Tumblr media
Thanks to h0tb0x for finding this surreal 2018 estate at an undisclosed location in Oklahoma City, OK. I wonder why they built this incredible home only to sell it 5 yrs. later. It has 8 bds, 16ba, $17.25M.
Tumblr media
Immediately, I'm blown away by the entrance hall chandeliers. That blue one has to be a Dale Chihuly worth millions. I always hoped I could afford a little one, but nooooo. In fact, I can't even afford a fake one.
Tumblr media
The living room is gigantic. It has large windows for an amazing view, a stone fireplace that soars right up to the black wood ceiling, and a built-in entertainment center with a balcony above.
Tumblr media
At least 2 more balconies overlook the space, and there are stone walls with openings to the other areas.
Tumblr media
The dining room has wainscoting, an incredible ceiling, and you'll notice the blue lights are a theme throughout the home.
Tumblr media
In the kitchen there are silver tray ceilings, stone walls, gray cabinetry, and 2 dark gray islands with black granite counters. The blue lights give the islands gradient tones.
Tumblr media
A pantry that's larger than my kitchen has dark gray cabinetry and note the shimmery backsplash with red accents.
Tumblr media
Now, this is a professional bar.
Tumblr media
And, check out the incredible fantasy-like wine cave. The home is ultra modern but has some medieval elements in the light fixtures, stone, dark wood, etc.
Tumblr media
The rec room is set up like a club with a pool table, bar and table, as long as the wall, w/stools.
Tumblr media
On the other side is a lounge with a fireplace and sculpted ceiling with blue lights.
Tumblr media
Now this actually looks like a hall with abstract art on display.
Tumblr media
The dogs have their own room, also. I like the wide tile wainscoting- if they rub against it, it's washable.
Tumblr media
Here's another lounge with a balcony that overlooks the living room. It has a lovely turquoise built-in game table and a kitchenette, plus a blue tray ceiling.
Tumblr media
Next, there's a 2 lane bowling alley.
Tumblr media
On the other side there's a lounge for the bowlers. Love the carpeting.
Tumblr media
The primary bedroom is probably bigger than most of our apts. It has a beautiful blue ceiling feature and glass doors to patio areas. There's also a living room off to the side.
Tumblr media
Of course the en-suite can't be anything less than spectacular. Love the silvery tiles.
Tumblr media
Now, this is beautiful- a pink closet/dressing room.
Tumblr media
Got shoes? And, this one is blue.
Tumblr media
The laundry room has beautiful blue cabinetry. Love the backsplash, floor and contrasting island.
Tumblr media
Yet another lounge with a kitchenette.
Tumblr media
Check out the garage.
Tumblr media
How many bars and party areas does one need?
Tumblr media Tumblr media
Huge restaurant-like space with a large stage.
Tumblr media
And, over here, there's a sitting area with a snack bar.
Tumblr media
This is some home. Look at this.
Tumblr media
The big barn has the garage and entertainment area with the basketball court outside.
Tumblr media
36 acres of fun.

Smother the Flame in Your Heart - Part X
Tumblr media
Read previous parts here or read on Ao3
Pairing: Danny Wagner x Sam Kiszka
Word Count: ~2700
Warnings: none
Short & dialogue-heavy but... ;)
---
It was just when Danny pulled into the Kiszka’s driveway that he noticed Sam’s car was absent. So was Josh’s Jeep, actually–only Jake’s car was there. He raised an eyebrow and grabbed his phone, checking for word from Sam on being late and, yeah, there it was–a text saying he got caught up and probably wouldn’t be home for another 45 minutes or so. Danny sighed, looking at the house. He could just drive back home and have Sam meet him there, but he didn’t feel like doing that. What if Jake had already seen him pull up? If he just turned back around and left, it would be another insult to the twins, like he really didn’t want to be around them. That was so not true. Danny just needed to get it together, stay composed, and remind himself that Sam’s blood was still soothing his insides. He didn’t need anything else, no matter how good it seemed. So, after a deep breath, he opened the car door and stepped outside.
Jake was at the door after Danny made a single knock, opening it with a big smile that was so genuinely friendly Danny smiled back just the same, his nervousness drifting away a bit.
“Hey Danny,” Jake greeted, opening the door wide to let him in. When Danny entered, perhaps awkwardly slowly with his trepidation, he glimpsed at Jake’s unusual clothing. It was the most casual he’d ever seen him–a very well-loved and worn black hoodie and gray sweats, barefoot below. He wasn’t even wearing any jewelry.
