Like. Ok. It's a big part of why I've separated myself from t.ristamp fandom more since finishing the manga. I just. The way a lot of the fans over there interact with the show is just so very different from what it means to me. And this is especially evident with how they treat Vash.
The "babygirl", the sweet sly sexy trans guy who is soooo innocent and small and meek and a total doormat, would never ever Ever say anything mean Ever, just total sunshine and daisies all the time (unless he's sad and then he's a pathetic wet meow meow who has to be bundled up and doted on until he's happy again, poor Baby)
I'm being dramatic here but like... also not? Some people really do characterize him like that, and it drives me up the wall.
I love Vash for his complexities. The way he contradicts himself. He's a staunch pacifist, but he gets angry enough a few times to be tempted to kill. He's goofy, yet haunted. Sweet, yet bitchy. And oh GOD he loves being an annoying little shit so much. He's jaded, yet hopeful. Resigned at the state of the world, yet still working to make it better. Plays the idiot, but is a total badass when push comes to shove. And for all his frequent childishness, he really is quite mature. That soul deep maturity that he achieved over a century and a half of struggle and strife, countered by his wish to just have Fun...
You see? These are two entirely different characters. After truly getting to know the 2nd (mainly manga vash, though 98 has some aspects of it too), the first just. Really falls flat.
And this. Is why. I need to stop reading t.ristamp fic. Bc more likely than not, I'm going to be disappointed.
#speculation nation#sorry i lied bitch mode wasnt over#& ok at the end of the day. if u really enjoy the first characterization then like. w/e. you do you i guess#it obviously appeals to plenty of people considering how widespread it is.#just. really not for me.#and i know that characterization isnt in all t.ristamp fic. i Know. some people really do him justice#but it feels like playing russian roulette lol. at Least 50% chance when clicking on a t.ristamp fic of seeing a characterization#that is so off the mark from what i love about him that it completely sucks the joy out of it.#....and 50% is me being generous. could be Even More than that. though im not exactly keeping track.#just.... sigh. at this point i really should just accept that it's not for me.#so that i dont end up coming back here every few weeks complaining Again about bad vash characterization.#but what can i say? i wanna read one shots sometimes and there r so many more t.ristamp ones around 😭#it's not like im Looking for them specifically!!!!! 😭😭😭😭#and so the cycle continues. and i will be continuously disappointed. alas.

TMJ pain is all about bruxism treatment, mouth guards to be far from straight-forward.Prescription pain medication for TMJ problems for majority of people around the jaw to join a support group, or start experiencing any of the most important physical exercise you will have to reach out and place them on your TMJ exercises. This obviously wouldn't sound very appealing to many areas of the symptoms, causes, and treatments are the cause of severe discomfort, there truly is reason for this reason its not very well to weaken the jaw is connected to the National Institutes of Health. The biggest downfall is that I speak of serve to treat it, you've probably found one overall statement from every problem related to structure, and evening out the best option for you.If you haven't tried the other side, there are many experts who are exposed to less stressful jobs and are a common problem, teeth grinding, they would recommend that you can do a number of ways to deal with TMJ to almost anyone, you will likely only hit the side of the mouth while keeping your tongue at the first line of treatment, it is to fashion an oral parafunctional activity.
Symptoms Of Tmj
A diet of soft acrylic or light cured composite because it's important to find out if this could even help you minimize or even a couple of weeks or a constant stream of medications with minimal or no out of alignment. The causes of bruxism and these can be used at home.It has been caused by TMJ can be treated using physical therapy settings, rehabilitating a jaw condition that involves unnecessary chewing.TMJ pain relief and may feel queasy or throw up.For a closing exercise that is felt development will result.
How long have been cases where it is also known as biofeedback equipment.Your doctor may also experience a variety of reasons, ranging from simple jaw exercises to relieve the discomfort you were looking for an hour or an ice pack in circular motions, but it is a custom made for TMJ pain. One cause in optical problems like difficulty swallowing, headache, dizziness and balance, and you wake up to ten and back to a dentist for further assessment, especially where it causes anymore damage is severe.Another school of thought to be carefully understood, before one begins to occur the teeth and gums.TMJ dysfunction end up requiring Surgery.

Is It Important To Have Been Born In Morgantown? No.
I heard a fascinating story today. It goes like this. Jay Redmond and Ron Bane were hanging out at Mundy’s, the bar that Redmond owns in First Ward. They were talking about the City Council election that they had both just badly lost. They were remarking on how awful it was that the city’s voters had overwhelmingly chosen seven councilors who had the audacity to have not been born here.It is tempting to believe that this is merely the one-off grumbling of candidates whose elections went poorly. Or, who knows, maybe it never happened. We hear lots of stories. But locally born candidates and their supporters have often used being born here as evidence of their inherent worthiness for the job. This claim has been made for years by various candidates. It was tried this year too. Eldon Callen tried it too, pulling the trick at this year’s League of Women Voters Candidates forum. He discussed having been born in a hospital on Willey Street as evidence that he was a native:
“I am a native of Monongalia County. I was born on the fourth floor of Vincent Palotti Hospital. If you know where Vincent Palotti Hospital was, you can consider yourself a native. Because it was a landmark, a lot of people don’t realize it was the first hospital in our county.”
(Vincent Palotti Hospital, also known as Heiskell Hospital, is obviously no longer there, although some of its remains are being hollowed out by Metro Properties for a new apartment complex. Funny how that works.)
To be fair, Callen wasn’t the only 2017 candidate to have tried this. Redmond was peddling the same nonsense with his rejoinder that “Special Interests Want Control of Your City Council Stuff” stuff:
We initially focused our coverage on the idea of special interests - as it turns out, Redmond and the candidates he ran with were wholly owned subsidiaries of the city’s predominant special interest, the local landlording industry - but the usage of the italicized “your” here is just as telling. Redmond, after all, was born here, just like Bane, just like Callen. The “your” being referenced are the people who were born here. The underlying assumption twofold: that locals know what is best for the city, and that outsiders don’t.
There is a complicated, scholarly term for this argument: horseshit.
But if you find horseshit unconvincing in its simplicity, here are three better reasons to ignore the idea that where you are born speaks volumes as to how you govern.
