Understanding Foreclosure Investing

Foreclosure investing is the process of purchasing a property that is in distress. Foreclosed properties arise when a property owner defaults on mortgage payments. This enables the lender to repossess the property and resell it to recoup monies advanced. This becomes an excellent opportunity for investors to purchase a property at a discounted price. The buyer of the foreclosed property renovates and resells it for a profit.
Investing in foreclosed homes is a niche with much potential and can sometimes be more profitable than other forms of real estate investing. Still, it is crucial to understand that it is unsuitable for beginners.
Foreclosure investing is a complex and time-consuming process. Success requires significant real estate knowledge, due diligence, and experience. It is not a strategy that can be learned overnight. It is also not something that should be attempted by those unfamiliar with the real estate market and foreclosure.
One of the key reasons foreclosure investing is unsuitable for novices is that it requires a deep understanding of the legal and financial aspects of the process. Foreclosure proceedings can be complex and time-consuming, and investors must thoroughly understand the laws and regulations governing them to navigate the process successfully. They must also have a good understanding of the financial aspects of the process, including the costs associated with buying a foreclosed property, repair costs, and the potential returns that can be achieved.
In addition to these technical considerations, foreclosure investing requires an investor to carry out due diligence to unearth the real reasons for foreclosure. Reasons can range from the former owner's unfortunate circumstances or a broader problem affecting real estate properties in the area. To be successful in this endeavor, investors must be prepared to devote a significant amount of time and energy to the process.
Despite the odds, foreclosure investing can be a good strategy for those willing to invest the time and effort required. Several success strategies can help investors achieve success in this area. One such strategy is networking. Building relationships with real estate agents, attorneys, mortgage firms, and other professionals in the industry can help investors stay informed about available and upcoming foreclosure opportunities. Insights from industry insiders enable investors to decide whether to buy.
Due diligence is another critical strategy in foreclosure investing. Before making an offer, investors must thoroughly research the property lien status, property condition, and the current value of similar properties in the local area.
A well-crafted plan on what to do with the property once purchased is also crucial for successful foreclosure investing. It may involve fixing and reselling the property, renting it out, or using it as a vacation rental property.
Financing is another success strategy to consider. Foreclosure investing often requires significant capital, and investors must have access to the necessary resources to purchase and renovate the property.
Finally, an investor needs to have patience and discipline in investing. Foreclosure investing can be a long-term process, and it may take time to find the right property at the right price. It also may take time to find another homeowner.

Day 14
Reflections on: The Terminal Man (1974)
This was VERY GOOD!
I liked Coma (1978) so much that I went searching for more 70âČs horror movies written by Michael Chrichton that I hadnât seen yet. This did not disappoint!
George Segal plays a complicated protagonist understatedly, effortlessly switching rapidly from one emotional extreme to another. His character is a computer expert who although paranoid about computers taking over the world is somehow the perfect candidate to have experimental surgery to implant microcomputers into his brain. What could go wrong?
Two doctors played by Richard Dysart and Donald Moffat would later be costars again in The Thing (1982). In one scene their characters hang out together at a party in the Frank Lloyd Wright designed Ennis House that would later go on to be the setting for Deckardâs apartment in Blade Runner (1982).
Simple, striking white on black title cards abruptly indicate the days of the week throughout. A woman hides in a washroom in terror while a homicidal, enraged man breaks a hole in the door and peeks his head in. Stanley Kubrick, who was a noted fan of the movie, directly copied both of these elements six years later in The Shining (1980).
The film looks sterile in a pleasing way. This combined with the minimal Bach piano soundtrack performed by Glenn Gould feels like it perhaps could have been influenced by Kubrickâs earlier works like 2001: A Space Odyssey (1968).Â
Despite being filmed in colour it appears almost entirely grayscale. The few exceptions to the monochromatic palette really stand out: flashes of red - a rose, or some blood, and all the surgical blue in the hospital scenes. Apparently the director, Mike Hodges, wanted to film it in black and white originally. It looks unlike any other movie Iâve seen.
A very long and mostly silent, yet hypnotic and gripping, brain surgery scene illustrates the weird, ritualistic nature of surgery. It feels almost alien.Â
Operating theatre. A concept that combines 2 deep fears into one horrific architectural nightmare.
In order to test the âlimbic pacing by implanted computerâ doctors in a control room press some buttons on a terminal to make George Segalâs character exclaim, âIâve got to take a terrible leakâ. What a great saying!
Fun fact: this is the first film to mention Scientology!
Waterbeds seem so impractical! How were they ever a trend?!
This demonstrates that every single shot of a film can be beautiful.
This seems very influenced by French New Wave films in the same way that Point Blank (1967) does. Thatâs also a great movie I just watched for the first time. Itâs not a horror film but I still recommend it!
Itâs a bit mind boggling to realize how this was deemed unsuccessful both commercially and critically in 1974, yet it went on to influence future iconic films. Iâve never heard anyone talk about this movie before!
Watch this! Talk about it! Tell your friends!