“Hey. Sam’s running late–I figured you wouldn’t mind me waiting here for him?” Danny said, standing a little cluelessly until Jake padded away, headed toward the living room. Danny followed, trying to hone in on all the other smells in the house besides the Kiszkas–more coffee, pizza that had definitely been reheated in the oven, the woodsy, musky candle that was burning on one of the living room end tables.
“Not at all. I was just reading,” Jake told him, settling down on the couch. “How are you?”
Danny saw the book he was closing and putting aside–Dracula indeed. He stared at it for probably a moment too long before joining Jake on the other side. “Good, good,” he finally answered. “Sam and I are gonna try that new Mediterranean place when he’s out of work. Have you heard of it? What’s up with you?”
“I heard it’s really good,” Jake said, smiling again with those perfect teeth that all the
Kiszkas shared. He stretched his legs out against the coffee table, resting his head in his hand while he looked at Danny. “As for what’s up, not a whole lot. Josh and I have been trying to figure out what we wanna do for our birthdays this year.”
“Oh yeah,” Danny said, flipping through the Kiszka trivia that was in his mind. “Yeah, it’s coming up, isn’t it? What do you think you’re gonna do?”
“Not sure yet. Josh said he’ll probably want to go out, like to a bar, but there’s a show at the Montage on our birthday that I kinda wanna go to.”
“Could do both,” Danny suggested, glancing over at the copy of Dracula again. “Do all the things. That’s what birthdays are for. Look at what we did for Sam.”
“Yeah, that was really fun. It was good to spend more time with you,” Jake said, and Danny was opening his mouth to veer them back to that conversation at the bar–about how something was different with him and Jake knew. Knew something. Clearly. But then Jake stood up and said, “You wanna smoke? I just bought a quarter today.”
Never one to turn down getting stoned in addition to having no other option anyway, Danny agreed; he and Jake went out to the back porch. It was a nice evening–the sky was still full of ample golden sunlight and a gentle breeze caressed Danny’s skin as he sat down at the patio table across from Jake. The breeze helped the scent of him roll and drift off, slip away whenever the wind moved; the strong scent of the weed burning from Jake’s bowl helped too.
“No plans tonight?” Danny asked, guessing based on Jake’s outfit. He wished he’d spent more time getting to know the twins–though their faces were so similar, indeed nearly identical, their actual identities seemed so complex and varied. That night at the bar, Danny really had felt a true connection with Jake–both of them were on the quieter side in unfamiliar environments and with unfamiliar places, both liked to observe and take in their surroundings, strategize their movements and words. He felt they could be very good friends if things were just a little different.
“Pretty much just this,” Jake answered with a little smile, packing the bowl. He looked up, dark hair sliding across his face. “No hot date, unlike you.”
Danny snorted. “Sam is a really hot date, yeah. What about Josh?”
Jake laughed. “Well, he’s not my hot date, but he’s certainly something. He’ll be home later and he’ll probably want me to watch movies with him. If there’s nothing else going on, that’s our Friday night fall-back.”
Danny took the bowl as it was passed to him, then the lighter. “That sounds nice. When I lived at home, my sister and I would do that a lot too.”
“What’d you guys watch?” Jake asked, brushing his hair out of his face and leaning back in the chair, tilting his face up to the sun–but only briefly. When he looked back at Danny so intently, the casual question suddenly seemed to hold more weight.
“She likes a lot of fantasy stuff. I remember watching Labyrinth with her way back in the day…Peter Pan, The Neverending Story, Narnia, Harry Potter,” Danny told him, purposefully leaving out the vampire movies Josie liked too. “The Lord of the Rings, of course.”
“Good taste,” Jake remarked, taking the bowl back after Danny’s hit. “Josh actually thought about dressing up as the Goblin King this past Halloween but he couldn’t find the right wig for it and said it wouldn’t be acceptable with his normal hair.”
Danny laughed. “I still think he could’ve pulled it off.”
Jake exhaled a smooth stream of smoke into the air. “What’d you go as? Sam said you
guys met on Halloween.”
Danny’s body abruptly turned hot and suffocated–he just knew a blush colored his cheeks when Jake looked at him, waiting for his answer. “Uh, I didn’t go as anything, actually,” he said. It was the truth but…not quite. “That’s what initially made Sam and I connect. Y’know, both of us being anti-costume.”
Jake hummed, draping an arm over the back of his chair. “You’d make a really good vampire, man. You totally have that look.”
“Oh–really?” Danny asked, voice tight, and he took his hit before he could stutter anymore. Such a bold statement. Objectively, he kind of understood. But this was coming from Jake. Coughing, he handed the bowl back; part of him hoped this portion of the conversation was coming to a close, but another part of him was titillated. If Jake really did have a hunch, he was obviously right, and him no longer dancing around it but making a true declaration would be a first-time experience for Danny. No one else had ever figured it out before he’d taken a bite. No one had ever not been afraid.
