Emerging Trends In Real Estate.
Enter the dynamic world of real estate, where trends are in a constant flux, shaping the industry. As we move forward into the future, a plethora of captivating and transformative trends await real estate enthusiasts and investors. Join us on this blog as we reveal the evolving trends that will profoundly impact the real estate industry in the years ahead.
DIGITAL HOUSE HUNTING
In the past, searching for a house primarily involved physically visiting properties. However, the advent of digital technology has brought about a significant transformation in the process of house hunting. Digital house hunting has become increasingly prevalent, offering the convenience of searching for properties from the comfort of one's home. Numerous online real estate websites have emerged to facilitate this process, and among them, GetSetHome's 'Xtra Income Homes' stands out as a prominent real estate company. They specialize in carefully selected properties that guarantee high rental yields of up to 7%.
Additionally, virtual tours have gained immense popularity in the real estate industry, allowing individuals to explore the entire layout of a property without being physically present. This technological advancement provides a comprehensive and immersive viewing experience.
MOVING TO SUBURB
In recent times, there has been an observable shift in population dynamics as individuals have been relocating between major metropolitan cities and suburbs for various reasons. The COVID-19 pandemic has played a significant role in shaping this migration pattern.
During the pandemic, a considerable number of individuals, particularly those with greater financial resources, made a voluntary choice to move to the suburbs. They recognized the benefits of suburban living, such as lower taxes, affordable access to a diverse range of amenities and facilities, and the opportunity to save money while enjoying more spacious homes.
However, it is important to acknowledge that not everyone moved to the suburbs by choice. The pandemic also compelled many people to relocate to cities out of necessity. Job losses and financial constraints resulting from the economic impact of the pandemic forced individuals to seek opportunities in urban areas.
While the current trend leans towards migration from suburbs to cities, it is crucial to understand that this situation is not permanent. In fact, it is anticipated that within the next five years, there will be a shift back towards urban areas. The dynamics of population movement are likely to change as circumstances evolve, leading to a resurgence of people migrating to cities.
MILLENNIALS ARE IN CHARGE NOW
In the past, millennials expressed a preference towards renting homes, considering homeownership unnecessary. However, their perspective has gradually changed over time as they explored different investment options and recognized the stability and security offered by real estate. Presently, millennials exert a significant influence on the real estate market and have become the primary target group for investors.
This shift in attitude can be attributed to various factors, with the pandemic playing a substantial role. In 2020, when the pandemic struck, millennials gained a deeper understanding of the value of owning a house and increasingly turned towards real estate investment. Consequently, millennials have now surpassed generation X in terms of home buying and this trend is said to be continuing in the upcoming years.
RENTING IS MAKING A COMEBACK
The Model Tenancy Act of 2021 has been implemented as a critical measure to protect the rights of both tenants and landlords, ensuring fairness and prompt resolution of rental disputes. This act has had a profound influence on revitalizing the rental market in major cities, successfully rebuilding the trust that had eroded between tenants and landlords. As a result, renting has once again become an attractive option. Therefore, we can anticipate a significant resurgence in the rental market in the coming years.
REAL ESTATE INVESTMENT TRUSTS (REITs)
Real estate investment trusts (REITs) have witnessed a significant surge in popularity within the real estate industry. This investment instrument has gained considerable momentum and recognition. REITs offer individuals an opportunity to invest in real estate assets, including commercial buildings and rental housing, without the need for direct property ownership. By investing in REITs, retail investors can access income-generating real estate assets and receive regular dividends from their investments.
It is worth noting that the above mentioned trends are anticipated to gain momentum in the future. However, it is vital to comprehend that these trends are dynamic and subject to change. They are influenced by factors such as location, economic condition and government policies. Thus, it is imperative to conduct thorough research and all the pertinent factors concerning the real estate market before making any investment decisions. Engaging in comprehensive research will contribute to making well-informed and successful investments. Wishing you the best of luck in your investment endeavors!

Platonic Ghostbusters x social media manager! Reader?
oooo hell yeah!! ; thanks for requesting and I hope u enjoy :)
GHOSTBUSTERS ; social media manager
summary ; you run the official ghostbusters social media platforms
warnings ; language
word count ; 746
masterlist
Podcast wanted to run the official Ghostbuster social media's but was quickly turned down at that. They needed someone who could actually be on top of that kind of stuff and whatnot. So, Stanz made a deal with Podcast that they'd get a social media manager, and he could act as their teammate with that, basically. Giving them ideas, giving them video clips and extra details, etcetera.
Most of the others didn't see a real reason for a social media manager, but as long as it wasn't their money.
Trevor offered to just do everything himself, but that was obviously turned down as well. The teens all agreed not to let the adults run the account either. They didn't need millennial - Gen X / Boomer humor flooding the whole account and making them look bad.
And that's where you came in.
surprisingly, Pheobe was the one to find you. she's seriously the most chronically offline person ever so the fact she ever opened Instagram was a miracle in itself
lots of talking back and forth and meeting the original four three ghostbusters to get input, then meeting callie & garry and the teenagers
you actually figured out that you used to be friends with Lucky as well, damn
you had managed social media accounts before, but you'd recently quit a few of those because of labor laws being broken so, yknow
you quickly formed a bond with Lucky, Trevor, and Podcast. you were kind of close in age to all three of them and they were all invested in the public image for the brand
setting the Instagram up was genuinely the funnest thing ever
the four of you were chilling in the living room in the firehouse (since sleepover stuff, pheobe was in her room reading) and you had your laptop in your lap and the three of them over your shoulders
the amount of laughing and cackling got some scolding from callie upstairs
it took everything out of you to not make the first post a video of trevor being soaked in Slimer's slime (which had been recorded by Lucky just by coincidence as they were investigating the attic again)
the first three posts, which were pinned, all lined up to be like a banner kind of logo with the theme song in the back, and they all played the same video, clips of the og ghostbusters and how they grew and then the new ghostbusters
the tiktok is its own thing, you allowed trev, lucky, podcast (and pheobe) to run it, but everything had to be ran by you first because pr shit
but thankfully no boomer humor or slang is ever being put on those accounts
most of those people don't even know wtf the internet is anyways lol
stanz has a personal vendetta against you /hj after you posted a .5 of him for relatable promo. he had no idea what you were doing but it was criminal that you made his forehead look so much more bigger than it already was
Winston gives you a bunch of old pics to post to trending angst sounds as well LOL
let's not talk about that tiktok where you, lucky, and trevor dance to/remake submissive and breedable by smosh ft bbno$, okay?
^podcast and pheobe were behind the camera cackling the whole time
lots of random pic posts on the insta as well because why not (most of them are the teens looking awkward, callie, gary & lars trying to look like cool scientists, or venkman, stanz, zeddemore & melnitz being classic, sassy old people)
the socials are never professional whatsoever, it's fun but it's not heavily controversial or obvious that you're there as a pr manager basically or just to manage the socials
like man they don't have the time to look at all the comments, take all the advice, reply to fans, etc
I mean that wage ain't that bad either LMAO
trevor is always bitching about how you make more money than he does /lh
you're not just a representative to them, you're actually family. you're just cool like that
"bro y/n is such a mc I hate them" and you'll reply on your personal w a "says you, reality shifter" or smthn LMAO idfk
always reposting ghostbuster edits / fanart etc because fandom culture đ
also I can't get over the fact the ghostbuster theme song is canon now either. yk damn well that shit is plastered everywhere thanks to you đ
"do the ghostbusters respond??" "stanz said he loves your dog" "HELP HSEIJDLAKE"
10/10 experience

The Pluto in Aqua Survival Guide For Millennials and Gen Z đ
Part 1: Pluto through the Houses (Below) | Part 2: How The Generations Will Be Affected + Advice // Long Post Ahead++ If youâre reading this in February 2024, Pluto hasnât officially transited into Aquarius yet but it WILL spend most of the year in it. This is giving the same vibes as 2008, the year of the US recession and subsequent global economic crashâbut was, interestingly enough, when Pluto previewed Capricorn. It wasnât exactly stable yet carried a smorgasbord of influence. In the 5 months and 2 and a half weeks it spent in the water goatâs sign, billions of charts were affected in ways weâre still studying to this day. So I consider this âpreviewâ worth studying as well because history can be cyclical.