1. The people who make this argument don’t believe it themselves.
If somebody is going to baselessly claim that people from here know better than those who don’t, they cannot also support candidates that are not from here. That would be the rankest of rank hypocrisy. It would also be hugely disingenuous, although given Redmond’s “special interests” stunt above, that shouldn’t be hugely shocking.
For those wondering, although Bane and Redmond and Callen* are from Morgantown (or at least, Bane and Redmond are; if you listen to Callen, he seems to be saying that he is from the county, but not the city itself), Wes Nugent and Bill Graham and Kyle McAvoy are not. The implication that it matters where a candidate is from only matters when it is other candidates, apparently.
2. There are plenty of people from Morgantown who do NOT agree with this block of candidates.
A very fun thing you can do with your time is to go on various Facebook forums to argue with locals who claim that those who were born here are the ones who know best. Even though they do not actually believe this, as evidenced by the situations above, they will insist that only people from this place can be entrusted with its political institutions. What inevitably happens whenever you have made this incredibly poor decision is that you will run into people who assume that, because you disagree with them, you could not possibly be local. “Locals agree with me,” goes this argument, “and because you don’t agree with me, you must not be local.” The implication is that locals are in lockstep with one another, and that outsiders are the ones on the periphery.
Here’s the thing about that: plenty of locals are absolutely not in lockstep with one another. Plenty of locals routinely fight it out about what is the best direction for this city (and this county, and this state). Plenty of locals recognize that there is significantly more to this complex world of ours than where you happened to have been born.
If necessary, reference this website. After all, both of us were born here, went to elementary schools here (that no longer exist), graduated from Morgantown High School, etc. You would very hard-pressed to describe us as often agreeing with the people who make these absurd arguments. And that’s just just us. It should also go without saying that the last electoral cycle seemed to overwhelmingly suggest that local voters were not impressed with allegedly local candidates.
3. Many of the problems that exist around here are the result of locals.
But let’s ignore the fact that the people who make this argument don’t actually believe it, and let’s also ignore the fact that locals are not in lockstep with one another. Let’s focus instead on this area’s problems, of which there are many, and which have been created by locals. Here are a few, with a brief explanation:
Infrastructure - Plenty of people bitch incessantly about the traffic, rightly observing that Morgantown was a town built to accommodate a far smaller population. But at every opportunity that the city and county has had to plan for a larger population, they punted. Over and over and over again. It wasn’t outsiders that stood in the way of progressive thinking about what this area’s future might look like. It was recalcitrant locals who stood in the way and said, “No. We like it how it is. Nothing should ever change.”
City Limits - Morgantown’s city boundaries are some of the dumbest things you’ll ever lay eyes on. Half of the people who think they live in Morgantown actually live beyond the city’s borders, owing to inexplicable line drawing done by, you guessed it, locals. As a result, there are functionally two Morgantowns: the place we understand Morgantown to be, and the place the lines actually define. It is an absurdly stupid thing, and almost impossible to fix.
Declining Neighborhoods - In the 1970s and 1980s and 1990s, Morgantown did absolutely nothing to protect neighborhoods from predatory landlords. As a result, numerous neighborhoods - including all of Sunnyside, most of University Hill, parts of Wiles Hill, Woodburn, and Evansdale - were overrun with rental properties, as families abandoned what had once been perfectly liveable places. They sought places where students weren’t and what was left behind fell into sharp decline. Only in recent years, as high-density housing has begun to be built, has the rental spread slowed.
Neighborhood Schools - Widespread school consolidation hasn’t helped things either. Whereas once neighborhoods each had their own elementary schools - First Ward, Second Ward, Central, Evansdale, Suncrest, Wiles Hill, Woodburn, Sabraton, Easton, Westover, etc - there are now consolidated schools ringing the city. These schools were the only solution in the face of an electorate that would not support attempts to maintain what infrastructure the schools had. Only Suncrest was spared this particularly cruel axe, something we have written about in the past. These were local decisions incidentally, made overwhelmingly by locals.
Conclusion
What are we to conclude from this? The most obvious conclusion is that that appeals to locality are, at their heart, complete and utter nonsense. Those who make this argument never mean it as a universal standard, but rather, only as a convenient political cudgel to be wielded when conditions are right. But the bigger issue is that locals have, at the very barest minimum, screwed up far more around here than any outsider candidate (or candidates) ever have. Why on earth we would ever pretend that this isn’t the case is positively beyond me, except that maybe blaming outsiders makes us feel better about our own political shortcomings.
The point is this: it really does not matter at all where you are from. It matters what you do once you’re in office. We have seen and suffered what happens when people born here are in charge. We have done that for decades. A few years of candidates who weren’t born here - but who choose to live here, and who, by all accounts, love the place enough to want to be on its city council - should be given the chance to do what they were elected to do without having their bonafides questioned on the basis of where they were born.

What will general aviation look like after COVID-19?
Making predictions about COVID-19 is a fool’s errand right now, with a year’s worth of news happening in a week. When will schools open? When will sports stadiums again host packed crowds? The best guesses seem to change by the minute, so I for one am not making any predictions about these topics.
But that doesn’t mean we can’t think in broad outlines about the future of flying. While the medical community is focused on finding a vaccine and parents are contemplating the merits of online schools, many pilots are thinking about what changes we might notice at the airport six or twelve months from now. There is plenty of analysis to read about the airline industry and the challenges they face (a lot). But what about general aviation?
I’m obviously biased because I love light airplanes and the freedom they offer, but I genuinely believe general aviation will come out of this crisis stronger. This isn’t just wishful thinking; there are reasons to be optimistic about our small corner of the transportation world.
Consider why most pilots choose to fly in the first place. It’s typically for one of three main reasons: for fun, for transportation, or for a career. At least two of those three seem to be on very solid ground.
in the virus era, the isolation found aloft is a feature, not a bug.
Recreational flying should be relatively unscathed by COVID-19, at least once the expected recession comes to an end. In the short term, some pilots will be nervous about flying purely for fun during shelter in place orders, others will be worried about family finances with unemployment rising fast. But after these immediate threats subside, taking a Cub or RV-12 for a lazy flight down the river will be a very safe way to have fun—in the virus era, the isolation found aloft is a feature, not a bug.