Jake tapped the ashes out and began preparing for another bowl and Danny really wasn’t sure what he wanted more–for Sam to burst through the patio doors and save him or for Jake to actually call him out. He looked up at the trees, green leaves shimmering in the light, and decided all he could do was brace himself for whatever Jake said next.
“So,” Jake began, and Danny shivered with the breeze. “Do you think they’re real?”
Though Danny had no smoke in his lungs at that moment, he let out another choking cough, covering his mouth with his arm while he struggled to compute the question, figure out how to answer it, and pray that the shocked eyes he was giving Jake weren’t a complete giveaway.
“You good?” Jake asked, laughing softly, and passed the freshly packed bowl back to Danny for the first hit.
“Shit. Yeah,” Danny said, holding the cool glass in his hot hand. “Yeah, I’m good. That question is just funny, dude.” It was all he could muster–the weed had hit him hard in the past couple minutes and he hoped that Jake would understand that his question was funny sober, but even funnier–and stranger–while high.
“It’s all just so fascinating,” Jake went on, leaning on the table, elbows splayed. “Cryptids, mythology, supernatural creatures. We have one day a year where people are given full rein to get dressed up as any one of them, have fun with it–but when we’re doing that or watching those fantasy movies or whatever, do you ever think about what it would be like to actually be one of those things?”
Danny took a huge hit from that bowl before he admitted, “Yeah, sometimes I do.” A tingle of sober thinking prompted him to add, “I think we all do.”
“What do you think it’d be like?”
Good Lord, Danny was dying to get out of the conversation now. Hot and sweaty just sitting in the chair in the April evening air, weed making him feel far less lightheaded than Jake’s line of questioning was, wondering how much time had passed and when exactly the hell Sam would come home. Jake knew, Danny decided–it was impossible to think otherwise. So why wasn’t he just coming out and saying it? The tension was building so much that Danny felt he was one question away from breaking it himself.
He looked into Jake’s gentle but questioning eyes and sat there in silence, neither of them moving for a few long moments until Jake finally lifted the bowl to his mouth and lit the green, the cherry smoked out in their lagging. With the eye contact lost and giving Danny just a tiny bit of breathing room, his words came out before he could stop them: “You know, Jake.” Surprised that he even said it, he cleared his throat and looked up at the trees again with a sigh. “You know, don’t you?”
After another heavy pause, Jake said, “It’s not something anyone can just proclaim. I didn’t even know it was possible until you came along.”
Danny looked down again, meeting Jake’s gaze. The bowl ceased being passed; they just looked at one another while Danny felt endless, nameless feelings rope through his veins and itch his brain and create a thick ache in his chest.
“I didn’t know it was possible until it happened to me,” Danny told him. The ache in his chest lifted just a little, just enough to allow him to take a deep breath. “But what made you think I was a vampire, Jake? Was it really the hickey on Sam’s neck?”
Jake’s laugh was bright and reassuring. “No, not just that. Although, damn, Danny.” He wiggled his eyebrows, making Danny chuckle too. “You really did a number on him. It was that but it was other things too.”
“Please tell me. I’m dying to know what my tells are. Sam didn’t even know and he saw these,” Danny said, lifting one side of his lip to show Jake a fang.
Jake’s jaw dropped. “Wow. I mean, I guessed those were a factor but seeing them so clearly now is–wow. It’s so–”
“Supernatural?” Danny suggested.
Jake nodded. “Yeah. Supernatural for sure.” He took the lighter in his hand and started to fiddle with it. “I’m not sure how to explain it because there’s nothing specifically about you or how you behave that screams you’re a vampire. I mean, who can even identify that, you know? We’ve all been raised to believe it’s fictional.”
“Right.”
“I just sensed something different about you right away. Also,” Jake said, leaning forward again, lowering his voice despite no one else being around. “You spend a considerable amount of time like, smelling things. Sniffing the air? But I’ve also seen you distinctly smell Sam.” Danny’s only response to that was a silent gape; Jake laughed again and waved his hand as if to wave away his shock. “And I’m saying sniffing him beyond the normal way or amount you’d sniff a significant other. Besides, as Sam’s brother and housemate, I can tell you that he doesn’t smell that good.”
“He does though,” Danny said, able to replicate that scent in his nose just from thinking about Sam. “He smells amazing. But, man, what the hell–it actually looks like I’m sniffing the air?” He truly hadn’t realized it was that obvious and frequent.
