Mike Davis, a prophet of California, wrote "The Case for Letting Malibu Burn" (link to the full piece) which earned him the wrath of developers, proven right, again, as catastrophic flames destroy enclaves of privilege and power and, like below, Pasadena. The Chumash and the Tong-va knew this. Controlled burns as a yearly occurence stretches back into time immemorial.
![Tumblr media](https://64.media.tumblr.com/28b69fe58d055dfd8b03ec99e1cd767f/5bd476fea138038e-f4/s540x810/7c7a4b617732f66c00053d453e53bd78aac7aa98.jpg)
"Malibu, meanwhile, is the wildfire capital of North America and, possibly, the world. Fire here has a relentless staccato rhythm, syncopated by landslides and floods. The rugged 22-mile-long coastline is scourged, on the average, by a large fire (one thousand acres plus) every two and a half years, and the entire surface area of the western Santa Monica Mountains has been burnt three times over the twentieth century. At least once a decade a blaze in the chaparral grows into a terrifying firestorm consuming hundreds of homes in an inexorable advance across the mountains to the sea. Since 1970 five such holocausts have destroyed more than one thousand luxury residences and inflicted more than $1 billion in property damage. Some unhappy homeowners have been burnt out twice in a generation, and there are individual patches of coastline or mountain, especially between Point Dume and Tuna Canyon, that have been incinerated as many as eight times since 1930.
...
From the time of the Tapias, the owners of Rancho Malibu had recognized that the region’s extraordinary fire hazard was shaped, in large part, by the uncanny alignment of its coastal canyons with the annual “fire winds” from the north: the notorious Santa Anas, which blow primarily between Labor Day and Thanksgiving, just before the first rains. Born from high-pressure areas over the Great Basin and Colorado Plateau, the Santa Anas become hot and dry as they descend avalanche-like into Southern California. The San Fernando Valley acts as a giant bellows, sometimes fanning the Santa Anas to hurricane velocity as they roar seaward through the narrow canyons and rugged defiles of the Santa Monica Mountains. Add a spark to the dense, dry vegetation on such an occasion and the hillsides will explode in uncontrollable wildfire: “The speed and heat of the fire is so intense that firefighters can only attempt to prevent lateral spread of the fire while waiting for the winds to abate or the fuel to diminish.
![Tumblr media](https://64.media.tumblr.com/79c6b4492e16e197a542dac3bd0d7771/5bd476fea138038e-d1/s540x810/52e59b1d4f9d08385ca1f95e9540d2f1c03b471d.jpg)
Less well understood in the old days was the essential dependence of the dominant vegetation of the Santa Monicas—chamise chaparral, coastal sage scrub, and live oak woodland—upon this cycle of wildfire. Decades of research (especially at the San Dimas Experimental Forest in the San Gabriel Mountains) have given late-twentieth-century science vivid insights into the complex and ultimately beneficial role of fire in recycling nutrients and ensuring seed germination in Southern California’s various pyrophytic flora. Research has also established the overwhelming importance of biomass accumulation rather than ignition frequency in regulating fire destructiveness. As Richard Minnich, the world authority on chaparral brushfire, emphasizes: “Fuel, not ignitions, causes fire. You can send an arsonist to Death Valley and he’ll never be arrested.”

(Yes, I'm reusing some of the same images that I posted earlier. The point is the words that go along with the pictures. Mike Davis was brilliant and will be missed.)

California Botanic Garden, 1500 N College Ave, Claremont, CA 91711
![Tumblr media](https://64.media.tumblr.com/4ab518d2027317f9ef0ffec0ee083075/70ceb0dd963d87d1-a4/s540x810/09fba94273374221b6afe59cf10dee7ef473328e.jpg)
“California Botanic Garden is the largest garden devoted to California native plants.” The 86 acre garden contains over 6,000 species of native plants, including many rare plants (e.g., one tree only has six left in nature) that are found in very limited areas (e.g., on Catalina Island, Channel Islands, etc.). The garden started on Susanna Bixby Bryant’s estate in Orange County and was known as the Rancho Santa Ana Botanic Gardens. The collection moved to the grounds of Claremont College once she passed.
The garden is not highly manicured. Trees that die and fall over are left in the garden. Weeds abound. Some plants don’t look like they’re doing that well. But it is a nice, large garden to stroll in for an hour or two. Most of the paths are covered in asphalt.
There are various areas where you can see many trees (pine, junipers, redwoods, oak, Joshua trees, laurel trees, buckeyes, sycamores), some cacti, and bushes. Also, there’s an outdoor classroom, Tongva village, butterfly garden, ponds, wildflowers (e.g., California poppies), etc. We spotted falcons that are different than the ones we usually see in NELA.
There are various staff buildings and also some outdoor artwork. Many plants had descriptive signs.
General admission is $10 with discounts for seniors, students, and children. There is a small gift shop (kiosk) by the entrance, a nursery that’s open seasonally, events and classes, and free parking. There are only two restrooms and none are by the entrance, so plan accordingly. There is no café but they have picnic tables right by the entrance.
4 out of 5 stars

