So I didn’t count my calories today. I didn’t worry about if I was going to be fat. I just had some fun with my roommate. We went downtown to this place in my area called Newbo Market. There are tons of little shops around that sell vintage clothes and trinkets. They have food shops and book stores and cafes down there. It’s just a fun place to hang out. We stopped at Starbucks along the way and I got one of those Pink Ombre Coconut milk things. It was really good it kind of tasted like an old fashioned hard candy. 
We walked around down there for about 2 hours trying out samples of popcorn and jams and relishes. Then we stopped at this cute little holistic shop. They have incense and sage to burn and sarongs and stones and pendulums and tarot cards. It was in this really old creepy building that I swear is haunted. We stumbled upon a cute ceramics store too. They hold classes at a decent rate so I think next month my roommate and I are going to sign up for one of the one time classes. If I like it I’ll do an 8 week course. I like all that artsy stuff. I can show you a picture from today in a separate post. Just go to my page and you shall see.
I did weigh in this morning 159lbs even. So I’m down 3lbs total this week. Not a bad start. I’ll keep up this pace next week and hopefully be down into the 140s by the end of the month. I’m still going strong without fast food besides the Starbucks if you count it (I don’t). Also no cigarettes today. I did vape a little but that’s nothing to get excited about. I’ll leave it there. I got sucked into switching shifts with a coworker for tomorrow so I’ll be working and I’m going to try and get to the gym and see if I can get down to 155lbs by this time next week.

ArtTech Village: Bridging History and the Future    
An innovative new mixed-use complex in NewBo is bridging Cedar Rapids’ industrial past with its entrepreneurial future.
ArtTech Village, which will soon stand tall at 450 and 455 16th Avenue SE, is a planned three-sided building with four stories. The first floor of the $25 million structure will host 34,000 square feet of commercial space, with the remaining three floors featuring 120,000 square feet of residential.
The design draws inspiration from the plants and factories around the city, including visible exterior piping, a metal cylinder on one corner enclosing a stairway and elevator, a water tower on the roof and shipping containers repurposed into entrances. This industrial-style look is the perfect complement to a planned entrepreneurial twist – 24 short-term studio apartments for people participating in the Iowa Startup Accelerator, which sits directly northwest of ArtTech Village in the Geonetric building. Geonetric is also home to NewBoCo, the startup accelerator that can further help ArtTech residents and other creatives get their ideas off the ground.
“We always wanted to create the exception, the building that was going to drive people to think differently and venture to different places of the neighborhood,” said Dale Todd, Vice President of Development for the Hatch Development Group, in a recent interview with the Cedar Rapids Gazette. Todd characterized the development as a “game changer” for the NewBo district, an arts and culture hub that’s well suited to nurturing an innovative space like ArtTech.
Residents can also take advantage of a pair of coworking spaces and a fitness center, and the building will also hold 107 standard apartments, including 66 one-bedrooms, 14 two-bedrooms and three executive suites. A bike path will run through the building and an adjoining courtyard. The first floor is suitable for retail or office space that could easily become a shop or studio.
The short-term housing will give Cedar Rapids an edge when it comes to attracting talent, as startup founders may otherwise struggle to find a place to live for such a short amount of time. There’s nothing else like this live-work complex anywhere in Linn County, which further bolsters Cedar Rapids’ credentials as a city that truly cherishes innovation and entrepreneurship. 
“It really does attract the younger, high-tech entrepreneur type and put them in an environment where they can learn faster, learn more and accelerate their ideas,” said Jack Hatch, Principal of Hatch Development Group, in the Cedar Rapids Gazette.
The project has already received funding from the Iowa Economic Development Authority and NewBo was nominated for the federal Opportunity Zones program, which gives investors a break on capital gains taxes in exchange for building in areas with lower incomes or higher poverty rates. These breaks and any future funding the developers are able to obtain will help defray the cost of the project, nurturing it in the same way ArtTech Village hopes to nurture tomorrow’s business leaders.