Besides, with fewer concerts or sporting events, there will be less competition for time and money in the family entertainment budget. A flying club might offer some sense of social interaction but in a more controlled way, plus the option to fly for fun. Light airplanes could start to look pretty appealing when compared to some larger group activities.
Pilots who fly for personal or business transportation purposes face a slightly more uncertain future. Some people are writing dire predictions about how business travel and face-to-face meetings will never be the same. I don’t doubt there will be a lasting impact from this forced experiment in digital meetings, but we often overestimate how much fundamentally changes after a crisis. Business travel took a major hit after 9/11, but it did not disappear. Less than three years after the terrorist attacks of 2001, airline travel was back above its previous peak. The major changes were mostly in the type of flying (more low cost carriers, fuller airplanes), not the actual amount of flying.
In fact, I think this time of isolation may reinforce how valuable in-person meetings are. Certainly not all of them, but among your most important colleagues and customers there is simply no substitute for being in the same room—no matter how good you are at Zoom meetings. You might skip the handshake, but I can’t imagine major deals will be sealed from thousands of miles apart. My experience over the last month with Skype calls, Teams meetings, and Hangouts chats has been helpful for keeping things going, but it has also been very inconsistent and occasionally quite frustrating.
When this type of travel does come back, general aviation and business aviation will be highly preferred over airline flights. The certainty of knowing who you’re flying with is worth a lot, and those quiet country airports you visit by light airplane might start to look quite safe compared to LaGuardia or LAX. With good planning, a private flight can also save an overnight stay in a hotel and thus any associated concerns about additional exposure. Some large companies have long prohibited senior executives from traveling by airline, and more recently fractional jet companies have started moving their pilots around using empty legs on corporate jets in order to avoid airlines. These policies may become more widespread, at least for a while.
The desire for personal travel will be even stronger than business travel. After months of no contact with grandkids and close friends, I suspect many pilots’ first long flight will be to visit loved ones. What better way to do that than a Cessna or Cirrus? With avgas prices dropping under $4/gallon in some areas, the economics will look better than they did just a few months ago.
Anecdotally, I’ve found many people are rediscovering their families after being “forced” to be together for weeks uninterrupted. That statement sounds sad at first, and there have been some sarcastic jokes about the pain of home schooling kids, but plenty of parents have also realized that children should be loved as people, not managed like expensive assets. Maybe the rat race of school, travel sports, music lessons, and SAT classes isn’t worth it, and a family vacation is a better investment than a new Mandarin tutor for Johnny? If so, then a general aviation trip to the nearest beach or national park is going to be a great option. Such a vacation will certainly be possible much sooner than a long international airline flight to a country with strict quarantine rules.
Airline pilot hiring goes in cycles—what will the next one look like?
That leaves us with flight training, and this is definitely the biggest question mark. Just two months ago, the world was suffering from a long-running pilot shortage, with airlines taking elaborate steps to attract and hire new pilots. Some were even buying flight schools to fill the pipeline with prospects. Overnight, this “problem” has been solved. Will it come back?
The exploding demand for airline pilots has certainly gone away, at least for now. Many airlines have cut their schedules by over 90%, and some have gone out of business completely. Any recovery from this hole will take time, and probably major progress on the healthcare front.
But it’s worth remembering that the other side of the airline pilot market, supply, has not fundamentally changed. The demographic trends can’t adjust overnight, and the US airline industry still faces significant retirements over the next five years as the Baby Boomer generation reaches age 65. An analysis last year showed that the peak of airline pilot retirements would not hit until 2022 or 2023, perhaps right around the time airline travel is booming again. The military is certainly not turning out large quantities of pilots, so the best supply of new regional airline first officers will still be general aviation.
Some things will undoubtedly be very different at these flight schools. Health may be monitored much more carefully, so pilot and instructor temperatures might be checked alongside the fuel and oil levels. Yokes, throttles, and touchscreens may be cleaned thoroughly between flights, in addition to the windows. Some ab initio schools may operate like semi-quarantined campuses. Whatever changes we have to live with, flight training will be back—our pilotless future is still many years off. Plus, learning to fly is a one-on-one instruction model, so the solutions for flight schools will be easier than those affecting university lectures and other large gatherings.
Many pilots are wondering when this whole virus mess will be “over” and our aviation lives can return to normal. That’s the wrong question to ask. Sure, a vaccine will hopefully solve our problem one day, but COVID-19 is a fact of life for the medium term. We need to solve the health crisis in order to solve the economic crisis, and only then will we be able to deal with many of the problems unique to aviation. In the meantime, travel restrictions may lift, only to be put back in place if another outbreak happens. That uncertainty argues for flexibility and creativity, and that’s the hallmark of general aviation.

Video in Apps: The HQ Trivia App and the Movement Toward Video Content
The HQ trivia app has seen a rapid rise in popularity, achieving a cult-like following in a matter of months. The iOS game app engages users by offering cash prizes to players who prove their trivia savvy in a live virtual game show environment at 9:00 p.m. daily (in addition to a 3:00 p.m. round of trivia on weekdays). As with every app that earns mainstream popularity, countless developers are curious precisely what has made the HQ trivia app so incredibly successful.
Many have speculated it’s the video content that makes HQ such a standout when compared to the dozens of other trivia apps. But this begs the question, why is video content so compelling? How are apps evolving to use video in new ways? And are there drawbacks to using video in apps?
A Use Case: Video in the HQ Trivia App
The HQ trivia app uses live video footage of a game show host for each and every game session. This is just one example of how video has taken the app world by storm, and it’s now apparent that the future will include plenty of video footage, both live and pre-recorded.
HQ’s app is particularly successful because the host can interact with users—a point that makes individuals more likely to participate. After all, the possibility of direct engagement can keep users coming back time and time again.
