Coronavirus lockdown: ‘Silent’ Gudi Padwa, Navratri force virtual project launches
Real estate experts are expecting pick-up in activity after June. The sector should see traction during Dussehra when most new projects are slated to start.
With the coronavirus pandemic impacting our lives and the subsequent lockdown restricting movement, the mood on Gudi Padwa in Maharashtra and Navratri in North India - traditionally considered auspicious to invest in real estate in India - remained subdued even as some real estate developers launched new projects virtually.
Real estate experts told Moneycontrol that the momentum of new launches this festive season had slowed down considerably due to the coronavirus pandemic. Footfalls and site visits, too, are almost nil following the countrywide lockdown and a ban on construction.
Some of the real estate developers Moneycontrol spoke to said that they had decided to launch their new projects virtually while others said they had decided to defer the new launches until Dussehra.
“This is perhaps the most silent Gudi Padwa and Navratri that we have ever seen. Due to the country-wide lockdown, there have been no bookings and no enquiries. While there have been some virtual project launches, most developers have decided to defer new launches until Dussehra and Diwali,” said Ritesh Mehta, the senior director and head - West India, Residential, Jones Lang Lasalle India.
However, industry experts are hoping that real estate activity is likely to pick up after June. “We are anticipating that while H2 would remain tepid, residential real estate activity may recover during Dussehra which is expected to see new project launches and also those that have been deferred this season,” he said.
With lockdowns imposed across the country, who will book housing units and be allowed to register his unit, asks Pankaj Kapoor of Liases Foras.
“Launches are down. This is perhaps the most silent Gudi Padva,” he said, adding “the sops are missing and in the COVID crisis even reasonable discounts are unattractive as people are not sure of their own jobs and their ability to take on a long term liability.”
Prashant Thakur, the director and head - Research, ANAROCK Property Consultants, says that - given that developers always schedule project launches during the auspicious festivals of Gudi Padwa, Akshaya Tritiya, Navratri and Ugadi - it will certainly remain muted in 2020. With strict advisories for complete lockdown across cities, housing sales too will plummet during the upcoming festivals, usually considered auspicious by several homebuyers to buy homes.
Runwal Group has decided to postpone its Gudi Padwa launch and all its campaigns. “All our site offices are closed,” said Subodh Runwal, Director - Runwal Group.
Vijay Khetan Group planned to launch a new project ‘Codename Amazon’ in Andheri East. “Earlier there was to be a physical launch with channel partners and brokers but now due to the Covid-19 situation, we are conducting a digital launch where we will accept requests from customers online,” said Anuj Khetan, Director - Vijay Khetan Group.
Realtors say that the real estate sector has been badly hit by the pandemic and there is already a dip in buyer interest as they are wary of project delays. At this juncture it does not make sense to launch new projects. "Sales are down and the decline is expected to continue for the next two to three months," said Yogesh Jaiswal, Director - Le Classique Pvt Ltd.
Manoj Gaur, MD, Gaurs Group and Chairman, Affordable Housing committee, CREDAI (National), admitted that sales have been adversely affected.
"But it is temporary phenomena," he said.
Deepak Kapoor, Director, Gulshan Homz, said that people are deferring property buying decisions and therefore sales in March are likely to dip.
Ankit Kansal, MD and CEO - 360 Realtors, said that in markets such as Gurgaon and Noida, transactions have come down by 39% and 44% respectively in the first three weeks of March compared to last month. In Bengaluru, the dip is as much as 32 percent. Other markets like Pune and MMR have also been adversely affected.
According to The Guardians Real Estate Advisory, the Mumbai Metropolitan Region may see a 27 percent reduction in property registrations year-on-year. The region has managed only 9,300 home registrations between January and March in 2020 as against 12,800 home registrations in the January to March quarter in 2019. The lockdown may also see loss in real estate business to the tune of Rs 5,050 crore to Rs 6,500 crore.

