His Reasons
Rusty Ryan x Male Reader

Tumblr media
When Danny, after being out of prison, asked Rusty to join him at a Grand Coup—Rusty had only agreed halfway to it. After all he wanted to know what exactly they would rob and risking their lives and freedom for.
And when Danny told him, they gonna rob three Casinos in good old Viva Las Vegas, Rusty wanted to know a good enough reason for him to join in such madness of nonsense.
And Danny, like the best friend and charming asshole he is, told Rusty the only valid reason;
»If we pull this off and I promise you, we will, you can finally move with [Name] to wherever your heart desires and afford the safety you have promised him.«
Danny was right, hitting a wound point in Rusty's ego, because there had been one thing Rusty couldn't give you and that was protection. Protection you from a past, you wouldn't be able to free yourself if you don't have a certain amount of money to pay for.
»Okay. I'm in, but if we fail I'm gonna send you personally to hell, Danny boy.«
Rusty might have agreed, trusting and believing in his friend that they will manage this with a 100 percentage chance of successful winning—but he also know what price it would cost him, because if they indeed fail it would be you who Rusty would lose and you're more worth to him than all the money and jewels in the world.
~~~
So far, the whole plan went, besides absolutely minor improvements of differences, hellbent well.
Rusty could almost imagine the millions, billions, of money he would have. Enough money to buy you free and finally move to either (f.country) or sweet California.
Just you and him, Rusty thought, imagining the new life—fully secure, comfortable and happy healthy—he would have with you and maybe a big family with lots of dogs and cats (and perhaps Danny, because he's your self-proclaimed older brother)
„Uh, uhm, Rusty there's–“ „Rusty, there's a problem. A You problem.“
»What?« asked Rusty, scrunching up his face in confusion. Another problem? What sort of you-problem do they mean?
„Look towards the entrance.“
»Fuck. Give me some minutes to handle this guys.«
»Robert Russel James Ryan! You do not write me a letter with such unbelievable heinous words and leave our house in such fucking manners. How fucking dare you! Do you know how fucking worried I was?!«
A few people had turned their heads, when you had marched forward to Rusty and shouted in anger at him.
Ouch, shouting his full name—yeah, you're furious and it was Rusty's own damn faulty mistake. Indeed a You-Problem.
Rusty took a few steps forward to you, having his hands up in surrender, wanting to appease you. Honestly, he haven't seen you this angry ever since Danny and him had a bloody fist fight with your "Boss", which they lost—of course, as they couldn't win against a knife and knuckleheads—and you were so furious with them, that they were taken back with the amount of cursing you said at them, while treating their wounds.
»Hey, love, watcha you doing here?«
»Don't come with such bullshit. You know perfectly well, why the fuck I'm here. So tell me now, Russel, the fuck are you and Danny—and I know that fucker is here as well—suspiciously planning to do here?!«
Rusty inhaled and exhaled deeply through his nose, trying to think of a way to get you away from here—before you causing more disturbance and a possible fail to the plan. Then again, he could use you for a good distraction, but no—no, no, he had sworn himself to not do such things with you.
Gripping your arms gently, Rusty pulls you close to his side and leads you away to a more secluded area of waiting.
~~~
Waking up to an empty bedside next to you and discovering your husband is not in your shared apartment, even though he told he would be on time back—and that has been days ago, I mind you—brought a lot of unpleasant thoughts through your mind.
There could be many things happening to Rusty; him having a accident, in a hospital and injured, arrested—your husband is certainly not a innocent man, he had done some bad and dangerous awful things of illegally, you're aware of it—or worst case scenario, your Boss quit the deal and killed Rusty.
You started to walk through your tiny apartment, still clothes in pyjamas—shorts and one of Rusty's oversized shirts—mind going haywire with everything and anything; be it the due bills, another round of grocery shopping—as Rusty is a total glutton and eats more than you and probably has an endless pit of a stomach—which you don't know how to pay for, the payment deal, Rusty being gone and probably killed and you still being jobless.
A lot of things for a tiny mind like yours to think about.
Then, while you cleaned, you found a note—definitely from Rusty and when you read it, you screamed in disbelief.
Yeah, sure, do a few days trip to Las Vegas and just don't tell me personally, not even the reasons for it—you thought, scoffing at your Husband, who's a buffoon
~~~
»Rusty, you tell me now why you and Danny are here.«
»I can't love, it's a surprise«
Perhaps, in perspective, Rusty should have told you personally about his little trip and possibly heist, but then it wouldn't be a surprise and loved to surprise you.
»Fuck your surprise. I thought he called off the deal, I thought he had killed you. I was worried sick.«
»I know, I know, dear. I apologise, I shouldn't have told you via note, could this prince forgive a humble man like me?«
Rusty leaned in closer, whispering the last few words in your ear as he ask for your forgiveness and kissing your cheek, when you remained silent.
„Not to bother, but time management?“
Rusty rolled his eyes, the guys could be such mood killers and a pain of annoyance in the ass. The gang was his gang though and he had a job to fulfil.
»Need to go, love. Meet me at Helios-Motel in like two hours.« Rusty kissed your lips, a gentle kiss it was and gave you the Motel-Keys.
Before Rusty could stand up and go, you had taken ahold of his hand.
»You promised me, you and Danny will be safe and unharmed?«
»Always, my love«
And when Rusty flashed you his signature grin, you let him go—knowing he wouldn't break his promise.
𝕒𝕒𝕣𝕠𝕟 𝕔𝕣𝕠𝕤𝕤𝕝𝕖𝕪
he was born thirty-five years ago, is a werewolf, lives in the outskirts as a handyman, and is in no pack. he looks an awful lot like jason momoa.
“I care for myself. The more solitary, the more friendless, the more unsustained I am, the more I will respect myself.”