“It does. You do it a lot. Then, of course, you pointedly avoided Josh and I up until, well, apparently now,” Jake went on, and Danny reached across the table to nab the weed back, needing to be higher for this seemingly endless dialogue. “You looked like you were in pain the entire drive to Detroit.” Danny nodded while he inhaled, agreeing. “But then on the drive back home, you looked so much more calm. Almost blissful. And Sam had that giant, glaring ‘hickey’ on his neck.”
Danny coughed the whole lungful of smoke out. “That’s when you knew?”
“Yeah. That’s when I knew for sure.”
Danny nodded, looking down at the wavy glass surface of the patio table, the bowl still smoking in front of him. “I guess that makes sense. I knew you were perceptive. You observe people. You also ask really, really specific questions, like you really wanna get to know people.”
“That’s because I do. But I was probably more specific with you,” Jake said, then rolled his eyes. “Well, clearly, based on my previous questions just now. I wanted to make sure I wasn’t crazy. Did Sam think he was crazy when he found out?”
“No, not really. There was no denying it at the time.” Danny shut his mouth, not wanting to get too graphic, but then he felt a swirling panic begin in his head when he realized this entire conversation would probably be too much for Sam to handle. Sam didn’t want the twins to know; now Jake not only had been guessing the whole time, but the facts were out in the open. Danny huffed and rubbed a hand over his face, draping his body over the table. “Fuck. Sam’s gonna be so pissed that you know.”
“What? Why?”
“I don’t really know,” Danny said, his face still covered by his hand. “He wants it to be just between us.”
A pause, then a shrug. “I can respect that. We don’t have to tell him I know.”
With a sigh, Danny lowered his hand, bracing both on the arms of his chair. “I don’t know, Jake.”
“We don’t have to tell him now,” Jake suggested. Danny stayed quiet, still listening because Jake revealed no ill-intent whatsoever; Danny was certain neither of them wanted to flare Sam’s temper or jealousy or create a problem that didn’t need to exist to begin with. It’s not like anything needed to change even if Jake told Sam he knew.
“Not now,” Danny eventually agreed, lulled by the pot and Jake’s expert composure. “But soon, we should. Sam’s got a nose like a bloodhound too, you know.”
Jake smiled a perfect, fang-free smile. “I know.”
“Will you do me a favor? Can you not tell Josh?” Danny asked, briefly checking his phone for an update on Sam’s ETA, but there wasn’t one. “It’ll be, uh, bad enough when Sam finds out that you actually know. I don’t know how he’ll handle you sharing the information with Josh too.”
“Of course. You know, I didn’t mean to make this harder for you, Danny,” Jake said, looking apologetic. “Or to be invasive or weird. It was just kind of driving me nuts. Anyway, I think you’re fascinating. I think we could be really good friends.”
Danny smiled then, though not wide enough to reveal his fangs. “I think we could be too.”

Contemporary Interior Design for Delhi Homes: Stylish and Ever-Evolving
Contemporary interior design is dynamic, constantly adapting to current trends and aesthetics. It blends the best of modern styles with a more flexible and eclectic approach, allowing homeowners to incorporate a variety of textures, materials, and shapes. In a city like Delhi, where homes range from traditional to ultramodern, contemporary design offers a versatile and stylish way to create a personalized living space. Here’s how to introduce contemporary design into your Delhi home.
1. Embrace Open Spaces
Contemporary design values openness and flow between rooms, making open floor plans an integral part of the style. In Delhi homes, where maximizing space is often a challenge, an open layout can make the home feel more expansive and welcoming. By knocking down walls between the living room, dining room, and kitchen, you create a seamless flow that is perfect for both daily living and entertaining. Additionally, an open space allows natural light to reach every corner of the home, enhancing the feeling of brightness and warmth.
2. A Mix of Materials and Textures
Contemporary interior design thrives on a blend of different materials and textures, creating depth and interest in a room. In a Delhi home, this can mean mixing metals like brass and stainless steel with natural elements like wood and stone. The key is to balance the cool, sleek look of modern materials with the warmth and texture of organic elements. For example, a stone accent wall can be paired with sleek, metallic light fixtures or wooden furniture with steel legs. This contrast adds both visual interest and a sense of balance to the space.
3. Neutral Color Schemes with Bold Accents
Neutral tones dominate contemporary design, with shades of white, gray, beige, and taupe creating a calm and cohesive backdrop. In a Delhi home, this neutral palette provides a timeless and versatile foundation that can be easily updated with pops of color. Bold accent walls, brightly colored furniture, or striking artwork can serve as focal points, adding a touch of vibrancy to an otherwise serene environment. The key is to keep the overall color scheme harmonious while allowing accent pieces to stand out.
