21/09/2019: We were up early. Before six to pack up and leave. Jo started cleaning up while Shane went to Paul's for croissants for breakfast. While cleaning up the apartment, Jo took a parcel of goodies around to the post office in Boulevard St-Germaine. She was no longer gone than she was back. Quicker than expected as everything went smoothly. Upon checking out we just locked the place up and dropped the keys in the letter box as requested. Once we closed the big door, that was it, no going back. We weaved our way along dogshit street, Rue Séguier for the last time.

Almost as soon as we hit the Seine a mad Arab cab driver pulled up in the middle of the road noticing our luggage, put two and two together and asked if we were off to the airport. We were of course but for a car rental not a flight. When we said yes, the cabby reversed back through the traffic parked up his rear and loaded us in. He started out speaking English in a broken French and about the same time started abusing everyone who was getting in his way. Amongst this he was giving a running commentary about what was going on. First the thing was that it was Saturday and the yellow vests were going to play up again. As we were going through the Louvre he pointed out a group in yellow vests. We thought that they may have been people on a scooter tour. The next thing he was arguing with fellow drivers and not letting them in and then arguing with them because they wouldn't let him in. And then there were the pedestrians. By now he had changed language from broken French to the more explanatory broken Arabic. By the time the mad bastard got out of the city proper and on to the highways, we were flying. Amazing how a set fee to the airport speeds the journey up.

The dyslexic start to the day didn't change a great deal after he dropped us off at Terminal 2F Europcar. The first time that we have used them and the last. After dragging our bags to the office, we queued up with two people serving and only one person the line before us. Next two other people turned up and got served immediately. When it was our turn the attendant told us we only reserve categories, not makes or models. No Alpha Romeo for us. We ended up getting a piece of shit Jeep Renegade. It would be interesting to see if Alpha Romeo, Mercedes and Jeep Renegade were in the same category. After an astonishing ninety munities, we walked out into the yard to bay 43 and no assistant to verify damage like other car hire companies. The paper work, in French (obviously), noted only scratches on the bonnet. The first thing that we noticed was the stone chipped windscreen. More obvious was how filthy the car was with animal hair throughout. There was also the glue from some sort of notice stuck to the windscreens which pissed Jo off. We were already an hour plus behind in our plans so we sucked it up and kept going.

We, as always, planned to take the backroads but because of Europcar we had to take the tollways. We hit them by one thirty and needed to eat. Pulling off at Villers Carbonelle gave us no joy as there was nothing there so back onto the Motorway, we were pulling up shortly after at a servo for snacks.

By four forty we arrived at Denderleeuw, thirty odd kilometres north west of Brussels, under blue skies and exchanged pleasantries with Glen, Anna and her mother Maria. We started with a couple of Belgian beers, lovely, and the barby got underway. There were heaps, sausage, bacon, ribs, steak, you name it, and plenty of vino (plus plus for the boys). It was a wonderful evening, the five of us, Bailey the toy poodle and Tequila the beagle.

After plenty of food, and wine, and beer and two well behaved dogs, it was off to bed but not before booking a Greek restaurant for tomorrow night.

22/09/2019: This morning we were up early. Glen and Shane were a bit scratchy and moved around accordingly. Glen however was on a mission, it was his mother's birthday and he had commitments at a family function. Anna and Maria kept us entertained with food, starting with an impressive spread for brunch, stuffed eggs (töltött tojás), cauliflower spread with garlic, bereide americain and mushroom spread with garlic and mayonnaise, Hungarian food aplenty with fresh baguettes.

In just two weeks, we lived and breathed the beauty and culture of Switzerland, from the German-influenced regions in the north to the French and Italian regions west and south. While it truly was a feast for the eyes, we soaked up so much more than the country’s magical scenery in those short 14 days. Live like the Swiss

Ok, I was a little bit excited about reaching the top of this particular mountain. Being surrounded on all sides by incredible beauty is a bucket list moment, for sure. We learned to love cheese and muesli at breakfast, conversed with locals about American politics, marveled at the flowers in nearly every window and came to appreciate the transportation genius of the country. We felt like we belonged there, hopping easily on and off trains and navigating 10-syllable addresses with ease. We rode in swinging chair lifts, cable cars, gondolas, funiculars (railways that travel almost straight up), electric cog railways, trains, buses and one luxury bus. We soared past mountains of staggering heights, walked through alpine valleys thick with yellow globe flowers and smelled the crisp, fresh air in between. All the while, grasshoppers and cricked played their soulful melody, trumpeting the arrival of summer in a country more known for its winter wonderland than kelly green pastures. Use our two-week itinerary With a little advance planning and our fool-proof itinerary you, too, can feel like a part of Switzerland for two weeks, whether you choose to visit in the summer like us, or opt for skiing and snowshoeing in the winter. It’ll cost you a lot less than hiring a travel planner or tour company, too. If you have fewer days to visit, simply omit a stop or two. If we can do it, you can, too! We traveled to Switzerland in June 2016 with our youngest son and daughter, college students at the time. We told them it’d be our last big trip together as a family and started planning where we'd go. In a world full of possibilities, Switzerland got more nods than any other location for three big reasons: it’s overseas, vastly different from our Florida home and full of natural and man made attractions.

Indeed, our children were perhaps the only kids in their college classes that year to go sledding down a mountain near Europe's highest altitude railway. They were perhaps the only ones to walk along the sheer cliffs of a snowy mountain so high, it evoked a fear of heights in David. And our daughter was perhaps the only senior in her class to almost careen over the edge of the Alps on her foot scooter, causing major road rash but, thankfully, no broken bones or head trauma. David and I had planned the two-week odyssey on our own, using advice from a few well-known travel planners and many internet sites. We wanted to see the highlights of all regions of Switzerland so we booked six hotels in diverse areas, making sure to enjoy the German, French and Italian flavors of each sector.

One of many trains we rode during our two-week stay Though we saved money planning the trip ourselves, make no mistake: hotels and food in Switzerland are expensive, even by European standards. If you're not prepared to pay $25 for a modest restaurant meal, or shell out a few hundred dollars for an overnight hotel stay for four, don't bother going. Switzerland is an affluent country, and it expects you will be, too. Daughter Julie still recalls the shock of learning that Burger King at a Lucerne train station was selling hamburgers for nearly $10 apiece. Fries were extra. We downloaded a few smart phone apps detailing the country's train schedules, and used both for a few days before settling on a favorite. We liked SBB Mobile the most. It allowed us to put in a destination and be guided to the correct train station, rail platform and direction, along with showing us departure and arrival times. It took a few days but we finally got the hang of it -- with a little initial help from an employee at the Zurich train station. Three countries in one Switzerland doesn't have its own language, so each region's language and culture are influenced by its closest neighbor. We found it amusing to speak and read so many different languages in a single country. Stop signs and menus in Zurich (with a German influence) looked completely different from those in Lugano (inspired by Italy), both of which were unrecognizable in some areas of Bern (French). Most of them spoke fluent English, so communication was rarely a problem. One thing all areas had in common was the price of things. All prices were listed as CHF, or Swiss francs. Lucky for us, 1 CHF is roughly equal to $1, so we didn't have to do any math to convert to US dollars.

