Sarah Thompson left a powerful account of how one of those Unionist networks operated in the area of Greenville, east Tennessee, and of the loyal white women, enslaved men and women, and white men who composed it. Greenville was in the heartland of Southern Unionism: the region had opposed the secession of the state by a ratio of two to one in the referendum of June 1861. Thompson's region of "upr est Tenesse was," by her estimation, "a good dele more than one half union." But after a highly dramatic raid in November 1861 by Unionist saboteurs who succeeded in burning five railroad bridges, the entire area was put under martial law. The pursuit of known Unionists started then and carried on without stop until the Union army occupied the area beginning in 1863. In fact, even as towns like nearby Knoxville were liberated (as the local Unionists saw it) in the fall of 1863, Greenville remained under Confederate control, contested militarily, for another year. Notwithstanding the original Unionist orientation of the area in the secession crisis, Thompson and her husband, Sylvanius, operated in a highly dangerous local context of Confederate military occupation and surveillance, in a region descending rapidly into guerilla war.
It took some serious planning and organization to operate a Unionist network in that context. Thompson's account of theirs starts in September 1864 and circles back to the spring of 1862 when her husband went over the mountains to Kentucky and enlisted in the Union army. When he came back to raise more recruits for his company, he had to "ceep his self hid as a mater of corse" and he turned to her "to helpe him ... as he had more confindens in me then eny one els." She was his "ade" (as she put it) or front man, moving about the countryside, approaching those she knew to be true to the Union cause, inquiring about their willingness to enlist and effectively serving as the local recruiting agent for the men her husband would guide over the mountains. She did not act alone but in league with other covert agents of the cause in east Tennessee: white Unionist men and women in the rural community around Greenville, and, as she was at pains to point out, "the colord pepell," slaves of Union men and rebels both. "We new who to trust," she explained later, wondering still at how "strange [it is that] these pore soles would worke all day in thare mastes servas and then goo all night for what thay caled thare ease of freedom." When the group of recruits was ready to go off, she would cook "a good lot of fade and put it in saks and then when the time wold come I wold meet them" at a place of her designating and "see that ore plans had not bin fond out by the enamy." Only then would she hand them off to her husband.
Thompson also acted as intermediary and courier for the network, as many Union women in the border states did. One time her husband instructed her to go "see a colord man which was call alf and get him som men to take over the lings." After the men left she received whatever mail they sent back, once from a man who came in disguise to her home, then delivered it to other "union women," which is exactly how she identified them. Sarah Thompson was Sylvanius's partner. He was killed by Confederate soldiers in an ambush in early 1864. But from the spring of 1862 until his death, his ability to work as a federal recruiter depended crucially on a network of collaborators at home in Confederate territory marshaled by his wife.
Sarah Thompson was a "union woming" in her own right. She had a clear political identity and was known by it to rebel soldiers in the area. Like many others, she became a target of brutal harassment by rebel soldiers in Confederate east Tennessee who valued the military intelligence they knew the women had. As early as 1862, she says, rebel soldiers were "surchen ever house to whip and kill union men and forse them to goo in ther army" and in the process initiated a campaign of violence-she says it included murder-against Union women. Hers is a biblical account of the Unionists' passage through the wilderness. And as she tells it, modestly, as becomes a true Christian woman, women no less than men were engaged as the enemy. They were threatened, plundered, burned out, knocked about, and abused, she said, "in miny ways that wold not be proper for me to state here." "It was anuff for the rebels to cary off all youe had let it bee little or much it was yore all but thay much burn yor barns and a hass and ravis yor wifes and darts and hange by hes neck ar young boys to try to scare oute of them what thay did not knowe." Some of the sons were, in fact, hanged. She was threatened with the rope by soldiers in John Hunt Morgan's unit before she and her children were taken out by Union soldiers to the safe, federally occupied confines of Knoxville in the fall of 1864."
In the end, Sarah Thompson would be known best for her role in the capture of Confederate raider John Hunt Morgan in September 1864, using precisely the network of local Unionists, male and female, black and white, she had long deployed against the rebels in Greenville." But Thompson's account is more valuable for the quotidian than the spectacular. For what it offers is a rare ground-level account of how Unionist women in Greenville-key operatives in Unionist networks, possessed of valuable military intelligence, and out of the protection of their men-were engaged, as their counterparts were elsewhere in the front lines of the war against the domestic enemy. The recognition of women's salience in the treasonous politics of Unionist communities was already well advanced in some particularly divided places by 1862. By that point, in those places, Confederate authorities' reluctance to use violence against women citizens subsided fast.

Just recently discovered your work and I’m obsessed! Definitely fulfilling my Knoxville dreams. I saw that your requests are open and I was wondering if I could request a fic about Knox and his girlfriend getting caught by the paparazzi with some PDA and everyone in the press discovering and discussing their relationship. Maybe could even lead to some smut? :)
Let Them Watch
Tumblr media
Every other article you scrolled past on your phone was the same picture of you and Johnny lost in each other as you shared a kiss while you were out together yesterday afternoon. You’d been dating for about two months and you were both impressed at the fact that you had managed to keep it your little secret. However, now the truth was out and it was everywhere.