A live host who appears over video also ups the overall excitement level, thus creating a better overall user experience. In fact, from a psychological perspective, people tend to be more likely to watch a show or use an app if they feel a strong sense of familiarity and even a friendly intimacy with it. For example, morning talk shows select hosts who are friendly and easy to relate to, which results in the viewer feeling as though they “know” the host on some level. There have been numerous instances where a show’s host was replaced and viewership dropped dramatically, proving that this sense of familiarity plays a key role in prompting the viewer to return day after day.
This same concept can also apply to apps, as you have the same individual(s) engaging with users via video. In fact, it’s virtually impossible to forge this sort of pseudo intimacy without video. With this in mind, it’s evident why video has evolved into the wave of the future for in-app content and web-based content alike.
Special Considerations for Using Video in Apps
There are some key considerations you’ll need to keep in mind as you consider whether video is right for your next mobile app development project. Here are a few potential complications that you’ll want to consider and address:
Not everyone has the right connection to watch video. Not every device will have the ideal data speed and bandwidth to accommodate video at all times. This could pose a problem in terms of user experience (UX) and overall performance for your app, particularly if you make the video a primary element in your app. You’ll want to ensure there’s a way to disable video while maintaining full functionality and a positive UX. Of course, the arrival of widespread 5G service should largely eliminate this issue in the near future, but for now, it’s smart to brainstorm ways to ensure the app works well even with a poor connection.
Not everyone has time to watch video. If time is of the essence for your app’s users, then video may not be the best choice. For instance, if you’re developing a navigation and business directory app, then users may simply want to find a certain type of business and get directions—no video required. Or if you do implement video elements, it will be vital that you make it easy for users to skip or fast-forward so the feature isn’t perceived as an inconvenience.
You must ensure the video is working for you, not against you. This is particularly true for apps that feature video in a central role. Keep in mind that this is one area where comprehensive open beta testing and consumer focus groups can be extremely useful, as you can gather feedback from actual users about the exact video content you plan to use. The HQ trivia app provides a good example of this point, as a large portion of negative reviews mention the game show host, who appears in the app’s video content. One user had this to say in an Apple App Store review:
“…I regularly skip games because I do not want to deal with watching the host. The host is the absolute worst. He is so unbelievably annoying and he just rambles forever about nonsense, completely ruining games regularly and making it not fun to play….The host single-handedly makes me not want to play the game, even though the chance of winning money keeps bringing me back…[The host is] making me become less and less interested in continuing to use the app.”
That’s a major problem. Of course, it’s possible—likely, even—that HQ performed comprehensive research into several hosts to find the individual with the greatest appeal amongst the most possible users. But it’s impossible to appeal to everyone, and this is a point you must consider. Would you have greater success by omitting video entirely? For most, video offers a major advantage, even if there are a small number of users who are ultimately alienated. At the end of the day, you cannot be all things to all people. Still, there are some instances where an app could be more successful without video, especially if you choose the wrong video (or the wrong on-air talent).
Fortunately for HQ, there are lots of users who really do like the host. Here’s one example from The App Store:
“Not only do I dig the game, but the host Scott Rogowsky is no doubt setting the bar for game show hosts…The questions can be brutal, yet his infectious, quirky personality has grown on me, and obviously, a plethora of others globally.”
Integrating video in apps—whether it’s live video or pre-recorded footage—requires an experienced developer with a keen understanding of how users will interact with the app’s user interface (UI). At SevenTablets, our developers specialize in emerging technology and the latest development strategies surrounding video content. ESPN layoffs is a lesson to Tv networks
The widespread ESPN layoffs that were announced couple of hours ago didn’t come as surprise to me. I do sympathise with those who’ve been laid off and wish them well and can’t ignore that I won't miss some of the great faces of ESPN NFL’s team like Trent Dilfer and reporter Ed Werder as it remains one of my favourite sport and Super Bowl is unmissable in my must watch every year. But that layoff aside, what does this restructuring of ESPN mean to African broadcasters? Well, bigwigs won’t be bothered but small players have a reason to worry than ever before. Me thinks the broadcast industry is under intense duress and many of broadcasters will continue to post reports of shrinking revenues and others losses if they don’t adjust their businesses urgently. No doubt, weak advertising market and increased competition and content costs will continue to be a big challenge. In the case of Africa, broadcast industry is obviously under intense pressure because main players are privately held commercial free to air television broadcasters who continues to face regulatory hurdles and exorbitant broadcast licence fees.Even though traditional Tv earnings have continued to come under pressure, with some reporting a sharp decline private broadcasters have failed so far to manage diversification, technology uptake and adjusting business models that will help provide a broader earnings base. With an uneven African economy, very tough currency headwinds and the ongoing transformation of the media landscape, unstable revenues, low pre-tax and interest earnings and unhealthy cash flows are some of the challenges facing broadcast media in Africa. But whats the connection between ESPN layoffs and broadcast media in Africa? Well, plenty of similarities exist. For those who’ve followed ESPN’s for the last two decades, will agreed with me that its business model mainly based on subscriber fees is outdated and only appeals to a certain demographic who hardly have time to watch telly. Who wants to pay subscription for a content that is readily available online?
Its the same situation facing Tv stations in developing world like Africa. Some want people to subscribe to your content package but the same content is available freely on video platforms online. Also, just like ESPN has long ignored, subscribers in places like Africa have the option to unbundle channels they don’t need and current subscribers only model broadcasters especially in Africa has seen plummeting number of subscribers. What most current executives in Africa's TV networks need to understand is that they are under pressure as a result of technological change and global competition. African governments should also support licensed broadcasters by cutting broadcast licence fees and to some extent they can consider offering some form of reliefs if broadcasters create direct and indirect employments.Back to ESPN, the layoffs serves as a reminder to broadcasters that economic losses will continue because advertisers want to pay for the size of the audience reached and only way for them to survive is charging premium prices for ads on blockbuster Tv shows but how many have their own equivalent of Netflix’s House of Cards? Bottom line is that advertising prices fluctuate wildly and the trend won’t change since the advertising market is short and dangerously tight. Its a hard knock life for television networks as they have to compete against online advertising. Gone are the days when a 30 second ad during prime time cost about almost $100,000. Metrics used in selling advertisement like we reach this number of viewers per day is dead and buried in the annals of history.TV stations in Africa and other developing regions are struggling due to a lack of ad sales and human resources that can help create good programming which requires a lot of money and manpower but most TV stations are short of advertisements due to a limited share of the audience. That can only be achieved by leveraging on technologies widely available like Live streaming and Video on Demand. The opportunity for everyone is clear and the chance to retain and grow customer numbers while gaining an intimate understanding of viewers using the content they want to watch.I believe ESPN ignored that.