Since we planned to rely solely on public transportation and forego a car rental, we bought two-week Swiss Travel passes online and booked hotels, in advance, within walking distance of train stations. Hotels near train stations We found this information online and used booking.com to secure our reservations. The rail passes gave us unlimited rides on all trains except those to unique tourist attractions like Jungfraujoch Top of Europe, the highest altitude railway in Europe, and the Gornergrat in Zermatt. It offered discounts on those. Although we'd done our research thoroughly, there was always a little trepidation each time we stepped off a train, luggage-bound, headed toward a new hotel. Was it truly where we thought, or would we discover it's nowhere to be found? Luckily, we discovered all six hotels were indeed within walking distance of a train stop. We used Google maps on our smart phones to find the hotels and other attractions, although the language barrier and extremely long German names made it challenging at times. Packing light is key One time we had to find a hotel in the rain, making for some soggy luggage once we arrived. We packed only one carry-on bag each because we knew it'd be a chore to lug large suitcases from train to hotel each time. To manage our limited space, we took advantage of washing machines in hotels that had them and handled the 50-degree temperature difference between Lugano and Zurich just fine.

Motorcyclists gathered on the street of Appenzell After a night in Zurich getting our bearings, we took a train to St. Gallen and checked into Idyllhotel Appenzellerhof. It reminded me of a large, older home and was oozing with charm and friendly employees. I loved how Swiss German speech sounded like a song, with the notes and words rising and falling in a beautiful melody. We also savored with the food here, especially the traditional Swiss breakfasts. Many of our hotels offered breakfast buffets much more substantial than their American counterparts. There was usually a wide variety of hard-crusted bread, rolls and croissants with various jams and honey, muesli with fresh fruit and yogurt, potato fritters, a wide selection of cheeses and cold cuts and cereal along with juices, coffee, tea and milk. After playing in the snow until our toes and fingers froze, we sought refuge inside with a cup of hot chocolate. Once warmed, we made our way to a lower level and the ice cave, its sparkling crystals and ice sculptures illuminated by soothing blue light. Sun 5th: Pre-football: Rental car return to Airport and taxi to port. I got my scooter and skipped the lines. We ate onboard then napped. We put on Jerseys and went to watch the Super Bowl. The game was amazing for Patriots but sucked for Falcons. After game, we went to deck party. It was sport themed. I met and hung out with Vinny. Mon 6th: Block Party / Key Party. The ship was in Key West. We stayed on board. I met Lee at bfast and went to his cabin until lunch. We swam in back pool and got sunburned in hot tub. We went to block party where I met J from NY. For dinner, we all dined together (Dennis, Ted, Mike, Eddie, Jeff, Scott and Me). It took 2 hrs. Dennis got 3 steaks. He kept sending it back. I went to the casino after for some Texas Holdum. I changed into underwear for the dance, but I didn't stay. It was underwear and key party. I ran over a guys foot and he started cursing. I went crazy and swung my cane. I went back to sleep. Scott came to change after show but did not stay long. Tues 7th: royal t / 80s. The ship was at sea. We went out by the pool which was more crowded. After lunch I went in the center Lido pool. John was in this pool but was getting out. I said hi and told him I was interested. Hew agreed but left. I met David in the pool. I went to his room then back to the back pool. I met up with Lee by the Lido pool. We sat there watching the costumes for the t dance. It was Royalty themed. We left early and chatted by back pool. I had to go get ready for dinner. We ate with just Eddie and Jeff. After dinner I rode around and saw John at the piano bar. I met up and had drinks with him until 2. We just chatted then I went to bed. Wedn 8th: costume. The ship was tenured in Cayman Islands. We stayed on due to tenure. Met NMex guy at bfast. He came to back pool to meet up. At lunch Lee was on 2nd floor at back pool. I met him for lunch and then cuddles. That night, Scott and I went to dining hall alone. We were sat with a crazy couple also in a scooter. After dinner I went to casino, I won on slots. I picked that machine because the crazy guy was at roulette and that machine was blue. I had to get my i.d. To get the cash. I rode around trying to find Scott. After his show I found him at piano bar. We went Yao bed after. Thurs 9th: the ship was in Rohatan and we went ashore. We did not stay long as it was small port. We came back on and went to pool. On way Scott dropped his glasses down elevator. In back pool I met guys from NY. J wanted to see room so we went back. After, I was sitting at Lido with Jeff and Eddie. Lee found me and I sat with him until dinner time. We had dinner with Eddie and Jeff at dining hall. It was leather night so Scott got all dressed up. I went to upper floor of Lido. I was back in bed before Scott returned. Fri 10th: toga party. Ship in Cozumel. We ate at pinnacle grill with (Dennis, Ted, & Mike). I ran into John at grill. He said during dance to meet him upstairs. After dinner, we went to the Toga party. Scott went with me. I met up with Larry in the casino. Then, I Left my key in room. I found Scott at piano bar and got my key. I ended up asleep before Scott got in. Sat 11th: red t dance. Ship at see. During morning, we swam. I had lunch with John and then went to buy cigs. The T dance was red party. I wore kilt, suspenders, and bow tie. It was hot. It got lots of compliments. We payed our bill and closed our casino tab. Scott and I ate together. We started the piano bar together but he went to another show and I joined John. After the show I went and told Lee bye in his room. Then I ate in Buffet and went to the room. Scott joined me after his show.

September in Seville – 6 reasons to visit now!

  The nights are drawing in and the mornings are dark and misty but it is not quite time to dust off the woolly jumpers yet. A visit to Seville in late September can provide the ultimate last blast of Summer sun and we couldn’t recommend it more! Here are six reasons why you should visit this beautiful city in the Autumn.

1. Amazing food

Seville offers everything from tightly packed, atmospheric little tapas bars with jamones hanging from the ceiling to more upscale, sophisticated dining in beautiful historic surroundings. Try La Quinta in Santa Catalina for incredible Galician beef and Bellota pork. This is more of a restaurant than a tapas bar and has a calm, grown-up atmosphere.  It is set in a stunning Sevillian townhouse – one to leave the children at home for!