But I think a doom and gloom perspective is redundant. Weâre used to hearing how we canât do something or how insurmountable the odds are because we typically associate Saturn with austerity. âThe economyâs downâ, âwe canât afford this,â âclimate change is worsening by the day,â â10 tips to stop yourself from doom scrolling,â including whatever well-meaning anxieties your parents reminded you of this week while youâre panicking over whether or not your Uber Eats tip is going to overdraft your account. Where Aquarius differs from Capricorn is that it prefers not to compromise its ideals over its survival. The latter are like the Millennials who project their neatly compartmentalized boomer inflicted trauma onto their subordinates because theyâre from a generation where Uranus and Neptuneâs dreams of job security on the horizon became lofty and farfetched by the recession. It hit when those born from the mid 80s to mid 90s wouldâve been entering middle school or finishing university by that time (11-23yo). That means that those on the cusp of adolescence and at the beginning of our stages of realization in early adulthood werenât catapulting into the abundance promised if they âworked hard enoughâ but straight into an echoless void. But under Pluto in Aquarius, we can expect hopefuls to pick up the debris left strewn on the ground from the failed system and repurpose familiar ideas into more promising and sustainable fabric. If we think of the typical Aquarius, theyâre usually a person who had to adapt to a negligent environment using a unique form of genius which subsequently separated them from the rest. Theyâre shrewd and strategic and have a sixth sense for building their world view around what makes sense to themâeven if theyâre the odd ones out yet again. Because what they donât tell you about the water bearer is that no matter how embittered it becomes, somewhere under the weeds of the pain and disappointment its grown to expect, thereâs an idealistic child selfishly clinging to hopeâtheyâre lovers masking as misanthropes. Thatâs why Leo, ruled by the Sun, is its sibling. Through its opposition, we learn to always keep our standards for ourselves and the world around us sky high. If the system benefits from us underestimating ourselves, we must invest in shameless self belief.
__________
Dates are a rough estimate and will hypothesize what Pluto in Aqua (and other slow moving transits) have in store for those born between 1984-2007. Pluto in Aqua (themes): Recycle/Upcycle, Renew, Radicalize, Reject Key: ⢠Saturn = Consolidation and attitudes towards structure and foundation (how they systemize/structure themselves esp when they need help or avoid it) ⢠Uranus = Innovation and drastic sudden changes personally/circumstantially ⢠Neptune = Personal zeitgeist and attitudes towards social trends and moods which deal with the topic of that house ⢠Pluto = Aggrandizement of power, resources, and gains and losses of scale through the process of (slow and deeply sewn or festering) upheaval/uprooting, death, decay of the topics of the house it occupies, catalyst(s) for personal transformation Aries 1H: (Pluto in 11H) - friend groups, networks, the internet, and community service, (theoryâruler = social capital and clout) âExpansion (or) creation of friend groups and networks who share what matters most to you and finding community support amongst an unexpected group of people whoâll radically change your mindset. You may go through a period where everyone seems to âfall offâ right before you find the right people (theyâll probably be outliers or unique). Industry wise, this can mean being more tapped into whatâs next tech and internet wise especially if you have placements here. Some of you may go off the grid entirely and live in a co-op in the woods/mountains to be honest.
But you and Gemini Risings need to watch Midsommar twice at the least. But this transit will also put many of you in places of leadership. Youâre going to become the main protagonists in these tribes or circles of new ideas, especially with Uranus trining from your 3rd and Neptune creating a blazing soul fire in your 1st. Since Jupiter generally joys in the 11th, that Pluto/Neptune on your 11/1 feels like many of you may adopt a belief system or reject the notion of mainstream spirituality entirely for something more grounded and personal to you. Just be mindful of ideological rabbit holes and potentially isolating yourselves by accident. Taurus 1H: (Pluto in 10H) - social status/public image and career direction and its honors and great achievements, bosses and people in high positions of power, public recognition (and the pursuit of it) âThought leader and Peopleâs ChampâSee whatâs happening with Megan Thee Stallion where the entire internet shifted to support her after years of bullying and targeted harassment (sheâs a Taurus Asc). The ambitious will benefit heavily from this transit while the unambitious (but who want to live well) will gain attention, credibility, and opportunity for surviving all this time, esp if youâre marginalized w/ a platform (if you donât have one, get one NOW). People will uplift you for the more authentic you are.
But youâre going to have to learn to accept that others will see the greatness in you that youâve been afraid of believing all along. With Uranus moving through your 2nd and Neptune in your 12th, youâre going to feel like you finally have autonomy with your finances and life path. But itâs going to call for you being comfortable with advocating for yourselves and setting clear boundaries because the former outers in Aqua hitting your 1st from your 10th can mean you spent a period being disrespected and feeling adrift by male or authority figures and it leading to you questioning yourself and your life potential. Youâre used to people not believing in youâbut the tables have turned. Stand on top of the business of yourself. Gemini 1H: (Pluto in 9H) - higher education, government, long distance travel and foreign culture, and organized religion and traditionally taught spirituality, politics, and publishing (large scale, corporate), teaching âMany of you may drop out of school (or find niched but polarizing niches within it), travel the world permanently, or may be radicalized by spirituality, politics, or education in a very BIG way thatâll be unique to this era. Please avoid Scientology and cults like the plague (or starting them) because thereâll be a strong âitchâ to find a sense of purpose w/ this transit. Because itâs so deep and aggrandizing, youâre going to feel like your entire life revolves around something larger than yourself and while this is a GOOD thing, you can get lost if you donât have an internal compass.
The answers are within YOU, not something else. But this will be a very big âfinding yourselfâ transit to get to that conclusion. Similar to my advice to Aries Risings, these outers are hitting major identity shifting houses for youâThe difference with you, Gemini, is that your ideals will be more solid but your concept of âyourselfâ will undergo several transformations which will compliment your politics. Your framework for life will experience a new barrage of âwhat ifsâ and the current way you think will not be the same as it was a week, a year, ten years, 20 years into the future. You love change but with Uranus squaring a Pisces MC for some of you (or planets there), itâs important that you remember who you are versus what the world may want from you. Donât get lost in the sauce. Cancer 1H: (Pluto in 8H) - shared resources and boundaries, inherited trauma and family karma [5th from the 8th] (and material inheritance) and trauma cycles, and coping mechanisms, shame and denial, loans/taxes, supernatural experiences, death, and the occult, sexual entanglement and taboo âYouâve already had three outer planets run amok in here and this will be the continuation of what Saturn, Uranus, and Neptune have prepped you for. Having terrible boundaries (too thick or thin) and other peopleâs baggage you feel like you have to shoulder or inherit is not gonna be it this time around. But the theme of this for some of you will be a HUGE taking-back-your-power-from-other-people era.
Itâs taking ownership of something in your life that others thought they were entitled to. But it usually comes with a molting, shedding, and releasing process. This period can also be about transmuting grief, shame, or guilt into power. Others may fall down the rabbit hole of metaphysics (esp via NDE, astral travel, etc) and thereâll be a pocket whoâll (this sounds wacked but ima say it) experience alien contact and communication due to Uranus/Pluto being in air signs in psychic houses for you. But oofâThe era of the people pleasing because people made you think being assertive is a âbadâ thing is over. Leo 1H: (Pluto in 7H) - contracts, serious relationships and marriages, relationship dynamics and what is projected onto you and from you, enemies you know âSimilar to Cancer Risings, youâre used to having your boundaries compromised because conditioning taught you not to have them (or to make them steep). During this next cycle, your rebellion and rejection of whatâs expected from you in your relationships will most likely send you down several rabbit holes where you experiment with different relationship styles and thereâll be a sense of âanarchyâ to everything.
Uranus transiting your 10H has been amplifying this already so youâre at the point now where youâre too far gone to appease and bow out like usual. But youâre also committed to radically setting boundaries now or letting them dissolveâif youâre ready for it. If not, Pluto transiting here can create spores of abandonment issues to infect relationships if the core causes arenât uprootedâbut having any natal Aqua placements will provide clues to learn whatâs there. Being vulnerable and intimate means letting people know what hurts, where it hurts, and how they can care for you to accommodate it. Virgo 1H: (Pluto in 6H) - service industry, day jobs and short-term employment and trends with employment, overall job market and how you fit within it, work ethic, everyday health and routines (and health concerns), and pets (small domesticated animals) âYou are so DONE with the way youâve been treated or felt âafloatâ with your everyday life over the past several years (and longer). With Uranus about to transit your 10H for a while with Neptune in your 8H are going to push you (externally and internally) to take charge of your life in a way you can control. Youâre very good at following orders because itâs sensible but suck at taking charge because honestly?