tw: crime, dysfunctional family, violence, prison, death, drugs, addiction, gambling
There’s one good thing about being raised in poverty, it sticks to your bones like fat, it’s embedded in your every fiber and it never leaves. That much was clear to Aaron once he hit 30 and there was always money in his pocket. The fact, although hard earned through hard work, never ceased to amaze him, what a blessing, to have food, to have shelter and be able to buy anything he liked. Once it wasn’t like that, he was a far too skinny kid who stole abandoned, half-eaten lunches from the school mess hall tables. Once he’d done everything to keep himself busy and forget about things he didn’t have. His father, single and raising the rambunctious kid by himself, has had his share of bitterness. He’d never talked of Aaron’s mother, raised his hand on him if he tried asking and she always remained a ghost, open to his childish imagination who’d made her into almost a saint. He’d known allegiance from the very first day when he met the other pea in the pod of poverty, Ryden, a kid who’d shared his days, his secrets, and all the years of the next two decades until something went horribly wrong. There comes a time when the shoddy walls around you are too much to look at. There’s times when the grumbling stomach and the disdainful glances of the rich are too much to bear. Such times can drive a reckless youth into business he later regrets, into years spent behind the bars and, consequentially, lives taken. Poverty did well in training him to the bare minimum, it made his time in prison bearable if there wasn’t for the guilt. As soon as his feet hit the pavement of freedom, Aaron vowed to find him, the childhood friend who’d paid for his kindness with the life of loved ones. But nobody answered the door. Nobody knew where Ryden was and nobody cared when Aaron packed his meagre belongings with the pennies he’d saved from prison work and left the United Kingdom. The pennies didn’t last further than Los Angeles, Aaron had picked up random and short lasting jobs to make it through the month. Until a day when he’d returned to his rented room and found all of his belongings sold, the remains of money stolen and shot up the veins of his drug addict roommate… Poverty sticks to your bones like fat, it’s vocabulary is limited and when it calls, it calls to the desperate. Aaron answered that call by hitchhiking through the desert, shouted back his final rebellion and walked into the first casino of Las Vegas with all but ten dollars in his pocket. Out came a man who could afford a room in a good hotel, a good pair of pants, a shirt and sturdy shoes. Out came a man who’d gambled with his life for the last time. Or so he thought. The following years he’d spent in a small house at the desert’s edge doing what he knew best. Took care of vehicles brought to him. At first for free and when the word got around, for money the customers could afford. Never did a single mother have to pay for her dilapidated car, never did an unemployed man have to worry how he will get to work. All went well and he’d have saved up, his luck in things unlucky coming to the fore yet again when he’d stepped out of his home on a moonlit night to see what the howling in the desert was. Next thing he knew he was still on the porch, sunburned from the late hour of the day, weak and disoriented, and the sentiment didn’t stop when the disease finally came upon him with full force. Living on the city’s outskirts served well, but after a series of moonlit incidents Aaron knew that this wasn’t a way to be. Not if he didn’t want to end up in prison again or worse, shot dead because of the danger he posed. And one day he woke to a slip of paper under his front door, one that told him of a place he could reach in a day, if he traveled fast.
“what power did he attain when settling in greywood?”
None.
Should I Buy or Build a House in Henderson NV
Tumblr media Tumblr media
The question of whether to buy or build a house in Henderson NV is a complex one, hinging on several key factors that vary from individual to individual. The decision, in essence, is a balance between personal needs and financial feasibility, with aspects such as budget, timeframe, location, and the desire for customization playing a crucial role. While buying an existing house offers immediacy and a sense of community, building a home offers the opportunity for customization and potentially greater energy efficiency. Understanding the intricacies of the local housing market and available incentives or programs can significantly impact the final decision. This discourse aims to dissect these factors and provide a detailed exploration to guide potential homeowners in making an informed decision. Stay tuned as we delve into the intricacies of this buy or build a house in Henderson NV decision-making process.
Key Takeaways
- Budget: Consider your financial status and feasibility of constructing a home within your budget. - Timeframe: Decide if you need a quick move-in process or if you are willing to wait for the construction process. - Location: Evaluate the availability of land and any constraints that may affect your choices. - Customization preferences: Determine how important customization and control over design and finishes are to you.
Assessing Your Budget
When contemplating the decision to buy or build a house in Henderson NV, a critical starting point lies in a comprehensive assessment of your budget. This involves examining your financial capability for a substantial down payment - a factor that significantly reduces your monthly mortgage loan. Consulting a real estate agent can provide an understanding of the Henderson housing market, ensuring a suitable property selection within your budget. It's essential for a first-time buyer to get pre-approved for a mortgage to ascertain their borrowing capacity and probable interest rate. If considering building, thorough research on construction costs in Henderson is vital. Don't forget to factor in ongoing costs like property taxes, homeowners insurance, utilities, and maintenance, which are integral parts of affordable housing.
Understanding Timeframe Needs
Tumblr media
Navigating the labyrinth of buy or build a house in Henderson NV, necessitates a clear understanding of your timeframe needs, a crucial factor that significantly impacts your decision-making process. Purchasing an existing house typically requires 30-60 days, while construction of a new home could take 6-12 months, or longer depending on design complexity. If your need for a home is immediate, buying may be more feasible. If you prioritize customization and can afford to wait, construction could be the ideal choice. Factors such as builder availability, supply chain issues, and personal preferences can also influence this timeline. Your ultimate decision should balance your timeframe needs with your individual priorities and risk tolerance in the vibrant Nevada real estate market.
Evaluating Location Choices Should I Buy or Build a House in Henderson NV
Tumblr media
In the pursuit of a dream home in Henderson, NV, the significance of location cannot be overstated, as it influences not only daily living but also the long-term value of the investment. Prospective homeowners should consider factors like zoning regulations, the reputation of the homeowner association, and the sense of community in various locations. The real estate market in areas like Green Valley, Anthem, and Seven Hills offers unique benefits, each with their distinct charm and advantages. Green Valley is known for its excellent schools and amenities, while Seven Hills offers stunning valley views. Proximity to Las Vegas also adds to the allure of locations like Whitney Ranch. Evaluating these factors can help inform your decision to buy or build a house in Henderson NV.
Comparing Customization Options
Tumblr media
One significant factor that potential homeowners must grapple with when deciding between buy or build a house in Henderson NV is the degree of customization desired. Buying an existing house offers limited customization as you are confined to the existing layout and features of the dwelling. While minor changes like painting or changing fixtures are feasible, extensive modifications can be expensive and disruptive. On the other hand, building a house allows for extensive customization. You have complete control over the design, layout, materials, and features of your home. This includes efficient energy use options which can lead to long-term savings. This comes with a longer timeframe and potentially higher upfront costs. The degree of desired customization plays a significant role in this decision.
Navigating Incentives and Programs
After assessing the customization options, it's imperative to understand the various incentives and programs available for buy or build a house in Henderson NV. You may be eligible for benefits from the Nevada Housing Division or for federal tax credits for energy-efficient homes. * **Home is Possible**: This program offers down payment assistance for low- and moderate-income buyers. * **Mortgage Credit Certificate (MCC)**: This federal tax credit allows you to claim a portion of the mortgage interest paid. * **Green Building Programs**: Local utilities or organizations may offer rebates or incentives for energy-efficient building practices. Understanding these incentives can have a significant impact on your decision to buy or build a house in Henderson NV. Consult with a real estate agent, lender, or housing counselor to make an informed decision.