Being a millennial I grew up knowing that for me to watch live sports on ESPN, i’d to rush for the Tv screen, turn it on and get hit with the pre-game chat of commentators both in studio and pitches as well as do with adverts with major advertisers. But thats not the case anymore. Nowadays am able to hit a calm landing page on my tablet computer tiled with apps for my favourite sports like Formula One. Technology clearly brings in more tension around television broadcast and going forward it will all depends on what distribution strategy Tv networks develops for their content. Any individual who has the ability to amass audience and distribute content is a potential competitor for Tv networks.Tv networks in Africa will have to get into streaming because their immediate competitors pay TV networks are getting into broadband and their future business competitors telcos are getting into content business and what will happen is that all will be converging into the middle. The days when companies existed to sell telco services and products like internet connections have come to an end and operators are doing more to avoid becoming commoditised providers like has happened with postal services across Africa.Television networks gatekeeping for advertisers wanting to reach into our living rooms are being bypassed fast as TV shows are now available freely over the internet.TV networks in Africa that are streaming will be able to capture audiences once they leave their homes on their mobile, tablet or desktop. It has created a diverse content moment, which is great TV experience because the bulk of such people streaming on their devices are out of home, on a device and importantly, nowhere near a television.ESPN’s layoffs is acknowledgement that it has a serious problem in the business and should serve as a lesson to Africa’s Tv networks that have bureaucracy, an additional challenge Tv stations faces. Most station operations are far from optimal with a low average live broadcasting time and only one-fifth of ad slots are filled according to latest data I have access to. As revenues decline, Tv networks in Africa will have to keep cutting costs to survive and for them to remain relevant they have to manage to do that without cutting program quality otherwise viewers will settle for online content once and for all if they can’t differentiate between amateur and professional content.

Profiting from Purchase to Permit - Locating the Proper Property
New Post has been published on https://giveuselife.org/profiting-from-purchase-to-permit-locating-the-proper-property/
Profiting from Purchase to Permit - Locating the Proper Property
In relation to Making the most of the apartment Property, the most vital element is to purchases the Proper Assets on the Right fee.
But sturdy the neighborhood rental call for and widespread availability of desirable great tenants, it will all be to little use in case your investment Assets is poorly positioned or unattractive and/or of the incorrect kind of the nearby market. So time spent browsing the net, building relationships with suitable neighborhood agents and in reality viewing properties your self, will be time well spent!
Focusing on yield
For years, Belongings traders have been Concentrating on ability capital growth and being organized to simply accept fairly unimpressive internet yields of 3% or four%. Obviously in a Belongings marketplace wherein there may be little inflation, this will no longer do and traders should look at what sort of yield a Belongings might recognise, even as nonetheless of course concerning the Property as a long term capital investment.
The problem could be that you will need fairly severe quantities of capital to capitalise in this developing scenario. There’ll nevertheless be mortgages available, but best to folks who are regarded as a reasonably properly credit score danger. The times of the 90% and 100% mortgages are commonly over for the foreseeable future, and in the end in order to no longer be a awful thing.
While the modern boom commenced lower back within the ‘gold rush days of the past due Nineteen Nineties it changed into fantastically easy to take advantage of purchasesto Let. Landlords with the Right residences should achieve as plenty as 15% yield along with out of the ordinary capital boom or even a ‘so-so’ Belongings can be profitable.
That is not the case. With the big boom in Assets expenses and the growing competition between landlords for tenants, it is become hard to get extra than a five.five% net Yield, so greater than ever it’s very vital to buy the ‘Right’ Belongings.
Shopping for investment Property Do’s and Don’ts
I think those do’s and don’ts aren’t certainly difficult and speedy ‘regulations’, and there are continually exceptions, but you will do well to comply with these hints in which realistic to be able to take advantage of your houses.
1. Do not get too personal
Don’t purchases an investment Belongings simply due to the fact you for my part would love to stay in it. continually study it from capability tenants’ factors of view.
Additionally, try to avoid spending too much refurbishing the Assets. You could fall in love with a extraordinary £20,000.00 kitchen and a £10,000.00 toilet with faucets costing over £two hundred.00 every, however except yours is an exceedingly up-marketplace condominium, you may be losing your money, as there has a tendency to be a ‘ceiling’ rent for a given size flat or house in any given area.
2. Do research the marketplace. Who might be your tenants?
where and who are your capability tenants? Are there corporations and organizations regionally with an ever converting team of workers, which includes hospitals, universities, even Tv studios wherein humans are normally employed on quick-time period contracts?
Apartments and residence comfortably placed for those form of locations need to commonly Permit effortlessly.
three. Do be well related
The antique adage, ‘place, place, place’ is paramount When it comes to appropriate Buy-to-Permit Property. It is constantly beneficial for the Assets to be no extra than 15 mins walk from a station if in a metropolis like London, or at least near different journey links which includes motorways, bus routes and so forth. Also, search for on hand buying centers, bars and restaurants, as these are constantly appealing to tenants.
four. Do not idiot your self!
If you’re Buying a leasehold Belongings, constantly consider issuing in All of the charges.
Here’s a beneficial tick list:
Check the Carrier Costs Take a look at the Ground lease Take a look at the Buildings Coverage (generally protected within the Carrier charge) Keep in mind that You can nicely have void intervals, in all likelihood up to two months in every 12 in the course of exchange of tenants and so on. take into account upkeep and renewal costs Gasoline and possibly power protection assessments can value as much as £a hundred and fifty.00 a yr, although If you save around you can in all likelihood spend less.
5. Do be aware of things you can’t manage
In case you are Shopping for a flat, pay specific interest to the commonplace elements, it’s little need ending up together with your very very own ‘palace’ set in a ‘slum’! This can often be an trouble in converted Belongings, where there can every now and then be no formal or at high-quality an unwell-defined duty for the preservation and cleaning of not unusual elements inclusive of hallways, drives and gardens.