Neptune transiting your 7th for so long gives me the impression that you have a hard time saying âNoâ when people need things from you. For the contrarians in the audience, relaxâIt just means your environment taught you to placate it. But life path wise, or just for right now, Pluto will force you to take your dreams and goals more seriously by thrusting you into situations where youâll feel like youâre being called to act on your deep soul urges at last. Especially with the North Node transiting here in a few yearsâYouâre going to know youâre doing whatâs ârightâ for you if it feels like you can finally be yourself. Libra 1H: (Pluto in 5H) - pleasure and recreation, the arts (esp those which feed the inner child), children, and more serious hobbies or deeply felt/consistent ones (passions), romanticism/addictions/vices which become necessary for recreation or to feel creative inspiration, what inspires you and how deeply it hits/affects âIn a professional or creative sense, youâre about to tap into some serious inner child healing where you take those years youâve neglected the more artistic part of yourself and devote yourself to nurturing it (at last). Relationship wise, many of you will be reconsidering having children later on than you originally planned because you value stability. Others will be abandoning it all together.
This will also be a period, calling it now, where a good portion of you will be more open to polyamory if you werenât already. In a non-romantic sense, youâre going to be more interested in non-hierarchal and more communal relationship dynamics where your world has the robust support system you needed as a child. The focus overall will be finding sustainable ways to repair the damage/trauma you most likely experienced from having Pluto in Capricorn hit your angles for so long, especially for cardinal signs. But itâll feel strange and even dizzying at firstâYouâre not used to shamelessly choosing yourself and your inner world and desires therein. Get comfortable by letting people be uncomfortable with this shift. Scorpio 1H: (Pluto in 4H) - family and origin, family secrets and history, bought and inherited real estate/material wealth, oneâs sense of security and privacy and the private self, family legacy and drama, roots and family patterns and obligations and how we react to them âThereâs some childhood wounds that need to properly scab over that youâve been picking at for the last several years or more since Saturn entered its home signs and conjoined Pluto. Not all of you have family problems, but the other three outers transiting here lets me know that the concept of âsafetyâ will be a sensitive topic. Did you feel completely supported? Did you experience neglect? Were there issues with boundaries?
Gen Z/illennials with outer planets here will not be able to skirt around facing their core issue of fearing being vulnerable. Uranus in Gemini trining this house from your 8H will expedite this after itâs done squaring it from Taurus in your 7thâwhich just made things more awkward and chaotic than better. This house also dealing with family legacy with Pluto here may presentâŚunexpected rewards for your suffering that were long overdue. Material rewards and those that can only be measured with the heart. You will be gaining this time instead of losing. Sagittarius 1H: (Pluto in 3H) - early childhood experiences, siblings, neighborhood and local community affairs, communication and publishing (written and digitalâusually small scale), everyday rituals and hobbies, creature comforts which are ritualized, short distance travels, habits which are taught or gained/inspired, mundane everyday activity or obligation and how you feel about it/go about it âWith Pluto leaving your 2H, youâre experiencing a titanic-level mindset shift. Depending on the rest of your chart, what you can anticipate is that your everyday life will carry a new level of intensity. Everything will have additional weight and purpose. But your well-being is moving out of a place of operating out of constant survival-mode to prioritizing what you think about what your life ought to look like.
Pluto transiting from your 12H to your 3H, depending on your age, means that the underpinning of your life has revolved around what your role is within a conglomerate of people where the focus isnât on you but what you can contribute or you acting out in defiance of that or having an existential fear, thatâs usually impressed on you by a parent, of losing control. With the outers beaming from your 5th and 7th, this is going to be about you going back to the beginningâwhat makes you genuinely happy? What makes you feel good? Who do you like having around you? Whoâs important and why? Itâll feel like learning to walk again and rediscovering your core interests, passions, and love styles but without worrying about who youâre performing for. Because fuck them. Kindly and unkindly. Capricorn 1H: (Pluto in 2H) - personal resources and finance, attitudes about material security and said resources, the different ways in which material comfort can ground us and reflect in what makes us feel the most secure in our lives on a day to day basis, love of the material and/or fear of it, conditioned attitudes about money âYouâre in a unique position where youâre going to begin valuing yourself outside of what you can tangibly provideâand for you this is a big deal because thatâs how youâve perceived yourself until now. Pluto settling in your 2nd means that for some of you, your ideas will become your black card (your perspective on the outside looking in or the inverse) and any community you tap into will provide you with its resources.
For others, youâll be experiencing ego deaths where youâll either want to detach from the system entirely and start growing your own food, sourcing your own materials, etc, anything to make you into the resource instead while the opposing camp will turn their corporate trauma into winning underdog success with new industries (and opportunities) thatâll open up. Thereâs going to be a death somewhere with all parties involved regarding how you see yourself. It wonât be about what you can do for the world but how it will pivot to work for you. But it requires a perspective shiftâAre you ready to kill off the part of yourself whoâs been taught wind, storm, and turmoil are required to live a comfortable life? Havenât you suffered enough? Aquarius 1H: (Pluto in 1H) - vitality and life force, core identity, the lens you see your life through (esp w/ planets here), how others see us and how we present ourselves consciously and unconsciously, appearance/style, the circumstances life brought you into and themes which play out around it (has more to do w/ parents and family dynamics) âYouâve been a lone wolf for a hot minute nowâWith so many outers hitting your angles for decades, youâve found a bit of schadenfreude in the world waking up and realizing how fucked up everythingâs been. But in a strange turn of events, said worldâs now standing awkwardly on your doorstep, especially for those w/ other placements in Aquarius. Youâre being recognized and vindicated for whatâs been denied to you.
But if youâve been sabotaging all this time, you may take any life or behavior adjustments youâve felt prompted to make as an invitation for more rejection and ridicule. Because Plutoâs going to energize any generational planets you have here (or have transited), all of your actions have radical potentialâbut itâll be up to you to decide if theyâll aid or hinder you. If theyâre moving you forward (w/ Neptune in Aries hitting your 3rd), youâll be able to transmute your self-consciousness of feeling othered into self-actualized power. If not, youâll truly be rebels without a causeâfeeling more lost than ever before. Especially for those of you w/ Scorpio placements. Pisces 1H: (Pluto in 12H) - whatâs hidden from us and the unseen (including enemies), the unconscious, hospitals/mental institutions/jails and hidden but very present structures of life, isolation and sanctuary, foreign lands, spirituality, sabbaticals, unconscious wounds, where we undo ourselves, large animals, circumstances before birth which affect the native in unseen ways or were present âYou have the opportunity to set things right but itâs going to require you do a little forgive and forgetting, wiping the slate clean, or whatever necessary to heal the wounds of alienation and scrutiny many of you have experienced w/ the Aquarius outers transiting and/or occupying your 12th. Because this is the house of self-undoing and unearthed psychic trauma, thereâs a lot youâve been processing. Many of you have a bad habit of wearing your wounds without tending to them properly or detaching and letting them fester in privateâAnd the first new and full moons in Aqua over the next several years will help you realize just how debilitating thatâs been. You donât know who you are unless youâre impaling yourself on somethingâbecause deep down, you may find suffering to be necessary or it gives you purpose.Â
But your 12H in Aqua being hit with transformative Pluto is going to make you aware of how much this cycle is the result of you being emotionally neglected in some way, shape, or form. Especially for those with personal or generational Aquarius planets, it means that you found refuge in alienation and being on the outside looking in. But Pluto here can operate as a catalyst for rich and profound spiritual and emotional growth. But this planet here is double edgedâEither youâre going to learn that you have an identity outside of the outsider or youâll let it push you further into the void of detaching and expecting the worst because the worst is what youâve always had to endure. Donât do this anymore.

This Saturday, at St James's Palace in London, the man most of us have known all our lives as Prince Charles will be officially proclaimed King following the death of his mother, Queen Elizabeth II.
