When Ben Clarkson and his wife, Marie-Josée Parent, decided to buy their first home, affordability was a major factor.
As a filmmaker and professional artist, 30-year-old Clarkson has a variable income, while Parent works in the non-profit sector.
“We looked at what we could practically afford if things went badly,” Clarkson says.

It was, Clarkson says, not only affordable, but also close to a métro station, grocery stores and a park — all important factors in the decision-making process.
Still, saving up for the down payment was a challenge.
“We did something called the ‘dash for growth,’ where we didn’t go out to restaurants, we didn’t buy anything we didn’t need to buy and we worked a whole lot more,” he says. They also got some help from family.

Compared to Vancouver and Toronto, buying a home in Montreal is relatively affordable. But with rising prices, and some areas seeing faster increases than others, affordability often comes down to where — and what — you’re buying.
On the island of Montreal, the median price of a condo sold between January and May was $289,000, according to the Quebec Federation of Real Estate Boards.
But that can vary dramatically among neighbourhoods.
“I work with a lot of first-time buyers. They love the Sud-Ouest, St-Henri, Pointe-St-Charles — that’s gotten more expensive,” says Angela Langtry, a real estate broker at Century 21 Immo-Plus.
“I’ve seen a lot of people heading into Verdun lately. Verdun has been more affordable, but I find this last year, everyone kind of figured it out and it just exploded. So Verdun is a very hot market right now.”
One of the biggest factors impacting affordability is supply and demand.
That appears to be particularly true in areas with a lot of condo development.
“You can still get a pretty affordable condo downtown. In Griffintown, for example, and a bit east, closer to Old Montreal, you can still pick up a condo, 250-square-foot to 450-square-foot, for under $250,000,” Langtry says.
Sebastien Mazzerbo, a 36-year-old who works in the video-game industry, recently bought a condo in Griffintown.
He was attracted by the neighbourhood and the price.
“The Lachine Canal is a really nice area, and I work in Pointe-St-Charles, so it’s close,” he says.
While he also considered St-Henri, he says other parts of downtown were too expensive.
Mazzerbo, who is from France and also owns a property there, sees the purchase as an investment.
While Montreal has seen an increase in foreign buyers in recent months, the overall number of transactions involving foreign buyers remains low — accounting for 1.8 per cent of all real estate transactions between January and April, according to the Canada Mortgage and Housing Corporation.
In Vancouver, between three and four per cent of all transactions involved a foreign buyer even after a tax on those transactions was introduced. In Toronto, it was five per cent before the foreign buyers’ tax was implemented there in April.
When it comes to single-family homes on the island of Montreal, there just isn’t much room to build new homes, so inventory remains limited.
“It’s a question of scarcity of land. Land is a lot more expensive on the island than in the suburbs, so you can get something, usually, bigger in the suburbs,” says Paul Cardinal, the manager of market analysis at the Quebec Federation of Real Estate Boards.
When the price of property in the Montreal area begins to rise at a faster pace, as it is now, that trend generally starts in central Montreal, before spreading to nearby suburbs and then to the outer-ring, he says.
“The market is a little more to the advantage of sellers if you’re on the island of Montreal, a little less if you’re in, let’s say, Longueuil, Laval, Brossard,” Cardinal says.
“If you go further, you might find some market conditions that will be either balanced or slightly to the advantage of buyers.”
On the island of Montreal, the median price for a single-family home sold between January and May was $432,000.
“I would say, in terms of houses, I find a lot of first-time buyers have to go off-island to get more affordable,” Langtry says. “I’ve seen a lot more activity in Île-Perrot, Pincourt, Vaudreuil — especially if it’s near a train station so they can commute.

“Some of them are heading to the South Shore as well. On the island, I would say Pierrefonds and Roxboro are still affordable neighbourhoods to buy a house.”
In other parts of the West Island, finding a small house — that might need some work — for under $400,000 is still possible, Langtry says, but low inventory makes it more challenging. She says she’s seen houses in the area sell for over asking, with multiple offers made.
“When it comes to three-plus bedrooms for families, there’s definitely a short supply of inventory,” Langtry says.
But rising prices aren’t the only thing that’s making it harder for first-time buyers. A change to mortgage loan insurance rules last fall requires everyone applying for an insured mortgage to go through a stress test — a process that ensures buyers can afford to keep up their payments even if interest rates rise. Before, buyers who put a down payment of at least 20 per cent were exempt from a stress test.
That change was expected to reduce the number of first-time buyers, because it reduces the size of the mortgage a buyer can qualify for, and first-time buyers tend to have less capital.
In late May, the Canada Mortgage and Housing Corporation, which provides the majority of mortgage loan insurance in Canada, reported a 23-per-cent drop in the number of home buyers it insured.
Cardinal says it’s impossible to tell exactly how much of that was due to first-time buyers being priced out of the market by the rule change, but it’s likely related.
Those buyers will have to make compromises, he says, either buying a smaller property or looking farther from downtown.