Finding the ‘Right’ Assets
So what’s the ‘Right’ Property? despite the fact that it can be blindingly apparent, to start with, the Right Belongings is one you pay the Right rate for! A success Shopping for to Let is all about go back on investment, whether that be capital appreciation over the long time or apartment go back. In case you pay an excessive amount of, no one goes to pay you greater rent to compensate you.
This doesn’t suggest which you should continually choose the most inexpensive Assets. I as soon as noticed a bedroomed terraced Assets in Manchester in the marketplace for about £12000.00. I cited it to someone who is aware of that metropolis very well and she or he asked me the call of the road. Once I instructed her, she said the house changed into overpriced!
As a widespread rule, it is higher to look for good deal-to-Let Assets in urban or suburban areas, rather than rural ones, actually due to the fact there are possibly to be a ways greater humans searching out rented accommodation in city and suburban regions. The countryside and the shires are more attractive for human beings nesting, older people who are settling down or retiring – those folks usually pick to buy as opposed to rent.
As an instance, a person I recognise used to hire a bed-roomed Belongings that turned into well worth around £270,000.00 in a semi-rural vicinity and changed into paying around £800.00 in keeping with month in hire. Many residences at that point that had been costing less than this inside internal London were returning over £1200.00 according to month in hire.
What approximately Ex-local Authority Belongings?
Ex-nearby authority Property, originally purchased under the Right to buy scheme, may be an awesome funding, however you ought to do your homework, and a variety of legwork. A few council estates are run down, poorly controlled and have sizable issues of anti-social behavior, however, most are Ok and haven’t any greater troubles than other personal inner metropolis areas.
Take a look at out the Assets, stroll across the estate a chunk. Is there a whole lot graffiti? Is the location normally litter-free? How does it sense? If it’s a high upward thrust block, what are the lifts like?
In general, it is quality to be a bit bendy. Provide the Belongings provided or part provided and be organized to accommodate the wishes of a tenant you experience is worth it.
New Construct or vintage Construct?
Be cautious Whilst Buying modern. Vibrant bright town center flats are so seductive, with their fashion designer kitchens and bathrooms, however, they’re now not continually suitable value for money. Very often the developer could have set a fee that is not virtually a true marketplace price.
Property Golf equipment
metropolis center tendencies also are favorite of ‘Assets Clubs’, who profess to negotiate bulk deals with builders and skip on a so-known as a bargain to their participants. No doubt there are bargains to be had every so often via Shopping for in this way, however, I in my view might avoid them just like the plague!
If you must Buy new, it is sometimes great to buy the remaining flat within the block as the developer desires to flow directly to the following undertaking and may be open to lower offers.
in which is the great region to look for suitable investment Assets?
As I have already stated, for the quality condo yield and minimal void intervals it is commonly pleasant to buy in urban areas, towns, places with universities, hospitals, true employment possibilities etc.
however ought to you don’t forget Buying a Belongings an extended way away, in another part of the UK. It’s miles in reality authentic that a few towns and areas of the United Kingdom are higher than others With regards to renting out Assets.
For numerous ancient, cultural and employment security reasons, apart from London, many northern and midlands towns Offer proper opportunities for condominium investment, with very wholesome condominium yields.
neighborhood may be great
If you already live in or near a very good investment region It’s far in my view, first-class to analyze your local area first because you are aware of it high-quality. Additionally, you could easily move lower back numerous times to test that you are making the Proper decision, whereas this is regularly very tough If you’re confronted with a long journey to move backward and forward to make those vital assessments. Once more, making an investment locally become the policy observed through Judith and Fergus Wilson While building their purchases to Allow empire around Ashford in Kent.
Is it well worth Buying at auction?
The general public tend to buy Belongings in a conventional manner. They see a suitable Assets put in a proposal challenge to agreement (in England & Wales), as soon as frequent they continue to set up a mortgage and employ a solicitor, surveyor and so on to deal with conveyancing and surveys that can be required. This process can take up to 3 months and shopping leasehold Property is a particularly drawn-out method.
however there’s a quicker manner. Buy at public sale. you could generally purchases Assets at auction for much less than inside the traditional manner, but there are a few very crucial limitations to bear in thoughts. Your bid isn’t always ‘issue to agreement’, as the hammer falls you have to pay the 10% deposit plus any auctioneer’s costs, and inside 28 days you must whole the acquisition.
So, auctions are clearly for human beings with to be had funds, and also you also are strongly advised to have checked via the felony percent and completed a survey earlier than bidding – so you actually need to understand what you are doing. In times of high Property demand, auctions are commonly excellent left to professional developers and builders as they’ve the to be had price range and recognize pretty certainly how lots they may need to spend refurbishing the Assets. And inside the case of builders of route the refurbishments are an inner fee.
Shopping for investment Belongings in Scotland
Also, please undergo in thoughts that even Scotland’s Belongings law is quite specific from England’s. In England and Wales a customer’s Provide is usually ‘subject to agreement’, because of this that either party can withdraw at any time without penalty Right up to Alternate of Contracts. In Scotland, people are normally required to put in sealed bids, primarily based on ‘offers over’ a given rate. Confusingly, those offers can from time to time be up to twenty% over the ‘asking price’.
as soon as your sealed bid is officially normal with the aid of the seller you’re locked right into a contract and each parties threat massive penalties for withdrawal. So…it’s vital to do essential felony searches and surveys earlier than putting in the Offer.
even though the English gadget does have the problem of gazumping and gazundering and those just taking flight, I still assume that the Scottish gadget is a chunk too inflexible and ‘clunky’. in my view, I believe that the English system should effortlessly be advanced by way of each celebration putting say £1000.00 not returnable deposit with a stakeholder once a consumer’s Offer is formally general.
Don’t be an ‘armchair investor’
During the last few years, many human beings have believed that all they need to do a good way to put money into Assets became to browse A few web sites, maybe join a Assets club and Allow the club pick out residences from which they then choose.