‘Why are people so interested in who other people are dating?’ you asked incredulously as you opened yet another article, this one about the age gap between the two of you and how Johnny was most likely taking advantage of you. ‘See! They don’t understand that I love you and you love me! They just care about how it looks!’
‘Sweetheart, it’s alright, I can handle people thinking that about me, I’ve had worse things said about me in the press. The only thing that matters is that the two of us know that we’re both in this for the right reasons.’ Johnny replied, pulling you up from your seat on the sofa to end up straddling his lap as he leaned up to press a quick kiss to your lips.
‘I guess,’ you shrugged, wrapping your arms around his neck, your fingers playing with the hair at the back of his head as you looked at him. ‘Is it always going to be like this?’ you asked, sighing as you pressed your body against his.
‘Most probably, sweetheart,’ he said, his fingers moving up and down your spine in a soothing pattern. You sat in a content silence for a while, just enjoying each other’s company in the privacy of your home, the sound of the rain thudding on your windows causing your eyes to flutter shut.
‘I have an idea, come on,’ Johnny said suddenly, landing a light spank to your ass to encourage you to move. Once the two of you were stood up, he began to lead you to the front door.
‘What are you doing, it’s tipping it down outside!’ you protested half-heartedly, not being able to hide your amused laughter.
‘Exactly!’ he replied excitedly as he led the two of you out onto the street in the rain. He turned around to face you and cupped your cheeks in both hands before leaning down.
‘Johnny,’ you sighed, turning your head so his lips brushed your cheek. ‘Someone’s going to see and the next thing we know, we’re going to be plastered all over the internet again.’
Johnny’s hands gripped your cheeks a little tighter as he turned your head to look at him. ‘So, let them watch,’ he said simply before slamming his lips onto yours, one arm wrapping around your waist as the other moved down your body to rest on your ass, smirking as he squeezed lightly.

WARNING ⚠️ 🔞
VIEW AT YOUR OWN DISCRETION
On February 4th 2023, 60 year old Lisa Edwards was on a flight from Rhode Island to Knoxville when she began experiencing stomach pains. She had had a debilitating stroke in 2019, but had now mostly recovered and looked forward to moving to Knoxville.
After the flight, she was admitted to Blount Memorial Hospital in Maryville, Tennessee just South of Knoxville. She was quickly treated and released.
But miss Edwards still felt unwell so she went instead to Fort Sanders Regional Medical Center in Knoxville proper where she was admitted overnight for observations.
The next day, despite continued medical discomfort and against her will, Miss Edwards was discharged from Fort Sanders Medical Center.
But Miss Edwards refused to leave the Hospital, believing she was continuing to experience a medical emergency.
Hospital staff then chose to call Knoxville Police and requested her removal from Hospital grounds.
Police showed up and offered Miss Sanders an unpleasant ultimatum; leave the hospital or go to jail.
Miss Edwards refused to leave, choosing instead to stay where she felt safe: close to the doctors and nurses she felt she needed.
That's when Knoxville Police began abusing the 60 year old woman verbally and declared she was under arrest. They began forcing her into a police van she was unable to step into. They tried physically forcing her inside multiple times before deciding to put her in a police cruiser instead.
Throughout the experience, Miss Edwards repeatedly stated she was experiencing a medical emergency and even begged them not to let her die.
The officers, while assaulting her with abusive language, eventually physically forced Miss Edwards into the cruiser, clearly hurting her multiple times, and ignoring her constant medical complaints by declaring her "cleared" by hospital staff and to be "faking it".
Even throughout the car ride to the jail, despite Miss Edwards obvious physical and mental distress and her non-stop complaints that she was going to die, the officer driving the car continued with the verbal abuse even as she descended into unconsciousness. Clearly not taking the hint something was seriously wrong when Miss Edwards urinated herself in the cruiser, the officer instead takes the opportunity to abuse her for that as well.
Once she falls unconscious, the officer pulls over the vehicle and another officer opens up the back and screams at the unconscious woman to get up, and even grabs her roughly and forces her up where her head can be seen rolling around.
No human being should ever be treated as callously as this police force and hospital staff treated Lisa Edwards, let alone an old sick woman.
This is the most disgusting thing I've seen since the death of Eric Garner in Staten Island, who also begged officers not to kill him before they did.
The Capitalist For-Profit Healthcare system has reached all new lows here, as even a sickly old woman who recently had a stroke is ignored, discharged, and arrested when she refuses to leave a hospital while experiencing a medical emergency.
Do these people really think they can justify this behavior on the grounds of Medical fraud?
Maybe people wouldn't have to depend on Hospitals for board if there weren't armies of homeless people in every city.
But either case, the existence of medical fraud is no excuse for the way this woman was treated. Do her medical costs represent such a threat to the Hospital and Insurance company that suspicion of fraud is enough to deny her proper healthcare???
Apparently so in America.