The fact he will be the oldest man in history to accede to the throne has been much remarked upon; the fact he will also be the most stylish, less so.
Those of us who care about such things can play an easy game. What is your favourite King Charles III style moment?
Maybe itâs the time he wore a western suit (in a jazzy shade of millennial pink) with a check shirt, a bolo tie and a quartz-hued ten-gallon hat on an official tour of Canada in the late 1970s.
Or perhaps itâs the time he wore a short-sleeved baby-blue safari shirt with a pair of chinos and some riding boots to the polo.
Our personal favourite? The time he brandished his considerable wealth with no shortage of rakishness by pairing a yolk-yellow Hermès sweater (complete with cartoonish âHappy Hermèsâ logo) with a chambray shirt and a pair of skintight white jeans to, you guessed it, a polo match at the Guards Polo Club in Windsor.
What people tend to forget about Charles is that he was a bit of a style icon back in the day.
But it's something that will be brought back to our collective consciousness as the outpouring of grief and tributes from around the world slowly give way to looking at the future of the monarchy, which Charles now leads after the longest wait in royal history.
Take the forest-green and cherry-red shirt Charles wore to play in a charity polo match in the late Seventies.
Imbued with a prepped-up, Eton-boy-gone-bad vibe (not least because Charles chose to wear it quite so close-cut), it wouldnât be difficult to imagine Frank Ocean â or even the fash packâs favourite skater Blondey McCoy â wearing the same thing today and looking every bit the wavy young disruptor doing it.
Then thereâs that full-on, Yves Saint Laurent-inspired taupe safari suit he wore on a state visit to Australia in 1985.
Both of those looks exemplify Charlesâs acute understanding of the soft power demonstrated by an excellent cut.
The King so often opted â and still opts â for muted shades over showier ones and tends to pick garments that focus on function over form.
This attention to detail is something those studying the King have often remarked on.
The man who played him in the The Crown, Josh O'Connor, said:
âWhenever he gets out of a car, he checks his cufflink, checks his pocket and then waves. [Itâs] the same movement every time.â
Itâs this sense of consistency that defines Charles' unique personal flair.
âIn every photo you see, he has great style. The shirt, tie and pocket square combinations are put together so well, with a great eye for detail,â says Steven Quin, retail director at Turnbull & Asser.
âHeâs not afraid of colour and he clearly wears what he feels comfortable in and does not follow trends. HRH has always worn a double-breasted jacket.
I remember reading a quote from him where he stated that his style 'comes back into fashion every 25 yearsâ. That still rings true. His elegance is timeless.â
The other important thing to note about Charlesâ very specific mode of dressing is that heâs loyal to the brands he likes and, perhaps most importantly, he invests in quality.
He has his shirts made at the aforementioned Jermyn Street shirtmaker Turnbull & Asser.
He wears handmade shoes from Northampton shoemaker Crockett & Jones.
He gets his ceremonial gear from Ede & Ravenscroft.
He alternates having his suits made at Gieves & Hawkes and Anderson & Sheppard. Itâs a roster of loyalty many British men will probably relate to.
â[King] Charles is a total inspiration. His taste is impeccable, almost always in double-breasted jackets, looking resplendent but totally at ease with a tie and pocket square,â says John Harrison, creative director at Gieves & Hawkes.
âHeâs also done more than anyone in the public eye to promote the idea of bespoke garments and handmade shoes being investments, to last forever with proper care and the odd repair or patch-up. He makes us all want to dress like a better man.â
Ultimately, though, itâs the confidence King Charles displays with his wardrobe decisions â a certain ruffled indifference â that makes his style so covetable.
Though today heâs best known for wearing a double-breasted suit better than any man on earth (fact), once upon a time his collars were curled, his shirts were French tucked, his jumpers were oversized.
Such flourishes are beyond him now, and not just because he's a man of 73.
After Saturday's official proclamation will come much more pomp and ceremony to sit him on the throne: a second meeting of the Accession Council in which he must swear an oath to preserve the Church of Scotland (a tradition dating back to the early 18th century).
A fanfare of trumpets from the balcony above St James's Palace, gun salutes in Hyde Park and from naval ships at sea, and the national anthem sung with the words âGod Save the King.â
All of these before the coronation itself, at which Charles will have the crown placed on his head before a global audience of millions.
He will dress according to tradition throughout, in suits of impeccable shape and cut.
But as he goes forward in the role he has waited a lifetime to play, something of the King's fastidious but playful character will come back into what he wears and how he wears it.
It will be part of his legacy, wherever that may lead us.

đ¸ Building Your Ideal Wardrobe
đ¸ Dressing well is not just about fashion or looks. Dressing well helps us define our identity. It is a way to control the narrative of perception. Dressing well is an energy.
However, many struggle to dress well.
đ¸ This is because of a few reasons:
- They struggle to buy coordinating pieces.
- They buy into microtrends.
- They don't have enough elevated basics.
- Or they have too many basics and not enough statement pieces.
- Or they have way too many clothes.
đ¸ Here's how you can revamp your wardrobe!
đ¸ 1) Start off by defining your style. Narrow down your style into a few adjectives.
look on Pinterest, social media, and other online sources for inspiration.
Save outfit photos that inspire you and are practical for your everyday wear.
Pinpoint all the similarities in the photos.
Are there alot of neutrals?
Are most of the outfits built on a certain style of jeans?
Do most of the outfits have some statement piece?
đ¸ 2) Go shopping. You don't have to break the bank if you start accumulating your new wardrobe slowly and strategically. Look into thrift shops, online sales, clearances in physical stores, etc.
Buy quality clothes!
It is better to have good quality fabrics than have tons of clothes made of cheap fabrics.
At the very least look for cotton blends.
Ditch the polyester blends! They overheat the body and do not give off a refined finish.
Collect pieces you see most commonly repeated in your inspo photos.
Ex: a specific style of jeans, cardigans, specific style of tops, etc.
đ¸ 3) Choose a color palette & versatile pieces!
You do not have to opt for the dull millennial grays or the subdued beiges that are trending.
Keep your basics neutral and buy statement pieces or layering pieces in your favorite colors!
For ex: a white frilly top can be paired with a pink cardigan or a sage green vest. You can use blue denim jeans for the pink outfit and black jeans for the green outfit.
You have two completely different outfits rotating the same top!
Be creative and resourceful!
đ¸ 4) Get rid of the clutter! Donate or sell the clothes you don't find yourself reaching for.
This will give your closet a breather and give you space to add in new pieces.
đ¸ 5) Buy clothes that feel comfortable!
You may think a top or dress is cute even if it is a bit uncomfy. You'll convince yourself that you'll wear it anyway.
Truth is you won't. You naturally will not reach for it on a day to day basis.
Find out what cuts and fabrics work for you and stick to them!
đ¸ 6) Keep your wardrobe interesting by investing in unique accessories. Scarves, belts, purses, and jewlery, can totally alter an outfit.
đ¸ 7) Incorporate your own touch!
You can draw inspiration from many sources. But do not become a carbon copy of what you see online. Add your own touch. Add your own details.
Allow your personality to stand out!

Iâm gay for a raccoon and the raccoon is just as gay as me send help
OkayâŚ
So, I understand âhopping on the gravy trainâ is kind of cliche, but I promise I have a good reason for it!
âŚI guess I should start âRambling on about itâ then!
(Iâm so sorry, none of these puns were intentional, but they were too good to miss)
âSo, Indigo Park;
what even I wouldâve expected was another quick cash-grab game in the mascot-horror genre, turned out to be a game that managed to make me start binge-watching livestreams and video-essays about the game, itâs characters and its development on the whole,
Just like every other millennial and gen-zâer out there.
I know itâs absolutely normal for people to become invested in something so quickâŚ
But itâs been a long time since Iâve felt so attached âso spoken to,
especially when I havenât really been part of those big âband-wagonâ trends at all,
at least with the exception of forcing myself to watch shows with my friends âwhich again, I donât do much of that either.
From what I understand, there are technically multiple small factors that have led me to become attached to this game.
But frankly, there all of really part of the one major reason why thereâs just, that, âsomethingâ âa âsparkâ if you willâthat makes me click with a game for the first time in so many years that it physically hurts.