4. Sleek and Streamlined Furniture
Furniture in contemporary design tends to feature clean lines, smooth surfaces, and minimal ornamentation. In a Delhi home, where space is often limited, opting for streamlined furniture helps to keep the room from feeling cluttered or overwhelming. Choose pieces with simple shapes and a low profile, such as a modern sectional sofa, a glass coffee table, or a minimalist dining set. Avoid bulky or ornate furniture, which can detract from the clean, modern look of the space.
5. Large Windows and Maximized Natural Light
Natural light is a key feature of contemporary design, with large windows and open spaces allowing sunlight to fill the home. In Delhi homes, especially apartments, maximizing natural light can be achieved through floor-to-ceiling windows or sliding glass doors that open onto balconies or patios. If large windows aren’t an option, consider using sheer curtains or blinds that allow light to filter in without obstructing the view. Reflective surfaces like mirrors and glass can also help amplify the light in smaller spaces.
6. Artistic and Statement Pieces
One of the hallmarks of contemporary interior design is the use of statement pieces to add personality and flair to a space. In a Delhi home, where individuality and creativity are valued, incorporating unique artwork, sculptures, or bold furniture can create a striking focal point. Whether it’s a large abstract painting, a sculptural light fixture, or a designer chair, the goal is to include a few standout elements that draw the eye and make a statement.
7. Sustainable and Eco-Friendly Choices
As contemporary design evolves, there’s an increasing emphasis on sustainability and eco-friendly materials. In Delhi, where environmental consciousness is on the rise, incorporating sustainable materials like bamboo, reclaimed wood, or recycled metal into your home can be both stylish and responsible. Eco-friendly practices such as using energy-efficient lighting, installing water-saving fixtures, or choosing low-VOC paints are also becoming integral to contemporary interior design.
8. Functional and Flexible Spaces
Contemporary design values functionality and flexibility, making it ideal for busy urban living. In a Delhi home, where space may need to serve multiple purposes, contemporary design allows for creative and practical solutions. Consider multi-functional furniture, such as a fold-out desk, a storage ottoman, or a sofa bed. Modular furniture pieces that can be rearranged to suit different needs are also a great way to maximize space and enhance functionality. Flexibility in design means your home can adapt as your needs change over time.
9. Layered Lighting
Lighting plays a crucial role in contemporary interior design, helping to create ambiance and enhance the overall aesthetic. In a Delhi home, layering different types of lighting—ambient, task, and accent lighting—can create a warm and inviting atmosphere. Recessed ceiling lights, pendant lights, and floor lamps all work together to illuminate the space without overpowering it. Consider incorporating dimmer switches for greater control over the mood and brightness of your home.
10. Minimal Clutter and Maximum Impact
Clutter is the enemy of contemporary design. To achieve a clean, uncluttered look in your Delhi home, focus on organization and storage solutions. Built-in shelves, hidden storage compartments, and sleek cabinetry can help keep your space tidy without sacrificing style. By minimizing clutter and keeping surfaces clean, you allow the design elements—such as furniture, artwork, and decor—to have a greater visual impact.
Conclusion
Contemporary interior design offers a stylish, versatile approach to decorating your Delhi home. By embracing open spaces, neutral color schemes, and a mix of materials, you can create a dynamic and functional living space that feels both modern and timeless. Whether you're looking to create a minimalist urban retreat or a bold, eclectic space, contemporary design provides the flexibility to personalize your home while staying on-trend.

How to Work a Minimalist Design into Your Hesperia Landscape
Minimalism is all about simplicity and functionality. Therefore, on a general level, minimalism is a principle of design that focuses on simplicity and functionality. As a concept in modern landscaping in Hesperia, experts from Hesperia can be approached for transforming an outdoor space into a relaxation haven. If you feel that the exterior of your home needs more appeal using a minimalist concept, here is how you go about incorporating the rightful traits of a minimalist design into your outdoor landscaping or renovation projects in backyards.
Tumblr media
1. Clean Lines, Simple Shapes
Two basic rules for the minimalist design are clean lines and geometric shapes. When planning your landscape, go for straight pathways.
Straight Pathways: Choose to have straightforward, simplistic paths that are made from concrete or natural stones. These lines guide visitors through the garden while providing an uncluttered look.
Try Geometric Planting: Space plants in structured groupings or simple shapes, like squares or circles. Not only will this be more pleasing to the eye, but it will also reduce maintenance time.