As for the Police, they should be lynched in a public square or sent to the Gulags.

hey srry if this is an odd question but I saw that you use/used an EZ Lite Cruiser and I was wondering abt your experiences with it (+ the company) / if you would recommend it to others? Specifically how it handles slopes steeper than most ramps, shitty sidewalks, wet / somewhat icy roads, etc and also if it holds up well after a couple years. No pressure to respond if you don’t have the time/energy, hope you’re doing well!
I love my EZ Lite Crusier! I got it in 2018 and it has gotten me around my house, my yard, and the US. My dad had to replace a bunch of parts last year (I somehow bent something on the wheels and they were wonky for awhile, but he's a mechanic so it was no biggie) but it was honestly great up to that point. I've flown with it countless times as well.
The only thing I will say is that when I first got it, the first chair totally stopped working after my first 20 minute trip around the yard. But the company was great and replaced it as quickly as they could. (It took about a week.)
The reason I got this specific chair was because it could recline, which was something I absolutely needed. Plus, it had a bigger wheel option which I love for going on grassy areas and dirt trails that are a little uneven. It will sometimes slide a bit when going down a wet steep path, but that is to be expected, I think.
I've only used it with very light snowfall, so I can't speak on its use on ice and heavy snow.
(Weight mention tw: for reference, I was around 215 lbs at 5'11 when I first got it and 172 lbs at my lightest using it. The chair has been comfortable for me at all different weights, though I use more cushions to make the fit better when I'm closer to the bottom of the weight range.)
But please do your research on the other chairs available! There are many other options now and I can't confidently tell you this is the best foldable powerchair, I can just tell you it has been an amazing powerchair for me.
Places I've been using my EZ in the US: Las Vegas, NYC, Portland, Austin, Helen, Denver, Ouray, New Orleans, Knoxville, Charleston (WV), Houston, Tupelo, and all around Florida.
Just to illustrate that I've put some good miles on her. I wish you the best in finding the powerchair that works for you!! My powerchair has changed my life and enabled me to move about the world much more comfortably. I hope the same for you. ❤️

I guess part 4
Hillbilly romance (Johnny Knoxville x fem!reader, Bam Margera x fem!reader)
These are so short. I’m just posting as I write…
Tumblr media
Bam and you had been dating for almost two years now. He wasn’t from your county. He came here from Pennsylvania when his father’s logging company moved in. He worked for the company on the business side of things. His father paid Bam a healthy salary, even though he was a bit of a slacker. You met Bam at the gas station when he came in for cigarettes. He was punk, kinda goth, skater-y. He was nothing like the people you knew, and you liked that.
Johnny, on the other hand, you had known all your life. You went to the same school as kids, stole your mother’s moonshine together, you were there when he got his hot rod and he was there when your dad then your mom died. The two of you were always friends. Though, there weren’t many others your age to be friends with.
The water at Mott’s pond was always clear and refreshing during the summer. Bam popped his head out of the water and kissed you. His lips were slick and wet. His mop of dark hair was dripping.
“You’re so sexy, baby.” Bam said then he kissed you again. You were wearing nothing but a white tee that was drenched and perfectly see through now. Bam was wearing nothing but his boxers. Your wet bodies melded together.
Mott’s pond was your favorite place to go when you wanted to get out of the house. The pond was great for fishing and swimming. When you were thirteen, you went skinny-dipping with Johnny in this pond. You were both so young and maybe a little curious. He still had his long hair back then. It was night time. That was the only time you had ever kissed Johnny.
“Will you marry me?” Bam was kneeling on the ground in front of you, holding out a dainty silver diamond ring. You weren’t in the water anymore. You were standing on the silty dirt by the pond. The wet sediment stuck to the bottoms of your feet.
People thought you might end up with Johnny, but it never happened that way. Truthfully, you had a crush on him at one time, but he would always manage to find sweet, stupid girls for little flings. You assumed he wasn’t interested in you as a romantic prospect, and the crush fizzled away eventually. Now here you were with Bam.
Peepaw could never tell the difference between Bam and Johnny. You’d given up on correcting him. Both of them were “that boy of yours” or “that peckerhead”.
“What?” You looked down at Bam. He was obviously annoyed now.
“Damn, babe!” Bam stood up. He wrapped his arms around your waist and his lips pecked your forehead lovingly. “Will you marry me?” He asked again softly.
Your lungs expanded slowly and fully as you took in a deep breath. You let the air escape through your nose. “No.” You responded simple as that.
Bam stepped back, holding you by the shoulders now. He tried to shake the disbelief from his head. “What? Really? No?”
“No.” You repeated, and Bam’s arms dropped to his sides. Your gaze dropped to the soft ground. You didn’t like saying ‘no’, but you couldn’t say ‘yes’. “I love you, Bam. And I wanna be your girlfriend. I guess, I’m not ready to get married right now.”
Bam was visibly upset. There was the slightest, almost imperceptible waver in his voice. “Well, when will you be ready? We’ve been dating for two years.”
“I don’t know,” you pushed around a clump of dirt with your toes.