Heâs the star of the show, the elephant in the room:
Rambley;
A cute, furry-raccoon âwho likes trains!
Now, as anyone who knows anything about me will tell you, these two factors are inherently weaknesses in my mental psyche.
Why, you may ask? Itâs simple!
Firstly, âI tooâ like trains.
Also, I come from Toronto, Canada â a city famously (or to some infamously) known for its love-hate relationship with its unofficial mascot: the trash pandas! Theyâre an animal which I got to know well over 13 years, 10 months and ~15 1/2 hours of being a Torontonian.
âWhich leads me to the second-half of the other reasons I resonate so god-damn hard with the game, and Rambley in particular:
Isolation
It felt quite funny that the number of days that poor-old AI racoonyâ spent alone in the abandoned park was almost exactly double that of the days Iâve been a âQuasi-Canadianâ living in the United States, with not much interaction with my family back âhomeâ. I had a single trip back for the first time in multiple years.
âIt brang back a lot of memories which so happened to be similar to the ideas mentioned during Rambleyâs post-chase exposition.
That little break in his character just made my heart literally melt and shatter and implode all at the same time;
âA little heart-to-heartâ as they say, but just.. the way he breaks and talks like a true person, things he isnât sure about, didnât know, shouldnât have done, is painfully, gushingly personal somehow!
Itâs also extra cool when he gets excited about restoring the park, as being a former (small) volunteer and hearing about railway preservation stories, you start to realize and appreciate just how much having that other person helping you means when fighting in these âDavid and Goliathâ-esque battles to keep old or unloved things going when everything is telling you itâs impossible.
(Side note, the extra lines where Rambley showcases his sentience and lets you into the staff-only area after realizing Mollie is chasing you made me love him just that much more, and is also what makes me feel the game is just that extra bit special.)
Long story short (TL;DR):
The honesty, personality, and just general likeness of the characters hits very close to home for me,
if for no other reason than that I happen to have (in concept at least) similar experiences in terms of feeling (though thankfully not literally being) isolated from friends.
Cheers, Critters!
âA.
#Gotta get this outta my head or else Iâm gonna#Eggsplode#indigo park#ramble#rambley my beloved#diary#Personal spiel Iâm so so sorry

i love how the already so transparent "millennials cant buy houses bc of avocado toast" type of stuff has seamlessly become "millennials AND gen z cant buy houses bc of avocado toast (or???groceries???)"
it was never ever ever even a little bit about any trait they thought a so-called "generation" had as a collective trend. obviously it was always just evil and wrong etc I'm not gonna rehash why on this website, but like ..
without even a farce of pretending something About Millennials is what they're criticizing at the end (i.e. they're Lazy, or Entitled, etc), theyve just lumped in the next gen of young adults bc like. the target of the joke at the end of the day has never BEEN a specific generation or a type of millennial who was raised wrong or a personality trait
the joke has always JUST been "younger adults than us are screwed economically and we're gonna make jokes like it's their fault"
like here in 5 yrs it'll be cumbersome long headlines like "Millennials, Gen Z, Gen Alpha aren't investing in real estate and stocks, but avocado toast and... Water?"
and then if we're not careful, when the rich fucks of our generation who DO have money gain systemic power by the time our parents die out, itll be like
"Gen Z, Gen Alpha, Skibidi Gen, Generation Biden are not investing their slurpcoins in ape houses, because they're spending all of their PepsiŠ oxygen creditz on avocado toast and... PEE BREAKS AT WORK?"
and forever like that until we acknowledge that newspaper headlines should have zero opinion articles and only be used to communicate celebrity news, comic strips, and anything happening in the world that's on calibre with like a 9/11 type situation

Is blogging still relevant in the age of TikToks and Instagram?
MDA20009 Digital Communities â Week 4
Blogging, what even is that? For some, especially Gen Z, it might sound like a relic of the past (around the early 2000s?), where people spilt their thoughts in long-form posts instead of short clips, something our millennial friends (Gen X) were into back in the day. Or maybe it just feels a little⌠outdated?
To answer the question of what a blog is, it's simply a kind of website that is updated frequently and offers information on a particular subject. When blogs first came into existence, they were essentially just online diaries where users could record entries about their everyday activities. Since then, they have changed and evolved into a vital platform for information sharing and updates between individuals and companies. It's a great place to get information, insight, and practical guidance (Weiner 2024).
So now for the main question, "Is blogging still relevant in the age of Tiktok and Instagram?". Well, it depends.Â
Okay, let's all admit to the fact that attention spans nowadays are shorter than ever. We're all guilty of endlessly scrolling through TikTok or Instagram, trapped in the algorithm dishing out entertainment that doesn't require too much brainpower to comprehend. It's an integral part of our lives now. It's easy to assume that blogging might have lost its spark in this fast-paced, dopamine-driven world (I can't believe I thought of that).
Or so we thought...
The reality is that blogs are different because they're not designed for instant satisfaction. Instead, I feel like they offer depth in certain aspects. I feel like blogs allow for distinction, context, and a real understanding of a topic. It's where people can go to slow down and dive deep into topics or issues they're curious about. And that's where the value lies. Sure, you're not going to get that viral moment with a blog like how you would on Tiktok or Instagram, but that's kind of the point, no?
When people want a quick laugh or to catch up on the latest trend, they head to TikTok. But when they're looking for something more significant, like detailed information, how-tos, or even just a good, thought-provoking read, people are turning to blogs. But, Instagram is also a form of blogging platform as it also started alongside the blogging era (Corrine 2021). Some people still use it in the same style as a blog but that appeared to not work out well because Instagram does not allow clickable links in captions. Although you can say something like "link in bio," it is not the same as actually clicking on the link (Corrine 2021).
Community
TikTok and Instagram are great for instant interaction. Sure, one will always find their community through these 2 famous social media platform. Because the materials on these platforms is easily shared and frequently becomes viral, communities can grow rapidly. But the connection often feels fleeting, just temporary (Lang 2023).
Blogging, on the other hand, builds a sense of community in a different way. People visit blogs because they're invested in the content, and that naturally creates a more engaged, loyal audience. It's less about trends and more about shared interests. The readers who visit these blogs often return because they feel a deeper connection to the content creator and the discussions being had.
From the way I look at it, I think it's a 50/50 split because not everybody is a blog enthusiast. For some users, TikTok and Instagram offer a quicker, more visually stimulating experience. Others, on the other hand, who value detailed information and enduring knowledge will favour blogs. Every platform has a specific function, and the "best" community will vary depending on the level of community interaction one is seeking.
Searchability
Now let's divert the question to searchability. We can't deny that blogs might come up first rather than a Tiktok video or Instagram reel when one types in questions like "budget-friendly laptop for students" or "recipes for broke uni students" into a search engine.
Although, based on my experience, blogs may be very useful for some when it comes to searches like that, especially like recipes, or product reviews that need more than 1 minute where the reader might want a detailed breakdown or comparison, like, for example, comparing the specs of an iPhone 16 with the Google Pixel 9. However, when it comes to being a person like me that needs quick visual demonstration going back to that short attention span thing (because somehow i can't visualise instructions by reading), then that's where Tiktok and Instagram might come in handy. I'm sure many from my generation would agree to this and appreciate that 30 second Tiktok tutorial because we want something quick. So, it all comes down to a person's preference in the end.
So,
At the end of the day, blogs provide depth and lasting value that TikTok and Instagram lack in a sense. So, rather than competing, they actually complement each other. These days, the main goals of blogs should be to provide insightful content and resolve readers' issues (Corrine 2021). Despite its seeming old-school, blogging is nevertheless still booming.

Michael Esposito Staten Island - The Impact and Future of Influencer Marketing
In todayâs digital age, influencer marketing has emerged as a powerful tool for brands to connect with their target audience in authentic and meaningful ways. With social media platforms dominating online interactions, influencers wield significant influence over consumer behaviors and purchasing decisions. A recognized authority in the field, Michael Esposito Staten Island, shares 10 essential strategies for effective influencer marketing. As we delve into the impact and future of influencer marketing, it becomes evident that this dynamic landscape is continuously evolving, presenting both challenges and opportunities for brands and influencers alike.