ArtTech Village: Bridging History and the Future    
An innovative new mixed-use complex in NewBo is bridging Cedar Rapids’ industrial past with its entrepreneurial future.
ArtTech Village, which will soon stand tall at 450 and 455 16th Avenue SE, is a planned three-sided building with four stories. The first floor of the $25 million structure will host 34,000 square feet of commercial space, with the remaining three floors featuring 120,000 square feet of residential.
The design draws inspiration from the plants and factories around the city, including visible exterior piping, a metal cylinder on one corner enclosing a stairway and elevator, a water tower on the roof and shipping containers repurposed into entrances. This industrial-style look is the perfect complement to a planned entrepreneurial twist – 24 short-term studio apartments for people participating in the Iowa Startup Accelerator, which sits directly northwest of ArtTech Village in the Geonetric building. Geonetric is also home to NewBoCo, the startup accelerator that can further help ArtTech residents and other creatives get their ideas off the ground.
“We always wanted to create the exception, the building that was going to drive people to think differently and venture to different places of the neighborhood,” said Dale Todd, Vice President of Development for the Hatch Development Group, in a recent interview with the Cedar Rapids Gazette. Todd characterized the development as a “game changer” for the NewBo district, an arts and culture hub that’s well suited to nurturing an innovative space like ArtTech.
Residents can also take advantage of a pair of coworking spaces and a fitness center, and the building will also hold 107 standard apartments, including 66 one-bedrooms, 14 two-bedrooms and three executive suites. A bike path will run through the building and an adjoining courtyard. The first floor is suitable for retail or office space that could easily become a shop or studio.
The short-term housing will give Cedar Rapids an edge when it comes to attracting talent, as startup founders may otherwise struggle to find a place to live for such a short amount of time. There’s nothing else like this live-work complex anywhere in Linn County, which further bolsters Cedar Rapids’ credentials as a city that truly cherishes innovation and entrepreneurship. 
“It really does attract the younger, high-tech entrepreneur type and put them in an environment where they can learn faster, learn more and accelerate their ideas,” said Jack Hatch, Principal of Hatch Development Group, in the Cedar Rapids Gazette.
The project has already received funding from the Iowa Economic Development Authority and NewBo was nominated for the federal Opportunity Zones program, which gives investors a break on capital gains taxes in exchange for building in areas with lower incomes or higher poverty rates. These breaks and any future funding the developers are able to obtain will help defray the cost of the project, nurturing it in the same way ArtTech Village hopes to nurture tomorrow’s business leaders.

Eco Lips: Why This Successful Start-Up Is Moving to Marion
A decade and a half later, Eco Lips has finally outgrown NewBo’s Cherry Building. The organic and specialty lip balm company steadily took over more and more space as business boomed. When owner Steve Shriver – often called the “Mayor of NewBo” for his steadfast involvement in the neighborhood – expanded onto every floor in the Cherry Building and still needed more room, it was time to move.
Eco Lips is now renovating the former Squaw Creek Mill Works building, a 35,000-square-foot warehouse space in Marion with room for the business to expand even further. This Corridor success story is living proof of what can happen when a supportive community backs a great idea.
Thinking of starting your own business or moving one that’s outgrowing its current space? Here are four key lessons to learn from Eco Lips’ successes.
1) Recognize when it’s time to move on. Eco Lips expanded to cover every floor of the Cherry Building and still needed more space, with some former offices becoming storage areas for boxes of lip products. The company began exploring the city four years ago to find the right place with enough size but eventually realized the need to expand outside of Cedar Rapids to secure the perfect place.
2) Transition operations gradually. Eco Lips closed on their new property in March and plans to renovate the previously underutilized building, then move in incrementally throughout July. This allows for plenty of time to customize the building to Eco Lips’ needs and get staff situated in the new building without interrupting normal business. If you can coordinate your building’s move in phases, you won’t have to deal with the lost profits and interrupted workflow that can occur when you have to move on a shorter timeline.
3) Secure incentives. Eco Lips is investing about $500,000 to update the Squaw Creek Mill Works building for its 30 full-time and 20 part-time employees. However, the company also secured valuable incentives from the city of Marion to offset the costs. The incentive plan includes 80% reimbursement spread over seven years, totaling up to $60,000, according to a recent article in the Cedar Rapids Gazette.
4) Support the people who support you. Shriver didn’t earn the “Mayor of NewBo” title by accident. During its 15 years in the Cherry Building, Eco Lips continually invested into the community that helped it grow – not only by keeping profits local, but by helping the city recover after the catastrophic June 2008 flood, as well as nurturing an entrepreneurial spirit in the neighborhood and working to keep chain franchises from taking up space. The company also initiated the largest solar project in the state in 2004 by installing four large solar panels on an adjacent building to offset the energy consumption of the neighborhood.
Even though Eco Lips is moving into bigger digs in a different town, the company and its owner and co-founder aren’t leaving Cedar Rapids behind. Shriver is still closely involved with Brewhemia, NewBo’s popular coffee destination near the market. He’s also planning to open an innovative outdoor retail location, SOKO Outfitters, in the Czech Village this fall. The 6,000-square-foot retailer will be chock-full of clothing, footwear, and gear for every outdoor pursuit, fitting for a store just 100 feet from the river.