Las Vegas Real Estate Tips and Insights
Las Vegas Real Estate Tips and Insights https://ift.tt/QZLjnNz Considering the current Las Vegas real estate market, there’s no denying the shifts and changes that potential buyers and sellers need to be aware of. The Las Vegas housing market is in a rebalancing phase. While previously considered a seller’s market, it has shifted to a more balanced or even buyer’s market this year. There’s a decrease in the number of homes selling above their listing price which reflects a more balanced market. The inventory for single-family homes has slightly dropped, indicating competition among buyers. We have helped over 4,000 families buy and sell homes in Las Vegas, and here are some tips to navigate the real estate market. 1. Engage the right real estate professional Choosing the right realtor for your transaction is paramount. Conduct thorough research, look for reviews, and ask pertinent questions like how long they’ve been in the business and the number of transactions they’ve successfully closed. While personal connections and familiarity might seem appealing, it’s essential to prioritize experience and qualifications to get the best deal. The ideal realtor might not be someone you already know but someone whose expertise and track record align with your specific needs. 2. Understand the realtor’s role What can a realtor do, and what can’t they do?  Realtors play a critical role in the property buying and selling process. Adhering to a strict code of ethics, they act as essential intermediaries, representing both buyers and sellers. With their profound expertise in negotiations combined with a comprehensive understanding of the intricacies of the market, their contribution is truly invaluable to ensuring smooth and fair transactions. 3. Get your finances well in order Based on our extensive experience in the real estate industry, we consistently emphasize the importance of establishing a clear and realistic budget right before buying a home. By carefully considering your income, current debts, and potential future expenses, you’ll position yourself to assess a property’s affordability accurately. Do this to make decisions in tune with your financial landscape. Is it a good time to buy real estate in Las Vegas? Given the current Las Vegas housing market trend, where home prices are moderating, and mortgage rates are near 20-year highs, it might be a favorable time for some buyers. While the momentum no longer strongly favors sellers as it did in the past, homes remain historically pricey for many. However, if you find a property that meets your needs and budget, now could be a strategic time to buy, especially with the potential for negotiating seller concessions and submitting a competitive initial offer. What is a good credit score to buy a house in Las Vegas? While the specific articles didn’t provide a clear-cut number for a good credit score in Las Vegas, generally, a credit score of 660 is recommended for FHA loans. However, the higher the score, the better the mortgage terms you might receive. It’s essential to consult with a mortgage professional specific to Las Vegas to get the most accurate advice for the current market conditions. Making the final decision The 2023 Las Vegas real estate market offers opportunities with its moderated home prices. However, potential buyers should also factor in the current high mortgage rates and limited inventory. Keeping these insights in mind, align your decisions with your financial comfort, needs, and the expertise of trusted professionals in the industry.  If you’re curious about expanding your options, consider exploring some of our exquisite properties in LA. Our collection features beautiful homes that might just be the dream space you’ve been seeking. Facts of Pulte Loan Rates
Recent years have seen mortgage interest rates at historic lows, creating an advantageous market for prospective homebuyers. While interest rates aren’t the only deciding factor in making a home purchase, it’s important to understand how they can affect your buying power.
Facts of Pulte Loan Rates
A lower interest rate can make a mortgage more affordable, not just in terms of monthly payments but also with the overall amount paid for the loan over time. The higher the interest rate, the more money the borrower will need to pay in interest over the term of the loan. For example, if you locked in an interest rate of 3.9% on a 30-year fixed-rate mortgage for a $500k home with 20% down, your monthly payment would be $1,887 (before taxes and insurance). At 4.9% interest, your monthly payment would increase by $236…but that adds up to an extra $84,960 over 30 years.
A change in the interest rate doesn’t necessarily translate to fluctuation in home prices, but they can affect the housing market. One big way interest rate changes affect the housing market is by affecting the amount you qualify for when applying for a loan. If there’s a 0.25% interest rate increase, for example, you might need 3% more income to qualify for the same mortgage.
Pulte Mortgage is a mid-sized mortgage company specializing in Home Purchase loans. Pulte Mortgage has a high proportion of conventional loans. They have an average proportion of FHA loans. After a long stretch of record-high rents, Americans are renting fewer apartments as demand in the third quarter fell to its lowest level in 13 years.
Some renters are choosing to take on roommates, while others are boarding with family or friends. More people are opting to stay longer in their parents’ homes or moving back in, rather than pay steep rent increases, according to a recent UBS survey.
Apartment demand in the quarter, measured by the one-year change in the occupancy of units, was the lowest since 2009, when the U.S. was feeling the effects of the subprime crisis, according to rental software company RealPage. Measured quarterly, the drop in demand was the worst of any third quarter—normally prime leasing season—in the more than 30 years RealPage has compiled the data.
Meanwhile, the apartment-vacancy rate rose to 5.5% in the third quarter, up from 5.1% the quarter prior, according to property data firm CoStar.
Rents have risen 25% over the past two years, according to rental website Apartment List, pushing many renters beyond what they can now afford. Meanwhile, inflation on other essential goods, such as food and energy, is also eating into how much people have left to spend on housing.
“It’s a signal that rent can’t continue at the same level it has sustained over the last couple of years,” said Michael Goldsmith, an analyst at UBS. “We’ve reached a point where renters are maybe willing to pull out of the market.”
The apartment rental market looks to be cooling following a boom that started in early 2021. After the introduction of a Covid-19 vaccine, many people—especially younger people who had been living with their parents—rushed to rent in cities around the country. That boosted apartment demand and put upward pressure on rents. Some rental apartments were even subject to bidding wars.
Record high housing prices also played a role. They priced out many Americans who wanted to buy starter homes but instead have remained captives of the rental market. Home prices are now falling on a monthly basis, however, according to the latest S&P CoreLogic Case-Shiller National Home Price Index.
Rental prices have started to fall on a monthly basis for the first time in nearly two years, too, while other recent data points also show that renters are starting to push back.
Shonda Austin, a home healthcare worker, and her three children moved into her mother’s house in Flint, Mich., this month after facing a 24% rent increase in Las Vegas. She hopes to return to a home of her own by March to somewhere more affordable, such as Arkansas or North Carolina, where she could potentially buy.
“My goal is to just save as much as I can,” Ms. Austin said.
The supply of new apartments, which has grown this year in large markets such as Phoenix and Dallas, may be contributing to the drop in overall demand, because new projects add empty units to a slowing market. Economic uncertainty rooted in fears of a recession may also be contributing to lower apartment demand.
Leasing also typically eases during colder months, but analysts said the drop in demand that started earlier this year is now greater than what was expected.
“The spring and summer leasing season was a total bust,” said Jay Lybik, national director of multifamily research at CoStar.
Yet even with the recent decline in demand, asking rents have remained near record highs. Nationally, asking rents have started to drop only slightly month-to-month, and are still up by 6% or more when viewed annually, according to several data sources. In some hot markets, they are up much more than that. In Charleston, S.C., rent is 14% higher than it was a year ago, according to Apartment List.
To escape record high prices, more people are choosing to live rent free with friends or family, a September UBS survey found. Eighteen percent of U.S. adults surveyed said they had lived rent free with other people during the last six months, up from 11% at the same time one year ago. That was the highest share of adults living rent free with friends and family since UBS began asking the question in 2015.
