Why is the realty boom likely with the new flyover over North Chennai?
A six-lane, 10.4-km elevated corridor, next only to the Ennore-Maduravoyal Elevated Expressway in size, length and height, will be the latest mega infrastructure project for North Chennai. The Rs 1,900 crore flyover will run at a maximum height of 65 feet at one location and minimum of 36 feet on most parts of the stretch. (The Ennore-Maduravoyal corridor rises to 108 feet when at Koyambedu).
This corridor will run above 10 traffic intersections and signals between Madhavaram Roundtana and Nallur toll plaza, cutting the travel time by one-third. The paid facility will reduce traffic congestion on the busy NH5.
Further, it is expected to boost real estate activity in areas branching out of the national highway, at least four kilometres of which is lying within the Greater Chennai Corporation limits. The elevated corridor, to be constructed by NHAI, is likely to commence by early 2023 since the project requires acquisition of 3.1 hectares of land. The Detailed Project Report (DPR) has been finalised and the NHAI has made a presentation to the state government about the project.
While the initial DPR of 2018 pegged the project cost at Rs 300 crore, it has now shot up by Rs 600 crore.
The elevated corridor will link Chennai Bypass Road and Outer Ring Road (ORR) that are sandwiched between Madhavaram Roundtana and Nallur toll plaza, smoothening connectivity for vehicles coming from Gummidipoondi and Andhra Pradesh to the city.
“The travel time from Madhavaram Roundtana to Nallur toll will be just 10 minutes, if a vehicle moves at 60kmph. Among the 10 intersections that the flyover will clear are Madhavaram, Perambur-Redhills Road, Puzhal, Redhills and Padiyanallur,” an NHAI official said. Currently, it takes upto 30 minutes to commute on the same road due to bottlenecks and vehicle pile-up at traffic signals.
As per the 2018 DPR, Madhavaram Rountana recorded nearly 1. 25 lakh Passenger Car Unit (PCU), which is the number of vehicles passing at the spot daily, and Nallur toll plaza had around 76,000 PCU. The PCU has jumped by 28 per cent in the past four years.
Though two wheelers outnumber other vehicles, the volume of cars and trucks travelling on the road are the major reason for traffic snarls. Leo Samuel of Vinayagapuram near Retteri said traffic snarls at Madhavaram and Nallur toll plaza are acute. “An elevated corridor will push the heavy vehicles to the flyover, decongesting the carriageway for smaller vehicles. The NHAI must ensure that the space beneath the elevated corridor is not encroached by miscreants, nor used for anti-social activities,” he cautioned.
Former CREDAI Chennai chapter president W S Habib said the new infrastructural facility will spur real estate activities in the entire region. “Highrises were confined only to Anna Nagar and Kolathur till a decade ago, but the metro rail project and mofussil bus terminus at Madhavaram caused arrival of multi-storeyed residential buildings upto Madhavaram. This elevated corridor will be a boon for realty developments beyond Madhavaram and Nallur,” he added.
Absence of quick commute mode such as suburban rail and grade separators had kept the areas in the vicinity of Madhavaram Roundtana and Nallur toll plaza at the bottom of the city’s real estate index. Most of the residential high rises are confined within Madhavaram, while the 10. 4-km road is dotted with container terminals and warehouses.

Elevated Corridors:

Widening of the GST road:
Work to widen a 13.5 km-stretch of the Grand Southern Trunk Road from Guduvanchery to Chettipunyam has begun. The road has a very high vehicle count of over two lakh a day, leading to congestion on a daily basis.The NH wing of the State Highways Department has taken up the work on behalf of the National Highways Authority of India (NHAI) at a cost of ₹209.32 crore.
AIIMS Hospital, Chennai:
 A 200-acre AIMS facility worth Rs 200 crore is in the process of being constructed in the potential Chengalpet area in the Kanchipuram district. This would create a phenomenal boost in demand for land development projects here. 
BRTS Corridor:
Chennai will soon get its own Bus Rapid Transit System (BRTS) to expand the use of sustainable transport in the city. There are seven corridors; Koyambedu-Poonamallee, Koyambedu-Ambattur, Koyambedu-Madhavaram, Saidapet-Siruseri, Saidapet-Mahindra World City, Thoraipakkam-Chromepet and Koyambedu-Saidapet.