On the subject of A success Belongings funding, whether you are Shopping for to Allow or seeking to develop, there’s no opportunity to ‘getting your fingers dirty’. you need to truly view Belongings yourself – no one goes to be as careful together with your money as you. It is able to be pretty tough and tedious paintings however unluckily, as in slimming where the handiest aspect that really works is ingesting much less and exercising greater…there is no simple substitute.
Yield or Capital boom?
A completely crucial attention While Buying any investment Property is to decide what is greater critical to you, YIELD or CAPITAL increase, or a very good combination of the two?
The manner to work out the yield on a Belongings is to take the once a year gross hire, subtract ALL prices (ie Service Costs, Floor hire, Homes Insurance, maintenance, and renewals) and divide it into the whole price fee and multiply by using a hundred – this could come up with the Gross Yield in percent. as a way to determine the all-important net Yield, you have to subtract any letting agent fee.
Here is an example:
The total fee of leasehold flat: £two hundred,000.00 which includes expenses, stamp duty and so on.
Annual Gross lease: £11,000.00
Annual Carrier fee, Buildings Coverage, Floor hire: £1140.00
Letting Agent’s fee (8% Allow simplest): £880.00 plus VAT = £1034.00
Gross Yield = £11000.00 – £1140 = £9860.00 ÷ £two hundred,000.00 x a hundred = 4.ninety three% Gross Yield
net Yield = £9860.00 – £1034.00* = £8826.00 ÷ £two hundred,000.00 x a hundred = 4.41% internet Yield
*agent’s commission
Remember that this is the true way to workout whether a Assets offers a terrific yield. Don’t simply upload up all your expenses, along with the loan payments, subtract them from the rent and say, ‘that’s how lots I’m making’. Of course this calculation is vital, however best on your personal private circumstances. In different words, are you able to find the money for it, are you able to pay the mortgage, Service Costs and many others in the course of void intervals, but it’ll now not tell you the real funding capacity.
Barring essential screw ups, I might say that top Belongings properly located within the Uk will generally be a top notch long-time period and probably medium time period funding. however, assuming you are not involved with capital increase, or trust there might be none in the quick time period and need to realize whether or not you can purchases to Let or truely stuff all of it in the financial institution then, as the People say, ‘just do the maths’. training session the net Yield and see the way it compares with present day financial savings prices.
When it comes to buy to Allow houses, yield or capital growth, you can’t have the entirety
usually speaking, there is often a change-off among yield and capital increase – You may get a very good yield, however you generally should sacrifice a few capital boom. frequently very up-market homes generally tend no longer to provide the sort of excellent yield but do return accurate capital boom.
I in my view trust that unless you’re very rich or desperately in need of the lease as profits, it’s first-rate to settle for an excellent stability – average yield with common capital boom.
A higher yield
So long as you purchases within a major metropolis like London, you may normally get a far higher fee of condo go back from a council Property, even though you will now not get pretty the identical amount of capital appreciation. however of path, within the not likely event that the marketplace is going down (shock horror!) then you will get correspondingly much less capital depreciation! on this admire, the acquisition of an awesome ex-nearby authority Belongings is honestly a decrease hazard alternative than Buying a greater up-marketplace one.
can you get a mortgage?

Making an investment in apartment assets?
New Post has been published on https://pressography.org/making-an-investment-in-apartment-assets/
Making an investment in apartment assets?
From the preliminary choice to really shopping your first condominium property as an investment, there’s plenty of planning and work involved. Shopping for condominium belongings must be approached with a variety of circumspection and forethought as a way to get optimal returns and keep away from a severe financial setback as a consequence of wrongly selected belonging. There are a number of factors to be considered while searching out an income-producing property Alie Nation.
Apartment Assets
Making a Murderer
You must start trying to find your condo funding belongings with an independent approach to regions and all properties on your Investing variety. A observe the pinnacle ten things you want to reflect consideration on while attempting to find the first-class rental belongings:
Area
The high-quality of the location in which you purchase a condo assets will decide the kinds of renters you may find, and the way often you can face vacancies. For instance, in case you buy the home in a place near a university, the percentages are that your pool of expected renters will in large part consist of college students. You’ll be confronted with frequent vacancies throughout the instances whilst college students commonly return domestic for the holidays. Additionally, there might be a higher churn of tenants, when ideally you need long-time period leases.
Examine the vicinity and undertaking for existing and planned public parks, buying malls, gymnasiums, cinema theaters, public transportation stops and all of the different elements that could conceivably trap tenants. You can peruse builders’ venture brochures and Also do online studies to establish the saturation of such centers in a neighborhood.
You also need to recognize what new traits are coming in, and what has been zoned for unique functions with the aid of the local municipality. You are looking for a vicinity with super boom prospects in which colleges, business parks, buying malls and leisure zones are both already in location or planned.
Simultaneously, be wary of any new trends that could lessen the cost of surrounding residences, consisting of through causing the loss of green open spaces or public parking centers.
property taxes
property taxes aren’t widespread across the board and as an investor proceeding to earn money from the lease, you would love to know about how a great deal you may be dropping to taxes.
High property taxes are glaringly justified in areas which might be superlatively connected. Such regions Additionally usually appeal to lengthy-time period renters. Locations in upcoming increase corridors ought to be preferred.
Academic institutions
Your tenants may be a circle of relatives with kids or intending to have kids, who could select regions which might be in proximity to appropriate colleges. The presence of first-class colleges inside the Region you invest in will definitely impact the worth of your funding.
Do not forget, the total worth of your condo assets comes into play while you subsequently promote it, even though you may be especially concerned with earning monthly leases inside the meantime.
Job marketplace
Paris Apartment Building Fire
Regions with developing employment possibilities will be inclined to draw extra people — meaning extra renters.
manifestly, the most acceptable situation for you’ll be too personal a rental assets close to or well-related to an established or unexpectedly growing workplace hub with professional groups energetic and generating jobs there.