The Impact of Influencer Marketing
The impact of influencer marketing cannot be overstated. Research shows that consumers trust recommendations from influencers almost as much as they trust recommendations from friends and family. In fact, a recent survey found that 87% of consumers have made a purchase based on an influencerâs recommendation. This highlights the immense power that influencers hold in shaping consumer perceptions and driving purchasing decisions.
Moreover, influencer marketing offers a level of authenticity and reliability that traditional advertising often lacks. By partnering with influencers who align with their brand values, companies can create genuine connections with their target audience, fostering trust and loyalty in the process. This authenticity is particularly appealing to millennial and Gen Z consumers, who value transparency and authenticity from the brands they support.
Furthermore, influencer marketing allows brands to reach highly targeted audiences with precision. With the ability to segment audiences based on demographics, interests, and behaviors, brands can ensure that their message resonates with the right people at the right time. This targeted approach not only maximizes the effectiveness of marketing campaigns but also helps brands optimize their return on investment. Michael Esposito Staten Island, shares insights into unlocking the secrets of a master of influencer marketing, emphasizing the importance of precision targeting and strategic messaging in driving successful campaigns.
The Future of Influencer Marketing
Looking ahead, the future of influencer marketing is promising yet challenging. As the industry continues to mature, brands and influencers must adapt to changing consumer preferences and technological advancements to stay relevant. Here are some key trends shaping the future of influencer marketing:
1. Micro-Influencers: While mega influencers have traditionally dominated the influencer landscape, there is a growing shift towards micro-influencers â individuals with smaller but highly engaged audiences. Micro-influencers often have niche expertise and a more intimate connection with their followers, making them valuable partners for brands looking to target specific demographics.
2. Authenticity and Transparency: As influencer marketing becomes more mainstream, consumers are becoming increasingly savvy and discerning. Authenticity and transparency will be paramount, with consumers expecting genuine recommendations and honest disclosures from influencers and brands alike.
3. Long-Term Partnerships: Rather than one-off sponsorships, brands are increasingly investing in long-term partnerships with influencers. This allows for deeper collaborations and more authentic storytelling, resulting in greater brand affinity and loyalty among consumers.
4. Emerging Platforms: While platforms like Instagram and YouTube have long been the primary channels for influencer marketing, emerging platforms such as TikTok and Clubhouse are gaining traction. Brands will need to stay agile and adapt their strategies to leverage the unique features of these platforms and reach new audiences effectively.
5. Data-Driven Strategies: With advancements in data analytics and AI, influencer marketing will become more data-driven than ever before. Brands will rely on sophisticated analytics tools to measure the effectiveness of their campaigns, identify trends, and optimize their strategies for maximum impact.
In conclusion, influencer marketing has transformed the way brands engage with consumers, offering unprecedented opportunities for connection and engagement. However, as the industry continues to evolve, brands and influencers must remain agile and adaptive to navigate the ever-changing landscape successfully. By embracing authenticity, leveraging emerging platforms, and investing in data-driven strategies, brands can harness the full potential of influencer marketing to drive growth and cultivate lasting relationships with their audience.

The Rise of Ethical Investing: Aligning Wealth with ValuesÂ
In an age where consumers and investors alike are becoming more conscious of the impact their financial decisions have on the world, the concept of ethical investing has surged to the forefront of the investment landscape. Ethical investing is not just a passing trend; it is a profound shift in how individuals and institutions approach their financial strategies. This movement reflects a growing desire to align personal values with financial objectives, ensuring that the pursuit of profit does not come at the expense of societal well-being.Â
Understanding Ethical InvestingÂ
Ethical investing, also known as socially responsible investing (SRI) or sustainable investing, involves choosing investments based on ethical principles, alongside traditional financial criteria. Investors who engage in ethical investing typically seek to support companies and industries that align with their values, whether those values are environmental sustainability, social justice, corporate governance, or other moral considerations.Â
This approach to investing goes beyond merely avoiding industries like tobacco, alcohol, or weapons manufacturing, which have traditionally been viewed as unethical. Ethical investing also encompasses proactive investment in companies that are making positive contributions to society, such as those leading in renewable energy, fair labor practices, and community development.Â
The Principles Guiding Ethical InvestingÂ
At its core, ethical investing is guided by the principle of doing no harm while fostering positive impact. This can be broken down into several key principles:Â
Environmental Responsibility: Investors focus on companies that prioritize sustainability and minimize their environmental footprint. This includes businesses that invest in clean energy, reduce waste, and promote biodiversity.Â
Social Impact: Ethical investors seek out companies that contribute to social well-being. This might include businesses that promote fair wages, diversity and inclusion, or those that support local communities.Â
Corporate Governance: Strong governance is crucial in ethical investing. Investors look for companies with transparent practices, strong leadership, and accountability to their stakeholders.Â
Avoidance of Harmful Industries: Many ethical investors choose to exclude industries that they deem harmful, such as fossil fuels, arms manufacturing, or companies involved in unethical labor practices.Â
The Growth of Ethical InvestingÂ
The rise of ethical investing can be attributed to several factors. One of the most significant is the increasing awareness of global issues such as climate change, social inequality, and corporate corruption. As these issues have gained prominence, so too has the desire among investors to ensure their money is being used to support positive change.Â
Another driving force behind the growth of ethical investing is the shift in investor demographics. Millennials and Gen Z, in particular, are more likely to prioritize ethical considerations when making investment decisions. This younger generation is not only concerned with financial returns but also with how their investments can contribute to a better world.Â
Furthermore, technological advancements have made it easier for investors to access information about companies' ethical practices. With the rise of ESG (Environmental, Social, and Governance) ratings, investors now have more tools at their disposal to assess the ethical impact of their investments.Â
The Benefits of Ethical InvestingÂ
Ethical investing offers a range of benefits that extend beyond the moral satisfaction of aligning investments with personal values. Here are some of the key advantages:Â
Positive Impact: One of the most significant benefits of ethical investing is the ability to drive positive change. By choosing to invest in companies that prioritize social and environmental responsibility, investors can help support businesses that are making a difference.Â
Long-Term Value: Companies that adhere to ethical practices are often more sustainable in the long term. They tend to have better risk management, are less likely to be involved in scandals, and are better positioned to adapt to changing regulatory environments. This can lead to more stable and potentially higher returns over time.Â
Alignment with Personal Values: Ethical investing allows individuals to align their financial decisions with their personal values. This can lead to greater satisfaction and a sense of purpose, knowing that their investments are contributing to causes they care about.Â
Increased Awareness: Engaging in ethical investing can increase awareness of global issues and encourage more informed decision-making. Investors become more knowledgeable about the impact of their financial choices and may become advocates for positive change.Â
Challenges in Ethical InvestingÂ
While ethical investing offers numerous benefits, it is not without its challenges. One of the primary challenges is the difficulty in defining what constitutes "ethical" behavior. What one investor considers ethical may differ from another's perspective. This subjectivity can make it challenging to create a one-size-fits-all approach to ethical investing.Â
Another challenge is the potential trade-off between ethical considerations and financial returns. While many ethical investments have performed well, there may be instances where prioritizing ethical criteria could lead to lower returns compared to traditional investments. However, this trade-off is becoming less of a concern as more evidence emerges showing that ethical investments can perform on par with or even outperform conventional investments.Â
Additionally, the lack of standardization in ESG ratings and reporting can make it difficult for investors to assess the true ethical impact of a company. Inconsistent reporting practices and the potential for "greenwashing" â where companies exaggerate their ethical credentials â can complicate the investment process.Â
The Future of Ethical InvestingÂ
The future of ethical investing looks promising as more investors recognize the importance of aligning their financial decisions with their values. As global challenges such as climate change and social inequality continue to dominate the agenda, the demand for ethical investment options is likely to grow.Â
To support this growth, it is essential for the investment industry to continue improving transparency, standardization, and education around ethical investing. By providing investors with the tools and information they need to make informed decisions, the industry can help ensure that ethical investing becomes the norm rather than the exception.Â
In conclusion, ethical investing represents a powerful way for individuals and institutions to use their financial resources to drive positive change. By aligning investments with values, investors can contribute to a more sustainable and equitable world while still achieving their financial goals. As the movement continues to gain momentum, ethical investing is poised to play a pivotal role in shaping the future of finance.Â

The Circular Economy: Gen Z and Millennials; Approach to Sustainable Fashion
Gen Z and Millennials' Perspective on Sustainable Fashion in the Circular Economy
Have you ever wondered how Gen Z and Millennials transform the fashion industry via their commitment to sustainability and the circular economy, making eco-friendly and high end designer fashion the new standard? Imagine a future where fashion is more than simply looking nice; it's also about doing good for the environment. The Millennial and Generation Z are creating this reality. Finding rare artefacts that no one else has is also exhilarating! These generations are driving a change in the fashion business by embracing a circular economy through pre-loved luxury designer brands that prioritizes sustainability and ethics. Let's examine their impact and how it will affect fashion in the future.Â
What is a Circular Economy?