For an old-school tapas bar that has been in the same family since 1850 visit Casa Morales near the cathedral; be warned, it can be noisy and crowded but has an authentic atmosphere and tapas to die for! If you fancy a change from the typical Spanish cuisine then we would recommend La Gallina Bianca in Barrio Santa Cruz.  An array of fresh pasta and pizzas – try the Formaggio de Capra e Patanegra pizza for fabulous Italian food with a Spanish twist.

2. Wonderful weather

With an average high of 32 degrees and only two days of rain, it is hard to argue with the September climate in Seville. The mornings are cool but by late afternoon temperatures will peak in the early thirties before cooling off again overnight. It is dry and hot with low humidity and little more than a gentle breeze. It is not as stifling as July and August when temperatures can peak at over 40 degrees – it is not known as ‘the frying pan of Europe’ for nothing!  In fact, visitors in the mid-summer months may find that the Sevillians have sensibly escaped the heat and headed to the (relatively) cooler coastal regions like the beaches of Cádiz and Tarifa.

3. Easy to get around

Seville airport is an easy twenty minute taxi ride from the town centre and costs approximately 25 euros.  UBER is starting to make an appearance although it is early days and we found the drivers to be lacking in local knowledge, which in a city with this many narrow, cobbled streets could be a problem. You’re better off with a local who knows the best and fastest routes around town. Though once you are settled in your hotel or apartment, walking is your best bet around the centre as it is usually quicker and gives you a chance to take in the beautiful surroundings.

There is also a decent bus network and tram line which runs south from Plaza Nueva and has four stops, covering a total distance of 1.4km, as well as an extensive network of cycle lanes and bicycle rental stations (belonging to the Sevici bike hire programme). Lime and Bird Scooter Hire companies also have a presence in Seville although there is little in the way of regulation or safety and no one seems to wear a helmet so you might be taking your life into your hands!

4. Child-friendly

Seville is a wonderful city to bring children to; the Spanish are on a completely different time schedule to the British but it is amazing how quickly children can adapt to the later evenings (and hopefully later mornings!). The Spanish, like many Europeans, are very child-friendly and welcoming; restaurants often have children’s menus or are happy to provide smaller portions of adult dishes. The tapas style of eating also appeals to children who can try small portions of lots of different foods and it is certainly good for encouraging adventurous eating. Churros (a Spanish version of donuts) dipped in chocolate sauce usually go down well.

A highlight for children is the amazing Isla Mágica Theme Park (to the north west of the city centre, a ten-minute taxi ride) which was built on the site of the Expo 1992 World Fair and has been open for just over twenty years. It comprises both a theme park, with Spain’s first inverted roller coaster (not for the faint-hearted!) and log flume rides but also a water park (a more recent addition) within the main park. Isla Mágica has six ‘worlds’ to explore with individual themes such as Puerto de Indias and Amazonia and each has its own rides and restaurants and offers hours and hours of fun and adventure. The most heart-stopping ride being El Desafio which is a free fall from a 68 metre high tower, not one for after lunch! We’d recommend booking your tickets in advance to avoid the risk of finding yourself in a long queue to get in.

Agua Mágica is the water park area and requires its own additional ticket. It offers respite from the heat so is a good late afternoon option and provides an array of open and closed tunnel slides and a lazy river for those wanting some time to relax and recover from the more frightening rides! Some of the larger slides have minimum weight and height restrictions which will limit the options for younger children although the lazy river and children’s splash pool area and wave pool should keep them happy for hours.

For somewhere quieter to chill out, Parque María Luisa, Jardines de Murillo and the Alameda de Hercules are good options for shady cool areas for an afternoon walk or visit to the playground. The largest is Parque María Luisa located on the site of the Expo 1929, whose crowning glory was the amazing, imposing Plaza de España. This is a huge semi-circular brick building with forty eight alcoves (one for each province of Spain), each with painted ceramic tiles depicting the province. The Plaza de España today is used as government offices and also for events and as a film location, for Star Wars among others. A canal runs around the front of the building where you can hire small rowing boats.

Whilst the María Luisa Park offers an opportunity for peace and quiet, there is also the option of an unusual biking excursion; you can hire two-, four- or six-man double-width bicycles with sun shade, each seat with their own pedals and race (or meander!) around the park. Horse and carriage rides are also an option.

5. Architectural beauty

Obviously the beauty of this city and the historic Moorish influence may be lost on little children but there is something magical about the architecture that has been well preserved. The Royal Alcazar of Seville, a UNESCO world heritage site showcasing an incredible mixture of Moorish and Christian influences, with its cool gardens and stunning mosaics and the Roman Catholic Cathedral with its Giralda (bell tower) are two such examples and well worth a visit.  You can take a guided tour of the cathedral including seeing where Christopher Columbus is buried and also climb up to the Giralda Tower if you are feeling energetic, you will be rewarded with stunning views across the city.  We would recommend buying tickets in advance to avoid queuing in the hot sunshine and at certain times entry to free so it is worth investigating this before you visit.

6. Luxury hotels

Seville has an array of luxury places to stay. The large, imposing Hotel Alfonso XIII opened in 1928 aspiring to be the best hotel in Europe and today is arguably the grandest and smartest place to stay in Seville. It is located next to the university which historically was an old tobacco factory made famous in Bizet’s opera Carmen. The Alfonso XIII offers fine dining as well as more casual snacks by the beautiful outdoor pool (only open to hotel guests) and lavish guest rooms and suites.

For something luxe but low key in style try Corral Del Rey (sister hotel to the highly recommended Hacienda San Raphael – an hour south of Seville in the Andalusian countryside) or Hospes Las Casas Del Rey De Baeza both much smaller and rustic chic in design. If you are looking for something more modern try the EME Catedral Hotel, as the name suggests just a stone’s throw from the famous landmark and with a stunning rooftop pool and bar.

The Grieving Landscape

At thirty-five, I was diagnosed with Hodgkin’s lymphoma. One year before my diagnosis, my mother died from complications after heart surgery. At the time of her death, my mother had cancer — lymphoma. Five years prior to Mom’s death, my father passed away from a brain tumor, a metastasis from the cancer melanoma.

Two years after I had completed my chemotherapy treatment for cancer, I gave birth to Olivia. My miracle baby.

At first, I was ecstatic about the pregnancy. I had always wanted children, and with my cancer, I feared this would never happen. My doctors said I was lucky to give birth to a biological child after chemotherapy (my treatment left me with a 50 percent chance of remaining fertile afterward). But now, a mother-to-be, I was also afraid. How could I protect my child from our family cancer blight?