Bam ran a hand though his damp hair. “Well,” he picked his shirt and pants off the grassy area of ground. “I guess I’ll take you home.”
Bam drove a sporty car. There were cigarette burns scattered through out the interior, CDs in both visors, and a silver HIM pendent dangling from the rearview mirror.
On the ride home you decided it was best to not say anything. You sat in the vehicle in tense awkward silence until pulling up to your house. “I’m sorry.” You almost whispered as Bam put the car in park. He didn’t shut off the engine.
Bam’s eyes looked glassy. “Yeah. Maybe we shouldn’t talk for a while.” Bam had more on his mind that he wasn’t willing to say. You closed the passenger door.
On your couch, you read the comics in yesterday’s paper. Your dog, Candy, sat on the couch with you. You grabbed your sketchbook from the coffee table and did some doodling to get your mind off things. You drew Dilbert, Garfield, Candy, Johnny Knoxville.

Self Insert Birthday Countdown Day 15!!
Ft. Maci Anderson from Detroit: Become Human
Tumblr media
Maci is Hank’s niece. She also soon becomes Connor’s girlfriend. She’s 24, she was born in Knoxville, Tennessee and she lived with a loving mother (Hank’s sister) and her biological father. At the age of eight, Maci’s father unalived her mother due to a drunken rage and he was put in jail. This devastated Maci because her mother was her favorite person besides Hank. At nineteen she graduated college and got a sergeant role in the GPD (Gatlinburg Police Department) and also changed her last name to her mother’s maiden name, Anderson to further distance herself from her father and also because she considered Hank more of a father to her than her own father. (That’s why her current last name is Anderson, not Miles). Two years later she found out that Hank’s son Cole and his previous wife were killed in a car crash. She then moved in with him to keep him company over the trauma of losing his family and ended up joining the DPD alongside her uncle. Three years after she joins the DPD she meets Connor and falls in love with him over time throughout the game’s events. Maci was at first scared Hank would be mad at her but he reassured her that it was fine saying that he cared more about her happiness.

BBQ (pt3) ~ the bed
Plot: you wake up in bed with WHO?
Tumblr media
You get woken up with hysterical laughter from steve-o but dont open your eyes so you can try to wake yourself up before any form of communication. " holy shit dude get out of the bed before she wakes up" you hear him saying whilst almost litterally dying of laughter, he laughs at everything... wait, 4am, that man hugging you. Shit. You turn around quickly to see chris sitting up looking confused and guilty as all hell. You eyes meet and you both freeze for what felt like a life time
"Knoxville! Bam! Come quick" you hear the sound if two men scramble upstairs almost immediately after steve-o called for them "shit" chris mumbles under his breath still looking at you, frozen still
" holy shit" bam said in disbelief, you didnt blame him "everyone get up here, chris and y/n are doing it like the pigeons!" Bam shouted down the stairs, you and chris's heads darted to bam as you both heard a stampede of men running up the stairs with the occasional "what!?" You couldn't even look at anyone, you were so mortified. After a few minutes of jokes and comments being fired at you both chris decided to get up and walk out the room, you stayed in bed face down but noticed only one person wasnt facing chris asking him questions so you looked up, it was johnny, he looked abit pissed off but just walked off after you noticed him, he was probably just pissed because you guys were in his bed...
The boys eventually went downstairs after they calmed down so you got yourself ready and checked yourself to see if something did happen, too drunk to tell if something did but if something did he was definitely too drunk to remember it either.
*knock knock*
You got flustered incase it was one of the boys coming to tease you " hello? Its preston is it safe to come in?" Preston was a great man he was always there for you, he was like another dad "yes preston in you come" he slowly opens the bedroom door and sits on the bed " are you okay? I know the boys can be a bit much sometimes" He put his hand on your sholder reassuringly, it made you tear up you cant lie he was just so genuine "awwe preston your so sweet, im fine i swear im just embarrassed, i checked and im one million percent sure nothing happened" you said smiling warmly " well come on down chris has heat up the left over burgers from the BBQ for lunch"
You sat on the couch inbetween knoxville and ehren, at this point the boys had moved on and just continued conversation " so ive been drawing up a bunch more drawings of stunts we can do like-" bam was cut off by chris walking in with burgers for everyone " burgers!" Chris announced whilst leaving the plate on the coffee table, everyone stood up and gathered around grabbing for a burger. somehow chris managed to sneak himself next to you were ehren was sitting "hey man! Thats my seat!" ehren said as he turned round " fuck off" chris said through his teeth threateningly, he scared you a little " so y/n" chris looked over to you " whats your plans for today?" Everyone was away in their own conversations "umm im just planning on staying here till knox drags me out" you nudged johnny and the three of you all laughed " i would never, its nice having company" johnny said smiling and lightly nudging you back " well im going skating with steve if you want to tag along?" He smiled at you exitedly "im sorry dude i cant im just wanting to relax today" his smile dropped and he nodded "i get it i was just too good in bed last night" he giggled and lay back on the couch, you heard johnny and ryan laughing "chris nothing happened!" You laughed, raised your voice.