Coronavirus LIVE Updates: The BMC on Thursday issued guidelines for Navratri celebrations. Idol height restricted to 4 feet for public mandaps, and 2 feet for home idols. Satinisation for mandaps is a must, and no flowers and sweets are allowed. The authorities said they would encourage people to go for online darshan.
Meanwhile, West Bengal has extended coronavirus restrictions till October 30. The state government, however, relaxed night movement between October 10-20 for Durga Puja, which begins from October 11.
Meanwhile, twenty-three MBBS students studying in KEM & Seth GS Medical College, Mumbai have been found to be corona positive even after taking the first dose of Covid-19 vaccine. The daily rise in coronavirus infections had remained below 20,000 for the second consecutive day on Thursday with 18,870 fresh cases recorded in a single day. Active cases as of now stand at 2,77,020 while the total cases tally has now reached 3,37,39,980. A total of 3,30,14,898 recoveries have been recorded. Death toll is currently 4,48,062. Total vaccinations in the last 24 hours were recorded at 65,34,306.
Here are the top developments:
– Mizoram reported 1,741 new coronavirus infections on Thursday, taking the number of active cases to 16,841, officials said. Among the new patients were 304 children, they said. One more person died of COVID-19 in the state in the last 24 hours, pushing the toll to 307.
– “All 23 students were vaccinated with at least one dose of vaccine. Some of them have mild symptoms. It may have spread due to some cultural or sports event held in the college,” said Mayor Kishori Pednekar.
– Out of 29, 23 students are in second year MBBS and 6 students are first year MBBS. Out of 29 students who tested positive for corona, 27 students took both doses of corona vaccine.
– Two students have been admitted to Seven Hills Hospital for treatment while the other students have been quarantined.
– How all these students became infected with the virus is being investigated.
– Rising above the 20k mark, India in the last 24 hours reported 23,529 new Covid-19 cases, 28,718 recoveries and 311 deaths, as per Union Health Ministry.
– The active cases comprise 0.84 per cent of the total infections, the lowest since March 2020, while the national COVID-19 recovery rate was recorded at 97.83 per cent, the highest since March 2020, the ministry said.
– As many as 15,04,713 tests were conducted on Tuesday taking the total cumulative tests conducted so far for detection of COVID-19 in the country to 56,74,50,185. The daily positivity rate was recorded at 1.25 per cent.
– Maharashtra has planned to setup 60-70 field hospitals across districts to cater to Covid patients round the year. According to a report by Times of India, these 50 to 100-bed facilities are part of a larger plan to create parallel infrastructure so that future Covid waves don’t disrupt non-Covid work at permanent hospitals.
– The field hospitals would largely come up in tier-II and tier-III cities that tend to get overwhelmed with any spurt in cases The state plans to build them with a durability for 20 years and won’t be temporary structures.
– Many governments across the globe, that once relied on vaccines from Sinovac Biotech Ltd. or Sinopharm Group Co Ltd. are now turning to options from the US and Europe, as concerns mount about Chinese vaccines’ efficacy against the delta strain and the Western stranglehold on mRNA supplies grows looser.

Places of worship in Maharashtra to reopen from Monday: Thackeray

MUMBAI: Maharashtra chief minister Uddhav Thackeray on Saturday said the places of religious worship across the state, which were shut since the Covid-19 lockdown in March, will reopen from Monday. Thackeray said this in a statement. Extending greetings to people on the occasion of Diwali, he said, “We can’t forget that the demon coronavirus is still amongst us. Even though this demon is slowly falling silent now, we cannot be complacent. Citizens need to follow discipline.” “Just like discipline and restraint were observed while celebrating Holi, Ganesh Chaturthi, Navratri and Pandharpur wari (annual pilgrimage), followers of other faiths also celebrated festivals like Eid, Mount Mary festival by keeping the Covid-19 safety protocol in mind,” he said. The chief minister said that although places of religious worship had to be shut during the pandemic, god was taking care of all devotees in the form of doctors, nurses and other health staff. He said that after the religious places of worship are reopened from Diwali Padwa that falls on Monday,rules and safety protocol have to be followed strictly. “Crowding will have to avoided. The reopening of religious places is not a government order, but the wish of the Almighty. Shoes will have to kept outside the premises and wearing masks is mandatory,” he said. “If we follow discipline, we will get God’s blessings,” Thackeray said. The chief minister was repeatedly being targeted by the opposition BJP for keeping the places of worship shut even as the Unlock process began in June. However, Thackeray had defended his decision saying it was difficult to follow physical distancing at the places of worship. During his last webcast address to citizens, he had said that standard operating procedures (SOPs) were being prepared and the decision on reopening of these places will be taken after Diwali. The issue had also led to a standoff between Thackeray and Governor B S Koshyari, who reminded the Shiv Sena president of his Hindutva credentials and asked if he had turned secular. The governor’s letter to the chief minister was criticised by the MVA allies.

As the nationwide lockdown that commenced in March earlier this year, many films were postponed due to the shutdown of theatres. The coronavirus pandemic has brought the showbiz to a standstill. Even as the restrictions are slowly being lifted, it’s uncertain when the theatres will reopen and whether the audience will head to the cinema halls. Producers are opting for direct-to-OTT options in order to not suffer more losses.
It was already rumoured that after several movies like Gulabo Sitabo and Shakuntala Devi took the OTT route, many projects will be making it to the digital platforms. Now, as per recent development, sources reveal that Disney + Hotstar will premiere ten films on their platform including two of the highly awaited movies – Akshay Kumar’s Laxmmi Bomb and Ajay Devgn starrer Bhuj: The Pride Of India.

LAXMMI BOMB:
The film stars Akshay Kumar and Kiara Advani in the leading roles. The upcoming horror thriller is written and directed by Raghava Lawrence as this film marks his Hindi directorial debut. Akshay plays the role of a transgender. It is a remake of the Tamil movie Muni 2: Kanchana.

