“You’re so tan.”
Harry looks up to see Louis holding out a hand for him. The smile on his face is blinding, brighter than the early morning sun over the harbor. He laughs as he takes Louis’ hand and steps off the ramp from the yacht onto firmer ground.
“You’re one to talk,” he says as they start walking down the dock. He lets Louis lead the way, admiring his husband’s – his husband’s – dark tan, earned over two blissful weeks of laying out the deck, swimming, and making up for lost time in consummating their marriage. “Your skin is practically golden.”
“How is it,” Louis starts, pulling Harry close and dropping his voice as he nuzzles his ear, “that even after an entire honeymoon of fucking every chance we got, I still want to ravish you?”
“Lou!” Harry pushes at his chest, laughing as he looks around to see if any of the security guards flanking them overheard. Louis had indulged Harry’s exhibitionist streak only once on the honeymoon, jerking him off in the water as servants bustled around the deck above, setting up a meal for them, and Harry wasn’t expecting him to rile him up before they even got to the car.
“You can hardly blame me, darling,” Louis says, nodding at the attendant who holds open a door for them. “You’re so… what would you Americans say? Hot.”
Harry scrunches his nose, trying to hide his fondness. He knows Louis is just putting him on; he’s traveled the world many times over and is more familiar with American expressions than he pretends. He loves it though, this joke of theirs, and he wants to keep this moment for them – and not for the tourists who he can see out of the corner of his eye, their cameras trained on Harry and Louis approaching the car.
When Harry sees Daniel waiting outside, scanning the parking lot with one eye as he waves them forward, he realizes that he’d missed the familiar face. The scheduling had permitted for his vacation time to coincide with the honeymoon, but Harry’s not sure how Daniel spent his time off. Harry opens his arms for a hug when he reaches him, but Daniel shakes his head, ushering him into the back seat and closing the door. He thumps his hand on the trunk, and the driver pulls out of the lot.
Oh. Well. They’ll just catch up later, then.
Louis reaches across the seat, taking Harry’s hand, and they sit in companionable silence, looking out the car windows as they speed through the streets. It only takes a couple of minutes for Harry to notice that something is different. There’s always some kind of construction project around the principality, ensuring Louis keeps his “builder prince” nickname, but there are new rails and safety mesh all along the road by the harbor and what looks like new foot bridges going up, all with the Tag Heuer logo front and center. These aren’t renovations or a new building going up; it looks like they’re preparing for an event. A large one.
“Lou?” Harry gestures vaguely at his window. “What’s all this?”
“Oh, I forgot that you wouldn’t know,” Louis replies, squeezing Harry’s hand as he ducks his head to look out Harry’s window. “This is all for the Grand Prix.”
“The Grand Prix? When is that?”
“In about a month. They started preparations right after the wedding.”
The thing about F1 racing is that Harry doesn’t know anything about it. Well, that’s not strictly true: He knows that several successful F1 drivers live in Monaco, including Niall and a guy he met at the wedding named Lewis Hamilton whose suit was almost more gorgeous than Harry's. (Almost.) But when the races are and if they’re all called Grand Prix and what preparations go into one, he doesn’t have a clue. And he’d been so focused on the wedding that if anyone had been talking about it during the last couple of months, he must have missed it completely.
“Say your husband was American,” he starts, turning to look at Louis and admiring the twinkle in his blue eyes before continuing, “and he didn’t know anything about whatever the plural of Grand Prix is–”
“It doesn’t matter, the plural and singular are pronounced the same.”
“–how would you explain why preparations start,” Harry pauses, calculating in his head, “six weeks in advance?”
“Well, the Monaco Grand Prix is special, obviously. The country essentially becomes the race track.”
“What, like, the public streets?”
“Exactly. It’s quite a feat. More logistics than the wedding if you can believe that. Every year is the year I expect something to go horribly wrong, but we always manage to pull it off.”
The car pulls through the gate to the palace and Harry wishes that the drive was a little longer, not quite ready to see honeymoon Louis disappear into Prince Louis. Honeymoon Louis sleeps in late and never looks at his phone when Harry’s trying to talk to him and laughs constantly. As much as Harry loves Louis in the real world, it had been amazing to see him at his most relaxed and content. Carefree.
“Bonjour! Hello! Welcome back!”
A security guard opens the car door to reveal a beaming Liam, dressed in a dark suit and holding a clipboard.
That’s it. The honeymoon is officially over.