2. Go for Restrained Color Usage
Another prominent characteristic of minimalist design is the limited use of color for harmony and a calming effect. Here's what to keep in mind when forming a color scheme for your landscape design:
Stick to Neutrals: Whites, grays, browns, or other neutrals in hardscape material make for an immaculately clean backdrop that allows the greens of your plants to really pop.
Add in Focal Plants: While keeping the rest of your color scheme simple, add a couple of attention-catching plants that are either highly colored or have interesting textures. This will satisfy that human interest urge in your design without overpowering the space.
3. Focus on Functional Outdoor Spaces
Functionality is at the core center of minimalistic design. Some elements to consider for any backyard remodeling in Hesperia include :
Delineation of space by the intended use, such as relaxation, dining, or gardening. Low-profile furniture, like a low-profile lounge chair or sleek dining set, would tend to draw outdoor living.
Combine Other Hardscaping: Combine other hardscaping that would mesh in with the landscape, like patios or decks. A simple deck will be an excellent spot to host family and friends and will not take any away from the aesthetic surrounding it.
4. Low-Maintenance Plants
A low-maintenance landscape should be about low care. Here's how to choose plants that fit this guideline:
Drought-Resistant Varieties: You need to pick plants that are drought-resistant and would do fine on very little water in Hesperia's climate. These include the likes of succulents, agaves, and native grasses—plants that could be considered sustainable rather than aesthetically appealing.
Group plants into size order: Plant the taller one at the back, then the smaller one at the front. This layering effect will give depth, yet it stays neat and tidy.
5. Limit Accessories and Decorations
Minimalism advocates for simplicity, so be selective and thoughtful of what accessories you choose for your yard:
Select a Few Meaningful Features: Instead of having clustered spaces with too many decorations, go for a few effective decorations like a modern sculpture or simple water feature. Choose it and add the focal point.
Use Simple Furniture: The furniture for outdoor landscaping in Hesperia should have clean lines and be free from decorations. A sleek bench or simple table will further add appeal to your outdoor space without detracting from the design.
Conclusion
A minimalist design in the landscape of Hesperia will integrate such features on your property, creating a serene and visually appealing outdoor space. Adopt a contemporary landscape with simple lines, a straightforward palette, functional rooms, low-maintenance flora, and limited accessories to appeal to the beauty of your home and evoke tranquillity. Elevate Your Backyard: Top Trends in Perth Patio Design
In Perth, the backyard is more than just a patch of grass; it's a canvas for creativity and an extension of your living space. As homeowners increasingly seek to elevate their outdoor areas, patio design has emerged as a pivotal element in transforming backyards into stylish and functional retreats. Here are the top trends in Perth patio design that can inspire you to revamp your backyard.
Tumblr media
1. Outdoor Living Rooms
Gone are the days when patios were just for a table and some chairs. The latest trend is to create outdoor living rooms, complete with comfortable seating, weather-resistant rugs, and even outdoor fireplaces or fire pits. This approach not only makes the space more inviting but also allows you to enjoy your backyard year-round.
2. Seamless Indoor-Outdoor Integration
Blurring the lines between indoor and outdoor spaces is a popular trend in Perth. Large sliding or bi-fold doors, consistent flooring materials, and cohesive decor themes create a seamless transition from your indoor living area to your patio. This integration enhances the sense of space and allows for easy movement between areas.
3. Sustainable and Eco-Friendly Materials
As environmental consciousness grows, so does the preference for sustainable and eco-friendly materials in patio design. Recycled timber, composite decking, and natural stone are excellent choices for creating beautiful, durable patios with a lower environmental impact.
4. Lush Greenery and Vertical Gardens
Incorporating greenery into patio design adds life and vibrancy to the space. Vertical gardens, potted plants, and climbing vines can create a lush, green oasis. These elements not only enhance the aesthetic appeal but also contribute to a cooler, more comfortable environment.
5. Innovative Lighting Solutions
Lighting plays a crucial role in patio design, setting the mood and extending the usability of the space into the evening hours. Trends include LED string lights, solar-powered garden lights, and embedded lighting in decking or steps. These options provide both functionality and ambiance, making your patio an inviting place after dark.
6. Multi-Functional Spaces
Modern patios are designed to serve multiple purposes. Whether it's an outdoor kitchen, a dining area, or a relaxation zone, the key is versatility. Built-in seating, movable furniture, and modular designs allow you to adapt the space for various activities and gatherings.
7. Water Features
Adding a water feature to your patio can create a serene and tranquil atmosphere. Fountains, small ponds, or even simple water walls add a touch of elegance and provide a soothing backdrop of natural sound.