Other renters are finding roommates or splitting rent with family members. In North Charleston, S.C., 27-year-old bartender Bailey Byrum said her younger sister moved in with her at her two-bedroom rental house. Ms. Byrum said her sister had trouble finding her own place and had recently been living with her parents.
“She has a good job… but places by yourself are like $500 to $600 out of her budget,” Ms. Byrum said.
Some landlords are encountering resistance to steeper rent increases. In downtown Birmingham, Ala., last year, Kim McCann and her husband leased a spacious loft apartment for $2,800, a rent that then already seemed overpriced, Ms. McCann said. This July the landlord texted Ms. McCann to say she would be raising the rent by an extra $900 a month because local real-estate demand had “exploded.”
Rather than pay $3,700 for the same apartment, Ms. McCann and her husband decided to move out in August. The loft sat on the market until at least this week, according to a listing on Zillow, and the asking price was cut twice.
“Fingers crossed other landlords come to their senses soon,” Ms. McCann said.
Kenma Kozume x F Reader
- Late night in Las Vegas for a convention, Kenma is a high roller with an excellent poker face
WC: 1.3k +
Genre: SFW / Fluff
You never would have thought that Kenma’s streaming would take you to Las Vegas for a convention but here you are. Dressed to the nines on his arm as you wander through the enormous hotel.
As Kenma stops to take a call, you stare longingly into the windows of the luxury retailers as people walk past dressed from streetwear to evening gowns. While you don't think you could ever afford anything from those stores you know all too well that when people hit it big they like to ride out their high buying something that normally they would never buy for themselves. All the while the mantra of “What happens in Vegas stays in Vegas,” plays through their heads as they swipe the card.
Suddenly, you feel Kenma’s grip on your hand as he leads you away from the windows and out to the floor. Where there are slot machines from wall to wall. Normally, he doesn't like being around all the people but since it's basically a giant arcade he doesn't mind. Seeing all the buttons and screens makes him feel right at home. Walking through the rows of machines he comes across a row of card tables and can’t help but be drawn in like a siren's song.
“ Ken, you should go play.” You say giving him a little squeeze, His golden eyes seem to sparkle.
“Are you sure? We can go play something else together,” he asks, trying to look impartial but is unable to actually pull it off.
“Yes, go play, I can meet up with you in a bit,” you say as he slips you a small wad of cash and leaves before you can object.
Using your boyfriend's charitable donation to your gambling fund, you decide to find yourself a fun-looking slot machine. Wanting to make the money last as long as you can, you choose to place the minimum bet and enjoy the bonus spins and random cash triggers that appear on your screen.
After a while, you realize that you ended up doubling the money you started with, which is way better than your initial goal of breaking even so you choose to cash out so that you are only playing on the house's money and not your own. Hitting the floor again you try to find another machine to play on. You settle on one in a more secluded area of the casino. Right off the bat, you hit a bonus as little coins and happy dings lead you to an interactive cutscene. You are having so much fun you don't realize that someone is watching you play from behind until they clear their throat.
Turning around you see a lone man in a stained white t-shirt, his fingers are curled around a cigar and he is just staring at you blankly. “Can I help you with something sir?” you ask tensing up protectively as he sways closer to you.
“Hey there gorgeous, how about you turn in the little ticket you have there and join a winner like me in my room,”
“No thank you,” you say, sending him a glare of painful neutrality as you do your best to ignore him. Waiting for your cutscene to end so you can leave with your earnings and find your boyfriend in a more populated corner of the casino.
You feel his gaze on the back of your head as you cash out. Before he can say anything else to you you stand and walk briskly away, losing him amongst the crowds and pillars hoping that security will take care of him if he makes a scene elsewhere.
After taking a long way back you finally find Kenma back at the table he went off to and you can hardly believe your eyes. He has a mountain of poker chips at his side, you thought you were doing well today but he has most likely made enough to cover the cost of the whole trip and then some.
Sliding next to him you give his shoulder a squeeze, ``Wow Ken, you must be doing really well.” you say as he gives you a small smile before returning his attention back to his cards.
When he chooses to play the plays aggressively noticing the tells of everyone at the table and takes advantage of their weaknesses. Like when he was playing Volleyball, he is able to throw his opponents off with a single glance.
It’s ridiculous how good he is at games like this. A guy from across the table is trying to bait him into making a hasty move but he is proving to be unshakable. But that is what is to be expected of Kenma Kozume; a professional gamer, and CEO of a startup company.
“Hey buddy, you don't look too sure about this one. You should let the big boys play this one” the man says condescendingly as he slides a fair amount of his chips into the center. Unmoved by this lackluster performance Kenma moves his cat-like gaze to start directly in the man's soul and says “You're bluffing,” Before shoving his whole mountain of chips in the center.
“I'm all in,” he says seriously. As the dealer stares at him wide-eyed.
You’re kinda freaking out beside him because you didn't see his cards, even if you did you wouldn't know what was a good hand and what would be a bad one. You tighten your grip on his arm as the people around him fold.
As he reveals his hand, the man across the table swears at the Royal FLush your boyfriend just played as the chips are returned to him.
Once all his earnings are gathered he takes his pile of brown poker chips and leads you to where you can cash them in. Once you see the amount handed to him in cash you know for sure he made a lot of money.
“You really are Amazing Ken Ken,” you say as he flushes a bit at the attention. You pass the creep from earlier and hold on to him tighter moving your gaze to the floor.
He notices you upset and hurries up waiting till you are in the confines of the glass elevator before asking you.
You take the whole ride back up to your suite to explain what happened earlier and by the time you are done Kenma is staring daggers at the people below as if he could see the creep from the 51st floor. “I’m sorry he was bothering you, Let me make it up to you,'' he says, leading you back to the room.
As you enjoy the amazing suite bathroom amenities Kenma goes and orders desserts from hotel room service. Once it arrives you sit on the king-sized bed in your complimentary bathrobes and enjoy apple pie alamode and molten lava cakes while watching your favorite movies.
“Ken, did you have a good time today?” you ask him as you wipe a bit of ice cream off his cheek.
I did, I think I’m pretty good at poker he smiles “We should check out the other hotels tomorrow before the convention”
“Mmm we should,” you say leaning over to lazily kiss him as you struggle to keep your eyes open amidst the oncoming dessert coma. He pulls you into his side making sure to move the empty plates over to the nightstand for housekeeping to take care of tomorrow.
“How about we take you to some of those stores and get you some of those clothes you were looking at earlier,” he says softly as you give a sleepy smile, happy to be here with him.
01. First Heist
Rusty Ryan x Male Reader | Platonic! Danny Ocean x Brother Reader
Fandom -> Ocean's Trilogy
Masterlist | Previous / Next | Prototype OS
Tumblr media
When Danny, after being out of prison, asked Rusty to join him at a Grand Coup of heist—Rusty had only agreed halfway to it. After all, he wanted to know for what exactly they would rob and risking their lives and freedom for.