Building Your Dream Cabin
Designing a cabin from scratch can be an exciting, but stressful process. And without a professional architect at your side or years of experience yourself, there are so many crucial considerations that can easily be missed. Whether you’re building a vacation home for your family or a rental property to generate cash flow for years to come, we’ve selected notable experts in the field to provide you with tips and tricks to achieve a timeless cabin design, both inside and out. So kick back and let these architectural veterans from Burlington to Sacramento guide your design process.
Tumblr media
Focus on what matters to you
Cabins are generally on the smaller side - which means that we would encourage anyone thinking of building or designing a cabin to hone in on one or two strong design ideas. Focus on what matters to you: if it's a connection to the outdoors, consider how interior and exterior spaces can flow together and how those spaces function differently throughout the changing seasons. If it's about creating enough space for a family retreat, we might suggest an open plan living area where cooking, dining, and chatting near the fire can all happen simultaneously. As architects we use this same process, collaborating with each of our clients to find out what elements are most important and creating a home that is unique to them. - Studio MM
When designing in remote and tranquil settings, we at Vancouver Builders Ltd,  pay particular attention to the needs of the client for current uses, as well, to plan for the needs that will be created by future generations of the client's family. In addition, we like to incorporate the personality of the client into the design of the cabin by learning about their passions, this helps to bring about a Designing a cabin from scratch can be an exciting, but stressful process.
Location, location, location
Location is the first and foremost priority when designing your cabin. The second would be window sizes/ window placement. Decide what part of nature you want to connect with. Are there beautiful trees or a stream you would enjoy looking at? - Lavish builders
Tumblr media
Familiarize yourself with the site
Think about how you see yourself living in your cabin. Is it a retreat where you go and no one can reach you or is it a place for family and friends to gather?  Either way, make your cabin as different in design from your regular home as possible.  That way, being at the cabin will emphasize that you really are “away from it all”. Spend some time getting to know the best and worst parts of your site.  Note the amazing views and challenging topography and orient your cabin to respect and take advantage of them. - Marilyn Ypes Architect
Depending on where you choose to build your cabin can vastly change what amenities you might want to incorporate. Maximizing views is definitely a must and incorporating a double-height great room with a substantial wall of windows is a great way to achieve this. If you’re in a colder climate in the mountains you might want to add a secondary entrance to a ski room for easy access to the slopes and if you’re in a warmer climate on a lake then extending the outdoor space with decks and patios is a great option. The biggest appeal of a cabin for us is the rustic aesthetic of the exterior architecture & interior design. Post and beam construction will not only provide the rustic architecture with the use of logs but is also thermally efficient and cost-effective. - Pricey Pads
Make it original
A dream cabin is a magical place to escape the daily grind. We love customizable touches that are all about YOU - maybe it's a smart mirror with today's ski conditions or a world map that marks all the fabulous places you've been. Our Tahoe folks prefer to show off their love of the lake by using its shape throughout the cabin's design elements, like this gorgeous powder mirror. - Luxury Reno Homes
Tumblr media
Keep it cozy
Radiant floor heat is the one heating method you'll truly love as you bask in silent, invisible warmth radiating from every square inch of the floor in your dream cabin. Each room will be the “just right” temperature no matter how nasty the weather may be outside. And speaking of dreams, the radiant will give you the best night's sleep . . . ever. Once you’ve experienced the simple pleasure of radiant floor heating, all other heating methods become unacceptable. - Warmboard
youtube
Don’t underestimate the value of storage space
Especially if you are planning to share your home, either with friends and family or through a short-term rental agency, be sure to plan for more locked storage than you might initially think.  After years of renting out our mountain dream home, we have come to store more than we ever imagined in our owners' closets.  We recommend a locked storage closet for each major room in your home.  In the kitchen, perhaps you’ll want to lock up that $5,000 espresso machine, your favorite bar tools, liquor and wine, and even your favorite non-perishable pantry items and spices.  In the bedroom, yes you’ll want room to store your seasonal clothes and personal items, but think also of those luxuries that make your home special that you may not want to share with every rental guest when you leave: that one-of-a-kind blanket and your favorite pillows and sheets.  In living areas, design enough locked storage to keep musical instruments, seasonal decor, family heirlooms as well as the family game collection, card decks and puzzles so that all the pieces are accounted for when your family comes together for game nights. - Windcliff Vacation Rentals