8. Tech-Integrated Patios
Technology has made its way into outdoor living spaces, with features like weatherproof speakers, smart lighting systems, and outdoor televisions becoming increasingly popular. These additions make it easier to entertain and enjoy your patio with modern conveniences.
9. Natural and Neutral Color Palettes
The use of natural and neutral color palettes is trending in patio design. Shades of beige, gray, and earthy tones blend seamlessly with the outdoor environment, creating a calming and cohesive look. These colors also allow for easy accessorizing with colorful cushions and decor items.
10. Pergolas and Shade Structures
To make patios more comfortable and usable during the hot Patio Perth summers, pergolas and other shade structures are essential. These can be simple wooden frames or more elaborate designs with retractable canopies or integrated lighting. They provide necessary shade while adding architectural interest to your outdoor space.

Understanding the Basics of Stone Patios
What Is a Stone Patio?
A stone patio is an outdoor living space constructed using natural stones. These stones are laid out in a way that provides a durable and aesthetically pleasing surface for various activities. Stone patios can vary in size and shape, making them a versatile option for any garden.
Benefits of Stone Patios
Durability: Natural stone is incredibly durable and can withstand harsh weather conditions.
Aesthetic Appeal: Stones come in a variety of colors and textures, allowing for creative and visually appealing designs.
Low Maintenance: Stone patios require minimal upkeep compared to other materials.
Increased Property Value: A well-designed stone patio can enhance your garden's appeal and increase your home's market value.
Choosing the Right Stone for Your Patio
Types of Stones
Flagstone: Known for its flat and smooth surface, flagstone is a popular choice for patios.
Slate: Slate offers a unique texture and is available in various shades of blue, green, and gray.
Granite: Extremely durable and resistant to stains, granite is ideal for high-traffic areas.
Limestone: Limestone provides a natural, earthy look with subtle color variations.
Sandstone: Sandstone is easy to work with and comes in warm, inviting colors.
Factors to Consider
When selecting the stone for your patio, consider factors such as durability, color, texture, and cost. It's also essential to choose a stone that complements the overall style of your garden and home.
Designing Your Stone Patio
Planning and Layout
Before you start building your patio, create a detailed plan. Consider the following elements:
Purpose: Determine how you will use the patio. Will it be for dining, lounging, or as a pathway?
Size and Shape: Decide on the dimensions and layout that best suit your garden's size and shape.
Flow: Ensure that the patio integrates seamlessly with other garden features, such as pathways and flower beds.
Creative Design Ideas
1. Incorporate Natural Elements
Enhance your stone patio by incorporating natural elements such as water features, plants, and trees. A small pond, fountain, or waterfall can add a soothing ambiance, while carefully placed plants can provide shade and privacy.
2. Use Different Stone Patterns
Experiment with different stone patterns to create visual interest. Some popular patterns include:
Herringbone: This pattern uses rectangular stones laid out in a zigzag formation.
Basket Weave: Stones are laid in pairs to create a woven effect.
Running Bond: Stones are laid in a staggered pattern, similar to brickwork.
Random: A mix of different stone sizes and shapes for a more natural look.
3. Add Outdoor Furniture
Choose outdoor furniture that complements your stone patio's design. Materials such as wrought iron, teak, or rattan work well with natural stone. Consider adding comfortable seating, a dining table, and even an outdoor kitchen to enhance functionality.
4. Integrate Lighting
Incorporate various lighting options to extend the usability of your patio into the evening. String lights, lanterns, and solar-powered path lights can create a warm and inviting atmosphere. Uplighting on trees or spotlights on key features can add drama and highlight your garden's beauty.
5. Create Multi-Level Spaces
If your garden has varying elevations, consider creating a multi-level stone patio. This can add depth and interest to your design, while also defining different areas for different activities. Use retaining walls, steps, and terraces to achieve this effect.
Building Your Stone Patio
Site Preparation
Proper site preparation is crucial for a successful Ottawa Interlock Installation. Follow these steps:
Mark the Area: Outline the patio area using stakes and string.
Excavate: Remove any grass, plants, or debris from the area. Excavate to a depth of about 6-8 inches.
Lay the Base: Fill the excavated area with a layer of gravel or crushed stone. Compact it thoroughly to create a stable base.
Installing the Stones
Lay Sand or Stone Dust: Spread a 2-inch layer of sand or stone dust over the base. This will help level the stones and provide a firm setting.
Place the Stones: Start laying the stones from one corner, working your way out. Use a rubber mallet to gently tap each stone into place.