Its 7pm and your helping johnny with the left over dishes after everyone else has gone "thankyou y/n you honestly dont need to help" johnny said while running a dirty cup under the water " its no bother at all i have nothing better to do anyway" you sat on his counter watching him wash the dishes " you okay?" He looked over at you noticing you zoned out " yeah sorry im okay im just stressed about this morning" you looked up at him "me chris didnt do shit everyone knows that right?" He shrugged and continued washing the dishes "when i carried you to bed no one was there maybe he just got into bed without noticing" he tried to calm you down " but he started cuddling me last night, i thought it was you so i didnt say anything" You blurted out without realising what you had said "and why wouldnt you say something if it was me?" He smirked and stopped washing dishes "sorry im so tired i dont even know what im saying" you laughed off "i should probably head home its getting late" he nodded and got your shoes for you" thankyou johnny, oh almost forgot!" You took off the brown leather jacket he lent you "no no you keep it, you suit it better". Johnny smiled "awwe thankyou" you giggled and gave him a hug before leaving...

What Paperwork do You Need to Sell a House in Knoxville, TN?
Tumblr media
Selling a home can be a complicated process with many moving parts, especially when it comes to the paperwork involved. If you’re planning to sell your house in Knoxville, TN, you need to be prepared to provide and sign several documents that ensure the transaction is legal, transparent, and smooth for all parties involved.
In this comprehensive guide, we’ll walk you through all the essential paperwork you need to sell a house in Knoxville, TN. From the initial listing agreement to the final closing documents, understanding what’s required will help you avoid delays and potential legal issues.
1. Listing Agreement (When Using a Real Estate Agent)
If you choose to sell your Knoxville home through a real estate agent, one of the first pieces of paperwork you’ll encounter is the listing agreement. This is a contract between you and your agent that gives the agent the authority to market and sell your property.
There are typically three types of listing agreements:
Exclusive Right to Sell: The agent has the exclusive right to market and sell your home, and they earn a commission even if you find a buyer on your own.
Exclusive Agency Listing: The agent still has exclusive rights to sell the property, but if you find a buyer on your own, you don’t have to pay the agent a commission.
Open Listing: Multiple agents can list your home, and only the one who brings the buyer earns a commission.
The listing agreement outlines details such as the listing price, commission rate, and the time period the contract will be in effect.
2. Property Disclosure Statement
In Tennessee, sellers are required by law to provide a property disclosure statement to potential buyers. This document informs buyers about the current condition of the property, including any known defects or issues.
The Tennessee Residential Property Disclosure Act requires homeowners to disclose the following, among other things:
Structural issues
Water damage or leaks
Pest infestations (termites, rodents, etc.)
Mold or asbestos
Foundation or roof issues
The presence of hazardous materials
Utility problems or zoning restrictions
Providing an accurate disclosure is crucial, as failing to disclose known problems can lead to legal repercussions. The disclosure form should be completed honestly and in detail to avoid any misunderstandings during the selling process.
3. Title Deed
The title deed is one of the most important documents required when selling your home. It proves that you legally own the property and have the right to sell it.
A clear title ensures that there are no claims, liens, or encumbrances against the property that could prevent the sale from going through. Before the sale, the title will be reviewed by the buyer’s title company to verify that there are no issues.
If there are liens or unresolved claims on the property, you’ll need to resolve them before the sale can be completed. Having a clean title ensures that ownership can be transferred smoothly to the buyer.
4. Mortgage Payoff Statement
If you still have a mortgage on your Knoxville home, you’ll need to provide a mortgage payoff statement from your lender. This document details the exact amount you owe on your mortgage, including any interest, fees, and prepayment penalties.
The mortgage payoff statement is essential because the lender must be paid in full at closing before the sale can be finalized. Your escrow or title company will use this document to ensure that the mortgage is paid off using the proceeds from the sale.
5. Homeowners Association (HOA) Documents (if applicable)
If your property is part of a Homeowners Association (HOA), you’ll need to provide the buyer with the HOA’s governing documents. These typically include:
Covenants, Conditions & Restrictions (CC&Rs): Rules and regulations that homeowners must follow within the community.
HOA bylaws: The operational guidelines of the HOA.
HOA financial statements: Details on the HOA’s financial health, including reserves, budgets, and any upcoming assessments.
HOA fee schedules: Monthly or annual dues, as well as any special assessments.
Providing the HOA documents helps the buyer understand the rules and financial obligations they’ll be taking on when purchasing your property. You should contact your HOA to obtain these documents and ensure they are up-to-date.
6. Contract of Sale (Purchase Agreement)
The contract of sale, also known as the purchase agreement, is a legal document that outlines the terms and conditions of the sale. This contract is typically drafted by the buyer’s agent or attorney and includes:
The sale price
The closing date
Contingencies (e.g., home inspection, financing)
Details of what’s included in the sale (e.g., appliances, fixtures)
The amount of the buyer’s earnest money deposit
Any other special conditions agreed upon by the buyer and seller
Once both parties sign the purchase agreement, it becomes a legally binding contract. It’s crucial to review this document carefully and ensure that all terms are clear and acceptable to both parties before signing.