Especially freedom, because Rusty sure as hell—damned he will be—didn't want to get caught and being send, like Danny, into prison. He simply couldn't afford such ending.
And when Danny told him, they gonna rob—not only one but three—Casinos in good old Viva Las Vegas, Rusty wanted to know a even far more good enough reason for him to join in such madness.
And Danny, like the best friend and charming asshole he is, told Rusty the only valid reason he needs to have;
»If we pull this off and I promise you, we will. You can finally pay the devils debt and free [Name], moving to wherever your heart desires and afford the safety you have promised him.«
Danny was right, hitting a wound point in Rusty's ego, because there had been one thing Rusty—in all those years—couldn't do and that was giving you proper protection. Protecting you from a past, you would never be able to free yourself from it, if you didn't have a certain amount of money for it.
»Okay, I'm in. But if we fail, I'm gonna send you personally to hell, Danny boy.«
Rusty might have agreed, trusting and believing in his friend that they will manage this with a 100 percentage chance of successful winning—but he also knew what price it would cost him, because if they indeed fail. It would be you, who Rusty would lose and you're more worth to him than all the money and jewels in the world.
~~~
So far, the whole plan went, besides minor improvements, smoothly good.
Rusty could almost imagine the millions of Dollar he would have soon. Enough money to buy you free and finally live with you in peace.
Just you and him, thought Rusty, imagining the new chapter of life—fully secure, comfortable and happy healthy—he would have with you and maybe a big family with lots of cats and dogs.
„Uh, uhm, Rusty there's–“ „Rusty, there's a problem. A you problem.“
»What?« asked Rusty through the mini microphone, scrunching up his face in confusion—forgetting his cup of jello momentarily. Another problem? What do they mean with "you"-problem?
„Look towards the entrance. You might need to prepare for a divorce too.“
»Fuck. Give me some extra minutes to sort this out.«
»Robert Russel James Ryan! You do not leave our house in such fucking manners. How fucking dare you! Do you know how fucking worried I was?!«
A few people had turned their heads, starting to gossip already, when you marched forward to Rusty and shouted in anger at him.
Ouch, shouting his full name—you're furious, a deadly threat of trait of yours, with him and it was Rusty's own fault.
Rusty took a few steps forward, discarding his cup of jello and raising both of his hands in surrender—wanting to appease you.
Honestly, he haven't seen you this angry, ever since Danny and he had a fistfight with your "Boss"—which they of course had lost, as they couldn't win against a knife and knuckleheads—and you were so upset with them, that you cussed them out so much—they were taken aback by it, spook them just a little—while you treated their wounds.
So yes, Rusty—and as well Danny—knew your kind of anger very well.
»Hey, love, watcha doing here?« Rusty was curious how you got here—as you should be in sunny California, safe and sound in the apartment.
»Don't come with such bullshit. You know perfectly well, why the fuck I'm here. So tell me now, Robert, the fuck are you and Danny—and I know the fucker is here as well—suspiciously planning to do here?!« you had raised your finger, pointing threatening at him.
Rusty inhaled and exhaled deeply through his nose, trying to think of ways to get you away from here—before you either might could get harmed by accident, being caught in the metaphorically crossfire or causing a disturbance to their plan.
Though, perhaps, he could use you for a good distraction, but no—no, no, he had sworn himself to not do such things with you.
Gripping your arms gently, Rusty pulls you close to his side and leads you away to a more secluded area of waiting.
Rusty brought you a glass of cold Cola, which you begrudgingly took from your husband. Taking a few sips from it, you gave Rusty a pointed look—almost a frown or angry glare—awaiting an explanation from him.
~~~
Waking up to an empty bedside wasn't what had spooked you into a worry—it was the discovery that your husband was nowhere in the apartment and that he couldn't be called and neither Danny.
It might didn't seem like big problem for most people, but for you it was—considering your past and what happened to Rusty and Danny back then.
Your mind raced with unpleasant thoughts and memories. Every possibility of what if's run through, flooding you with anxiety.
Rusty could've been; in a accident, being in hospital injured, arrested—most likely, your husband is certainly not a innocent man and had done some bad things of illegally—you're not a saint either though—you're aware of it—or worst case scenario, your Boss signed of the deal and killed Rusty.
God, it causes waves of nausea inside your stomach. Lungs feeling so tight, it was hard to breathe for the next minutes and your body, shaking like unstable tower during an earthquake.
»Fucking above, I swear to, Rusty will get his share fair of talk from me to hear.« you grumbled out, cursing loudly when you hit your hand somewhere.
You needed to sit down for a few minutes, stress getting too high and head too light.
~~~
».....surprise«
»Repeat that?« you blinked at him, haven't registered one word of what Rusty just had told you.
»I said, I can't tell you what me and Danny doing here, because it's a surprise, love«
»Rusty, you tell me now, why you and Danny are here or so god help me.«
»My love, I can't. It's a surprise«
Perhaps, in retrospective, Rusty shouldn't have woken you up in the early hours of morning—still in a daze of sleep, in between slumber of dreams—and telling you, in a half-truth, about a little trip he's gonna do, kissing you goodbye.
And yeah, maybe Rusty should have told you personally about the little heist they gonna do, but then it wouldn't be a surprise anymore and Rusty loved it to surprise you.
»Fuck your surprise, Rusty. I honestly thought he had signed off the deal and oh, I don't know, killed you. I was worried sick, asshole.«
»I know, I know my dear. I should have told you, I know. Could my prince forgive me?«
Rusty leaned in closer, whispering the last few words in your ear as he asks for your forgiveness, ghosting small kisses over face and your lips—when you remain silent.
You rolled your eyes at Rusty antics, but couldn't help yourself to smile.
„Not to bother, rus, but time management?“
Sometimes, Rusty thought—holding back a groan of annoyance—the guys sure could be a mood killer and pain in the ass. It's his and Danny's team though and a teams a team and they a job to do.
»Wait for me at Helios-Motel, I'll be there in like a hour.«
Rusty kissed you one more time on the lips, before standing up. You had taken hold of his hand, before he could walk away.
»You promise me, you and Danny will be safe?«
»Of course, my prince.«
If Rusty might be caught today's night and they would ask him for his reasons, he would tell them; it's you, you're his sole reason for everything he does.

hi could u pls write me something with big brother morgan protecting reid! i love ur writing so much❤️
(ahhhhhhh I hope you like this!!! it’s from my boarding school AU that I’m working on and I really love writing in this verse)
----------
Spencer had been looking forward to attending his new school, but if he’d known it would be like this he might have changed his mind. Being the youngest and smallest kid in his class wasn’t anything new to him, but back home in Las Vegas he could slip through the cracks and make himself invisible. In his new private school it was harder to hide. And it wasn’t even that he was the only ten-year-old in the ninth grade. It was the red emblem on his secondhand uniform that marked him as one of the “trouble kids” in Lincoln House.