My desire to protect my daughter from a future cancer diagnosis drove me into a rabbit hole of reading and learning about the reasons for my family’s affliction. I began with Rachel Carson’s Silent Spring and moved forward to more recent literature by Sandra Steingraber, Theo Colburn, and numerous others, including the President’s Cancer Panel Report. I learned that the cancer rates today are off the charts: one in two men and one in three women will get cancer in their lifetimes. Carson predicted this plague in 1963. She warned us of humankind’s “hubris” in carelessly polluting our earth with toxic chemicals and ionizing radiation. The epidemiologist Alice Stewart’s study on the grave danger of X-rays on babies in the womb in the 1950s, sounded the alarm about ionizing radiation as well. Today, our world swirls with pollutants — these carcinogens penetrate mothers’ wombs and breasts. Mother’s milk is a toxic cocktail. Newborns today are born with hundreds of synthetic chemicals in their umbilical cord blood. Synthetic chemicals and ionizing radiation change our makeup, harm our genes, and cause mutagenetic damage. More than 80,000 unregulated pollutants fill our environment.

We are guinea pigs.

Fast forward about eleven years: one summer day, in 2009, on the Upper West Side of Manhattan, at lunch with a close friend (and cousin) of my deceased mother, Phyllis Resnick, I stumbled upon a story about my mom that I had never heard before. The tale Phyllis told would radically change my life. My then-preteen daughter, Olivia, was by my side. She listened rapt with me as we learned of our maternal nuclear legacy.

Phyllis described how in the early 1960s, my mother and she, along with their good friend Thalia Stern Broudy, had been a members of Women Strike for Peace (WSP), an antinuclear group led by Dagmar Wilson and the future congresswoman, Bella Abzug. During the Cold War 1950s and early 60s, the U.S. had detonated one hundred above-ground nuclear test bombs in the Nevada desert and one hundred and six atmospheric test bombs in the South Pacific. The government claimed these test bombs posed no harm and the fallout had not spread, but scientists and medical professionals were concerned. A team of experts in St. Louis, MO, directed by Dr. Louise Reiss, initiated a survey to determine the extent of the impact of the bomb testing. With a chemical makeup similar to calcium, strontium-90, a radioisotope found in fallout, is easily absorbed in teeth and bones. Thousands of baby teeth from across the U.S. were collected between 1958 and 1971 for the St. Louis Baby Tooth Survey. In 1961, preliminary results showed high levels of strontium-90 in baby teeth of children born after 1945 and these levels increased over the time period, as the test-bombing continued. When the mothers of Women Strike for Peace learned the results of the survey, they banded together to stop atmospheric bomb testing. 50,000 WSP members from across the U.S. wrote letters, gathered petitions, lobbied congressional representatives, initiated lawsuits, and protested through marches and street demonstrations. My mother and her cohort of 15,000 WSP members traveled to D.C. to protest, lobby, and meet with their legislators November, 1961. In 1963, the United States, the U.K., and the Soviet Union signed the Partial Nuclear Test Ban Treaty, an agreement to halt atmospheric, under water, and outer space bomb testing. The signing of this treaty has been attributed to the efforts of WSP.

The government claimed these test bombs posed no harm and the fallout had not spread, but scientists and medical professionals were concerned.

After discovering this remarkable story about WSP, I became obsessed with feminist nuclear history. I wondered: Why had I never been told this tale when my mother was alive? What other vital nuclear histories involving women had been buried? So began my journey of exploring women’s antinuclear tales, traveling to nuclear disaster sites, and meeting with members of impacted communities. On this path, I met Kristen Iversen, the author of Full Body Burden, an investigative memoir about growing up next door to Rocky Flats, the former nuclear weapons facility in Arvada, Colorado. Kristen invited me to visit her in Colorado. She would introduce me to experts, scientists, and community members there. I brought my then eighteen-year-old daughter, Olivia, with me. She was about to leave for college. I wanted to share our maternal antinuclear and activist legacy with her before she left home.

I drove the Prius rental from the Denver airport to Boulder and arrived at the Colorado Chautauqua National Historic Landmark in the afternoon, where we were to stay during this visit. The sight of the tall, flat, conglomeratic sandstone unsettled me as we entered the park property. The immense rocks looked unreal, like something biblical or darkly fantastical — a mountain in a science fiction film that contains, within it, a dangerous and secret realm. The sharp upward angle of the earth leading to the tall rocks threw me off balance. Beyond those foreboding crags sits the closed Rocky Flats Nuclear Facility, now a Superfund site and wildlife refuge, a grieving land at the base of the snowcapped Rocky Mountains. The terrain is laced with plutonium, uranium, beryllium, cesium 137, many other forms of ionizing radiation, and a long list of toxicants.

Olivia asked me to stop the car for a moment so she could get out and take pictures of the mountain-scape. She walked toward the trailhead, filled with pretty young families with dogs and small children heading upward on the wide sloped path, leading toward the crags. She snapped photos of the sky and rocks and wildflowers and returned to the car. After, we headed to the big lodge to register and collect keys for a periwinkle-blue, wood-shingled cottage.

The sign over its door said, “Morning Glory.” Our temporary home.

Early the next morning, while Olivia still slept, I hiked in the hills just beneath the crags, through fields of wild grasses and flowers — asters, blazing stars, western wallflowers, stonecrops — and into the cool of the evergreen trees. It was hard to make sense of these two very different but overlapping realities: a stunning Colorado landscape and nuclear horror. As I hiked, I tried to quiet my mind and push away the frightening scientific facts and stories that I had read about Rocky Flats. Mothers, children, and former workers all sick with cancers. Dead-too-soon loved ones. Infertility. Deformed animals. A contaminated land.

After my hike and an early breakfast, Olivia and I met Kristen Iversen in the Chautauqua parking lot. She would be our tour guide for the day, showing us the area surrounding Rocky Flats. Tall and blonde, Kristen wore a long, flowing, colorful skirt and blouse with a wide leather belt and silver buckle cinched at the waist. In her arms, she held her small dog, Emma, a papillon. Kristen looked the part of a Colorado gal who had grown up riding horses. This was her territory. She had seen much cancer in her friends and neighbors. She had also worked at the nuclear plant as a young adult and raised her two sons in Arvada, the town adjacent to the Flats.

Kristen sat in the passenger seat as I drove, and my daughter crouched down in the back with the windows firmly sealed shut. Olivia wore an oversized sweatshirt and red baseball hat with the embroidered words, “Make America Kind Again.” I glanced back and wondered, Should I have brought my daughter here? Is it safe? All it would take is the smallest bit of plutonium to enter her lungs and her health could be compromised, or the health of her children, and their children’s children.

We traveled down Indiana Street, past fields of brown grass, dry scrub bushes, gently rolling hills, and the unmarked property of the former plant. Bicyclists flew by. I wondered if they knew about Rocky Flats and the dangerous air they were breathing.