7. Settlement Statement (HUD-1)
The settlement statement (HUD-1) is a detailed document provided at closing that lists all the costs associated with the sale of the home. This form is required by federal law for real estate transactions that involve financing. If the sale is a cash transaction, a simplified version of the settlement statement may be used.
The HUD-1 form includes:
The sale price of the home
The buyer’s and seller’s closing costs
The amount of the buyer’s loan
Adjustments for taxes, utilities, and other costs
Commission fees for the real estate agents
Both the buyer and seller will receive a copy of the HUD-1, and it’s important to review it closely to ensure all fees and costs are accurate.
8. Bill of Sale for Personal Property
If any personal property (such as appliances, furniture, or fixtures) is included in the sale, a bill of sale should be provided. This document outlines which items are included in the transaction and ensures that both the buyer and seller agree on what is being transferred with the home.
For example, if you are including your refrigerator, washer, or dryer in the sale, the bill of sale will list these items and confirm that they are part of the deal.
9. Lead-Based Paint Disclosure
If your home was built before 1978, you are required by federal law to provide a lead-based paint disclosure to the buyer. This document informs the buyer if there is any known lead-based paint in the home, and it provides them with information about the risks associated with lead exposure.
Failure to provide this disclosure can result in legal penalties, so it’s essential to ensure that this document is included in the sale if applicable.
10. Warranty Deed
The warranty deed is the document that officially transfers ownership of the property from the seller to the buyer. This document guarantees that the seller holds clear title to the property and has the legal right to transfer it. The warranty deed will be signed at closing and recorded with the local county office.
Once the warranty deed is recorded, the buyer becomes the official owner of the property, and the sale is complete.
11. Proof of Repairs (if applicable)
If you’ve agreed to make any repairs as part of the sale, you’ll need to provide proof of repairs at closing. This typically includes receipts or invoices from contractors and service providers showing that the agreed-upon repairs have been completed.
This documentation ensures that the buyer receives the home in the condition agreed upon in the contract of sale.
12. Closing Disclosure
The closing disclosure is provided by the lender (if the buyer is financing the purchase) and outlines the final terms and costs of the buyer’s mortgage. This document is required by federal law and must be provided to the buyer at least three days before closing.
While the closing disclosure is primarily for the buyer, it’s important for the seller to review it as well to ensure that all terms align with the purchase agreement and settlement statement.
Conclusion: Be Prepared with the Right Paperwork
Selling a house in Knoxville, TN, requires careful attention to the paperwork involved. From the listing agreement to the final closing documents, having all the necessary forms prepared will help ensure a smooth and successful sale. Importance Of Death Cleanup in Knoxville and Lenoir City, TN
Running a meth lab or cooking up drugs within an abandoned or sable property spells trouble. Property owners often remain unaware of the dangers and plead ignorance when questioned by the authorities. It is essential to contact a cleanup company known for quality drug lab cleanup in Knoxville and Lenoir City without wasting any time. Failing to do it or resorting to ineffective cleaning may cause trouble for all concerned. Sure, professional services do not come cheap, especially the ones that involve removing dangerous materials from a room(s) or an entire floor in a building. The expense is well and truly justified when one comes to know the dangers of having a drug lab on the premises. It is scary to know that some contaminants remain hazardous even when the drug lab is shut down for good.  Harmful elements, including ammonia, ether, and lithium, continue to linger in a meth lab and may result in affecting the health of people residing in the property after the lab is closed. Moreover, these dangerous elements and more contaminants may spread into the neighborhood and influence others and the environment.
· Reason- Stories abound about the dangers associated with illegal drugs being manufactured clandestinely. While not all of them are true, it makes sense to take suitable precautions by having a property suspected of being a drug lab cleaned out thoroughly before moving in
· Eligibility- Finding the right professionals does not have to be challenging either. On the contrary, looking for a company with a long and proven track record of dealing with such hazards is essential. Taking them on word value is not going to be enough. Instead, it is vital to inquire about their certificates and licenses for cleaning out such hazards that can affect human health and the environment. Hiring a state-registered and certified team informed about EPA and OSHA regulations is a must when appointing a seasoned team for drug lab cleanup services. Apart from ensuring a company's credentials, the user must be satisfied with the expertise and experience of the professional team.
· Procedures Employed- The first step is assessing the suspected property and its surroundings. The trained professionals will then identify the level of contamination before getting down to the actual tasks. Advanced equipment and modern techniques will be combined to eliminate all types of hazards from the property. Moreover, the identified area will be secured before the tasks begin. This will prevent the contaminants from moving around. The public is not allowed inside the secured area, which is enforced with the help of the authorities.
Similar precautions and thoroughness must be ensured when dealing with death cleanup in Knoxville and Lenoir City, TN. A professional cleanup crew is advised to help overcome the risks to health and financial outcomes. Property value is restored after it is cleaned up as per the norms.