So, what exactly constitutes the circular economy? In contrast to the conventional 'take, make, dispose' approach, the circular economy prioritizes prolonging the life of items. It is a method designed to eliminate waste while making the best use of resources. Consider this: instead of tossing away an old sweater, you find a way to give it new life, whether by repurposing it or recycling the materials.
Why Generation Z and Millennials Care?
Due to their shared values, Patagonia, Reformation, and Everlane have grown in popularity. They grew up in a world where the effects of climate change and environmental degradation are impossible to ignore. For them, sustainability is more than a slogan; it is a way of life.Â
Sustainable Consumption Patterns: Thrifting and Secondhand Shopping
Thrifting is no longer deemed uncool. Shopping at thrift stores and online second-hand platforms such as Depop, ThredUp, and Poshmark is now not only popular but also considered a smart and trendy option. By purchasing used items, these astute shoppers lessen the need for new things, reducing waste and conserving resources. Finding rare artefacts that no one else has is also exhilarating!
Upcycling and DIY Fashion
Another popular trend is upcycling, which involves transforming old clothing into something fresh and wonderful. DIY fashion is all about creativity and sustainability, whether upcycling an old pair of jeans into a stylish denim skirt or embellishing a simple blazer with patches and embroidery or simply investing in a discounted handbag. It's a fun way to update your wardrobe without purchasing new clothes, and it's an excellent example of the circular economy in action.
Supporting ethical brands
Gen Z and Millennials are putting their money where their mouth is by promoting brands that value sustainability and ethical practices by adopting pre-owned luxury fashion brands. They are searching for companies that are open about their supply chains and dedicated to fair labour and environmental stewardship.Â
Eco-friendly materials.
These generations also value environmentally friendly materials. They choose apparel made of organic cotton, recycled polyester, and new textiles such as Tencel, derived from sustainably generated wood pulp. These materials are more comfortable, long-lasting, and ecologically friendly. Apart from this, investing in a designer handbag is also a fruitful idea. Indians are becoming more well-known for their pre-owned handbag collections, which include pre-owned Gucci handbags.Â
Transparency and Accountability
Young consumers want to know where their clothes come from, who made them, and under what conditions. Brands that provide this information and take responsibility for their environmental and social impact are building trust and loyalty among these buyers. Itâs about more than just the end product; itâs about the entire process from start to finish.
Social media is a valuable tool in the fight for sustainable fashion. Generation Z and Millennials use social media sites such as Instagram, TikTok, and Twitter to enhance environmental awareness and encourage sustainable fashion choices. Influencers and campaigners are discussing how to shop sustainably, the value of ethical production, and the environmental impact of rapid fashion.
Social Media Influence
Social media has made it easier than ever to create awareness about sustainable fashion. Influencers that promote eco-friendly practices and companies have a large following and can greatly influence customer behaviour. They encourage others to adopt greener choices by showing sustainable attire, thrift store finds, and upcycling projects.
Online Community and Movements
Online communities and movements also have enormous influence. Campaigns such as #SecondHandSeptember and #BuyNothingNew encourage individuals to reconsider their purchasing habits and embrace more sustainable alternatives.Â
The Circular Economy: Sustainable Fashion from the Viewpoint of Generation Z and Millennials
If you've been following the fashion world recently, you've probably seen a huge shift in how people think about their apparel. Now the same goes for the designer and branded handbags as well. The days of disposable fashion and transient fads are over; instead, a new movement is rising, led mostly by Generation Z and Millennials and that is pre-owned luxury handbags. Take for example, The Bottega Venetta clutch price in India has seen a huge shift and millennials are approaching it to get discounted designer handbags. This movement revolves around the circular economy, in which sustainability and longevity are prioritized over constant consumption. But what is the circular economy, and how are younger generations paving the way? Look at how Generation Z and Millennials are transforming the fashion world through their devotion to sustainability. The circular economy emphasizes the design of clothes and handbags that can be reused, repaired, and recycled, reducing environmental impact.
The Role of Generation Z and Millennials
Generation Z and Millennials have grown up in an increasingly environmentally conscious world, and their shopping patterns reflect this. They prefer brands that exhibit a commitment to sustainability, and they are more willing to support businesses that provide information about their manufacturing procedures and materials.
Thrift Shopping and Secondhand Fashion
One of the most notable trends among these generations is the increase in thrift shopping and second-hand clothing. This trend not only lowers the cost of fashion but also extends clothing life cycles, decreasing waste. It's a win-win situation for customers who want to find unique things while also reducing the environmental impact of the fast fashion industry.
The Appeal of Vintage
Vintage clothes have a distinct attraction for Generation Z and Millennials, who see it as a means to express themselves while simultaneously supporting sustainability. Wearing antique clothing is a chance to distinguish yourself in a world filled with mass-produced goods. Furthermore, the quality and craftsmanship of vintage clothes frequently outperform modern fast fashion, making it a more sustainable option in the long run.
Upcycling and DIY Fashion
Upcycling, or creatively repurposing old materials to make new things, is a trendy trend among younger generations. This DIY approach allows people to personalize their clothing while eliminating waste. Upcycling stimulates creativity and sustainability at the same time, whether it's converting old trousers into chic coats or turning discarded materials into unique accessories.
Ethical and sustainable brands.
The need for ethical and environmentally friendly products is also rising thanks to Generation Z and Millennials. Companies like Patagonia, Everlane, and Reformation are gaining popularity due to their dedication to fair labour methods and environmentally sustainable products. These firms are open about their supply chains and work to reduce their environmental effect, which aligns with the ideals of younger consumers.
The Future Of Fashion
So, what does the fashion industry's future look like? If Gen Z and Millennials had their way, sustainability would be the norm rather than the exception. Here are a few ways they are influencing the future of fashion.
Innovation and Technology.
More innovation and technology are expected in pre-owned luxury fashion brands, ranging from biodegradable materials to computerized closets. These generations are technologically adept and open to new ideas, which drives developments in fashion sustainability. For example, firms are producing fabrics that degrade harmlessly after use, decreasing the impact on landfills.
Circular Fashion Business Models
We're also witnessing an increase in circular fashion business models. This includes rental companies like Borrow the Runway, which allows you to borrow high-end apparel for a fraction of the price, as well as resale platforms that make it easy to buy and sell used items.Â
Education and Policy Change
Education and policy reform are also important. Young people are campaigning for improved sustainability teaching in schools and universities, as well as legislation that holds businesses accountable for their environmental impact. This could range from stricter waste and emission laws to incentives for sustainable materials.
Thrift Shopping and Secondhand Fashion
One of the most notable trends among these generations is the increase in thrift shopping and second-hand clothing. Thrift shopping benefits the environment by reducing the demand for new apparel production.
Affordability: Thrift stores frequently sell pre-loved luxury designer brands with high-quality things at a fraction of the original price.
Unusual Finds: Finding vintage or one-of-a-kind items that are not sold in traditional retail outlets.
Supporting Charities: Many thrift stores are operated by nonprofit organizations, so your purchase usually benefits a good cause.
Conclusion The pre-owned luxury designer bags industry is flourishing at the same pace. Gen Z and Millennials are at the forefront of this movement, leveraging their purchasing power and influence to force change in the fashion industry. They demonstrate that fashion can be stylish and sustainable by thrifting, upcycling, supporting ethical products, and utilizing social networking. Even in India, millennials are keen on buying preloved handbags including Gucci, Prada and second hand Balenciaga bags. There is a huge popularity for bags online where you can easily buy on its website. Chanel, Bottega Veneta or Burberry bags online are easily accessible. As these generations continue to push for environmental protection and demand transparency and accountability from brands, the future of fashion appears greener and brighter than ever. Movements foster a sense of community and collaborative action, demonstrating that modest improvements may add a significant impact.