Olivia asked Kristen questions: “Those cows, are they contaminated? What are those people doing playing miniature golf? Aren’t they concerned?”

“Studies show that local cows have plutonium in their bodies,” Kristen replied. “And, yes, it’s amazing that people just go on as if everything is fine.”

Kristen pointed to a group of houses. “Over there, that’s where Bini Abbott had a horse farm. Many of her horses had birth defects, organs outside their bodies, and some were sterile. Some of the women in the neighborhood were sterile, too. I told you about the rancher, Lloyd Mixon, who had a deformed pig, Scooter? He would take Scooter with him to city council meetings and try to get the government to tell him what was going on.” We drove on, past more construction. “Oh, look, this was where the Jackson Turkey Farm used to be,” Kristen sighed. “The family who owned it said DOE officials would come by unexpectedly to test the turkeys, and sometimes take them away. No one ever found out what they did with the turkeys or what they discovered.”

We headed to Kristen’s childhood home, which looked like a 1960s Disney movie set: barn, bridge, creek. “That barn and field over there held my horses,” she said. “But the water in the creek, the whole area, has been affected by off-site plutonium contamination. New people live here now. I guess they don’t know…” We gazed at the bubbling water that ran under a small wooden bridge — a tempting area for children to play in — potentially polluted with plutonium. There were no “stay out” signs or warnings.

“I don’t get it,” Olivia said.

“Yes,” Kristen sighed. “It’s very sad.”

Further on, we approached Standley Lake. The water was wide and still, bounded by land covered with the dry grasses and scrub bushes, and a few thin, sickly looking trees. Kristen told us the lake was a drinking water source for the cities of Westminster, Northglenn, and Thornton, even though plutonium is in the sediment. There were signs for boat rentals — paddleboard, canoes, and kayaks.

“People aren’t supposed to swim here,” Kristen noted. “It’s dangerous to kick up the sediment. But they waterski and fish.”

Olivia asked, “Do they eat the fish?”

“Yes, many do.” Kristen replied.

We angled up a bit further and parked on the side of the road, with a view of the lake, near a white clapboard home. An older man exited the front door and carried a box to the rear of the house. Kristen said he was the father of her childhood friend, Tamara. Tamara grew up in this lakeside house, Kristen explained. Tamara had been diagnosed with brain cancer, but her parents didn’t believe the plutonium had anything do with it. I watched, with disbelief, as Tamara’s father walked back into his house, not wiping off his feet or removing his shoes.

The final stop on our tour was the new housing development, Candelas. Candelas looked like new suburbia in Anywhere, USA, with wide roads, and large houses in muted colors. Kristen pointed out that many of her scientist colleagues believe the community isn’t safe for residence. Plutonium has been detected in the soil, although real estate brokers were not required to inform prospective buyers about this contamination or about the history of Rocky Flats. Plutonium had also been detected in a nearby drinking water source.

As I parked the car in front of the sales office, I realized just how close we were to the Refuge. Too close.

“I wouldn’t live here in a million years,” Olivia blurted out incredulously.

I turned my head around and saw fear in my daughter’s sky-blue eyes. I debated getting out of the car but decided to go for it — I would not be giving birth to more children, so I convinced myself it would be okay. Olivia would stay in the car.

Kristen and I stepped out of the vehicle and walked toward the office. The entry door was only a few feet away, but with each step, the invisible plutonium in the air or on the sidewalk made my heart beat faster. Might I bring it back into the car and endanger Olivia? No turning back now. But then I thought with shame about all the children born and raised here. Surrounding us were homes filled with families and playgrounds and recreation areas. These families live with plutonium contamination from birth to death. Innocent new people move in every day. They come to new developments like Candelas, where it is less expensive to buy a house than in Boulder. They have no idea of the history of Rocky Flats. Or if they do, they know only of the official (incorrect) announcements declaring the contamination has been cleaned up. The location appears pristine — ideal, a playland for the rich and outdoorsy. There are no signs, no indications of the past anywhere. The only marker of the dark history is artist Jeff Gipes’ ‘Cold War Horse.’ But many drive by that eerie symbol, not knowing what it means. How ironic that this snowcapped land of hikers, climbers, skiers, bikers, the culture of Patagonia, Black Diamond, Marmot, should be laced with invisible plutonium and other contaminants.

The cheery real estate agent greeted us with brochures as we entered the model ‘homes-for-sale’ office. She cheerily played up the benefits of raising kids here in Candelas: the excellent new schools, a new swimming pool and rec center, the hiking trails running from the development through the “natural habitat” of the refuge of Rocky Flats with its “elk, deer, owl.” Standley Lake, she said, was a great place to boat and fish, right nearby. We could “rent boats or bring our own.” Kristen and I exchanged glances.

Fear rose up in me as the agent spoke, and my hand flew automatically to my neck — checking my lymph nodes — where a mark remains from having tissue removed when I had Hodgkin’s lymphoma. My cancer ties me to Rocky Flats, even though I am not from there, but so many local residents have the same blemish on their neck from having tumors or biopsy tissue removed. The proverbial downwinders’ scar.

How the hell do they allow people to live here? My mind raced, as the agent continued her monologue. Not one word was mentioned about plutonium from the former plant site. Or the risks of raising kids here. Or the rare cancers in the community. I trembled quietly with rage as she smiled her Teflon smile, handed us paperwork with price points, and pointed us toward the entrance of one model house. It had the standard stainless-steel kitchen, large walk-in closets, large picture windows, and high ceilings. Through the window glass, I could see the snowcapped Rocky Mountains in the distance. If the mountains could speak, I was sure they would be screaming.

This is the American Dream.

Suburban enclaves, and the freeways that take us to them, were built in large part in response to Cold War atomic anxiety. The government feared nuclear attack could wipe out American cities and our primary population. So, freeways were built and suburban communities were erected “safely” away from major population centers. Strangely, some of these dream communities were developed to support bomb-making factories, as Kate Brown writes in Plutopia. These shiny new houses and shiny new communities, it was thought, would make workers’ wives happy and happy wives would make happy and productive workers for the weapons’ plants. We saw this in Hanford, WA, Oakridge TN, St. Louis MO, and in the towns surrounding Rocky Flats in Colorado. Families living in these shiny locations were kept in the dark about the dangers that lurked. Cold War domestic secrets.

My cancer ties me to Rocky Flats, even though I am not from there, but so many local residents have the same blemish on their neck from having tumors or biopsy tissue removed. The proverbial downwinders’ scar.