He turned a page in the notebook opened on his crossed legs. At least his classes were more challenging here than back home in Las Vegas. Even if he hadn’t made any friends yet, he was having fun in class.
He looked at his textbook, frowned, scribbled down another note in his childish scrawl. The wind ruffled at his hair; it was so much colder here in September than he expected. Maybe he’d see snow soon. That would be nice, he’d never seen snow before.
His notebook slid abruptly off his lap, dumping his dull pencil to the ground. “Hey!” he protested, scrambling to catch it, but his protests died in his throat.
One of the older students dangled the notebook over his head, grinning wolfishly down at him. “Well, little Spencer Weed,” he drawled. “Hard at work, aren’t we?”
“That’s not my name,” Spencer argued.
The senior riffled through his notes. “My, aren’t we advanced?” he said. “Quadratic equations, huh.”
“Give that back, that’s mine,” Spencer said, but he didn’t move to try to take it back. He was half the size of the senior, a quarter of the weight, not even a fraction of the muscle. Fighting was out of the question. And besides, even if he tried to fight back, the senior boy had a blue emblem on his crisply ironed blazer. He was one of the day students from Kennedy House. Nobody would bat an eye if a rich kid roughed up a freshman on a hardship scholarship.
The senior eyed Spencer’s scribbled equations. “You’re throwing off the curve, Spencer Weed,” he said. “Making the rest of us look bad. You know what that means, right?”
Spencer shook his head. The senior’s cheshire cat smile widened, and he ripped the pages from the notebook.
“Give that back!” Spencer shouted, his shoes digging into the grass as he struggled to his feet. That notebook was supposed to last him the whole semester, he couldn’t afford a new one. “Please, give it back!”
The senior dropped the page, letting it float in the air like a damaged snowflake. “I don’t think so,” he said. “Might be good for you to fail a test or two.”
Hot tears threatened to fall but he stubbornly dug his fists against his eyes. Crying was babyish and he wasn’t a baby. “Give it back!” he bellowed, and he lunged for the older boy.
He knocked Spencer to the ground with a sharp blow of his elbow. All the air knocked out of his lungs as his back hit the close-cropped turf. He wheezed, trying to catch his breath.
“Hey!”
He forced himself to sit up, stars dancing in his vision. The senior took a step back as another kid approached him, fists clenched.
“Hey, leave him alone! What’s wrong with you, man, he’s a kid!”
“Fuck off, Morgan.”
Spencer squeezed his eyes shut and opened them again. He did recognize the other kid, a tall older boy in a football jersey. Everybody on campus knew who Derek Morgan was.
“He’s half your size! Come on, you really gotta pick on a baby to make yourself feel better?”
“Shut up!”
Spencer gritted his teeth. He wasn’t a baby.
“Just because you’re in Kennedy House, you think you can do whatever you want and get away with it.”
“Well, you think you can get away with shit just because you’re on the football team.”
“Yeah, well, I earned my place on the team, I didn’t need my daddy to buy my way like yours did!”
The notebook dropped to the ground as they argued. Spencer crawled between them and grabbed it, then quietly gathered up the rest of his things and shoved them into his tattered backpack. If he could just make a break for it-
“Whoa, slow down, slow down.” Spencer obeyed, shouldering his backpack and glancing back. Derek Morgan towered over him, scowling, his arms folded. The senior was storming away, his uniform blazer clutched in his fist. “Where are you running off to, pretty boy?”
“My dorm,” Spencer said meekly.
Derek frowned. “It’s almost time for dinner,” he said.
“I’m not hungry.”
Derek knelt down so he was eye-level with him. “Are you okay?” he asked. He rubbed the pad of his thumb under Spencer’s eye, brushing away dirt. “McLaughlin knocked you over pretty hard. He hurt you?”
Spencer shrugged. “I’ve been hit worse,” he said. He shouldered his backpack. “Thanks. But I’m fine.”
He turned to leave but Derek straightened up fast and caught him by the arm. “Hold on,” he said. “You can’t say that and just walk away. Who’s been smacking you around?”
Spencer squinted up at him. “I’m at least four years younger than everyone in my grade,” he said. “Trust me. It happens.”
Derek laughed, but it didn’t sound like he was making fun of him. “You got me there,” he said. “How’s your notebook, huh?”
He held up the torn pages. “Also could be a lot worse,” he said. “I can probably tape it back in place.”
“Aw, don’t worry about it,” Derek said. “I’ll get you a new one.”
Spencer looked down at the ground. “I don’t think I can pay you back,” he confessed.
“Don’t worry about it,” Derek grinned. “I got my ways. And besides, us Lincoln House kids gotta stick together.” He tossed his arm around Spencer’s shoulders like they were friends. Spencer froze for a moment, but Derek started walking him back towards the main building, keeping his strides slow enough for his short legs, and he relaxed, hugging his notebook against his chest. Maybe his new school would be a little less terrifying if Derek was around.

Sell Your Las Vegas House Fast After A Job Loss
How To Sell Your Las Vegas House Fast After A Job Loss
Losing your job might have more consequences than just a job search, it may force you to sell your Las Vegas house fast to make ends meet. Many homeowners buy homes through mortgages, which they have to pay at the end of the month. With no job, it is hard to pay because they don’t have a source of income. Many financial advisors recommend putting aside some cash to use in an emergency because there is no guarantee that you are going to have a job tomorrow. If you have to sell your home because your company has downsized or even closed, you have to make some changes fast.
How can you sell your Las Vegas house fast after losing a job? If you choose to sell your Las Vegas home fast to a cash home buyer, you don’t have to stress yourself with listing or advertising your home.
When you lose your job, you are going to be stressed and you don’t want something that wastes your time, especially when doing it alone. When you list your home, you have to wait for a prospective buyer to table an offer. This can take a lot of time, and there is no guarantee that they are going to meet your asking price. You also have to make sure your home is presentable so you can attract buyers. When you choose to sell your home using the traditional method, you end up frustrated because there are many challenges and issues you have to deal with in the process. You have to pay the listing agent a 6% commission when you finally sell the house. You will have an easier time dealing with a cash buyer and you don’t pay any fees or commission.
When putting your home on the market, you have to put a lot of focus on curb appeal, but this is not something you have to worry about when you sell your Las Vegas house fast for cash.
The last thing you want after losing your job is something taking a lot of time and money. There is a good chance you don’t have money lying around that you can use on repairing and renovating the property. There is a lot of things that you have to spend on if you choose to renovate your home. Your doors, windows, and even the roof might need to be replaced or repaired, and this costs a lot. This can be even more expensive if your home is old. Cash home buyers buy houses in the condition they are in. You don’t have to spend your time and money on repairs and renovations. They are going to buy your home the way it is and do the repairs and renovations once you have the cash and they have the house. You are going to make the sale and your money remains untouched.