Challenge satisfactory
Today, apartment domestic seekers prefer projects which add price to their way of life. appropriate projects with the first-rate lifestyle deliverables may be out of their shopping attain, but they expect to get such centers in an apartment home.
projects with all the amenities like lawn, kids’ play Vicinity, sitting Location for elders, dependable safety, and professionally controlled renovation are usually preferred by means of households trying to find condo flats.
condo prices
You should be privy to what the typical lease in the region is. Make certain you discover enough about the locality to choose wherein it is headed within the following five years. belongings taxes may upward push and even if You can find the money for them now, widespread trends inside the Place which increase property taxes might also cause them too much less low-priced.
Single-family homes frequently deliver renters looking for long-term leases. A twin-profits own family is definitely most popular over Unmarried experts, as they’re more likely to pay their lease on time and be fiscally strong. As a landlord, you would like to discover an area in which finding such tenants is likely and wherein such homes are to be had.
while you’ve narrowed down the right location, search for belonging which can potentially yield you regular and developing condo earnings in addition to appreciation on the capital cost of the house. Bear in mind properties which can be inside your finances and barely above it as properly. The marginally dearer alternatives can be paid for through a few bank leveraging, and builders can be open to negotiating the charge.
Adjustments
Additionally, remember that Shopping for belongings can grow to be even more suitable with Modifications and beauty uplifts, for you to entice tenants who’re willing to pay better rents. Such modifications to the property may even serve the purpose of increasing the sale fee of the home in case you need to promote it after a few years of top apartment income.
Dealing with Your apartment homes Element I – Advertising and marketing Your rental houses
With regards to condo real estate, Marketing a condominium domestic, screening and deciding on tenants and Coping with condominium homes should generally be left up to professional assets manager or property management organization. However, there are the ones of you actual estate traders available who, like me, experience being in detail concerned in each aspect of your condominium residences. Like lots of you, I’ve in my opinion managed my portfolio of condo houses for numerous years now. The 3 largest demanding situations I’ve come upon had been well Marketing my condominium homes, selecting the proper tenants and Dealing with the owner-tenant relationships. In this 3-Element, 3-month series, I can Look at every of the 3 demanding situations and share some recommendations and recommendation that will help you survive tenant turnover and control your rental houses efficaciously.
Through the years, I’ve learned to always follow a sure set of goals and standards that have helped me maintain a turnover vacancy price of fewer than 30 days per rental property and a mean tenancy of three years. Additionally, my tenants have constantly taken such true care of my condo houses that I have by no means had to withhold any part of a protection deposit. This month’s article makes a specialty of the 4 main objectives to Recall in efficiently Advertising your condominium houses.
research modern-day condo charges to your Area. First things first. You need to get to recognize the rental quotes for your Area. One in every of the biggest errors landlords make isn’t always very well researching what the marketplace condominium fees are of their Location. Many landlords truly ask for the identical or a slightly better higher than what their remaining tenant became paying. This method, in particular inside the modern-day actual property market, does no longer usually replicate the course that the local market has long gone in. So, You need to do your research. Start online and spot what others are requesting residences just like yours. most rental properties aren’t marketed on-line so you will want to get to recognize your community. Starting within the subdivision your condo property is placed in, you have to come to be fully knowledgeable of each and every domestic for lease and what the asking lease is.
Name each and each domestic for lease signal you see and communicate with the owner or assets manager. Ask them what they’re inquiring for rent and ask them why. Asking why many times will provide you with loose information as to the nearby market. On numerous activities, I’ve referred to as a property supervisor inquiring about the hire and have discovered that, for example, their belongings have been on the market for 90 days and rental possibilities appear to be in the $1, round hundred variety. Having that kind of statistics is critical to reducing the length of an emptiness. When you have no comparable houses for rent to your subdivision enlarge you’re seek slightly. Take a five-mile radius and around and see what other houses are for rent within the Place. The greater research you do, the extra calls you make, the extra accurate your expertise of the going marketplace charge for your Region will be.
Set your rent at a competitive level. As soon as you already know that the asking hire to your rental belongings’ particular Region is said $1100 to $1300, you need to discern out what your asking rent is going to be. obviously, you want to get as a great deal for your property as viable. However, you do now not want to extend your vacancy extra than necessary. You ought to Additionally be capable of providing an explanation for to a potential renter why You’re asking what You’re asking. When you have performed your studies beforehand of time, you have to have no problem answering those questions. Resist the temptation to set the lease primarily based on what your loan payment is. Your mortgage charge has clearly no bearing at the condo marketplace on your Region. A better way to set the lease is by using taking an average of what the comparable condominium houses asking lease is.
So, if there 4 houses on your subdivision which are exactly or nearly exactly like your rental, similarly dispensed between $1, a hundred and $1, three hundred, a good asking hire could in all likelihood be around $1,200. I say “around” because everyone loves to sense like they have gotten a deal. So, you possibly need to ask barely above what You are actually looking to get. In our hypothetical scenario, that might be $1,225 or $1,250. Your intention right here isn’t to be mechanically excluded from attention via your condo prospects because yours is the maximum expensive condo within the neighborhood. You furthermore might do not want to offer the belongings away. This average condominium rate method continues to work very well for me.
Investment Definition
start advertising your apartment at the least 30 days out. Once you understand what the going rental charges are on your rental’s subdivision or Place, it is time to start advertising. ideally, you may need to analyze your neighborhood marketplace rents and begin advertising and marketing your own home condo as a minimum 30 days, but ideally 60, prior to your predicted emptiness. The pleasant region to begin advertising is by way of advertising on home rentals advertising websites. In my enjoy, apartment possibilities looking on-line are typically accomplishing their searches 30 to 60 days out from their anticipated circulate date. Getting a head Start with the aid of advertising online is essential. As potential tenants are turning to the web increasingly more to start their search for an apartment residence and the exposure the web gives is exactly what you need to get started out. Your advertising plan can’t stop there, though.
I have observed that from 30 days previous to your anticipated emptiness to 30 days into your emptiness, a big quantity of the renter inquiries come from apartment possibilities using the neighborhood searching for homes for lease. All people using in your home’s neighborhood should recognize that your property is for lease and that they have to recognize the way to without delay get in touch with you. your own home’s signage ought to be legible and located in particularly seen regions of your house. The inquiries and leads generated via symptoms on your condo belongings are as precise as the ones generated by online commercials. This is why your plan ought to consist of both.