Operating from 1952 to 1992, the Rocky Flats nuclear weapons facility was located approximately 15 miles northwest of Denver, a city built by an influx of miners during the gold rush in the nineteenth century. During the years of its operation, the plant constructed more than 70,000 triggers for nuclear bombs. Rocky Flats would be the site of two major secret plutonium fires, blowing radioactive poison into sections of Arvada and Denver in 1957 and 1969. Hundreds of smaller fires also took place, as well as regular leaks, spills, and atmospheric plutonium releases. Plutonium clouds blew over houses, swimming pools, schools, churches, farms, fields, and streams. Rocky Flats is known for powerful Chinook winds — winds that would blow plutonium dust into local neighborhoods. Locals did not know that Rocky Flats was a weapons factory for most of its years of operation. Workers employed there were forbidden to speak of their work and often didn’t comprehend the full extent of the factory’s activities.

By 1989, The FBI and EPA suspected criminal negligence at Rocky Flats, which led to a raid, led by FBI agent Jon Lipsky. A federal grand jury began an investigation, a settlement was negotiated, the court documents were sealed, and the plant closed. The story of this federal grand jury is fraught and complex, and cover-ups are suspected in the sealing of the documents and lack of full prosecution. The Rocky Flats cleanup was officially completed in 2004; however, numerous scientists, nuclear experts, local citizens, and antinuclear activists argue the cleanup is far from finished. Unknown but large amounts of plutonium and other contaminants remain on the land in what has been turned into a Superfund site, a designation made under the Comprehensive Environmental Response, Compensation, and Liability Act of 1980. The primary industrial site (the Superfund area — 485 acres) was never completely remediated. There is a buffer zone, also heavily contaminated, although the EPA claims this area is fully remediated. The surrounding area, now called a National Wildlife Refuge, was not remediated. Significant contamination has been detected there in the soil and groundwater. Many other toxic and radioactive contaminants have also been found at Rocky Flats in addition to plutonium: americium, uranium, cadmium, PCBs, beryllium, and more. A 2019 study found plutonium “hot particles” in the soil frighteningly close to the homes abutting the Flats.

Like a mother’s womb, we like to think of the home as a safe space. Radiation pollution undoes all that. Ingested and internalized radiation travels through the mother’s bloodstream and crosses the placenta. External radiation, such as X-rays and gamma rays, penetrates the womb. Wombs and homes, as permeable spaces, put the unborn and children at grave risk. Science shows us that women and children are most vulnerable to ionizing radiation exposures. Women are twice as likely to develop cancer from exposure to radiation and almost twice as likely to die from these cancers as adult males. Boys are five times more likely to develop and die cancer from radiation exposures as adult males, and girls are seven or more times likely to develop and die from cancers as adult males. Baby girls are most at risk. Yet safety standards are all based on an adult male body — “reference man” — a white, twenty-something adult male.

Rocky Flats is “a national sacrifice zone,” says Robert Alvarez, associate fellow at the Institute for Policy Studies and former senior policy advisor to the secretary at the US Department of Energy. “That’s what it is, although no one will say so officially. How much remains buried there? A tremendous amount — plutonium doesn’t go away. No one has done this yet — it’s costly and complex — but someone needs to go into those houses nearby in Arvada and take samples. We don’t know how much plutonium is in them.”

Houses and families do not belong next to radioactive sacrifice zones.

Home sweet home. Home is where the heart is. Home, home on the range. Home is where it starts. Dream home. Don’t sit home. Love starts at home. Home, home is where I want to be / pick me up and bring me down. My home is my castle. This space in which we live and raise our families occupies so many cliché, trite, and nostalgic phrases and song lyrics, yet we know home may be a place of horror, where domestic violence remains hidden. We long for the perfect dream home, but we know secret dangers lurk there. Post-World War II, those dangers include toxic and radioactive contamination.

Denial is rampant in the community around Rocky Flats. History erased. No signage. Too little public information. Misinformation. It’s all about dollars and cents and real estate. But there is community team of active folks working to protect the families. They recently halted the construction of a parkway that was to run through Rocky Flats, and they have worked with schools to halt children’s field trips. There’s more to go. The Refuge is now open to the public for recreation, despite tremendous evidence indicating that people should stay out. New housing continues to go up on contaminated land next door. Scientists like W. Gale Biggs, Harvey Nichols, and Anne Forgarty, who have been studying the soil, water, and air on the flats for years, are deeply concerned. But they are aging. Nichols, now retired from university teaching and research asks, “Who will do this work when we are gone?”

Mothers like the women of Women Strike for Peace from back in the early 1960s, carry on the work today, in Colorado. They are at the forefront of precautionary actions to protect the children and the families living near Rocky Flats. Over cups of coffee and tea, at kitchen tables, in cafes, the mothers told me their stories.

Elizabeth Panzer’s son Nathan has a very rare heart cancer, only seen in .05 percent of the population. There is no cure for his disease, he had surgery, and spent years on chemo, and his family lives with no certainty of his future. Shaunessy McNeely’s father died of the same very rare heart cancer as Nathan and lived only a few blocks from Nathan and was diagnosed in the same year. Elizabeth Panzer explains: “When we moved here, nobody warned us that this housing and land might be polluted with plutonium. So many people in Arvada don’t want to think about the dangers here. The government says it safe and they want to believe it. I wanted to believe it, too. But my son could die any day and I think there may be a cancer cluster here. We need studies. People need to know.” Panzer and her family chose to stay in their house so Nathan could continue to live a normal life during his illness. Sometimes she questions that decision. “What about the health of my other children? And if I sell my house and move away, what about the next family? What about those kids?” For a long time, to protect Nathan, Elizabeth remained silent. Over time, she became more outspoken, more involved in local actions to protect the community. Nathan, miraculously, continues to live. It’s several years since his diagnosis.

“I grew up under four miles from Rocky Flats. I had a pillow seat in my bedroom window growing up,” Tiffany Hansen explained. “I spent many nights looking out at the plant’s lights, but I had no idea what was really going on.” It wasn’t until a few years ago, after developing an ovarian tumor and experiencing other “debilitating health” symptoms (including Graves’ disease), that she Googled and discovered the Rocky Flats’ contamination story. Hansen then read Kristen Iversen’s memoir and became deeply upset with the news that she had grown up next to a bomb factory: “We played outside all day in that stuff, exposed, unaware. I was hysterical when I found out. I called many of my old friends and discovered too many stories of cancer.”

“We thought we were living the dream,” Hansen continued. Her father owned an electrical contracting company that did work at the Rocky Flats site. He was well compensated. They had a nice house with a pool, she had fancy toys like “four wheelers,” and her mother drove a Corvette. In addition to her ovarian tumor, Hansen has had one miscarriage (common to women who live nearby), and she had a benign lymph tumor on her neck as a child. In her youth, Hansen was often hospitalized for mysterious debilitating symptoms. She bears the downwinder’s scar on her neck: “Just like Kristen describes in her book about her own scar.” Her brother, who worked at the plant, has heart and thyroid problems. Hansen’s childhood best friend had a brain tumor in the third grade. Another friend had ovarian cancer and passed away at forty-three. Hansen’s high school boyfriend had stage four thyroid cancer and he survived, as did his mom; his dad passed away from thyroid cancer.