American Doctor Who fancast
If Doctor Who were American or had an American multiverse, these are the actors I came up with for The Doctors and The Masters
Inspired by this old Buzzfeed article and my own curiosityÂ
Before we get onto the fancast, Iâd like to suggest what could be the American equivalent to The TARDIS Phone Box as a perception filter. What I think could be the American version is A dilapidated, blue garden shed with white trim, with maybe a weather vane on top that spins around. Double doors, a few frosted windows. Like soÂ

Could Kerr join Mewis on Dash or Angel City in 2022?
by Grant Wiedenfeld, August 15, 2021
Let the speculation begin. Sam Kerr and Kristie Mewis are officially an item. But one plays for Chelsea in London and the other for the Dash in Houston, an ocean apart. Could fate, or an expansion draft, bring them together on the same club next year?
After the USWNT defeated Australia in the bronze medal match at the Tokyo 2020 Olympic Games, Mewis was photographed (by Grace Hollars for USA Today Sports) comforting Kerr on the pitch. With fans absent from the stands they may have been less guarded. Instagram followers also saw their flirtation leap to a full-blown couple selfie days later.
This question has serious implications for the global WoSo landscape because it involves Kerr, one of the worldâs top strikers. Mewis is no small potatoes within her league, either.
The NWSL may not have free agency but it is evident that stars, especially national players under contract with US Soccer, can push their clubs to accommodate trades and transfers. Last year Crystal Dunn moved from North Carolina to Portland, where her spouse works on the staff. In 2018 Carli Lloyd left Houston for Sky Blue in her home state of New Jersey where she is expected to finish her career.
Remember, that 2018 trade also sent Kerr and Janine Beckie to Chicago, and Christen Press to Houston. With the financial muscle of a US Soccer contract Press declined to play for the Dash, in relative disarray at the time, and went to Sweden instead. Meanwhile Kerr blossomed into the leagueâs best striker and captured the attention of Chelsea FC, who signed her from mid-2020 through the 2022 season for roughly $2 million.
Houston drew the short straw of that three-team trade. Had they swapped Lloyd for Kerr in 2018, Mewis and Kerr would already have been on the same team in Houston. Could the outcome be different in 2022?
(Photo by Sam Kerr - Instagram)
In early 2022 the NWSL will hold an expansion draft for new additions Angel City FC and San Diego. Last month it was reported that existing teams may only be allowed to protect as few as one USWNT player. That would leave Houston Dash head coach James Clarkson with a dramatic decision.
The Dash currently have two USWNT players: Kristie Mewis and Jane Campbell. On the one hand, Campbell co-captains the Dash and the 26 year old is positioned to be the Americansâ goalkeeper of the future. Clarkson might protect her over Mewis, who is thirty. During the midfielderâs absence for international duty Gabby Seiler has performed well. The Dash might recover better from losing Mewis than Campbell.
On the other hand, gaining Kerr changes the equation entirely. New Dash & Dynamo FC owner Ted Segal indicated his ambition for the club to become the best in the world. That status is very much in reach if Kerr comes to town. Matching the Chelsea contract would be a challenge under the NWSL structures, but everything is in flux now. Moreover, Lindsey Harris and Amanda Dennis have shown positive signs at goalkeeper in Campbellâs absence. Clarkson could also get lucky by leaving Campbell unprotected and the expansion teams simply not choosing herâthe same scenario that kept AD Franch in Portland last year.
Why might Kerr and Mewis prefer humid H-town to southern California? In a word, championships. One expects expansion clubs to struggle as they build rosters from scratch. Mewis emerged as a star during the Dashâs 2020 Challenge Cup victory. The team has let many points slip away in 2021 but can still climb to the top of the table.
The Womenâs ICC tournament this week gains greater significance in light of the Kerr question. Two games happen Wednesday in Portland: the Dash face the Thorns and Lyon takes on Barcelona. The winners and losers then play final matches on Saturday. The results will indicate where the Dash rank among clubs in the world. Of course Kristie Mewis has not played with the club since the 2â1 victory over Orlando in late June, but if they can recapture the magic of their Challenge Cup run, then Houston will turn heads again.
Watch the ICC games on various ESPN networks Wednesday at 8:30pm ET (Euro matchup, ESPNU) and 11pm ET (US matchup, ESPN2) then Saturday at 7:30pm ET (ESPNU) and 10pm ET (final, ESPN2).

BEST OF 2018
As if making my own âBest Of...â list wasnât pretentious enough, I feel it necessary to go ahead and put skittles on my ice cream and add my 10 favorite images from this year. Itâs blatant self-promotion yes, but itâs also necessary to get better. They are in no specific order, just highlighting the ones that stand out to me.
On to the important things: other peopleâs work. I had a solid sample of different albums, show and books this year, so I hope these lists can point you to something new. Last yearâs qualifier still applies: I mostly listened to Rock/Pop. Contemporary hip-hop still evades. Iâll just get to it.

Belief doesn't exist?
youtube
Do Christians really, REALLY believe in The Bible? Or do any religious people really, REALLY believe? Great question, I do not have an answer. Lloyd does, but I also commonly disagree with him, so that's not always going to be how I believe. This reminds me of the movie "The Discovery" with Jason Segal (How I Met Your Mother) https://www.imdb.com/title/tt5155780/?ref_=nm_flmg_act_10. Basically, it's proven that there is an afterlife, with no rule against suicide, and so loads and loads of people start killing themselves as a result. I mean, imagine if this happened? Like a Left Behind kind of situation, where the only ones left on Earth were the unbelievers? Again, I don't know how that would go. On one hand, the strongest anti-LBGTQ+ activists would be vaporized or whatever. On the other hand... being a good person is not determinate against whether or not you believe in a deity.
Would it be a better world, without a church getting into politics? Or would we just find something else, maybe something much worse, to fill the void?
There's no easy, Seth MacFarlane-esque answer to this. I'm just amusing myself with the what-ifs however.