Marsha was a very skinny woman with pin-straight red dark red hair, a serious face that you've only seen smile maybe a handful of times and a posh British accent. She was Robin's other assistant and frankly a very good one. She was no-nonsense and you knew Robin trusted her with more things then he did you, you didn't mind of course. She handled the important documents and work and you did the more fun things.
But occasionally when she became a bit overwhelmed, you helped her. This was one of those times and you had messed it up and it was a big mess up.
"Sir." She called after Robin as he walked back towards his office. He looked towards your desk seeing it was empty then at Marsha. "She had to take a phone call. But I need to talk to you." Marsha said holding a few files and standing up. He nodded and moved over to her desk. "I had a lot to do yesterday so I asked Arianna for help," Robin nodded. "I asked her to wire the hundred grand to Knoxville Caterers to pay for the machine parts." Robin nodded and she pulled out a slip. "She sent it to Johnny Knoxville's patreon page."
"She what?!" Robin grabbed the slip seeing the proof in her hand.
"I tried to cancel the wire but I couldn't. So I just paid right people and waited for you to see what you'd like me to do." She said and he sighed. He couldn't blame Marsha for this, being his assistant was hard which is why he wanted two of them and hired you. That was before he got romantic with you... but you just cost the company a hundred thousand dollars.
Tumblr media
"Consider the money a wash and put it down under charity for our taxes." He said and she nodded. He had to talk to you and was dreading it. "when she comes back, tell her to see me." Marsha nodded and he walked back into his office dreading the conversation.
~~~
You were both horrified and pissed as you listened to your sister describe her encounter with her boyfriend. She was trying to stay strong but you could tell she was holding on by a thread.
"Where are you now?" You asked heading back to the office. You had to go to her, Robin would understand right? He had too, your sister just got a gun pulled on her from her boyfriend.
"I went to a hotel." Maddy sniffled. "I'm in the fucking spa right now."
"You can't live in a hotel." You sighed thinking of a place she could stay.
"Were else am I supposed to go? I'm not staying with him after he did that!"
You sighed and made your way back to his office. "I'm coming down there, just answer my call when I call you back okay." You heard her mumble an agreement. "Okay, love you."
"Love you too." She said and you hung up. You looked over at Marsha.
"Is he in there?" you asked and she nodded motioning for you to go inside.
Tumblr media
You walked into his office, closing the door behind you and took a seat in the chairs across from his desk. He was on the phone and glanced up at you before holding his hand up. He said a few more words then said goodbye and hung up. You fixed your hair and leaned on the desk "I need to talk to you." He nodded "I need a few days or weeks off."
"Weeks?"
"My sister needs me." You sigh and tell him about Nate and Maddy. His eyes go wide when he hears it but hes not truly shocked. He knew about Nate and knew one day he'd pull something like that. He reaches in his drawer pulling out a book of maps and studies it for a few. "We have a few apartment buildings down there, take this one." He pointed at the map to a building called The Huntington. "Take the penthouse. If you need money go to Slaughter. Its the club my family owns." The way he said it made it seem like he didn't want you there. "Tell J to give you the money, I'll talk to him about it. Matter-of-fact, no." He circled another area with his finger a short car ride away from the building he said you can stay at. "Head to Paradise Casino. Kay should still work there, get the money from her."
"I don't want to rely on you for money." you sighed leaning back. You did have some saved and if he was going to give you a place to stay that was more then enough. You didn't want to take anymore money from him.
"Adi, its okay. I want you to be okay there, I can't go with you. I have to stay here." Part of him was secretly relieved you'd be leaving now he can try and fix this missing 100 thousand dollar problem. The other part of him dreaded her being there. He didn't trust Nate but his only saving grace was that Maddy lived in the same city as I did, meaning not only was I down there but Rhea was as well and too a lesser extent so was J but he trusted J as much as people trust a scorpion.
"I know but I still don't want to take the money, you're giving me enough. I'll have some money and I'll get a job-"
"Adi." Robin growled. "Enough, just head to the casino and get the money."
Tumblr media
"Robin, I want a job. And Maddy needs one too. Like, she relies to much on her boyfriend and look now shes spending her saved money on a hotel because of what he did-"
"You think I'm like Nate?" He cocks an eyebrow. "That I'll hold what I give you over you?"
"No." you sigh. "I'm saying, Maddy looks up to me and I am her older sister, she needs to see that she needs to rely on herself. Like me. But I can't do that if you're giving me money. It's enough you're letting us stay in a penthouse."
He sighs and nods annoyed but impressed at her logic. "Fine, when are you leaving?"
"Today?" you said softly gauging his reaction.
Tumblr media
"You got tickets?" He asked and you shook your head. He stood up walking over to you and pulled out his wallet, handing you his credit card. You give him a look and he sighs "Take it. Buy yourself a ticket and keep it for emergencies. This is non-negotiable." You took the credit card and leaned up to kiss him. He kissed you back and for a moment you two just stood there kissing in his office until there was a curt knock on the door. He sighed and pulled back, turning back to his desk. "Come in." He called and Marsha walked in with a pile of files in his hand.