Tiffany knew had to “do something to help.” She set up the Rocky Flats Downwinders group, initiated two health surveys and a hemp soil remediation project. Tiffany is joined in these efforts by Elizabeth, Shaunessy, Shaunessy’s mother, Elaine, and others like physician Dr. Sasha Stiles.

“I cannot stay silent anymore and let such suffering happen to more children,” Elizabeth told me. “The denial must end.”

Again and again, I hear my daughter’s words, “I wouldn’t live here in a million years.”

Beaches Resort Turks and Caicos

The airport was nice, small and really close to the resort, about 15 minutes’ drive. The shuttle to the Beaches resort was seamless and easy. However, on the return, Beaches scheduled a departure that was, in my opinion, way too early — they say you have to be at the airport 3 hours prior to departure. We had to put our bags out by 8 am and then be on a shuttle at 9:30 am for a 12:30 pm flight. I would suggest travelers check to see if they can schedule a later shuttle if it is to their benefit. In our case, this was way too early to be at the airport — it took us less than 10 minutes to get through security so we had a long wait for our flight. And if your flight is delayed, as was the case for us, you have an even longer wait.

Italian Village

I was given a room in the Italian Village. This property is centrally located and close to the Pirates Island Water Park and the largest pool on property. It’s also very close to the beach.

The Family suite was spacious with a separate children’s bedroom furnished with two bunk beds, a trundle bed, a sink and mirror, and lots of closet space.

The adult bedroom was large and airy, with a great king bed and sliding door opening onto either a balcony or patio. There was also a sizeable, fully-stocked refrigerator, and you can call the concierge to ask for your special selections, such as diet pop, sauvignon Blanc, milk for children, etc. More closet space in here made it inviting to unpack and stay awhile.

I loved having a room on the ground floor because we could just walk out and be at the pool. It was also nice at night if you were at the bar/pub and just could return through the sliding glass door — super convenient. The patio was a nice, shaded spot to get out of the sun, but still be able to enjoy being outside.

The room was clean and spacious; however, I think a little more attention needs to be given to sliding glass doors, and shutters as far as cleanliness.

Caribbean village

This is the most popular village by far, it is also the closest to the beach. The décor is gorgeous and really goes great with the blue sky and blue waters. However, I felt it was noticeably more crowded. This area does have the perfect setting on the boardwalk for pictures. I also thought the public areas we visited weren’t as clean.

I asked for a window seat indoors at a restaurant and it had handprint smudges all over it. Same with a bar that I went in, I right away noticed the entry door was very greasy like it needed to be cleaned badly.

Seaside Village

This village is great for larger families that want a villa setting that’s very close to the beach. A beautiful property.

French Village

This village is furthest away from the beach but close to the main stage for acts/entertainment and also closest to the spa/gym. The pool is large but quieter because there aren’t as many kids. I think all rooms may only have French balconies, at least as far as I could tell.

Love the pretty décor with the blue waters. One of my favorite outdoor restaurants, the Bayside Restaurant and Bar, is in this area. It has great views of the sunset! Seemed to have a more laid-back vibe going on with hammocks outside of the accommodation section.

Restaurants

There is definitely something for everyone at this resort — 89 choices! — including swim-up pool bars. Most of them serve breakfast and lunch buffet-style, but you can find an option of ordering off the menu. My favorite for breakfast was a small outdoor venue on the sand by the beach called barefoot by the beach. You could order off the menu, but they gave you HOT croissants to start and the waffles were amazing. The chef even came to our table to check on us, so to me, that is always a great sign of a good place to eat.

There are options galore for food choices, and lots of seafood, of course. My favorite, however, was the Mr. Mac Food Truck parked outside of the lazy river pool at the waterpark. The best fried Mac n/cheese balls ever! He served them every day (so when they say you will gain at least 20 pounds, they mean it!).

There is only ONE restaurant that you need reservations for – the Hibachi Grill called Kimonos. This restaurant is a must! I loved all of the variety — if you want fancy, you can find fancy, if you want pub food, you can find it, if you want ice cream you can find it, if you want seafood you could find it. Oh, and of course PIZZA! You can even order it take out and enjoy it back in your suite. Excellent hours so made for a great late-night snack.

We put a lot of thought into our restaurant choices at the very beginning of the trip (the first night) they do give you a nice restaurant guide and map of the property when you check in to the resort.

Activities/Entertainment

Beaches does a great job on this! Every night, at turn-down, you get a pamphlet of the events for the next day. There is always something going on. Lots of games like corn hole tournaments, dance-off, swim-off tournaments, scavenger hunts, tie-dye workshops, water polo, beach volleyball, and so on.

Evening entertainment was great as well – Reggae Night, Casino Night (super fun!), a Jungle Book Show, Fire Show, and more. These appear on the main stage or in various spots around the resort. Karaoke or a singer was usually at the pub later on. They even had a disco place that opened after 9:30 pm (didn’t seem to make it there) but I think you had to be 18 and over.

The entertainment TEAM at this resort did an amazing job every day and night. Very talented and funny. Then, there were the beach activities that were included – snorkeling trips, glass-bottom boat rides, sailing, aqua bikes, paddle boarding, kayaks, catamaran rides. These are super fun, but you need to book at least a day prior for some activities.

These beaches definitely do not disappoint — white lapped by turquoise waters — they’re beautiful! Turks and Caicos is home to one of the largest reefs in the world — an amazing place for snorkelers and divers.

For beachgoers, the turquoise water stretches for miles until it breaks from the reef. Beaches resort is on Grace Bay, one of the prettiest beaches in the world. They provide plenty of beach chairs, umbrellas, and canopies on a first-come, first-serve basis.

And a fun thing they had as well, were mesh rings tied down not too far from shore that you could swim to, and enjoy.

We were lucky enough to go on a tour of the island — highly recommended! I don’t think anyone would be doing themselves justice if they did not go and explore this most beautiful island! Be sure to check out the visitor’s center, which provides a history of the area.

Islanders drive on the left side of the road, and you can see the watercolor change depending on where you go on the island. There’s a tourist area, with shops and bars (drinks were expensive – they add on a pretty hefty tax)

The south shore had the prettiest beach I have ever seen in my Life! We went to the highest point on the island and could see the color changes in the water. There were also some amazing houses.

