.

Some of South Korea’s biggest companies are investing in domestic blockchain and cryptocurrency startups – with the Seoul government also looking to get in on the action.
Although it may come as no surprise to hear how keen on blockchain the likes of Samsung, Kakao and LG are, all three companies have also been active behind the scenes – investing in blockchain firms through their respective venture capital arms.
Banks like KEB Hana, Shinhan and Woori have also moved into blockchain investment – in addition to their own blockchain business commercialization efforts.
Per a report from Fn News, some recent investment highlights include the following:
LB Investment (formerly known as LG Venture Investment) has taken part in Series B investment in domestic blockchain firm Blocko.
Samsung’s investment arm Samsung Next’s portfolio includes blockchain-powered video platform Theta Labs and cryptocurrency wallet ZenGo.
KB Bank’s KB Investment has invested in cryptocurrency trading platform Heybit and blockchain-based, cloud computing company AI Network.
KEB Hana’s Hana Ventures has also invested in AI Network, as well as blockchain company Common Computer.
Shinhan’s Shinhan Investment has put funds into blockchain-powered real estate platform Kasa Korea.
Other investors include the likes of Kakao’s Kakao Investment and Woori Bank’s Woori Technology Invetment – investors in blockchain companies such as Terra and Tempco. The latter also last year became the first Asian blockchain company to receive investment from a conventional VC company (namely Korea Investment Partners).

Exchanges are also keen on blockchain investment – Bithumb operator BTC Korea and Dunamu (the operator of Upbit) also have growing blockchain investment portfolios.
Meanwhile, the Seoul Metropolitan City government has announced that it is hoping to open a Blockchain Support Center in the affluent Mapo district next month. A 2,014 sqm property is being developed, with office space to be provided for tenant blockchain startups.
The development is part of a USD 84 million blockchain investment promised by the Seoul government between 2019 and 2022. Per a Paxnet report, the choice of the Mapo district was strategic as some of the country’s top universities have campuses nearby. The area is also a thriving business district.
A spokesperson stated, "We will provide customized accelerator services and good conditions for development for blockchain companies."

Solar project for car
Solar project for car
Hi I love driving and to be able to go into the middle of nowhere and enjoy myself, whether it be camping, hiking, or anything I guess. So how do I get reasonably reliable power while moving around? Solar!
My plan is to use a roof rack kit and and attach the solar panels to a bracket that can be installed, removed, assembled, and broken down easily as required. For the first iteration of this project, I would like to just work on getting the right equipment, mounting it properly and maybe reasonably aerodynamically for a slow drive around town, by roughly following the curve of the car.
As far as real estate goes, here's what I've got:

In case my handwriting is too bad for you guys, the dimensions are 52" front to back, by 42" side to side. The roof racks will be placed at approx one quarter from the front and back boundaries, which is 13 inches.
I figure adding a little bit of wiggle room for overhang (given the panels will be sitting above the roof rack technically), I can safely increase my working area to between 46-48" side to side, and 55-58 inches from front to back.
The first iteration of this plan will be to have the car parked in front of my house, powering either a 12v or 24 bus through a bank of batteries, which then sends power to an inverter and into the house through a wall plug (if possible). I will build the bracket for the solar panels to be able to give angle, at least in the side to side direction, so I can get the panels angled the most efficiently.
Ideally, I would like to have 200-300 watts of capability, that is adaptive to differing conditions such as desert trips or just cloudy days. I think I can keep total project weight under 100 pounds, without batteries taken into condition. I can attempt to offset this with weight reduction strategies such as manual steering conversion, partial interior removal, lighter body panels, etc etc etc.
After reading, it doesn't seem like the difference between poly and mono crystalline panels are too drastic anymore, other than price, but I am not put off by paying a little more for more output, efficiency, a better warranty, etc
Here comes the questions:
Who are the reliable brand for solar panels? Can I grab a set of Renogy panels off amazon, supporting equipment, and call it a day, or is there a better 'bang for my buck' hanging around?
For example, there is this kit which would be just a touch too big to fit on my car with four panels, but the fourth panel could be a trunk or ground mounted panel, depending on what I feel like doing. This would also give me a good amount of generation capability to get my foot into the solar/renewable door
I see that kit come with a charge controller, but I assume I would need an inveter also.
Could I structure my system like a uninterruptible power supply, where i have the batteries in parallel with the solar panels for charging capabilities when an inverter is not being used/low use, but surge/backup capabilities when i'm drawing from the panels?
Is it possible to get an inverter with the capabilities to power back into the wall? I figure this would be a simple way to kill two birds with one stone; get power while exploring and generating a little bit of clean energy while at home.
If I have a massive bank of batteries, can I charge them, store the energy, and offset night time loads with a high-powered enough solar/wind/etc.. array?
What should i consider in the sizing of my inverter? I would like to have the option to scale larger, either by covering more space on the car in panels, having panels on ground based brackets, or incorporating wind power into my power portfolio. Would something like 2000 running, 4000 peak inverter be good enough for a versatile system with room for expansion?