BHUJ: THE PRIDE OF INDIA:
Ajay Devgn stars as IAF Squadron Leader Vijay Karnik. The story is set during the Indo-Pakistani War of 1971, where Karbnik was then in-charge of the Bhuj airport who and his team reconstructed the IAF airbase with the help of 300 local women. Sanjay Dutt, Sonakshi Sinha, Nora Fatehi, Sharad Kelkar, Ammy Virk and Pranitha Subhash are starring in key roles. It is being co-produced, written and directed by Abhishek Dudhaiya.

SADAK 2:
The film marks the return of Mahesh Bhatt as a director after his 1991 film, Sadak. The sequel will bring back the original actors Pooja Bhatt and Sanjay Dutt along with new pair Alia Bhatt and Aditya Roy Kapur. This is also the first time Alia is working with her father since her launch in Student Of The Year.

DIL BECHARA:
The much delayed film starring Sushant Singh Rajput and Sanjana Sanghi finally will get release. It was earlier named Kizie and Manny. The film is remake of Hollywood romance drama The Fault In Our Stars. The film marks the directorial debut of casting director, Mukesh Chhabra.

Produced by Dinesh Vijan’s Maddock Films in association with Jio Studios, Mimi is based on Marathi film Mala Aai Vhaaychay which won the National Award for Best Feature Film in Marathi in 2011. A group of more than 150 people from Gujarat’s transgender community have set an example amid the Covid-19 crisis by helping out the needy.
The members are providing free packages of food to the needy and those living in slums.
The food packets include rice, flour, oil, tea leaves, sugar, among other essential items, news agency ANI reported.
“We had started with 200 kits but now it has gone up to around 1500. We prepare it ourselves for distribution. We used to get together for the celebration of Navratri, but it got cancelled this year due to coronavirus. So we thought of doing this instead,” Nisha, a member of the community said.

This is just one example of how people are coming together to help others fight the Covid-19 crisis.
In Kerala’a Trivandrum, employees at the general post office have decided to prepare food at their homes and give it to the needy in the wake of the coronavirus outbreak.
Home-cooked food will be given to Trivandrum Corporation which would then be provided to the needy, ANI reported.
“There are many who are struggling for food in this lockdown. We’ve a Postal Staff Quarters Welfare Association and we decided to prepare food at our homes and give to Thiruvananthapuram Corporation which will supply it to the needy. There are 40 families in staff quarters,” an official said.

The number of coronavirus cases in the country has jumped over 1,200. More than 30 people in India have lost their lives to Covid-19. 101 patients have successfully recovered from the virus.

With the onset of spring, we have Chaitra Navratri, an auspicious 9-day long festival celebrated by Hindus all around the world. Paying homage to Goddess Durga, many worshippers fast and keep away from certain food items in their diet. This year the Chaitra Navratri will start from 25 March and end on 2 April.
While fasting is a very traditional and customary ritual, there is no denying that if you do it correctly, fasting can be therapeutic for the body. It can act as a form of detox and keep you healthy as well.
So, if you are going to observe a fast this year, here are some dietary precautions you must follow.
Hydration is important Whether you are fasting or not, you mustn’t ignore your water intake. Hydration is vital for proper body functioning. When you fast, there are a lot of restrictions on what you can eat and drink. So, stocking up on refreshing and hydrating drinks like coconut water, milk or fruit juices can help you stay replenished through the day. Plus, with the risk of catching infections as it is, staying hydrated is a must. Avoid drinking too much tea or coffee.
Avoid overeating Fasting also means feasting on delicacies. Plus, you may go overboard to ensure that we stay full but this will only lead to digestion and other stomach ailments. As with any kind of diet, here also, moderation matters. Remember, if you don’t watch what you eat, you contradict the very purpose of fasting.
Avoid sugar Stay away from refined sugar and avoid it as much as you can. Sugar is quite unhealthy and processed. Opt for natural sugar products like sugarcane, jaggery which are quite healthy for you.
Choose healthy snacks Because you are fasting, you tend to get hungry at odd times. When you crave for something fried, go for healthy snacking options like makhana (foxnuts), sweet potato fries, nuts and fruits! They are also very nutritious and low on calories.
Eat fibre-rich food Because you tend to eat lesser food than usual, or at unusual intervals, eating fibre rich food can help you keep fuller for longer as they take longer to digest and break down.
Good fibre content can be found in veggies like pumpkin, colocasia root (arbi), bananas and even potatoes, which are all fast-friendly food.
Stay away from processed food With the variety available in the market, we tend to binge on market bought sweets, namkeens which are not healthy and made out of sub-standard, refined oil. Similarly, greasy food which can make you feel bloated should be avoided. This is not how you should be fasting in Navratras!
Sleep well During any fasting season, the body is undergoing detox and it needs plenty of rest. Hence, make sure you sleep for 7-8 hours every day. Try to relax and go for some mindful meditative exercise to completely detoxify your body. You should also ensure that you do not exert yourself and put too much pressure on your body during these 9 days.
Tip Celebrations and fasting together can drain out your body. Do not stay hungry for long and keep munching something from where your body can get energy.
Similarly, you must not ignore your health at this point of time. To ward off infections, your body needs immunity rich, anti-viral foods in abundance. Hence, you should be making healthy choices with your diet.
