While this may look like a lovely, house it's actually a WTH House. You've never seen a reno job like this. Think columns and posts. 2008 build in Marietta, Georgia, this 5bds, 5ba home is priced at $923K (Nope.) The home may have not actually been built in 2008, b/c sometimes, the real estate will give the year that it was completely renovated.
Tumblr media
The first thing we notice is that they cut part of the 2nd floor to make a 2-story entrance hall.
Tumblr media
You can't convince me that this doesn't look like a funeral home setup.
Tumblr media
Here is the first glimpse of the posts. Apparently, they cut out every wall that existed and, without regard for support walls, they just left all the corners and made them into posts. Note the silly little wainscoting.
Tumblr media
Ah! I was wondering what those few inches of light above fireplace were. It's what may have been a 2nd fl. bedroom window.
Tumblr media
This is insane. 3-pronged posts all over the place. They even cut around the doorways. (Well, at least you can see the original footprint of the house.)
Tumblr media
This is the view from the new 2-story entrance.
Tumblr media
Upstairs, they cut a few pieces of wall out of the hallway and also made a small balcony on the right.
Tumblr media
View from the balcony.
Tumblr media
They opened it up to make it open concept. I'm sorry, but open concept isn't a maze of posts. Somehow they get the place to stand up.
Tumblr media
I love the wood here in the hall, and that they left the niche. (I'm wondering if that wasn't a dumbwaiter, though.) What I don't like, is the stupid frame they put around the light switch.
Tumblr media
Oh, this is cool. After a big meal, step into the hearth and burn those calories.
Tumblr media
Don't worry, it's private- they can't see you from the kitchen table b/c it's blocked by a flatscreen on the dining table.
Tumblr media Tumblr media
The kitchen is new, of course. This would make a nice bar, rather than a small appliance parking lot.
Tumblr media
Here, they're showing off the "beamed/coffered" ceiling they made with beadboard and molding.
Tumblr media
The bedrooms are small, but they have nice shutters.
Tumblr media
What a great idea, they can steam the clothes.
Tumblr media
Just so ya know, the other bedrooms have plain ceilings.
Tumblr media
Look at the mini park at the end of the street.

I did some shopping for a house to base Cody's new house in Marietta, GA on for my fic today. I wanted to find one built before 2009 and is also under half a million (houses are so expensive there omg) but I found this one, it was built in 1997 and it's half a million in 2024 dollars but it would have been way cheaper in 2009, so picture it with a fresh new 2009 renovation instead of a 2023 one (like dark cabinets and those granite counter tops that everyone had then, like in the last photo)

Mandich Property Group Explains What Sellers Need To Know About Companies That Buy Houses
Marietta, Georgia -
Marietta, GA based Mandich Property Group is reaching out to shed light on companies that profess to buy houses directly from the seller for cash. Mandich Property Group has a great deal of experience in this industry, and the team wishes to explain what such companies can do for a seller — and how they can decide whether such options are right for their personal circumstances and needs. See more here: Sell Your House As Is For Cash.
The company begins by acknowledging that many are likely to have already heard about such companies in some form and come to the conclusion that these offers have to be too good to be true. While it is true that their marketing efforts may need more polish, Mandich Property Group confirms that this method of selling property is completely legitimate, and many of the companies advertising their services in this regard are likely to be good to their word. Further, it is also true that this method offers a large number of advantages for sellers, but Mandich Property Group advises interested parties to give it careful consideration before making any commitments. It is not suitable in every situation. As with most tools and systems, it is best employed in the appropriate circumstances.
Tumblr media
One example where a seller may wish to rely instead on the traditional real estate market is if they are in no hurry to sell. If the seller has the luxury of waiting for a serious buyer who can make an attractive offer, they may wish to do so instead of turning to a ‘cash for homes’ company, also known as an investor in this context. This is similarly true if the house in question is only a few years old and is all but guaranteed to find a buyer.
Mandich Property Group recommends that people turn to an investor if one or more of the following is true: they need the sale to be completed as fast as possible (such as when facing financial emergencies), the house requires extensive repairs or renovations before it can be considered ready for the open market, they have already experienced difficulty selling in the traditional manner (or their listings expired) and so on. Mandich Property Group is considered by many to be one of the best companies that buy houses for cash in the region, and they invite interested parties to contact their team today if they wish to learn more.
Notably, the company says that sellers should exercise caution when picking an investor to work with. As with any industry, some will see an opportunity to take advantage of the seller, particularly if they are experiencing some sort of distress (financial constraints, undergoing a divorce and so on). Therefore, it is necessary to take a few precautions to ensure an investor has good intentions (and is capable of the service they claim to provide).
One simple way to determine an investor’s legitimacy is by looking up their reputation. Companies in this industry operate on fast schedules, and they tend to specialize in helping people close a deal quickly. This means they are likely to have received feedback online from sellers who were satisfied with their experience — and those who were not. Mandich Property Group also recommends that sellers start by checking whether a company’s name, logo, business address and contact details are prominently displayed on its website. If these details are not readily available, it may indicate that the investor prefers to make it difficult for clients to reach out to them. There are very few positive reasons for this.

Anyone looking for companies that pay cash for houses in Stone Mountain and beyond can turn to Mandich Property Group for immediate assistance. The company has worked with homeowners and sellers across the state of Georgia, and they are always willing to talk to those who wish to explore their options. Should a seller not be familiar with this business model, they are welcome to direct all their questions to the company’s knowledgeable agents when they first get in touch.

A REAL HOME COMING!!!
We are all built to search for home. Home could be where we currently live, our college, or even the place we grew up. My home is Marietta, GA. No matter where I go, Marietta will always be my home, my center of the universe. I was born there and one day in the future, I will be buried there.
Part of my home is Marietta High School. When I was growing up, to me, Marietta was a small close-knit city. We had one high school, one middle school, and several elementary schools. So it was like a funnel. It made no difference where you lived, you would end up as a Blue Devil. Going to tonight's Homecoming Game against our arch-rival McEachern brought back memories of 41 years ago.
I missed the parade. Back in the day, the parade was on Thursday, we would start from the school and march around the square hoping the train wouldn't split the band. After circling the square, playing the fight song one million times, we marched back to the school. Not many schools have one city to call their own. I think that is what I like about Marietta. Marietta High belong to the city and its citizens..
The stadium is renovated with its big screen living color board broadcasting the plays as if it was Mercedes Benz stadium. The band, though opposite from the part of the stadium we would belt out the fight song numerous times, kept the crowd enthused.
Marietta is about traditions. I was there to see an old classmate, Martha Williams Dodd (actually a couple years ahead of me) but a good friend to me in high school. When you are an underclassman and you get an upperclassman to notice you and treat you nice, you are doing something right! But tonight, my brain was awash in MHS lore.
The band set up on the field for the homecoming court. The girls wore long flowing dresses, never minding the wet turf, escorted by their fathers or other. They were met in the middle of the field by the court's gentlemen escort. The young men would shake the father's hand and then escort the court to their assigned place. Imagine coming down the 50 yard line with everyone looking at you and your date. It's your moment. Tonight was special cause 50 years ago, MHS selected its first black homecoming queen and she was there to be honored. But part of the tradition was the queen from last year comes home from college to crown her successor. It's tradition!
The field is pro-grade astro turf. When I marched, by this time of the year, the field had a few mud spots in it and we had trouble hitting our marks cause sometimes the lines were not there. That''s progress.
We didn't win, but the boys they gave it their all. Win or lose, I am a Blue Devil. I will return again to watch them play, compete, and represent the city of Marietta. I always will love coming home.