She nodded at you, without a smile but you were used to it. Marsha was always so serious, you never even got a smile out of her. "I just need you to sign these." He nodded and she moved over to him placing the files on his desk.
He started to sign the papers and looked up at you. "You should head to the airport now so it isn't too late when you get there. I'll call the door man and tell him that both of you will be moving in. Call me when you get to the airport and when you land."
Tumblr media
You nodded and turn to go out but he calls out to you. Before you can fully turn around you feel his large hand on the nape of your neck and pulled you in for a deep kiss. The kiss goes on for a few moments until Marsha clears her throat and he pulls away. "I'll visit you when I can." He whispers against your lips and you nod. "Be safe, call me if anything."You nod pulling away from him and head out of the office.
~ ~ ~
Technically, I wasn't supposed to be back until tomorrow but once I got the text about Maddy. I packed up my suitcase, put on a blonde wig and big sunglasses and drove the way back from Vegas. By the time I got to the airport, you had landed.
Tumblr media
"The Huntington is a nice building." I said as we drove, now that we were more of a distance from the populated airport I put the top down as we drove. "I lived in the penthouse for a bit when I first broke up with Negan. And the doormen, they aren't afraid to fight. Nate isn't going to be able to get past them."
You nodded, tired from your flight and Maddy sat in silence in the backseat as we approached the building parking in the parking lot and made our way into the building. I introduced you both to the doorman Arnie, and we headed up to the penthouse.
Tumblr media
The penthouse was done in blues, blacks and whites. It was large with two bedrooms in and the windows overlooked the LA skyline. "As you can tell." I say handing you both the keys, "Theo was the last person to live here and decorated it like this. Feel free to change it. Also lets go, we need to get you both a job."
Tumblr media
"A job?" Maddy asks looking up at me from the couch surprised. It was clear she didn't expect it but I don't think she knew how she was going to get money anyway. Since moving in with Nate she was basically a stay-at-home girlfriend.
Tumblr media
I looked at you and you looked at her. "Yeah, you need to be more independent, Like we are getting this penthouse for free but no one is going to pay for us to live. I know you don't want to work but trust me its for the better." You can't believe you have to explain this to her, sure she is younger than you but not by much.
She sighs and nods you can tell shes unhappy. We head back downstairs to the car and drive the short way to Paradise Casino, you notice Slaughter, the club robin told you J owned, on the way there.
Tumblr media
You inwardly smiled when you saw the colors in the casino. It was decked in purples and you had a feeling J wasn't to far away. I pointed out the stage, the bar, the VIP area and the private rooms. I lead you down a hallway among the private rooms until we came to a door marked Private. I walked in seeing a man you didn't recognize, standing there.
"Hey, Murray." I say and he smiles at me. The man is older, maybe in his late 50s. Hes a bit pudgy and swarmy, his eyes leer over the three of us but as soon as he recognizes who it is he looks up at my eyes. You try not to make a face but you exchange a look with Maddy.
"J- isn't here Kay." He says shutting his laptop and getting up.
"I know." I said matter of fact. "These are the girls I called you about."
He looked past me to the both of you and nodded. "Are you sure he said its okay."
"He did." I said simply moving over to the desk and getting you two, two passes for the vip areas. "We need a bartender, a waitress and floor runner right. Well I have two out of the three. He'll be fine with it."
"Um.. okay." she shifted uncomfortably as I motioned for you two to walk out. "I just don't want any problems with J- Miss Kay... I know you and him."
Tumblr media
"J entrusted me to find people and I have. Should I call him and tell him you are preventing me from doing that?" I ask looking back at him and he instantly sputtered a 'no.' "Good." I say and walk out the room. "You two, follow me." You and Maddy caught up to me quickly as Murray closed to door to the office as we walked out. "🌶No one here knows who I am or who Rhea is." I whisper as we walk "🌶Im pretty sure half of them think I'm with J or I supply him with stuff, he is the face of the casino everyone here thinks he owns it. I sing here some nights but as far as anyone knows thats why im here. I need to keep it that way." You both nod and I fully turn towards you as we approach the bar. "Adi you'll be the bartender. Maddy you choose waitress or floor runner."
"What is a floor runner?"
"You help the dealers rig some of the games, or distract the players enough so they don't realize what happening. It doesn't come with tips though. Waitress does and people here tip pretty well. Adi you get tips too."
"I guess a floor runner." She smiled "that should be fun."
I grin and nod waving over a few girls. "Lyla and Jade are going to train you, I used to do that here too. Its fun." I introduce the two girls to Maddy and they take her away. I call over, Rachel the current bartender on duty. "Rachel you got help"
Tumblr media
Rachel, a girl with thick brown hair and a fluffy pink top moves over to us. "Really?" She doesn't even look at you "Why? Does J think I can't handle this on my own? I'm great at this." She finally looks over at you. "How can she even bartend with those nails. Like she's pretty but maybe she should be a waitress." She says and I grin looking at you waiting for your reaction.