Take advantage of your surroundings
An unconventional space that relaxes, yet stirs. Quite a significant storage space, hammocks, space to lie down under the stars, wooden deck with a jetty area (if lakeside), and enough landscape areas in fusion and merged with the surrounding common space. - Udaipur Times
Plan ahead
One of the great things about retirement is that you can spend time enjoying some of your favorite places.  Acquiring a mountain cabin, for example, can be a great second home and a wonderful place for special family gatherings, holidays, events and adventures with the grandkids.  It can also be an excellent cash flow generator and legacy to eventually hand down to the family. With Airbnb, VRBO and other listing options it’s easy for you to book the days you aren’t using your cabin to make money – lots of money! - Old Dawg’s REI Network
When planning to build your “dream cabin,” there are a few things we recommend. First and foremost, keep your exit strategy in mind…What will you do with the cabin when your life changes and you don’t use your vacation home enough to justify holding onto it, or what if you have to sell for financial reasons? In other words, make sure to build something that is desirable for most buyers and isn’t just YOUR dream cabin. - Overall & Hamilton Group

Why waterproofing your blacktop drive is pointless
Tumblr media
Can you compromise a friendly argument? My spouse insists that our blacktop driveway should be sealed. She listens to a neighborhood weekend home improvement radio show and tends to suppose everything the show host says is true. The show host tells callers regarding however vital it's to seal blacktop, however one in all his old sponsors may be a blacktop sealer manufacturer. The cynic in me says he will this as a result of he’s obtaining cash from the sponsor. What’s your stance on blacktop sealers, and what would you are doing if you had a blacktop driveway? — Stuart T., Hamilton, Ohio
I will speak to all or any your points. For twelve years I wont to do a two-hour phone call home improvement show on a number of industrial radio stations. after I negotiated my contract, I reserved the correct to edit the formulation of commercials i used to be asked to read.
It didn’t take long for the advertising salespeople to grow pissed off with me as a result of I would routinely modification the wording in commercial copy. I did therefore because the salespeople created uncorroborated claims regarding product and services. shortly they stopped commerce ads for my show. My integrity was all I had, and that i refused to mention things that weren’t true.
More Builder: a way to choose warp- and rust-resistant flashing for your deck
Years ago, I fell underneath the spell of what several blacktop sealer makers aforementioned regarding the requirement of waterproofing blacktop driveways. abundant of what they said created some sense, however there was forever a shrewish thought or 2 in my head that conflicted with what {i was|i wont to be} being told.
First and foremost, i assumed long and onerous about blacktop roads in my city. They were ne'er sealed. The asphalt cement used at the plant builds|that creates|that produces} blacktop for the town roadways was without doubt an equivalent used to make residential driveways. Asphalt cement is that the binder, or glue, that holds along the sand and stones that compose a blacktop drive, road or parking lot.
The roads in my town got an equivalent rainfall, the same snow and ice, and therefore the same harsh ultraviolet (UV) lightweight as my neighbors’ blacktop driveways. it had been not uncommon for secondary facet streets in my neighborhood to travel twenty or a lot of years before being repaved. That’s a really vital truth you shouldn’t ignore.
I began to look very closely at the common blacktop road and driveway. after you study them, you quickly notice that more than 90 p.c of the surface isn't asphalt. What you see are tiny stones and sand. The asphalt cement shows up as a skinny line in between the stones and sand. Remember, sand is extremely small items of stone. The stones and sand in blacktop are proof against ultraviolet harm from the sun.
More Builder: the correct fasteners are key to assembling a secure deck
Last winter I did analysis for a book I’m writing regarding asphalt shingles. It seems that the sun’s UV rays blast apart asphalt molecules, creating it a lot of prone to oxidizing. once its molecules oxidize and cross-link with one another, asphalt becomes a lot of brittle.
As asphalt becomes more brittle, it loses its ability to carry onto things like the sand and stones in asphalt roads and drives. detain mind that this oxidisation solely happens at the terribly prime of the asphalt that’s exposed to the sunlight, and it will take years and years for larger stones to become dislodged.
My current home includes a blacktop driveway. I sleep in New Hampshire, wherever winters are brutal with superabundant snow, ice and harsh conditions. My driveway is twenty years old, it has never been sealed and an enormous portion of the driveway is in wonderful condition. the sole dangerous parts are wherever the gravel base wasn't put in correctly, and there are a number of tiny areas that are commencing to deteriorate.
If you choose to seal a blacktop drive, you open up a Pandora’s box of problems, in my opinion. The sealer is created up nearly completely of asphalt. The ultraviolet rays will attack this skinny coating, and it'll begin to harden and fail. If you don’t start your shoes after you acquire your home, you’ll track the asphalt indoors, discoloring vinyl flooring and carpets.