Fill the Joints: Once all stones are laid, fill the joints with sand or stone dust. Sweep the material into the gaps, then mist with water to help it settle.
Compact and Clean: Compact the patio surface again to ensure stability. Sweep away any excess material and clean the stones as needed.
Maintaining Your Stone Patio
Regular Cleaning
Keep your stone patio looking its best with regular cleaning. Sweep away leaves and debris, and use a mild detergent mixed with water for deeper cleaning. Avoid harsh chemicals that can damage the stones.
Sealing
Sealing your stone patio can help protect it from stains and weather damage. Choose a sealant that is appropriate for your stone type and follow the manufacturer's instructions. Reseal as needed, typically every 2-3 years.
Weed and Moss Control
Prevent weeds and moss from growing between the stones by applying a weed control solution. Regularly inspect the joints and remove any unwanted growth.
Repair and Replacement
If a stone becomes damaged or dislodged, it can be easily replaced. Keep extra stones on hand for quick repairs, and address any issues promptly to maintain the integrity of your patio.
Enhancing Your Garden with a Stone Patio
Creating a Relaxation Area
Design your stone patio to be a tranquil retreat where you can unwind. Add comfortable seating, shade options like umbrellas or pergolas, and accessories such as cushions and throws to create a cozy atmosphere.
Entertainment Space
A stone patio can be an excellent space for entertaining guests. Consider adding features such as an outdoor kitchen, fire pit, or barbecue area. Arrange seating to encourage conversation and make the space inviting for social gatherings.
Connecting Garden Features
Use your stone patio to connect different areas of your garden. Create pathways that lead to various garden features, such as flower beds, vegetable gardens, or water features. This can create a cohesive and harmonious garden design.
Seasonal Decorations
Keep your stone patio fresh and inviting by updating it with seasonal decorations. Use potted plants, lanterns, and outdoor rugs to reflect the changing seasons and add a touch of personal style.
Conclusion
A well-designed stone patio can significantly enhance the beauty and functionality of your garden. By choosing the right stones, planning your design carefully, and following proper installation and maintenance practices, you can create a stunning outdoor space that you will enjoy for years to come. Whether you use your patio for relaxation, entertainment, or as a central feature in your garden, the possibilities are endless. Invest in professional help if needed, and let your creativity guide you in transforming your garden with a beautiful stone patio.

Pressure Washing Driveway Cost
A dirty driveway is more than just an eyesore, it can also pose a health and safety risk for your family. Dirt, mildew, and other organic matter on your driveway can lead to allergies and irritants that negatively impact the quality of your life. In addition, a clean driveway is key to increasing curb appeal and the value of your home.
Rather than trying to pressure wash your driveway yourself, hiring a professional is the safest and most effective option. Professionals are trained to work with pressure washers and have the knowledge to handle a variety of surfaces and materials. They also use environmentally friendly cleaning solutions that are effective and safe.
Pressure washing driveway cost typically ranges between $100 and $500 depending on the size of the area, surface material, and labor costs. The table below outlines the average price per square foot for different types of driveways. In addition to this, it is important to note that the price of labor varies based on how long it takes for the professionals to complete the job.
Concrete
Whether it is plain gray or colored, concrete is the most common material for residential driveways and is typically the cheapest to pressure wash at $0.20 per square foot. However, a colored concrete driveway requires additional preparation steps and special solvents in order to remove color-fading agents and other chemicals. These extra costs can drive up the cost of concrete driveway washing.
Asphalt
It is important to note that driveways made of asphalt require a lower pressure setting than other materials in order to avoid damaging the material. In addition, it is necessary to apply a special degreaser and scrub the surface before pressure washing in order to break up stains. This extra step can significantly increase the overall price of an asphalt driveway.
Brick
Brick can withstand high-pressure settings, but it is crucial to ensure that the right nozzle is used in order to not damage the material. It is also necessary to apply a concrete cleaner and scrub the surface in order to remove stains, mold, and other organic matter. It is important to note that a brick driveway usually needs more time to dry than other types of surfaces.
Stone
The price to pressure wash a stone driveway depends on the type of surface and the condition of the material. In addition, it is often necessary to apply a specialized degreaser and scrub the surface in order to remove tar stains and other oil-based contaminants. These extra costs can significantly drive up the cost of stone driveway cleaning.
Other Surfaces
Besides driveways, pressure washing can be used on fences, patios, decks, roofs, and siding. While it is possible for homeowners to rent or purchase their own equipment, the best way to ensure an accurate price estimate is to have a contractor provide a free project quote. This will allow the homeowner to compare pricing from multiple companies and choose the one that best suits their needs.