The process of selling a home will require patience, especially when you are not a distressed seller.
Any seller doesn’t have any time to waste. There is no point in showing your home to many prospects when there is a cash buying company that can purchase it right away. You have to show your home to many prospects and there is no guarantee that they are going to make an offer. Scheduling visits for prospects is going to be more complicated than you imagine. You will not look forward to strangers coming into your home during odd hours of the day. Once you have talked with the cash home buying company, they are going to send their team to check out your property. They will then do a home inspection before giving you a fair offer. This gives you time to focus on important areas of your life like looking for jobs and going for interviews. No one knows what the future holds.
The points mentioned above show how to sell your Las Vegas house fast after losing a job. This is not the time to start being bitter, but a good time to work things out, especially if you have people depending on you. It is scary to think that your kids might not go to school because you can no longer afford it. Look at how much cash you have and adjust your lifestyle so that you don’t deplete it while still looking for a job. If you want to sell a home fast, then contact a cash home buying company because there will be way less standard to meet compared to the traditional method. You don’t have to do a lot of work like meeting and showing your home to prospective buyers. There is also no need to spend a lot of time and money fixing the home before selling it. You are not going to spend any money on fees and commissions. You save yourself time and money by selling your home to a cash home buyer. Make sure you choose a legit cash home buying company with a good reputation.We Buy Houses Las Vegas So Get In Touch

We have made selling your home in Vegas very easy. Unlike selling your home using the conventional route, which often requires that you jump through numerous hoops and are still uncertain if the home will sell for a fair price, we make a fair offer right away.
When you sell your home to us, there is no need to spend on repairs, realtor commissions, appraisals, closing costs, or trying to wrap your head around taxes. In fact, we handle everything and aim to close within 7-days. Nobody closes as fast as we can, making us the fastest cash for home buyers you can sell to.
One of the biggest sources of frustration when selling a home for most owners is knowing that they will get paid. Usually, an individual buyer will need to secure a mortgage from the bank, which can take time, and even once approved, it does not mean that the mortgage will get paid right away. So, you can really end up having to wait a few weeks before getting paid. That's on top of how long it takes to sell your home in the first place. Furthermore, you probably will never run into a buyer willing to pay cash for a home.
That's why the best and easiest way to sell your home quickly and without a hassle is to us. Get in touch with our team to get an offer right away, or fill out our form above for a quick no-obligation offer.
We Buy Houses As-Is in Vegas When selling a home through a realtor or when the home is for sale by the owner (FSBO), it is imperative to make sure that your bathroom, kitchen, in addition to the rest of your home, is up to date. You'll also want to make sure that the plumbing, drainage, electrical system, and your roof are in the best condition. All of this takes time and money, something which not every seller has. That's why putting a home on the market to sell isn't for everyone, even if you do stand a chance to get a slightly better offer.
Fortunately, when you sell to us, there is no need to spend money on repairs or even cleaning the home. We buy homes as-is; it does not matter what condition it is in, we'll most probably buy it. However, it goes without saying that homes in better condition will and often sell for more money, but if you can't afford to spend on upgrades or updates, there is no need to sell to us. We Are Dedicated to Serving Homeowners in Vegas We have a dedicated team and work to invest in real estate across the city. However, we think that the city of Vegas is in particular need of help, especially folks who are stuck with homes that they are unable to sell. Unfortunately, many real estate companies and investors look past the homeowner who badly needs to get rid of their home because it has become a liability.
While we are dedicated to helping homeowners, in fact, it is our primary concern. We are also businesspeople. That means the homes we buy have to turn a profit for us after we've invested in repairs and other expenses. That's why we buy homes in our experience that helps the homeowner and ourselves as investors turn a profit.
Sure, it is possible to sell your home via a real estate agent. A real estate agent is professional and with often years of experience. However, they can't sell every home unless it is in a market where the demand for homes outstrips supply; unfortunately, that isn't the city of Vegas. That's why many homes remain on the market for months with no results. If you have tried by putting your home on the market, you know exactly what we are talking about. Even after spending all that time and money, there is no guarantee that the home will sell. We buy houses in Las Vegas, regardless, of it is in good condition, what's important to us is that you own the property and are willing to sell for the offer we make.
When you sell the home to us, we are taking a major risk and absorbing any problems that come with owning the home. There are several risks for us which include bad tenants, poor condition of the property, a rodent infestation, etc. However, as real estate investors, we have a pretty good idea of what needs to be done. Plus, we have access to the required investment to ensure that the property can be brought back to the shape it should turn a profit.
Whether you have a home that dates back several decades, or one that was recently in a fire, or perhaps a home that's about to foreclose, we can help you! Get in touch with us today.

This is just a quick rant about our current living situation.
CN: Extreme messy living conditions, animal harm, pregnancy mention
(This is written from the perspective of the entire system unless parts are color-coded)
[Skip to the bottom two paragraphs if you want to see how we need help]
Aster and their fiancé are kind of sick of living with four other adults who don’t know how the hell to adult.
Yes, everyone in the house has a disorder causing executive dysfunction in one way or another, including us, but this is still unacceptable.
Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media Tumblr media
And this is just the kitchen.
Everything circled in yellow is ours. Notice how it’s only ice cream and Pam spray? Yeah.
And they (I’ll call these two roommates T and S) expect us and Aster’s fiancé to clean all of it. They call it “communal chores,” but we see this as them totally not taking responsibility for their messes.
“Communal chores” would be cleaning the bathroom every once in a while and picking up after yourself, not making a mess and expecting others to deal with it.
And they do this to us every time they decide to go out for the weekend (during a fucking PANDEMIC).
S asked us to take out the trash and wheel the bin to the curb. We did. The other roommates filled the bin to the point the lid is propped open with trash, and we got blamed. Again. And S assumed we didn’t even take out the kitchen trash. Two days later, the kitchen bin is full and no one wants to take it out. It’s really like we’re expected to deal with everyone else’s bullshit.
Not to mention our food going missing ever since the other two moved in.
That refrigerator is 100% full and we can’t fit our own food in it. We have a mini fridge in our room for this reason, but we shouldn’t have ever needed to buy that.
The two newer roommates (I’ll call them C and D) not only steal our food, but break a major house rule by smoking cannabis in their room. We smoke cannabis too, but we make a point to smoke outside. We walk past their room to use the bathroom and it smells like weed. We go into the bathroom and it smells like weed in there too, so we think they’re also smoking in the bathroom.