The Visual Revolution in Floridaâs Real Estate Marketing
Introduction
Welcome to the dawn of a new era in Florida's real estate scene! Today, drone videography is not just an option but a necessity for those looking to make a mark. In this article, weâll delve into the advantages that drone visuals offer in transforming your real estate enterprise.
Dive Into the World of 360-degree Virtual Tours
Imagine taking your clients on a journey through their dream home without stepping outside of their seats.
Drone videography has revolutionized the way we think about property listing, with the inclusion of virtual tours offering an immersive experience. This isn't just a fancy feature; it's a game-changer. According to the National Association of Realtors, listings with virtual tours get up to 87% more attention than those without.
So, what are the advantages?
1. Aerial Perspectives
Drone visuals offer a unique bird's-eye view that ground-level photography can't match. This perspective provides any potential buyer with a deeper understanding of the property, its layout, and its surroundings. Buyers get a clearer picture of what living in that space would be like.
Letting prospects wander through a property from their screens not only boosts its appeal but increases the chance of sealing the deal. And if Zillow's insights hold true, by combining high-quality visuals and compelling content in your listing, your property is set to sell 32% faster.
2. Highlighting Property Features
Every property has its unique selling points, such as a pretty backyard or proximity to a lake. Drone visuals help you highlight these features. By capturing wide-angle shots from great heights, drones can show the aspects of a property that make it special, ensuring that these are front and center in your listing.
3. Increased Engagement and Interest
In the digital age, capturing and maintaining the attention of potential buyers is crucial. Drone visuals are always engaging, as they offer a viewing experience that static images and traditional video tours cannot replicate.
Did you know? A whopping 67% of millennials and 60% of Gen Xers lean on virtual tours during their home hunt, as per Google.
Embedding these tours in your listings is a strategic move that boosts your visibility across search engines. Also, drone visuals not only widen your audience but also simplify the home-buying process, offering 24-hour property tours without the logistical hassle of scheduling an in-person visit. Weâll explore that more below.
4. Cost-effective marketing with High ROI
While high-quality drone visuals might seem like a premium investment, they're surprisingly cost-effective, especially when considering their impact on your listing's appeal.
The unique perspective and detailed overview provided by drone footage can reduce the need for numerous site visits, saving time and resources for both buyers and sellers. Moreover, the compelling nature of drone visuals can expedite the sale, leading to a higher return on investment.
5. Competitive Edge in the Market
In a competitive market, differentiation is key to attracting buyers and closing deals swiftly. Integrating drone visuals into your listings places you above competitors that rely on conventional photography.
This not only showcases your commitment to staying up-to-date with the latest marketing tools but also positions your listings as premium offerings in the eyes of potential buyers.
6. Building Trust and Credibility
It's all about trust. A survey by the California Association of Realtors revealed that 73% of sellers prefer agents who use video marketing. Why? Because drone footage doesn't just show a property in detail, but it elevates your reputation.
Conclusion
In conclusion, integrating drone visuals into real estate listings is more than just a trend; it's a strategic decision that can elevate your property's appeal, differentiate your listings, and of course, drive sales.
While the advantages of drone videography stand on their own, we must also stress the importance of hiring an experienced team to create the visuals you need. That is why we have partnered with Drone Sky Visuals here in Florida ! With a team of skilled photographers and videographers, you're ensuring that every listing not only meets but exceeds the new standards of real estate marketing.

The thing about the lamentable downward trend in streaming music sales is -- when I tried to look up where they were going, all the articles I read pretty much said "on smartphones." Even the Atlantic, which I read on and off, quoted an article from Quartz titled "American Smartphone Owners Are Listening to Less and Less Music"
It's not clear to me why this would be happening. I have a few guesses:
"The rise of video on YouTube and other similar sites, like TikTok, drove people away from music, and they're mostly staying there." (A guess about the whole "American culture is heading towards a video monoculture" thing that I feel like I see a lot of people talking about, but not many actual articles.)
("Video works fine on phones, but listening to music, or even talking to someone on the phone, doesn't.")
"I don't know, Americans are increasingly deprived of pleasure."
The point is, it seems like a small class of things that are easily shareable over the internet. People have been sharing photos for years, now they're sharing video, soon maybe they'll be sharing audio. If I'm right about this, music will be the next thing to suffer.
The real problem with this model is that we're not enough years in the future to see that it's true, yet. Maybe, in 10 years, we'll be listening to a lot less music than we do now, because, like, most music is shit, whereas most photographs and videos are worth seeing, or at least worth spending 10 seconds clicking on. But all the data I can see is on the last 12-18 months or so, and there's no real evidence yet of a shift in this direction.
The initial "decline of music" articles (Billboard, investment analysts, etc.) cited something called "Smartphone Music Survey 2018." This appears to be a US survey of US adults (18+), done by Nielsen for the National Association of Music Merchants.
I found a copy of the survey results here on Github. Here are the relevant charts:
So, in the past two years or so, about 15% of the time people in the USA used to spend on the radio, streaming, or CDs is now going to Spotify instead. Note that by "Spotify" in these charts I mean all sources of music combined -- i.e. including iTunes.
I don't know how old the people in these surveys are, but now I'm wondering if it's possible that this is just a shift to Spotify among millennials and Gen Z. My impression is that for people under 40, all that is left of the traditional radio/CD listening market are the very youngest Gen Z and the oldest millennials (people 30-40). Because they don't spend a lot of time on Spotify in those age groups -- the 18-24 male cohort has way more time for Flipnote Studio HD than for, like, streaming.
I feel like I'm getting off topic here, but. . .
Is there really any . . . "class" . . . of people who just . . . watch a lot of video . . . ?
On TV I mean, not on YouTube or wherever.
I don't think I know any such people, and I suspect that most people I know don't know any such people, either. Maybe there is an imaginary internet person who uses YouTube for everything, including news, and for whom videos are a more natural form of expression than text. But I don't know any such people, and I suspect the idea of such a person is mostly a result of not knowing any such people.
If you took out my text posts and my voice posts on Facebook, would you get a more or less complete picture of the "me" from my two YouTube videos? Would you guess the guy in one of those videos and not the other? Would you be able to tell them apart if I edited the relevant audio and video out of them? Could you imitate me to my face? (I think you would.)
I wonder how much of "video as a content format" is just video in the most literal sense of the term, where you see something on a screen, as opposed to a more conversational mode where you get an image of something but it's just in your head.
For instance, here is a description of a "talking head" video:
A "talking head" video is characterized by a shot of the camera focusing on the host's head and face. The speaker looks directly at the audience in a way that typically does not convey that the viewer can see the speaker's face.
I'm pretty sure that I have never in my life experienced the "speaker looking directly at me" variant of the talking head video. (Although I imagine there are a lot of people who do it on Youtube, maybe?) When I read this description, I get an image of someone sitting in front of a blank wall, talking. That's very far from the experience of watching a video.
"On Youtube, people sit in front of a blank wall and type words in the chat" -- what, no, that's not a thing.
I don't know. I think these days I have the impression that talking heads aren't nearly as . . . lively as they are in my head. When I think of Youtube, the image that comes up in my mind is a fixed video of a person on a white background, talking, perhaps gesturing in a way that makes it clear what they're talking about. There is a very distinct impression of "that's not really a video, that's just a picture of a thing, a fixed image, not a moving one." Whereas if I think of a scene from a TV show, it's animated, it's fluid, it's "moving," it has the texture of actual reality.
It seems to me like a lot of what I see on Youtube has this fixed, still-picture-of-a-person-on-a-blank-white-background quality. That's what I'm used to. It's different from videos -- like, on Facebook videos, for instance.
A lot of videos have the quality of a movie, or even a stage play. If you stand in the doorway of your dorm room, you can almost see this Youtuber on a white wall, and even hear his voice, and see his hands. But that's just . . . a picture, a flat image. A moving picture, but still a picture nonetheless. Whereas a TV show has the texture of actual reality, the quality of something that could happen to you, not just things you can see, but things you can feel, smell, taste