Our tour guide — from Paradise Scooters, https://paradisescooters.tc/ — was the best tour guide. We originally signed up for scooter rentals with a guide, but after we had a lesson, it was obvious that we were not going to make it on scooters (they’re a lot harder than they look!). Also, you have to drive on the left side of the road and figure out the turnabouts. Not for the faint at heart!

The scooters would have been fantastic if we had felt comfortable with them, but the company was very accommodating and scheduled a van tour for us. In the long run, this was the way to go. We learned so much from Ayanna — a local with a large family! She waved to so many people on our tour who are related to her. She is also the only female on the island who has the paperwork to ride a scooter. She was awesome and she is voted the best tour guide on the island.

We learned so much on this day – about the politics, the struggles, the locals, and got to try out the best beachfront restaurant called the Conch Shack and even got a demonstration of the conch being removed from its shell. Ayanna also let us have a shell and stopped at a local store for us to get bleach to clean the shell. It was awesome!

This island is a great choice for a wide variety of people. You do have to like the water, heat, and humidity because that is a given. You have to like meeting others from different parts of the world – Jamaica, Haiti, and the locals of course.

If you have a young family, I highly recommend Beaches, however, there is the rumor that they will be closing indefinably in January 2021. No one seemed to want to talk about this or really believe it will happen however and so I didn’t push the subject.

Hopefully, it won’t happen and something will take place as Beaches is a great choice for families that want to experience a tropical island but also have the many things to do and see while at a resort, and have the all-inclusive experience.

During our (long) wait at the airport, I overheard a few families talking about Beaches and both had the best things to say and loved their experience. They both brought large families with them and felt the accommodations couldn’t have been more perfect. It was nice to hear. However, I feel this island has much more to offer as I got the sense there are a lot of condos and villas. Also, the beach on the south shore, Long Bay, seems to be the upcoming spot. The Shore Club would be my choice of accommodation for a luxury resort experience if it were an adults-only vacation.

All in all, I really enjoyed my stay at the Beaches. The staff was nice and the grounds were immaculate. My only complaint would be the cleaning of walls, windows, things that go unnoticed until they are noticed. Hopefully, this resort will remain open otherwise they will be selling a lot of prime beachfront property to someone.

And Front Range developers like McWhinney, the owner and operator of the Ride at RiNo “micro-studio” apartment building that opened at 3609 Wynkoop St. in late November, see big demand for micro in the future.

Ride sits on about three quarters of an acre just across the pedestrian bridge from RTD’s 38th and Blake Station rail stop. Its five stories house 84 apartments ranging from 369 square feet to 849-square-foot “live-work” studios. Rents start at $1,189 per month for the smallest floorplans.

As of last week, 37 leases had been signed there, keeping up with McWhinney’s expectations during the slow winter rental season. On a per-square-foot basis, the cost is comparable, even higher, than some nearby one-bedroom apartments. Murphy is one of eight tenants who have a car at Ride. That’s a good thing because the building has just 42 spots, including four dedicated to car2go rideshare cars and four more dedicated to parking for people with disabilities. The reduced amount of parking — allowed by the city thanks to the building’s proximity to transit and commitment to providing both car- and bike-share options — and the elimination of some costly amenities (namely, a heated pool), helped McWhinney control costs and provide cheaper rents to tenants, community manager Jesse Neal said.

It’s not exclusively micro, but Continuum Partner’s mixed-use Market Station redevelopment project will bring 75 apartments under 500 square feet to downtown Denver after construction wraps next year, said Mark Falcone, Continuum’s founder and CEO. Rents are expected to be in the $1,200-per-month range. In a metro area where rents rose at the fourth fastest rate in the country earlier this decade — shooting up by 46.9 percent between 2010 and 2017 — even gentle price relief is sure to be welcome downtown.

“It’s still an expensive unit but it is within reach of somebody making $40,000 to $50,000 per year. That’s 60 to 70 percent of median income at that range,” Falcone said. “We don’t believe this is the be-all end-all of addressing our housing challenges. But we are learning a lot in this project about how to create more efficient square footage options and that’s part of the puzzle.”

Denver is somewhat of a late arrival in the American micro-apartment movement. Coastal cities like Washington, D.C., or New York have been at it for some time, said Amy Groff, a senior vice president with the National Apartment Association. The average unit size in “micro” projects in those markets is between 250 and 350 square feet, she said. They are especially appealing to millennials, in Groff’s experience, the biggest demographic of renters today.

“They’re not interested in have a large living space. They don’t need a lot of stuff,” she said. “They just need the ability to cook a small meal, sleep, store some clothes, then they’re out and about. They’re busy people.”

There are homes for sale around Denver with master bedrooms that eclipse 450 square feet. But developers pinpointing and seeking to meet market demand for cheaper apartments by building smaller units mirrors a recent trend in Denver’s home sales. The average square footage of homes sold in the Denver metro area was 2,509 last month, down from 2,689 square feet in March 2018, according to real estate research firm Metrostudy. Major metro area developer Oakwood Homes last year rolled out smaller floorplan homes aimed at lower-income buyers.

Chérie Talbert, CEO of the Home Builders Association of Metro Denver, has spotted the dual trends.

“Like homebuilders, who constantly are studying the market and their customers, the apartment community has found that there’s a market for smaller apartments,” she wrote in an email.

Projects like Ride and Market Station make up just a sliver of Denver’s apartment landscape. There were nearly 27,000 apartments under construction in the metro area at the end of 2018 with more than 25,000 more in the planning stages.

Even if developers don’t embrace building studio-exclusive projects, studio and micro units stand to become a bigger part of the overall apartment picture. McWhinney’s buildings typically featured about 15 percent studio units prior to Ride being built. The company is looking to up that to 25 or 30 percent in future buildings, Jaudes said.

Lance Gutsch, co-founder of development firm Pando Holdings, is an evangelist for micro-apartment projects in Denver. Pando’s two buildings at 1570 and 1578 Humboldt St., collectively known as the Economist, went on the market in September and last week, respectively. Eighty-nine of the 97 units are studios. They range from 288 to 380 square feet with rents running from $985 to $1,370 per month.

The project caused a stir among City Park West neighbors because it had no on-site parking. Pando leases a surface lot with 43 spaces nearby. But six months on and with 43 percent of the units leased, the Economist and its residents have brought just five cars to the neighborhood, Gutsch said. He’s now planning to build a 12-story building near Union Station that also would offer no on-site parking. Garages are among the most expensive elements of multifamily building. Skipping building an underground garage or parking pedestal means developers can pass savings on to tenants or invest in other things like enhanced architectural design.

“People are after attainable housing and to the extent you can deliver it in the core of the city, especially where there are jobs and no need for a car, we absolutely need more of it,” Gutsch said.