✨ C is pregnant. We didn’t actually know that pregnant people get colder faster? I actually had to fact-check this, that’s how much I trust them. D turned up the temperature to EIGHTY FUCKING FIVE DEGREES FAHRENHEIT. This house is home to a husky and a longhair cat. I didn’t see how the husky did, but it couldn’t have been good considering they made my cat pant and throw up due to the heat, and didn’t give a single shit about it. They refuse to get a space heater for their room so this does not happen again.
They (C and D) also have a big habit of just walking into the bathroom without knocking. This is just an issue on its own. They try to pop the doorknob every time they notice it’s locked. Then get mad when we knock? We don’t fucking get it.
And the best part is, we have absolutely nowhere to go. Aster’s work is in verrrry south Las Vegas, and in this area there are no studio apartments (the only type of apartment we would be able to afford on our own, as Aster’s fiancé is disabled, so we only have Aster’s income). We cannot commute to work because of the cost, and we cannot relocate work. Essentially, we’re stuck.
Right now, we’re just trying to focus on bettering our personal living space. Our bedroom is completely full of trash bags that we are never able to take out because of the bin constantly being 100% full the day the truck comes (we would add a picture here, but frankly it’s embarrassing). We want to pay for additional trash pickup to get it all out of our room at once, because it’s not getting out by regular means otherwise.
Our venmo username is “akkiko,” and Aster’s fiancé’s PayPal is paypal.me/DomiNope1221. We would very much appreciate the help.

Shipping Container Home Storage Ideas
Using self storage units provide a great option for people to hold onto keepsakes with sentimental value and other personal items, while not having to buy a larger property. The “4Ds of life” – death, divorce, downsizing and dislocation – are facts of life and create a major disruption in our lives. Changing life situations can force someone to live in limbo for periods. They may need to move households and need a space to buy new shipping container store their belongings until they can settle into a new, more permanent situation.
Shipping container self storage may offer them a secure place to keep their possessions until they can get settled into a new place.
In the USA, self storage statistics report that nearly 10% of American households need additional self storage and spends an average monthly cost of $87.89 for a self-storage unit. Nationally, the number of storage facilities ranges somewhere between 45,000 to 60,000.
The 10 most in-demand USA cities for self-storage units. Rank City, State 10 Miami, FL 9 Brooklyn, NY 8 San Diego, CA 7 Las Vegas, NV 6 Phoenix, AZ 5 San Antonio, TX 4 Chicago, IL 3 New York, NY 2 Los Angeles, CA 1 Houston, TX
How much does it cost to rent commercial self storage space vs buying a shipping container? Of course, the answer to this question depends a lot on your specific needs. At commercial self storage facilities, 10’x10′ is the most popular storage unit size, which measures one-hundred square feet and might compare to approximately half the size of a regular garage. A general guideline is that the 100 square foot space will fit the contents of a two-bedroom apartment.
The smallest units average about $50 per month. Much larger spaces cost upwards of $300 per month. Some storage businesses require a 12 month contract to be signed. When you buy a shipping container for self storage you have a one time cost and you own the container forever. If you don’t have an available space to store your container, you possibly may need to rent a small space on a property that is located at a convenient distance to you.
Are shipping containers your best choice for self storage? Most of the people who buy an empty Conex container are using it to store furniture and other possessions that take up a large amount of space. Home based business owners like online sellers who store and ship inventory through websites like EBay, Gumtree and Craigslist find they need somewhere to securely store their products. Additionally, with less storage space (basements and garages) in condos, homeowners are looking for an easy and affordable self storage solution.
Why should we use shipping containers as self-storage units? A short answer: because of their design, construction, size and affordability. A little searching will show that you can buy a used shipping container for a really affordable price (we will address the details later in this article). By their very nature, cargo containers are made to be easily transported to whatever site you require. You may be looking for relocate the container for a household move, in which case it can just be picked up and follow you on your move. Even if you don’t have plans to move the container from one location to another, the containers can be set up quickly and all of your possessions moved inside for safe keeping.
Shipping containers are specifically engineered to be stacked, transportable, and are constructed from corrugated metal sheets that are welded together. The steel boxes are subjected to rigorous quality assurance tests for water resistance, and the ability to withstand moisture, the effects of salt and withstand extreme weather conditions.
Why do shipping containers make really great self storage units? Durability: Made of thick steel walls, strong and capable of storing bulky and heavy goods without damaging the interior of the storage space.
Watertight and Secure: Designed to withstand rains and extreme weather condition conditions during a sea voyage, the containers are in fact watertight against wet weather conditions. Their main function is to make certain that the contents remain dry and undamaged during their trip. Most shipping containers are made of a particular steel alloy called Corten Steel that is especially suited for outside weather conditions.
Vermin and pest proof. The containers are self-enclosed, with tight seals around the doors which prevents rodent and bugs entering and damaging your goods. This can be a problem in many storage facilities. These features combined offer solid security and added peace of mind with the confidence that your possessions are protected, dry and secure.
Low initial investment and low maintenance: Once you have set up your Conex box self storage, there is next to no ongoing maintenance or accumulating monthly rental costs. Buying a shipping container is a one time investment.
Long life expectancy: Shipping containers have a life expectancy of over two to three decades with minimum level of maintenance.
Security: Container entry is secure with a high quality pad lock on the doors and equipped with a special lock box. A “lock box” is housed inside a steel box welded to the doors protecting your padlock from being broken by burglar’s crowbar. Since your container is stand alone and not connected to other people’s storage units, you also have another protection against unwanted entry.
You can store a variety of goods inside. With a few important renovations (like insulation or the other suggestions later in this article), you can safely store almost anything from boxes, books, furniture, electronics without fear of moisture damage. Store larger items. With the ability to open the doors at both ends of the container, containers are easily accessible to store large sized objects.
Portability: Containers are designed to be easily movable, making them especially convenient for packing and for mobile storage needs.
Drive-up accessibility: You can pull up and park your vehicle directly at the doors to your container storage.
How do I choose the right container for storage? There are 2 main factors to consider: the grade or (the condition of how new the container is) and the size. One-Tripper or New Container These containers are brand new. Manufactured and shipped directly from China, having carried their first load of cargo. They will cost more and will be outfitted with new features like polyurethane floor coating, a pre-installed lock box, and handles and doors.
As-Is or General Purpose These are used containers that may have many miles on them. As the name “As-Is” suggests, this is a container purchased in its current, used condition. The cargo container walls may have dents, rust, flaking paint or punctures. The less than perfect condition will be reflected in a lower price. If you are storing spare mechanical parts on a vacant lot, a sparkling new container may not be important and you can save some money by buying a used Conex container.
The standard sizes of ISO shipping containers are: 8ft (2.43m) wide, 20ft (6.06m) in length and 8.5ft (2.59m) high ceiling 8ft (2.43m) wide, 40ft (6.06m) in length and 8.5ft (2.59m) high ceiling * Tall shipping containers called high-cube containers are available at 9.5ft (2.89m) high ceilings.