Southern California Apartment Market Forecast: What Investors and Developers Need to Know
A new USC Casden Multifamily Forecast predicts modest but steady rent growth across Southern California through mid-2026. While the days of double-digit rent hikes seen during the pandemic may be behind us, the persistent housing shortage and limited new construction will continue driving rents upward. For real estate developers and investors, this presents opportunities—and challenges—in navigating a complex and evolving market.
Key Projections for Southern California
Inland Empire Leads Rent Growth
• Projected Rent Increase: 7% (to $2,211/month by mid-2026, from $2,063 in 2024).
• Vacancy Rates: Decline to 5.4% from 5.9%.
• Growth Hotspots: Redlands, Fontana, Chino-Rancho Cucamonga, and West Riverside County—areas benefiting from proximity to Los Angeles and Orange County.
Los Angeles County: Modest Growth with Tightening Vacancies
• Projected Rent Increase: 3% (to $2,334/month by mid-2026, from $2,276).
• Vacancy Rates: Drop to 4.5% from 5.5%.
• High-Growth Areas: Pasadena, San Gabriel Valley, and Inglewood have seen above-average growth, while Hollywood-Studio City has stagnated due to high levels of new supply.
Orange County: Stable Growth Amid Rising Vacancies
• Projected Rent Increase: 4% (to $2,786/month by mid-2026, from $2,676).
• Vacancy Rates: Rise to 4.6% from 4.1%.
• Top Submarkets: North County and Anaheim-Santa Ana lead with growth rates of 4% and 3%, while coastal communities lag at 1%.
San Diego County: Continued Momentum
• Projected Rent Increase: 5% (to $2,604/month by mid-2026, from $2,471).
• Vacancy Rates: Rise to 3.7% from 2.1%.
• Market Dynamics: San Diego added twice as many new units as Orange County since 2021, reflecting a more aggressive approach to addressing housing demand.
Why California’s Housing Crisis Fuels Rent Growth
Moussa Diop, a USC real estate professor and co-author of the Casden report, highlights the structural issues underpinning California’s rent trends. “States like Texas and Florida are outbuilding us,” he notes. “California’s construction slowdown in an already undersupplied market puts additional upward pressure on rents.”
While the broader economy has shown resilience, the state’s inability to keep pace with housing demand continues to constrain affordability. This dynamic underscores both the risks and opportunities for investors seeking to capitalize on a market where supply struggles to meet demand.
Opportunities for Developers and Investors
• Target High-Growth Submarkets: Areas like the Inland Empire and North County in Orange County offer robust growth potential due to affordability and proximity to major employment centers.
• Monitor Vacancy Trends: Rising vacancies in some regions, like Orange and San Diego counties, may create opportunities for value-add strategies, particularly in newer developments.
• Adapt to Shifting Demand: As construction in Los Angeles County stabilizes, focus on underserved areas where demand outpaces supply.
Let’s Discuss
The USC forecast sheds light on Southern California’s rental landscape and its implications for the multifamily sector. How are you preparing for these market shifts? Are you seeing similar trends in your own developments or investments?
Join the conversation! Share your insights, strategies, and questions in the comments below. Let’s explore how we can collectively navigate the evolving real estate market in Southern California.

Orange County Airport Fire: Key Facts and Updates
![Tumblr media](https://64.media.tumblr.com/ec0f2ca1267229c94f0448269d9f4651/1be378655056a878-a9/s540x810/47f281e1cc3c71ea737011ac247e3fdc71a9c237.jpg)
The Airport Fire in Orange County, which ignited on September 9, 2024, has rapidly grown into a major wildfire, burning more than 22,000 acres. It started near Trabuco Canyon and has since spread into Riverside County, driven by Santa Ana winds and extremely dry conditions. Firefighters are facing significant challenges due to the weather, with 0% containment reported early on. The fire is expanding quickly due to the strong winds and high temperatures, which have made it difficult for firefighting crews to make progress. Ground and aerial units, including support from CAL FIRE, are actively working to control the blaze.
Impact on Communities
Evacuation orders have been issued for numerous communities, including Rancho Santa Margarita, Trabuco Highlands, and the surrounding Trabuco Canyon areas. Shelters have been set up at locations such as the Lake Forest Sports Complex and the Orange County Fairgrounds, providing refuge for those displaced by the fire. The fire has also posed a threat to homes, wildlife, and infrastructure, forcing thousands of people to evacuate.
Climatic Factors Contributing to the Fire
The intensity of this fire is closely linked to California's worsening climate conditions. Prolonged droughts, higher-than-average temperatures, and strong winds are increasingly common, making large wildfires like the Airport Fire more frequent. Experts attribute the worsening fire seasons to climate change, which has left the state's forests and vegetation more prone to ignition.
Safety and Preparedness
Residents in high-risk areas are urged to follow evacuation orders and stay updated on the latest developments. The authorities have opened emergency hotlines and shelters for displaced people and animals. Firefighters are advising caution as the fire remains active, with further evacuation orders possible as conditions evolve.