Once the sealer starts to wear off, your drive starts to appear bad. Your neighbors might imagine less of you attributable to the looks of the driveway. You’re forced into associate endless cycle of waterproofing your driveway, even if the driveway itself is in wonderful condition.
More Builder: to forestall rot and mould behind your home’s brick walls, ensure the express feelings holes aren't blocked
The sealer makers point out the power of the sealers to fill tiny cracks therefore water doesn’t infiltrate and cause bigger damage. My driveway has solely a number of cracks when twenty years as a result of the gravel base underneath the blacktop was place in correctly. I’ve crammed the cracks that have appeared employing a sturdy epoxy that comes {in a|during a|in an exceedingly|in a terribly} seal tube. I press tiny stones and broadcast clean sand into the recent epoxy that the crack matches the feel and color of my existing blacktop.
When a blacktop drive is new, it’s as black as a moonless night as a result of the asphalt cement has coated all of the sand and stones within the mix. Over time, this very skinny coating wears off and you begin to visualize the colour of the stones and sand. Don’t discount this distinctive look. see you later because the asphalt cement used at the blacktop plant was high quality, your drive won't collapse during a few years while not sealer. If it will begin to crack and crumble, it’s not a scarcity of sealer; it’s a sign that the gravel base wasn't put in correctly.

Renovations in Hamilton Ain’t What She Used to Be
I’m finally sensing an improvement in home improvement, if you know what I mean, (I am talking to you, Hamilton, Ontario).
For too long the home renovation space, and contractors alike have been in a nebulous industry where men in ‘the know’ would be considered guilty until proven innocent in how they price and perform on Hamilton construction projects. Suspicions of dishonesty and shoddy work were the initial perceptions people held.
Because of the severe lack of accountability for the time period, they were right to be weary.
Being that the contractors in Hamilton were the skilled tradesmen who the public trusted to execute bathroom renovations, or kitchen updates, you had no choice but to put your trust in a stranger. Of course there were large construction and contractor firms that you could hire... If you wanted to be left for broke.

1990′s Era Professional Builders and Contractors
During the pre-social and pre-mainstream internet era of the 1990′s, when one would seek the help of a builder or contractor in Hamilton, you’d have to go by word of mouth, back page newspaper ads, the dreaded yellow pages, or follow a random phone number posted on a telephone poll for a local handyman.
Welcome to the Modern Day: Thank You Public Reviews
Fast forward to today where we have a much more transparent view of just about any company big or small.
Whether you’re a local handyman or renovation contractor in Hamilton, or a big Engineering firm and construction company in Waterdown, Ontario -   You will be subjected to the scrutiny of a great many public platforms... Facebook, Yelp, Google, Homestars, just to name a few.
Of course, there’s a way to avoid all this - By not listing or creating profiles for your construction company on these platforms... But then you will never be discovered, and your business will not grow.
In other words, benefit, and power to the people.
Renovation Experts in Hamilton to Trust
In this era of trust, public reviews, and the darn near impossibility of making a mistake and NOT hearing about it in some publicly damaging way, we can really dig deep and find the perfect interior renovation or construction company to help with our own projects.
For example, if you were looking at the following types of interior renovations in Hamilton, Waterdown, or Burlington:
Bathroom renovation
Kitchen updates
Finishing basements
Drywall and other interior upgrades
You could very easily check in with the Renovation.Directory or Homestars and find that Bearder Construction is an ideal choice in the area.
Just from looking at the pictures from their jobs, you can see a true attentiveness to detail, and high quality/durability of work... See here:

When quality workmanship is so transparent, it’s an immediate clue that a contractor has your best interests in mind.
Did We Mention Exterior Renos like Home Additions?
The greatness of skilled construction companies is never limited to just one particular aspect of home improvement, whether in Hamilton or any other part of Ontario.
One must also consider exterior jobs, such as fence and deck construction, home additions, and even custom home design build. You know, building and designing a home, custom, from the ground up.
These types of jobs, like interior renos, have their season. While interior jobs tend to see their peak in the colder months, outside jobs tend to come in as the sun starts to shine.
Personally, I’m thinking about a new fence this year, as the one on the side of my house, about four feet tall, is really wobbly, and tilting to one side. That is precisely the type of thing a licensed and experienced contractor or construction company from the Wentworth region would be able to help me out with.
Hoping to give Bearder Construction a call, as it appears to be the right move for what I need right now!
